Welcome...
On behalf of the Execu琀ve Board of NAREB, welcome to Nantucket!
There are many sources of informa琀on about real estate on Nantucket and we are pleased to offer this consolidated guide that addresses the most common ques琀ons asked by buyers.
About the Nantucket Associa琀on of Real Estate Brokers (NAREB)
NAREB was founded in the mid 1980’s by the few principal brokers opera琀ng on Nantucket at that 琀me. They felt that the island community would be be琀er served by having an organiza琀on of real estate professionals who worked in a coopera琀ve manner, had consistent standards and shared informa琀on.
Founding members included local real estate legends Grace Coffin, Marjorie Colley, Hammie Heard, Ann Killen and H. Flint Ranney. In the early years, before the advent of computers and the internet, the organiza琀on had fewer than a dozen members and no mul琀ple lis琀ng service. Mee琀ngs were held in the back room at the historic Jared Coffin House and lis琀ngs were simply adver琀sed in the local newspapers. Today, there are more than 50 NAREB member firms comprised of brokers, sales associates and associate appraisers.
In addi琀on to engaging LINK Nantucket, our own mul琀ple lis琀ng service, NAREB produces a highquality color publica琀on called Nantucket Home Magazine, oversees professional standards and offers con琀nuing educa琀on for our members, volunteers in the community and supports many of Nantucket’s nonprofit organiza琀ons. The majority of NAREB members live and work on Nantucket yearround and serve the community in many ways, including giving of their 琀me to commi琀ee and volunteer work. Our members are professional, informed and are the consummate resource for informa琀on on everything related to Nantucket. We encourage all to respect our local tradi琀ons and rules and regula琀ons. A昀er all, we truly are in the same boat here!
We hope that you are as happy as we are to be on Nantucket. One of the quali琀es that makes our island unique is the apprecia琀on we have for the natural and historic environment, as well as our keen sense of community. As NAREB members, we pride ourselves on our experience, local knowledge and ability to navigate smoothly in this very special market. Please reach out to a NAREB member office and take the first step towards a great real estate experience!

A BELOVED NANTUCKET LANDMARK
by Suzanne Daub
Along the Washington Street side of the building at 16 Main (the current location of the island’s Ralph Lauren store) is one of downtown Nantucket’s most popular spots to be photographed: the Compass Rose Mural.
Many visitors stop to read the various locations and remark on their distances from Nantucket. They wonder how the cities and islands were chosen for the mural. And a few astute observers smile when the find the misspelling.
The compass rose has appeared on nautical charts and maps since the 1300s. The term "rose" comes from the figure's compass points resembling the petals of the flower. Originally, it was used to indicate the directions of the winds (then known as a “wind rose”). It evolved to show cardinal directions: the main compass points of north, south, east, and west. Beyond its practical applications, the compass rose has taken on symbolic meanings in various cultures. It represents guidance, exploration, and the spirit of adventure. It’s often used decoratively in art, jewelry, apparel, and tattoos.
Nantucket’s Compass Rose was designed by photographer and entrepreneur H. Marshall Gardiner, who, in the 1930s, commissioned Walter Ayers (which explains the intentional misspelling) to paint the mural on the side of his gi ft shop named Gardiner’s Corner.
H. Marshall Gardiner arrived on Nantucket in 1910. He is widely known for his depictions of our community, the island’s natural beauty, and life on Nantucket and for his use of the gelatin dry plate method of photography, quite modern for his time. His handcolored postcards and photographs are widely collected: one of his most recognized images is of the Rainbow Fleet rounding Brant Point. Gardiner first opened his
photography and gift business on Federal Street and later moved it to 16 Main Street.
He designed the mural in 1936, based on the compass rose used by mariners and navigators, and he included on it destinations of personal significance, such as Mackinac Island, Bermuda, and Daytona Beach. According to some reports, other locations on the mural were inspired by chats Gardiner had with George Grant about his voyages in the Pacific. Grant’s mother, Nancy, was among the few Nantucket women who accompanied their husbands on whaling trips, and George was born in a port in the Pacific. He worked on Nantucket whaleships from a young age, and when he returned to our island, George Grant went on to become one of the first curators at the Nantucket Whaling Museum.
The compass rose portion of the mural originally, and now again, commemmorates Gardiner’s shop. From the late 1960s through 2003—the years that Nantucket Looms occupied 16 Main Street—a wooden compass rose sign commemorating the Looms was placed in the center, over Gardiner’s Corner. That sign still hangs in the current location of The Looms, at 51 Main Street.
In the fall of 2006, Ralph Lauren partnered with the Nantucket Historical Association to restore the Compass Rose Mural on the side of their building. And in 2007, the shop introduced a line of “wearable souvenirs” in honor of the beloved landmark: Ralph Lauren donates the proceeds of these sales to the Nantucket Historical Association.
The Nantucket Compass Rose Mural is again in need of a touchup, and representatives tell us they are working to accomplish that.

