Getting a home loan – what you need to know

IF you’re in the market to purchase a property there are several steps required to secure a home loan. BankSA general manager of retail banking and home lending Maria-Ann Camilleri said you should first calculate how much you think you will need and how much you will actually be able to borrow. “Generally, we lend up to 95 per cent of your purchase price, including mortgage insurance,” she said. “So, if you’re looking to buy a $300,000 home, you’ll need $15,000 in savings to put towards a deposit. “An easy way to work out your exact borrowing power is by speaking to your bank or by using one of the many online calculators available that will quickly estimate how much you can borrow, what deposit you will need, and what your repayments will be.” Mrs Camilleri said, when doing your sums, make sure to factor in how much stamp duty you will need to pay and any other fees such as conveyancing charges and mortgage insurance. “On the other hand, if you’re a first home buyer, be sure to factor in any housing grants you may be entitled to from the state government to help offset your costs,” she said. When you apply for a home loan you will need to provide documentation including proof of income, such as recent pay slips, a summary of your monthly expenses and evidence of your savings. “Once you have completed your home loan application your lender will then consider and verify your application before hopefully approving so you can proceed with your property plans,” Mrs Camilleri said.

KADINA’s Deb Ross has proven the dream of owning your own home is not out of reach for everyday Australians. The single mother of three had been renting for more than 20 years and never thought she would be able to purchase a home. About five years ago she decided to make sacrifices and start saving to ensure she had something to leave her children. “I never thought I would have the option to buy a home and it took a lot of saving, hard work, persistence and a lot of sacrifices,” she said. “It’s hard to save money, especially when you have children, which is why it took so long but I managed to save enough in five years. “It was a very surreal feeling and I was excited I was actually buying my own home because I thought it was out of reach.” Deb said if she can save enough for a house, anyone can. “I just woke up one morning and said ‘I want to buy my own home, we are going to sacrifice for how long it takes and make the dream a reality’,” she said. “I now have something I can leave my kids, I can call something my own without the risk of having to move because the owner wants to sell.” Loan Market finance broker Mark West, who consults in Kadina, helped Deb make her dream come true. “There are many things people need to be aware of when thinking about applying for a home loan because borrowing money is a big commitment with most home loan terms running for about 30 years,” Mark said. “This means people must show they are able to manage their own finances before even applying for a loan. “Before making a decision on whether to lend you money, lenders will look at some key aspects of your personal and financial situation.”

Mark’s advice Managing your finance and personal situation

n Credit history: Does your credit report have any defaults? If it does, you can find it very difficult to obtain finance. Defaults can be as simple as an unpaid phone bill from years ago. People can often be unaware these defaults are on their credit record. n Savings history: Lenders want to know you can save money. If you have a good income but no savings, the banks will want to know why. The amount of savings you require depends on many factors. n Income: Is your income enough to support the loan you are applying for? Keep in mind when lenders assess your capacity to repay a loan they will assess you on an interest rate that is significantly higher than what the interest rate on your loan is. This is to ensure you can still afford the loan if interest rates increase.

n Living arrangements: The structure of your family will determine what minimum living costs the lenders will apply to your scenario. For every additional child, your living costs increase and your borrowing capacity is reduced considerably. n Current liabilities: Lenders will calculate your current debt levels when considering your suitability for a loan. This includes credit cards.

Misconceptions

n All lenders are the same: The fact is all lenders are very different. They all have different policies which can often be the difference between getting a loan or not. A good example is casual employment, if you are employed on a casual basis some banks will require you to have been employed for a minimum of six months while others require only three months. n You need 20 per cent deposit: If you are buying a home to live in many lenders will lend up to 95 per cent of

the value of the property. I have even done loans up to 97 per cent with some lenders. This is dependent on approval from lenders mortgage insurers but is more common than not these days. n You can’t buy a property without a deposit: If you have someone (generally a relative) willing to offer part of their property as security you may be able to borrow all of the purchase price plus all of the costs. This is called a security guarantee. n You need a job to get a loan: With Homestart particularly you may qualify for a loan based purely on your pension income. This can include family tax benefit, aged pension or carers pension. n You can get a better rate dealing direct with the bank: This is absolutely incorrect. Brokers have access to exactly the same rates as the individual banks and sometimes discounted rates which are only available through the broker channel.

