How new home trends can apply to remodeling existing homes A significant shift in consumer preference in new home purchases is the latest by-product of the still-struggling economy. The residential construction market is shrinking and so are houses. Homebuilders expect newly constructed single-family homes to average just 2,150 square feet by 2015. That’s 10 percent smaller than previously, according to the National Association of Home Builders (NAHB), which conducted the survey. To maintain this compact size, luxuries will be out and practicality will be in. Formal living rooms are going by the wayside, NAHB says, making way for smarter, multi-function layouts. What we’ll see more of: eat-in kitchens that eliminate the need for a separate dining room; and great rooms that can accommodate entertainment as well as office space. Homeowners looking to remodel existing homes - that they will someday put up for sale - would be wise to pay attention to these new home construction trends, which signal what the competition will look like down the road. Choose the right improvements today, and you may be better positioned to sell your home when the economy picks up. Keep the following tips in mind if you’re thinking of investing in an addition or a significant remodel: * Choose your remodeler with care: Select a professional contractor with experience, knowledge of local codes and a good reputation for quality work, says the National Association of the Remodeling Industry (NARI). NARI calls this the single most important step in your project. * Focus on tried-and-true performance: Remodel to your needs, of course. But before you finalize your decisions, research the improvements that will likely bring you the highest return on your investment. A minor kitchen remodel should return more than 70 percent of its cost at resale, according to the 2010-2011 Remodeling
Magazine Cost vs. Value Report. Adding a bathroom pays back more than 53 percent. * Practicality makes perfect: During the latest housing boom, remodels were all about big and bold. Now there is less emphasis on luxury and appearancesfor-appearances-sake. Take advantage of that trend with a focus on practicality in your remodeling project. You’ll make your home more competitive at resale, and your dollars will stretch a lot further. * Multi-function = broader appeal: For today’s busy families, efficiency is essential. Can you repurpose an existing room to make life easier? Add a laundry room to save going downstairs? Increase the size of your kitchen, so you can convert the dining room to a guest suite? If you’re thinking of creating a family room in the basement, complete the project with a convenient bathroom addition.
Never enough baths If you’ve ever waited in frustration for your turn in the bathroom, you know that just about every home could use a spare bath. A macerating toilet system is a great alternative to conventional (gravity) plumbing in situations where no below-floor drainage exists. Macerating, or up-flush, plumbing gives you unlimited flexibility, because there is no need to break through the floors to install drainage piping, which adds substantial cost to the project. From the attic to the basement, up-flush plumbing lets you create a full bathroom anywhere you like. “It’s a pretty good concept,” says Otis Dardy, a general contractor and owner of Dardy Construction in Conyers, Ga. “This saves a lot of time, and it’s nice and neat,” he says, noting that his bids for the up-flush plumbing are around $5,000 less than their conventional counterparts, thanks to the ease of installation.
In an up-flush system, waste and water are pumped from the toilet, sink, and tub or shower up, rather than flowing down, as with conventional plumbing. This technology is also different from sewage ejection systems, which temporarily store plumbing waste in a nearby tank, which can cause odor problems. With up-flush plumbing, the waste is re-
moved to the sewer line or the septic tank with every flush. What could be more practical or efficient than an extra bathroom? This is one remodel project guaranteed to improve comfort and convenience in the near-term, while delivering a strong return on investment when your home is sold. ARAcontent

Boost your home’s curb appeal for a quicker sale Selling a home in today’s market requires a bit of marketing, some sweat and elbow grease, and a touch of luck. But even in a competitive selling market, it is possible to turn the sign in your front yard from “For Sale” to “Sold” so you can move on to your next residence. First, look at your home as if you were a potential buyer. Drive up to the driveway or the front curb and park, carefully looking at the home as if for the first time. Make note of the beautiful aspects of your home, and also areas that could deter potential buyers. The outside of your home is the first image they will see, both in person, and while pre-shopping online. One maintenance project to tackle that will really spruce up the exterior of your home is refurbishing the outside woodwork that has been weathered by the sun, rain and snow. If you have a front porch, wooden window edgings or even a back deck, chances are these areas could benefit from new stain for a refreshed and clean look.
