There are many sources of informa琀on about real estate on Nantucket and we are pleased to offer this consolidated guide that addresses the most common ques琀ons asked by buyers.

About the Nantucket Associa琀on of Real Estate Brokers (NAREB)

NAREB was founded in the mid 1980’s by the few principal brokers opera琀ng on Nantucket at that 琀me. They felt that the island community would be be琀er served by having an organiza琀on of real estate professionals who worked in a coopera琀ve manner, had consistent standards and shared informa琀on.

Founding members included local real estate legends Grace Coffin, Marjorie Colley, Hammie Heard, Ann Killen and H. Flint Ranney. In the early years, before the advent of computers and the internet, the organiza琀on had fewer than a dozen members and no mul琀ple lis琀ng service. Mee琀ngs were held in the back room at the historic Jared Coffin House and lis琀ngs were simply adver琀sed in the local newspapers. Today, there are more than 50 NAREB member firms comprised of brokers, sales associates and associate appraisers.

In addi琀on to engaging LINK Nantucket, our own mul琀ple lis琀ng service, NAREB produces a high­quality color publica琀on called Nantucket Home Magazine, oversees professional standards and offers con琀nuing educa琀on for our members, volunteers in the community and supports many of Nantucket’s non­profit organiza琀ons. The majority of NAREB members live and work on Nantucket year­round and serve the community in many ways, including giving of their 琀me to commi琀ee and volunteer work. Our members are professional, informed and are the consummate resource for informa琀on on everything related to Nantucket. We encourage all to respect our local tradi琀ons and rules and regula琀ons. Putting Your Island Gardens to Bed for Winter

Putting gardens to bed is a lot like putting children to bed. There is a proper order to things, and not all gardens go to bed willingly. For instance, the asparagus bed. I’m done with that one by the end of June but have to keep watering and weeding until the ferns die back naturally in November. I’ve reduced the weeding by underplanting with strawberries, keeping the early harvest/late bedtimes together. Like all my perennials, a deep watering and thick blanket of mulch gets my asparagus through the winter.

Blackberries, raspberries, and wineberries (my favorite) are more like teenagers at bedtime. They can be left alone until well after “midnight.” The best time to prune these berries is when the seed catalogs arrive right after Christmas. That way, you can put your gardening enthusiasm to good use. Vines that bore last summer can be cut to the ground, as can those which have escaped the berry patch. Wineberries especially are enthusiastic (most would say invasive) spreaders. Clipping the ends of berry canes will encourage more side shoots, hence, more berries. Grape vines are a different story. They need to be cut back hard while winter dormant. Think of them as teens who need a curfew. They bear best when severely pruned. Left on their own, they’ll grow plenty of leaves and bear small, sour grapes. Blueberries, on the other hand, only need to have dead wood removed and a little pruning for shape. Plenty of mulch protects them from winter frosts.

Fruit trees get put to bed like elderly parents. First of all: a clean, fresh bed. Remove all fallen leaves and fruit. This goes to the dump, not the compost. We do not want to return bugs to the bed in the spring. Fruit trees need hydration—as in plenty of water—right up to frost. Their feet get cold, so they appreciate a nice blanket of wood chips. Trunks need to be wrapped too: a white spiral plastic wrap will prevent both sunscald and rodent damage. Pruning of fruit trees waits until spring.

Before getting to the heavy feeders of the garden, we need to talk about soil enrichment. As island soil is mostly sand, there is no point in adding fertilizer. Liquid fertilizers go straight down, eventually into the aquifer or ponds. Sandy soils need compost. I am blessed with chicken house shavings, cleaned out weekly, to improve my beds. Even so, the nitrogen levels are high, while phosphorus and potassium levels are barely adequate. I have used a home test kit but plan to get better information by sending a sample to the UMass/Amherst laboratory in the spring. This winter, I will be collecting biochar from my woodstove. Biochar is made from clean, burnt wood. I use a wood stove and shut the flue when the fire gets low. The wood burns down to chunks—not all the way to ash. When fully cooled, these chunks can be saved in a metal trash. Add to it an equal amount of compost, wait a month, and the chunks become biochar. Biochar has tiny spaces for both microorganisms and for holding water. This is excellent conditioner and fertilizer for vegetable and flower beds. A one­inch layer sprinkled on before mulching will feed the garden all next summer and beyond.

Vegetable beds need all the detritus of the summer removed before seeding with a cover crop. This year I’m trying microclover and creeping thyme. In the past I’ve used winter rye as a cover crop. Winter rye grows fabulously well but is hard to get rid of when I want to plant. Cover it with rubber sheeting in early spring: you can use anything that completely blocks out the sun. Then remove the cover, and plant your veggies in undisturbed soil. I’m hoping the microclover and creeping thyme can just be covered with an inch of biochar and four or so inches of mulch in preparation for planting.

Speaking of clean beds, tender roses need proper babying for the winter. Nantucket is on the border of hardiness zones for roses. Go all out to protect them from our freeze/thaw cycle. First, take away all those black spot damaged leaves.