Expansion marks new era for beachside development A NEW land release at The Dunes Yorke Peninsula has made the 80-hectare Port Hughes development the talk of the Copper Coast — and beyond. Onsite construction concluded in late October, clearing the way for another 40 allotments and uniting both ends of the beachside development via a bitumen-sealed thoroughfare. The Dunes project director Kevin McGuinness said the stage 1C expansion has attracted significant interest from locals and Adelaide-based buyers. “We’d already sold a quarter of the available allotments before sales for the new stage officially opened,” Kevin said. “Pre-release pricing and the buzz of progress at the site certainly piqued the interest of various buyers, including investors, holidaymakers, and retirees.” He said the expansion’s role in connecting both ends of the development to create a cohesive community has also driven greater interest in allotments in other areas of the site. “Overall, we’ve sold about 62 per cent of the available allotments we’ve opened up and that continues to increase from

week to week,” Kevin said. “With a dedicated sales consultant now based on site, we get multiple sales leads and enquiries every week.” Copper Coast local and Ray White agent Seah Williams has picked up The Dunes real estate account, establishing a base to connect with locals and visitors at a rather enviable location, The Deck Bar and Cafe. “People come to The Deck to unwind with friends or experience great golfing, so if they happen to see me and want to find out more about The Dunes, it’s a fairly unintimidating environment for them to come up and have a chat,” Seah said. Sales for stage 1C officially open this week, with an offer to land buyers of a partial refund to put towards their build costs. Properly managing your property IF you have an investment property or thinking about buying one, it’s important your property is in safe hands and managed properly, according to Ferguson Property Agents founder and principal Justin Ferguson. A great way to keep your property in check and reduce unnecessary stress is to get your own property manager. Key things your property manager should be doing, according to Mr Ferguson: 1. Accurate ongoing condition reports: Continual documentation on the situation of your home will outline if there has been any extra damage over and above normal wear and tear. This will make sure the tenant is responsible for the cost of replacing or repairing such damage, therefore covering yourself. 2. Periodical rental increases: Being an expert in the local market, your property manager should be familiar with how other similar properties are priced and the typical increasing percentages. When the tenants’ lease is due for renewal they should be able to expertly guide you on how much to increase the rent price. 3. Offering the landlord to come to periodic inspections: By attending periodic inspec-

tions, it gives you the opportunity to view your property and see if the tenants are looking after it. This allows you to bring up any concerns or changes that need to be made and to make sure your property manager really is doing their job. 4. Offering updated sales appraisals: Your property is an important asset. That’s why you should be regularly informed about the current market to see how your investment is performing. Making sure tenants are thoroughly screened: A consistent screening process should include careful credit and criminal background checks. Summer gardening tips with Helen Sonny COOMBS JOURNALIST

SUMMER is the most difficult time of year to get your garden looking good; however, there a few things you can do to maximise its potential. Kadina’s Helen and Dean Rodda have been showing their one-acre property garden, which is split into five sections including a dam, for the past decade. Mrs Rodda said there are several things she does in summer to make sure her garden withstands the heat. “When pruning I make sure the ground is wet and then I put on mulch which is a cottage-blend of bark mainly,” she said. “I always put Sudden Impact down before putting mulch on so it works its way into the soil during summer. “What we work the hardest on during summer is to get a decent coating of mulch over the soil. “A lot of people use pea straw but I think that breaks down too quickly and birds cart it off.” Mrs Rodda said it’s difficult keeping your garden nice during summer, with most plants finished blooming at the end of spring “It’s about maintaining the garden, keeping it fresh by topping it up with water,” she said. “I plant petunias around my bushes and things like that in summer for colour, they don’t need a lot of water and they spread beautifully. “If there is anything I have looked after all winter, I will throw a cloth or a white sheet over the top of it if it’s going to be extreme (heat) to keep it from burning.” Watering during the early morning on days of high heat is important. “Usually you can get away with that one watering a week, either morning or late at night, but when it is severe you just have to do it,” she said. “You wouldn’t severely cut anything back too much when you know it’s going to be hot. “If the leaves of a plant have burned off in the middle of summer don’t pull them off because they will drop off when they are ready and might protect others underneath. “You won’t get your garden looking the best during the summer, which is why we always have open gardens during spring.”

Where are the first-time buyers in SA? DESPITE South Australia being the most accessible state for first-home buyers in Australia, only one in 10 properties bought are first-time purchases. A national report from Bankwest states first-time buyers in SA need the lowest deposit of anywhere in the country and correspondingly can save for it in the shortest time. SA first-time buyer couples require just $80,985 to purchase a median-priced house, on average, according to the report. This relatively low amount, compared with other states, means first-home buyers only need to save for 3.8 years on average. The national average is 4.6 years. “The average SA first-time buyers can save for a house in the state in under four years,” Bankwest general manager of personal and small business banking Donna Dalby said. “Despite this, SA has the second lowest proportion of first-time buyers in Australia – just 11.1 per cent in the year to June 2017. “A potential reason for such low firsttime buyer presence in the SA market is the fact people aged 25-34, a prime first-time buyer age bracket, have the second lowest wages nationwide.”

Rental affordability on downward spiral

RENTAL affordability continues to decline in South Australia, according to the latest National Rental Affordability Index produced by National Shelter, SGS Economics and Planning and Community Sector Banking. For South Australia’s low-income earners, affordable housing options are few and far between, the index shows. “People living on low incomes in SA have no choice but to live in unaffordable housing and are a growing demographic across the country making it impossible for some people to afford the basic necessities of life. South Australians are really struggling to survive,” Shelter SA executive director Dr Alice Clark said. A lack of mixed density and mixed property types can be a cause of unaffordability in some suburbs but the most expensive feature of these homes is the location and the land, according to the index report.