Natural Protections for Your Nantucket Garden
by Meg Glidden
It all began in perfect harmony: Adam and Eve tending a beautiful garden, communing with God. But with humans and Nature now out of sync, our gardens are no longer sanctuaries of delight. Bugs, birds, and blights are in competition with us for the plants we so lovingly tend. And the island’s deer— whatever we love the most, they love too. With more than half the island in conservation, one would think they had plenty to eat. But no, the deer still come down my driveway in the morning, testing the garden fence to see if it has weakened yet.
Our largest pests are best controlled by strong 8foot high fencing. An adult deer can easily jump 7 feet or higher and can squeeze through small gaps in vertical or horizontal slatted fences. While short fences (4 feet high) may be effective at discouraging deer in very small areas or around individual trees or shrubs, a “deer proof” fence would need to be considerably taller. I’ve gotten away with 6foot fencing and a line of wire at the 8foot height.
The key is to install solid posts that the deer can’t knock over. They’ll try. They’ll also try to push their noses under any gaps they find, so make sure your fencing is tight. I have spent more than one anxious morning trying to get a trapped deer out of my garden enclosure. They were terrified, running around the perimeter again and again, unable to see the gate. My attempts to keep my garden safe are not meant to hurt the deer, just to keep them out.
It’s relatively easy to protect your garden from birds, unless you have chickens. Wild birds, crows for example, who love to pull up your baby peas and beans one sprout at a time, can be controlled by netting over whatever you don’t want them to eat. Make sure your netting is secured to the ground, as sparrows will duck under it if they can. They’ll quite happily eat all your blueberries, then tweet piteously until you set
them free.
Chickens require sturdy 6foot wire fencing stapled to the ground. I’ve tried 4foot fencing, but then I have to clip their flight feathers so they won’t fly over. I do highly recommend keeping at least a few chickens to enhance your garden: their manure makes fantastic fertilizer. All winter, I dump the shavings from the biweekly henhouse cleaning directly onto my garden beds. It’s rotted in by spring and ready for planting and mulch. Another benefit of keeping chickens is fresh eggs for breakfast!
Insects may be the most challenging pests to control without using harsh chemicals. Vigilance is the price of vegetables. Getting out into the garden every morning and checking under leaves to find and destroy egg masses will save you the dismay of discovering your potato plants covered with Colorado potato beetle. Early discovery of a tomato hornworm can save an entire plant.
The unpleasant chore of digging out squash vine borers can be avoided by burying the vine’s stems as they grow or by spraying with bacillus thuringes (Bt). Bt can be used in organic gardening and is safe for humans and pollinators. It is the most widely used environmentally compatible biopesticide worldwide. But if you do have to dig out those fat little grubs, at least the plant will have roots further up to sustain its growth. Changing what you plant is another alternative: butternut squash is resistant to vine borers.
Fungi and various blights can be a problem in Nantucket gardens due to the poor quality of our soil and the fog of our Grey Lady days. I love the fog: so mystical, so romantic, so perfect for spreading fungi. Trimming back surrounding brush and trees helps by exposing your garden to as much full sun as possible. Watering early in the morning gives the sun time to dry continued on page 11

