ew things really spell summer like being able to sit outside for a picnic or an evening meal without donning thermals, several jumpers and an anorak. July is one of the few months where this is even vaguely possible in London so we’ve decided to make the most of it. Take a look at our guide to the very best festivals the capital has to offer including Wireless, BBC Good Food and Caught by the River - why go and pitch a tent when you can enjoy day out and go home to bed in the evening? If none of these tickle you fancy, you can easily head to the Greenwich Comedy Festival for a few laughs between 26 - 31 July. Speaking of spending time outdoors, we’ve got a few recipes from Neil Rankin’s new cookbook Low & Slow, a comprehensive

5 DUL_July16_eds_Letter.indd 5

manual to cooking meat, so you are totally barbecue ready when the sun comes out for the weekend. We have our usual fabulous fashion content from Charlotte Adsett (including some sunnies we just have to have), kids’ pages from Helen Baron and a travel piece extolling the virtues of villa living in the heart of Tuscany. All this in addition to our July fashion shoot, which this month showcases the very best of the flamenco trend to heat things up during the cooler summer evenings. So, grab your deck chair, floppy hat and factor 30 and get outdoors there’s just so much to do. I hope you enjoy the issue. Ciao! ◆

he wonderfully eclectic Greenwich Comedy Festival returns yet again to the grounds of the beautiful National Maritime Museum. From the 26 - 31 July, comedy fans from all over the country will be flocking to this historic venue to witness some of the best standup on offer. Now in its eighth year, the festival has welcomed comedy legends like Stewart Lee and Omid Djalili into its tents. Its growing prestige in the world of standup has led it to become one of the best comedy festivals in London. Of the whopping 35 acts set to storm the stages of the two main tents, the Big Top and the Apple Top, it’s hard to choose a favourite. As a recurring guest on Mock the Week you can also catch him at The Bedford for the Balham Comedy Festival on 8 July. As proud supporters of Stand Up to Cancer, this year the festival will also be holding a charity gala on 31 July, the last day of the festival. Featuring Stewart Francis, Vikki Stone and many more, the money raised from this event will go towards transforming the lives of cancer patients and their families. If the promise of award-winning stand-up comedy isn’t enough to make you clear your calendars and sail straight down the Thames, then maybe the promise of fresh cider and gourmet street-food will sweeten the deal. The festival boasts a wide range of food and drink, suitable for all palates. Though make sure you bring enough cash as the bars and street-food stalls won’t be able to take your credit card. Unsurprisingly, tickets are selling-out fast and with prices starting from only £15 it won’t be long before they are all gone.  REGINALD D HUNTER

award nominated comedy duo Cardinal Burns unleashing their unmistakeable character skits, this line-up is riddled with comedy greats. The festival will also be welcoming newer acts like Sofie Hagen, the winner of the 2015 Edinburgh Comedy Best Newcomer Award. She will be performing in the Apple Top on 27 July in an evening headed by the self-styled German Comedy Ambassador, Henning Wehn. There’s something for everyone, from the wonderfully hysterical musings of David O’Doherty and his 1986 keyboard to the ground-breaking ventriloquy of Nina

ike strawberries and cream, summer and festivals come hand in hand. But, while many of us long for hazy weekend parties, others can’t think of anything worse. With no electricity, little signal and (thank you, British summer) a lot of mud and rain, festivals can be more than a tad unbearable. Thankfully, for die-hard city kids, the number of festivals inside London is high. So high, in fact, that you really don’t need to leave home to get your fix. To prove our point, here’s a roundup of this year’s best...

BARCLAYCARD PRESENTS BRITISH SUMMER TIME

 1~10 July Hyd e Park Please try and find a line-up better than this because we’re pretty sure no other festival in London has got it so sweet. Taking place over two weeks, headliners include Stevie Wonder, Florence and the Machine,

Massive Attack, Mumford & Sons, Take That and Carole King. The real gems, however, are hidden in the small print: Pharrell Williams, Corrine Bailey Rae and Mystery Jets will all be taking to the stage. Inside the gates you’ll also find fairground rides, gourmet street food vans and live comedy acts. Nominated for five festival awards last year (including the coveted award for best toilets), you’re guaranteed a proper festival experience with your bed just a tube ride away. An annual must. ◆  Hyde Park London, W2; bst-hydepark.com

WIRELESS

 8~10 July Fin sbury Park Now in its 11th year, Wireless is well established and in spite of the fact that it’s moved from central London to the north, acts remain A-lister: Calvin Harris, Craig David and The 1975 will all be performing. It’s this line-up of big names that makes Wireless the festival for anyone who loves chart music but can’t face a grimy weekend away.

