WHISTLER The first two months of 2016 continued to build on the market trends experienced in 2015. Sales activity increased significantly over the same two month period in 2015 and the average sales value continues its rise from where it was as of December 31, 2015. Demand for real estate in Whistler continues to move values higher in all market segments as a result of Whistler’s continued evolution as a diverse year-round mountain community, an active real estate market throughout the Greater Vancouver area, low interest rates, and a favourable Canadian dollar for foreign buyers. Overall, the total number of sales for the first two months of 2016 increased from 112 reported transactions as of the end of February 2015 to over 160 at the same time this year. Condominiums and shared ownership in particular have shown high levels of interest from buyers. Activity in the single-family home market remains steady. As of this writing, average prices have reached 2.1 million dollars as a result of continued strong interest in the high-end luxury market. The condominium and townhome markets continue to represent the bulk of market activity in the community. Although townhome market activity has dropped due to a lack of opportunities, prices continue to rise as a result of increased interest in more expensive properties. Condominiums, particularly those that can be rented, are enjoying a very strong start to the year as a result of generally affordable price points and improving rental revenues due to Whistler’s very successful tourism trends. The segment of the local market that is dedicated to properties listed over $3,000,000 has been very active and a number of Whistler’s luxury properties have changed hands during the first part of the year. The total number of properties being offered for sale in Whistler is currently the lowest level we have seen in over a decade. As a result, properly priced new listings are selling very quickly and multiple offers are a not unusual. Going forward we expect prices to remain strong as the factors driving demand for real estate in Whistler will likely remain unchanged. With no new development planned and as a result of the recent levels of activity, we do expect sales activity to slow towards the end of 2016 as a result of the lack of opportunities within the marketplace. In this rapidly changing and dynamic marketplace, it is important to stay up-to-date on current market conditions by contacting one of our knowledgeable, local advisors.

MARKET REPORT PEMBERTON The Pemberton market continues to enjoy high activity levels despite a drop in the number of available opportunities. Prices continue to improve in all segments of the market as a result of low interest rates and high levels of interest from buyers in a very limited number of opportunities in every segment of the market. Overall, the average value of a transaction has increased to $446,000 so far in 2016. This is a slight increase from the end of 2015. Average single family values increased to $594,000 while condominiums and townhomes in the Village have remained steady at $220,00 and $313,000 respectively. Interest in acreage and rural properties outside of the Village boundaries is also very strong as buyers looked for more recreational/rural properties. As these properties are rarely similar, it is difficult to provide meaningful general statistical information that could be applied with any confidence. We can, however, say that our rural market parallels the experience of that found within the Village of Pemberton. Currently the total number of properties being offered for sale in all segments of the Pemberton market are at their lowest level in several years and new properties placed in the market will likely sell quickly if properly priced. Going forward, we expect the market to remain strong as the factors driving demand for real estate in Pemberton will likely remain unchanged. As a result of the recent activity levels and with a number of new developments and projects rumored to be released into the marketplace in 2016, we expect sales activity and interest in Pemberton to increase throughout the remainder of 2016. The Pemberton market is small, highly nuanced and dynamic. We strongly advise contacting one of our local advisors for the most current market information.
