A little bit of history
“A big WELCOME and enjoy”

Greenwich is the global centre for timekeeping: it’s home to the Prime Meridian Line where time begins and ends. It’s also where you’ll find the Royal Observatory, from which the world’s first weather forecast was issued in 1848. The Greenwich area has a fabulous maritime history, with the south bank of the Thames once swarming with seamen and naval officers. The Old Royal Naval College, partly designed by Sir Christopher Wren, is one of the country’s most magnificent buildings with the Painted Hall certainly one of London’s most beautiful spaces. Greenwich is one of only four London boroughs with ‘royal’ status, which it was awarded during the Olympic year of 2012.

Greenwich has a variety of available property, from Georgian and Victorian period conversions and houses to ultra-modern riverside developments. Popular addresses include the villas and terraces of the Ashburnham Triangle in much-favoured West Greenwich; Crooms Hill, which runs the length of Greenwich Park’s western edge; the period properties of Hyde Vale; the landmark New Capital Quay apartment building; and the riverside Peninsula Tower apartments on the North Greenwich peninsula, which have stunning views of Canary Wharf.

Why move to Greenwich?

While it is at the heart of London’s maritime history, Greenwich has a charming village feel that’s partly due to its collection of independent shops, markets, restaurants and open green spaces.

A lot of daily life in the borough revolves around the Royal Park, where despite the (temporary) absence of our famous red and fallow deer, there is still a remarkable diversity

of wildlife including insects, birds, hedgehogs and the occasional urban fox, green spaces and orchards, along with the stunning Royal Observatory and the globally significant Prime Meridian Line – where the recording of time begins and ends. The borough has a variety of housing options, all well suited to city commuters but with a wide breadth that spans chic riverside apartments for professionals, charming

Victorian cottages for young families and downsizers, and large Georgian and Edwardian villas for older families. Though the navy may have left, its heritage remains and many day-trippers head east to explore the beautiful Old Royal Naval College and its stunning Painted Hall. With excellent amenities and stunning city and river views, Greenwich is a superb choice.

Ideal living

Greenwich Market is predictably popular and has market stalls and a food court. There’s a busy town centre with all the required shops and services, with a number of nautically inspired antiques shops. There is superstore shopping locally with Sainsbury’s and Waitrose and a selection of smaller convenience stores.

The area has all the popular national names, including Bill’s and Franco Manca. There are many pubs too, some with a maritime slant, including The Old Brewery in the Old Royal Naval College, the Pelton Arms, the Trafalgar Tavern and the Cutty Sark. You can find anything from steak to sushi and Nepalese curries in Greenwich.

Greenwich Park is the oldest of the all the Royal Parks, with rose and herb gardens, the Queen’s Orchard and vast lawned spaces, not to mention the Meridian Line and the Royal Observatory. There’s also the Maryon Wilson Animal Park – a family friendly urban farm – and Pleasaunce East Greenwich.

Greenwich’s schooling options include a selection of independent schools in nearby Blackheath, such as Blackheath Prep, The Pointer School, Blackheath High for girls and St Dunstan’s in Catford. Halstow, Millennium and Tidemill are all Ofsted-rated ‘Outstanding’ primary schools, while St Ursula’s (girls only) is popular at secondary level. James Wolfe Primary, with its deaf specialism, is also popular.

Interview with ‘London Design House’

Tell us a little about the background of your firm?

We are a London based design house, located in the heart of Greenwich, with 17+ years experience focused on creating and delivering luxury bespoke architecture and interior design. Using our wealth of experience and specialist expertise in luxury design, we curate and craft beautiful spaces, which are underpinned by a pragmatic approach towards design implementation and delivery. We specialise in working with existing properties, particularly in Conservation Areas and Listed Buildings. We work primarily in the prestigious areas of London and the South East, and are accustomed to negotiating the challenges and constraints of working in these locales; finding novel, unique and bespoke solutions to unlock the potential of the schemes and properties we work on. Working with both private residential clients and high end developers we take great pride in realising our client’s aspirations, providing full architectural and interior design services and successfully overseeing our projects from concept to completion.

Our design principles are founded on a mutual respect for context, function and most importantly client brief. Each project we take on is unique and together with the client we define and create a strong design narrative, upon which the spatial and material aesthetic are founded on.

What type of projects have you been working on recently?

We have recently completed a significant

private residential refurbishment of a Listed Property, for which we provided a full ‘turn-key’ interior design service. Undertaking a careful refurbishment of the property, we reinstated existing period features, and decorated in a sophisticated, eclectic classic style. We were also responsible for designing, procuring, and overseeing the furniture installation, ensuring every detail was completed to the highest standards.