ARTS & CULTURE / FESTIVALS

Alongside the more mainstream acts, organisers have got plenty of up-andcoming talent on the bill and although none will be truly alternative, they do give this event a bit of depth. While the pop, dance and urban festival will give you the opportunity to tick off many a chart favourite, it is, more than anything else, a party for people who know how to let loose. ◆  Endymion Road, N4; wirelessfestival.co.uk

Held in seminal venue, The Bedford, this comedy festival takes your favourite acts away from the big lights of television and p uts them back in their natural habitat: the UK’s small stand-up comedy bars. It’s this that makes The Balham Comedy

It’s this clever mashup of the known and unknown that makes this weekend exciting. Indeed, while the famous chefs will be spilling their secrets on the Interview Stage, others will be teaching you how cook just like them in the Summer Theatre Kitchen. nown for their cleancut silhouettes and timeless styles, COS’s SS16 collection is more of the same. Set in the California desert, the campaign is inspired by the shifting forms of the natural landscape and elements. Shot by Karim Sadli and styled by Jonathan Kaye, the minimal backdrop foregrounds the effortless shapes of the collection. Desert winds and warm light interplay to create a sense of freedom and movement, while subtly illuminating the details. The ever-present navy blues are joined by warm creams and sandy, camel tones as well as a few burnt orange and blush shades. Their wide leg trousers are cropped and fall perfectly into the summer culottes trend while the rose pink zip-up silk jacket is ideal for anyone looking for a light bomber for the warmer weather. 

ased in Crystal Palace and owned by graduate Ash, The Lash Lounge offers a highly personal, upmarket eyelash extensions and brow grooming. I have had extensions for some time now and perhaps due to my lack of expertise or previous experiences I always expect to feel a slight burning from the glue fumes, which make it harder to open my eyes after treatment. I investigated a number of local salons and due to Ash’s strict procedure (testing 24 hours before treatment) I felt confident in choosing The Lash Lounge. First they go to work on my brows; I decide to get them tinted and threaded as opposed to the usual waxing and this was done to perfection. Incidentally, since having this treatment, I have noticed that my brows haven taken longer to grow back. I then discuss the type of lashes I want with Ash: nothing too elaborate, nothing too heavy for my lids but something with impact. I opt for Glamour Eyes – elegant but also natural. Ash has a very light touch and I don’t even feel the lashes being applied. An hour and 15 minutes and we’re done. Ash finishes my lashes, applying a thin protective layer (so I don’t have to worry when it comes to washing my face in the evening) and I open my eyes. I brace myself for the inevitable sharp sting from the glue but to my surprise and joy, no stinging comes! I leave, dry-eyed and long-lashed, already planning my next appointment. ◆ ● LASH LOUNGE 22 Church Road, Crystal Palace, SE19 020 3601 2430; lashloungelondon.co.uk

HEALTH & BEAUTY / PERFUME

FINDING your NICHE Our resident perfume expert advises on finding the perfect signature scent W o r d s L aw r e n c e R o u l l i e r W h i t e

I

n simple terms the world of perfumery retailing is split into two main groups; there are the very commercial - and often very, very good ‘mainstream’ fragrances, of which everyone is well aware, and there are the more hardto-find ‘niche’ fragrances. The reason for the polarisation is that mainstream fragrances are backed by big businesses who spend a vast amount of money marketing them, and the less well known brands simply do not have the budget for TV ad campaigns and double page spreads in the glossies and therefore remain under the radar. The positioning of perfumes at the front entrance of virtually every department store in the world is not a coincidence, commercial fragrances are high turnover lines, usually carrying high margins and counters are frequently staffed by the brand thereby saving the store costs. To facilitate the rapid sales required, commercial fragrances are therefore constructed in such a way as to have immediate appeal. The reason for the in-store demonstrators is that a casual browser may be converted into a purchaser with little more than a spray. In order for this to work the scent one smells when the fragrance is first sprayed needs to be indicative of the whole scent. The structure of a scent is broken down into what is called a Perfume Pyramid: the evolution on your skin from initial spray to eventual dry down. As you hurry past a counter the salesperson has a split second to secure your interest. Whilst later you might be in the fifth floor rug department, sniff your wrist and like what you smell, it is very unlikely you will go back. In the world of niche perfumes the effects of a scent can be

PERFUMERS are less concerned about THE INITAL impact but how the SCENT DEVELOPS allowed to be more gradual and therefore more nuanced. Choosing a perfume in a boutique takes longer. Perfume makers are less concerned about the initial impact but how the scent will develop and work on the skin; the fragrance will take you on a journey. The one tiny negative about some of the big brands - and there are many