o
ff your plants. I’ve tried drip irrigation, but the water drains quickly down into the sand: good for carrots and beets, not so good for cucumbers and peppers. Trimmming o ff bottom leaves as your plants grow can prevent fungi from jumping up from the soil. Wide spacing and open forms can also help, but my roses still get black spot. A weekly spray of 2 tablespoons of baking soda with 1 tablespoon of dish soap in a gallon of water keeps the black spot to a minimum. I don’t mind the extra effort for my glorious Peace rose.
Slugs also thrive in our damp weather. To keep these pests off your plants, sprinkle a thin layers of crushed eggshells or coffee grounds (or a combination) between your rows or around the base of each plant. These mollusks don’t like the rough textures. Or try beer traps: rinse out a small container and fill it with 2 to 3 inches of beer. Place these traps in areas of your garden most bothered by slugs—they’ll crawl in for a sip and drown.
Any effort to live in harmony with our island ecosystem is best practice in my book. Why not let the birds have some grapes from the arbor? There are plenty enough to make grape juice and jam to get through the winter. And buying seed is the least expensive part of growing vegetables and flowers, so buy extra, plant extra. Allow for losses, and enjoy whatever fruit your labor produces. The birds sing and eat the bugs for you. A bit of clover planted in the lawn will keep the bunnies happy. As long as the garden is maintained organically, garter snakes will help take care of your mouse problem. With attentive care and a tolerance for sharing with creatures beside ourselves, perhaps we can get a taste of the ancient garden we lost.

Sea Monster Returns to Nantucket Island
In August of 1937, Nantucket Island was abuzz: a sea monster was swimming in our waters and walking along our shores, leaving huge threetoed prints in the sand. News wires went out, and articles were published across the country speculating about the strange beast. Island fisherman Bill Manville claimed to have seen what he described as a monster more than 100 feet long that the Nantucket Inquirer & Mirror reported “reared its head several times off his starboard bow before turning seaward.”
More sightings followed, then word went out that the massive sea monster with huge teeth had washed up on South Beach (Francis Street Beach). Dozens turned out to see this wonderous creature—a sea monster that, like the stories, was full of hot air.
The Nantucket sea monster was the newest of artist and summer resident Tony Sarg’s huge balloons that he created for the Macy’s Thanksgiving Day parade. And the sightings, continued on page 96

Sea Monster Returns
continued from page 76
footprints, local news articles were part of an intricately planned and wellexecuted hoax and publicity stunt.
Sarg was a wellknown and accomplished illustrator, puppeteer, designer, animator, cartoonist, and entrepreneur who delighted in sharing wonder, joy, and magic. And he delighted in pranks. Remembered as the “father of mondern puppetry in North America,” he considered his Macy’s parade balloons to be “upsidedown marionettes.” Sarg summered on and took inspiration from Nantucket Island for nearly twenty years.
The Nantucket Historical Association is sharing the life and times of this artist in their main exhibit this season: Tony Sarg: Genius at Play. And they have planned several satellite exhibits and fun events around the theme. Rumor has it that Morton (the name that Sarg gave to his sea monster) will visit Nantucket again this summer.
Watch for hints of the sea monster’s return in the form of giant footprints, his shadow, and his tail appearing around town and at various NHA historic sites.
“Tony Sarg was such an important figure in American culture, and his work, unbeknownst to many, still impacts our arts and entertainment today. He was an especially popular character here on Nantucket, and the NHA is proud to be the home for much of his collec The idea for such a project began decades ago, and we are grateful to the Norman Rockwell Museum and glad to be working with them, to bring this exciting exhibition to the island,” says Niles Parker, Gosnell Executive Director.
Decorative Arts workshops with Sarginspired projects, including decoupage under glass and decorative bandboxes with Sarg’s illustrations.
At the Whaling Museum, a free lecture series features talks by scholars and artists, while Sarginspired crafts will be offered during July and August in the children’s Discovery Center, as well as regularly scheduled Tony Sarg Storytimes.
More work by Tony Sarg can be viewed this summer in the rich collection of pictorial maps of Nantucket displayed in the Hadwen House on upper Main Street. And the NHA Research Library on Fair Street will house a special display entitled Playful Pictures: Books and Illustrations by Tony Sarg. This exhibition brings together additional artwork from projects featured in the Tony Sarg: Genius at Play exhibit in the Whaling Museum. It includes works from three of Sarg’s most significant published works: Humours of London (1914); Tony Sarg’s Book for Children from Six to Sixty (1924), and Tony Sarg’s New York (1926). Employing colorful bird’s eye views and illustrations that playfully interact with words on the page, the works on view demonstrate Sarg’s skills as a visual storyteller. Also included are treasured Tony Sarg books from the NHA’s Library Collection, such as Tony Sarg’s Book of Animals (1925), Tony Sarg’s Book of Tricks (1928), Where is Tommy? (1932), and many others.
Genius at Play exhibit features Sarg’s original artwork, illustrations, marionettes, animations, books, commercial products, archival photographs, and ephemera from his dynamic life and career, including nearly two hundred objects and images from the NHA’s extensive Tony Sarg Collection. Highlighting Sarg’s tremendous talent and legacy within the fields of puppetry and illustration, the exhibition also reveals how Nantucket’s historic sites and colorful characters came to inspire his work and the many ways that this influential artist gave back to the island he loved.
The NHA is offering a robust slate of activities and public programs centered around the exhibition Tony Sarg: Genius at Play.
The artist’s creative talents will be explored in several NHA
Tickets for A Nantucket Night, a special fundraising celebration on August 3 with cocktails, dinner, live music and dancing in a setting inspired by Tony Sarg and his creations, are on sale now at nha.org.
On August 5 from 10 am to 3 pm, the NHA will host a free Sarg Community Day at Children’s Beach, with Morton the Sea Monster joining in a fantastical, playful celebration for all that includes a puppet show, Sarginspired crafts, and a chance to see a 75foot recreation of Sarg’s Sea Monster, Morton.
“To say we are excited about bringing a recreation of one of Tony’s Sarg Thanksgiving Day Paradesized balloons to the island this summer is an understatement. With our featured exhibition about Tony Sarg this season, our staff has been intentionally weaving Tony Sarg's storytelling into many of our programs and offerings, and Sarg Community Day will be a great example of that for island and visiting families to enjoy. The essence of Tony Sarg is fun, and that is what this program and this recreated moment from the famous 1937 Nantucket sea serpent landing, will be all about,” says Niles Parker, NHA Gosnell Executive Director.

