Darin’s Desk As I sit here writing Darin Desk I have to say I sit with pride, surprise, delight, anger, happiness, apprehension and excitedness all wrapped up into one. Lets start with trying to explain the current market. Our sales offices broke nearly every record they have in an explosive month of results. Records were smashed! Suburb record after suburb record, as sellers are achieving way above expectations for their luxury homes. Our properties in the median price range just keeps growing as we are now in some suburbs, entering the median prices of outer Sydney region suburbs and so we should. Sales like 13 Elizabeth Drive, Noraville with an undisclosed price but more than doubling the last record sale of the area for a residential. 18 Soldiers Point Drive, Norah Head confirming Norah Head as a pinnacle area with a 2.5mil sale or even the Canton Beach Development selling at 4.4mil. But what does it prove, and why is this important to the below average, average or above average home? It is that the median price is shifting and that is a win in equity for all locals whose wealth has now increased because of the surge in the market place. Rentals have seen exactly the same, so the cost of living is certainly going up, with rental prices seeing more than a 10% increase over the last few months and this is certainly attracting the attention of new investors. We have also seen a huge increase of people wanting to come to the region to live and making a now or never decision that will change their lives. To get out of the city and up to the Central Coast, where 6

our research shows, a lot have been thinking of coming for quite some time. With a record breaking streak of leased properties and new business brought into the business, it shows that our activity in a lock down market place is exciting and certainly one I am very proud of. Is the market going to kick further? Who knows. I think the energy in it at the moment is extreme and yes, if you ask me I still think there is more in it but regardless, when thinking real estate you should take a long term view. This is hard for some people but it is truly one of the greatest wealth creators if you have long term vision.

Our sales office broke nearly every record we have with an explosive amount of huge results So, what’s next? Next with Covid, with the community and with the market? I am a believer that rain creates rainbows and sometimes the worst wrapped presents give us the greatest gifts. The greatest gift I have at the moment is my team and the thing that I am enjoying most is the daily zoom communications we have with each other. Inspiring each other to laugh, feel and above all, be pillars in the community and to work with those who may be struggling. The pride I feel for my team and people of the Central Coast is huge! #proudtobeacoastie

I

f you haven’t noticed, the suburb of Wyong has completely upped its game over the past few years, becoming quite the hub of activity with Bars, Restaurants, Cafés, and Entertainment. Its location, tucked between the beautiful Watagan Mountains and Yarramalong Valley to the West and the unspoiled Tuggerah Lake to the East is easy to access and great to explore. Located a short 1hr 30min drive North from Sydney and 1hr 10min drive South from Newcastle. You can also catch a train direct from Sydney to Wyong Station, with the journey taking around 1hr 45min. Wyong is an indigenous word meaning either “edible yam” or “place of running water”. The first European settler to settle in the area was William Cape, bringing cattle and sheep to the district on a 1000 acre land grant in 1825. Have a closer look at Jilliby, Dooralong and Yarramalong and you can easily see the quiet country farming life that he would have experienced almost 200 years ago. Wyong has an efficient and compact town centre that was an epicentre for the Central Coast for many years due to housing the Wyong Shire’s Council Chambers, Wyong Plaza Shopping Centre, Hunter Institute of TAFE Wyong Campus, Wyong Police Station, Wyong Local Court House, The Art House Wyong Performing Arts and Conference Centre as well as many banks, government offices, local businesses and community services. But lately, this area has seen growth that appeals to families and young millennials with some fantastic new business mixed in with old

favourites and has seen this gorgeous little town being put back on the map. The first place that needs a mention is The Wyong Milk Factory. If you haven’t been here, you should go! Established in 1906 it has been lovingly restored and salvaged and now showcases something here for everyone! Discover tasty and local produce at Little Creek Cheese and Luka Chocolates or delight in Daily Dough Co for the best doughnuts you’ve ever tasted. The Milk Factory Café is a favourite amongst locals and has been operating since 2014. It is located in what was previously the lab area of the main milk factory. The Café is best known for its delicious breakfasts, lunch, wood fire pizzas and great coffee. The Milk Factory Tavern is also where you can enjoy local and craft beers and great food offering local produce. All are served in a relaxed and friendly atmosphere on the river. If it’s entertaining kids that you need, then swing, climb and slide your way through the enclosed outdoor playground. It is a community playground that is great fun for all kids. Motel Mezza located at 98 Pacific Hwy, Wyong is a truly unique dining experience that dares you to be social. Offering an inspiring MiddleEastern menu. Inspired by the lobby of a 1930’s Motel it is owned and operated by Tara Senam & James Nouri. The Marshmallow Co is also a popular destination for both big, and little, people. Owner-operators, Brea and Joel create these fluffy little parcels of goodness that come in 40 different flavours like raspberry and white chocolate, lemon meringue, and toasted coconut. Another little old but new place to check out is The Chapman Building. Located on the corner of Alison Rd and Hely St and built in 1901, in its heyday, was the largest retail business between Newcastle and Sydney trading in food, clothing, hardware and homeware products. These days, the building thrives again having been lovingly restored and is home to Glee Coffee, House of Ellery, Over the Moon gift shop along with Scout & Trader and Evolution Hair Design.

