Local builders battle high demand

Builders backed up with supply issues

LOCAL builders are being pushed to their limits as the demand for new homes soars.

All of the peninsula’s councils have had increases in dwelling applications since the federal government’s Covid-19 stimulus measures.

A total of 120 dwelling approvals have been issued by Yorke Peninsula Council so far this year, up from 101 in 2021.

Approvals during the 2021-22 financial year increased by 48 from

2020-21 in the YPC area, while 67 dwellings have already been approved since July.

Country Living Homes, Moonta, sold 255 new homes across the state in 2021-22, up from 212 in 2020-21.

Owner Mark Ravenscroft said the SA building industry had remained busy following a surge during the Covid-19 pandemic.

“Most builders would still have 12-plus months of work ahead of them,” Mr Ravenscroft said.

“Supply and trade issues have brought plenty of challenges, and lots of builders have been

affected.

“While the HomeBuilder (grant scheme) was good for generating work, it also stretched the supply capacity of the state.”

Mr Ravenscroft said he expected rising interest rates to affect the industry.

“Enquiry rates have already dropped off due to current rate rises,” he said.

“I think the industry will stay strong in the near future, but everything may start slowing down a bit when interest rates catch up.”

“It was always going to be a tough time to build with supply issues, but Country Living was really good at keeping me in the loop,” Mr Pennington said.

“There was a huge demand for building after Covid — I think lots of people decided to put their money into new homes and renovations instead of going overseas.

“Everything seems to have rolled on and created a big boom.”

Small steps key for summer gardeners

GOOD preparation is critical for backyard gardens to survive summer.

Caring for budding plants, helping pots stay cool, keeping the water flowing and protecting new plantings should all be top of the list when managing your garden.

YorKreation Garden Centre, Minlaton, co-owner Simon Collins said the incorporation of any type of screening plant was a good way to create shade this summer.

“Pea straw and sugar cane are great options for retaining moisture,” Mr Collins said.

“Some roses and ornamental plants are flowering a few weeks behind when they usually would due to the cooler spring this year.

“We’ve also had a range of colourful plants high in demand recently, such as petunias, salvias and kangaroo paws.”

Camelot Garden, Kadina, owner Helen Rodda said established trees have played a large part in ensuring they have enough shade.

“Once everything is established, it means less maintenance in the long run,” Mrs Rodda said.

“Mulch and pea straw really help to hold moisture and save on watering.

“I’ve also been using buckets of Sudden Impact pellets and Whoflungdung compost which are both really good at holding moisture and bringing nutrients to the garden.”

Mrs Rodda encouraged green thumbs in the early stages of establishing their garden to look for plants suited to the local area.

“Personally, I can’t afford to spend too much time on individual plants, but those with smaller gardens shouldn’t try to work on too larger areas at once,” she said.

“A good drenching of water at least once a week will make all the difference.”

Sharon Glazbrook, of Minlaton, recently cleared an area of her shrubland to plant low-growing natives.

“Native plants help everything look better year-round and bring the garden back to a natural state,” Mrs Glazbrook said.

“It’s important to make sure you’ve got lots of mulch down to conserve water evaporation.

“There are bits of my garden in regular view which I like to concentrate on because I just can’t afford to spend time on all of it.”

Mrs Glazbrook said she had been planting a range of flowers she expected would handle warm weather this summer.

“I recently planted dahlias, which I’m very fond of, and my buddleias are flowering at the moment which are good for bringing butterflies and other insects,” she said.

“I’m keen to have all different bugs living in my garden and don’t like to use pesticides.

“Everything is looking good at the moment with the late rain, which is not so good for farmers!”

Support announced for electric conversion

HOMEOWNERS and businesses

will be supported by the federal government to convert from gas to electricity.

A $1.5 billion targeted bill relief fund was unveiled in the government’s Energy Price Relief Plan, which passed parliament.

“Every premier and chief minister signed up to the four key measures in this plan at National Cabinet on Friday, December 9,” Prime Minister Anthony Albanese said.

“The plan is a combination of immediate action but also future reform. It recognises the challenge of the here and now, as a result of Russia’s illegal invasion of Ukraine.

“We need to act now, though, to deal with this crisis, to keep Australians in work, to support families, but also to look to the mediumterm to make sure we do secure our energy future.

“And that is what we will be doing, making sure we get the cheapest and cleanest form of energy — renewable energy — to be able to power into the grid through the projects that we announced and will continue to announce around Rewiring the Nation.”

Bill relief will be jointly funded

by the state or territory and federal governments with households receiving income support to be the beneficiaries.

The plan also caps uncontracted gas prices at $12 a gigajoule for a year and installs a 12-month price ceiling of $125 per tonne on domestic coal in New South Wales and Queensland.

“The urgent action we are taking with the Energy Price Relief Plan will shield Australians from the worst impacts of price increases, delivering responsible and targeted relief to families, small businesses and manufacturers,” Mr Albanese said.

“The plan is responsible, targeted and temporary. It is designed to provide all Australians with a buffer in unprecedented times.

“The reality is, due to global circumstances and a decade of energy policy mismanagement, Australians will continue to still see high energy prices for some time.

“The average family would be $230 worse off next year if we do not take action with the Energy Price Relief Plan.”

Property Council of Australia chief executive Ken Morrison welcomed the financial support.

“It will hopefully make the journey of electrification easier and more cost effective for Australians, especially at a time when cost of living pressures are mounting,” he said.

“We have been working closely with the government to ensure energy efficiency and electrification is front of mind and welcome this initial step towards a more comprehensive set of measures to be delivered as part of the National Energy Performance Strategy.

“It is encouraging this package will focus on low-income households, renters, inhabitants of public and community housing, and apartment buildings, and we welcome the commitment for further work to support electrification of businesses.”

New research by the Australian Sustainable Built Environment Council shows electrification is the least cost option to decarbonise Australia’s buildings and would save $49 billion between 2024 and 2050

compared to a business-as-usual approach including fossil gas and offsets.

“Australia’s residential and commercial buildings account for a quarter of Australia’s emissions and around half of Australia’s energy use,” Mr Morrison said.

“We will be able to cut emissions faster and more affordably than other solutions if we can make buildings far more energy efficient through electrification.”

Affordability declines as loans rise

FIGURES from the Real Estate Institute of Australia show housing affordability declined over the September quarter.

The REIA Housing Affordability Report revealed the proportion of income required to meet the average loan repayment increased to 42.2 per cent, up 3.8 percentage points.

“Rental affordability declined less than housing affordability with the proportion of income required to meet median rent increasing by 0.1 percentage points to 23.0 per cent,” REIA president Hayden Groves said.

“Rental affordability improved in New South Wales and the Australian Capital Territory, remained stable in South Australia and Western Australia, but declined in all other states and territories.”

Mr Groves said the number of first home buyers decreased to 26,343, a decrease of 9.6 per cent during the quarter and a decrease of 30.3 per cent compared to the September quarter 2021.

First home buyers now make up 30.9 per cent of owner occupier dwelling commitments, a decrease of 0.1 percentage points over the quarter and 4.2 percentage points over the year.