Experience is Key for Navigating the Nantucket Market
Whether you are buying or selling property, you want to work with an experienced professional who understands our island and who respects your needs and desires. The first step is getting to know your broker.
Penny Dey, owner and principal broker of Atlantic East Real Estate, is an expert at guiding her clients: both buyers and sellers. She has been onisland for much of her life, visiting with family as a child, then moving here yearround. And she is very involved in many aspects of our Nantucket community.
Penny started Atlantic East Real Estate in late 2004 with Heidi Drew, after working for Jordan & Jenkins Real Estate and serving as vicepresident of Congdon & Coleman Real Estate for 17 years. Her decades of experience with Nantucket real estate is invaluable to all who work with her. Atlantic East Real Estate is “celebrating our 20th anniversary this year,” said Dey. “In my opinion, we are lucky to have the most experienced and creative brokers on the island.”
How long have you lived on Nantucket?
My family rented the former lifesaving station on the beach in Quidnet for most of my life. I have been fortunate enough to live on Nantucket yearround for 47 years.
How did you get started in real estate?
In 1983, Lucille Jordan hired me as the office manager of Jordan & Jenkins Real Estate. Computers were just coming into use in small businesses, and part of my job was to help set up one of the first digital rental programs. We ended up selling it to some other real estate offices. I got licensed so I could do some vacation rentals.
What changes have you seen in the island’s real estate market since you started?
The biggest changes relate to the popularity of the island. And the island is much more accessible now than it used to be, with the fast ferries and direct flights from many major cities. With nearly 60% of the island permanently in conservation (from which we all benefit), a lot of pressure has been put on the other 40%. The most recent impact on pricing was during the pandemic, with the acute escalation of prices and from
which the market has not moderated in any way.

I recently made my second short film, which was accepted into the 29th Annual Nantucket Film Festival. Walking, getting out on a boat. For many years, I have been committed to volunteer work, most recently in the area of housing. It has been wonderful to see meaningful progress on some of the housing issues we’ve been working on.
Are you involved in any island nonprofits?
Yes. I currently chair the Nantucket Housing Authority and hold a seat as the NHA representative on the Affordable Housing Trust. I recently finished two terms as the President of Nantucket Association of Real Estate Brokers (NAREB). I also serve as a Corporator of Cape Cod Five, one of our community banks.
What do you think makes Nantucket extra special?
When I first moved here, I quickly realized that it is the people that make Nantucket special. In the end, we are all in the same boat, and we take care of each other. I hope that doesn’t change.
