Welcome to the spring issue of Windermere Living magazine! We’re always excited for this time of year when the weather starts to shift and the housing market picks up. But after several years of frenzy, the pace of the market is expected to be a little slower in 2019. Cities like Seattle, Denver, and San Diego that saw home prices soar due to an imbalance between supply and demand are now reporting a more temperate climate. And that’s actually a good thing. As much as we all like to watch the value of our homes increase by double digits, it’s simply not sustainable over the long term. At some point, things need to balance out, and that’s exactly what we’re seeing across the country—a shift towards a more balanced housing market. The other thing we’re really excited about this year is the 30th anniversary of the Windermere Foundation, which provides funding to organizations that support low-income and homeless families. The 2

Lighten Up
A new decluttering strategy marries design and mindfulness. A SCROLL THROUGH Pinterest or Instagram shows a plethora of airy, neutral living spaces adorned with bare coffee tables and just a few wellplaced objects. From the sensational success of Marie Kondo’s radical tidiness to the morbid liberation of Swedish Death Cleaning, Americans—disillusioned by the quality of cheap products and tired of tripping over the flock of shoes that keeps migrating to the entryway—are embracing purging principles. Stepping into this zeitgeist are Cary Telander Fortin and Kyle Louise Quilici, who consult and run decluttering sessions out of their home bases in San Francisco and Boise, respectively. Their Zen-like decluttering strategy, detailed in their book, New Minimalism (2018, Sasquatch Books), strives to strike a balance between consumerism and the austerity of traditional minimalism. For Quilici, whose background is in interior design, organizational behavior, and sustainable design, and Fortin, who holds a degree in psychology, decluttering is as much a technique as a mindfulness practice. In working with clients, the duo noticed four distinct archetypes, each with its own virtues—as well as mental stumbling blocks that make it hard to clean house. Have a table piling with partially finished projects that you’ll get to once your social calendar frees up? Do your friends commend your superhuman energy—or have you ever wondered if you might have ADHD? You might be an Energetic type—and your challenge is saying “no.” Frugal types, on the other hand, fear scarcity and have a hard time

relinquishing items they don’t use out of concern that they may need them someday. Why would you want to have to pay for that again at some point? Why not leave it stashed in the back of the cabinet, just in case? Similarly, Practical types hang on to things that have outlived their use, like orphaned cords and phone chargers. It’s not about the value, but the possibility that one day in the not-too-distantfuture you will find that jack it goes with. If you’ve squirreled away stacks of postcards and ticket stubs, you might be a Connected type, and sentimentality is your Achilles’ heel. Quilici faced this challenge recently when she decided to unload a jacket that had belonged to her grandmother. When the consignment shop didn’t want it, she had to overcome her resistance to dropping it off in a pile of anonymous items at a donation center. Then she remembered to take her own advice. “I decided to donate it, and it felt amazing,” she says. New Minimalism provides practical tools for each archetype to resist and overcome the urges conspiring to sabotage the purge. But at the end of the day, the philosophy comes down to separating
your identity from your things. Decluttering “shifts your story about yourself,” Quilici says. “People move, they have kids, they decide they want to live abroad. They become unburdened.” While clearing out the stretched-out sweaters you haven’t worn since college doesn’t translate directly to better relationships and a promotion, the process of taking stock and releasing material items “removes a layer of stuff and mental baggage.” Once you’ve identified your mental hurdles, it’s time to spring into action. Quilici and Fortin believe an effective decluttering session involves some prep work. You’re going to need a staging area, an assistant (an honest but supportive friend), water breaks, and a plan for lunch and dinner before your blood sugar crashes. So how do you know when your work is done? The authors emphasize that minimalism means different things to different people. The end result isn’t necessarily a row of three utilitarian Mason jars on a sparse white shelf. “Minimalism isn’t a goal or destination, it’s a tool,” Quilici says. “With every item in every room, [ask,] is this in alignment with the life I want to create?”

