P R O P E RT I E S
WELCOME Our golf enthusiasts were treated to a private clinic and reception with European Ryder Cup Tour Captain Paul McGinley during his recent family vacation to Windsor. Paul is the first Irishman to captain a Ryder Cup team. It was a pleasure getting to know Paul and his family and we wish him all the best at Gleneagles in September.
We have experienced an event-filled season at Windsor and enjoyed an extra special Easter holiday weekend. Along with the traditional lineup of holiday activities, we celebrated Windsor’s 25th anniversary with a Spring Party in the allée complete with a cake and fireworks. We have had another good season for real estate sales and are welcoming new Members. As the season draws to a close, our remaining inventory of available resale homes is historically low. Conversely, construction activity on our remaining homesites is active and will remain very busy over the summer months.
As always, I welcome new visitors to Windsor. If you are interested in learning more about the lifestyle and real estate opportunities at Windsor, please contact me at 772 388 8400 or 800 233 7656 or betsy.hanley@windsorflorida.com. Best wishes for an enjoyable summer.
This season, Windsor Members and guests have enjoyed the enhancements made to our Beach Club with its refurbished interiors and expanded dining options. See page 3 for more information and some photos of the updated space.
Elizabeth C. Hanley, licensed real estate broker A number of home tours have taken place over the season including an architectural tour sponsored by the Vero Beach Museum of Art. More than 80 of its members toured six Windsor homes designed by acclaimed contemporary architect Hugh Newell Jacobsen. See page 6 for a recap. We hope to offer more opportunities to tour some of the unique homes at Windsor next season.

A custom steel fireplace works with the angle of the large living room with sliding glass doors that function as moveable glass partitions, seamlessly connecting the interior and exteriors spaces. The large, light-filled kitchen and family room with Boffi cabinetry and stainless steel countertops is oriented to capture long views of the pool courtyard. Upstairs, the generously-sized master suite connects to spacious his-and-hers dressing rooms with custom cabinetry. A guest bedroom and bath complete the second level. A private guest house with outdoor fireplace anchors the far end of the pool. A wine room is part of the garage configuration, which accommodates three cars and a golf cart. Beach Club Receives a Fresh New Look
Limited Oceanfront Homesites Remain at Windsor Windsor’s oceanfront properties promise extraordinary views as well as private beach access. The supply, however, is limited. In 2010, when Windsor began to release its remaining oceanfront property, the expectation was that buyer preference would be for smaller lots. Instead, buyers have been purchasing two or more contiguous homesites and building larger homes. That trend of multiple lot purchases is expected to continue, which will quickly result in very few oceanfront opportunities. These remaining homesites are situated on the eastern edge of Windsor along the Atlantic shoreline. Each homesite offers from 72 to 130 feet of ocean frontage. Prices for the oceanfront homesites currently start at $2,850,000.
Windsor’s Beach Club has always been warm, comfortable and stylish. After a recent refurbishment, it’s even more inviting. South Florida designer Rod Mickley recently updated the 8,845-square-foot space, with an eye toward maintaining the design concept conceived by the late Naomi Leff, an interior designer known for creating fashionable spaces.
Building placement guidelines have been carefully planned to allow design flexibility, while also protecting Windsor’s native dune vegetation and marine life. Beachfront homes may be conceived as relatively small cottages or as large compounds organized around a series of courtyards. Both choices allow for stunning views and ample cross ventilation, while maintaining the sense of privacy characteristic of Windsor.
“The goal was to refresh the interiors and add functionality,” says Mickley. The Anglo-Caribbean style Beach Club, designed by Jaquelin Robertson, has served as an indoor-outdoor gathering spot for Windsor Members since it opened in 1994. The elegant Club, set along the Atlantic shoreline, features a 25-metre swimming pool, a welcoming reception area and a gracious dining room. After the recent update, the Beach Club boasts an even more satisfying dining experience, with additional dining space and a more efficient bar and light meal service. The ground floor library proved to be the perfect spot to relocate the bar. A roomy indoor seating area comfortably connects to a relaxing outdoor space. Plush lounge furnishings and custom teak furniture was added to the poolside loggia. Mickley used pleasing shades of salmon and fuchsia, along with black rattan and natural wicker furniture by Palu. He incorporated a number of custom fabrics as well as vibrant fabrics by Raoul Textiles, a favorite of Windsor’s creative director, The Hon. Hilary Weston, who oversaw the project. The lots conform to patterns already established on the ocean side of Windsor, where homes are low in scale and understated in style yet showcase the designs of some of the world’s finest architects. Buyers may work with their desired architect and choose one of the eight Windsorapproved builders to construct a residence. Although each home at Windsor is distinctive, the homes adhere to a strict architectural style that appreciates the traditions found in the Caribbean, St. Augustine, Fla., and Charleston, N.C. Houses and garden walls are built at the property line to encourage generous private outdoor spaces. Windsor is a New Urbanist seaside village that boasts a lively sporting lifestyle with exemplary facilities including a full-scale equestrian center, golf course, tennis courts, and restaurants. Members also enjoy a variety of cultural pursuits with world-class art exhibits, workshops, lecture series and other events.

Hugh Newell Jacobsen Home Tour classically proportioned and yet distinctively modern. He is perhaps best known for his modern pavilionbased residences. His striking style has earned him more than 137 awards. “Windsor was a grapefruit farm when I first saw it,” Jacobsen said in an earlier interview. “Andrés Duany and Elizabeth Plater-Zyberk were at Windsor. The genius of Windsor is the town plan. It was such a different idea that Andrés instilled. We have had five awards from Windsor houses. It’s been just a marvelous experience.” Jacobsen’s designs are sought after by people who desire clean, minimalist homes that respond not only to the needs of the residents but also to the surrounding environment. Designing such modern homes at Windsor, where there is a strict building code that leans toward the tradtional, was sometimes challenging for Jacobsen but he learned during the process “how you can bend the Windsor code,” he says, to build a home that both fits and also stands out. “Windsor is a delight,” he says. Jacobsen’s style is admired by architects and homeowners, and his work is regularly showcased in magazines and books.
“We are most grateful to Windsor and our generous homeowners for opening their doors for this very special tour,” Gedeon says. “While all of the Jacobsen homes are unified by his dedication to simplicity, clean lines and natural light, no two houses are the same as his clients’ individual needs, resources and site drive the design, Windsor is fortunate to have such stellar examples of his style and Vero Beach is fortunate to have Windsor.”
Although he has worked on a number of large projects such as the U.S. embassy in Paris and the library for American University in Cairo, his passion is designing homes and he has been commissioned by famous clients such as Jacqueline Kennedy Onassis and Meryl Streep.
