“A picture is worth a thousand words.” Statistically we know that 83 percent* of the people searching online for homes want to see photos, photos and more photos. In order to make the best first impression, we display only professional photography that will appeal to as many buyers as possible.
Your home will receive pre-market buzz on my social media sites about a week before the official listing begins, such as my Facebook Page, Twitter and Instagram. Facebook alone has over 1 Billion users and my Facebook business page generates over 20,000 visits per week! Social media is the fastest growing communication platform; these updates will expose your home to countless potential buyers.
UNIQUE PRICING STRATEGY
Determining the right price for your property is the most critical step in ensuring you get the highest return on your investment in the least amount of time. MLS statistics show that the longer a home is on the market, the lower the sales price. So my job is to help you set the right price from the start, and to position your property so it stands out in the market. Our goal is to determine its market value and set the price accordingly.
COORDINATED HOME STAGING
We setup a personalized home stager to come to your property and give the space the added touches it needs. This includes the small things such as pictures and candles, as well as the bigger things like couches and beds. We make sure your home looks it best so that you can get the best price.

Pre-Marketing Plan
1. Blast out to 2500+ plus potential buyers via our Facebook Page, through targeted ads to local buyers in the surrounding areas, directing buyers to our custom landing page for your property. We will pre-register interested buyers prior to our launch on the MLS. We have found that buyers line up for pre-market listings. When there is a deadline, buyers don’t wait and think, they present offers. 2. Our Facebook page gets over 20,000 visits per week mostly from users in and around Salt Lake City. This gets maximum exposure for our clients which results in faster sales for a higher dollar amount! 3. We will email blast this listing to over 1500 interested buyers from our buyer database. 4. We will email blast your home to over 400 top producing Realtors in Utah that we have in our database. These 400+ are producing, full time agents, and are likely to have buyers ready to buy. 5. Finally, coordinate with our national and relocation partners to create a custom targeted ad program specifically for potential buyers relocating to the area.

Every home is beautiful. We believe that in order to show your home in it’s best light, staging is almost always necessary. This allows for buyers to see your home with a fresh new look. A crisp updated home with modern furniture attracts motivated buyers. Once you decide you want to sell, we have a personal stager come to your home and create the perfect look. The rest is for us to take care of and you just get to sit back and watch the magic of transforming your home happen. Most buyers have a difficult time understanding how well a home will fit their unique style. By staging a home, we remove the most common emotional barriers.
Prepping Your Home PREPARING YOUR HOUSE FOR SALE ENTRY: • Clean entryway floors and area rugs. • Downsize clutter in the entry and entry closet to give the appearance of spaciousness. • Double-check entry lighting to make sure it works. THROUGHOUT: • Clean all floors, carpets, walls and trim. • Replace burned-out light bulbs. • Empty trash. • Remove family photos, valuables, and prescription drugs. KITCHEN: • Make sure countertops, grout, and sinks are clean and stain-free. Replace grout as needed. • Organize pantry and cupboards so they appear clean, neat and spacious. • Clean the oven and cook-top thoroughly. LIVING/FAMILY/DINING ROOMS: • Give rooms a fresh coat of paint as needed. • Repair cracks and holes in ceiling and walls. • Clean or replace draperies and blinds; open them to maximize light. • Position the furniture to showcase the size and space of the room. • Put away toys and hobby supplies; remove extra magazines and books from tables.
BATHROOMS: • Make sure sinks, tubs, showers and countertops are clean and free of stains. • Install a new shower curtain and buy matching towels. BEDROOMS: • Apply a fresh coat of paint if necessary. • Put away toys, clothes, and clutter. • Neatly make up the beds. BASEMENT: • Check for water penetration or dampness; call for professional repairs if necessary. • Get rid of musty odors. • Clean furnace, hot water heater, and drains. • Make sure light fixtures work. • Arrange storage area in a neat and organized manner. TIDY EXTRAS: • Use air fresheners or bake treats to make the house smell good. • Plant flowers to brighten a walkway and enrich the entry. • Remove any indoor houseplants that are brown or losing their leaves. • Store pet supplies. • At night, turn on the porch light and outdoor lighting. Buyers often drive by homes they are considering at various times of day.