ARTS ADVOCATE Broker Collette Lee knows how influential the arts can be for the young people in her community. BY HALE Y SHAP LE Y

WHEN COLLETTE LEE was young, she went on a
school field trip to see the ballet and symphony. “It was magical,” says Lee, co-owner of Windermere Tower Properties in Riverside, California. “I still remember it vividly.” As one of 10 children, she didn’t have a lot of extra money to pursue activities, so the future broker began babysitting to save up for $12-a-month ballet classes. She calls her exposure to the arts life-changing. In 2013, when she saw an article in the newspaper that a fledgling arts program known as the Eastside School of the Arts, serving 500 local children, was in danger of being cut due to funding, she wanted to find a way to help. Lee called a meeting with her son Brent and daughter Lauren (who make up Windermere Tower’s executive team), and they soon sprang into action, reaching out to several local groups to start a collaborative community initiative to save the program. They went to City
Hall and were told they had three months to raise $38,000. They succeeded. Fast-forward to today, and the program is alive and well, now renamed Riverside Arts Academy and serving about 4,000 kids in four core disciplines: music, dance, performing arts, and visual arts. “Research shows that if children have a very defined musical curriculum that involves four to five hours a week, it actually changes the brain chemistry and fine-tunes the brain so children can achieve academically at a much higher level,” Lee says. The various arts offerings, both during and outside of school, also teach discipline, improve self-esteem, inspire creativity, and help young people set and reach goals. The academy receives some funding through the Windermere Foundation, which collects a portion of the proceeds from home sales and purchases to donate to projects that benefit low-income and homeless families. Windermere Tower agents also
get involved in various ways, such as helping behind the scenes at fundraisers. Realtor Freya Foley writes grants, and Jason Sparks has donated two pianos. For Lee, who’s now the president of the community board of directors that governs Riverside Arts Academy, it’s become like a part-time job—she starts working on it as early as 3 a.m. each day. And while that’s a big commitment, it’s worth it for the woman who remembers what it was like to take that field trip as a little girl. “It just resonated with me, because I know how it changed my life to be exposed to the arts,” Lee says. “Sometimes that’s the only beauty that can sustain you.”

Free up shelf and floor space by embracing the trend of macramé plant hangers, like this one from Miana Macrame (@mianamacrame).
A sprawling class of specimens that includes many old favorites of the houseplant world, ferns offer a range of textures in their fronds—the name for fern leaves— from thick and jagged to lacy and airy. Ferns are great choices for people who like to baby their plants because they love to be watered and misted. Putting them in an enclosed environment, such as a cloche, reduces their fussiness a bit, for those who want the same look with easier care. CARE AND FEEDING

In nature, ferns grow as part of the understory or attach themselves to bark or trees, depending on the species. This means most are used to dappled light and partial shade, making them great choices for low-light environments. The staghorn fern is one exception. It hails from tropical climates in Southeast Asia and Australia and wants bright but indirect light. At home in moist temperate or tropical rain forests and woodlands, ferns love humidity. Keep the soil around your fern moist to the touch, watering anywhere from daily to every couple of days. Once a week, give your fern a good misting, and it will love you back! If the heat or air conditioning is often running in your home, take care to compensate for that drier air by paying more attention to your fern and watering more frequently.

The perfect plant for the “black thumb,” the snake plant, also called (rather rudely) mother-in-law’s tongue, really just wants to be left alone. Like, really. You can put this one just about anywhere, including a dim, forgotten corner. Snake plants don’t have to be (or want to be) watered or repotted often. In exchange for your neglect, you get strong structural leaves that emerge from their pot like cobras being charmed out of a basket. Varieties range from light yellow-green to nearly black, with most edged in contrasting colors or even banded or striped. Snake plants give off oxygen mostly at night, making them a favorite choice for bedrooms.
There may be no more rewarding indoor edible than citrus, with its bright, glossy leaves, fragrant flowers, and juicy fruit. A natural for gardeners with indoor and outdoor spaces, potted citrus can grace a patio in the summer, lending an Italian Riviera kind of vibe. Once the weather cools, place it in a sunny window for a hit of summer all winter long. This is an excellent choice for goaloriented gardeners. Growing citrus indoors is akin to outdoor vegetable gardening in two respects: one, you get to enjoy the (literal) fruits of your labor, and two, you need more space plus a bright, sunny window where your tree can thrive.
Iconic and handsome, ficus are very common as indoor plants, in spite of a deserved reputation for being downright difficult. Just think of moving or repotting an indoor ficus and it will throw a fit, dropping its leaves all at once like the needles on poor Charlie Brown’s Christmas tree. That said, if you have a bright corner crying out for a graceful, leafy plant, then put a lovely ficus there and leave it. Ficus do need some space and don’t like transitions, so start with a larger pot than the plant needs and let it grow into it. If your ficus does drop all its leaves? Well, at least you know it’s not you.
If you’ve been searching for a rewarding plant that’s nearly impossible to kill, look no further. One of the most common houseplants, pothos, or devil’s ivy as it’s sometimes called, is a trailing vine with heart-shaped leaves that are variegated in hues of green, cream, and pale to bright yellow. It’s a vigorous grower, which means that even beginning indoor gardeners can literally measure their success. If you don’t have room for the pothos to sprawl more than 10 feet (really!), then you can either trim the vine or train it up walls, onto the ceiling, or around windows or pillars.

