A variety of activities in several locations are planned for the 2022 Nantucket Daffodil Festival. This weekend of celebrating spring starts on Friday, April 22 with a Flower Power Party hosted by the Nantucket Historical Association. As of press time, this popular party is sold out: to be added to the waitlist, reach out to Ben Zieff at bzieff@nha.org. This staging remains in place until 12 noon, giving people several hours to view the vehicles and visit with festival friends. At 10 am on Saturday, Daffy fun at Children's Beach starts with the Daffodil Hat Pageant followed by the Daffodil Children's Parade showcasing bicycles, wagons, and strollers that kids and their families have decorated for Daffy. After these Chamber signature events, there will be more family fun at Children’s Beach that includes a NanPuppets Performance, a visit from Barnaby Bear, and give-

Guide to Home Inspections a fact sheet from the Commonwealth of Massachusetts A standard home inspection is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to 266 CMR 6.00 may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. An inspection can be likened to a physical exam by a physician; however, it should be clearly understood that a home inspection is not to be confused with an appraisal, a building code inspection, a guarantee of any kind, and/or an insurance policy on the condition of the property. During an inspection, the inspector will review the readily accessible exposed portions of the structure of the home, including the roof, the attic, walls, ceilings, floors, windows, doors, basement, and foundation as well as the heating/air conditioning systems, interior plumbing and electrical systems for potential problems. Home inspections are not intended to point out every small problem or any invisible or latent defect in a home. Most minor or cosmetic flaws, for example, should be apparent to the buyer without the aid of a professional.

Timing of the Home Inspection A home inspector is typically hired by a potential homebuyer right after the offer to purchase contract is signed, prior to executing the final purchase and sales agreement. However, before the potential buyer signs the offer to purchase contract, he/she should be sure that there is an inspection clause in the contract making the purchase obligation contingent upon the findings of a professional home inspection. This clause should specify the terms to which both the buyer and seller are obligated.

Selecting a Home Inspector Good referral sources for home inspection services are friends, neighbors, or business acquaintances who have been satisfied with a home inspector. In addition, lawyers and mortgage brokers may also recommend a home inspector. The names of local inspectors can be found by entering the words home inspection and the zip code of the community where you are purchasing the dwelling and/or searching the Division of Professional Licensure website at www.mass.gov/dpl/ or in the Yellow Pages where many advertise under "Building Inspection Service" or "Home Inspection Service." ommend a specific home inspection company or home inspector unless representing the buyer as a buyer's broker. Brokers, however, may provide assistance to buyers in accessing information on licensed home inspectors. A current homeowner may also want to get a home inspection to identify any problems, especially if the owner plans to sell the home in the near future.

Following are additional tips when searching for a home inspector: • As of May 2001, home inspectors are required to be licensed in the Commonwealth of Massachusetts. A home inspector's license should be verified prior to hiring. Consumers should not be confused by home inspector "certifications" offered by, or sold by home inspection trade societies or companies, obtained via home study courses, or provided by home inspection companies that certify their own home inspectors. Since the home inspection business is unregulated in most states, certifications are available to anyone. A home inspector's license can be verified with the Board of Registration of Home Inspectors at its website or by calling the Board at (617) 727- 4459. • The home inspection company that is retained should welcome the potential buyer's presence at the home inspection. The home inspector should be willing to address all of the buyer's questions and provide a full verbal and written report. Those hiring an inspector should expect an open door policy from the home inspection company to be able to ask questions about the content of the home inspection report in the future.

problems, if repairs need are required, or whether or not there are any risks of concealed damage, and whether further investigation is recommended and/or required.

Other Inspections and Tests to Consider It is strongly recommended that potential buyers consider having the following inspections and/or tests performed prior to signing the final purchase agreement: · Lead paint, http://www.mass.gov/eohhs/gov/departments/dph/programs/environmental-health/exposuretopics/lead/delead · Water quality (is it drinkable) · Wood destroying insects, including termites. · Air quality, including radon gases. · Fungi, mold and allergens. While some home inspectors are qualified to offer these services, these inspections and tests are not part of the basic home inspection and should be contracted through qualified licensed professionals (of your choice and hire) in those fields.

