WELCOME Welcome to this season’s first edition of our Windsor Properties newsletter. The season is off to a good start and we are excited about what is ahead in the coming months and seeing the return of our Members and their families. As you may be aware, Windsor already has a popular equestrian program with a full-scale Equestrian Centre and a regular program of activities and events. And this season we have a new focus as well. Internationally acclaimed polo player Max Secunda has come onboard as our new Director of Equestrian Operations. Max has been well known at Windsor in recent years for his role as Match Director for the Windsor Charity Polo Cup, a biennial event that has raised significant funds for local and national charities. He is also a talented teacher and coach and has assembled a professional team to breathe new life into our equestrian program. You can read more about Max on page 3. Meanwhile, construction is well underway on our latest development offering: The Windsor Park Residences. This collection of 12 connected residences will continue the community’s tradition of distinctive architecture and relaxed indoor/outdoor living. See page 3 for more information on these new homes. Although Vero Beach can claim its share of luxury living, this coastal city is most revered for its natural beauty and low-key lifestyle. The charming downtown has a vibrant arts, shopping and entertainment scene. Plus, the area boasts miles of unspoiled parks, beaches and wildlife habitats. On page 6, we have highlighted a few of the best spots to explore in and around Vero Beach. As always, I welcome new visitors to Windsor. If you are interested in learning more about our lifestyle here, please contact me at 772 388 8400 or 800 233 7656, or email me at betsy.hanley@windsorflorida.com. Sincerely,
Elizabeth C. Hanley President Torwest, Inc. Windsor Real Estate, Inc.

MAX SECUNDA TO LEAD WINDSOR’S EQUESTRIAN PROGRAM Windsor’s already flourishing equestrian program received a boost in September when Windsor announced that veteran polo player and British Open Finalist Max Secunda would join the community as Director of Equestrian Operations. Windsor operates a full-scale Equestrian Centre with 18 stables for boarding and 14 paddocks as well as jumping, dressage and lunging rings, and a fullsize polo field. “The Equestrian Centre at Windsor is a state-of the-art facility, and I plan to keep the vision of Mr. and Mrs. Weston in mind as I assume the role of Windsor’s Director of Equestrian Operations,” says Secunda. Although Secunda is best known as an acclaimed polo player, he has spent an increasing amount of time in the last few years teaching and coaching. Most recently, the U.S. Polo Association asked him to collaborate with them in putting together their first coaching certification program and he is one of the country’s first honorary certified instructors. In his new role at Windsor Secunda will oversee all aspects of the equestrian program. He is assembling a professional team to deliver a full range of equestrian disciplines including introductory and advanced polo instruction, lessons in riding, jumping and dressage, full-service boarding as well as leisurely trail rides along Windsor’s scenic trails.
Founder Galen Weston was an avid polo player who wanted to introduce the sport to the growing Membership. The full-size polo field was one of the first amenities constructed. Throughout the years Windsor has hosted numerous large-scale exhibition and charity polo matches including the Prince of Wales Cups in 1989 and 1990, which brought in celebrities and international polo players including Britain’s Prince Charles. In 2012, the Windsor Charity Polo Cup was launched. This signature event has attracted top-notch polo players such as Memo Gracida and Luke Tomlinson and it continues to garner national media attention. Secunda has served as Match Director for this biennial event, which has raised significant funds for local and national charities. Hailing from England, Secunda has been competing professionally for more than 20 years. He began his career working in Argentina for Hector and Susan Barrantes and went on to play for various high goal teams, including Isla Carroll, Calumet, Revlon, Les Lions and Black Bears with whom he reached the final of the British Open. Secunda moved from Wellington, Florida, to Vero Beach 12 years ago to play on TV celebrity John Walsh’s Shamrock polo team. Today, Secunda spends the summers playing competitively in the Maryland Polo Club. This season, Windsor welcomes 12 horses including six Argentine and American Thoroughbred performance playing horses that also can be used by experienced riders. Two smaller ponies are brought in specifically for children to ride. Several other horses are perfect for use by youngsters as well as adults. Also joining us this season is a miniature pony, Lolly.
Although Windsor boasts an array of world-class amenities today, this sporting community claimed an equestrian focus from the beginning.
WINDSOR PARK RESIDENCES CONSTRUCTION PROGRESSES Windsor is a vibrant coastal community with a New Urbanist mindset, unparalleled amenities and a tradition of casual elegance. tall ceilings and voluminous windows that frame lovely views of the protected wetlands and full or partial views of the Indian River. The Windsor Park Residences are designed with multiple balconies and porches for optimal outdoor living.
The Windsor Park Residences are a collection of 12 residences within three connected three-story buildings situated on the western edge of the community.
While the Windsor Park Residences are designed as a cohesive collection, owners can choose from two interior design packages for traditional or contemporary tastes. Each package can be individually mixed and matched or further customized by the owner.
This new real estate offering presents the perfect opportunity for buyers seeking a turnkey residential solution on a more intimate scale at Windsor. Choosing one of these homes eliminates the need for a time-intensive custom home building process.
Half the residences already are reserved and the project is on target for completion in the fall of 2017. Remaining residences start at $1,820,000.
Buyers who select one of these residences will still enjoy Windsor’s distinct architectural aesthetic and all the benefits of Membership including the world-class sporting amenities. Designed by Merrill, Pastor & Colgan Architects, The Windsor Park Residences will feature well-manicured central gardens and a beautiful private reflecting pool courtyard. The serene gardens serve as a formal entrance for all of the residences, as well as an extension of the open green directly across the street to the east. Buyers can choose from six floorplans that range from 2,980 to 3,940 square feet, with three to five bedrooms. Each home features spacious living areas,

