Every year on the first Friday in June, all 300+ Windermere offices close their doors for our Community Service Day event. It’s something we’ve been doing since 1984 to give back to the communities where we work and live. On Friday, June 7, Windermere associates from all over the Western U.S. volunteered more than 35,000 hours of service at places like homeless shelters, low-income housing developments, public parks and schools, and community centers. We do this not only because it’s the right thing to do, but because we believe strongly that an investment in our neighborhoods gives us all a better place to call home. On the topic of giving back, this issue of Windermere Living features an interview with Christine Wood, Executive Director of the Windermere Foundation, which raises money for low-income and homeless families. Homelessness has become pervasive in many areas where Windermere has offices, and the Windermere Foundation 4

provides us with another way to support our neighbors in need. Learn more about how we do that on page 15. Because this is the summer issue, we’re featuring some beautiful outdoor living spaces that can make staying home feel like a vacation. STOP 1 Nestled in the Santa Ynez Valley 35 miles north of Santa Barbara, Solvang packs more than 20 tasting rooms into its quaint (and very walkable) downtown, built to resemble a Danish village. Stroll— or take the horse-drawn Solvang Trolley—past half-timbered buildings, windmills, and a half-scale version of Copenhagen’s famous Little Mermaid statue, stopping for Scandinavian pastries along the way. Classic movie buffs should check out the exhibit of artifacts from the sets of Cecil B. DeMille’s The Ten Commandments, unearthed 60 years after the epic was filmed on the nearby dunes.

STOP 3 Another 35 miles north lies San Luis Obispo, which boasts farm-totable culinary experiences, easy access to the beach and Edna Valley wineries, and the beautifully restored 18thcentury Spanish mission, San Luis Obispo de Tolosa. Don’t miss the quirky Madonna Inn, built in 1958, with its whimsical guestrooms, luxe day spa, 45-foot manmade waterfall, and cerise-colored tennis courts. PEAK COLORADO

STOP 1 The mountain town of Estes Park is the perfect base camp for exploring Rocky Mountain National Park. Start out at the Beaver Meadows Visitor Center, where rangers can tell you about the local landscape and wildlife, and help you choose the perfect day trek from the park’s more than 300 miles of hiking trails.

STOP 2 Back in town, soar above the treetops on the Estes Park Aerial Tramway as it climbs 1,100 feet to the summit of Prospect Mountain. Later, hear the sometimes-spooky history of The Stanley—the Estes Park hotel that inspired Stephen King to write The Shining—on a night tour that explores some of the darker corners of the 110-year-old venue. Afterwards, steady your nerves with a flight at the nearby Elkins Colorado Whisky distillery and tasting room.

STOP 3 Continue south to Nederland, a small town that milled silver ore from nearby Caribou (now a ghost town) mines in the 1870s, and then tungsten ore during World War I—you can learn what life was like for those early miners at the town’s Mining Museum. While you’re in Nederland, don’t miss the chance to take a spin on the beautifully restored Carousel of Happiness astride one of the 56 handcarved animals that waltz along to the sound of a Wurlitzer organ. STOP 4 Feeling lucky? Take a break in the mid-19thcentury mining town Black Hawk, where the gold rush now comes via slot machines. Home to 17 casinos—many housed in historic buildings—Colorado’s smallest city only has around 110 residents, but averages 20,000 visitors each day. WINDERMERE.COM

GORGE-OUS NORTHWEST

Follow the Columbia River Gorge Scenic Byway, stopping at waterfalls, vineyards, and even Stonehenge along the way.

STOP 2 Head east into a stretch nicknamed “Waterfall Alley” thanks to the eight roaring cascades set along the byway. The greatest is Multnomah Falls, which plunges 620 feet. To experience its magnificence without the steep hike, follow the quarter-mile paved trail to Benson Bridge, which spans the mist 105 feet above the lower falls.

