Interview with New England Home Interiors What type of projects have you been working on recently? A large percentage of our work is for houses having extensions or interior layout changes, so a typical project for us would be to furnish large, open plan areas with a large dining set, bar stools and a large format sofa, all of these projects we would look to specify products with extremely high levels of durability such as Dekton tops for tables and new technology fabrics for the upholstery. We have a vast selection of seating options for both dining and countertop areas. Our range is completely customisable, so we really enjoy being able to finish off a refurbished area with the smallest attention to detail such as a special finish leg or a contrasting colour stitch on a chair or stool for example. Joby Hardman, Director Tell us a little about the background of your business? Established in Horsham in 2009, New England Home Interiors is a family run business that has been at the forefront of bespoke furniture solutions in the Sussex area for over a decade. Our approach is based on a combined 60 years of home furnishings, interior design and restoration expertise, and an uncompromising commitment to quality. Since 2009, the business has grown from its interior design-based roots into one of the top luxury furniture suppliers in the region. We constantly adapt our designs to integrate the latest trends, state of the art manufacturing techniques and new technology fabrics, while continuing to promote artisan craftsmanship, classic contemporary styles and a highly personalised service for every customer. One of our best assets is our fantastic showroom. Located at the heart of Horsham, our newly expanded showroom features 6000 sq. feet of display space over two floors, the building itself dates back to the 1600s. We carefully restored this in 2022 ensuring many period features remain, from the bay windows to the rustic inglenook fireplace. This gives us a wonderful space with plenty of character to showcase our wonderful range of products and inspire our clients as to what can be achieved.

Looking back, there a job that you are most proud of? One recent project that comes to mind was a fantastic new build luxury three story property in Cobham. This client came to us as they had some very large areas to furnish and had specific sizing requirements. Following a home consultation, we put together a specification for a fantastic array of products. My favourite part of the project was a large twelve-seater Dekton dining table with an amazing blue/black abstract top to pick up on their blue kitchen. We then supplied some fantastic muted red leather dining chairs and stools along with a red velvet sofa as a striking contrast to the blue features in the area. Are you happy to give appraisals to Hamptons clients before they exchange? Yes, we would be more than happy to assist Hamptons clients in the build up to their house purchase. What are the current trends? A key trend now is the use of textured, coloured furniture which has become popular such as fluted or grooved doors for example. Certainly, more natural, earthy and muted shades are increasingly popular when specifying upholstery or window treatments. Pastel colours are being introduced across a lot of our suppliers which follows on from what we are seeing the kitchen and bathroom industry.

A little bit of history The first recorded reference to Horsham was in the year 947 AD – it’s believed that the name might mean ‘horse’s home’, as the town was known for its horse trading many centuries ago. More recently it has become famous for its iron, brick and brewing. The town grew up around the historic areas of the Carfax and Causeway, where buildings from the 17th, 18th and 19th centuries can be seen. For a better overview of Horsham’s history, pay a visit to the town museum – a fantastic, quaint museum that takes visitors back to a bygone era.

Why move to Horsham? The town is approximately 30 miles southwest of London and just over 20 miles northwest of Brighton, situated on the south coast with its fantastic shopping and leisure amenities, as well as sailing and its popular pebble beaches. Horsham is well-positioned for those that need easy access to London, but it’s also great for those that want to visit the UK’s famous tourist hot spots on the south coast. The area also boasts numerous sporting and leisure facilities, with golf at The Pavilions, Slinfold and Mannings, showjumping at Hickstead and guided walks at the National Trust’s gardens at Nymans. The South Downs and High Weald Areas of Outstanding Natural Beauty are right on the doorstep, with the satellite villages of Slinfold, Cowfold, Barns Green, Colgate, Rowhook, Itchingfield, Warnham and Handcross all within five miles and offering a more rural outlook.

