HISTORY Originally known as ‘Bekenesfeld’ this very old picturesque market town set on the East Flank of the Chilterns. With a rich history which can be seen in the buildings and architecture, dating back as far as 1185. It lies within the civil parish and authority of Buckinghamshire. Adding to this the new town has seen significant growth to encourage homes built to the very highest quality. One of the most sought after locations in the UK to live and for very good reason- properties in Beaconsfield will always command a premium price. In the Victorian era, the town was the home constituency of Benjamin Disraeli, Prime Minister of the United Kingdom in 1868 and then again from 1874 until 1880 (in fact his home, Hughenden Manor is in the nearby town of High Wycombe). 10
This little town is divided into the old and the new. The ‘Old Town’ presents a well-kept and gracious main street with some interesting shops and pubs, while the compact little
‘new town’ is also a pleasant place for browsing. The town is located on Junction 2 of the M40 less than 25 miles northwest of the centre of London. The town’s train station is served by . Chiltern Railways who run regular trains from Birmingham Snow Hill to London Marylebone. The Old Town to the south is at a crossroads and each of the broad converging streets is fronted by rows of Georgian brick facades, old coaching inns, and mock-Tudor houses. This is the cultured setting for a market on Tuesdays, as well as pubs, a cosmopolitan line-up of restaurants, and one-of-a-kind shops. In the new town by the train station is the oldest model village in the world, founded in 1929, while the Royal Standard of England Pub claims to be the oldest free house in the UK. You can plan days out at museums, open farms, and National Trust properties like Cliveden, and in June the Chiltern Shakespeare Company performs in the open air at the beautiful Hall Barn estate. 11
Old Beaconsfield, to the south of the new settlement, is a fine piece of old-fashioned rural England, complete with a parish church, a green, pubs and tea rooms. The centrepiece is crossroads where the London, Windsor, Wycombe and Aylesbury “Ends meet”. What will hit you is how wide these roads are, a holdover from the time that drovers marched livestock by the thousands to the town and on to London. The flat brick frontages in Old Beaconsfield are Georgian, some concealing far older properties, alongside some pretty mock Tudor and neo-Georgian houses.
Within a stone’s throw of the capital, Beaconsfield may top ‘most expensive’ lists, but the period properties, nearby country walks and good gastro scene make it a corker.

We were a little concerned at the beginning of the first lockdown how the pandemic would affect the renovation and kitchen industry. But with all of us spending more time in our homes and travelling less, we have been inspired to renew our spaces and make them more comforting and colourful. The current interior design challenge is assessing the term ‘chronotopia’ which is about how we can adapt our spaces for multiple uses with the advanced technology we’re all experiencing. We are using our homes for relaxation, work, entertainment and exercise, and for all members of the family - this means there are different energies required for different times of the day. At Cloverhouse, we have most recently been asked to renovate bedrooms, create new spaces for home offices and the most popular projects are open plan kitchen renovations and extensions. We have also been involved with some really exciting bespoke furniture pieces for clients looking for exceptional storage solutions and individual pieces to suit their personalities.
What kind of look would you say is most popular with your customers? There isn’t so much a specific look with the projects we work on, as we encourage our clients to be brave with different styles and colours, and explore themes so that they connect with their personalities through their interiors. A lot of influence will come from the age of a property, so a more traditional kitchen may look better in a period property, but there are clever ways to add modern styles to older properties and vice versa. The industrial style has proven popular over the past couple of years, which is now blending with a mid-century style. A signature Cloverhouse theme is to ensure specific finishes are carried through with accessories, hardware and a mixture of unusual textures. We are also seeing a strong international influence on fabrics and textures which brings vibrant colours and patterns to soft furnishings and furniture. Whites and greys will always provide a solid back drop to most residential interiors, but now is the time to bring fun and a very personal energy to your individual spaces.
So, you are both business and marriage partners, what strengths do each of you bring to the table? We have a real mix of skills and experience between us! Dean qualified as an electrician at the beginning of his career and worked with a vast range of kitchen and bathroom showrooms in residential and commercial applications. He is now involved in the project management side of the kitchen renovation projects, as well as having an overall view of the operational side of the business. I am a qualified interior designer, feng shui and colour consultant, and manage most of the projects that involve extensions. This creates a unique link between the relevant trades and design choices from the beginning of the project to completion. Our team of highly skilled trades people across carpentry, plumbing, electrics, plastering, flooring, decorating and the range of suppliers we collaborate with, ensure a quality finish and attention to detail, which remains the same regardless of the size and budget of a project.
Finally, just tell us your process from receiving that initial enquiry? Customers can contact us via the website, by email, telephone, Instagram, LinkedIn or Facebook where a number of our projects are showcased, and where you will see a vast range of tips and tricks to help you with your interior renovations. Once contact has been made, we arrange a survey or initial consultation to discuss the works required. We pride ourselves on quick turn arounds for surveys and quotations and are well known within the industry for providing very thorough information to our clients so that projects run smoothly and remain within budget. Once a quotation and scope of works is agreed, we book in all of the relevant trades for your project, and soon after that your dream project will be completed.

