HOUSE sales have soared on Yorke Peninsula since the COVID-19 pandemic. At Blights Real Estate Kadina, business picked up around October last year and has only improved since. “We’re as busy as we’ve ever been, and our biggest problem now is getting enough listings,” Blights sales consultant Neville Hibbard said. “Now people can’t travel interstate or overseas, so they’ve got money to spend and are buying instead. People are also moving from Adelaide as
they’re able to work remotely and may think of the YP as a COVID-safer place. “Interest rates should stay low for a long time, so I can see the sales rate staying the same for a while.” Numerous homes Yorke Peninsula Real Estate had advertised for years, have now been sold. “Many coastal towns have very little left on the market, and particularly listings close to the beach are attracting multiple offers,” YP Real Estate sales principal Kym Stanitzki said. “We are particularly seeing significant sales from the 55-plus age group who are now looking for a holiday home for their extended family as a safe haven.
“Thirty to 40-year-old parents are taking advantage of record-low interest rates and solid capital growth in Adelaide to purchase holiday homes.” Mr Stanitzki said this is the third time in 32 years he has seen such a sales increase — previously after the early-1990s recession and after the September 11 attacks in 2001. “A shortage of supply and strong demand could mean we start to see capital growth on the peninsula in the next 12-24 months,” he said. “We are confident we will continue to see solid sale enquiry as people holiday in their home state and recognise how good life is on the Yorke Peninsula.”

Housing market remains steady YORKE Peninsula’s housing market recorded noticeable growth recently and should experience further price increases throughout 2021, according to Real Estate Institute of Australia. Institute president Arian Kelly said the trend of people relocating to regional areas is likely to gain further momentum. “Traditionally, there is a reduction in house sales during the holiday period (nationally), but people are taking advantage of the market conditions whilst they are unable to travel and looking to buy while they can,” he said. Mr Kelly said the property sector had been crucial to Australia’s economic performance. “Government stimulus measures and low interest rates have been responsible for the resilient demand of residential property,” he said. Mr Kelly said it was critical for policy makers to make property policy commitments for all players in the real estate industry. “Given the major role investors continue to play in providing housing during the pandemic, it is critical policies work for all players in real estate,” he said. “The real estate industry looks forward to a positive year with the promise of an Australian COVID-19 vaccination program.”

Landlords are urged to rent out their vacant properties Fin HANSEN REPORT BY
RENTAL properties have been few and far between on the Yorke Peninsula during a busy summer sales period. Only 15 properties were available for rent — five on the Copper Coast, four on southern YP, three at Ardrossan, two at Port Broughton and one at Maitland — as of early March. The shortage has led to a significant buildup of tenants seeking homes — a waiting list Ray White Yorke Peninsula property manager Kylie Depledge hasn’t seen in 14 years. “We have a waiting list of about 20 tenants,” she said. “As sales have improved, owners have decided to sell instead of renting out, and some aren’t renewing their leases.” Ms Depledge said it is a fantastic time to rent out a home or purchase an investment property. “It would be very easy to find a long-term tenant and get a good price for a rental,” she said.
Rent prices increase
The high demand for rentals has caused a spike in prices, as evidenced by six properties repriced by Elders Yorke Peninsula once tenants moved out recently. Each of the properties’ rent prices grew by five to 20 per cent in the past six months, the average growth being 13 per cent. “We recently had one (property) re-leased for an extra $30 per week after it didn’t increase for the past five years,” Elders sales agent and valuer Matt Easther said. “We’ve had up to six applica-
tions at a time for rentals as soon as (we advertise them) and are getting calls every day from people asking what’s available. “Twelve months ago, people had two or three homes to choose from, and now we’ve only got three available.” Mr Easther said an influx of people moving and settling into the region has contributed to the shortage. “If more people were to purchase investment properties, they’d have no issue finding tenants and getting very reasonable returns,” he said. “If you have cash in the bank and aren’t getting much return from interest, now is a great time to rent out.”
Twenty on the waiting list but zero properties available Harcourts Copper Coast, Wallaroo, principal Robyn Janitz said her tenant waiting list had built up to 20 people, with zero rental properties available. “We’re seeing a large population move to the area and some landlords have relocated into their (YP) homes instead of renewing their leases,” she said. “This is the first time we’ve ever given landlords a selection of rental applications.” Ms Janitz gave advice for people when applying for rental tenders. “People should present well, be honest with their landlords, know what they’re working with and do the paperwork required,” she said. “It’s an excellent time to own an investment property, as occupancy rates are high and rental prices are rising due to high demand.”

