HISTORY
Guildford began as a Saxon village by a ford. It was called the guilden (golden) ford. It may have been called that because of golden flowers that grew at the riverside or because of the golden sands on the banks of the river.
The village of Guildford turned into a town in the early 10th century. At that time the English kings were building a network of fortified settlements across the country as bulwarks against the Danish invaders. It is possible that Guildford was made such a fortified settlement. If so, Guildford would have been surrounded by a ditch and earth rampart with a wooden stockade on top. In the mid-10th century, St Mary’s Church was built or rebuilt in stone-the tower still survives. By the time of the Domesday Book (1086) Guildford probably had a population of around 900. It might seem tiny to us but settlements were very small in those days. A typical village had only 100 or 150 inhabitants. Like all towns in those days Guildford suffered from outbreaks of plague. It struck in 1645-46 at the end of the civil war. However, in 1683 a new Guildhall was built.

We get truly fired up when collaborating with our clients, working side-by-side from conceptualisation through to installation. We are passionate about using our in-house workshop and trusted craftspeople to bring anything you can imagine into a stunning reality, whilst ensuring everything is of the highest quality.
Why should you appoint an interior designer instead of managing your own project?

What is it like to live in Guildford?
Conveniently located just 40 minutes south-east of London Waterloo, Guildford in Surrey is a charmingly English town boasting a picturesque high street and offering excellent connections to both the capital, the coast and beyond.
Only 27 miles from London, today’s Guildford offers an ideal mix of rural and urban life with convenience and community in equal measure. As you walk further away from the enchanting cobbled high street, you’ll find some excellent period properties all located within easy walking distance from the railway station and the town is also conveniently placed for connections to both Heathrow and Gatwick airports.
The town was named one of the top 15 best places to live in the southeast by The Sunday Times in 2018 and again in 2020, which is possibly why demand is high as a favourite commuter town outside of London!