During the Home Inspection

Filing a Complaint

While not necessary, it is recommended that the buyer be present for the inspection. This allows the buyer to observe the inspector, ask questions directly, and obtain a better understanding of the condition of the home, how its systems work, and how to maintain it. The written report may be easier to understand if the buyer was present during the inspection. It is important that you provide safe access and sufficient lighting so that the inspector can inspect the property. Inspectors must provide a written evaluation report based on the standards of compliance in accordance with CMR 266.6.00 At the conclusion of the home inspection, the buyer should be well informed of the condition of the home. It should be known if there are visible, apparent

While most licensees conduct themselves as true professionals, the Division of Professional Licensure will take action against those licensees who fail to maintain acceptable standards of competence and integrity. any structure you may desire to help bring definition to your outdoor areas. With some homes being closer together than others, these structures can bring an essential sense of privacy to your yard. This is fundamental if you choose to extend the livable portion of your property with an awesome outdoor space. With these new additions to your home, there are so many possibilities. Green and peaceful or stylish and elegant, they add value and fun to your seasonal or full-time living situation. The possibilities on Nantucket are practically endless.

Decks and Porches A deck is an essential element to just about any island home—it serves as a connective space bridging the gap between outdoors and indoors. You may want to cover a portion of your deck with a roof or an awning for shelter from rain or to add a place to sit in the shade. If you’re able to add a roof to your deck, consider screening it in with removable glass sliders. This will enable you to appreciate the outdoors even during the colder months. You could even keep it toasty and timeless with a wood stove or built-in fireplace.

Landscaping around the perimeter of the deck can add interest and beauty, along with food and shelter for the island’s local pollinators. Morning glories, climbing roses, nasturtiums, and clematis are just a few plants that climb quickly and thrive in our climate. These blooming beauties remind guests of the connection between the home and backyard, nature, and all the beauty within view. Inquire with the experts in the Bartlett’s Farm Garden Center for ideas on what plants will thrive around your deck on Nantucket and for the best trellis to suit your needs. Every yard is different, so don't be afraid to take advantage of the unique contours of your backyard. If it slopes down, a raised, two-tiered or multi-tiered deck may be a great way to work with the landscape as opposed to trying to level and tame it. If you’re lucky enough to own property close to the beach, you may find your top deck an ideal spot to watch the sun set. If you’re trying to make something work with a smaller space, consider a low-profile, one-tier deck sitting closer to the ground or one with just a few steps leading to a higher platform. These simple solutions can enhance limited space but still make an attractive transition from indoors to out. Whether you're building a massive multi-tiered masterpiece or a happy, humble single-stepper, concontinued on page 21...

sider adding a focal point for your new outdoor escape. After all, it's going to be a gathering place for friends and family. A fire pit or outdoor fireplace, a dining area, and an outdoor bar or kitchen are stunning additions. An television or outdoor projector would be great for game day or family movie night.

Patio Details By no means does a patio have to be a plain, flat, and simple square. Steps and sculptures, walls, water features, pillars, and pergolas can make a dramatic difference. Ornate pavers and the way they are laid out can all be components that create the look and functionality of your oasis. In case the ocean views and natural beauty of Nantucket aren’t enough, there are countless ways to increase the appeal of your patio. Setting a perimeter with fencing is another great way to frame an outdoor room. With options like latticework, bamboo, weathered barn wood, shrubs, or even a simple split-rail fence can all work to create a stylish boundary for your outdoor living space. Once you have this perimeter in place, you can explore decorating it with flowering plants and artwork that will stand up to the elements.

Not all patios or features have to look elaborate. With the use of bluestone, granite, and other large natural stones you can bring a brilliantly raw and uncut look to the footpaths around your home and garden. Though simple at their core, these stepping stones serve as a safe and easy (not to mention mud-andsand-free) way to get around the yard and back inside the house, as well as adding character to an otherwise run-of-the-mill means of traversing your grounds. In addition to stones and pavers, local island landscapers offer an abundance of options like gravel, locally abundant crushed shells, and even wood planks or cedar chips.