Snake plants can be put just about anywhere. While they do enjoy some natural light, they will tolerate an all-fluorescent environment such as an office. Really the only thing you can do to kill a snake plant is to overwater it. Make sure the soil becomes thoroughly dry before watering, and discard any water that accumulates in the tray. Most people find they go between two to six weeks between watering. The ideal vacation plant!
Citrus trees want the same conditions that the fruit evokes—warmth, sun, and light. As a minimum, you want the tree to receive six hours of direct sun per day. You can also speed up fruit production with grow lights or windowsill heat mats. It takes a lot of energy to make fruit, and it also makes a plant thirsty! Water your citrus daily or every other day, never allowing the soil to dry out for more than a day between drinks.
Keep ficus clear of direct sun but give them bright light and water weekly or biweekly, or just when the soil becomes dry. Some specimens, like the fiddle leaf fig, want moderate light and benefit from a dust of their leaves with a soft cloth and neem oil. Keep all ficus out of drafts or prepare for the shedding!
Pothos do better with bright but indirect light, though they’ll thrive in most lighting conditions. While they’ll tolerate low light, their growth won't be as vigorous. More than light, it’s the heat they are the most sensitive to— keep them away from direct sun. Water weekly and allow them to dry out between watering. These plants will tell you if they’re thirsty and slump as though depressed. Water and see them perk right back up again.

Spring Salad
Edible flowers don’t just make this side salad prettier, they also add flavor. WHAT YOU NEED 3 tablespoons extra virgin olive oil 1 tablespoon champagne vinegar 1 teaspoon lemon juice Salt and pepper, to taste 5 oz mixed baby greens 1 cup radish or beet sprouts 1 watermelon radish Edible flowers, for garnish
WHAT TO DO Put first four ingredients in a small jar, then seal and shake vigorously to combine. Set aside to allow flavors to meld. Top and tail the radish and cut into matchsticks. Add greens, sprouts, and radish to a serving bowl and toss to combine. Shake the vinaigrette again then drizzle over the salad, stirring gently to coat the leaves. Serves 4.
FLEUR DE SALAD
Edible violas add a pop of color and a hint of minty flavor to this salad. Change it up by using mustard flowers or a few tart begonia petals instead.

Asparagus Quiche
Cut back on your time in the kitchen by using a ready-baked pie shell. WHAT YOU NEED 3 tablespoons olive oil, divided 1 shallot 2 bunches asparagus Salt and pepper, to taste 3/4 cup shredded Monterey Jack cheese 1/3 cup cream 1/3 cup milk 3 eggs 1 (9-inch) ready-baked pie shell
WHAT TO DO Preheat oven to 375°. Peel and finely chop shallot and cut one bunch of asparagus into ½ cup bite-size pieces, reserving remaining spears. Warm 2 tablespoons oil in a sauté pan over medium-high heat. When oil is shimmering, add shallot and asparagus and cook 3–4 minutes, until shallot softens and asparagus turns vivid green. Season to taste. Put cream, milk, eggs, and a pinch of salt and pepper in a bowl and beat together. Scatter half the cheese across bottom of crust and top with sautéed shallot and asparagus pieces. Pour in egg mixture, scatter with remaining cheese, and arrange asparagus spears over top (you may not need all of them). Transfer quiche to oven and bake for about 20 minutes, until filling sets and crust is golden brown. Allow quiche to cool 10 minutes before serving. WINDERMERE.COM