T

he West Sussex town came in fourth place in the Halifax Quality of Life Survey for 2020. The survey compares local authority areas compare, considering 26 factors to consider when choosing where to live including earnings, affordability of houses, employment, and crime rates. Horsham has also been home to its fair share of celebrities, and Brighton-born TV presenter Holly Willoughby even attended The College of Richard Collyer sixth form after leaving an all-girls school in nearby Burgess Hill. Sir Arthur Conan Doyle also paid tribute to the picturesque West Sussex market town in one of his shorter Sherlock Holmes stories The Five Orange Pips, making it the home of the Openshaw family. Like the famous Sherlock Holmes author, we can see why Horsham would be the perfect place to call home with a rich history, stunning views of the South Downs and River Adur, and great links to cities like Brighton and London as well as to nearby Gatwick Airport. The average house price in the historic town was £407,740 for the last year, with affordability being one of the factors Halifax considered within the survey. Crime rates have also decreased by nine per cent in one year according to data from November 2020 on InYourArea. The market town combines tradition with a sense of modern living, and is divided into many areas from Roffey, which dates back to the 13th century, to Holbrook, a residential area named after a feeder stream of the River Arun. As well as the South Downs and the Weald, Horsham has its own unique nature experiences including a nearby park where wallabies roam free. www.sussexlive.co.uk

Interview with Tom Smith at Red Mowers Tell us a little about the background of Red Mowers? After studying Agriculture, Horticulture and Arboriculture at college I found a passion for working outdoors and transforming spaces through an understanding of people’s needs and balancing with nature’s needs, to bring the two together and create beautiful gardens. I set up Red Mowers in 2013 operating in the Horsham and the company has slowly been growing and we now have a small dedicated team, providing high quality services to customers on a one-off basis as well as regular contract maintenance service. What types are project are most popular at the moment? People are looking to make the most of their outside spaces and we have definitely seen people looking to invest in making their outside space special and provide additional space for their families. Aside from general grounds maintenance, we have also seen people looking to re-think their gardens through landscaping, clearance and planting. We love working with clients to understand their garden needs and bring the aesthetics to really make a garden have a big impact. Is there a project you have completed that you’re most proud of? Garden transformation doesn’t always happen in a one-off visit but is something we are always proud in creating over time with our regular clients. We love projects where we can build on weekly or bi-weekly maintenance contracts and see a garden come back to life and build upon its features throughout the seasons to make it look its best. Garden maintenance gives a holistic view of our gardens and this is what Red Mowers is really passionate about. What advice would you give to a client with a blank canvass who wants to add value and create a useable space? We would suggest contacting us for a free no obligation site visit, where we can view and create ideas for your garden looking and listening to your ideas and plans you have, working out a budget to which we can then design and quote for the work discussed, adding our expertise and skills to create the dream garden you will love. Tell us why Hamptons clients should choose RedMowers for their outside space? As a small family run business we pride ourselves in creating high standards for our customers using the best quality tools and materials in the industry to bring gardens back to top shape. We really care about your garden and we work with you to make the most out of your outdoor space. We pride ourselves on being professional, on time, reliable and have friendly knowledge staff that will listen to your needs. We have a large number of estates we already maintain and have lots of happy testimonials from working with our clients over the years.