37 DUL_July16_Perfume.indd 37

examples where this is not the case, many are trailblazers - is that they tend to look to each other in terms of what they should be doing, not creating from scratch. Also many big brands share the same factories, so trends and ingredients are shared, and therefore ‘new’ ideas tend to appear simultaneously across the market sector. Conversely some independent perfumers will make it their year’s task to find exactly the right kind of rose or patchouli – that elusive ingredient that nobody else has. One of the most interesting things to have happened during our recent years of recession has been the rise of the designer maker and small artisan producers. Today we are interested if our beer is brewed locally and our shoes are made in Britain. We are intrigued by the provenance of a product; whether that provenance is that a perfume has been formulated by one of the most prolific and talented perfumers in the business or mixed on someone’s kitchen table, does not matter, what does matter is that there is room for both and what is even more interesting is that we are seeking out the smaller makers, the perfume pioneers. More people are converting to niche fragrances because quite simply, at the end of the day, who wants to smell like everyone else anyway? Next time when the bottle of your favourite scent is running low do not replace it automatically seek out the independent perfumeries, not only at home but on holidays too, it could be the start of a big adventure. 

You have a wine shop in Crystal Palace, why have you extended your business to Sydenham? The area is as vibrant as Crystal Palace but there are not as many wine shops in Sydenham. How have the locals received you? They are very pleased that the shop has arrived in the area as we stock many specialised wines and beers. Your new store is quite spacious, do you have any plans for tasting events? Yes, the events are actually already happening on Thursdays and Saturday from 6 - 8pm.

WE STOCK

many specialised WINES and BEERS

Which is the most popular wine you sell and why? A sparkling white wine called Cortese from Piemonte in Italy which we get straight from the vat. Which craft beer would you recommend for barbecues? That's a tricky question but I would say the range from South East London - we stock many local beers from there. BOB WINES 4 Sydenham Station Approach, 020 8778 6100; bobwines.co.uk

MR BAO Taiwanese cuisine with a British twist on Rye Lane Wo r d s s e r e n a s c a l z o

estled in the heart of Peckham, this little gem of a restaurant really stands out. Like its menu, the interior is an exciting fusion of modern British and traditional Taiwanese. We decide to begin with the menu's two cocktails and the inclusion of lychee and pomegranate makes them seriously refreshing. Our host, Frank, is incredibly attentive, providing us with a consistent supply of mint-infused water. He advises that we order four plates each and we comply, even though it sounds a tad excessive. The restaurant's speciality (as its name suggests) is the bao, a traditional Chinese steamed bun. Of the four bao we try, the pork is by far my favourite. Accompanied by pickles and garnished with powdered peanut, it tastes amazing and I could have very easily eaten several more. The appetisers are equally inviting, the 'smacked cucumber' being most noteworthy. The lightly brined slices are incredibly flavoursome and are complimented with rings of raw chilli. Despite our misgivings about the sheer quantities of food, the mention of the Bao S'More dessert instantly makes room in our bellies. Topped with a large marshmallow and smothered in chocolate sauce, the deep-fried bao is as delicious as it sounds and I am very reluctant to share. For my first experience of Taiwanese cuisine, Mr Bao has set the bar high. I feel a return visit coming on...

nder the stony gaze of William IV sits The Greenwich Tavern, its sweeping street-corner window commanding a view through Greenwich Park’s grand gates to the gentle green slopes beyond. The tavern dates back to 1863, and within the décor has is traditional pub tempered by touches of more modern design, the bar overhung with hipsterish naked bulbs within Old Greenwich-ish nautical lanterns, while dining tables share space with low, tan sofas and ornately inlaid wooden coffee tables. Four ale pumps and two banks of metallic taps provide a good selection of well-kept beers, including the malty, balanced and refreshing Greenwich Ale, designed by the pub (though brewed in Scotland!) and the delicious Ease Up IPA. These are joined by

a very manageable wine list and a range of cocktails. As a starter I choose the calamari; this is breaded rather than battered, crisp on the outside and soft and flavoursome on the inside. My companion’s breaded brie has a good crumb while the cheese boasts an excellent texture and flavour. The accompanying chutney balances a little spice with apricot but is not too sweet. My steak is cooked to a juicy mediumrare and comes drenched in a delicious butter sauce and with tasty chips. My companion’s salmon is a little pallid in appearance, but is tasty with crispy skin. We top things off with a marvellous crème brûlée and trifle. A stellar meal all round.  G R E E N W I C H TAV E R N 1 King William Walk, SE10, 020 8858 8791; greenwichtavern.co.uk

Once chilled, skim any fat from the surface of the stock and reserve 4 Reduce the remaining stock until it’s roughly 400ml, then stir in the chilli paste and powder, along with sesame oil to taste. Season the belly slices with salt, then sear on both sides, getting a good colour. 6 At the last minute, add a few spoonfuls of the stock and reduce to a sticky sauce to glaze the meat. Place on a serving plate and garnish with the sesame seeds, roasted garlic and spring onion.

