House prices defy Reserve Bank call
AUSTRALIAN housing prices fell during the June quarter, according to new figures by the Real Estate Institute of Australia.
The latest Real Estate Market Facts also found rising interest rates and inflation impacted affordability but not all cities and regions experienced price contractions.
“Combined, the June quarter of 2022 saw a decline in the weighted average capital city median price for both houses and other dwellings across the Australian residential property market,” REIA president Hayden Groves said.
“The weighted average capital city median price decreased by 1.8 per cent for houses and 0.6 per cent for other dwellings.
“The weighted average median house price for the eight capital cities fell to $1,012,230 over the quarter.
“The median house price increased in Brisbane, Adelaide and Darwin, remained stable in Perth and declined in Sydney, Melbourne, Canberra and Hobart.
“Increases ranged from 0.4 per cent in Darwin to 2.6 per cent in Adelaide.
“This defies the Reserve Bank’s recent comments on potential house price falls and simply demonstrates 2022 market conditions are the adjustment we had to have.”
Mr Groves said rents increased sharply after a period of relative stability with the weighted average median rent for threebedroom houses in the eight capital cities inflating to $506 per week, a quarterly rise of 3.6 per cent.
“The median rent for three-bedroom houses increased in all capital cities over the quarter, except Melbourne where it remained stable,” he said.
“During the quarter, the weighted average median rent for two-bedroom other dwellings increased to $474 a week, a quarterly rise of 5.4 per cent.
“The median rent increased in all capital cities over the quarter, except in Adelaide and Hobart, where it remained stable.”
Mr Groves said vacancy rates have dropped in most cities with Adelaide having the lowest rate of 0.4 per cent.
“With weekly median rents for threebedroom homes rising 11.7 per cent in 12 months, the data points toward rental affordability remaining the most significant challenge facing the housing sector for the foreseeable future,” he said.
Lower deposits open doors

A two per cent deposit initiative is set to give more people opportunities to buy, amid the significant demand for local properties.
In decreasing the minimum deposit requirement for its Graduate Loan, state governmentbacked lender HomeStart Finance planned to wipe months of saving for people looking to enter the market.
HomeStart CEO Andrew Mills said the reduction in the deposits would be life changing for many South Australians aspiring to buy.
“Many South Australians are struggling to save enough to pay deposits on homes, and rising house prices keep putting home ownership beyond their reach,” Mr Mills said.
“The Graduate deposit loan is another way in (for first homebuyers).”

The newly introduced scheme enables eligible home buyers to purchase with as little as five per cent deposits without paying Lenders Mortgage Insurance.
Mortgage Choice Kadina mortgage broker Carlee Horsell said the scheme could be a good way to bring new people to the market.
“It’s really hard to get a house deposit at the moment due to prices, which aren’t as high as they are in the city, but still enough to scare people away,” she said.
“This is a good way to save a bit of money and counter rising interest rates to make buying more affordable.
“As a first homebuyer in SA, you still have to pay stamp duty compared to other states where you don’t, so this should help cut down costs.”
Ms Horsell said mortgage enquiries had decreased slightly since rates rose, but people had started to adapt.
“People seem to be more aware of interest rates now and want to learn how they affect their purchases,” she said.
“We’re seeing lots of banks implement rates on a tiered structure, so some variable rates have actually come down depending on your deposit amount.”

Market struggles to keep up with soaring demand
Mrs Bennett said beachside properties have all been selling for above asking price.
DEMAND for local land and housing has remained buoyant.
Homes and residential allotments have continued to be snapped up at short notice, particularly those situated along Yorke Peninsula’s coasts.
Housing Industry Association senior economist Nick Ward said an unusually sharp rise in the price of residential land indicated the supply of land was not keeping up with recent demand.
“Earlier this year, (quarter on quarter) median lot prices increased by 19.7 per cent,” Mr Ward said.
“This is not a normal increase — it is the strongest annual growth rate since 2004.”
Harris Real Estate property consultant Lana Bennett said she had 52 people attend the open inspection of a home Coobowie earlier this month.
“The home received seven offers in four days and sold for $30,000 above asking price,” Mrs Bennett said.
“We are usually seeing homes receive offers within at least seven days of being on the market.
“This is a reflection of the market still running on momentum since (the peak of) Covid-19.
“More people have found the YP and realised houses are very affordable compared with others in Adelaide and further south of the state.”
“YP has become a real luxury market, as holiday homes and permanent lifestyle properties have been in particularly high demand,” she said.
Ray White Yorke Peninsula sales agent Shaun Miller said the Copper Coast market had also been very active.
“I think rising interest rates have taken a few people out of the market, but this has only given more people the chance to look at buying,” Mr Miller said.
“The option of building has made for long waits (due to supply shortages), so demand is still quite high on residential homes and blocks.
“It’s always a good time to buy, especially with how the local market has progressed.”
CoreLogic economist Kaytlin Ezzy said the scarcity of available residential land caused a surge in prices at a time when the number of lots sold was declining.
“While increasing interest rates, rising construction costs and increased uncertainty has likely smothered some land demand, the surge in prices suggests people wanting to build are finding it difficult to secure lots,” she said.
“With land often taking more than a decade to move though the development pipeline, it’s unlikely we’ll see any material change in supply for some time.”

