With many options opening up we have a selection of wonderful properties about to hit the market, some will blow your mind. With the sales market moving around 15% in the last 6-8 weeks there is no question that prices are on the rise, but the big question is, how long can this last? The first thing you need to know is, where are the buyers coming from and what kind of buyers are they. Buyer : Our statistics show that we have a large contingency of first home buyers who are hitting the market scared of not only missing out on the cheaper prices but also on missing out on the cheaper interest rates. With the added pressure of not many available rentals in the market, this has forced the hand of the young people to get out there and challenge the investors to find a property. On the flip side to this, the added equity, which is the difference between the value of the property and the debt, is growing for their parents and many are opting to help their kids get into the marketplace with this new found money.

oukley is a holiday town on the shores between Budgewoi Lake and Tuggerah Lake. A narrow strip of land the town was originally called Toukley Oukley, said to be the Aboriginal name for the place, meaning “rough and smooth”. Local people soon shortened it to Toukley, but it took until 1969 for the name to be officially changed. In the past few years we have seen a rise of fantastic little shops, cafés and homeware stores and with the opening of the Beachie in April, this little sleepy town is fast becoming a thriving and bustling village. For the foodies out there, if you have not been to Trinhy’s Vietnamese restaurant on Main Road you are missing out. With fresh and traditional recipes on the menu, you will be surprised this little place is local. Opposite that you’ll find Mexicoast Cantina where the menu is full of flavours and flare. Best of all you can wash it down with a frozen margarita while soaking up the atmosphere of all that is Mexicoast. If you love coffee, and who doesn’t, then Toukley has some amazing coffee joints to try. Rise Mofo located at 327 Main Road is a humble little ray of sunshine that usually has 20 people milling about outside most mornings at any given time. Blackfinn Espresso is a quirky caravan cafe at 283 Main Road and Board City Surf Shop has a hole in the window style ordering or go in and have a browse at the surfwear and boards while you wait. If it is homewares that you are after you should definitely pop in and say hi to Jo at Coastal Road. This is a place where you can spend an hour looking in every nook. From artworks to furniture, throws to candles, you’ll find something, even if you’re not looking. Beachin Surf is another staple to Toukley, having been around since 1984. Walking Tracks Mount Bouddi Walking Track Starting at Mount Bouddi (Dingeldei) picnic area, Mount Bouddi walking track is a short and easy walk through beautiful bush land with spectacular coastal views, making it a must -do for anyone visiting Bouddi National Park. With some short steep sections, this walking track leads through eucalypt woodlands dotted with grass trees and burrawangs. Watch for flashes of vibrant colour as parrots dart through the trees and listen for the uplifting laughter of the kookaburras. Somersby Falls Walking Track Somersby Falls walking track winds down to the bottom of the falls along a graceful 100 metre path, with lookout stops along the way. This is a great walk at any time of year and after heavy rains, when the falls are particularly striking. Be sure to bring your camera and keep an eye out for local wildlife, including water dragons, frogs and goannas. If you look up, you may even spot a kookaburra – bird watching is terrific here, so don’t forget binoculars either. Maitland Bay Track Maitland Bay track is a short, steep walking track beginning at Maitland Bay Information Centre. It then winds downhill to the secluded Maitland Bay, past the Bullimah Spur track junction, rock landings, gullies, Hawkesbury sandstone and Bouddi Grand Deep rainforest. Stop to swim, look for shells or simply dip your feet in the water. If it’s low tide, head to the bay’s eastern end to see remains of the PS Maitland, tragically wrecked in 1898. You may want to walk the flatter three kilometres to Putty Beach for an easier return.

Pretty to Pebbly Beach Walking Track Pretty Beach to Pebbly Beach walking track is a great walk to exercise the body and refresh the mind. This long bush walk leads the forest hinterland of the central region of Murramarang National Park. It combines the beauty of the beaches and forests of this unspoiled South Coast region. You may arrive at Pebbly Beach to a welcoming party of kangaroos. Either way, the panoramic coastal views, with its turquoise waters, will be worth the effort. Cool off with a swim in the crystal clear ocean before tucking into a beach side picnic. The Coast Walking Track Discover one of the Central Coast’s most beautiful walks. The Coast walking track runs through a narrow strip of forest between Forresters and Bateau Bay Beaches. Setting out from Bateau Bay Beach picnic area, you’ll wander along cliff tops, past blackbutts and spotted gums, and absorb spectacular coastal views as you go. The best time to walk is between May and August, when you can do some whale watching from Crackneck lookout along the way. Budgewoi Lake Foreshore Walk This pleasant trail starts from the round about at Noraville, past Slade Park, Budgewoi. After crossing the bridge over the channel it follows a shared path around the shores of Budgewoi Lake. Along the way you can stop at Edgewater Park, Buff Point where there are picnic tables, children’s playground and public toilets. Keep walking on the path along the shores of San Remo until you reach Charmhaven Bridge. 21