Cook until the vegetables are tender and heavily charred. As they are cooked, remove them from the grill. Leave the leek until it is blackened all over, then peel off the outer layer. Roughly chop up all the veg. 3 Grill the dandelion leaves for a few seconds, and the lettuce halves on one side until almost black. 4 Combine all the grilled vegetables on a large platter. Dress with olive oil, lemon juice and salt, then sprinkle with the herbs, puffed wild rice, crispy garlic and Parmesan. ◆

8 For the anchovies, heat some oil in a deep-fat fryer or deep pan to 180°C. Mix the flour with enough cold sparkling water to make a thick batter. Dip the anchovies in the batter and deep-fry for a few minutes until crispy. 9 Drain briefly on kitchen paper. Eat by filling the lettuce leaves with the belly and any mixture of the side dishes. Play about with different fillings and drink lots of soju shots.

AN ITALIAN AFFAIR We head to the hills of Tuscany for a cultural week of food and fine wine W o r d s R o m y va n d e n B r o e k e

he beating heart of Italy, Tuscany offers every traveller something unique. Boasting some of the best food and wine in the world, an undulating landscape like no other and a rich culture of art, literature and music to enjoy, Tuscany is a holiday destination you’ll come back to time and time again. Tuscany Now & More, the area’s most knowledgeable villa specialists, have a wide assortment of rustic farmhouses and chic villas to rent. Whether you want to escape into the verdant hills of Val D’Orcia or to architecturally impressive Lucca, the selection of homes on offer covers the region far and wide. When it came to booking our week away, scrolling through the many beautiful homes showcased on the

53 CHIS_July16_Tuscany.indd 53

website was enjoyable in itself, but an hour in and a pastoral little bolthole in the Italian town of Capannori caught our eye. The farmhouse, known as Casa del Colle, is a short drive from both Pisa and Florence, and it's a quintessentially Italian home with all the mod-cons you could wish for, as well as your own private swimming pool. The location of the villa is key although the pretty surroundings make it hard to leave - as a cheap flight into Pisa keeps costs down and proximity to Florence means a day trip here is a must. The house itself sleeps four comfortably, and seven slightly less comfortably. The kitchen has everything you could need should you want to get inventive. There is a large BBQ to the right of the terrace, ideal for grilling seafood bought from the local market in the morning.

TRAVEL / WANDERLUST

At Harry’s bar, one of FLORENCE’S MOST FAMOUS restaurants, THE PASTA is to die for A small brick staircase leads down to your private pool, which, while relatively simple, serves its purpose - whether you use it for a cooling dip from the midday sun or to pump out some morning lengths in a bid to work off the wine you sunk the night before. If you’re heading to the villa with kids, not only is there the pool to splash around in, there’s also an enclosed garden with a large trampoline where they can bounce away the afternoon. The surrounding area is a playground for the curious traveller. As mentioned, a day trip to Florence is mandatory. It offers everything from world-class food to some of the most breathtaking artworks in the world. Park just outside town and take a convenient tram into the city centre – from there, wander the ancient streets, being sure to keep looking up – the architecture dates back to the Roman era and is truly something to behold. Key sights include the Medici Chapel – the mausoleum of the Medici family, the most influential

family in Florence from the 15th to the 18th centuries. There’s also Il Duomo di Firenze – the city’s looming cathedral – gothic in style, it dates back to the 13th century when it was first designed by Arnolfo di Cambio. Another sight to see is the Ponte Vecchio – the city’s old bridge – which is striking in itself because of the shops built into the structure of it. Fancy

a bite? There are plenty of wonderful eateries scattered throughout Firenze, but our favourite has to be Harry’s Bar, one of the city’s most famous restaurants where the pasta is to die for and the veal Milanese is so good you might want to order it twice. Nearby Lucca is a small city and commune, just a short drive from the house and pretty as a picture. The city is surrounded by a Renaissance-era wall, and within are little shops, a piazza and plenty of great local eateries. While away an afternoon digging into perfect pizza and sipping on Aperol. The local area of Capannori has some great little finds, including a sweet authentic eatery, Il Giardinetto, where the food is cheap and pretty darn tasty. There’s also a great winery nearby, in San Gennaro, Fattoria di Fubbiano, where you can go on a wine and olive oil tour around the estate, before enjoying a wine and olive oil tasting. With everything one could want, and much more, from a sunny getaway, make Tuscany the next place you visit. And call in a little help from Tuscany Now & More. u

h, Bath! The jewel of Somerset, England’s most beautiful city and the place where they film so many of those BBC period dramas. And why not? The city centre is full of superbly well-preserved Regency architecture and the Royal Crescent offers an urban-historical panorama to rank alongside the London and NYC skylines. 