Interview with Mrs Sarah Norville
We talk to the Headmistress of Rydes Hill Preparatory School, located in the Guildford suburbs.
Tell us about your school.
Rydes Hill Preparatory School and Nursery educates girls from 3-11 and boys from 3-7 in idyllic surroundings in the Guildford suburbs. Although we are a Catholic School, we welcome families of all faiths and beliefs and celebrate a diverse School community. We were rated as ‘excellent’ in the past three ISI inspections and celebrate a range of accolades including Independent School of the Year Award finalist in 2022 and Muddy Stilettos Best Schools Awards 2023 finalist. We were also ranked 22nd in the Top Independent Preparatory Schools in the Sunday Times Parent Power 2021.
What would you say is special about a school life at Rydes Hill?
Whilst we wear our accolades as badges of pride, the thing that really makes Rydes Hill special is the sense of community shared between pupils, staff, families and alumni. As a one form entry school, we benefit from being small enough have a family-like feel. Our teachers understand what makes each pupil tick and build educational pathways
that correspond to their needs. Whilst we create an ambitious learning environment, we are not a ‘hot house’. We firmly believe that happy children learn, and work hard to ensure that this principle underpins everything we do. Our strong academic performance shows that this approach works. We do not select our pupils based on their academic ability, however our rate of scholarships and offers into prestigious and highly selective senior schools is consistent with preparatory schools who are selective.
Are there any facilities you are particularly proud of?
We boast all the usual facilities that you’d expect from a small independent school. However, we are especially proud of our woodland Forest School and our recently built outdoor classroom. There is a huge amount of data that promotes the many benefits of outdoor learning, and we are so pleased to ensure that this is included as an integral part of our curriculum throughout the whole year.
What are your leaver destination schools?
The majority of our leavers move onto the nearby highly selective senior schools such as Guildford High, Tormead and St Catherine’s. We also feed into Prior’s Field Farnborough Hill and local State Schools.
What advice would you give to any parent currently considering a school for their child?
Your child has one chance, one education and quite often one school, it is therefore critical to visit as many schools that are a possibility for your child as you can. My Head of Nursery says that when you go and visit a school it should feel like it’s giving you a hug, and if it doesn’t, it’s not the right school for your child. It’s important that a child can settle in quickly, feel safe, valued and confident - these things can’t happen if it doesn’t ‘feel right’.
www.rydeshill.com
NON-SELECTIVE AND OUTSTANDING
Over the past four years 66 girls have received 42 scholarships and 126 prestigious senior schools offers. A standard consistent with selective prep schools. All year-round tours are available. Where our children spend most of their weekdays and how they are being educated is a decision which should take some serious consideration. Interview with Rachel Power
Why should people appoint an interior designer instead of managing their own project?
Engaging an interior designer has a number of advantages. Working with individuals who are professionally trained in their field enables you to make the best of your home. Our skills and talent mean we are able to realise the full potential of your property, making the best use of the space and creating beautiful schemes. These not only create a wonderful home but add value when considering future re-sale. Living in a well designed space can enhance your life and while aesthetics are important the practicalities of everyday life also need to be considered. At Rachel Power Design we work closely with our clients building a strong relationship and ensuring we fully understand their needs. We are passionate about great design and through our thorough development process ensure we make our clients vision a reality. We offer a full design and build service so can take you from concept to completion managing every stage of the design and build process saving you time, money and stress.
What type of projects get you most excited?
One of the things I enjoy most about my job is working with different people and building relationships with my clients. In terms of properties I really love the challenge of working on houses which have become unloved and need a new lease of life. In many ways these houses are like a blank canvas with endless possibilities of what can be done. We can take a completely fresh approach to the design and are not constrained by existing details and finishes. Walls can be removed, spaces opened up and new rooms created allowing us to target all the specific needs of our clients.
What makes you different to other design practices?
We approach all design from a practical perspective. We look at how people live their lives and not just the aesthetics of a room, focusing on the clients needs and how changes to their home can improve their day to day life. We do not dictate stylistic direction but through strong communication and creativity help to realise the ambitions our clients have for their homes. This collaborative approach extends across all avenues of the business ensuring that we draw on the expertise of our contractors, utilising knowledge and experience to provide the best results.
In developing a style for a client’s property who takes the lead or is it a collaborative effort?
We have been described as approachable and user friendly in the past which sums us up really well. We do not dictate to our clients what they should be doing and do not force them down a particular design route. We work collaboratively recognising that we are there to make our clients dreams a reality. The approach we take varies from project to project and is very much dictated by the clients needs. When clients have a very clear vision of what they want to achieve we work within the brief, developing and enhancing the ideas which have been brought to us. In other cases we take the design lead helping clients recognise what style suits them, their lifestyle and everyday needs. People can feel overwhelmed when embarking on home renovations and we aim to guide them through this process building their confidence and enabling them to make good design decisions. In all cases the key for us is listening to our clients needs and understanding how they experience the space within their home. Never working to one particular style.
Is there a project that you are most proud of?
We have worked on so many beautiful properties over the years it is really hard to pick just one. We are always proud of what we achieve when we see the joy on our clients faces.. The most exciting projects are those which result in a complete transformation so if I had to pick just one it would be a fairly recent project. We were brought in to tackle a family home which required complete renovation after years of bad DIY and interesting design choices by previous owners. We made changes throughout the property creating a look and feel which suited the family and their busy life.
Interview with ‘aThink Architects’
Tell us about the background of aThink Architects?
I founded aThink Architects along with my husband Alex, as we felt the need to create a practice that creates bespoke design, tailored to each family’s needs. We are both registered architects and have worked in Surrey for many years. This has given us great experience with the local councils and property market. We have built a strong team of professionals around us so we can help reduce the costs at an eraly stage, whiel creating beautiful spaces.
What’s your client process from receiving that initial enquiry?
The first step is for the client to book a design consultation with one of us. During this meeting, we will discuss the brief and some design ideas and go through the planning and construction process. When we are instructed, we will create 3 different concept options in 2D and 3D, based on the brief and our team’s experience. We will explain the design rationale behind each option, but also the relevant planning regulations. The client will tell us what they like and don’t like in each option, and then we will create the final scheme. When everything is ready, we will submit for planning approval and act as agents throughout the process. Once planning approval has been granted, we will prepare the Tender Pack [construction drawings and documents]
and send it out to tender to a number of trusted contractors. We will help the clients decide on a contractor and we can also provide contract administration, in order to make sure the works are done up to standards. And that’s it: You can enjoy your new home!
What characteristics set you apart from other practices?
We are a team of architects and designers, that believe in unique, bespoke designs tailored to our clients way of life and budget. Sustainability also plays a key role in all of our designs, as we create energy efficient buildings that are cost efficient. Working exclusively in 3D models and by using Virtual Reality, we help clients avoid costly changes on site. You can see what your new home will look like before it’s built!
Could you illustrate an example of a residential development you worked on locally and the outcome for your client?
We worked with a lovely family of 4 in one of the gated estates in Oxshott. When they approached us, they lived in Dubai and bought this property in order to relocate to England. We helped them understand the planning and construction process and timeline, while giving them a number of concept options to choose from. When we had the final design, and with the help of Virtual reality, they were able to see the finished scheme even before submitting for planning and while being abroad. During the whole process, we kept them updated and acted as their agents. When the works finished, they moved to their new property. The whole process was seamless and stress-free, from the comfort of their Dubai house.
What is the most pleasing aspect of your job?
It is great pleasure when I contact previous clients and they tell me how much their everyday family life has been improved. We all spend a lot of hours in our homes, so being able to create beautiful spaces for my clients is my favourite part of the job!

