There are many sources of informa琀on about real estate on Nantucket and we are pleased to offer this consolidated guide that addresses the most common ques琀ons asked by buyers.
About the Nantucket Associa琀on of Real Estate Brokers (NAREB)
NAREB was founded in the mid 1980’s by the few principal brokers opera琀ng on Nantucket at that 琀me. They felt that the island community would be be琀er served by having an organiza琀on of real estate professionals who worked in a coopera琀ve manner, had consistent standards and shared informa琀on.
Founding members included local real estate legends Grace Coffin, Marjorie Colley, Hammie Heard, Ann Killen and H. Flint Ranney. In the early years, before the advent of computers and the internet, the organiza琀on had fewer than a dozen members and no mul琀ple lis琀ng service. Mee琀ngs were held in the back room at the historic Jared Coffin House and lis琀ngs were simply adver琀sed in the local newspapers. Today, there are more than 50 NAREB member firms comprised of brokers, sales associates and associate appraisers.
In addi琀on to engaging LINK Nantucket, our own mul琀ple lis琀ng service, NAREB produces a highquality color publica琀on called Nantucket Home Magazine, oversees professional standards and offers con琀nuing educa琀on for our members, volunteers in the community and supports many of Nantucket’s nonprofit organiza琀ons. The majority of NAREB members live and work on Nantucket yearround and serve the community in many ways, including giving of their 琀me to commi琀ee and volunteer work. Our members are professional, informed and are the consummate resource for informa琀on on everything related to Nantucket. We encourage all to respect our local tradi琀ons and rules and regula琀ons. Native Planting in Nantucket Gardens

It’s so much easier to get around Nantucket on a bicycle when summer traffic slows to a crawl. The bike path takes me out Polpis Road to Sconset–pause for ice cream–then straight back in on Milestone. One wonders where all the cars come from when the entire way is woods, farms, and bogs. Ah, there’s the secret to Nantucket landscaping: leave the edges wild. Only a drone could spot all the tuckedaway houses. Look carefully at what grows along island roadsides. This is your key to lowmaintenance plantings. There’s a longstanding tradition of leaving a 10inch border at property edges, especially in wooded areas. A native hedge of bayberry, scrub oak, sweet pepperbush, arrowwood, and beach plum for spring color can be both a home for caterpillars and birds, and a privacy barrier for your family. Shadbush (serviceberry) grows tall and multistemmed. It’s a delightful surprise of white flowers in the spring when the shad are running. The black cherry will follow with its long racemes of white blossoms. They have a lovely fragrance and give way to edible berries in the fall. Birds love them. A native ecosystem is already established, why bother to replace it?
Of course, one does like to spend some time out in the yard. Why should that time be taken up in lawn care? A mixed native lawn needs no fertilizer. We gave up on growing Kentucky bluegrass years ago. For areas where a taller lowmaintenance grass cover is needed, American beach grass is native with extensive rhizomes, easily holding our sandy soil. It requires neither fertilizer nor extensive watering. If grass is cut to 3 or 4 inches, it may only need watering during the hottest August
days. A sprinkler was the perfect solution for us as it also watered the children. For a lowgrowing, mowable variegated area, there are native sedges, bentgrass, and bluestem that are at home in our lawn. Adding clover, although it is not native, replaces soil nitrogen and provides for pollinators, and encouraging lowgrowing wildflowers such as bluets, cinquefoil, and selfheal adds color as well as food resources for a variety of pollinators. Watching the butterflies and moths flutter about is a lazy afternoon’s recreation; there’s a second show after dark, when fireflies blink across diverse lawns and meadows where pesticides have been avoided.
Pollinators and other fascinating insects are an important part of yardsized ecosystems. The edges of my little piece of Paradise are currently blooming with Queen Anne’s lace (nonnative, but a host plant for a variety of native insects and the black swallowtail butterfly) and fleabane, a prolific annual with halfinch, white, asterlike flowers. Fewer annuals need to be plugged in each year if the perennials provide color and interest. Various goldenrods will soon bloom, to be followed by purple thistles, milkweed, then asters, harbingers of autumn. From Quaker ladies in the spring right through to fox grapes in the fall, Nantucket offers up a continually shifting variety of native flowers. OK, I know fox grapes are not flowers but they do make excellent juice and jelly, and the June blossoms are important for many native insects. A glassful of warm fox grape juice, sweetened with my favorite beekeeper’s honey, can bring me from a February nor’easter straight back to the hot
Please Don’t Call Them Widows’ Walks
As you walk through the streets of Nantucket you will see surrounding the chimneys of several houses seventoeight foot wooden platforms with wooden railings. These platforms are often called “widows’ walks”—a term which conjures up images of forlorn women in long skirts and bonnets gazing toward the harbor. You can picture them drawing their shawls tightly about their shoulders and bracing themselves against the wind as they search the horizon for a sail that might bring a beloved husband home safely after years at sea.

roofwalks, as they are properly called, had more practical purposes. They were places of observation, but they were primarily used by sailors, not by their wives.
Houses built on Nantucket during the 18th century had few windows. From their roofs, captains could see which ships were arriving, which were departing, and determine how the preparations for their next voyages were progressing.