STOP 3 Before the Bonneville Dam was built in 1938, taming the rapids at this bend of the river into a placid lake, ships used a system of navigational locks to safely pass the churning waters. One of the original locktender houses today hosts the Cascade Locks Historical Museum, where you can see the Pacific Northwest’s first steam locomotive. Later, watch the sun

sink into the watery horizon during a dinner cruise aboard the Columbia Gorge Sternwheeler. STOP 4 Although the Columbia Gorge wine region, which straddles the Washington and Oregon sides of the river, is just 40 miles long, it yields more than 50 grape varieties. Picturesque Hood River is home to around 25 of the famed AVA’s wineries and vineyards. Stop in to any one of them for a tasting and drink in the views as you sip some of the best wines in the Pacific Northwest. STOP 5 At Biggs Junction, cross the river to Washington state and the Maryhill Museum of Art. The Beaux Arts-style building houses a diverse collection, including Auguste Rodin sculptures, Art Nouveau glass works, Native American crafts, more than 400 chess sets, and Russian icons donated by Queen Marie of Romania during her 1926 visit. Up the road in Goldendale, pose for selfies at Maryhill Stonehenge, a full-scale concrete replica of the prehistoric English monument, completed in 1929.

Windermere agents share the renovations that can help you make—or even beat—market value. BY HAN N AH BRUN E LL WHEN IT’S TIME TO SELL your property, it might be tempting to focus on the big, eye-catching details. While an entire kitchen or bathroom remodel will be sure to turn heads, covering the bases with costeffective repairs and refurbishments can add just as much value to your home. What renovations are worth investing in when you’re ready to sell? The first step in selling your home for the highest value starts years before you even put it on the market. Maintaining property maintains its value, and in the eyes of a buyer, deferred maintenance is always going to appear more costly than it is to the seller. “If it’s $1,000 of work [that needs to be done], it’s going to look like $1,500 to $2,000 to the buyer,” says Blake Ellis, broker for Windermere Realty Trust in Portland. He also mentions that it can be worth it to make updates prior to selling just to mitigate the stress of the selling process. It’s important to start with the basics when deciding what needs to be addressed. “If there is a sewer, safety, or sanitary issue, it needs to be fixed prior to putting the home up for sale,” says Cory Williams, Broker for Windermere Real Estate in Metro Denver. A sound, watertight roof, decent

siding, window and door seals, a regularly serviced HVAC system, and a house free of pests and rot are basic buyer expectations. With the baseline of a well-maintained home accomplished, variables such as the age of your home and the market you’re selling in can determine what’s next. If your home is only a few decades old, investing in renovations can make a big difference in value, but much older homes might not enjoy the same increase. “If everything in the house is from the 1960s, then you might not need to renovate. Someone’s going to update it to how they want,” says Robyn Kimura-Hsu, a broker with Windermere Mercer Island. The market and the buyer set you’re looking to attract will greatly affect how much effort a seller will be expected to put into renovation. “Look at the Portland market several years ago,” says Ellis. “Buyers would compete for listings that might not have sold at market value now.” As more houses were built, buyer expectations were able to rise. Similarly, properties have to be pulled together and priced right to sell in the Seattle market, according to Kimura-Hsu. “Your property has to be visually

appealing, especially since photos are what lures buyers in.” It’s always possible, however, to blend both cosmetic and functional repairs to improve the value of your home. Fixtures in kitchens and baths can be good to invest in if they’re notably dated. Kimura-Hsu says that painting dark-wood cabinets white or gray is an inexpensive way to modernize the all-important kitchen. Most buyers are looking for gas ranges rather than electric, so if you have an unused gas line it may be worth it to swap out your electric model for gas. Williams has more ideas for renovation that might often be overlooked. “Gutters that don’t slope correctly, clog, or don’t go far enough from the foundation are going to cause big problems in the future.” He is cautious when it comes to replacing windows, however. “A lot of people get overcharged for windows while trying to make their home more efficient. Make sure that it’s a smart investment for a good return for the money.” For assurance, Williams suggests homeowners consult with a real estate professional before making such a significant investment. Made to be shared, this sandwich is a Mediterranean picnic staple. INGREDIENTS 1 large boule (a rustic round loaf of bread) 1 cup spreadable goat cheese ¼ cup pesto ¼ pound thinly sliced ham 1 cup marinated artichoke hearts, sliced ¼ pound sliced provolone ¼ pound thinly sliced soppressata or genoa salami ¾ ounce fresh basil leaves, torn 1 ball fresh mozzarella, sliced ½ cup sun-dried tomatoes in oil

METHOD Slice off the top third of the bread, and carefully pull out the insides to create a bowl with a crust about 1.5 inches thick. Blend the goat cheese and the pesto, then spread the mixture around the inside of the bread bowl and the top. Add other ingredients, one layer at a time, and then replace the top. Wrap the loaf tightly in plastic film and place on a baking sheet. Rest another baking sheet on top of the loaf, then weigh it down with a cast-iron skillet or a few heavy cookbooks. Press the sandwich for at least a couple of hours, unrefrigerated, so the wet ingredients have time to infuse. Slice the loaf into wedges when ready to serve. Serves 4–6.

