HISTORY The landscape of Teddington was almost completely rural until the 16th century, when Henry VIII nabbed Hampton Court Palace from Cardinal Wolsey. Both the palace and the arrival of the railway brought wealth and prosperity to the area, after which the terraces of Victorian and Edwardian homes sprung up. At the start of the 20th century, the area became famous for its film studios in the greenhouses of Henry Chinnery’s home, Weir House. Proper studios were built in the 1930s and played host to an array of television talent, including Morecambe and Wise. 8

This green spot by the Thames has been named the best place to live in London. Families looking for green space know why! www.standard.co.uk TODAY Teddington is an area to the southwest of London, perched on the north bank of the river Thames. At just 10 miles southwest of Charing Cross, Teddington is extremely close to central London, making it popular with those that work in the city. There are no long commute times when you live in Teddington thanks to the strong public transport infrastructure in the area. The Teddington area is largely residential - there are lots of homes and apartment blocks in the area, although there are also a number of shops and offices in the district too. Despite being so close to central London itself, Teddington retains a leafy, suburban feel - it’s the perfect place to settle down if you’re looking to move into the London area. It doesn’t matter if you’re moving on your own or with your family, there are lots of local amenities in the area that make this a great place to live (including a number of schools). 9

Crowned as 2021’s top London neighbourhood, Teddington is a green and pleasant land of Victorian streets and good commuter links. The Sunday Times Best Places to Live Guide singled the riverside area out for its community spirit, independent shops and cafes and its leafy location.
It’s an ideal in-betweener option for families ready to leave central London but not quite ready to bury themselves in the home counties. www.standard.co.uk

EXPERT INTERVIEW
Interview with Hector Gauld King of Cotton King of Cotton is a name that grabs ones attention, tell us a little about your company story? The Company name has been in use in it’s Italian form ‘Re di Cotone’ since 1880 and with the permission of my brother in law in Italy, we started the UK arm in 1995 with the aim of supplying Hotels with premium products sourced throughout the world, but principally in Italy. So began the UK version of ‘King of Cotton’ and over the years the Company developed a reputation for providing high quality cotton products at a fair price, coupled with a high level of service. In 2003 www.kingofcotton.com was launched, allowing a wide range of beautiful products to be made available to all who required premium products, that were difficult to find, at prices that were designed for acorporate world. Your products are chosen by some of the world’s most luxurious hotel brands do you think this is a factor in your popularity with homeowners? I think there is a certain element of trust created with our customers because of our association with well Known Hotel brands, and Choosing a good quality cotton that will be soft, hard wearing and luxurious can often come down to the faith you place in the brand you choose. Our customers certainly feel reassured that the products that they buy from us, are in turn trusted by some of the most discerning and selective Hotels. Have you seen any changes or shifting trends in peoples bedding preferences over the years? In the early days, there seemed to be a popularity amongst private buyers for easy care bed linen, but that ease of laundering comes with the addition of Polyester yarns, something that we have always steered away from, because it detracts not only from the comfort and breathability of the bed linen but also from our ethos of offering totally natural products. We sell natural Cotton products and Polyester is not something we like to involve in our business, and thankfully these days there is a much higher demand for 100% cotton than in previous years. So if a Hamptons client is preparing to move into their beautiful new home sum up for us why they need to be visiting your website? Hamptons clients can purchase everything they need in cotton for their new bedrooms and bathrooms, delivered from an extensive stockholding in Surrey, including a wide range of beds, all the associated linens, towels and accessories, in the widest range of thread counts and sizes in the UK.With prices designed mainly for a corporate world, customers will find true value and a wide choice at King of Cotton especially when using the discount code that is offered in association with Hamptons International. Where do you see the Company 5 years from now? I believe that Cotton is one commodity that will be in demand forever. There have been many alternative fabrics that have come and gone, like Tencel, Bamboo, nylon, Modal and other
synthetics, but Cotton has outlasted them all.We will keep striving to offer the finest cotton products from around the world, for a fair price, sourced from highly vetted manufacturers and growers, with a focus on sustainability. In five years from now we hope to be able to look back on the past 30 plus years and feel proud that we maintained the traditions of those early Italians way back in 1880 in Lombardia, Italy. 12