THE HOTEL

T

he Gainsborough Bath Spa occupies two grade II listed buildings in the heart of Bath’s World Heritage site. Named after the artist Sir Thomas Gainsborough, the hotel was originally built in the 19th century. But while it still boasts distinguished Georgian and Victorian facades, the interior has been extensively and expertly remodelled to create a grand yet welcoming space that blends subtle period details with contemporary luxury. Expect five-star amenities and service of a very fine sort, in keeping with the location. 

THE SPA

A

t the heart of The Gainsborough is, of course, the spa. Called the Spa Village Bath, the complex boasts a four-storey glass atrium which allows light to permeate the space: the resultant atmosphere of serenity is quite something. Drawing its mineral-rich water directly from the city’s original thermal springs, the spa offers natural pools of varying temperatures as well as both traditional and infrared saunas, a steam room and an ice cove. The treatment menu is extensive and my massage was little short of heavenly. 

THE FOOD

This is his debut venture outside his native country and he’s taken an exciting ‘dining without borders’ approach, bringing together diverse influences, ingredients and flavours in a menu that’s marvellously enticing yet admirably succinct. 

Here are SOME IDEAS to make this SUMMER a WARM and STYLISH one 2

THE GREAT BRITISH SUMMER

Invest in a few key interiors pieces to brighten up even the rainiest summer day

I

n case you hadn’t noticed, the British like to discuss the weather often and thoroughly. Whilst we are comforted by frequent conversations focusing on “just how wet it’s been” or that “it’s supposed to brighten up next week” there’s no getting away from the fact that this summer has been a total washout So, when the weather just won’t cooperate, how are we supposed to feel summery? his is a brand to bookmark: an NYCbased upstart that reimagines classic forms in a fun, contemporary way. The SS16 collection is effortlessly lovable, from its simple summer dresses and pleated tops to dungaree-style rompers in seasonal stripes and earthy shades of peach and ochre. The brand’s blend of old-school charm and modern spirit is as Brooklyn as a refurbed brownstone, capturing perfectly the idea of something familiar and traditional brought coolly up-to-date by a discerning eye for design. What’s more, the company ticks all the right ethical and ecological boxes – and the quality of the garments is top-notch. Prints are subtle, colours vivid yet soft, lines fluid. Instant message A parliamentary inquiry has been launched amid concerns of a ‘sexting epidemic’ in schools, reports Amanda Constance W o r d s A M a n d a C o n s ta n c e

I

s your child sharing ‘dodgy pics’ or ‘nudies’? This is apparently what teenagers call the nude pictures or sexually explicit texts they send to each other – they leave it to the media to call it sexting. If they’re in their early teens, it’s quite likely that your children are involved. Schools report a sexting epidemic with thousands of children sharing sexual imagery online. Very few realize that they are acting illegally and could face police action if caught. “Sexting is extremely common and increasing,” said Helen Harris, deputy head at a north London school. “Girls do not appear to care that their images will be there for ever or that strangers will be viewing them. They think we are very old-fashioned and everyone does this and it’s no big deal.” But there are many who are worried. Following research into the issue, in April this year a parliamentary select committee launched the first ever inquiry into the scale of sexual violence and intimidation in schools. Committee chairwoman and Tory MP Maria Miller warned that action needed to be taken urgently. "It's clear from the young people we've heard from that sexual harassment and sexual violence in schools is having a profound impact on their day-to-day lives. We need to address this issue now, and stop it from blighting the lives of another generation.” Sonia Livingstone, professor of Social Psychology at the London School of Economics, said sexting had become a normal behaviour among young people. Sexual activities and conversations have become more constant in youngsters’ lives “because every young person now has a phone in their hands”, she said. She suggested that sex education should start at the age of five. “Give it a lot more time, give

