To fully appreciate the position we find ourselves in today, one must look back at our humble beginnings when the company was founded as MacGregor Pacific Realty in a Creekside trailer in 1978. In 1980, we became one of the original businesses in the new Whistler Village. The name was changed to The Whistler Real Estate Company Ltd. in 1988. We continued to grow our operations and added a second office in Pemberton in 1998. In 2013/2014 we purchased, fully renovated, and moved into our current Whistler Village location on Main Street. Our company has played an integral role in Whistler’s development since the resort’s early days. WHISTLER MARKET REPORT Real estate market activity in Whistler stayed busy through the third quarter of 2019. After a slower than average second quarter, activity returned to the levels we have been experiencing for the last six quarters. The total number of listings has increased from its historic low of two years ago and average time on the market for sellers has lengthened (impacted primarily by property type). The current market conditions can be described as mostly balanced with a slightly favourable framework for sellers in specific market segments. Despite lower levels of sales activity as compared to several years ago, average sales transaction values have not been impacted. The overall transaction value is currently $1,269,800, which shows a slight increase since the start of the year. We are seeing that buyer interest in Whistler remains strong with only the type and the number of investment opportunities limiting activity. Within the market sectors, the overall single-family home market remains steady with an average sales value of $2,968,000. Due to the high demand for properties that generate short term rental income, condominiums have been the top performer so far this year. The average transaction value for a condo has risen by 13% to $751,000 since the start of the year. The townhouse market has been slower, largely due to a lack of opportunity rather than a lack of buyer interest. As such, there has seen a 10% drop in average sales value to $1,367,967 since the start of the year.

The luxury market for properties listed over $5 million continues to remain active with strong interest from both international and domestic buyers. We have participated in four sales above $9 million this year; a first in some time for the market. This market sector is highly specialized and will continue to follow its own direction in terms of activity. As we head into the 2019/2020 ski season, we expect that the trends experienced in the third quarter will continue through to the end of the year and into 2020. Buyers will continue to show strong interest in the limited supply of Whistler properties, particularly those which are unique and/or new, as well as those that can generate rental income from our strong tourism economy. Market conditions will continue to support values. It is clear, however, that buyers are looking for value for money and sellers need to be aware of the current market value of comparable properties when working with their agent to set a price for their property. Meanwhile, buyers should be aware of the dynamics of supply in the Whistler marketplace. It is also important to avoid making comparisons to other geographical areas when determining value as Whistler rarely follows the same patterns. Real estate activity in Pemberton remained consistent throughout the third quarter of 2019 and sales activity remained on par with that reported in both the previous quarter and that which was experienced a year ago for the third quarter of 2018. Despite the increased challenges presented by changes in financing requirements and a more negative attitude towards real estate in other areas, Pemberton is still an area of high interest. This is particularly true for first-time homeowners, families working through the housing cycle, and investors. We are even seeing high interest from second homeowners as they look for an alternative to Whistler. Strong interest in family-style accommodation has supported values in all categories of the market with the overall average transaction value rising 5% to $548,820 since the start of the year. Pemberton is a very small market and as such statistical analysis can be more unreliable when applied to market subsectors. That being said, single-family homes sales have averaged $955,000, up 5% since the start of the year. Condominium and townhouse values have remained mostly unchanged since the start of the year and are currently valued at $371,000 and $592,000 respectively.

The number of finished properties offered for sale continues to be well below historical norms, particularly for properties valued under $1,000,000. Given that many of today’s interested purchasers are looking for properties in this price range, this has led to much shorter time on the market for sellers and stronger support for valuations. Acreage parcels continue to attract strong interest and an increasing number of sales but, due to their unique nature, they do require a more complex analysis in terms of trends than can not be handled here. Suffice it to say that our local agents have a backlog of buyers looking to invest in acreages that fit their specific objectives. Going forward we expect the current trends in activity and valuation to continue into 2020. Interest at the lower price points will continue to be very high and sellers will hold the upper hand in negotiations.