Interview with Robin Nugent Architects Tell us a little of the background of Robin Nugent Architects? The practice was founded by Robin in 1986 and expanded in 2001 after a successful career as Conservation Architect at Broadway Malyan in London with commissions for the Crown of State, English Heritage, the National Trust and many more clients. The decision was taken to expand the private practice in a C18th reconstructed barn structure to limit the hours spent commuting on the M25. Robin Nugent Architects is an RIBA Chartered Practice operating out of a barn studio in West Sussex, a team of Architects and designers with supporting disciplines to provide a comprehensive service. Our objective is to provide imaginative design solutions to clients’ briefs borne out of many years of experience of their needs, site challenges and team co-ordination of associated professional disciplines. What type of residential design projects are most popular at the moment? With more people spending time at home and a growing appreciation for the outdoors, we are finding our clients are coming forward with requests for ways of linking the home and garden. An interest for modern forms which remain sympathetic and connect with the existing buildings, with the use of glazing to flood the property with natural light. In order to make homes more efficient we have been looking into ways to upgrade existing dwellings to achieve better thermal efficiency and lower energy fittings and services. How do you help clients with planning issues? Once the brief is established, we will then talk through the relevant Planning process for your individual projects. Our design would take into consideration current Policies and Legislation. We may advise Pre-Application Advice is sought prior to a Full or Householders Application is submitted to your local Planning Authority in order to gain a further understanding of their requirements and response to the proposal. We monitor the Planning Applications on the client’s behalf, talking directly with the Planning Officer, and are able to update designs as the application progresses. Following a decision notice being obtained we would then seek to discharge any conditions on the application. If your application is deemed complex, we are able to bring in our retained Planning Consultant for advice. We have a wealth of experience working on projects within England North and South, both Conservation Areas and Listed Buildings. What would you say are the key strengths of your practice? We are a small and close nit team of individuals and we cumulatively have a variety of experience and areas of interest. We work well together with clear lines of communication with all members of the team aware and up to date on all projects so we are all able to support the clients where needed. We offer a traditional professional service with an emphasis on client and consultant relationship, providing a personal service by qualified, experienced staff with whom the client is invited to act directly. We have good working experience with a number of local contractors and sub-consultants who we are able to tap into where required to progress your project successfully. What words of encouragement would you a Hamptons client, inexperienced in renovating, who is hesitating to make that initial call? We are as enthusiastic about your project as you are, give us a phone call and we would be more than happy to talk through your initial thoughts! We can bring our experience and a fresh pair of eyes/another perspective forward for you. In line with the RIBA code of conduct we provide an initial consultation free of charge to discuss any thoughts you have in relation to alterations to your property. We always say to our clients, start with the proverbial blank sheet of paper; and identify what you like about the property, what you dislike about it, and what you want to gain from the project. A project should be an exciting challenge with good working practice with experience avoiding the difficulties of others. 24

Interview with Compass Builders Tell us a little about the background of your firm? Founded in 2009, Compass Construction is headed up by Richard Taylor RICS (Commercial Director) and Steve Cadman (Construction Director). Compass Construction is the realisation of a pursuit to create a construction company that provides the highest standard in construction. Talk us though the process you take new customers through? We offer a full Design and Build service using in-house project managers and working with a select list of preferred external professional partners. Our Design and build service provides a practical and effective method for harnessing a group of multi-skilled professionals overseen by us as the main contractor. This includes full Architectural and Engineering services to help you from planning through to full design and completion. Our service includes and initial consultation to discuss where you are in the process, a site visit and walk through, acquisition of planning permission if needed and guidance through the required building regulations. Consistency of quality, whether the job is large or small is important to us. We include detailed reports and a full written estimate, so you can see exactly what’s been allowed for. You will be given a programme schedule of the build, showing a timeline from the first day until the estimated completion. All our builds are project managed by our Directors. What advice would you give to a homebuyer who wants to improve and add value but is stuck for ideas? Talk to a professional, social media is great for ideas and inspiration but to get an idea of possible options and how far your budget can stretch it is always a good idea to speak to a professional. Whether it be an additional room, a double extension or even a knock down and rebuild, an industry perspective may give you guidance on options you may have not considered that could work for your property and your budget. Which aspect of your work gives you the most satisfaction? Realising our clients dream, knowing that you have not only met, but surpassed their expectation of what they thought their build would be. What kinds of renovation projects do you see becoming more popular in the future. The pandemic has changed the way we work and interact with our homes and that is unlikely to change soon. With aspects of life that were mainly in purpose-built spaces now being recentred in the home, renovation projects are becoming more about creating adaptable spaces that retain that home feel. There is also a move to a more thoughtful approach to the use of the outdoor, incorporating the outside or opening up the inside to allow a more ‘outdoor’ feel to internal spaces.

