Covid isn’t enough to stop our award-winning Property Management & marketing teams from delivering some smiles.
In the last 3-months, we have smashed all our company records and show no signs of slowing down in January. The local market is seeing drastic growth, with price increases of approximately 40%-60% since the start of 2021. Statistics providers can’t keep up with us as they are still indicating only a 23.5%27% growth. The cheaper end of the current market starts with roughly a $700K figure in most regions, compared to a $400k price point just a few years ago. That said, interest rates are around the 2.5% mark or lower - so it’s worth shopping around. To sell now, or in a few years, is the trickiest question to answer with the current market. My opinion is the market is way too hot with prices rising quickly and in record figures. These price hikes are due to supply being out-weighed by demand which means there are more buyers than sellers, which generally means more price rises for housing. The banks will start to tighten lending as they feel increasingly exposed to the market - as there is a large number of people with a lot of equity, and they are using it. It is easy to shop around in such a competitive market, however. If one bank begins to restrict its lending, the others will still want your business. What does this mean for property management or rental prices? Since the start of 2021, we have seen a steady increase in this market of around 10%-20% - with new estates seeming to have the most growth. For landlords, there is still plenty of interest in quality family homes and also lifestyle homes like acreages and waterfronts as people sell up and test the Central Coast as their forever home. The Air BnB market has experienced growth as well. We have seen a lot of properties that were previously Air BnB and holiday lettings enter the permanent rentals market.
The margins might be lower, but so is wear and tear, as well as the disturbance to the surrounding neighbourhood. If you’re thinking of renting your investment property on a more permanent basis, I’d recommend getting in contact with our fabulous property management team. Our lucky finalists were presented with a nice grazing box and Christmas ham; Each category winner was also awarded one week’s paid rent, with our amazing ‘Tenant of the Year’ for 2021 being awarded one month’s paid rent. We proposed a challenge to the team: To find a way to reward a tenant while making life easier for them, for the landlord and us as the managing agent. And thus ‘The Advanced Rent Club’ initiative was created as a result. If a tenant pays more than a month in advance, they are eligible to win a prize every fortnight. Unfortunately, legislation states that we can’t ask for rent more than two weeks in advance, which can pose issues at different times in the rental journey for some tenants - especially when unforeseen things happen like pandemics and a loss of income as a result. We are so proud of the growth in this club. With no cost to the tenant, it’s a great incentive to keep life simple and stay ahead - especially as the rent needs to be paid anyway. We’ve had many winners already claiming great prizes such as free fuel, cheese platters, and dinner vouchers. Yet another great example of how the Wiseberry Heritage Group is ‘Different in the way we care’. 7

Take a stroll over the Budgewoi Footbridge to Dunkey Island, known as one of the most romantic places in Budgewoi and happens to be the best place on the planet for hide and seek for bigger kids. The footbridge is iconic for the area, especially during Summer with kids jumping off into the water below. If getting salty and sandy is your thing there are so many great beaches nearby. taking in Norah Head Lighthouse and northeast views of Bird Island. This beach is better for walking your dog as it is off leash or for fishing or surfing. Over the years the tides have washed away a lot of the sand so it can be tricky to swim here unless you are a confident in the water. For a safe option head a kilometre south and enjoy the patrolled Lakes Beach. This is a great swimming beach and is patrolled by the local surf lifesavers. There is also an incredible cafe here with delicious milkshakes, hot chips with chicken salt and amazing coffee. The best part about Lakes Beach is its accessibility and inclusion for all. Beach wheelchairs are available, with ramps and wheelchair friendly facilities. 12
Fishermen and water sport enthusiasts love the area, as they have two lakes and a beach to choose from. You can access either Lake Munmorah or Budgewoi Lake from the boat ramp next to Budgewoi Bridge. There is a newly built jetty along Budgewoi Creek where you can moor your boat and grab a bite to eat or grab some fishing supplies from Budgewoi Marine Sports. For more serious fishing, cast a line from the beachfront at Jewfish point or along the Budgewoi channel. If you’re wanting to deep sea fish, the closest beachfront boat ramp is in Norah Head, right next to the rockpool or Cabbage Tree Bay. When it comes to food, for a small town, you
have a great variety of choice, from Kazza’s Cafe which has been in business over 20 years to La Bocca Pizzeria, there is something to suit every palate. Eat and drink your way through the best Budgewoi Pubs and Restaurants this summer. The Coast Hotel or Budgie Pub to locals is an iconic Budgewoi fixture. Boasting a massive rubber tree that was planted many years ago that now shades the entire beer garden and street surrounds. With live music playing every weekend, pool tables, TAB, beer garden, bottle shop and iconic pub grub you come to expect from a hotel. The fireplace in winter is a welcome addition to warm up your bones. The Olive Tree Brassiere above the pub is a great restaurant overlooking the streets and lake below with wide open windows in summer catching the ocean breeze. For Tapas, wood fire pizza and modern Mediterranean it has great atmosphere and is perfect for large groups or tables for two.

