Welcome...
On behalf of the Execu琀ve Board of NAREB, welcome to Nantucket!
There are many sources of informa琀on about real estate on Nantucket and we are pleased to offer this consolidated guide that addresses the most common ques琀ons asked by buyers.
About the Nantucket Associa琀on of Real Estate Brokers (NAREB)
NAREB was founded in the mid 1980’s by the few principal brokers opera琀ng on Nantucket at that 琀me. They felt that the island community would be be琀er served by having an organiza琀on of real estate professionals who worked in a coopera琀ve manner, had consistent standards and shared informa琀on.
Founding members included local real estate legends Grace Coffin, Marjorie Colley, Hammie Heard, Ann Killen and H. Flint Ranney. In the early years, before the advent of computers and the internet, the organiza琀on had fewer than a dozen members and no mul琀ple lis琀ng service. Mee琀ngs were held in the back room at the historic Jared Coffin House and lis琀ngs were simply adver琀sed in the local newspapers. Today, there are more than 50 NAREB member firms comprised of brokers, sales associates and associate appraisers.
In addi琀on to engaging LINK Nantucket, our own mul琀ple lis琀ng service, NAREB produces a highquality color publica琀on called Nantucket Home Magazine, oversees professional standards and offers con琀nuing educa琀on for our members, volunteers in the community and supports many of Nantucket’s nonprofit organiza琀ons. The majority of NAREB members live and work on Nantucket yearround and serve the community in many ways, including giving of their 琀me to commi琀ee and volunteer work. Our members are professional, informed and are the consummate resource for informa琀on on everything related to Nantucket. We encourage all to respect our local tradi琀ons and rules and regula琀ons. A昀er all, we truly are in the same boat here!
We hope that you are as happy as we are to be on Nantucket. One of the quali琀es that makes our island unique is the apprecia琀on we have for the natural and historic environment, as well as our keen sense of community. As NAREB members, we pride ourselves on our experience, local knowledge and ability to navigate smoothly in this very special market. Please reach out to a NAREB member office and take the first step towards a great real estate experience!

A Beautiful Hobby Taking Root on Nantucket
by Suzanne DaubNantucket is wellknown for the tens of thousands of bright, beautiful daffodils that bloom every spring all across the island. The Daffodil Festival held every year at the end of April is our community celebration of springtime.
There’s another flower that is becoming an island favorite—dahlias. An increasing number of island residents are enjoying success in growing them, and more florists here are using them to decorate for weddings and special occasions.
One of the many reasons daffodils grow profusely on Nantucket and are beloved by homeowners, is that deer don’t eat
them. Homeowners who have discovered their roses, tulips, lilies, azaleas, hydrangea, and even raspberries devoured and demolished by deer have learned to favor “deerresistent” plants. While not “deer proof,” dahlias are low on the animal’s list of favorite foods. Even so, the growers we spoke to still advise fencing or deer cages to protect your dahlias.
Dahlias are available in a broad selection of colors: white, yellow, orange, pink, dark pink, red, dark red, lavender, purple, black, bronze, and multicolored. Growers we interviewed tell

us that the most popular colors last year were in the lighter range: pink, peach, apricot, and white. The size of dahlia flowers can range from tiny twoinch blooms to “dinnerplate” sizes of up to 15 inches across.
Anyone strolling down Main Street on a lateAugust morning has noticed (and probably bought) some of Ken Knutti’s colorful dahlias displayed on a small table by the door to Nantucket Pharmacy. Just a few dollars will purchase a glass bottle from Something Natural filled with beautiful blooms. “At the pharmacy, people love the fact they just put the money in the jar—and that they are just $5—it brightens their day.”
Knutti, who grew up on a farm in upstate New York, has been growing and selling his harvests from a young age. He participated for years in a special program offered by Central Markets and helped pay for his college with the proceeds.
Ken “got sand in his shoes” during a visit to Nantucket in 1980 and returned to here to stay in 1981. As soon as he owned his own house on Nantucket, he began gardening again. “My good friend Laura Simon would give me starter plants and advice...gardening here is definitely different from gardening offisland,” he explained. “Di fferent things grow well here.”
He first tried growing a few dahlias about a decade ago. “Then five years ago I tried again. The tubers spread...they multiply. I get tubers from other people who have too many. I had too many last fall, and I threw the extras in the woodpile, thinking they would compost, but now they’re growing there. A lot of people are now growing dahlias on Nantucket. It’s a

crazy hobby.”
His career as a pharmacist keeps Knutti very busy, so, for now, gardening is a hobby, though he does confess to dreaming of a future greenhouse and more property for cultivation. Other than selling his dahlia blooms at the pharmacy, he does not grow commercially. When his daughter married a few years ago, he grew dahlias for her wedding.
Suzanne Knutson does sell hundreds of the dahlias she cultivates in her gardens on Crooked Lane. She only sells wholesale: many of her blooms go to Flowers on Chestnut and to local floral designers. “Dahlias do not ship well, even short
distances... they are very fragile, and I won’t sell them unless they are perfect,” Knutson explained. “They must have long, sturdy stems so there are no ‘bobbleheads,’ and the flower heads must be at a 45 degree angle.” She has a temperaturecontrolled Garden Studio where she whisks her cut flowers so they stay fresh and pristine.