Lighting & Lanterns Enhance your walkways, porches, patios with the use of outdoor lighting. Low-set pathway and landscape lighting adds mood and milieu, accentuate key architectural features, and extend outdoor enjoyment well into the evening, all while making your piece of paradise that much safer. Modern outdoor lighting can be hard-wired, or you can save money on electricity and installation with solar. Switch them on manually or set a timer to sundown. Motion-activated lights are also an easy and excellent option for convenience and security. continued on page 23...

Shine a light on your driveway for an easier exit in the evening or illuminate seating spaces to make the night last a little longer. String lights on fencing or overhead can add a lovely and timeless nighttime twinkle. Nothing makes a warm island evening more relaxing than the ambiance that perfectly placed outdoor lighting effortlessly provides. It has the power to accentuate and make more dramatic the special features you love about your home, your garden, and your outdoor entertainment spaces.

Awnings, gazebos, pergolas, canopies, and screened porches give you more opportunities to enjoy your outdoor space and keep the party going when inclement weather threatens to ruin your plans. They also offer shade and protection from the summer sun and biting bugs. Climbing plants are a great way to enhance these structures with even more beauty and shade. den Center at Bartlett’s Farm is a great resource when deciding what varieties are best for your situation. And they’ll help you with planting tips and advice for how to prune and care for the plants. Though uncommon on Nantucket, some summer days are just too hot. When the air is oppressive and you’re sweating in the shade, your outdoor room may lose some of its appeal. A ceiling fan quickly becomes

an essential feature to your covered or enclosed outdoor living space. Moving air can create the refreshing cool of a summer breeze when Mother Nature forgets we’re on an island. What’s more, when the sun goes down and the temperature finally falls, fans serve to keep the bugs at bay.

Outdoor Kitchens & Bars Outdoor kitchens are growing in popularity as more manufacturers create product solutions to fit every need. The draw is strong for Nantucketers to expand their living space with options for outdoor dining. Adding an outdoor kitchen complete with a grill, re-

frigerator, sink, stove, and even an oven will move the party outdoors, where you can create a perfect place for you and your guests to gather and enjoy fresh air, fresh food, and fresh conversation. Something to cook on—a good quality grill, woodfired pizza oven, or a good old gas range—are essential kitchen elements. Shelving, cutting boards, and countertops for food preparation and serving are also key items to think about when creating a well-designed outdoor kitchen. Stone countertops offer the certain advantage of weather resistance, durability, timelessness, and versa-

tility, while concrete provides a more customizable look and feel. A coat of sealer will simplify cleanup of any surface by protecting your countertop from stains. Other amenities, such as concrete bar tops and outdoor sinks can expand your entertainment options. As the saying goes, the kitchen is indeed the heart of your home. An outdoor kitchen on your deck, porch, or patio gives you the ability to cook for the ones you love and never miss a beat. No one likes to leave a party, especially the ones doing the entertaining. With an outdoor kitchen and bar, hosts can stay constantly connected with their guests while preparing food and cocktails. continued on page 32...

Firepits & Fireplaces We all know the primal joy of sitting around a glowing fire. Adding the warmth and light of a fire pit—traditional wood-burning, natural gas, or propane—will instantly transform an ordinary space into one that’s more inviting, more captivating, and of course, provides plenty of comfort on chilly Nantucket nights. Traditional fire pits are increasingly common features of backyards everywhere, but you've got to have seasoned wood on-hand, it can take some practice to get the fire going, and you must constantly fuel and monitor the flame. Propane and natural gas fire pits solve these issues by making fire as easy as the flip of a switch. Follow manufacturer’s instructions, and if you are hooking a propane firepit up with a direct connection, Nantucket Fire Department recommends that you ask your service provider to do the installation. Just like every community, Nantucket has codes and procedures that must be followed when installing and using any fire feature. Fire pits are allowed without a permit, but they must be used for cooking, kept to a reasonable size, located at least 15 feet away from all combustibles, contained in a non-flammable enclo-