Rosé 75
A pretty-in-pink spin on the classic French 75 cocktail. WHAT YOU NEED 1 bottle sparkling dry rosé wine 4 oz gin (we recommend Hendricks, which is infused with roses) 2 oz rose simple syrup (see “what to do,” below) 1 oz lemon juice Cardamom bitters, to taste Ice cubes, if desired Flowers, for garnish WHAT TO DO Pour rosé, gin, rose simple syrup*, and lemon juice into a pitcher. Add a few dashes of cardamom bitters and gently stir together. Taste, adding more bitters if desired, and garnish with flowers. Add ice, if using, just before pouring. Serves 4–6. *Ready-made rose simple syrups, such as Monin and Royal Rose, are available online and from specialty food shops— but you can easily make your own. Combine 1 cup water and 1 cup sugar and bring to a boil, stirring often. When sugar has dissolved, turn the heat to low and stir in 2 cups edible (pesticide-free) rose petals. Simmer for 10 minutes, then remove from heat and let steep another 10 minutes before straining the liquid into a jar to cool. Leftover syrup can be stored in the sealed jar for up to a month.

I’M A HOMEBODY AND HAD A LIGHTBULB
MOMENT while a young professional working in
television production in L.A. I realized what I was doing with all my spare time and my whole paycheck (shopping for vintage furniture and decorating my apartment) could actually be a career. I left my job and begged my way into a boutique design firm as a part-time design assistant. That was 12-plus years ago.
MY STYLE IS PACIFIC NORTHWEST MODERN AMERICANA with a New England aesthetic
sensibility. I grew up in New Hampshire, and my parents had matching blue plaid sofas in our family room. They were built to last and I think plaid and gingham made an impression because I use those patterns in all my designs now. I tend to stick with blues and greens and black and white and light gray and then maybe a pop of a warm color like red, yellow or orange. My design philosophy is a quote I borrowed from Gore Vidal which goes: “Style is knowing who you are, what you want to say, and not giving a damn.”

corporate client. This was fun and challenging since form and function had to go hand in hand— [and] for the Airstream, I had to make sure everything was nailed down.
their kitchen table now. For an L.A. client, I put a pool table and sofas in the dining room and turned it in to a grown-up game room. For a recent Portland project, I designed a custom Ping-Pong table for the dining room that gets more action than any [typical] dining table would have.
to the supermarket in my suburb in southwest Portland than I would from any far-flung location. Interior design is autobiography, so I don’t have to go far to be inspired. Also, a design scheme for an entire house can come from a single object, so I go shopping a lot. I love vintage and antique stores, salvage yards, and estate sales.

to-wall, floor-to-ceiling gallery art wall or a giant metal sign or an old map or just an American (or wherever) flag. People get overwhelmed with a blank wall but I just see opportunity. I like designing any room with bookshelves. Books are my favorite design element and you can never have too many of them. I’ll put bookshelves in a dining room, bedroom, wherever I can.

I took part in a contest called “America’s Next Top Model Home.” I was given $5,000 and 30 days to design a space in a model home along with other professional designers. It was exhausting since it was in North Carolina and I was still in school in California, so I had to fly back and forth, but it was tremendously exciting and empowering.

we stayed in while traveling, restaurants, etc. I usually remember if the lights were too dim or the wallpaper they had in their bathroom. I’ve always loved how walking into a new space as a child really stimulated my imagination. I feel spaces in a deep way and I find it exciting to create and alter perception through design.
from the ground up (architecture and all!) for a Supreme Court justice there. My design was “coastal casual” with most of the furnishings made on the island with local materials. That is the most efficient and cost-effective way to do things. So the largest portion of the project was really space planning, which is my favorite thing anyway. I have never gotten to space plan to that degree where I was able to choose where all of the walls go. It was such a treat [and] a once-in-a-lifetime opportunity.