Vero Beach is both laid-back and sophisticated all at the same time. This charming coastal community boasts uncrowded beaches, unspoiled parks and an abundance of outdoor recreational opportunities. But it also lays claim to top-notch museums, theaters and restaurants. The Huffington Post extolled the virtues of our quaint town in a June story that highlighted several good reasons for visiting Vero Beach including giving it high praise for its culture, arts and entertainment scene. In fact, many visitors discover that it rivals what is found in many larger cities. Art lovers are especially fond of the Vero Beach Museum of Art, which is the largest cultural arts facility of its kind on Florida’s Treasure Coast. As the cultural heart of the community, the museum enriches the entire region through a variety of programs, quality exhibitions and classes. This neoclassical structure, with its inviting outdoor sculpture garden, sits on about seven acres at Vero Beach’s Riverside Park, overlooking the scenic Indian River. The museum’s five art galleries showcase a permanent collection of more than 880 works of art from the early twentieth century to the present. Among the works on display are glass pieces by Dale Chihuly and paintings by Haitian painter Jacques Enguerrand Gourge. The museum also features world-class temporary exhibitions, outdoor jazz concerts and special events in its large hall and auditorium.
Do you consider yourself an active steward of the environment? You will appreciate the Vero Beach area for its natural beauty, its protected wildlife areas and its scenic waterfront parks and beaches. Vero Beach is truly a haven for outdoor enthusiasts. Fishing, kayaking, paddle boarding and bird-watching are among the many popular outdoor activities residents and visitors enjoy. There are also a variety of boat tours, from fishing charters to river eco-tours to sunset cruises to adventurous back country airboat rides. The Pelican Island National Wildlife Refuge is a national treasure. Located in the Indian River Lagoon, the refuge supports endangered species, migratory birds and key fish spawning sites. Common sightings include Atlantic bottlenose dolphins, West Indian manatees and pelicans. The lagoonal waters also serve as a juvenile sea turtle nursery.

At the Environmental Learning Center you also can view wildlife up close on the walking trails or boardwalks or by boat. The 64-Acre island preserve is a diverse landscape with hammock, salt marshes and mangrove forest. Indigenous species such as live oaks, cabbage palms and coontie provide habitat for a variety of creatures while the native plant gardens attract butterflies. The Indian River Lagoon, which nearly surrounds the preserve, is the most diverse estuary in North America. Looking to relax? At McKee Botanical Garden you’ll feel restored as you meander through 18 acres of majestic palms, native and tropical plants, and past waterfalls and tranquil streams covered with waterlilies. Listed on the National Register of Historic Places, this soothing sanctuary also hosts world-class art exhibits, educational programs and special events. Vero Beach is a diverse and delightful mix of fun and formal. Whatever your mood, Vero Beach is happy to oblige.