32 nantucket HOME

sure, and tended by someone over the age of 18. Only clean, dry firewood should be used as not to create a nuisance for neighbors due to smoke. The most important step when installing a fire feature is the first one: choosing a good location for your new fire pit. You'll want to ensure that it's in a wide and open space, free of overhangs and all other combustibles. Ashes from the fire pit will tend to float upward and that Gray Lady wind will surely blow them about—don’t create a fire hazard by placing your fire pit too near any flammable flora or furniture. The next step is to decide whether you're going to build the fire pit yourself (not as daunting a task as it sounds) or hire a contractor to build it. Ready-made bricks and stones are available to purchase on-island, and it can be fun creating your own personalized design. There are also plenty of options to purchase firepits and fire tables, along with smaller scale options like chimineas. Arrowhead Nursery at 9 Wampanoag Way usually stocks a wide selection. Lastly and most importantly, whenever using a fire pit it is essential to keep a water source nearby in case of an emergency. Running a hose or spigot to the location of your fire pit is the easiest solution and could prevent a disaster. Never end an evening around a fire pit without first ensuring the flames and embers are completely extinguished! continued on page 41...

With firm roots and a long line of historic Nantucket families in her genes, Lara’s knowledge and understanding of the island are vast. As an 8th generation Nantucketer, she grew up with a love for nature and for the unique and tenaciously caring community that exists here. Always looking to maintain a high standard of knowledge, Lara sits on two committees with the Nantucket Association of Real Estate Brokers (NAREB): the Education Committee and the Listing Service Oversight Committee. In further pursuit of growth, Lara is also a member of the Cape and Islands Association of Realtors’ Nantucket Realtor Advisory Group.

It was great working with Lara. She was very responsive, proactive, and always available to answer the many questions we asked throughout the home buying process. We always knew we were in good hands working with Lara based on her knowledge of the island and the real estate market. Because of the positive experience we had with Lara finding a house and also after we had acquired the house, we knew we had to partner with her to rent the house. We feel really good about Lara helping us to navigate the rental experience. We are very lucky to have a house on Nantucket and working with Lara has been an excellent experience for us. - Steve, Buyer Lara went above and beyond to help me find a home in this competitive real estate market. I really appreciated Lara’s video tours and commentary when I couldn’t see a listing in person and patience when I asked for house tours that were not going to be a good fit. She knows the island landscape well, providing helpful perspective on the different neighborhoods and specific property considerations. After visiting many properties, I am excited to settle into a home that wasn’t one I would have considered until Lara suggested taking a look. Lara’s expertise and focus on finding a home that fit my personal goals made the difference in a tough market. I would highly recommend her to anyone looking to buy on Nantucket. - Jennifer, Buyer It was such a pleasure working with Lara. She is detail-oriented, hard working, and focused on her clients. Our unique situation required a long term rental home and purchasing our own home. She came through with both! We would highly recommend Lara and her support team who made our transition to Nantucket all so easy and painless. - Jim & Jess, Buyers Lara, not sure if I ever told you how much I appreciated your work selling my house on Nantucket. Your communication was very good with me and you got the price that I wanted. You are very knowledgeable in your field. - John, Seller

Pools & Spas Even though the ocean is never far on Nantucket, many homeowners still want pools, spas, and hot tubs. It can be hard to resist a plunge in the Atlantic but bringing the sea to your backyard certainly has its perks. You’ll find a list of island professionals to install and maintain your pool and spa at Nantucket.net/pools. Pools can be grand and extravagant or petite and perfect for a plunge. “Endless pools” give users the ability to swim steadily and constantly in a small space with the use of an automatic current when exercise is the intended application. Whether for cooling off, having fun, or physical fitness, pools will always have a place in the picture-perfect back yard. Another popular island option when it comes to pools is leaving the chlorine behind altogether and opting for a saltwater pool. Saltwater is softer thus

gentler on skin and clothing, so it won’t leave your skin feeling as dry. Plus, it doesn’t come with the chemical smell or the need to store those chemicals, which have been difficult to obtain of late. And if you’re thinking of a pool filled with water straight from the Atlantic, think again. The water in saltwater pools is far less salty—the ocean has salt levels of around 35,000 parts per million, saltwater pools typically have 3,000-4,000. For a body of water you can use all year-round, a hot tub is a wonderful addition to any porch or patio. Many installers have options for both a pool and a hot tub in one. Whether you’re staring at a stellar sky on a starry summer night or warming up after Christmas Stroll, there’s nothing better than relaxing in a hot tub. continued on page 50...