ABSOLUTELY MAGAZINES

Chis_July_16_EDUCATION JULY.indd 70

EVERY Young person NOW HAS A phone in THEIR HANDS young people a lot more respect and start much earlier,” she said. There’s no one kind of sexting incident. In some cases it may be coercive and connected to bullying. In others it’s seen as ‘having a laugh’. Girls fear falling victim to ‘snaking,’ when a boy befriends them, leads them on and asks for a picture only to distribute it among his friends, and beyond. When one teenage girl’s picture was shared after she sent it to a boy with whom she was in a long-distance relationship, her mother asked her why she’d sent it. “I thought we were in love,” she said. “I didn’t think he would do anything like that.” Year 9, when teenagers are 13 and 14 seems to be ‘peak sexting’. Although, an investigation by The Times with 50 secondary schools found that more than a

third of all sexting cases involved 12 and 13 year olds. Alarmingly, it also found that one in 10 cases involved a ‘non-school adult’. Very few children realize that their actions could put them on the sex offenders’ register. Sending and distributing indecent pictures of anyone under the age of 18 is illegal. Maria Miller, the former culture secretary who chairs the women and equalities select committee, has urged education secretary Nicky Morgan to make it compulsory for schools to report to the police any sexting by or to under-18s. “It shouldn’t be under schools’ discretion,” she said. “It is an illegal act.” But many are concerned that the panic over young people sexting is overblown and that children should be supported and educated rather than punished. Jules Hillier, chief executive of Brook’s chief executive, the UK’s largest sexual health charity, thinks the media is at fault. “It is reported as though it were prevalent, as though every young person was doing it. It’s sensationalised and over-reported. “We know of course that young people are using mobile devices the whole time. We know there’s a trend for sending pictures with sexual content, but the extent to which that’s happening is very difficult to fully understand. A recent reliable survey found that 12% of 11- to 16-year-olds have seen or received sexual messages online. That’s obviously quite a big minority, but it’s still very much the minority. “We need to be helping young people understand some of the risks – helping them to be clear about what the law is. Whilst they quite often know that the age of consent is 16, they are not then aware they are still considered a minor if it comes to sending photos of themselves and would be in trouble for that kind of behaviour.” 

Where should I invest? The local market is still busy and applicants are still interested in investing in South East London, especially around the Charlton area as the primary schools are constantly improving, as are the amenities and transport links into central London. I firmly believe that areas around Charlton, Lewisham and Woolwich are still good places to invest due to Cross Rail and the amount of investment going into the local areas as a whole. u

HOW LONG HAVE YOU BEEN IN THIS AREA? I first came to work in Blackheath Village in 2003. I had a short stint in the City but it wasn’t long before I knew I wanted to come back. WHAT IS YOUR ETHOS? Working with integrity is imperative. We do our best to compliment this approach with knowledge and professionalism. With these principles we won’t go far wrong. WHAT ARE YOUR FAVOURITE PROPERTIES RIGHT NOW? One of the things I love about working in this area is the eclectic mix of property and so my answer to this question will change regularly. WORDS

Alex Sibley

SENIOR SALES CONSULTANT JLL

REBECCA NOONAN

I

’ve lived in South East London all my life and enjoy both living and working in the local area. My interest in property has grown from a young age and I have now worked in the residential property industry for over 12 years. I have experience in both sales and lettings, having joined King Sturge in 2010 as a senior lettings consultant in its Blackheath office. I achieved my ARLA qualification and, a few years later, moved over to the sales department. I’m now based in the sales team in JLL’s Greenwich office. I like working in both Blackheath and Greenwich, although the areas are so close geographically, I think they are very different. Blackheath feels a lot more calm and relaxed, whereas Greenwich moves at a much faster pace with the hustle and bustle of the market and other famous tourist attractions, such as the Cutty Sark and the Royal Observatory. Both offices share their property stock, which I think benefits our clients as the offices are not restricted to just selling properties on their patch, which can sometimes be the case. We have an excellent team who have

1 still think property investment offers excellent long term results

worked together for a number of years – I think it’s important to work with a close team. We have noticed a change in the market since George Osborne waged war on the buy-to-let sector by increasing the stamp duty on buy-to-let and second properties, with a flurry of transactions completing before the 1st April 2016 deadline. There are also further tax implications planned for 2017, where the Chancellor wants to tax landlords on their turnover rather than their profit, with the removal of landlords’ ability to deduct the cost of their mortgage interest from the rental income, meaning that tax will be payable on non-existent income. I think the worst hit will be investors with smaller portfolios and middleclass savers who have invested their pensions into property, rather than

very wealthy landlords who do not require mortgage finance. I invest in property locally myself and, regardless of the tax increases, I still think property investment offers excellent long term returns. I do, however, think the Chancellor’s plans to help first time buyers could potentially backfire as rents are likely to increase as landlords offset the additional costs onto their tenants, making it harder for buyers to save for a deposit. Although there are still investors buying, the activity levels have certainly dropped and prime central London has been hit hardest. We are now seeing both investors and first time buyers moving to the outer boroughs of London and our South East offices are picking up transactions from people who would otherwise have bought in prime central London. We've had a lot of interest in regenerated areas, with developments such as Portrait in Lewisham and The Timberyard in Deptford, proving popular with UK and overseas buyers. The results of the EU Referendum brings an unprecedented new dawn for Britain, and we expect some uncertainty for the short term, bringing both risks and opportunities to the market. u