Budgewoi Soccer Club, actually located the next suburb over in Buff Point, is a licensed venue with a great sports bar, great Malaysian food and fantastic playing fields. If it’s Pizza you’re after then Budgewoi has a few to choose from. La Bocca in Budgewoi Circle, serving fantastic pizza right on the water of Budgewoi Creek and hand made with love. Watch the pelicans wander past and enjoy the whole alfresco experience. Budgewoi Pizza Pit has been a family run business in the heart of Budgewoi that started in Lane Cove in 1972 and moved to its current location in 1980. With a giant fish tank in the entry way that delights kids while the parents eat dinner or the famous half price pizza nights on Tuesday and Thursday, the Pizza Pit is a landmark in this coastal suburb. This little town is also lucky enough to have two great Thai restaurants. Ocean Thai is really authentic and has the best chicken cashew nut 13
stir fry this side of Sydney. A super busy little takeaway, phone ahead and put your order in and it will be ready in 20 minutes. Kazza’s Kebabs has delicious kebabs, sandwiches, cakes and ice cream and having been in business over 25 years in the same spot you can’t go wrong. No beach-side suburb is complete without the fish and chips shop and there a few around. Munchies has been around for about 35 years and once was the spot of pinball machines and 20 bikes and surfboard out the front while locals waited for their hot chips and pumpkin scallops. Today the pinball machines have gone but the chips are thick and the calamari fresh. Riverside Seafood and Ocean Blues, both in Budgewoi Circle have the freshest fish and the old ticket system and a great place to sit on the jetty nearby, shooing away the seagulls and watch the boats go by. Health Spot Cafe located right next to the Gym is where you go for fabulous smoothies, juices, healthy buddha bowls and gluten free slices. When it comes to activities you should checkout New Body Fitness run by locals Kelly and Mick. Open 24/7 and with a cardio room, weights room, group fitness room and crèche this local hub is an inexpensive way to keep healthy and to stay social. Halekulani Bowling Club offers all the things you can expect from a bowling club including Barefoot bowls which the younger crowd like. One thing the folk of Budgewoi are lucky enough to have is the most amazing bike path on the Central Coast. Starting at Noraville roundabout this bike/walking path goes along the foreshore of Budgewoi Lake all the way to Charmhaven Bridge. You will come across a few jetty’s, places to rest, homemade swings hanging from the trees and hop scotch drawings on the path by local kids. If you need a place to rest your head at night, Budgewoi used to only have two places to stay. 14
The Budgewoi Caravan Park or the Hibiscus Motel. Now there are plenty of AirBnB’s in the area but Budgewoi Caravan Park is still the most popular place to stay, and with 1,450 monthly searches you will need to book in advance. Located next to Mackenzie Reserve and situated between Budgewoi Beach and the beautiful Lake Munmorah and close enough to stroll to the cafés and pub for a feed it is a no brainer to stay here. With a pool, jumping pillow, cabins, caravan & camping it is a favourite for tourists and locals. Health and beauty has really upped its game in this town. While it has always had a few hairdressers, the suburb has really seen a rise in Nails, Lashes, Beauticians & Massage. There are six hairdressers in Budgewoi, some old school barbers and others like Peachies that has been owned and operated by Kylie Skinner for the past ten years and located in the bustling Budgewoi Circle. Also located in this little spot is Pinnacle Performance. Tyson Mah bought this to Budgewoi 4 years ago and hasn’t looked back. Providing advice in sports nutrition, protein powders, clothing, vitamins and general health. All staff work in the health and fitness industry and are super helpful. While you are in the area pop in and say hi to Adam McKee at Body Balance Physio and Pilates who has been sorting out the sore and twisted joints in the town for many years and delighting clients with his reformer Pilates classes daily. Along with these specialty places there are the small local shops that keep this little town alive. From Dave at Stockade Meats, who for 30 years has kept this butcher shop going even with Coles a hundred metres away. There is a bakery, post office, petrol station, newsagents, ATMs and dress shop where you can always get a park and see locals bumping into each other along Tenth Avenue.

Advice On Staying Put During A Renovation. Recently, local Interior Designer Shaye Ford renovated her home in Killarney Vale, without moving out and during a pandemic. Here she shares some practical advice and tips to stay sane during the process. WHERE DO I STORE EVERYTHING? I was super optimistic that I could move furniture room to room when we started, however after a month or so we moved a lot of our stuff to my parents - which made it so much easier! I would highly recommend getting you furniture out the way from the get go! So whether it be a family or friends house who have the extra room for a few months or hiring a shipping container or getting a storage shed - it’s well worth getting it all out of the way! When you don’t have a kitchen and your tired, it is easy to get takeaway every night which is not healthy or cheap. Make up extra dinners so you can have leftovers or plan to use your BBQ a lot. SAY NO TO VISITORS. During your reno, avoid visitors and play catchup when your home is complete, organised and beautiful. Trying to have people over in a reno is stressful and not much fun.