Water Features The sound of moving water provides undeniable peace and serenity to any scene or situation, which is why a water feature makes a wonderful addition to a yard, pool, or garden. Small accents such as these can make a world of difference, making outdoor living spaces feel far more dynamic, interesting, and fun. A waterfall cascading into your pool can make relaxation that much more attainable, or you can make a koi pond the focal point of your backyard (just be wary of seagulls). Fountains can be large scale or tabletop, making that lovely lull of H20 available on any budget.

Well-designed outdoor spaces typically vibe off one element, a water feature or work of art as mentioned, which gives the eye something to land on and provides a necessary focal point. The rest of the furnishings and accents provide support that piece, drawing everyone in your space together, providing a spot to arrange tables, chairs, and orient views. A large banquet table for those big summer blowouts, porch gliders for a romantic snuggle, or a small high top for more intimate moments: there’s a piece of furniture fit for every moment. Lounging in an Adirondack somehow makes the sunset sweeter, and a backyard bar will bring the party to your doorstep. Christopher’s Home Furnishings at 8 Washington Street will help you create an outdoor oasis for your Nantucket Home. They can order any furnishings you want, from umbrellas, tables, and chairs to small details like cutlery. Christopher’s offers design services, are right here on-island, and give their clients white glove service. continued on page 54...

Backyard Bounty For many home gardening, whether it be flowers, herbs, vegetables, or a combination, is a soothing way to pass the time. There’s no denying the benefits of getting your hands dirty, especially when your hard work pays off with a haul of homegrown fruits and vegetables. Home gardening has grown in popularity during the past two years across the country, and it’s no different on Nantucket. A garden is a great way to introduce children to the natural world and to work as a family to create something beautiful and delicious. Bartlett’s Farm has seeds, soil, tools, and advice: all you need to get started. Ideally, a backyard vegetable garden should bring in enough for your family and friends without becoming a full-time job. It’s a snap to till your own plot to the size that fits you and your family’s needs or to place a raised bed anywhere the sun shines. A stand-alone greenhouse will not only dramatically extend your growing season, but it will add a unique conversation piece and a splash of something different. This season, transform your outdoor area into the island oasis it should be. It’s easier than ever on Nantucket to dramatically extend the size of your living space and add value to your island investment and add more fun for years to come.

aways. At 12:30 pm, the Nantucket Island Safe Harbor for Animals (NiSHA) will hold their Daffy Dog parade. There are so many events on Daffodil Saturday, that you'll want to plan an itinerary that enables you to see them all! Soon after 12 noon on Saturday, April 23, the Tailgate Picnic in 'Sconset begins. With parking at a premium in ‘Sconset and positions reserved for participants in the Antique Car Parade, be prepared to park a few blocks away and walk to ‘Sconset’s Main Street to stroll along the picnic route. Most of the picnics have entertaining themes and many participants don creative costumes. A few will share their picnic treats with passersby, but that is not a given and there is typically no food for sale during the picnic in Siasconset, so bring your own basket if you want to enjoy a picnic lunch. Live music often livens up the Daffodil Tailgate Picnic. The Nantucket Garden Club's famous Daffodil Show opens to the public on Saturday, April 23 at 2 pm. Held in the greenhouses of Bartlett's Farm, this display of more than 700 daffodils plus daffodil flower arrangements and photographs of daffodils is truly a 56 nantucket HOME

sight to behold! The show continues on Saturday until 5pm, with a free NRTA shuttle from the Greenhound Building downtown to and from Bartlett’s Farm on Saturday during the show. On Sunday, April 24, the Daffodil Show is open from 10am to 4 pm. The Daffodil Show is free to all, with donations to the Garden Club welcomed. The Nantucket Daffodil Show is approved by the American Daffodil Society. Our island goes quiet for a few weeks after Daffy until May 18, when the Nantucket Wine and Food Festival opens. Originally called the Nantucket Wine Festival, this event was founded by island resident Denis Toner, who created what has become a very popular festival, attracting thousands of attendees. One of the most prestigious of its kind, the Nantucket Wine and Food Fest includes a growing number of vintners, wineries, renowned chefs, and restaurants who participate to offer tastings, seminars, luncheons, talks, receptions, and special dinners. continued on page 60...

