Interview with ‘Lynda Carroll Architects’
• Building Control submissions
Party Wall services and awards
• Detailed construction drawings
Tender documentation
• Site supervision and completion
Our services can be tailored to suit each client, project, and budget.
What characteristics set you apart from other practices?
Tell us about the background of Lynda Carroll Architects?
My career as an Architect began in design practices in Belfast and London where I gained a wealth of experience working as a Project Architect. I specialised in high profile schemes within the residential, commercial, entertainment and hospitality sectors throughout the UK for household names such as Universal Music and Warner Brothers.
In 2016 I decided to use this knowledge and expertise to venture out on my own and form Lynda Carroll Architects. The practice specialises predominantly in residential and commercial projects ranging from innovative extensions and new builds to elegant renovations throughout the Home Counties. Our service is design led and client focused whereby the aim is to deliver optimal design solutions whilst complimenting the surrounding built environment.
What’s your customer process from receiving that initial enquiry?
Once we receive an initial enquiry, we arrange for a telephone call to introduce ourselves. If the project is something we can help the client with then we will book in a face-to-face meeting at the property to discuss the project brief and budget in which we can then prepare a fee proposal for approval. We share our project experiences with clients, apply creative thinking to every scheme and guide them through each stage of the project. We offer a flexible and fully integrated professional service including:
• Conceptual design schemes
• Submission and management of planning applications
We have a passion for people just as much as we do for buildings. As Architects, our goal is to create functional buildings for clients based on their varying needs and desires. Understanding our clients is imperative and is ultimately the key to success in each of our projects. We view every project as a design challenge through which we offer practical and creative solutions.
Could you illustrate an example of a residential development you worked on locally and the outcome for your client?
We recently worked with a client who, in their words, bought the “ugliest” house on the street. However, they loved the location and asked for my advice on what they could do with the property before they purchased it. Having spent a lot of time analysing the property alongside the client’s aspiration, I felt there was significant untapped potential. The existing 3-bedroom box house was on a very generous corner plot but struggled with natural light and did not ‘flow’ well internally or connect with its beautiful surroundings. By reconfiguring the layout and extending front, back and side we were able to create a beautiful 5 bedroom family home, optimising the use of glass in this instance to connect the indoor and outdoor spaces, giving beautiful views to the garden, whilst the large open plan kitchen diner

A little bit of history
“A big WELCOME and enjoy”
There is evidence of settlements on the site dating back to Roman and Saxon times, however the town began to grow when a bridge was erected at a key point across the Thames in the late 13th century and adopted the name of ‘Maidenhythe’ around this time, which later evolved into Maidenhead. Situated on major travel routes, the coaching trade brought prosperity to the town in the 18th century before the arrival of the railway in 1838 and Isambard Kingdom Brunel’s famous Maidenhead Railway Bridge built in 1839. Transport links have been key to Maidenhead’s growth and development throughout history, and this is reflected today in its position as an essential commuter town.
The diverse nature of property in Maidenhead means it is suitable for all tastes and budgets, with many options available for buying and renting. Homes in Maidenhead and the surrounding areas range from Victorian terrace houses with all their period charm to new build apartments with all the latest mod cons to detached rural houses perfect as a family home for years to come.
A quick walk around Maidenhead presents you with an array of local landmarks, including the clock tower, located on Station Approach and erected in 1897 to commemorate Queen Victoria’s Diamond Jubilee, and the iconic red-brick railway bridge built by Isambard Kingdom Brunel.
Why move to Maidenhead?
It is surrounded by charming villages aplenty, including the foodie haven of Bray and traditional Cookham which is wellplaced for walks across National Trust land, including the grounds of the stunning 17th century Cliveden House.
Perfectly situated for commuting to London,
the mainline station has services to Paddington in around 30 minutes, while excellent road links give easy access to the national motorway network and Heathrow Airport. Many Londoners move to the area, drawn by the spacious homes, excellent schooling options and surrounding countryside.
Maidenhead’s high street and Nicholsons shopping centre have much to offer, from small boutiques and independent traders to high street favourites, such as Marks and Spencer’s, Waitrose, Sainsbury’s and H&M. Other local amenities include several post offices, a library and a multiplex cinema.
Ideal living
Residents of Maidenhead will enjoy the ample green space offered by its many public parks and gardens, including the extensive Braywick Sports and Recreation Ground which is home to Maidenhead Rugby and Athletic Clubs, several sports courts, a driving range and mini golf. There is an array of fabulous riverside walks along the Thames, including at Boulter’s Lock and Ray Mill Island, and National Trust woodland to explore at Maidenhead Thicket and Pinkneys Green. Windsor Great Park is also a short drive away providing public access to 4500 acres of stunning grounds owned by The Crown Estate.
Eating out in Maidenhead encompasses a vibrant collection of restaurants, pubs and bars, with options spanning everything from delicious sushi at Miyazaki to the lavish Thai Orchid to straightforward European fare at the popular Coppa Club. For light meals or a hot drink, there are also a fantastic range of independent cafes.
Nearby Bray is an epicurean hotspot, home to two of the highest-ranked restaurants in Britain with three Michelin stars apiece: Heston Blumenthal’s The Fat Duck and the Roux brothers’ Waterside Inn.
Situated around 30 miles to the west of London, Maidenhead is ideally positioned for commuters and residents benefit from strong transport links.

