A little bit of history The name of St John’s Wood dates to the medieval period when the land was owned by the Knights of the Order of St John of Jerusalem. It later transferred to the crown and Henry VIII enjoyed hunting in the area. It began to grow into a residential area from the early 19th century and has since become one of the most affluent areas in London. St John’s Wood is home to Lord’s Cricket Ground and Abbey Road Studios, most closely associated with The Beatles and their iconic album of the same name.

WHAT’S LIVING IN ST JOHN’S WOOD LIKE? St John’s Wood is a bit of a secret even to those who live in London. The leafy streets and enormous mansions are quite famous, but people don’t actually know all that much about the area. Home to celebrities, dignitaries, and old money, St. John’s Wood is regularly listed as one of the most expensive neighborhoods to live in London. The area was built for the wealthy originally, and that is who still lives here, though the history is a bit salacious as the mansions were often used to house the mistresses of London’s rich and famous. Edging up against the iconic Abbey Road and Abbey Road Studios, a lot of the community is involved with the music industry in some way. For American expats, St. John’s Wood is a popular destination for those who can afford it. The detached homes found here are a bit of a rarity in central London, so that makes living in St. John’s Wood a great option for families. Within the next decade or so, there will be newly developed high end condos for those that want the luxury but don’t need a lot of space. Due to the family-oriented nature of the community, it’s very quiet and lacks any real nightlife. There are some boutiques and a few bars that cater to the elite, but you won’t find a place to sit down and have a quick casual beer. Everything else you would need to make a life is here, however, but you will be paying a premium for all of it – from a loaf of bread to a hair cut. Lord’s Cricket Ground is a historic destination for many residents and tourists alike. You can catch a few games every week or just tour the grounds. Interview with Modeste Interiors London Why should people appoint an interior designer instead of managing their own project? There are a lot of things to consider when managing a project and having the right expertise is important to avoid any unnecessary mistakes and save money in the long run. A great interior designer ensures the vision is executed based on a wealth of experience in materials, detail, costings and coordination. They will demonstrate various options and use different mediums so the client can be sure on their own style and know what to expect. The appointment of an interior designer is fundamental in the pursuit of creating beautiful spaces.
What type of projects get you most excited? I love working on all types of projects, from room consultations to turn-key refurbishments and developments. I enjoy projects that have stories attached to them or encourage an appreciation towards the architecture. A lot of our work is in period buildings where we create a renewed aesthetic by juxtaposing our contemporary style. It is so gratifying to see the transformation and reaction of our clients to their new home. At the start of a project, I often ask the question, how do we want this space to feel? For me interior design is more than scattering fluffy cushions and throws; it’s about emotion and ensuring the space is functional.
What have been your major influences? I find inspiration everywhere, from experiences to things. I have a fascination with form, texture and fine details; something I have experimented with since my Master’s in Architecture and Interior Design. For example, staying at Sainte Marie de La Tourette and witnessing how colour can be a tool, or the embellished walls at Fondazione Querini Stampalia – these experiences and many more have lasting impressions that ignite my passion to create.
In developing a style for a client’s property who takes the lead? I like to think of the design process as a collaborative effort that involves understanding the client’s brief and thinking of ways to make it work beautifully. There is joy in the design process – hearing ‘I don’t like that’ is fuel to push boundaries and discuss the reasons behind a particular decision. Ultimately clients have the final say on how they want to live, though as an interior designer I can advise and ask them to trust me to create a design language that works. As part of our design service, I create 3d visualisations alongside sample boards to help my clients envisage their spaces. So, from concept through to the detail design stage, they can truly understand how the spaces will look and feel.
What other design services do you provide? I design a lot of bespoke joinery for our clients. From the early stages of the project, I think about what ways we can add value to the space with the integration of well-thought-out joinery. We use specialist veneers, inlays of metal and other precious materials. Modeste London’s attention to detail and understanding of craftsmanship is what our clients often commend us for. Details make a space worthwhile, and I enjoy overseeing the construction phase to ensure they are executed as envisioned. 12