This is how it has been from the beginning and how it continues to go. Instagram has been by far the best business tool for my company. So I can’t thank everyone enough for following along. I’M STILL TRYING TO FIGURE OUT HOW TO
EXACTLY DESCRIBE MY DESIGN STYLE, but
the words modern, casual, warm, simple, and neutral always seem to describe my palette well. Finding my signature style has been a process, but one that has taught me how to appreciate design in all of its many forms.
THE BEST WAY TO COMPLETE THE LOOK
OF A ROOM IS BY ADDING “LAYERS.” Area
rugs, window treatments, artwork, pillows and throws, lighting, wall decor, styling accessories,

etc. That’s where a space really gets its character. If you have the ability to include finish work like adding beams to the ceiling or some detailed treatment to your walls, those are highly recommended options too. I THINK THE MOST OVERRATED DESIGN
TREND IS SUBWAY TILE. Do I dare go one further and say white subway tile? Don’t get me wrong, if you’re in need of a quick and inexpensive option, that’s probably your best bet. But as designer, it’s a trend I try to stay clear of. OUR MOST RECENTLY COMPLETED PROJECT

is located right on the border of Salt Lake City and Murray, Utah. And the entire home was designed and built in under six months. The builders and I had the crazy idea to complete it just in time to be showcased in the 2018 Salt Lake City Utah Parade of Homes. I pretty much waved goodbye to that half a year of my life, but it was worth every second. The home itself sits very modern, but we warmed it up with lots of fine wood finishes and set it apart from the crowd with unique selections of lighting and tile. And because we needed furniture and decor to stage the house, we ended up opening an online home shop last August. And it’s snowballed from there! Our most popular seller has been The Madelyn Rug. It has thin black-andwhite stripes and is the perfect size for an accent rug in the kitchen, entry, or bath.

I LOVE TO MIX STYLES AND BRING IN A
TOUCH OF THE UNEXPECTED. For example, we mixed modern furniture with traditional antiques at one of our downtown condo projects. We mixed Victorian, industrial, and modern elements for a log cabin in the Snoqualmie Pass area. And for the Judge Ronald House in Seattle—a grand 1880 landmark home that needed a major overhaul—my clients asked me to draw upon a “haunted mansion” or the backstage of Moulin Rouge for inspiration. My background in psychology is probably part of why I like to create spaces that have such varied personalities—much like people do. WHEN LOOKING FOR INSPIRATION,
I love visiting reclaimed building supply stores, antique malls and art galleries. As I discover old and new objects, I look at them through the lens of what they could be. What is their potential? How could I turn them into something interesting and beautiful? Through constant questioning I think that I’m able to see new ways of looking at things and create solutions that fit each individual client. ONE OF THE BIGGEST MISTAKES HOMEOWNERS MAKE IS BUYING SOMETHING NEW
to fix a problem instead of re-evaluating the big picture. It’s often best to “design by elimination” as the first step. Evaluate what you already have, what you truly love and what is a better size and configuration for your needs. Another first step is to review images the client is drawn to on online sources like Pinterest or Houzz as a way to start the conversation about preferences and to develop a concept.

ager, I connected children who are at risk and adults with chronic mental illness with resources—healthcare, housing, education— to help them through life. After three years of social work, creativity was calling and I went back to school for interior design. While psychology and design are very different in practice, both require evaluating variables and creating solutions.
RECENT RENOVATION because I had so much freedom to explore the unexpected. I bought my current home, a mid-century condo, for its location and potential—seeing past the laminate floors, Formica countertops, and drab walls. My home is now a combination of one-of-a-kind furniture pieces and art. I designed my own sofa, chaise, and nightstands from scratch, commissioned a local ceramics artist to make two custom lamps, another artist to make a new large art piece, and yet another artist to make a weaving to upholster an ottoman with. My own home project also gave me the opportunity to test out my own line of fabrics, rugs, and wallpapers that I created with local artists. (In addition to our online inventory, we sell one-of-a-kind pieces at our retail space/design studio.) I love how my new space feels and that the better functionality makes each part of my day easier and more enjoyable. Of course, I love the look, too.

should be more personal than that, and it should
be a process where you’re building a home over time with your things and taking into account who you are and how you want to live in your home. There is a process that we take our clients through, we consider who you are as a family, what your values are, how you want to be living in your home. It’s not just about taking down a wall here and there, choosing paint colors and filling it up with furniture. It is all about how the space makes you feel. For example, I designed a playroom for a little boy named Henry. When he walked into his finished playroom for the first time, he couldn’t express in words how excited he was, but he instantly lit up, put his arms out and started running around the house like an airplane. The joy that we all felt made me realize the impact we can have on everyone we work with.