Interview with ‘Alexander James Interiors’
What services do Alexander James Interiors provide?
Alexander James is one of the leading Interior Design houses in the UK, recognised in the World’s Top 100. We serve private clients, property developers, and commercial partners who value a different approach for carefully considered creative design that is seamlessly seen through to an exacting standard. For all private residential projects, whether they are classical superprime properties or modern apartments, we will provide a dedicated designer who delivers a level of service and attention to detail that is second to none from the start to the finish of the project.
What types of projects do Alexander James Interiors work on?
From complete turnkey projects to one or two rooms, AJI is happy to offer Hamptons buyers a free face-to-face consultation before or after completion to explore our bespoke services in more depth. Unlike many of our competitors, we do not charge a design fee. Designed with not just aesthetics in mind but equally practicality and longevity, our experienced team of over 30 Interior Architecture and Interior Designers based in our Head Office in Twyford has all the expertise and facilities to help you create your dream home.
What are the benefits of using an interior designer?
Having worked on thousands of houses, we are able to guide our clients through the process seamlessly, exploring quality, budget, and practical living solutions for their new home. Whether it is a new build shell that needs some homely touches, a complete modernising renovation job, a
dress to sell for all our vendors out there –(a sure-fire wire to set yourself apart from the rest of the market) or indeed a build from scratch. AJI has a tailored team to help ensure that your project is completed to the highest of levels.
In developing a style for a client’s property who takes the lead or is it a collaborative effort?
As expected, every project and client we get the honour of working with is different and their motivation to engage with AJI varying. Some clients are time poor, or live overseas, others need help with commercial decisions or are investors. Others love interiors but just struggle to make a decision. We take a comprehensive brief at the start of each project and work collaboratively with our clients to work out their design narrative. We welcome them to our showroom, take them to suppliers’ factories as well as of course do many on site visits to ensure our clients feel fully informed of their choice options at all times.
What has been some of most successful projects to date?
Working across not only the UK but globally has allowed AJI to be a part of many award winning private and commercial properties. It would be impossible to pick just one. However, we are currently working on some amazing turn keys properties in the local area for private clients that understand quality and luxury but equally want to create a timeless, practical welcoming home. Combining all talents within the design studio always results in some of our favourite and critically acclaimed projects.

Interview with ‘RDF Carpets and Flooring’
So how did your company come into being?
Our family business is founded by two brothers, Vincent and Ricky French, who together have over 40 years of experience in the flooring trade. Fresh out of education, both found employment in the flooring industry, working their way up from warehouse assistants to working on the tools. Over the years, the brothers have gained valuable experience and training, acquiring all of the skills necessary to enable them to not only offer a professional floor fitting service, but to also run a successful business, which they continue to do.
What products do you offer and what is most popular?
We supply and install Carpet, Vinyl, Laminate flooring and LVT (Luxury Vinyl Tile) Carpet still remains the popular choice in homes due to the comfort, warmth and cosiness it brings. We have so many various brands, colours, textures and designs in wool and manmade yarns. You will be sure to find a carpet that suits your lifestyle, budget and personal style.
However, we are getting more demand for LVT. This is mostly due to the desire for a low-
maintenance, family friendly versatile and durable floor.
Have there been any major changes in trends and customer demands over the years?
There have been a few trends over recent years, one long-running trend being the Grey phase! Grey was and is still the colour of choice when it comes to new flooring. However, recently, we have customers who want to break away from the crowd, and come to us wanting something different, which usually ends up either as a bold colour, or a “Greige”.
Also, when it comes to being ‘different’, a lot of people want to make a wow statement these days, especially on their stairs, so we get a lot of requests for stripes, zig-zags, patterns and stair runners for these.
What advice do you find yourself repeating most frequently when speaking to customers?
Be clear on what will suit your needs, lifestyle and budget when looking for your new floor. Also, allow time. We find that, especially when it involves new-builds, extensions or a new house-buy, the flooring is almost always the last thing to be done. This can also mean that it has been overlooked on time and budget, leaving the customer feeling rushed and potentially compromising on quality due to funds. We advise to do your best to allow a good budget, even if it means coming to see us weeks or months in advance of your ideas, to get a realistic view of what can be achieved, and we will happily work with you every step of the way.
What are your top of the range products in terms of underlay and carpet?
We stock many high-end ranges, including Westex, Penthouse, Adams, Hugh Mackay and Brintons amongst many others. A good highend underlay to pair with these could be one of Cloud-9, Tredaire or Duralay as an example. If some of these ranges are slightly out of reach in terms of budget, we hold many mid-range carpets that are so luxurious, they will look and feel as though you have pushed the boat out!
Local Schools
Where our children spend most of their week and how they are being educated is a decision which should take some serious consideration. We have put together this list of suggestions to make your life a little bit easier. Many local schools and nurseries offer free tours so please go and visit your choice options before making that final important decision.
Braywick Court School
We are a one form entry primary school located in the grounds of the beautiful Braywick Nature Reserve in Bray, Berkshire. Braywick Court School opened its doors in September 2014, with our brand-new school building opening in November 2019. The family-feel of the school can be attributed, in part, to our dedicated and supportive governing body who work collaboratively with staff to ensure the very best outcomes for pupils.