Q&A with Karen & Jake from Wild Thomas Gardens WHAT IS THE BACKGROUND OF WILD THOMAS GARDENS? After working in the film and television industry for 10 years as a camera assistant and then a stills photographer, Jake decided a change of careers was in order and started to work with a landscaping company. Over the last 5 years Jake has developed a healthy (?) obsession with plants, having loved the natural world from a young age. Karen is a painter and is a very natural designer and has a design and project management background. For the last few years, Jake had been wanting to create a gardening company that put more emphasis on healthy outdoor spaces and investing in local eco systems. In 2020 the time was right and we decided to combine our skills and start Wild Thomas Gardens. WHAT INSPIRED YOU TO START YOUR BUSINESS? The ethos for Wild Thomas Gardens was born from the idea that gardens can be beautiful, inspiring places that are not only beneficial to our wellbeing and mental health but are an incredibly important way to give back to the land we live on. We wanted to build a company that focused on the environmental aspects of gardening to create spaces for people and wildlife to co-exist. If gardens are thoughtfully designed, they are a fantastic way to be able to care and contribute to the health of our cities and to ensure the survival of species that are so important for our environments wellbeing. We feel the opportunity to create ‘wilder’ gardens will lead to happier people, happier wildlife, and if enough people start gardening with a looser hand, it will benefit the planet as well. Through Wild Thomas Gardens we have combined Jakes knowledge of plants – he is a an RHS qualified Horticulturist – and Karen’s organisational and design skills to create a gardening company that we would want to hire. A company that places emphasis on creating beautiful outdoor space that gives back. WHICH PROJECT ARE YOU MOST PROUD OF? All of them! WHAT’S YOUR PROCESS FROM RECEIVING THE INITIAL PHONE CALL? We arrange a time to come and have a look at the site and take measurements. When we are there, we talk through your ideas and how you want to use your space. Once we have your wish list, we create a design around this and present you with a plan drawing and plant file which illustrates the plants that we want to use. We plant according to aspect, taste and style, and also time of year. It’s very important to work with the seasons and use plants that perform at different times of year so there is always something interesting happening! WHAT’S THE BEST THING ABOUT RUNNING WILD THOMAS GARDENS? Getting to work outdoors and creating beautiful, useful and beneficial spaces for people and wildlife to enjoy. 20

Interview with The Ultimate Flooring company Tell us a little about the background of Ultimate Flooring? The Ultimate Flooring is a wood flooring shop local to Richmond upon Thames. We work with the world’s leading suppliers to provide only the highest quality wood, laminate, and vinyl floors. With over 25 years of experience working with numerous high-profile clients from London and the home counties, we provide a truly bespoke service for supply, installation, and renovation at the best possible rates. What are your most popular products and styles? Our most popular floors tend to be from our designer brands, such as Ted Todd, Quick Step, and Original Timber. Because of our excellent relationships with our suppliers, we can guarantee the best prices on some of the most sought-after floors. Our herringbone ranges have always been incredibly popular, as the style is classic and elegant. However, recently a lot of clients have been opting to use our renovation services to restore their existing floors. This option allows for a bespoke, personalised finish whilst also being environmentally friendly. Is there a project you are most proud of? While we are proud of every project we complete, our most rewarding projects are those which require creative and intelligent solutions to overcome a difficult problem. In one instance, we encountered a floor which had underfloor heating pipes laid close to the surface. We needed to cut through the floor to access the joists but could not do this without potentially cutting a pipe. A simple but costly solution would have been to take up the entire floor from the edge to access the joists in the middle. However, the solution we arrived at was to let the floor cool down overnight, and then switch on the underfloor heating and use a thermal imaging camera to view the pipes under the floor. We could then cut through without damaging a single pipe. This solution saved our client two weeks of work in their home and thousands of pounds. Will you visit a clients home to advise them what to choose? We are happy to arrange obligation-free surveys for all our clients. It is advisable to visit our showroom on Richmond Hill to see our full range of styles, grades, and finishes, but we will always visit to measure and assess what work is required. During these visits, the client has the opportunity to ask any questions they may have. What is the best thing about working in South West London? Working in South-West London is ideal for us because we are accessible to such a range of clients. It ensures that we get a wide variety of different project types in many different areas – from commercial flooring in hotels and skyscrapers to residential projects in town houses and flats. There is no project too hard for our skilled floor fitters, and South-West London provides plenty of exciting work. We have completed projects across London and the Home Counties and have even sent fitters to commercial projects in Brighton, Birmingham, and even Manchester. 22