Knutson has been growing dahlias for about 30 years, first at her home in Wilton, Connecticut, where she operates a landscape design company, then on Nantucket when she and her husband Craig chose the island to be their primary residence. Some years ago, their daughter, Lindsay, had a friend at Dartmouth whose family has a house on Nantucket. “She visited the island and told us that we’d love it. ‘It’s a gardener’s paradise,’ Lindsay told

A Beautiful Hobby
us...and she was right: I fell in love!”
continued from page 25
The Knutsons added a dahlia garden designed by Nantucket Landscape Architect Miroslava Ahern to their Nantucket property in 2021, “before that the area was all brush and scrub. [Ahern] came up with the structure…it’s very English: square with double hedges. I love the design: it creates symmetry and sets up a beautiful space. Apart from the aesthetics, it creates a microclimate. The double hedge makes a huge windbreak so my flowers bloom early.” The Knutson’s Nantucket property is fortified against deer with fencing that is compartmentalized. “So if they break through one fence, there’s another…my next goal is to rabbitproof the backyard.”
She started growing dahlias before they were popular: “they were hideous with a bad reputation… then growers started hybridizing for different colors and introduced new and prettier varieties...Now people love dahlias more than roses!
“My neighbor gave me a Thomas Edison—a purple dinnerplate dahlia—and I was hooked! I started growing more and more. I used to just grow them for myself, as a hobby: they were so easy…now that I grow them commercially, it’s not easy to grow a perfect flower. A lot of work goes into them: they really are divas! It was ten years before I felt like I knew what I was doing. And I’ve learned more in the past five years than in the prior twentyfive!”
Suzanne carefully curates her selection of dahlias. “What’s so cool about dahlias is that there are so many differ
ent forms, with so many shapes, sizes, colors… some are like snowballs and some are shaggy.” She makes sure she has a wide assortment. As of last November (when she dug up and inventoried her tubers), Knutson had more than 800 plants in her Nantucket gardens and 175 different varieties.
continued on page 59
During 2023, she grew more than 10,000 stems and tested 60 new varieties. “Every year new varieties are introduced to the market: I make an effort to source these.” After the new dahlia varieties bloom, she culls them. “At the end of the summer, I evaluate all the new varieties and decide who makes the cut…” However many she keeps from the new varieties, she must eliminate the same number… “From last year about 30 are keepers.” But she always gives the dahlias that did not make the cut on Nantucket a second chance in her gardens in Connecticut. For example, she recently tried a Hillcrest Suffusion dahlia. “it was a dud here [on Nantucket]. I brought it to Wilton, and it was gorgeous! So I’ll bring it back here and try again.”
Knutson grows a lot of what she calls “unicorns,” which she describes as brand new varieties just introduced and available in very limited quantities. “I follow all the growers: during the summer they post about the new varieties they are watching… there’s one I have my eye on now that will sell for $50 a tuber.”
One of the experts Suzanne follows is Kristine Albrecht. “She’s a legendary dahlia expert and hybridizer. She invents new varieties and has the most exquisite taste. Her flower forms are gorgeous with high petal count, perfect 45 degree angle, sturdy, long stems… she trials her varieties for years! And she freely shares her knowledge on Instagram @santacruzdahlias.” This year, Suzanne plans to start hybridizing her own dahlias.
If you’d like to start growing dahlias, Suzanne says “Just dive in! Plunk a tuber in the ground, stake it, put a tomato cage around it, and in late August or September you’ll see it
bloom.” She recommends three easy varieties for those new to growing dahlias: Cornell, Cornell Bronze, and a la Mode.
With her sheltered garden and granite raised beds, her dahlia garden is warmer than other areas, so Knutson plants her dahlia tubers on Nantucket midApril to May. “When the lilacs are in bloom it’s time to get your dahlias in the ground.”
Ken Knutti plants his dahlia tubers later—usually in early June—though he knows some gardeners on Nantucket who put them in the ground during late May. Soil temperature at planting should be between 6070°F. If the soil is too cold, the tubers may not germinate or take longer to sprout. Dahlias don’t thrive in weather that is too hot (making Nantucket an ideal place to grow them). They do best when temperatures are between 7080°F during the day and between 6070°F at night.
Ken also recommends planting the tubers in full sun no more than six inches deep (some gardening guides recommend a depth of four inches), with compost on top, bone meal on top of that, then more soil. Dahlias thrive in a rich soil.
Dahlias like a deep watering, but take care to not overwater them—unless your soil is very dry, do not water them till they are out of the ground. Dahlia plantings are most vulnerable at first planting. Once you see growth, give the dahlias a deep watering once or twice a week. Tubers in ground that is too wet may rot in soggy soil.
Ken cautions that dahlias “look like potatoes when they start… they’re not pretty till they are grown more.”
Suzanne Knutson highly recommends that growers stake

