WELCOME
A very warm welcome to Belsize Park and the surrounding areas from all of us at Hamptons. You will be moving into one of the most highly regarded villages in London. Desirable homes, tree lined avenues, diverse shops and restaurants and an eclectic, vibrant population. Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869. We were pioneers, setting standards that few of our rivals could match and this hasn’t changed since. Today, 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their, ‘home experts’. Yours sincerely, Jonny Pirouzi- Head of Sales Taras Khimey- Head of Lettings

A BIT OF HISTORY The name Belsize Park comes from the French meaning ‘beautifully situated’ which is still entirely appropriate today given its proximity to many of north London’s best attractions and the easy transport links to the centre of town. The area underwent significant development in the mid-19th century and many of the attractive Victorian properties built in this era remain today lending Belsize Park much character. Its bohemian heritage is evidenced by notable former residents, including Cubist painter Mondrian, German philosopher Karl Marx and musician Noel Gallagher. 8

WHY MOVE TO BELSIZE PARK A strong sense of local community and an abundance of green space on the doorstep combined with easy transport links to central London and beyond mean residents can enjoy the best of both worlds. Quaint mews and wide leafy avenues lined with handsome townhouses attract families and young professionals alike. 9

You’ll find Belsize Park neatly nested between Hampstead and Camden. Blink, though, and you might miss it. Along with Chalk Farm and Mornington Crescent, Belsize Park makes up a community of small areas that blur the lines between where one ends and the other begins. It’s also just a few stops on the Tube from central London and the City. If you’re living in Belsize Park, it means you have access to a wealth of shops, restaurants, bars, cafes and open spaces all within walking distance.

EXPERT INTERVIEW
Interview with Interior designer Soraya from Lounge & Linger
Why should people appoint an interior designer instead of managing their own project? Creating beautiful, tailored home interiors is achieved with the balance of talent and resources. Talent comes from all around us, including our clients. Finding the right designer can be overwhelming in itself. Many of our clients simply have very little time to apply themselves into creating their own home. Sourcing quality suppliers, unique finds, contractors, art, colour palettes can be time consuming and quite daunting, so hiring in the extra ‘eye’ will make a huge difference. I believe we all create something beautiful even if it’s not your day to day work, it’s how to apply it to your home environment without getting stuck along the way. Our relationship with our customers plays the biggest part in the aesthetic and functionality of a home. It’s all part of the journey. What type of projects get you most excited? We have worked on some incredible projects over the last 8 years, including work with Claridges, Soho House and a recent residential project in Kensington was a dream. As no project is the same, each day brings something new. This in itself is exciting. What will the client request from us, what can we add to a space that will truly meet all their expectations? It’s an exciting position to be in. Each new project is a blank canvas, and this is where we begin. Who or what have been your major influences and role models? That’s a great question! The first person that came to mind is Vivienne Westwood who I’m drawn to like a magnet. Her philosophy and quintessential attitude, and what she stands for is extremely cool. I also cite my early upbringing in Beirut with it’s faded 70’s glamour as highly influential. The importance of family, art, food can deeply influence me every day. The work of Audubon is wonderful, the Art Deco era is a fascinating time to look into. London itself is inspiring, with its huge diversity and creativity on every corner. Stormzy is pretty incredible too. In terms of fellow interiors designers, I love Kelly Wearstler and also sway towards Alberto Pinto and Martin Brudnizki with huge respect for all three. What’s your Process from getting that initial phone enquiry from a new client? We take a unique and tailored approach to each project, we focus on our clients needs and vision, balancing functionality with aesthetics. We begin the journey by meeting where we discuss plans and ideas. We follow this by requesting floor plans, and the team and myself will start by creating a mood board. We build a relationship with you, forming ideas jointly, sourcing unique finds and piecing it all together. Is there a project that you are most proud of? Yes! Two actually! In the gloom of 2020 Lounge & Linger were asked to revamp the much loved Hedsor House in Buckinghamshire. It’s a magnificent house and the final results brought tears to my eyes. The other project was the beautifully restored 1920’s Art Deco house in Eastbourne called The Sandcastle. This was a temporary project for a 6 month rental. The house was cleverly designed to make the most of sea views with a Great Gatsby-style swimming pool and was a secret hideaway for Edward and Mrs Simpson in the 1930’s. It’s an Art Deco piece of paradise on the coast of England.

Interview with George Omalianakis exciting when you get a chance to come up with something unique that makes the client happy.
Why should people appoint an architect instead of managing their own project? You appoint an architect for the wealth of their experience and the knowledge they have accumulated over years, rather than just for their ideas. An experienced architect is your insurance policy to ensure your project is run as smoothly as possible and you want to invest in their skills and know-how to guide you through the regulations, obligations, and approvals you need to obtain for your project. And of course, architects will come with a tonne of ideas about how to maximise what you can achieve, how to make your home more energy efficient, how to retain the character of your property while adding contemporary touches and ultimately how to make your home a joy to live in. What type of projects get you most excited? Looking back, I have always been involved with designing projects with a strong connection to historical and heritage context or with buildings that were environmentally conscious. And as it happens these are still the type of projects I am very passionate about working on today. This is because there is always something unique about environmental and heritage projects, no two properties are the same, no two clients have the same requirements and priorities. It is the bespoke way you engage with both the building and the client that is fundamental to developing and executing each project. I guess what these projects have in common is that as an architect you are required to look carefully at what is there, to understand what the requirements are before you are able to discover their full potential. I take the same consistent approach for all projects I work on as an architect and it is very
In developing a style for a client’s property who takes the lead or is it a collaborative effort? All projects I work on must be collaboration between GOAStudio and the client. At the start of a project, we must listen to the client and make a map of their requirements, likes, and style of their ideal home. For me, collaborating with a client is about asking the right questions to help reveal what the homeowners like, what their needs and priorities are, and to understand what really matters. From there we will make suggestions and present a range of options and ideas to the homeowner. As an architect I then lead the design development process to benefit the project. In this partnership I am the one with the wealth of experience and it is my job to plan, control and manage the process as well as to advise the client how we can maximise what we can achieve with their project. Is there a project that you are most proud of? I am proud of every single project we have designed and I have been involved with. Since 2009 our projects have featured in a number of publications and magazines. This is always satisfying both for ourselves and for the homeowner. As an architect you immerse yourself in the design of a project from its infancy, you find a way to look beyond its impossibilities, you have the light-bulb moments. And the aim is to come up with a beautiful and carefully resolved design that eventually becomes someone’s home long after you had anything you do with it. A happy client is what you end up being the most proud of because this is the measure of success in everything you do as an architect. • Chartered Architect with the Royal Institute of British Architects (RIBA) • RIBA Conservation Registrant – Specialism in historic buildings and conservation areas • Which? magazine residential expert and contributor • Member of the Green Register of Construction Professionals Contact George if you need help with your home project: george@goastudio.co.uk.

Planning and Building Control Unsure which services you need? If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do. Please note that many developments will require both. What is planning? Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following: • create a new building, or change the use or appearance of an existing building • affect the sunlight, privacy or outlook for neighbouring properties • affect the nearby area with noise disturbance, smell or fumes • work on or around listed buildings or any conservation areas • affect traffic volumes, road safety or access • change the density of development in an area • use significantly different materials or finishes from nearby properties • have an effect on existing trees
What is building control? Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. www.camden.gov.uk/planning-building-development