Home decks return about 70 percent of their original cost back to homeowners when a house is sold, according to Remodeling Magazine’s annual Cost vs. Value Report, but that’s only when the decks are kept in top shape. To remove moisture and sun damage and protect your exterior woodwork from further damage from moss, mold and rot, Flood wood care offers an entire wood care system from prepping materials such as  deck cleaners to stain. Also consider adding seasonappropriate flowers, plants or landscaping or replacing gutter downspouts with decorative chains to give your home an artistic look. Finally, take a close look at your exterior lights. Glass-enclosed lights can become filthy from all the elements, so take a quick moment to wipe them clean with glass cleaner. If your light fixtures are tarnished, or looking run down, purchase a can of spray paint in any complimentary color to the exterior of your home and freshen them up. It will make your lights appear new in no time at all. These quick-fix projects will boost the look of your home both for prospective buyers arriving at your front door, and also in the photographs visible online. With kids back in school and the holidays approaching, many homeowners look for ways to make their rooms more stylish, but struggle to find the balance between beautiful and livable. “Of course your home should be stylish. But if you can’t enjoy living in it, what’s the point?” says Erinn Valencich, a Los Angelesbased interior designer and blogger for HGTV’s Design Happens. “I believe in creating beautiful spaces that are fun, elegant and livable.” Redecorating a space with a few key elements can completely transform the look and feel of the room without breaking the budget. When starting the room refresh process, keep the livability of the design elements in mind to make sure you have a balance that works within your lifestyle, but still gives the room personality and a special flair for style,” notes Valencich. One of the easiest ways to breathe new life into a room is by refreshing the floors. A dull or scuffed floor can make a room look tired. Selecting the right flooring will create the perfect canvas to help tie all a room’s design elements together. Flooring is one of the key design elements that will bring both personality and livability together.
Adding personality “Great rooms have a personality ... a mix of vision, style and inspirations from everyday life, all while being comfortable and easy to live in,” says Valencich, who shares her tips at www.quickstepstyle.com/videos. Blending a variety of influences will add distinction to a room. Start off by having a clearly defined color palette. Outdoor areas connect people with their favorite natural treasures while providing a place to relax. Whether it’s adding an outdoor kitchen and replacing your old picnic table with a truly impressive dining set, or outfitting your patio with a desk space so you can bring your work outside, you can expand your living area by focusing on what’s outside the home. Stearns and Kerry Burt, a Dallas-based landscape architect and winner of HGTV’s Landscapers’ Challenge, offer a little inspiration to create your perfect outdoor retreat:
Plan with a purpose Before you determine the layout, consider how you will use the space to create memories. Do you like to cook and entertain friends? Are you seeking a private escape to spend more time with family? Or do you desire a backyard office space? Stearns recommends focusing on your wish list without budget constraints. “Stress comes from thinking you have to edit your plans, so start with the top item on your wish list,” Stearns says. “You can edit later within the budget.” Use this focus to establish a focal point - an organic garden or gorgeous view - and create a plan to design around it. To maintain the flow from indoors out, use natural materials for deck or patio space that complement the outdoors. Try durable woods, like Western Red Cedar, that instantly brings an exceptional aroma and beauty to outdoor living spaces.
Add backyard flavor Heat up your backyard retreat by adding a kitchen
to create tasty family dinners outside, a popular request for Burt. Depending on the size of your space, a kitchen may include a variety of appliances and offer seating options ranging from vintage tables to sofas. “With the economy people want to spend money on something they can use over and over, a purchase aside from a vacation,” says Burt.
Create privacy and shade To create the most comfortable space on hot summer days, Burt recommends pergolas and arbors to provide shade. The structures will also create privacy for quiet conversations and can easily offer pops of color when decorated with bright flowers. As more homeowners are looking for low-maintenance products, build with natural materials that are easy to use and can stand the test of time. Materials like Western red cedar contain natural preservatives that resist moisture, decay and insect damage, and can save you
money over time. You can instantly warm up the space with these materials by adding a stain for rich tones.
Bring indoors out Add the finishing touches to your outdoor retreat by truly bringing the indoors outside. Stearns recommends bringing indoor rugs outside and adding a clock in the kitchen to give the space a more intimate feel. For a simple touch, buy three different size pots in the same style and plant a mix of flowers in each. “What’s really hot right now is outdoor lighting - not just wrapping lights around trees - but hanging a chandelier over a dining table,” suggests Stearns. Finally, remember time spent in your outdoor space can leave a lasting impression. “Having a well-maintained outdoor living space and garden shows confidence to potential buyers,” explains Burt. “It shows the homeowners care.” ARAcontent