Interview with Teddington Architect Simon Merrony Tell us a little about your background and how your studio developed? Even as a student I knew I wanted to have my own practice. In my first year at university I read an account of an architect designing and building his first house for a client. I was fascinated by the process and the complexity of the build and the relationships. I thought it must be incredible to design and build a house for a client and get everything right. Many years on from reading that account, little has changed. I’m still fascinated by the process and always excited to start a new project with a client. There are so many things that can go wrong, but its so enjoyable to get things right. I worked for some great architects before setting up my own practice. Along the way I picked up the necessary skills and experience required in order to create my own architecture practice. Who or what were your biggest influences as a young architect? For me there was only one architect who mattered – Aldo Rossi. He was a rationalist architect who practised what he preached. Rationalism as a common belief that the most varied problems posed by the real world could be solved by reason. No easy thing to do as I learned over the years. It’s easy to be a rationalist student, but in practice there are so many obstacles and real life situations to overcome, that eventually you need to be more rounded and flexible. Only then can you be really useful to clients. Is there a type of project that gives you the biggest buzz? The most exciting projects for me are existing houses which require a strong concept to answer the client’s brief. I often find houses have been extended in random, organic ways which lead to muddled layouts and an inefficient plan. That is why it’s important to appoint an architect to restore clarity and structure. What words of encouragement would you give to someone who is considering appointing an architect for the first time? I’m often puzzled when a client tells me they aren’t sure whether to use an architect or a builder. I would always advocate using both ! An architect should provide the design solution to a brief for a builder to construct. In your opinion what defines a successful architectural project? For me it’s the teamwork between the client, architect and builder which produces a great project. What can clients expect when they appoint Simon Merrony Architects? We are an established practice with a tried and tested approach. We design in 3D and work with our clients to get the most out of their projects. It’s a collaborative approach to design and implementation working with a cost consultant and contractor to achieve the best, cost efficient design. Almost all of our projects are taken all of the way through to completion. EXPERT INTERVIEW
Interview with Lyndon Morgans from LMDS Architectural & Building services
Tell us a little about your experience and background? My Experience is mainly from a residential background. I started working for Berkeley Homes as a Trainee Architectural Technician on the drawing board. I went to design college and progressed up to a qualified Architectural Technician, running small job sites as well as designing new housing stock. The developments got bigger in the 90s so design work was out sourced and I was promoted to Technical Manager for our own sites. I moved on and worked with the likes of Galliford Try, Barratts, Persimmon & Taylor Wimpey over the years, to name a few, as Technical Manager before setting up my own company. My Experience relates to housing from conversion to new build including extensions. I am an Architectural Designer and affiliated to CIAT. Which are the biggest trends in residential design right now? Generally, the trends, and what my clients ask for, are open plan living, bigger entertainment areas including Kitchens, family rooms and additional bedrooms. Separate studies for home working are climbing up the list with more and more people working from home. Increased glazing for additional light and well being is also becoming more popular. Clients are not just focused on the inside of their homes they are also looking more at the outside to include landscaped gardens and garden/games rooms to enjoy while on a work break. As people are now spending more time at home working they are prepared to spend the money for enjoyment and well being in the home which now becomes a multifunctional space. What words of encouragement would you give to a client who is hesitating to make that first call to you? “I would say if you don’t ask you won’t know”.. The design project and making sure its designed to your needs and budget, with the correct approvals in place, does have a process which needs to be explained. This is all explained to the client on the first phone call/email or House Consultation. Generally, if are thinking of adding additional space to your home or looking to move and add additional space to a new property we can advise. What is the process of having a professional advise us on what to do? The first steps are to establish what you need or what you would like then contact us via a phone call or email or via the website with your details. We can then advise and provide you a design quote if its straightforward or carry out a house consultation if the customer wants us to view a particular property and discuss the process in more detail. The first port of call will be a general enquiry. Some customers know what they want, some have a vision and we make it happen including explaining the statutory approvals required, feasibility costs and the process involved. We aim to simplify the design process by not complicating it which pushes the budget up. What satisfaction do you receive for providing your service to clients? I believe in good communication and value for money which is the starting point. Enjoying what you do and helping others to build their dreams is paramount from inception to completion and I am thrilled to see the clients happiness with the end product. I am passionate about the business and like what I do which helps focus the mind and keep clients happy.

Interview with Elena Romanova Interiors Why should people appoint an interior designer instead of managing their own project? A good interior designer will guide you through a confusing myriad of choices, help you understand your own interiors style, what works and what doesn’t work in your home. A good designer will not just save you time but also money through helping you to avoid expensive mistakes. You will not regret this decision! What type of projects get you most excited? I get involved with a huge variety of projects. Colour and wallpaper consultation, small-scale refurbs for sale, all the way to full complex refurbs. I love transforming tired and unloved properties into something my clients would enjoy living in, something that reflects their lifestyle and design preferences. I especially enjoy working with clients who trust me and get excited about the project as much as I do. Who or what have been your major influences and role models? My style is always evolving, I work in a variety of styles (since all clients and their homes are different). However, I would like to think there are always some underlying common influences and threads. I personally get most excited by designs that have individuality and soul. I love colour and pattern, I love mixing and matching, I love interiors that have been thought through, I love interiors that feel current and timeless at the same time. I love the restrained playfulness of Turner Pocock, the edgy coolness of Suzy Hoodless and the timeless sophistication of Ilse Crawford and Rose Uniacke. In developing a style for a client’s property who takes the lead? It is paramount to listen to the client and try to understand how they live, what they like (and what they don’t like!). However, over the years I have come to realise that my job as a designer is to give my clients what they need which is not always the same as what they think they want. You cannot just “copy paste” another homes décor this into your own home. It might have to do with the way you live, or the architecture of your house, or the light your rooms are getting. I believe it is my job to listen and guide you through a myriad of choices to a solution that would best meet your specific needs. I challenge my clients a lot but I always do it in a constructive and positive way to make sure they understand why I am suggesting what I am suggesting and buy into it. After all, this is why they have hired me in the first place. Whatever the challenge, the chances are I must have seen it or done it before. Is there a project that you are most proud of? Oh, there are so many.. I always give my all to each project I get involved in. I guess the projects that give me most satisfaction are the ones where we went for a full transformation and where we got on the same wavelength with the clients. The projects where the clients were engaging, responsive, trusting and open-minded. And I also love the clients who are brave and happy to be challenged! I had a client in Richmond who I helped to completely transform two houses over the course of a few years and we had so much fun – colour, amazing wallpapers, interesting lighting.. It was magical!