NOTTING HILL FILM FLAT STARTS A NEW CHAPTER

t is easy to forget how successful the 1999 romantic comedy Notting Hill was. After its release fans would flock to see the bookshop on which Hugh Grant’s fictional outlet in the film was based, and an auction to sell the blue door featured in the film made newspaper headlines. The film cemented Grant’s reputation as a movie star and centred on his character’s on-off relationship between famous actress Anna (Julia Roberts) after she walks into his independent bookshop. Richard Curtis penned the story after visiting The Notting Hill Bookshop in Blenheim Crescent, just off Portobello Road. The apartment’s owner Sarah Anderson is moving out after living above the shop for 35 years – she sold the business in the 1990s before the film was made, but continued to run it for the new owners until 2005. It’s on the market for £1.495m.  Marsh & Parsons 0207 313 2890 marshandparsons.co.uk

popular with the super wealthy. But if you want to rent rather than pay a hefty price to buy one, then a four bedroom, third-floor apartment is available to rent for £22,500 per week or £1.17 million a year. The property offers a gilded existence of panic rooms, bulletproof glass, post that’s x-rayed before being delivered and a tunnel through to the neighbouring five-star Mandarin Oriental Hotel. The apartment also has a swimming pool, sauna and steam room, private exercise suites, treatment rooms, gym and golf simulator.  Tunstall Property 0203 011 1775 tunstallproperty.co.uk

his loft apartment at Concordia Wharf between Bermondsey and London Bridge was once used as Fagin’s lair for his gang of juvenile pickpockets in the 1968 hit musical film Oliver! You might have to pick a pocket or two to afford this unique property as it’s on the market for £965,000. Converted in the 80s, it was originally used to store grain, tea and spices, and is considered one of the more authentic warehouse homes in the neighbourhood. The apartments were all sold as shells which means each one is unique and can be re-modelled again. On the fourth floor, with one reception room and one bathroom, it’s got exposed brick walls, beamed ceilings and plenty of light throughout. There’s also a swimming pool and communal roof garden in the block along with extra storage and a parking space.  Anderson Rose 0203 324 0188 andersonrose.co.uk

ctress Kate Winslet recently scooped the Best Supporting Actress BAFTA. But the Titanic star is almost as famous for getting into scrapes with neighbours. Most recently she moved with husband Ned Rocknroll from New York to live on the West Sussex coast. The couple bought a Grade II-listed house for £3.25m but fell out with Natural England who feared her plans for a barrier would damage the habitat. The actress experienced similar problems with her previous home in Treyford, where she was forced to withdraw an application to build a wooden gate. Winslet’s first forays came after making her name in Titanic back in 1998 when the then 22-year-old used £200,000 of her fortune to buy this three bedroom getaway in Angarrack. It’s now got a £400,000 price-tag.  The Modern House 0203 795 5920 themodernhouse.com

HOMES with HISTORY London developments with a story

A

s you travel around London it can feel like every street is being redeveloped from huge towers of gleaming glass to smaller, more boutique affairs. And you’d be right. The capital is the scene of a significant building boom at the moment as developers race to keep up with demand. Last year some 25,000 new homes were built from luxury penthouse apartments to studio starter flats. It may not be as much as the government had hoped would be built, nevertheless it’s still a lot of new bricks and mortar to squeeze in. But all is not as new as it seems. Underneath the builders’ dust and the glossy hoardings, there is plenty of London’s history peeking out. You may think you’re buying a swish new pad, but it could be where Kings frolicked, power stations belched, Roman centurions bathed, doodle bugs exploded, weights and measures were calibrated or TV programmes recorded. With at least 2,000 years of a turbulent, colourful and rich history below and around us, who knows? Here are some of the developments for sale at the moment where such history can be found.

ROYAL RIVERSIDE CITY OF LONDON

Apartments from £750,000 ater Lane has a fascinating history. W It’s within the boundaries of original Roman London and is where the first roman quays and baths in Londinium were built. The site later became one of King Henry VIII’s favourite entertainment spots and then much later a location for Sir Christopher Wren’s Custom House. This was blitzed during WWII and replaced with the HQ for Tate & Lyle. But now it’s more about suites than sweets. Today, 165 apartments are being built on this bankside plot, which overlooks Tower Bridge, the Tower of London and the Thames. Landmark Place, 020 7048 0344 or www.barrattlondon/landmarkplace.