Interview with Carpets & Wooden flooring experts Chic Flooring Tell us a little about how you came to establish Chic Flooring? Chic Flooring was established in 2012 by my brother Mohamed and I. Between us we have over 35 years of retail experience and knowledge, which we wanted to use to bring a new level of service and quality to customers looking for flooring solutions, a product we love. How do you explain peoples love of Carpets and woods as a building material? Both carpeting and woods create a sense of luxury, comfort, and security in the home. Hardwood floors are extremely stylish and appeal to our age-old connection the outdoor world. Used in construction for centuries wood and wood flooring don’t just look great but bring a great sense of security and peace of mind, able to withstand the wear and tear of day-to-day life, whilst also able to accommodate modern, cost saving, eco-friendly technologies, such as underfloor heating. Is there a project you’ve done that you’re most proud of? Although we are immensely proud of all our projects, one that stands out, consisted of 4 floors of stair runners in a zebra patterned carpet with binding (please see photo), which looks amazing, and the customer was extremely happy with the result. We also did a project for Sadie Coles HQ at 62 Kingly Street were the exhibiting artist said our fitter was an artist at his job, a great moment for us and our fitters to have incredible recognition for our work. What types of flooring do you find most popular with clients? Our most popular flooring is carpet, the UK climate is primarily cold for most of the year apart from a few months in the summer. The reason why carpets have remained high in popularity is that they provide great insulation to our homes and help keep heat in and cold air out. The Regent’s Park The Regent’s Park combines large open spaces with tree-lined pathways, formal gardens, and four children’s playgrounds. It has excellent sports facilities and contains central London’s largest outdoor sports area. Walk through the elegant flowerbeds in the Avenue Gardens, see more than 12,000 roses in Queen Mary’s Gardens, or hire a rowing boat and join the ducks on the boating lake. Abbey Road Studios Your kids just discovered the magic of the Beatles? It’s time to take them to the iconic Abbey Road Studios where the Fab Four recorded their greatest hits. Since this is a working recording studio, you can only see the building from the outside but a photo there is must for any music fan. Amongst the music icons to use the studios are Pink Floyd, Shirley Bassey, Aretha Franklin, Oasis, Muse and Ed Sheeran. Walk across the famous Abbey Road zebra crossing and wave to the street camera across the road. You can check your footage later on the official Abbey Road Studios website. Interview with Interior designer Soraya from Lounge & Linger
Why should people appoint an interior designer instead of managing their own project? Creating beautiful, tailored home interiors is achieved with the balance of talent and resources. Talent comes from all around us, including our clients. Finding the right designer can be overwhelming in itself. Many of our clients simply have very little time to apply themselves into creating their own home. Sourcing quality suppliers, unique finds, contractors, art, colour palettes can be time consuming and quite daunting, so hiring in the extra ‘eye’ will make a huge difference. I believe we all create something beautiful even if it’s not your day to day work, it’s how to apply it to your home environment without getting stuck along the way. Our relationship with our customers plays the biggest part in the aesthetic and functionality of a home. It’s all part of the journey. What type of projects get you most excited? We have worked on some incredible projects over the last 8 years, including work with Claridges, Soho House and a recent residential project in Kensington was a dream. As no project is the same, each day brings something new. This in itself is exciting. What will the client request from us, what can we add to a space that will truly meet all their expectations? It’s an exciting position to be in. Each new project is a blank canvas, and this is where we begin. Who or what have been your major influences and role models? That’s a great question! The first person that came to mind is Vivienne Westwood who I’m drawn to like a magnet. Her philosophy and quintessential attitude, and what she stands for is extremely cool. I also cite my early upbringing in Beirut with it’s faded 70’s glamour as highly influential. The importance of family, art, food can deeply influence me every day. The work of Audubon is wonderful, the Art Deco era is a fascinating time to look into. London itself is inspiring, with its huge diversity and creativity on every corner. Stormzy is pretty incredible too. In terms of fellow interiors designers, I love Kelly Wearstler and also sway towards Alberto Pinto and Martin Brudnizki with huge respect for all three. What’s your Process from getting that initial phone enquiry from a new client? We take a unique and tailored approach to each project, we focus on our clients needs and vision, balancing functionality with aesthetics. We begin the journey by meeting where we discuss plans and ideas. We follow this by requesting floor plans, and the team and myself will start by creating a mood board. We build a relationship with you, forming ideas jointly, sourcing unique finds and piecing it all together. Is there a project that you are most proud of? Yes! Two actually! In the gloom of 2020 Lounge & Linger were asked to revamp the much loved Hedsor House in Buckinghamshire. It’s a magnificent house and the final results brought tears to my eyes. The other project was the beautifully restored 1920’s Art Deco house in Eastbourne called The Sandcastle. This was a temporary project for a 6 month rental. The house was cleverly designed to make the most of sea views with a Great Gatsby-style swimming pool and was a secret hideaway for Edward and Mrs Simpson in the 1930’s. It’s an Art Deco piece of paradise on the coast of England. 26