Interview with ‘PWJ Architects’
Rebecca Jones: Director
Tell us a little about the background of your firm?
PWJ Architects Ltd is a Chartered Architectural Practice established in 2000, based in Cranleigh in Surrey undertaking projects throughout the south east. As a female owned and operated architectural practice, we bring a unique perspective to our designs, merging creativity with a deep commitment to diversity, sustainability, and client-centric solutions. As a design team we take a pragmatic and personal approach to every project listening attentively to our clients, collaborating closely with local contractors and our network of contacts to deliver solutions that exceed expectations, all while respecting budgets and timelines.
What type of projects have you been working on recently?
We have a diverse portfolio of commercial and high end residential projects of all typologies – whole house refurbishments and remodelling, extensions, one-off new houses, Listed Buildings and contemporary design, conversions and multi-unit development schemes. We take a classic contemporary approach to design whilst ensuring that a house remains first and foremost a home -
comfortable, functional, flexible, capable of growing and changing with the needs of the family. Our holistic approach to the design process means that the architecture and interior design all form an integral part of our design ethos with the exterior, fixtures, fittings and interiors all considered from the very start of the project ensuring every space is functional, beautiful and embraces the unique needs and aspirations of our clients.
Do you work with investors and landlords?
We work with private as well as commercial clients, investors and landlords. All projects enjoy the same care and attention to detail whether the client is the end user or the commission is for a more speculative market.
Looking back, there a job that you are most proud of?
The projects that we are most proud of are those where everything comes together and we can see the initial concept sketches come to fruition on site to create beautiful spaces to live and work in. We love to work collaboratively with our clients and contractors, valuing their input, so our passion for design is reflected in the reality of the completed home right down to the smallest detail. We have recently revisited some of our completed projects to chat with our clients after they have been living in the house for several years. It has been wonderful to hear that they remain delighted with their homes and to hear that they would change nothing in the design. That is why we love our work!
Are you happy to give appraisals to Hamptons clients before they exchange?
We often meet with clients to discuss potential houses, chatting through with them options, possibilities and ways we can tailor the house to their requirements. We bring a vision and unique ability to read into a property to not only achieve a clients brief but to achieve more than envisaged as well as helping them navigate the planning system, Building Control and contractors ensuring a smooth journey for our clients. www.pwjarchitects.com

Ceylon House of Coffee
The Ceylon House of Coffee has been a long time coming, planning having started midway through 2019, with a tentative opening date at the start of this year. However, problems with builders pushed things back, then along came COVID-19… However, the Ceylon House of Coffee finally opened its doors in September, and while not yet the finished article, it’s well worth a visit.

Interview with landscape design expert David Neale
Please tell us a little about your company and how you started?
David Neale landscapes formed from a passion of garden design and enjoyment of crafting those bespoke ideas into reality with a well managed team.
With Award winning design/build and planting expertise at both RHS Chelsea and Hampton Court flower shows on a number of occassions ,and having the privilege to work alonside some fantastic sponsors such as Silent Pool Distillers
What would be the first steps when challenged with a Generous size garden with no character or features?
Well the clients brief is our most important aspect to first include in any design as this shows us what requirements our clients need. Then I think the design is about creating spaces that relate to the surroundings or property that its set within and give a sence of feeling and atmosphere, weather thats dividing a space into smaller areas with different themes or creating a garden that has a cohesive sence of order and calm.We enjoy designing in new elements and features to help create a space to explore and things to discover.
Does it matter what time of the year you get started with your outside space?
Well thats a difficult one as it depends as we do offer garden designs and project management or the whole experience of design with our experienced inhouse build and planting team. Where the design element that can be started any time of year and the construction that can be effected by site conditions and access. But generally we work all year round. Trees and large hedge planting does have a benefit of being planted in the winter months whilst the soil is moist but with monitored watering it again can be done throught out the year.
What type of projects give you the most satisfaction?
We enjoy a variety of projects and styles of design where we can use a mixture of quality materials and plants to help reflect the property and clients personality. From Arts and Crafts and historic buildings to modern open plan living and seamless glass. We just love the variety.
Would you say you prefer a blank canvas or enjoy working with clients specific ideas?
We just love to be able to express our creative ideas and vision so that we can work for either situation, its more about getting it right and the final outcome.

Planning and Building Control
Unsure which services you need?
If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.
Please note that many developments will require both.
What is planning?
Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).
You will probably need planning permission if your proposed development will do any of the following:
• create a new building, or change the use or appearance of an existing building
• affect the sunlight, privacy or outlook for neighbouring properties
• affect the nearby area with noise disturbance, smell or fumes
• work on or around listed buildings or any conservation areas
• affect traffic volumes, road safety or access
• change the density of development in an area
• use significantly different materials or finishes from nearby properties
• have an effect on existing trees
What is building control?
Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. www.guildford.gov.uk/article/16689/Planning-and-Building-Control