Interview with ‘Lynda Carroll Architects’
• Building Control submissions
• Party Wall services and awards
• Detailed construction drawings
• Tender documentation
• Site supervision and completion
Our services can be tailored to suit each client, project, and budget.
What characteristics set you apart from other practices?
By reconfiguring the layout and extending front, back and side we were able to create a beautiful 5 bedroom family home, optimising the use of glass in this instance to connect the indoor and outdoor spaces, giving beautiful views to the garden, whilst the large open plan kitchen diner is now ideal for entertaining family and friends. What is the most pleasing aspect of your job? What I love most about my job is seeing how happy clients are with the end result of their project and how this can improve the way they live. It can be a long process from the initial concept design until the project is built but hearing their feedback on how the design has improved their home and their living quality is very rewarding.

Sara Mayne - Somatic Movement, Yoga, Tai Chi, Qi Gong
I am a teacher of Qi Gong, Restorative Yoga and Somatic Movement. And run regulate weekly classes and half day weekend workshops. The aim of my teaching is to enable my students to feel comfortable and at ease in their bodies. To regain full movement potential without pain or restriction. My overall approach is to firstly connect us back to ourselves to begin the process of “checking in” with our physical being. Once we start to look within to see how we are feeling on a physical level we can then start the process of trusting the aspects that feel good and develop a greater connection. 7 Heathlands Dr, Maidenhead SL6 4NF. 07732 705644

Interview with danetti
Tell us a little about the background of your business?
I founded Danetti back in 2006 with the vision of providing aspirational yet attainable contemporary furniture. I travelled to Europe and Asia with my designs to source the best factories, materials and finishes that could help us create our first furniture collections. From there, we have grown from strength to strength expanding into multiple categories helping our customers turn their houses into homes. We have opened our first showroom in Bracknell Berkshire with our HQ above. The whole design process from end to end is created in our offices and having the showroom below where we can showcase our ranges and get customer feedback is invaluable.
What does Danetti pride itself on?
We believe we stand out. Our offer, our values, and our customer experience. Customers are at the heart of everything we do. Seeing our customer’s homes come to life with Danetti furniture, designed with quality, durability and longevity in mind for family living, is what makes the teams excited to develop the next ranges.
Looking back, what are you most proud of?
Creating a brand and designing our own ranges of furniture which are stylish, contemporary and built to last. We now employ over forty people, have our first showroom and have a strong online presence which continues to grow.
What can customers find when browsing Danetti?
We have an extensive range of dining, upholstery, bedroom, living, lighting and garden furniture as well as rugs and mirrors to complement. Regularly we launch new collections and add in new colours throughout the year. The showroom is home to a wide selection of products and the sales team are excellent at helping customers find the right products for them through the website. We also offer free fabric swatches and follow up with every customer to help the decision be that little bit easier.
Are you happy to give appraisals to Hamptons clients before they exchange?
We have several ways Hamptons clients can connect with us. Firstly in person or virtually with our showroom team or by calling our experienced sales team that know all our products to the finest detail. We can also guide our customers through room designs via consultations and mood board ideas, pulling from all our ranges and providing customers with the ultimate Danetti experience and a home they can be truly proud of.
What are the current trends?
Pairing with a neutral palette, we are designing into warm and earthy tones which enhance colour schemes, offering a sense of stability and grounding in home decor, which is very relatable to the current climate. We have some great new materials coming through such as marble and mango wood as well as new ceramics that are scratch-proof and heat resistant perfect for family life.

Planning & Building Control
Unsure which services you need?
If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.
Please note that many developments will require both.
What is planning?
Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).
You will probably need planning permission if your proposed development will do any of the following:
• create a new building, or change the use or appearance of an existing building
• affect the sunlight, privacy or outlook for neighbouring properties
• affect the nearby area with noise disturbance, smell or fumes
• work on or around listed buildings or any conservation areas
• affect traffic volumes, road safety or access
• change the density of development in an area
• use significantly different materials or finishes from nearby properties
• have an effect on existing trees
What is building control?
Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