LEMON-PISTACHIO BARS Subtle hints of pistachio and cardamom add complexity to these zesty favorites. INGREDIENTS For the crust: ¼ cup unsalted pistachios 2 cups flour ⅛ teaspoon salt ½ pound unsalted butter, at room temperature ½ cup granulated sugar For the filling: 6 large eggs, at room temperature 3 cups granulated sugar 2 tablespoons grated lemon zest 1 cup freshly squeezed lemon juice ½ teaspoon ground cardamom 1 cup flour Powdered sugar, for dusting ¼ cup salted pistachios, finely crushed METHOD To make the crust: Place pistachios in a food processor and process until finely ground but not so much that it turns into butter. Add the ground nuts to a large bowl with the flour and salt, and stir together. In a separate bowl, mix the butter and sugar together until soft and pale. Gradually add the dry ingredients to the butter blend, mixing until just combined. Using floured hands, firmly press the dough into the bottom of a 9x13 pan to form an even base. Chill the crust, then blind-bake at 350 degrees until lightly browned, 15–20 minutes. Meanwhile, whisk together the filling ingredients through the flour. Pour the mixture onto the baked crust. Return to the oven and bake until set, about 30–35 minutes. Let cool completely, then dust with confectioners’ sugar, sprinkle with crushed pistachios, and cut into bars. Makes 15.

GROWING COMMUNITIES The Windermere Foundation celebrates 30 years of helping the areas it serves blossom.

SERVICE HAS BEEN at the heart of Windermere Real Estate since John Jacobi founded the business in 1972. But as the company expanded beyond its original nine Seattle offices to locations around the Western United States, it became clear to Jacobi that more could be accomplished with a common purpose. In the late ’80s, Jacobi presented a new approach, one that gave Windermere the potential to make an unparalleled impact on the communities it served. The Windermere Foundation officially launched in 1989 with a clear mission: Donate a portion of every Windermere agent’s commission to projects benefitting families experiencing homelessness. Being in the business of housing, that focus—which later expanded to include low-income families and especially children—seemed like a natural fit. “Giving back has always been a big part of who we are at Windermere,” says Christine Wood, Executive Director of the Windermere Foundation. “This was an idea that would give every agent the ability to make a difference.” The Windermere Foundation hit its first million-dollar annual milestone in 1999, and in 2018 raised nearly $2.5 million (with less than three percent going to administrative fees). Wood notes that it takes 100 percent participation from the Windermere community to make this model a success, and that there were plenty of learning lessons along the way.

“We realized a few important things early on. One, that we’re not social workers, and two, that previously homeless families need a continuum of care and providing shelter is only part of the solution.” Individual offices choose organizations to support in their local communities, and over the past 30 years the Windermere Foundation has funded hundreds of organizations throughout the Western U.S.—from shelters to hospitals to community centers—to ensure that continuum of care is possible. “Their generosity funds backpacks full of food so school kids don’t go hungry on the weekends; they help stave off evictions and keep families in their homes by covering housing costs; and their donations make sure [homeless families] are getting their most basic needs met, and the dignity that goes with it,” says Wood. She is particularly proud of the foundation’s network-wide relationship with the YMCA, which in 2006 started a first-of-its-kind partnership to

provide hundreds of in-need families with safe, stimulating childcare services. As it celebrates its 30th anniversary, the Windermere Foundation’s commitment to supporting neighbors in need and developing thriving communities is backed by big numbers—$38 million dollars raised to date, with the hope of surpassing $40 million in 2019. But record-breaking figures aside, after two decades with the Foundation Wood is still motivated by stories of the families they’re able to reach and help. “We’re easing some of the day-to-day financial burdens for working-poor families, and that’s a powerful thing.”

The one said to be biggest draw for buyers was also found to offer the greatest return on investment: Standard lawn care service can recoup around 267 percent of its cost. Close seconds landscape maintenance and tree care should recover 100 percent of the costs at the time of sale. Of course, it’s not all about the ROI— especially if you’re planning to stay in your home for the foreseeable future. To offer some balance, the report also included “joy scores” based on the happiness and satisfaction surveyed homeowners said they got from each project. Fire features and irrigation systems both scored a perfect 10, with new patios or wood decks, water features, and “statement landscaping” garnering joy scores of at least 9.7.