Interview with Rebecca Glover, Principal of Surbiton High School
Tell us a little about Surbiton High School? Surbiton High School is an independent school in Surbiton, well-connected to London by a 17-minute train journey. The School comprises Boys’ Preparatory School, Girls’ Preparatory School, Girls’ Senior School and Girls’ Sixth Form. Founded in 1884, Surbiton High School continues to flourish under a strong Local Governing Body, the Senior Leadership Team and the current Principal, Rebecca Glover. Whilst the ethos and vision of the School has changed over time, the overarching aim to provide a superlative education for girls (and boys) which ensures they are at the forefront of technology and education practice; whilst providing an engaging, innovative curriculum; is one which is still at the heart of the School today. What are Surbiton High School’s aims and ethos? Surbiton High School is a vibrant learning community, which inspires every child to discover and embrace their individuality, to grow in their intellectual curiosity, and to enjoy and develop their independence. Surbiton High School inspires, encourages and empowers our young people to discover and liberate the very best of themselves, exceeding their potential in an intellectually rigorous and challenging academic environment, balanced with outstanding pastoral care and support. 34

ASK THE EXPERTS
What would you say are the standout features that make Surbiton High School so special? We know that choosing the right school for your child is one of the most important decisions you will make. We believe the happiness and success of your child are key foundations upon which their future is built. That is why we are a school which genuinely delights in the individual. We are a place where every child is valued, every child is encouraged to give their very best, and every child has the chance to grow in confidence by participating in a wide range of inspirational learning experiences. Staff within the School are inspirational; dedicated to delivering a rich curriculum and programme of activities which challenge each child to explore ideas for themselves. Whether engaged in learning in the classroom, or through musical, artistic, sporting, enterprise or charitable activities, Surbiton High School pupils are constantly encouraged to connect with the wider world, embracing new experiences to build their confidence - a confidence built not on arrogance, but on self-belief and a ‘can do’ attitude. Tell us about the sporting facilities across the Prep and Senior School? Here at Surbiton High School, we offer a broad curriculum and co-curricular programme in order for our pupils to find the joy and importance of involvement in physical activity, whether it be competitive or not. Surbiton High Girls’ and Boys’ Preparatory Schools take a personalised approach to the Games programme and PE curriculum as they teach technical skills, develop tactical understanding and build theoretical knowledge of health, fitness and nutrition. Both Schools host regular local borough tournaments to allow our younger pupils an opportunity to experience competitive sport within a fun environment. The Senior School offers three pathways for pupils to follow - competitive, all-rounder or artistic. All pupils have the opportunity to participate in our Super 8 Sports – cricket, football, gymnastics, hockey, netball, rowing, skiing and tennis as well as a wide breadth of co-curricular clubs. Our 39 acres of sports grounds are based a short drive away across two sites - Hinchley Wood Playing Fields and Oaken Lane. If you had to choose an aspect of school life that you are most proud of what would it be? The pastoral care and commitment to the well-being of every member of our community underpins the very essence of school life here at Surbiton High School. We are proud to inspire, encourage and empower our pupils to build their own lives. Through careful guidance and nourishment, they are able to discover their strengths, celebrate their successes, build lifelong relationships and flourish. Equally, our focus on the future ensures all pupils are equipped when they leave Surbiton High School with the right mindset, learning habits and outlook to have a successful and happy future.

Planning and Building Control Unsure which services you need? If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do. Please note that many developments will require both. What is planning? Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following: • create a new building, or change the use or appearance of an existing building • affect the sunlight, privacy or outlook for neighbouring properties • affect the nearby area with noise disturbance, smell or fumes • work on or around listed buildings or any conservation areas • affect traffic volumes, road safety or access • change the density of development in an area • use significantly different materials or finishes from nearby properties • have an effect on existing trees www.richmond.gov.uk/Planning
What is building control? Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. www.richmond.gov.uk/building+control