A NEW campaign from the Regional Australia Institute is encouraging city dwellers to move to regions for their next career moves.
More Jobs; More Opportunities is part of the Move to More initiative which celebrates the benefits of life outside capital cities.
“Regional Australia is on the frontline of the nation’s jobs and skills challenge,” RAI CEO Liz Ritchie said.
The July jobs vacancy data revealed an unprecedented 87,000 in regional Australia, a figure which is expected to be two to three times higher when accounting for jobs promoted by word of mouth or social media.
“About 77 per cent of regional employers said they found it difficult to recruit the staff that they needed, according to the RAI’s analysis of ABS Labour Force research,” Ms Ritchie said.
“RAI’s regional consultation found 90 per cent of respondents believed their region didn’t have the right
skills needed to fill the growing number of roles available.
“Right now, regional Australia needs healthcare professionals, engineers, tour guides, tradespeople, teachers, childcare experts, farmhands, meat processors, baristas and more.
“Of course, Covid-19 has changed the way we work forever. For many this means the chance to be freed from the shackles of office life.
“Now you can work where you love, as opposed to living where you work.”
RAI research found one in five regional Australians are considering leaving city limits behind for a life in regional Australia.

According to the property stylist and principal of Derham Interiors Anna Derham, styling a property for sale is almost a given in this day and age.
“Not only does it help create a great first impression, but it improves the appeal of your home to potential buyers, and gets more people through the front door,” she said.
“That means more competition for your property, and potentially, more money in your pocket.”
For sellers on a tight budget, Mrs Derham recommends compiling a comprehensive jobs list of everything that needs to be undertaken in the lead up to the property going to market.

“However, if it’s a house that’s been left neglected, or vacant, you sometimes get more money if you don’t do anything.
“Some people want to do things their way — people will pay a premium to put their stamp on a property at times.”
He also cautioned against poorly executed upgrades on a budget as this can sometimes turn buyers off.

More time for home buyers
HOME buyers on moderate incomes now have twice as long to purchase an affordable property through the state government’s HomeSeeker SA program.
Human Services Minister Nat Cook said the exclusive listing period for eligible buyers will increase from a minimum of 30 to 60 days, and applies to newly listed homes on the HomeSeeker SA website.
The new 60-day exclusive listing period applies to private developers offering affordable housing through the HomeSeeker SA Affordable Housing Policy, encouraging developers to include a 15 per cent affordable housing component in new projects.
The SA Housing Authority, which also builds affordable homes, will continue to list its newly built properties on the website for a minimum of 90 days.
A single person earning less than $100,000 a year and couples earning under $130,000 in metropolitan areas are now eligible for the program.
Singles earning less than $75,000 and couples with less than $100,000 a year in income are eligible in regional areas.
The affordable housing price point is also increasing to a maximum of $479,550, with houses also for sale for as little as $320,000.
HomeStart’s Shared Equity Option
allows people to receive up to 25 per cent of a purchase price from the state lender.
Repayments are based on borrowings and not the shared equity component and HomeStart acts as a silent partner who will share in the profit or loss when the house is sold.
The affordable housing price point is reviewed each year so people on moderate incomes pay no more than 30 per cent of their before-tax income on their mortgage.
“These are important changes and have been made after listening to the market,” Ms Cook said.
“People have busy lives.
“Buyers need more time to organise their finances, find a home in their price range, and arrange the purchase.
“During this new 60-day exclusive listing period, only eligible HomeSeeker SA buyers have access to these affordable homes, meaning they’re not competing with cashed-up investors. It gives couples and families an important edge in a competitive market.
“I urge anyone eligible under this program to talk to HomeStart Finance well before they start looking for a home, to see exactly what options are open to them, and be ready to make an offer on a home after it is listed.”

Wardle Co. Real Estate acquires NYP Real Estate

WARDLE Co. Real Estate and Livestock network has reaffirmed its position as a major player in the real estate industry having recently broadened its reach with the acquisition of NYP Real Estate.
Specialising in property sales and management, and clearing sales, NYPRE was a successful, independently owned company.
The NYP team has remained the same, continuing to operate out of the Kadina, Moonta and Wallaroo offices, and has had a strong start to the year with buyers still plentiful.
Wardle Co. and northern Yorke Peninsula have a family connection with NYPRE director Chris Wardle being a cousin to Wardle Co. founding director Tom Wardle.
“The move to combine these two businesses is a logical step in the region we operate and provides our current and future clients the opportunity to reach a broader market through our nine-office network,” Wardle Co. principal James Wardle said.
“We felt the two teams were a good fit culturally with both agencies having strong community connections and a client-focused attitude has made the transition a smooth one.”
Joining the Wardle Co. selling team on NYP are Chris, Brenton Brind, Ian
Macaskill, Richard Wegener and Justina Cox, as well as the four property managers and three firstclass administrators.
“Wardle Co. is a locally owned family business, much like NYPRE,” Chris said.
“When one of the NYPRE directors was looking to retire, the time was right for us to action a succession plan, joining a team we could work and grow with, and that we knew would offer our clients the same or better level of service they had come to expect,” Chris said.
The regional South Australian real estate market is bucking the trend nationally with sales volumes still strong, with prices being achieved across the Mid North and Yorke Peninsula reflecting the buoyant demand for residential and rural properties.
“Yorke Peninsula is a great place to live, work and holiday making it the perfect destination for a large demographic,” James said.
“This has been particularly evident over the past few years with strong interest from interstate and local buyers looking to invest within the region.