If pubs are more your thing then Wyong has a few. The Grand Hotel and the Royal Hotel (or the top pub and bottom pub if you’re a local) offer beer, wine, traditional pub food, entertainment and some colourful local characters. If you need to find something outside to do Treetops Adventure Park located at Red Hill Rd, Wyong Creek is your answer. With an amazing array of challenges in the trees to enjoy. Featuring awesome flying foxes, cargo nets, Tarzan swings, tightropes and suspended rafts. You can also try out the thrilling 1km Crazy Rider, one of the longest roller-coaster zip-lines in the world. Starting from ages 3+ the whole family can partake. You can also enjoy mountain biking, bushwalking, horse riding, and 4WD touring in The Watagans, a beautiful chain of state forests and mountains. Olney State Forest is a paradise for campers, while the 4WD-only Jilliby State Conservation Area is a natural wonderland for adventure and bird-watching, home to more than 130 bird species. 13


Not many towns can boast a Horse Racing Track but Wyong can. Wyong Race Club has been growing with the local community for 150 years, they are committed to playing a valuable part in the future of the Central Coast region and have been serving, sponsoring, and entertaining the Central Coast since 1875. Offering some of the best track and training facilities in regional New South Wales and hosting 22 annual race meetings on one of the best provincial racecourse surfaces for thoroughbred horse racing.

One more staple in this beautiful suburb is Wyong Pool, where you will find the outdoor 50m Olympic swimming pool which has been home to thousands of school swimming carnivals and cooling off kids for as many summers as I can remember. You will find a range of places to stay in the Wyong area that are suitable for romantic getaways, family holidays, beach holidays or short breaks. Accommodation options include campgrounds and caravanning sites, beachside holiday parks, seaside hotels, farm stays, and luxury spa resorts. 14

Keeping Kids Busy One thing the past few months of lockdown have taught us, is that you need to appreciate what’s on your door step, or within 10km of it. We have asked around the offices and here are some FREE places to visit when there is nothing else to do. SOMERSBY FALLS Starting at one of the most spectacular and popular rest stops on the NSW Central Coast – Somersby Falls picnic area – Somersby Falls walking track winds down to the bottom of the falls along a graceful 100m path, with lookout stops along the way. This is a great walk at any time of year, but it really shines in the Summer months, when the cool spray offers a respite from the heat, and after heavy rains, when the falls are particularly striking. Tip, pack a change of clothes for the little ones. They will want to swim, even on a cold day.

Buff Point Jetty Located in a quiet pocket of Buff Point, off Buff Point Avenue is a lovely quiet little jetty where you can take the kids fishing. It’s along the bike track so when the kids get bored, they can scoot along the track, about 8km in either direction.

San Remo BMX Track

AUSTRALIAN STANDARD BMX TRACK Tucked away at San Remo is the incredible BMX Racing Track. Built to Australian BMX Racing standards, with extra skate park designed for all ages, levels and abilities in a community ownership model. WALLARAH POINT PEACE PARK, GOROKAN Wallarah Point Peace Park is located right on the water’s edge of Tuggerah Lake (close to Gorokan boat ramp), which gives this playground extra stars for setting. NEW TUGGERAWONG PATHWAY Just in case you are wondering how long the Tuggerawong Pathway is now, it’s 2kms exactly. WHAT IS THE FIRST STEP OF THE HOME BUYING PROCESS? It is always best to speak to your broker and bank to see where you sit for your particular scenario before inspecting homes so you know the budget you will be working with. HOW LONG DOES IT TAKE TO BUY A HOME? This depends on the individual. I have seen people buy houses their first week of searching and others take years. Remember to keep an open mind when looking and give your agent as much information as you can on what you’re looking for. WHY IS IT USUALLY A 6 WEEK SETTLEMENT Standard settlement period is 42 days (6 weeks) as it is a reasonable time for your solicitor/conveyancers and banks to discharge mortgages and instate the new one! In saying that, settlement periods can be negotiated for a specific day or time period if agreeable by all parties. SHOULD I SELL MY CURRENT HOME BEFORE BUYING A NEW ONE? Some people have the luxury of bridging finance but for the most part it is better to sell first. I have seen far too many people put the cart before the horse and have to accept a figure much lower on their home to make the time frame work. Put your home on the market and we can negotiate a fantastic price and a longer settlement to make sure you have enough time to find your next home.

HOW MUCH DO I HAVE TO PAY AN AGENT TO HELP ME BUY A HOUSE? You don’t have to pay us a thing to buy a home, we do it for the smiles – we just ask that you give us as much information as possible so that we can help you find your perfect match! HOW MUCH DO I NEED FOR A DEPOSIT? This depends entirely on your situation (first home buyer, investor, whether you own a property already etc.). Best to speak to a broker or your bank to know for your particular situation. HOW MANY HOMES SHOULD I VIEW BEFORE BUYING ONE? There is no answer to this one – some people look at 100 homes (this will confuse you) and some walk into the first one and they know it is for them! Best piece of advice is to have a list of things you want in a home so you can narrow the search down but keep an open mind. WHAT IF MY OFFER IS REJECTED? Sometimes circumstances don’t match perfectly for yourself and the owner or sometimes there is another buyer on the scene that matches better. Don’t be disheartened, you just gained some offering experience and market knowledge first hand that will better equip you for the next property. DO I REALLY NEED TO DO A BUILDING AND PEST INSPECTION? This is completely up to the individual although it is always recommended. Keep in mind that it is the inspectors job to pick up on every little detail. Just remember, homes are like people and cars, as they age they do wear and tear and show some extra cracks. WHAT IS A SELLER’S/BUYER’S MARKET? Traditionally a seller’s market means that the demand is high and buyers are paying a premium in the marketplace. In reverse, a buyer’s market is where there is a lot of option in the market place and prices are lower.