Knights of Beaconsfield is an award winning Interior Design Practice and luxury retail showroom in Beaconsfield Old Town. The company is a family business which was established in 1958. From a buying point of view, how do you go about identifying which items will most appeal to your local market? We consider our market demographic, current trends and product that we source from around the world which we feel best suit our elegant contemporary style. It is important to understand our customers in order to stay at the forefront of the market.
For those about to complete on a house purchase or looking to buy. When is the best time for them to visit your store? For clients looking to use our design service or who are looking for bespoke products, it is best to visit the store as soon as they can prior to completion. If it is a new build, or renovation, as early as possible after construction drawings have been produced. Usually, there is a lead time to most furniture items, some pieces are available straight away though most items, especially bespoke products, do have a lead time which should be considered when thinking about furnishing your home. The reality of shopping for bespoke products is very different than popping into a shop and taking the product home.
What is your most popular product line? We showcase designer furniture from all the leading brands, including a large selection of stylish dining furniture, occasional tables and accessories. We are also proud makers of luxury bespoke sofas and chairs handmade in our own factory here in Buckinghamshire. Complete Fitted Bedrooms – a family run business - was established in 1987 by Richard Phillips. Richard wanted to move away from mass-produced standard fitted furniture which often resulted in design constraints. He was passionate about quality and service too and wanted to offer clients a truly bespoke design service and, more importantly, a bespoke product. The family business operates from three locations in Herefordshire & Buckinghamshire and is now run by his Son’s & Daughters, who have been involved since leaving school. Interview with Architect James Carr What are the main misconceptions people have regarding using an architect? A good architect will work with you to help achieve the aspirations you have for your home. There is often the assumption that this means spending more than your budget, or conceding to an outsider’s design taste, but nothing could be further from the truth. I will always begin by asking questions in order to fully understand your aspirations and how I can use my experience and knowledge to bring them to life. Your budget is critical, and I will always work within what you are comfortable with spending. I will advise you on the value and implication of all design decisions, and how these might add value to your property, both personally and commercially. On any project, the client is always ultimately in control. I am there to guide them through, achieve the very best design within their budget, and create a special and personal space for them to enjoy. Are there any current trends in the nature of projects you are being commissioned to design? Good design is timeless. That said, there is an increasing focus on sustainability, with people becoming more aware of the environmental impact of their lives and homes. This is no longer simply about maximising insulation and minimising energy use, it is also about understanding the materials involved. What is their carbon footprint? Are they local? As well as their longevity, maintenance and appearance. It is an exciting time for design, with constant innovation developing new, sustainable solutions for everyday problems. Clients are also keen to maximise light and break down barriers between the inside and outside of their homes. As our planet becomes more urbanised, our human need for connection to nature influences our expectations for the places where we live and work. What types of projects do you find the most fulfilling to work on? All the projects I have worked on have been fulfilling in their own ways. The projects I have enjoyed most have been with passionate and involved clients, whatever their budgets. There is great joy in helping someone realise their design ideas, creating a space which makes them smile and enhances their and their families living environment for years to come. How are design costings usually calculated on residential projects? The budget is always critical. A limited initial budget may mean deciding which work gets done first (usually the intrusive, dirty stuff!) and deciding what can be done later when more funds become available. I work with two specialist cost consultants, who can provide detailed cost analysis throughout a project. This is particularly helpful on larger projects. What encouragement would you give to potential clients who are hesitating to make that first call to an architect? Undertaking work on your home can be daunting and complicated. An architect can give you guidance on statutory obligations, such as planning and building regulations, as well as ensuring that builders carry out work as required and expected. I do not charge for an initial meeting and discussion at your home. This allows us to meet, see if we get on and discuss your aspirations. I can comment on what will be possible, what alternatives there might be that you haven’t considered, and explain the process through design, planning, building regulations, including finding a builder, and then construction. I can also discuss initial budgets and whether you might require other consultants such as structural engineers. I follow up our meeting with a letter setting out the discussion, timeframe, next steps and my proposed fee. 32