Rudder Grange is steeped in both history and architecture with a storied past to share with future generations. Significant for its late nineteenth-century French-roof style this home is one of the early houses built on the Siasconset bluff south of Main Street. Rudder Grange has a rich history as both a guest house and dining club for summer visitors. Originally designed by Charles H. Robinson, a renowned architect and prolific builder credited for incorporating Victorian architecture on the island. Rudder Grange was initially adorned with Victorian trim and noted as historically significant for its French Second Empire Style. Decades later in 1911 the cottage became the headquarters for what was known as the ‘Sconset Cottage Club, where the first floor had been fashioned as a large dining room for guests of neighboring cottage rentals to enjoy summer dining.
“On Sunset Heights, Siasconset, on Magnolia Avenue, commanding an excellent view of the ocean, within a stone’s throw of the hotel, a beautiful French-roof cottage, containing six sleeping rooms, sitting room, reception room, dining room and kitchen. The principal rooms have hard wood floors, laid in pattern, and the house has inside blinds. All the rooms are large and airy. Water in the house.”

their plants: “that’s key...And pinch them early in the season to encourage the plants to grow side branches, and you’ll get a bushy plant with more blossoms. Cut the blooms frequently because the more you cut, the more flowers will form. Dahlias are a plant that will bloom for months: from August into November.”
“There’s a point in the fall when suddenly you get a huge quantity of blooms, then they slow down,” Ken added.
One of the laborintensive tasks for gardeners growing dahlias is digging them up at the end of the season, after the top growth dies back, for storage during cold winter months.
According to Suzanne, “on Nantucket, home growers may leave the tubers in the ground if they are covered with mulch
or seaweed, but if you don’t dig them up, you are inviting voles to come in and eat them. Plus, if the winter is very cold, you could lose them.”
Ken usually waits until a warm day in midDecember to carefully dig up and store his dahlias: “you get some warm days here onisland then.”
Both Suzanne and Ken store their tubers in plastic totes— Ken in peat moss and Suzanne in vermiculite—and they both caution home growers to not let them freeze.
With daffodils heralding springtime on Nantucket, the colorful blooms of dahlias are a beautiful way to end an island summer and welcome autumn.

BROKER DIRECTORY
Keeping the Family’s Love for Nantucket Alive
Whether you are buying or selling property, you want to work with an experienced professional who understands our island and who respects your needs and desires. The first step is getting to know your broker.
Gary Winn is the Principal Broker Owner of a real estate company that has served Nantucket Island for more than four decades: Maury People Sotheby's International Realty.
Winn earned his real estate license when he was just 19, “fresh out of high school,” as he told us, and by his early 20s, he was wellversed in the business. “My mother, who owned the company for a time, taught me a lot... she taught me persistence and how to put a deal together,” Gary reminisced. His daugher Morgan, now the same age as her father when he started, is also working at Maury People Sotheby's International Realty. His advice to Morgan is how he was taught: “follow up every lead, talk to as many people as you can, always be professional...and be persistent!”
Gary, his family, and his company value being a part of our Nantucket community, and they are involved in many of the
island’s nonprofit organizations, including Swim Across America: Nantucket, Nantucket Cottage Hospital, NiSHA, PACSCON, the Artists Association of Nantucket, and many more.
What is your favorite season on Nantucket and why?
Gary: I like the fall: spring is rainy; summer is beautiful ,but so busy. In the fall, the weather here is beautiful, the island is less crowded, and the fishing is great.
What is your favorite place to relax on Nantucket?
Gary: I like to spend time on my boat or at the beach at night with my wife Grainne and my daughter Morgan. We like the south shore—Cisco, Miacomet, and Madequecham—for the waves. But the north shore is nice, too.
What is your favorite Nantucket activity?
Gary: Boating and fishing… offshore for tuna and striped bass
What makes Nantucket special?
Gary: The island is beautiful! And it is a great vacacation spot because people don’t have to travel that far, but when they get here they really feel like they are away… they can relax.
What changes have you seen in the island’s real estate market since you became a broker?
Gary: Everything [in the business] has changed! When I started: there were no cell phones and no computers. There was no listing service: just pieces of paper in a notebook.
The market has changed, too. It was always a good market, but in the 1980s there was more available. You could buy lots in Cisco for $15,000, and the owner would finance it for you. Those lots would now be more than $2 million.
What advice would you give to someone interested in buying a home on Nantucket?
Gary: Get a good broker who really knows the island’s different areas, and who knows the zoning, town water/septic, setbacks. That is all so important!
What advice would you give to someone interested in selling a home on Nantucket?
Gary: Go with the big companies who have the best marketing. List with those who know how to market AND how to close a deal.
