A little bit of history

“A big WELCOME and enjoy”

The town’s name is believed to derive from the French word ‘Le Flete’ meaning shallow water and refer to Fleet Pond. The area remained largely undeveloped until the advent of the railway in the mid-19th century, so most of Fleet’s buildings date back no further than the Victorian era. The town has expanded rapidly in recent years with purpose-built developments such as Ancells Farm and Elvetham Heath significantly increasing the housing stock available and the overall population.

Fleet has an eclectic mix of properties catering for the sales and rental markets, from stunning family homes to contemporary town centre apartments. While most towns have a ‘Golden Triangle’ of high value properties, Fleet has the ‘Blue Triangle’ which sprang up following the arrival of the railway in 1847 and is made up of large period houses set in tree-lined plots. The area is bounded by the Fleet Road, Elvetham Road and Reading Road North, and holds an enduring appeal for those looking to invest in a family home in this conveniently located commuter town.

Why move to Fleet?

Fleet is situated in the Hart district, which has in previous years been ranked the best place to live in the UK by the annual Halifax survey, which takes into account a range of factors like health, life expectancy and employment.

It is no wonder the people who live here are

happy and prosperous, as they get to enjoy the best of both worlds with transport links ideal for commuters to London, but also offering ample opportunity to escape the town for the countryside or the seaside resorts of the south coast. There are also many pretty towns and villages to explore nearby such as Church

Crookham, Hook and historic Odiham.

The new Hart Leisure Centre has facilities including a state-ofthe-art gym and two swimming pools, and there are a range of sports clubs and recreation grounds in the area.

Ideal living

Fleet has a number of public parks, gardens and play areas ideal for families. Fleet Pond is a local nature reserve of over 140 acres with the largest freshwater lake in Hampshire and a multitude of pleasant walking routes, a large portion of which has been designated a Site of Special Scientific Interest. North Hants Golf Club is also nearby for those looking to practice their swing.

Fleet is a family-friendly town with a great selection of state schools for all age groups, including Fleet Infant School, Heatherside Infant and Junior Schools, Calthorpe Park School and Court Moor Secondary. Further educational establishments serve the communities of Elvetham Heath and Ancells Farm, including Ancells Farm Community PreSchool and Elvetham Heath Primary School. St Nicholas’ School in nearby Church Crookham is an independent establishment for girls aged 3-16.

A commuter town offering

excellent transport links to the capital, Fleet has a mainline railway station providing services to London Waterloo in under an hour. Junction 4a offers easy access to the M3 motorway, which links Southampton and London, and provides routes to the wider motorway network. The towns of Basingstoke, Farnborough and Farnham are all accessible by car in under 30 minutes.

DREAMS DO COME TRUE

Renaissance Interiors have been revolutionising people’s homes for 32 years, and has now moved into a newly refurbished base on the High Street

For interior design company Renaissance Interiors, 2023 marks a significant time in its 32 years. Karen Chapman, owner and creative director, collected keys to the new design studio office in early March and has moved her team into the newly refurbished Hartley Wintney high street location.

After years of working from her home studio this brings the creative and administrative teams together and sparks an exciting moment in the business. Specialising in interior design and home renovation, the new studio office allows the team to work more collaboratively whilst also offering a space to house and view their extensive fabric and wallpaper library.

The team also extends a warm welcome to customers to visit and discuss their interiors projects and peruse schemes and designs. This creative space already has had a transformative effect on the business with a record number of active projects. “Having the team together in our new studio office is a dream come true for me! I’m loving the buzz of our meetings and the creative flow that these produce,” says Karen. Karen started Renaissance Interiors in 1991 having begun her career in theatre design and stage-management at the Royal Welsh College of Music and Drama, Cardiff. With several years of working in the theatre by night under her belt and working for an interior design company by day, Karen took the bold step of focussing wholly on the field of interiors. Initially the business offered bespoke soft furnishings but over the years it has expanded to include complete home renovation, bespoke furniture design and interior design services.

Building on her own passion for design, a keen eye for detail and aesthetics, Karen has grown her team to include interior designers, an assistant designer, client liaison, and marketing assistants, as well as a dedicated team working in an off-site curtain workroom.

All share Karen’s commitment to quality and belief that every project should be completed to the highest standards, using only the finest materials and products whilst never losing sight that at the heart of each project is the client. This focus on customer service and quality has established.

Renaissance Interiors as a trusted and reputable company winning it eight consecutive awards from the world’s largest global interior design platform, Houzz. In recent years, there has been a growing demand for interior design services. In fact, one positive legacy from the pandemic is that homeowners are now looking at their existing spaces in a way they never have done before.

Merely bolting on extensions to create more space is not always the answer where the home is required to serve multiple functions and adapt with the changing demands of a family. Karen has developed strong collaborations with architectural design firms and the building trades to expand the Renaissance Interiors services into design and build. This allows the company to work with clients in an holistic way offering solutions to meet their current needs whilst also helping to address those that may arise in the future.

In this way, interior design is no longer seen as a bolt-on to the end of a building project, but a fundamental element which is considered at the beginning. Any architectural plans or building requirements will have the interior design solutions built-in. This also ensures that any required tech, lighting, window dressings, fixtures and fittings are provided for at design stage eliminating the need for costly retrofitting.

Visualisation is everything! Adopters of new technologies, the team uses the latest design 3D modelling tools, enabling its clients to see accurate and realistic visualisations of the designs, allowing them to understand how it will feel to be living in their new spaces. This really does make the designs come to life!

“We’re really delighted to be firmly embedded with the other businesses on such a thriving high street. Even though Renaissance Interiors has been going strong for over 30 years, this marks a new stage in our development and I’m excited to see what the future has in store!”

De Havilland Arms

De Havilland Arms is the perfect example of a traditional country pub and restaurant at the heart of its local community. Named after Geoffrey de Havilland, the British aviation innovator who, in 1912, used Fleet Pond to test his revolutionary ‘float planes’ (Sea planes), the pub was designed to look like the farmhouse and buildings on whose land the Elvetham

Heath estate was built. With a beautiful outside terrace garden and roaring log fires and oak beams inside, as well as regular events, the De Havilland Arms really is a pub for all seasons and occasions. Always dog-friendly

Local Schools

Where our children spend most of their week and how they are being educated is a decision which should take some serious consideration. We have put together this list of suggestions to make your life a little bit easier. Many local schools and nurseries offer free tours so please go and visit your choice options before making that final important decision.

Court Moor Secondary School

The school motto of ‘Caring to Achieve’ is evident in all aspects of school life and it embodies one of the greatest elements of Court Moor – the caring, inclusive community of staff and students. Visitors regularly comment on how warm and friendly the staff and students are; this is something we really pride ourselves on. We value the strong relationships we have with the parents and aim to make Court Moor ‘a great place to be and a place to be great’. High academic standards are important at Court Moor and we are unashamed of our promotion of traditional values in our students, such as pride in uniform, respect and courtesy. However, we are very conscious that we are educating 21st Century learners and we consider the ‘results’ of a Court Moor education as more than just qualifications, it is about attitudes and attributes for life.

Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

www.hart.gov.uk/planning-and-buildingcontrol/planning-developments

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
