PRESENTATION can be pivotal when it comes to selling your home.
Tidy rooms and minimal features have proven to be the difference between homes sold for their value and those which slip below market price.
Open2View South Australia franchiser Sheree Brennan said organising homes ready for listing had never been more important with high turnover rates on Yorke Peninsula recently.
“Presentation is paramount when it comes to selling a home,” she said.
“The number one key is removing any emotional attachment you have with the home.
“You need to be presenting the home for its next buyer by arranging things to suit them, like decluttering and moving everything out before the sale.
“Showcasing how the buyer can live there is crucial.”
Ms Brennan said it’s important to look at every single room before listing a home.
“Kitchens should be completely cleared down to a maximum of three appliances, while bathrooms should be stripped right back and have only two towels hanging,” she said.
“Depersonalising a home can improve the sale drastically — it’s all about looking tidy, having neutral colours and minimal features.
“This helps attract a wider-variety market, and making more people interested helps boost the home value.”
Overspending is also a common mistake when it comes to listing preparation, Ms Brennan said.
“Doing the simple things like putting dishes away, mowing the lawns, putting bins in the shed and removing exterior clutter can make a massive difference,” she said.
“These things sound very easy but they often don’t get done.”

YORKE Peninsula’s housing industry has continued to boom amid the Covid-19 pandemic.
Local agents have been kept busy with available stock being snapped up by a prompt buyers’ market at short notice.
South Australia’s regional house prices have become the fastest growing in the country, largely due to the peninsula’s ongoing surge.
Ardrossan, Stansbury and Marion Bay all featured in the state’s top 10 fastest growing towns in the property market across the last year up to March 31, according to CoreLogic’s Home Value Index.
Ray White Yorke Peninsula sales particularly peaked in March compared to months through the last financial year.
There were 123 properties purchased in March in the Yorke Peninsula Council area, up from 79 in February; while 126 were bought across the Copper Coast Council region, up from 91 in February.
Barunga West Council region had a slight 34.1 per cent median price decrease in March after a 197.1 per cent jump in February, while sales numbers have plateaued with 12 and 13 properties purchased in February and March respectively.
Ray White YP sales principal David Bussenschutt said he was mistaken for thinking the market couldn’t get any busier six months ago.
“It’s near impossible to keep up with the amount of stock coming to the market,” he said.
“Our phones are ringing before some homes are even advertised — sometimes we can’t even get for sale
Mr Bussenschutt said the surge has been caused by an influx of people relocating to the peninsula.
“Lots of people have moved for the lifestyle and the prices are really good compared to the city,” he said.
“The industry is super busy and everyone is really trying to make the most of this surge.”
Nutrien Harcourts sales specialist Troy Goldsworthy said the southern YP market has also been moving quickly.
“We’ve had lots of stock sold during the past 18 months and there’s only so much that can be purchased so we don’t have much left,” he said.
“There’s probably been more residential properties purchased because land buyers are usually looking for more permanent purchases.
“Prices have been a lot firmer of late, but the cost of coastal properties still seems to be rising.”
Local couple Ben Small and Melissa Reid have capitalised on the strong market by purchasing their first family home in Moonta through Ray White.
“We thought with the way the market was creeping it might’ve been our last chance to get in,” Mr Small said.
“We’d been looking (to buy) for the past 12 months and it’s been hard to find anything at a decent price, so we had to act pretty quick when we saw this pop up.
“It’s been hard for locals to compete with Adelaide and interstate buyers so we’re relieved to have finally found something.”
The couple said they have planned to give their new home a fresh paint job, before establishing a yard, upgrading the fencing and adding an outdoor entertaining area.
