Whether you're all cozied up by the hearth or gathered around the fire pit, there's something magical about sharing s'mores with family and friends. Nothing beats the classic combination of gooey marshmallow and molten chocolate sandwiched between wholesome graham crackers, but there are plenty of ways to tailor this childhood favorite for grown-up palates. Start by getting creative with the traditional ingredients. Try different types of graham crackers, like chocolate or cinnamon. Skip the Fluff and get fancy with artisan marshmallows—Wondermade, available in many gourmet shops and online, has more than 20 flavors like bourbon, piña colada, lavender, chai, and lemonade. And never underestimate the power of chocolate. Whether you stick to milk, dark, and white, or go wild with fun twists like spicy chili or fruit- and nut-studded bars, look for small-batch chocolatiers who make the most of the best-quality cocoa beans. BEYOND THE BASICS Make an event of this toasted treat by setting up a DIY bar and including some surprising swaps. Graham crackers are great, but who says you can’t make a savory s’more with butter crackers, or jazz it up with coconut macaroons? (Bonus: Most macaroons are gluten free.) Set out meltable confections like peppermint patties and peanut butter cups. They’ll work in place of the chocolate bar, adding flavor and texture. Where there's peanut butter, there'd better be jelly! Offer spreadables like strawberry jam, orange marmalade, and even caramel sauce.

STICKY BUSINESS Avoid tableside traffic jams with thoughtful planning. It may help flow to have crackers, chocolate, marshmallows, and skewers on one table, and sauces and drinks on the other side of the fire. To make it easy on your guests (and yourself), use place cards to label each ingredient, and display recipe cards with a suggested combinations so they don’t have to think too hard about putting together all your fun ingredients. Finally, make sure you have an easy and accessible way for guests to quickly clean their hands, whether it’s open access to the kitchen sink, a tray of finger towels, or a moist towelette tied to every skewer with decorative twine.

THE HAPPY CAMPER This make-ahead cocktail is a perfect pairing for s’mores. Add 6 cups of chilled Earl Grey tea, 6 cups of bourbon, 1.5 cups of Grand Marnier, and 2-3 tablespoons (to taste) of Peychaud’s Bitters to a large drink dispenser or pitcher, stir well, cover, and refrigerate for at least six hours. When it’s time to drink, stir well, then pour each serving into a coupe glass and garnish with an orange peel.

Linking families with the resources they need is Windermere broker Mary Ann Vandergriff’s specialty. BY HALE Y SHAP LE Y WHEN PEOPLE IN the West Seattle community are in need, they’ve learned they can turn to Windermere broker Mary Ann Vandergriff. After a company backed out of providing turkeys for 40 elementary school families the Tuesday before Thanksgiving, the school’s family support worker called Vandergriff in a panic. Just a few phone calls later, the big-hearted broker had rounded up 40 vouchers for 20-pound turkeys. “I have all this stuff in my head... things that come to me,” she says. “I love a challenge; give me a complicated puzzle.” Volunteering was a big part of Vandergriff ’s childhood, so it was only natural that she got involved with the Windermere Foundation soon after joining the company in the early 1990s. As a single mom of two, Vandergriff was especially drawn to the mission of the Windermere Foundation, which collects a portion of the proceeds from homes bought or sold through Windermere to donate to projects that benefit low-income and homeless families. “Giving

kids a chance, that’s the most important thing to me,” she says. As the Windermere Foundation representative for the West Seattle office (windermerewestseattle .com), Vandergriff has worked with countless organizations over the years. Early on, she jumped into spearheading fundraising for Project Cool, a program from the King County Coalition on Homelessness that provides students with backpacks stuffed with school supplies. More recently, her office has supported the West Seattle Helpline, which provides emergency assistance to neighbors in need. Last year the team spent a service day setting up Clothesline, West Seattle Helpline’s free clothing store. “We completely put that store together, from laying carpet to organizing clothes to organizing the hangers that were donated,” Vandergriff says. “When you have 40 of us brokers in a day, you can move mountains.” Although it creates more administrative work, the West Seattle office spreads its giving budget—about

$25,000—throughout the year so that they always have some seed money on hand to fulfill a need when asked. They’ve helped mothers with breast cancer pay their bills while going through treatment, outfitted children in new winter coats, purchased appliances for a food bank, provided computers for a school, and made sure families had enough to eat during holiday breaks. The list of organizations they’ve helped only grows over the years, and Vandergriff wouldn’t have it any other way. “You help one person at a time,” she says. “It may not be big, it may be small, but even changing the life of one or two children makes a difference.”

On the Market With the year drawing to a close, we asked Windermere Real Estate's Chief Economist, Matthew Gardner, to share his insights on the state of the U.S. luxury housing market. Here's how he sees it.

Even Queens and Jersey City, which have continued to benefit from high demand, have seen price growth stall recently, indicating that those markets could be losing some steam.

In other parts of the country, home buyers will provide the demand needed to keep the market plugging along at a healthy pace. The changes affecting mortgage interest deductions and property taxes will continue to impact luxury home sales, but some of this will be offset by tax changes that favor high-income households. Something else that will help keep the luxury market afloat is jumbo mortgage interest rates, which remain remarkably competitive compared to historic standards. On a whole, luxury home sales have been strong in recent years. While I am predicting somewhat of a slowdown in 2019, it will be remembered as a year where balance started to return to the luxury housing market.

Q. HOW DOES RISING HOUSING INVENTORY AFFECT THE MARKET? A. The increase in the number of luxury homes for

sale has started to have a tapering effect on price growth, but all housing is local, and some markets are performing far better than others. Luxury

Austin, New York City, and Chicago—seem to be experiencing the most slowing. The federal tax changes limiting the deductibility of property taxes are the likely culprit for these slowdowns. There’s also been a significant decline in foreign buyers from countries like China and Canada. According to the National Association of Realtors, the number of purchases by international buyers fell by 21 percent between 2017 and 2018, amounting to a drop of $32 billion—the largest decline on record. Research shows that foreign buyers are pulling back amid political uncertainty in the U.S. Ongoing concerns about a trade war, combined with rhetoric against foreigners, have done their part to dampen some of the enthusiasm to invest in U.S. housing. Furthermore, the Chinese Central Government has

Think quartz or live-edge wood countertops, backs and ends decorated with graphic tile, and contrasting cabinetry in fashionable colors. Fantastic lighting is another key element; undercabinet and recessed ceiling lights are necessities, but pendant fixtures above the island offer focused lighting and the chance to inject some fun. s kitchens have evolved into entertaining spaces, outdoor kitchens have become a natural extension of the trend. Inside, the architecture and ornate finishes of the house—built in 1892 for Dr. Kenneth Mackenzie and his wife, Cora—are just as awe-inspiring. The interior is a showcase of fine craftsmanship, including intricately carved golden oak details, hand-painted ceramic fireplace tiles, stained-glass windows, and wrought-metal lighting fixtures—however, some of the most notable features weren’t the work of professional artisans, but of Cora Mackenzie herself. An accomplished and talented woman, Mackenzie studied fine arts in San Francisco. That’s likely where she first learned the skills to design the central hall’s charming Juliet balcony, embellished with a leather panel and copper shield she hand-tooled. How’s that for a DIY project?