We are currently working on an extensive Mews house project in a Conservation Area, gaining planning permission for a new basement and roof top extension. We were appointed both architect and interior designer for this project, creating a unique and luxurious contemporary scheme, and are now overseeing the construction and delivery of this challenging project on site.

Do you work with investors and landlords?

We work as architect and interior designer for both commercial and private investors and landlords. We have extensive experience in commercial developments and so have a keen understanding of budgets, optimisation and maximising potential of sites, and properties.

Looking back, is there a job that you are most proud of?

Each project is unique and provides us with a great sense of pride and satisfaction. The idiosyncrasies of each project and the journey to completing them, make them all special for us. If we had to pick one it would be the Michelin Guide Restaurant we completed last year. It was our first restaurant, and working within the constraints of an old bank in a conservation it required every ounce of experience to create incredibly functional, simple and beautiful spaces.

Are you happy to give appraisals to Hamptons clients before they exchange?

Yes, we offer and undertake appraisals regularly, helping clients align their aspirations and expectations of the property based on informed advice. We can provide on site consultation for a small fee, or a more comprehensive Initial Appraisal or Feasibility which assists the clients by exploring ideas early on.

Tell us a little about the background of your firm. PHASEZERO began as the initial phase of a comprehensive plan to achieve complete turnkey projects. Our strength lies in our diverse specializations: Lisa brings expertise in architecture and management, while Flavia excels in interior and landscape design. This blend of experience and knowledge allows us to address a wide range of challenges and contribute innovative ideas to our projects.

What type of projects have you been working on recently?

We’ve been fortunate to work on a variety of projects, keeping our work dynamic and engaging. Recently, we’ve completed high-end restaurant and residential projects in Italy, a comprehensive flat renovation in Southwark, urban landscapes and bars for a major UK developer in Putney, and a custom library/sofa for an exclusive client in Kensington. We thrive on diversity and approach each project with the same level of professionalism.

Looking back, is there a job that you are most proud of?

Interestingly, one of the projects we are most proud of was never built. It was a modern

wrap-around extension in South London, where the client gave us full creative freedom. Although the client eventually relocated, the design process reminded us why we chose this career path. This project pushed us beyond practical extensions and planning applications, encouraging us to pursue more intricate and challenging work. It marked a turning point in our approach and has led to greater success and satisfaction.

Are you happy to give appraisals to Hamptons clients before they exchange?

Absolutely. We are happy to discuss the potential of future projects for the properties being purchased. While we cannot guarantee council approval, as it depends on local authorities and neighborhood considerations, we can provide a statistical likelihood based on area-specific policies and trends.

What are the current trends?

We’re observing a shift away from minimalist and modern designs towards more classic and elegant styles, with an emphasis on sustainable sourcing. The two most popular styles are Neoclassical and Mediterranean, often featuring pastel colors.

Interview with Kido School

Tell us a little of the history of your nursery Kido is by parents, for parents - we are owned and operated by a group of parents from all over the world. We were set up in response to our founders’ struggles as young parents in different countries searching for high quality early years education. Since our first nursery school opened in 2014 we have been obsessed with two things: improving learning outcomes for children, and our service to parents.

What would you say is special about Kido

There are many special elements to Kido that we are very proud of. Our international early years curriculum makes Kido settings truly unique. Are there any facilities you are particularly proud of?

We take a great deal of time and effort to plan and create classroom environments that support children’s learning. We believe children learn best in natural environments that are calming

and allow children to focus on the activities and experiences available to them. We ensure our indoor and outdoor play areas give children a space where they can run, jump, climb and fulfill all of their developing physical needs. Our nurseries are equipped with natural wooden toys and furniture which echoes our commitment to sustainability and reflects on our Reggio Emilia and Montessori inspired curriculum. We work with various suppliers globally to ensure the children have toys and equipment to aid their natural exploration of the wonderful topics on offer in each classroom. This means you’ll find STEM laboratories in our settings, complete with lab coats and safety glasses, we have home corners that reflect different cultures through the clothing, books and food on offer, and you’ll always find a wonderfully presented, clean and welcoming nursery at any Kido threshold you cross.

Kido’s school readiness program is run each year for our cohort of school leavers. We cover all of the required academic topics, Maths, Phonics, Reading and Literacy while also incorporating a huge focus on our children’s personal, social and emotional wellbeing and development.