Personally I believe a buyer needs some kind of indication of where the property sits in the market and how much they need to come to the table with. WHY DON’T YOU ALWAYS DISPLAY THE ADDRESS ON ADVERTISING? The two reasons are the vendor does not want their address listed or agents don’t display the address on listings to get the phones ringing. It can be beneficial to get a buyer on the phone and have a yarn to figure out exactly what they’re looking for, how serious they are and weed out the tyre kickers. REAL ESTATE AGENTS EARN LARGE SALARIES.
Absolutely not. You get out what you put in like any career or job. Hard work certainly does pay off in our industry but there’s a lot people don’t see that goes on behind the scenes. As far as what you can earn, this differs on a case by case basis between businesses, there is no right or wrong way to do it. You also need to factor in admin and marketing costs, like any sales job you have KPIs and targets that you need to meet in order to succeed. What many people don’t see is a lot of agents work six to seven days a week, your phone is always on and you are constantly taking calls morning, noon and night. JUST LIKE USED-CAR SALESMEN, REAL ESTATE AGENTS WILL SAY OR DO JUST ABOUT ANYTHING TO MAKE A SALE. This is something that really grinds my gears because of unscrupulous sales people we can get the raw end of the stick in terms of being a trustworthy industry. I’ve spent the entirety of my career making sure that I’m as honest and approachable as humanly possible to try and alleviate some of the stigma surrounding our industry. Ultimately you want to find an agent that you can trust to handling your biggest asset. I highly suggest doing your research, reading trustworthy testimonials and reviews and building a solid relationship with an agent before putting your house on the market.

Somersby Falls Somersby Falls picnic area is the perfect place to escape from everyday life. Enjoy your meal amidst lush rainforest that feels a million miles away but in reality is so close to home. It’s a great place to picnic, with free barbecues and picnic tables and plenty of space to set up your own rug and chairs. Whether you picnic under the shade of tall trees at the far end of the car park or next to Floods creek before it descends over the cascades, you’re bound to see a bird or two. When you’ve enjoyed a tasty barbecue and feel like stretching your legs, try the Somersby Falls walking track. It’s a 500m return walk through rainforest that takes in views of the top and bottom waterfalls. The walk is steep and slippery in places, so keep an eye on the kids as they walk along the track.
THE ROCKPOOL, NORAH HEAD Before you check out this little piece of paradise check the tides. Low tide is empty and high tide there is no rockpool. Usually it is busy with younger families as there is a public toilet there along with a cafe up some stairs and a boat ramp to the left. If it is busy, walk a few extra metres to cabbage tree bay and enjoy the calm water for SUP riding or just floating around. It is majestic and enjoyable all year round for locals and tourist alike.

Toowoon Bay Toowoon Bay is the beach I would vote for if it competed for the bluest water on the Central Coast. You almost feel like you’re on a tropical beach. This is what it looks like on a sunny day. The teal-coloured ocean sparkles... This beach is located on the Central Coast NSW. It’s only 2 km south of The Entrance. Like The Entrance, this place is popular with families, but it’s very different… The water is sheltered from the big swell by a reef. Since there are lifeguards it’s an ideal swimming spot for young children. And for anyone who likes calm water...Unspoilt, not crowded and is a must to visit.
THE ENTRANCE BATHS This heritage-listed swimming pool located at Ocean Parade, The Entrance was built from 1938 to 1965 by the Erina Shire. The property is owned by the Central Coast Council and was added to the New South Wales State Heritage Register on 22 August 2003. Three concrete and rock pools, being a main 50-metre (160 ft) Olympic pool, a wading pool and an intermediate pool, set into and on a rocky shore, with two brick structures containing toilets, change rooms, kiosk, club/ meeting room and storage area.
Beautiful Budgewoi Lake
A concrete concourse physically unites these elements with rows of concrete tiered seating on the western edge, and various stairs and ramps. There are fixed shade structures over the intermediate pool and the southern end of the tiered seating.
Drawing its catchment from a small creek and the southern half of Lake Munmorah, Budgewoi Lake is located north of Wallarah Point and is bounded by Toukley, Budgewoi, Buff Point, Charmhaven and Gorokan. To the south of the lake, the Tuggerah Lake drains excess water, that flows to the Tasman Sea of the South Pacific Ocean, via The Entrance. When full, Budgewoi Lake covers an area of around 1,400 hectares. Great for water activities, like boating, skiing, fishing and jumping off Jetty’s like this one located in Buff Point.