Prune the roses down to 2­4 feet, keeping only the sturdiest branches. Mulch the roots then wrap them in burlap or a rose cone, like a swaddled baby, to protect them from the wind.

Now for the diva of the gardening world: hydrangeas. First, you have to figure out what type you have. Oakleaf and Bigleaf Hydrangeas bloom on old wood. If you prune them now, you’ll get no flowers next season. Smooth and Panicle Hydrangeas bloom on new wood, so prune these in late winter. Mountain Hydrangeas bloom on both, so cutting back in August by about a third will assure you get blossoms next spring. The Bigleaf Hydrangeas are the most problematic to bed down. Of course, wrapping in burlap against the winter cold is wise. Unfortunately, waking and sleeping while wrapped causes flower loss. If the buds wake on one of those lovely 50­degree days we sometimes get during March while still wrapped in burlap, they turn brown and drop off. Or a late frost could kill the new growth. Divas require diligent, constant attention—they do, however, bloom gloriously when they get it.

All of this tidying and clearing out leaves me with a desire to plant something, anything. Fortunately, one of everyone’s favorite vegetables is ready to be planted. Garlic cloves should be tucked into their beds during autumn and harvested in July. They are a cheerful sign of gardening­to­come to get one through the winter. Nothing eats them but us. German Red and Music—both hardneck varieties—are my favorites. The curly scapes make excellent pesto.

After graduating from Nantucket High School in 2002, Maury attended George Washington University, “but I never really left the island. During the summers between college semesters, I had my first experience working in real estate.”

He treasures “the closeness of the community, the beauty of the open spaces, and the opportunities available across the island...Nantucket's community has always felt more 'flat'—to borrow a term from Thomas Friedman—where connections across all walks of life are more accessible and genuine.”

How did you get started in real estate?

Stephen: I was, in a very real sense, born into real estate. My grandparents, Terry and John, founded Maury Real Estate—a business that was eventually sold but still operates today. My dad, Larry, and my uncle Chris Maury built homes on the island for decades. Growing up in that environment, real estate felt like the most natural path for me, much like whaling or fishing might have seemed to those who grew up on this island generations ago.

How did your career journey lead you to Congdon & Coleman Real Estate?

Stephen: My real estate career started during college, where I spent summers interning at various island brokerages. After graduating, I immediately joined a local brokerage. I always had a dream of running my own business, so in 2011, I launched Beacon Real Estate. In 2016, when the opportunity arose to purchase Congdon & Coleman, the island's longeststanding brokerage, I seized it. It was an incredible chance to join a talented team of brokers and agents at a firm that has been a Main Street staple since 1931.

Did you have any mentors?

Stephen: Without a doubt, my dad, Larry Maury, has been the most influential force in my career. Although he was never a broker, he grew up with brokers as parents, and through his experience as a real estate developer and custom home

builder, I learned more about building, zoning, negotiation, and client service than I could have gained from decades of practical experience. Later, I was fortunate to learn from some of the local brokers he worked with over the years, especially Michael Angelastro.

What’s the most valuable thing you learned from your real estate experience?

Stephen: There's always another opportunity. It's crucial not to let the emotions tied to a deal influence decisions that might lead to suboptimal outcomes for yourself or your clients.

What changes have you seen in the island’s real estate market since you started?

Stephen: I’ve seen significant changes in Nantucket's real estate market since I started. Prices have certainly risen, making it much harder for year­round residents to find truly affordable homes. However, the most striking difference between the market today and when I first got licensed 20 years ago is the makeup of the brokerage community. There are more agents and brokerages operating on the island than ever before. The idea of agents commuting to the island to represent sellers and buyers is something I never could have imagined back then.

What advice would you give to someone interested in buying a home on Nantucket?

Stephen: Team up with a local agent and lender to figure out what you can afford, then move fast so you can start enjoying your new place right away. And don’t forget to smile—you own a piece of Nantucket, and they’re not making any more of it!

Are you involved in any island non­profits?

Stephen: Yes, I'm actively involved in several island non­profits. I'm a board member at Small Friends on Nantucket, which is a cornerstone of the community, offering early education and care to more children than any other center on the island. I'm also on the board of Habitat for Humanity Nantucket, where I’m grateful to use my real estate development experience to support the construction and delivery of truly affordable homes for year­round Nantucket families. Additionally, I've served on the Town of Nantucket's Finance Committee since 2013, contributing to the financial oversight and planning that keeps our community strong.

What is your favorite place to relax on Nantucket?

Stephen: My favorite place to relax on Nantucket is Coatue. My wife, Julia, and I love taking our three boys on the long drive out there, where we can reliably find a deserted beach, no matter the season. The landscapes in that area are truly unique, even for Nantucket.

What is your favorite season on Nantucket and why?

Stephen: Summer's great with its warm evenings and fragrant breezes. But then again, fall might be even better with fewer crowds. Spring has its own magic with flowers and birds returning. But honestly, there's something really special about the peaceful solitude of a brisk winter walk on deserted cobblestone streets—maybe that's why I never left.