Interview with Belsize Architects
Tell us a little of the background of your practice? I founded Belsize Architects over 25 years ago, starting out with a number of commissions on the Regent’s Park Estate. While we continue to work extensively in North London, we have gone on to create an international portfolio of critically-acclaimed and award-winning buildings in different sectors. The focus has, however, remained on residential and we have built up a reputation for sensitive design, both in creating well-crafted new developments but also bringing new and sustainable life to old buildings. Our large number of repeat clients causes us to think we must be getting something right! What are the most popular requests from residential clients? Some clients are seeking to introduce a distinctive sense of place, heritage and character into their property. Others often place a premium on maximizing light and a sense of space in a crowded urban context. Some clients are building homes for themselves for the long term, while others are seeking rental or investment return. Some are more interested in the interior, while others want the entire building and its surroundings to be revisited. Many are concerned with how they can also achieve, say, sustainability or accessibility goals within heritage assets or conservation areas. In any case, sustainability lies at the heart of any design we carry out. All our clients want the confidence that they have an RIBA Chartered Architect who will respect their budget and who can manage all aspects of their project from start to finish. Is there a project you are most proud of? We are generally happy with all our projects! They are very different, of course, so comparing them is not so easy. Some are new buildings; some involve major remodelling while others are more minor internal alterations; and some are quite tricky intervention in listed buildings. Our website shows the range. Local ones which have attracted critical approval, and certainly gone down well with clients, include those shown alongside.

How do you see technology impacting your industry in the future? In quite different ways. Some clients are interested in the constantly evolving developments with “smart” or “intelligent” houses. Otherwise, 3D visualisations now enable a client to see in first person perspective what they will be getting, while Building Information Modelling (BIM) makes for much more efficient design and delivery. Changes in material technology, as with sustainable timber, open up fresh design options. Some words of encouragement to the family who are hesitating to make that first call to an architect? Most clients will not have worked with an architect before so we are very used to explaining how we work. The decision to renovate, extend or build your home is by turns exciting and nerve-wracking. Our job is to tune into that excitement and settle your nerves so that you can enjoy the process. We listen hard to your wants, needs and passions, and turn them into appropriate designs tailored to your evolving loves and lives. If you are planning work on your most valuable asset, unless the project is particularly simple, it makes sense to at least discuss with a qualified architect first. Architects have years of training and practical experience which can make a major difference when it comes to transforming the client’s brief into reality. The right architect will not only add value but will also actually save cost through a thorough understanding of the context, well-considered design and skilful management. As a very experienced RIBA Chartered Practice, we know the lie of the land, and especially how to navigate the complexities of the local planning process, dealing with Listed buildings and the constraints (and opportunities) of Conservation Areas. Our job is to place your needs at the centre of all we do, pre-empt problems, smooth over bumps in the road efficiently, and avoid obstacles along the way to keep your journey towards a high-quality outcome trouble-free.

Interview with KSR Architects & Interior Designers Tell us a little about the background of your firm? KSR Architects & Interior Designers is an award-winning design-led practice focusing on creating exceptional, high-quality homes. We are a studio of designers with over forty years of experience and with over 90% of our work coming from referrals or existing client relationships. Whether it is ultra-contemporary, traditional, or the unique and quirky, our projects blend the personal qualities and vision of our individual clients with the natural and environmental characteristics of each site. Based in Camden Town, we have extensive experience creating bespoke homes across North London, with Hampstead, St John’s Wood and Belsize Park being our home patch. Our portfolio also extends internationally including Cape Town, Antigua, Seychelles, St Petersburg, and Moscow and the US. Can you give us an insight into some of the ways you are able to navigate through planning obstacles? We believe that that the most effective way of securing optimal planning permissions is by taking a collaborative approach with the local planning authorities. We have therefore built good working relationships with the planning departments in Westminster, Camden and Barnet in particular. Utilising our detailed knowledge of the local planning framework and current policy, we approach each project with a considered strategy. Whether this means a light touch, or a more comprehensive approach is required, we will tailor our service to the specifics of the project. On our more complex projects, the nuance and complexity of local planning can be challenging, so it is important to collaborate with a proven team to ensure a successful outcome. Explain some of the ways you can you add value to a home which is already in good overall condition? We have extensive experience adding value to properties. The obvious way to add value is to add floorspace, but this is not always the most cost-effective solution or advantageous to the way the house will function. We therefore analyse the way the house is currently being used and suggest ways that it can be used more effectively. This might be the addition of a roof extension, reorienting the stair or simply repositioning the furniture to improve flow or maximise a view. As both architects and interior designers we examine the entire house and understand the client’s lifestyle, taste, and budget in order to add both financial and aspirational value. Is there a type of project which gets your team more excited than others? Every project and every client is unique, but we have been privileged to work on a variety of exceptional projects. Whether it is a challenging heritage site, a hi-tech house, creating bespoke furniture design, or curating art collections, we enjoy projects that encourage us to think outside the box. What’s the most satisfying aspect of your work? As a collaborative studio, we focus on good relationships with clients and colleagues to ensure a project is of the highest quality. It is hugely satisfying to see a client enjoying the fruits of our labour, understanding the design decisions that were made, and appreciating the journey we went on together. We are proud that over 90% of our work is from previous clients or referrals which is a truly satisfying tick of approval. 32
