1. F irst home buyers have entered t he market with incentives kicking in from 1st of July, so properties in the lower to mid-section are seeing some interest i n a market that should have little to none.

Short to medium term we will still see prices decrease, there will still be sales but now more than ever it is important to select a stronger and larger real estate team to help with your real estate needs as we have the experience to guide you to the best outcome, achieving better prices and dealing with more buyers is vital for our sellers in this market.

2. People upgrading, with prices taking a bit of a dip in those areas it allows people to get in and not only buy but lock in prices i n these areas.

Wow, what a difference six months makes and I feel that Real Estate has been very lucky.

Whilst the Reserve Bank notes inflation at a high of 6.1% and they are warning that interest rates are going to go much higher, real estate is still being purchased because of three key reasons: Darin's Desk.

3. I nvestors are being clever and decreasing t heir portfolio hold and repurchasing s omething cheaper.

What does this mean? We are still going to be seeing sold signs going up!

If you’re a buyer, you will have a larger selection of properties to cast your eyes over with some fairly attractive prices. If you’re a seller it means an opportunity to move on before the pain of 5,6 even 7% interest rates become the norm.

With so many awesome tenants in our rental system we have now found our yearly Tenant of the Year Award getting harder to judge. Wiseberry Heritage hosted a competition open to a selection of Central Coast high schools for the month of July. All art students from year 11 & 12 were encouraged to participate by submitting artwork that expresses the idea of 'Community' and what it means to them.

The front cover of this Heritage Elite Magazine was created by Isabella Garcia from Mackillop Catholic College in Warnervale. We interviewed Isabella to find out what makes her creative clock, tick, and to highlight her talent. What do you like about art? Art allows me to immerse myself in a world I created. With art, I can reveal the most intimate memories I have through colour and shape. I can depict different events in my life through art, having the potential to recreate the story. Just as art is my safeguard, it is also the thing that propels me. Where do you find your inspiration? I find inspiration in people. I believe that there is a place for everyone, and through my art, I can help them find themselves and their sense of belonging. Inspiration for me is found in everyone, everywhere.

Community and society are what inspires me. People are the drive of my inspiration and my motivation as an aspiring artist. What is your favourite medium? I find that working on my ipad with an apple pencil works easiest for me. It's portable and has many applications I can choose from. Who is your favourite artist? My favourite artist is Yadvender Singh. His use of graphics is so well organised and detailed, that I genuinely aspire to be like him in that sense. The creativity, tools, and process behind his designs for Marvel are amazing.

Do you hope to pursue a career in art? Yes, I've been aiming to enter the field of graphic design ever since I was in primary school. What is your favourite thing about the Central Coast? The laidback lifestyle and beautiful beaches are my favourite thing about the Coast. What fruit would you be, & why? I'd be a lychee because they're sweet and unique. The Australian Government offers assistance to people who are trying to buy their first home, called the First Home Owner Grants (FHOG). Before putting a deposit down, talk to your conveyancer or solicitor about one of the following schemes or grants. With limited spots available, be sure to be organised when applying, and give yourself plenty of time before starting your search.

When buying your first home, saving the deposit can be a very lengthy exercise. The aim of the scheme is to shorten this Thetimeframe.scheme allows eligible purchasers to buy a home with as little as 5% without the requirement to pay Lender's Mortgage Insurance (LMI). The Government only allows a certain number of these grants per financial year.

First Home Buyers Assistance Scheme Transfer Duty, or Stamp Duty, can slow first-time buyers from purchasing. On a $600,000 house, transfer duty is about $22,500 – and paid up-front.

As a first home buyer purchasing up to $650,000 as a purchase price, you are exempt from transfer duty – saving first home buyers up to approximately $25,000. If you're purchasing a property for $650,000 to $800,000, you will receive a discounted rate as a first home buyer.

First Home Owners Grant (FHOG) This scheme gives $10,000 towards the purchase of a home – as long as it's brand new and occupied by the purchaser for at least 6 months. When purchasing a new or substantially renovated home, there is a cap of $600,000. However, if you are planning to build, you will purchase land and sign a building contract, then the cost of the two are added together and the cap applicable to this is $750,000.