OLD ASYLUM MUSWELL HILL

Apartments from £585,000 t Luke’s hospital was one of the first asylums in the UK to care for S those with mental health problems and, after being housed first in Moorfields and then Old Street, a third complex, on Woodside Avenue in Muswell Hill, was built

Old Smoker, Battersea Starting from £1.975m

during the 1930s. In its first two pioneering but now seemingly barbaric incarnations techniques were developed to cure patients including cold water plunge baths, designed to ‘shake patients out of their insanity’. The later, third hospital was closed by the local Foundation Trust in 2011. The site is currently being redeveloped into 161 apartments and has been renamed Woodside Square. More information, 020 85018777 or www.woodsidesquare.co.uk.

FORMER RAIL WORKS STRATFORD

Apartments from £399,950 his site was where some 1,702 T steam locomotives, 5,500 carriages and 33,000 goods wagons were built for the Great Eastern Railway from the mid-19th century until 1991 when the last of the works closed. The area was a massive hub for railway lines,

More information, 020 8003 1718 or www.prospecteast.co.uk.

WEIGHTS & MEASURES OFFICE CLERKENWELL

Apartments from £815,000 id you know that the police were once responsible for testing D weights and measure to ensure market traders weren’t ripping off their customers? In 1889, they ceased doing so and a separate inspectorate was set up. In 1892, it set up shop in purpose-built premises at No.5, Roseberry Avenue, where it remained until 1928. Now, it’s being redeveloped into eight high-end apartments including a modern rear extension to the existing Victorian, high-ceilinged property. Prices range from £815,000 for a one-bedroom flat to £1.6 million for a duplex apartment. More information, Colliers on 020 7101 2020 or www.8over5.co.uk.

OLD SMOKER, BATTERSEA

Starting from £1.975m attersea Power Station belched coal-stained smoke over London B for over 50 years before ceasing operations in 1983. It then stood empty and increasingly derelict until 2012 when a viable scheme to redevelop it was finally launched with Malaysian backing. The work continues today and parts of the residential complex are slowly being released for sale. The most recent includes The Power Station where prices start at £1.975 million for a two bedroom apartment, including several which will sit within the original fabric of the building and include exposed brickwork and industrial fittings. More information, 020 7501 0678 or batterseapowerstation.co.uk.

BOMBED OUT CHURCH, CLAPHAM JUNCTION

Four bedroom property: £2.55m rive up St John’s Hill from Clapham Junction and on the right D hand side, you’ll see what used to be St Paul’s Church. But prayers and evensong are long gone. Built in the mid-1860s by the St John’s Hill developer

103 Chis_July16_HISTORICAL_HOMES_DPS.indd 103

Charles Wix, it was hit by a V1 flying bomb during the Second World War. This destroyed its interior and, despite a refurbishment after the war, by the 1970s it was derelict and an attempt to turn it into a community centre floundered. In 2015 it was converted into four luxury homes, one of which is for sale at the moment via Portico on 020 7099 4000 or portico.com.

FORMER TV STUDIOS, HAMMERSMITH

Starting from £715,000 iverside studios in Hammersmith is one of London’s artistic hubs R famous for its TV studios where for many years Dr Who was filmed, as was Hancock’s Half Hour and popular children’s programme Play School. But after plans were drawn up to redevelop the site, a Dalek-like battle raged over the site’s future with Sir Peter Blake objecting to the plans and Bill Bailey supporting them. But in 2014, it was demolished and is being replaced with 165 one, two and three bedroom luxury apartments. Some TV heritage is to remain, including three brand new TV studios on the site. t was revealed recently that 65% of Londoners intend to move out of the capital in the next five years. Whether it’s the prospect of battling the choked streets, dodging parking tickets or playing sardines on the tube, something is pushing people out. The research, by agent Strutt & Parker for its annual Housing Futures survey, also revealed that of those intending to move, 29% said they were looking to move to the South East, 10% to East Anglia and 8% to the South West – while 3% were looking to move overseas. But surprisingly few were looking for an easier, simpler way of life, the survey showed. Londoners, it would seem, want to get out of the smoke but still want the latte guzzling, cinema visiting, gym bashing, theatre attending, fashion finding, fast broadband life we enjoy in the capital. “It was also interesting to see that not all Londoners looking to leave the capital are expecting to move to a much larger home with a lot of land,” says Stephanie McMahon, Head of Research at Strutt & Parker.