The more than 100 luminaries expected to be part of the 2022 Nantucket Wine & Food Festival include Eduardo Chadwick, Hubert de Billy, Joe Donelan, Chef Lydia Shire, Chef Elizabeth Falkner, Paul Hobbs, Chef Joseph Keller, Emmanuel Lemoine, Chef Linkie Marais, Christian Moreau, Chef Bruce Sacino, Michael Silacci of Opus One, Eric Asimov of the New York Times, and Dionne Irvine.

The first half of June 2022 brings two more festivals to Nantucket Island: The Plein Air Festival and The Nantucket Book Festival. Plein Air is a wonderfully low-key and stunning festival presented by the Artists Association of Nantucket (AAN). Island artist Frank Swift Chase was a huge proponent of artists leaving their studios to draw and paint in nature, and he taught outdoor classes on Nantucket Island from 1920 through the early 1950s. The core of his regular students became the founders of the AAN. In this spirit, the Artists Association hosts Plein Air Nantucket every year and presents Frank Swift Chase awards: juried prizes given to artists who participate in the festival. For 2022, AAN is holding this festival from June 14 to June 19, with the annual Paint Out at Brant Point planned for June 15. During the Paint Out, artists will gather to paint en plein air at a specified public place, and spectators are invited to watch them from a safe distance. During the other days of the festival, there are no designated painting areas for artists, though a list of suggested Plein Air locations and additional details will be posted on the Artists Association website as the event approaches. All artists and spectators are asked to be respectful of signage and to not violate private property restrictions. The Frank Swift Chase Award winners will be posted in the AAN’s Cecelia Joyce & Seward Johnson Gallery at 19 Washington Street, and works created during Plein Air Nantucket will be on display there. The Nantucket Book Festival presented by the 60 nantucket HOME

Nantucket Book Foundation has become very much beloved by the Nantucket community and beyond during the ten years it has been held on our island. This year from June 16 to 19, the festival will feature more than 30 presenting authors, who will give talks, participate in forums, and sign their books. Authors participating in 2022 include: Nathaniel Philbrick, Roy Blount, Jr., Alice Hoffman, Imbolo Mbue, Zak Salih, Sharon Stone, Scott Turow, Louise Penny, Evan Osnos, Azar Nafisi, Kyleigh Leddy, and Ridley Pearson. For a complete list of Book Festival authors, visit NantucketBookFestival.org. In addition to the author events during the 2022 Nantucket Book Festival, on June 17 and 18, Typewriter Rodeo will be in the Atheneum Garden to write spontaneous, custom-composed poems with just a sentence or topic from participants. There is no charge to have a poem written, but donations are encouraged and appreciated. Highlighting the weekend at 8pm on Saturday, June 18 will be a rare appearance by the Rock Bottom Remainders, a garage band of authors including Dave Barry, Sam Barry, James McBride, Mitch Albom, Roy Blount Jr, Scott Turow, Ridley Pearson, Greg Iles, Alan Zweibel, Susie Essman, and Mary Karr. Hailed by critics as having “one of the world’s highest ratios of noise to talent,” the Remainders have no music videos, no record contract, no Grammy® nominations—but do have over 159,000 hits on Google. Most Book Festival events are free of charge, but tickets to the few paid events are available at NantucketBookFestival.org. Another festive weekend event this June is Open Day at Sankaty Lighthouse. On June 18 and 19 between 11 am and 2 pm, the lighthouse will be opened for people to climb the steps and enjoy an unparalleled view. The line to enter the lighthouse can be long, and parking at the site is very limited. All participants must remain within the boundaries of the fences: as their website states “If the poison ivy doesn’t get you, the drop will.” All dogs must be on leashes. Thanks to the generosity of donors, the ’Sconset Trust Board of Trustees, and the dedication of volunteers, government officials, and island businesses, the 7-acre site where Sankaty Lighthouse is located is open for public visits from dawn until dusk all yearround. The lighthouse is available for tours during specific Open Days: all other days and times, access into the lighthouse is strictly prohibited. The ’Sconset Trust maintains the lighthouse and more details about the organization and Open Days can be found at SconsetTrust.org.
