NE OF OUR BEST YEARS The 2017 year was one of the best years for Windermere Utah Real Estate thanks to our talented Realtors®, employees, and especially our clients. This past year Windermere Utah opened three new offices.

The first one was an office in the trendy 9th and 9th neighborhood. It’s located in a new building at 1059 East 900 South. This office will serve Salt Lake City’s growing hipster population and is a big draw for home buyers. The area is a walkable interactive community with locally-owned bike shops, bars and restaurants. Tree-lined streets and unique architectural styles make 9th and 9th a highly sought-after area. Most home buyers are college educated professionals and outdoorminded individuals. The second office opened was the result of a merger with The Bringhurst Group, a locallyowned residential boutique real estate brokerage located at 2091 East 1300 South in the Harvard-Yale area of Salt Lake City. Jim Bringhurst, one of the Wasatch Front’s top-producing agents, opened the office in 2005. The third office opened in West Valley City at 4770 South 5600 West. Additionally, Windermere announced a new advertising commitment with Utah’s flagship publications: The Salt Lake Tribune, Deseret News, and Utah Business magazine. Windermere Utah will actively promote its listings in these publications, which combined have a weekly readership of 598,000 people. These three new offices will better position Windermere Utah to serve a booming Wasatch Front economy and more home buyers and sellers. These three offices are catering to Salt Lake City’s growing hipster population. According to a recent study by Movehub.com, Salt Lake City ranks No. 2 as the most hipster city of 150 U.S. cities. The survey ranked areas based on their “subculture of 20- to 30-somethings who position themselves as non-mainstream pioneers; free-thinkers and non-conformist conformists.” In fact, the study noted that Salt Lake City “is proving to be one of the up and coming hipster cities in the U.S. Finally, I would personally like to thank each of our agents for helping to raise more than $50,000 this year for local charities. Many of our agents last summer also helped repurpose and renovate buildings and a playground at The Family Support Center in Midvale, which helps to protect children and strengthen families. MILLENNIAL HOME BUYERS Last year, I predicted that the big story for 2017 would be millennial buyers and it appears I was a little too bullish. In 2017, first-time buyers made up about 34% of all home purchases— below the 40% that is expected in a normalized market. Although they are buying, it is not across all regions of the country, rather they are currently attracted to less expensive markets such as North Dakota, Ohio, and Maryland. This year, the number of millennial buyers should expand further and be one of the biggest influencers in the U.S. housing market. I also believe that they will begin buying in more expensive markets.

NEW HOME SALES New home sales should rise by around 8% to 655,000 units, with prices increasing by 4.1%. While housing starts—and therefore sales—will rise next year, they will still remain well below the long-term average due to escalating land, labor, materials, and regulatory costs. I do hold out hope that home builders will be able to help meet the high demand we’re expecting from first-time buyers, but in many markets it’s very difficult for them to do so due to rising construction costs.

INTEREST RATES Interest rates continue to baffle forecasters. The anticipated rise that many of us have been predicting for several years has yet to materialize. As it stands right now, my forecast is for interest rates to rise modestly to an average of 4.4% for a conventional 30-year fixed-rate mortgage—still remarkably low when compared to historic averages.

EXISTING HOME SALES In 2018 we should expect existing home sales to increase by 3.7%—or 5.62 million housing units. In many areas, demand will continue to exceed supply, but a modest increase in inventory will help take some heat off the market. Because of this, home prices are likely to rise by 4.4%.

HOUSING BUBBLE With slowing home price growth, there should be a modest improvement in the number of homes for sale in 2018, and the total home sales will be higher than 2017. First-time buyers will continue to play a substantial role in the nation’s housing market, but their influence may be limited depending on where the government lands on tax reform

ECONOMIC OVERVIEW The State of Utah added 41,200 non-agricultural jobs over the past 12 months, representing a solid growth rate of 2.8%. Although the area has experienced a slowing in employment gains, the economy is running at full employment, which limits how many new jobs can be created. In last quarter’s report, I forecasted that the pace of employment growth was likely to kick back up during the last quarter of the year, but any substantial gains have, so far, failed to materialize; average monthly job growth is essentially static. That said, we are still waiting for December data and I believe that the final yearly number will be higher. In November, the unemployment rate was 3.2%, matching the fourth quarter of 2016. With the unemployment rate leveling around 3%, it is unsurprising to see wages rising. The annual rate of pay was up 2.8% over this time last year. HOME SALES ACTIVITY •

There were 8,529 home sales during the last quarter of 2017, a drop of 1.8% from the same period in 2016.

Similar to third quarter, sales rose in just two of the counties analyzed in this report: small Morgan County saw sales grow 50% year-over-year—it’s worth noting though that this equates to an increase of only eight units—and there were moderate sales increases in Utah County. Sales fell marginally in Salt Lake and Weber Counties, and a more substantial drop was seen in Wasatch and Davis Counties.

Home sales continue to be held back by very low levels of available inventory. Listing activity continues to trend at well below historic averages, with the total number of homes for sale in the fourth quarter down 33.7% from a year ago.

The takeaway from this report is that unless we see a drastic increase in listings, sales growth will continue to remain at below-average levels.

HOME PRICES •

Given the considerable competition for the few homes for sale in the fourth quarter, prices continue to rise at fairly rapid rates. Prices in the region were up 11.6% yearover-year to an average of $342,507.

Appreciation was strongest in Wasatch County, where home prices rose by 22%.

Substantial price growth was also seen in Summit, Salt Lake, Utah, and Weber Counties, where prices rose by doubledigit percentage points.

The imbalance between supply and demand persists, which means home prices continue to appreciate at aboveaverage rates. This is likely to continue for the foreseeable future as inventory levels are unlikely to rise sufficiently to meet demand.

DAYS ON MARKET •

The average number of days it took to sell a home rose by one day when compared to the fourth quarter of 2016.

It took an average of one month to sell a home in Davis County. Sales were also brisk in Weber, Salt Lake, and Utah Counties.

During the fourth quarter, it took an average of 50 days to sell a home in the region.

I believe that the length of time it takes to sell a house will drop back down as we enter the traditionally active spring market. That said, sales will be limited by inventory constraints. CONCLUSIONS

This speedometer reflects the state of the region’s housing market using housing inventory, price gains, home sales, interest rates, and larger economic factors. For the fourth quarter of 2017, I left the needle at the same point as third quarter. Supply issues persist and this continues to create competition for well-priced and well-located homes. The increase we’re seeing in the amount of time it takes to sell a home may suggest that the market is either getting weary of all the competition or buyers are delaying their purchase until there are more homes to choose from. 