Plant, plant, plant: Autumn’s the ideal time of year to plant — particularly trees, shrubs and perennials — because air temperatures have cooled, soil is still warm and there has been some rain. The first thing to do is consider the state of your soil and make any soil improvements required, such as mixing in soil conditioners, prior to planting. Autumn is the best time to begin transplanting shrubs or trees, and it is also a great time to propagate new plants from cuttings. 2. Plan your vegie garden: Start forward planning and planting now for your winter crops to ensure a bumper harvest. Lots of vegetables can be planted in autumn. Try to get all brassicas, such as cabbage, kale, Asian greens, broccoli and cauliflower, in by the start of April. 3. Fertilise: Choose a well-balanced fertiliser — one that has equal ratios of nitrogen, phosphorus and potassium, and contains calcium. This will encourage plant cells to thicken, making your plants more resilient to fungus and disease during the cold and wet of winter. 4. Look after your lawn: Autumn’s ideal to help your lawn recover from the hot and dry summer, and to prepare it for the wetter and colder months. It’s a good time to fertilise, but ideally you want a lower nitrogen content fertiliser than what you use in spring and summer. A more evenly balanced nitrogen, phosphorus and potassium fertiliser will help repair damaged areas by promoting new growth. It will also promote new root growth before soil temperatures drop, giving your lawn a head start for next spring. Remove fallen leaves from your lawn regularly as these will deprive the lawn of light, causing it to die off and create brown patches. 5. Focus on roses: Early autumn’s the time to fertilise to ensure your roses have a good supply for that final autumn flush. 6. Attract worms: Earthworms are a sign your soil is fertile. When you add organic matter such as leaves and cow manure to your garden soil, you’ll attract earthworms, so there’s no need to add more to your garden. The worms you’ve attracted with organic matter will add nutrients from their castings, and make tunnels. 7. Load up your leaves: This time of year produces a lot of leaf matter — why not compost?

A market full of opportunity RECENT data shows that, within regional South Australia, particularly on Yorke Peninsula, sales activity is outperforming mainland capital cities with an extreme growth in enquiries and sales results. “With regional travel becoming a high priority for a lot of people over the past 12 months, the peninsula has experienced vast growth,” Harris Real Estate property consultant Lana Bennett said. “We are seeing minimal properties currently on the market as of late and, in turn, this has created extreme buyer demand on YP, with purchasers acting very quickly. “In the past month I have sold two properties ‘off market’ which just shows how many people are wanting to secure a property in our marketplace and are ready to proceed with a purchase when the right property becomes available. “Our database is working in overdrive at the moment to ensure we find our clients the ‘right’ property for them.” Lana says Harris Real Estate has numerous active purchasers ready and waiting for properties to hit the market after having missed out on other homes in the area. “Many people are travelling to southern YP and want to secure a piece of this paradise. REAL Estate Institute of Australia has called on the federal government to address several issues impacting the property sector ahead of the federal Budget in May. The institute acknowledged the government’s prompt economic and health measures following COVID-19, but has identified numerous priorities to assist Australia’s property customers. Institute president Adrian Kelly said more than 80 per cent of real estate agents believed ongoing solutions would be needed, such as JobKeeper and rental support for Australians involved in sectors unable to recover. “We’re also proposing interest rates for first home buyers be made tax deductible,” Mr Kelly said. “REIA estimates this would provide a benefit of about $4000 per annum to Australia’s first home buyers. “We are calling on allowing voluntary super contributions and earnings to be used and accessed for all first home buyers, as well as expanding the First Home Loan Deposit Scheme into a long-term program.” The institute is also seeking to help real estate agents manage their cash flow after disruptions caused by COVID-19. “We’re proposing a predictive tool to assess a business’s viability to prevent financial stress,” Mr Kelly said. “Assistance from $2000 to $5000 per agency will allow for assistance from trusted advisers to improve financial viability and productivity. “Cash flow problems continue to be a major issue for small businesses, with 90 per cent failing due to poor management.” “Wherever you are in the housing market, an agent, tenant, buyer, investor or vendor, there should be support for you in the next federal Budget.”
