ENCOURAGING signs have surfaced for the Yorke Peninsula real estate market recently. Local agents have been busy with improving sales despite uncertainty in the wake of the COVID-19 pandemic. Ray White Yorke Peninsula has never been so busy across the entire peninsula, according to sales principal David Bussenschutt. “People have saved money by staying home and have capitalised on low interest rates,” Mr Bussenschutt said. “Some are looking to get out of the city and other densely populated areas. “We’ve had (a significant number of) 50-65-year-old people relocating to the area.” Mr Bussenschutt said sales picked up around the beginning of April and haven’t slowed down since. “July and August are usually pretty quiet, but the (sales) storm has been unprecedented,” Mr Bussenschutt said. “The market could steady up a bit as we near Christmas, but I think this should continue for a while.” Nutrien Harcourts Minlaton sales consultant Troy Goldsworthy said he had also experienced multiple busy months, and was pleased to see a wide range of estates find new owners. “We’ve had houses sold on a few acres and in towns, as well as holiday homes and investment shacks,” Mr Goldsworthy said. “I thought the cheap homes might go as they have minimal risk, but we’ve had property types in different sizes and prices sell.” The federal government’s HomeBuilder stimulus has also driven clients to sell their homes and purchase land, according to Mr Goldsworthy. “With low interest rates and money staying in the area, now is a great time to capitalise,” he said.

Sales principal Len Easther said Elders Real Estate Yorke Peninsula had returned to pre-pandemic enquiry and sales rates. “People have realised they’re not going to be travelling overseas and interest rates are still low,” Mr Easther said. “We’re fortunate compared with other states — in South Australia, people are able to get to regional areas.” Mr Easther said uncertainty surrounding employment could affect the market. “There will certainly be high demand for rentals when JobKeeper and JobSeeker finishes,” Mr Easther said.

HomeBuilder helps to lift residential building loans THE federal HomeBuilder stimulus package has driven a recovery in home loans, according to new Australian Bureau of Statistics figures. “The (recent) nine per cent jump in the number of owner-occupier loans in the month is encouraging and shows the impact of HomeBuilder in activating demand,” Master Builders Australia CEO Denita Wawn said. “However, the outlook for the industry is extremely grim and HomeBuilder should be extended for 12 months to help maintain a pipeline of work for tradies.” Ms Wawn said the home renovations market also appeared to respond well to HomeBuilder across the country. “The number of loans to owner occupiers for home alterations/additions experienced a 6.3 per cent uplift compared with the previous month,” she said. “Our latest forecasts estimate HomeBuilder is likely to boost new home commencements by almost 10,000 during 2020 and 2021, but the sector still faces a forecasted 27 per cent decline. “The heavy interlinkage between construction and the wider Australian economy means the economic benefits will be a boost to residential building activity. “While the purchasers of established homes are not eligible for HomeBuilder, lending in this part of the loan market still jumped substantially, which is another encouraging sign.”

Home sales surge to a six-year high HOME sales in South Australia have grown to their highest levels in six years during the past three months. Local builders have also prepared for a further influx in demand as buyers take advantage of the federal government’s HomeBuilder stimulus. Housing Industry Association of Australia data shows South Australia had the second-highest increase in new home sales of any state or territory as of mid-September. Sales from June to September were up 104.9 per cent from the previous March-to-June quarter, when COVID19 was most prominent. Nationally, sales were up 61.3 in the same timeframe. State Treasurer Rob Lucas welcomed the findings, saying they showed buyer confidence had improved since the pandemic restrictions were eased. “The new home sales data paints a positive picture for the industry going forward,” Mr Lucas said. “We know the federal government’s HomeBuilder scheme has had a positive impact on buyer confidence. “Notwithstanding the impact of the March quarter, we are now seeing green shoots of recovery as more buyers return to the market.”