Tanbridge House School Tanbridge House School is an inspiring place. This is true from the viewpoints of both students and adults. We all share the same goals and continue to strive to be ‘exceptional every day’. First and foremost, we are a community school which allows each individual to thrive and develop. I believe that the very best schools are underpinned by the strongest foundations. At Tanbridge House, the highest standards of student care, conduct and discipline are prized above all else. Every child must enjoy coming to school to learn in a happy and secure environment. We are proud, therefore, to be a school that values a kind and caring community based upon mutual respect and a strong understanding of our individual and collective responsibilities. Millais Secondary School The school community takes pride in upholding the highest standards of achievement, behaviour and personal ambition. Millais School’s core values were agreed upon through extensive consultation with all members of the school community including pupils, parents, governors, staff and members of the local community. Our values are reflected in the way in which we behave, work and treat one another. They form the backbone of our assembly programme and feature in our conversations on a daily basis. Farlington School Our aim is to instil within our pupils a long-lasting love of learning. We stretch the most able and support the least confident so that they each fulfil their individual academic potential. Our most recent Independent Schools Inspectorate report described Farlington as providing ‘an excellent curriculum with outstanding teaching.’ Our staff pride themselves on an ability to harness your child’s academic talents and their priority is to provide an education which challenges and inspires all pupils, irrespective of ability. For a smaller school, Farlington offers an impressive range of subjects at both GCSE and A-Level, and results are consistently impressive. Whilst examination results are of course only one measure of a school’s success, we are justifiably proud of what our pupils achieve at both GCSE and A-Level each year. Interview with David Swarbrick Tell us a little about the background of your architectural practice. Swarbrick Design is a Chartered Practice founded in 2009. The workload comprises primarily Residential and Ecclesiastical projects. Historic Building Conservation is also a strong component of our work. We offer a traditional service for an Architect’s appointment as outlined in the RIBA Plan of Work, from initial Brief to Handover including Concept Design, Technical Design and Contract Administration. Prior to setting up the Practice, David also had extensive experience in Commercial, Education, and Healthcare projects. What is your customer process from receiving that first enquiry? At the first meeting between the Client and Architect a brief is compiled based on the initial requirements. An approximate estimate in the form of an itemised cost plan is prepared by the Quantity Surveyor (depending on the scale and nature of the work) and submitted with sketch proposals as part of the feasibility stage. When this is signed off, the Scheme Design is then prepared. The brief is reviewed and adapted as necessary. When the design is finalised an application for Planning Permission is made. A team is assembled for each project, which would usually comprise not only the Architect but a Quantity Surveyor (at least for the feasibility stage), as the viability of the project revolves around cost. Where warranted, a Building Services Engineer is appointed, as thermal comfort and efficiency are also key components of a successful design. When the design is finalised an application for Planning Permission can be made. In parallel with this procedure an Outline Specification is issued for comment, and this usually results in a review of the brief and generates further dialogue. This enables the Client’s requirements to be encapsulated in the Specification, which is part of the Technical Design. This will ensure all the builders to be invited to tender are pricing on the same basis. Contract Administration to completion of the project can be provided. Is there a type of commission that gets you particularly excited? An Architect is an artist and takes the basic ingredients to create the finished article. This can be the transformation of an existing interior space, an extension or a new building. The most exciting aspect of the work of an Architect and potentially the most fulfilling is the design stage. Anything is possible using light, colour, and space to create the desired result, an amalgam of the external appearance and the interior space. The best designs relying on the skill of the craftsman, have a pleasing combination of surface texture and colour. David has a keen interest in architectural history and a passion for Historic Building Conservation. Repairing and finding new uses for historic buildings is so satisfying. Why should Hamptons clients choose Swarbrick Design for their project? Whether an innovative contemporary design or a traditional setting is called for, we will carefully analyse your requirements to suit the site and circumstances. We offer the full range of services from inception to completion including Contract Administration working with trusted building contractors. Monthly site progress meetings are held, and monthly financial reports are prepared until Practical Completion, to keep you fully informed during the construction process. What’s your favourite thing about working in West Sussex ? I like the location of Horsham situated as it is in the middle of the Weald and close to both the North and South Downs. The woodlands, earth and quarries in combination have provided over the centuries local materials to make West Sussex and Horsham in particular so interesting and unique. The traditional vernacular styles include a mixture of both timber framed as well as stone construction, and more recently in brickwork. The Weald is a source of an amazing variety of brick. This has created a variety of architectural styles and traditions embracing roofing in Horsham stone and plain tiles. 34

Planning and Building Control Unsure which services you need? If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do. Please note that many developments will require both. What is planning? Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following: • create a new building, or change the use or appearance of an existing building • affect the sunlight, privacy or outlook for neighbouring properties • affect the nearby area with noise disturbance, smell or fumes • work on or around listed buildings or any conservation areas • affect traffic volumes, road safety or access • change the density of development in an area • use significantly different materials or finishes from nearby properties • have an effect on existing trees https://www.horsham.gov.uk/planning/planning-policy

What is building control? Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. https://www.horsham.gov.uk/building-control