common. Before that, most people had gained access to their roofs by a trapdoor called a “scuttle” next to the chimney, which was also used by chimney sweeps and for greater ease in extinguishing chimney fires.
According to Godfrey, the walks first appeared on the homes of the “welltodo,” who found the scuttle cramped for even one person to observe the town. A walk provided ample room for the whole household to observe the town’s activity from the roof if they so desired.
Many of the walks were constructed during the 1700s; in later centuries cupolas became more fashionable and were built instead. As the whaling industry of Nantucket declined, many of the walks fell into disrepair and were removed.
Calling the platforms widows’ walks evidently began on the mainland. An article from the Boston Transcript from the 1920s states that “widows’ walk” is a “city term.” It also states that “the old people, the people who know and love Nantucket better than the passing vacationists, still cling to the walk whenever they have occasion to use the word.”
It is a peculiar term since widows had the least use for walks of anyone. In his 1925 opening address to the Nantucket Historical Association, President William F. Macy strongly protested against the growing use of the terms “widows’ walks” or “captains’ walks” or any other “modifications of the original name for the platforms on the roofs of many Nantucket houses. As all good Nantucketers know, they are just plain ‘walks,’ and were never called anything else until quite recently.” Macy then appealed to everyone at the meeting to “make a point of correcting anyone who called them otherwise.”
So, call them “walks” or call them “roofwalks,” but please, don’t call them “widows’ walks.”

Now for the fly in the ointment. Not everything that comes up by itself is native. And one plant which is native is poison ivy–not our favorite vine. Its growth pattern makes for quality erosion control, and its berries get our birds through the winter. It’s ok in places where we do not go, but must be painstakingly removed from populated areas.
Aggressive invasives from other lands plague the island. A patch of bittersweet grows over and strangles everything in its path. I filled my entire truck bed with one plant last spring. We cheered when it finally yielded. I know I’ll have to battle it again next year. That is the problem with invasives: we are their only natural enemy. Blunt leaf privet, so orderly bordering a yard, can get huge in the wild. Honeysuckle, scotch broom, multiflora rose, autumn olive are all invasives which do not support local caterpillars. These need eternal vigilance to eventually eradicate. We do an invasive clearing every spring. Scotch broom actually disappeared for a couple of decades but came back last year. This time it will go in the invasives bin at the dump, to be properly heated and composted. Adding any of these to the garden compost is only asking for trouble. Learning to identify and remove our common invasives—some like burning bush and barberry planted long ago with the best of intentions—can be a big project, but has big rewards. Once removed, followup management can be a lot easier and part of your routine, such as handpulling
small individuals before they get established, as you go about other garden chores.
For the most part though, native landscaping is so much easier than the clearing/planting/fertilizing/watering/weed killer/mowing routine of my childhood. We are more stewards of the land than masters. There is time with native plants to just kick back and appreciate what the Gray Lady already has to offer.

What changes have you seen in the island’s real estate market since you started?
Brian: So much and so little. What hasn’t changed is the why—people seem to come here for the same reason: family, their children, and to spend time in an amazing place building core memories. What has changed is the pace, the real estate values, the size that meets expectations for people's needs. I worry all the time about the high cost of real estate and if community in the true sense of the word can really afford to stay on Nantucket. High cost of real estate comes at a high cost to community.
What advice would you give to someone interested in buying a home on Nantucket?
Brian: It’s an asset class, you can always trade it. Don’t wait for everything to be perfect. If you find something that meets 75% of your today’s needs, go for it. The more time you spend on Nantucket, your needs and loves of Nantucket will change, and you can always move about.
What advice would you give to someone interested in selling a home on Nantucket?
Brian: Know the details or find someone who does. Key players are your attorney, accountant, land engineer, and your real estate broker. Don’t make hasty decisions: once you are out of the Nantucket market it is difficult to get back in. Make sure you have given your team the time to do the due diligence (3 to 6 months) in a way that makes a meaningful impact for you and your family. The market is very competitive and cyclical— understanding those things before you’re in a decisionmaking mindset is important.
What is your favorite season on Nantucket and why?
Brian: Like many, it’s September and October, for me. The Inshore Classic Fishing Tournament is happening, and I just want to fish every day. There is great camaraderie in the fishing community during that tournament, even though everyone is vying for the winning spot...just so many laughs and lifelong memories are made. Also the weather is great, the island is less crowded, and I harvest honey from my bees, so it’s a sweet time of year.

Brian: If I tell you someone would find me, then I wouldn’t be able to relax.
What is your favorite Nantucket activity?
Brian: Fishing, then the gym at CRF Fitness
Are you involved in any island nonprofits?
Brian: Yes, I am the current Chair of the Nantucket Affordable Housing Trust—I got involved because I see longtime residents make the hard choice to leave Nantucket because of the high housing costs. I’ve lost many friends, peers, and friends of my children who I wish were still community members. I had to get involved and work on solutions rather than be sad or complain: I like hard complicated puzzles and problems. I am also a board member of the Maria Mitchell Association My son loved being at Maria Mitchell as a small child for camp and at the Aquarium. These experiences really helped fuel his passion for the water, something we both share, and I appreciate that. I joined the board in hopes of seeing other families build those bonds.