Interview with Matt King from Beaconsfield Carpets & Flooring How did Beaconsfield Carpets and Flooring get started? The company was originally formed in 1993, Daniel and Matthew, the current owners, took over in 2015 after their father (one of the original founders) retired. Daniel handles the installation of any flooring while Matthew serves customers in the shop.
What types of flooring do you sell aside from carpet? We have a selection of engineered wood in various finishes for an authentic feeling as well as a range of resilient vinyl tiles, such as Karndean, which offer a contemporary twist to more traditional products. For the more budget conscious we also have a selection of sheet vinyl and laminate floors which offer great performance too.
What type of flooring would you say is the most popular right now? While carpet remains the most popular type of flooring in British homes due to its comfort, warmth and practicality there has been a large increase in customers having hard flooring installed in the ground floor areas of their homes. Most people value practicality more than anything else and some form of wipeable/washable flooring in the living areas combines well with more cushioned/comfortable carpets in bedrooms.
What would you say is the most useful advice you could give to someone looking for new flooring? Every type of flooring has its own benefits, but we are more than happy to explain all those potential benefits to you. Please tell us how you got started building Garden Rooms? This booming industry is of course an evolution of the old-fashioned garden shed where for generations the nation have pottered the hours away in blissful but rather cramped conditions but it’s quite incredible what we can now within your garden space. Our founder Steve took the plunge to set up a company after 30 years in the building industry locally. We noticed a need for a high quantity garden room company within the local and surrounding areas and to be honest he has never been happier or busier. It’s so rewarding, and we have now done so many we really are experts in this field.
The demand for garden rooms is phenomenal, how do you cope? We are certainly in high demand at the moment but don’t let that put you off getting in touch, we cope with this with good scheduling and our highly professional workforce. We never lose clients due to high demand my advice would be to get in touch as soon as you know you are serious about having a garden room and let us come out and talk through your needs. There is no obligation and you might be pleasantly surprised by our flexibility.
What are some of the uses your clients have for the rooms? Our client use our garden rooms for a huge variety of uses from Offices, gyms, massage/ yoga studios, chill out rooms and teenager games rooms to name a few, our garden rooms have endless usage and of course, the use that the room is initially built for is not necessarily the same as it will be in a couple of years. Just like any other room
in the house things evolve and needs change so a gym in 2021 may be an Air B&B in 2023. Is there a project that you look back on with the most pride? There is not really one garden room we look at with the most pride as we have pride in all our room be it an 8m x3.5m gym/ spa room to a 4m x3m office space. What do you love most about running your business? Without question, it’s the look of delight of our clients when we hand over their new garden room. It’s a very exciting moment for our clients and for us, we never get bored from receiving compliments for our work or of making people happy. 40

Interview with Sandra Orlando Payne from Inhabitat Architects
Tell us a little about your background and how you formed InHabitat Architects? To answer this question, it is probably best that I share with you a defining moment that brought me to where I am today, working with clients on exactly what to do to achieve their ‘dream home’. That defining moment in my life happened in late 2006. A few months before, I quit my job in one of the top five London architecture practices and started working for a small well established local architecture studio specialising in luxury houses in the home counties. To my surprise, I took joy in working involvement with all of these projects, large and small. I found out then that domestic projects could be exciting designs and that working with the end-users, the families was an absolute pleasure. There were no more meetings with CEOs and their large boards instead, I found myself sipping cappuccinos (or a glass of Malbec!) in warm families sitting rooms talking to people who looked and felt like me!
What type of projects creates the biggest buzz within your office? We are in the business of ‘homemaking’. We help clients who want to build beautiful houses. The projects can be complicated, to begin with and the first task is often bringing in the bird’s eye perspective. Before starting any design, we set out the right strategy to set out the project path that suits our client’s particular priorities. We get very excited when a project flows naturally from one stage to another, from concept design, planning, detail drawings and construction. This is an indication that our clients are really enjoying the process and excitement sets in. 44
Which types of project would you say are most popular at the moment? Definitely, ‘eco-lux’ and ‘integrated living’ are the buzz words in the postCovid era. We all want to spend our money in a more environmentally friendly way. We also want to feel much more comfortable in our homes. There is no reason we cannot achieve both by embracing the latest technologies and working with nature’s ancient laws.
What encouragement would you give to a potential client who hasn’t appointed an architect previously? To find an architecture practice that suits you, you must follow your instinct as much as understand the fees’ value. It is a gut and head combined decision. An architect who fully understands your priorities will save you from spirally construction cost and sleepless nights. Ask lots of questions about the process and the different stages it involves. If you are not sure you want to get started, ask how to sample their work at low cost. It is likely to be a small service but enough to give you an idea of their working practices. This way, you can test if the practice would offer the right solution for you. In our case, we offer a low cost pre-design service called ‘Needs and Options Review’. Many clients have found this service an effective way to finalise their brief and get to know me and the team at the same time.
Is there a project you look back on with the most pride? A couple of projects in our practice have added that ‘je ne sais quoi’, and our clients have enjoyed the process as much as the end product. Basically, we managed to align their expectations fully with their dream home design. These were also vibrant statement pieces of design, sitting beautifully within the landscape/ cityscape as if they have always been there. Most people are not aware that an architect’s design work is not done for them, but done with them! When we all get this right, then real magic happens.
How do you see your profession’s future in terms of the evolution of design, build and renovation? The profession is evolving from the old fashion ‘building focus’ approach to a ‘people focus’ and ‘environment focus’ way of thinking architecture. We are not alone in this gradual change as we all become more discerning consumers, good at distinguishing the good from the bad and sifting out the gems from the information overload. I am excited about the future and how our built environment will change to serve people and nature alike in years to come.

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following: • create a new building or change the use or appearance of an existing building • affect the sunlight, privacy or outlook for neighbouring properties • affect the nearby area with noise disturbance, smell or fumes • work on or around listed buildings or any conservation areas • affect traffic volumes, road safety or access • change the density of development in an area • use significantly different materials or finishes from nearby properties • have an effect on existing trees
What is building control? Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
