Happy reading!
With the summer holidays behind us, Zuidas is coming back to life. I’d like to take this opportunity to extend a warm welcome back to everyone who hasn’t been here for a long time. We’ve all missed one another these past months! The coronavirus crisis brought many changes in its wake. At the Members Meeting later this month, we’ll join with our members to reflect on recent months. What is the impact on companies and people living in Zuidas? This issue of the magazine centres on local residents. Did you know Zuidas has a population of 4.000? In these pages, we’ll tell you more about them. I wish everyone a marvellous autumn. ‘We are a building’s eyes and ears’
Interview with Jannie van der Velden, Annemarie Reinders and Gilberto Arduini, service managers at the 900 Mahler, Intermezzo and Xavier residential towers. Recent years have seen more and more striking apartment buildings go up all around Zuidas. With a varied range of residents and multitudes of floors to be managed, demand for service managers has been high. Hello Zuidas talked to three of them about their daily work and what it’s like to be ‘the eyes and ears’ of these buildings. What brought you to Zuidas?

I set up drinks or dinner someplace in Zuidas for residents twice a year. Things like that make it feel like more of a community.
Is there anything else you’d like to share with readers of Hello Zuidas? Annemarie: ‘What I’ve noticed and love is that all three of us view our jobs as a really positive element. That’s so important, because that’s how you ensure it’s pleasant for the people who live here.’ Jannie: ‘Absolutely. BUILDING THE FUTURE
VAN DER VALK ZUIDAS NOW OPEN As from this summer, guests are welcome at the brand-new Van der Valk hotel in Zuidas. The stunning, sleek design by Wiel Arets brings another architectural gem to Zuidas. Its construction (by Pleijsier Bouw) took two and a half years. The hotel is definitely worth a visit. ‘We want to make this hotel a kind of “living room” for Zuidas, where local residents are also welcome to come for lunch’, says Kristien van der Valk, who was in charge of the interior.
THE PERIOD AHEAD So, what do the plans and schedule look like for the short term? It will take the rest of 2020 and the first quarter of 2021 to prepare for the first part of the tendering process. At the same time, we will complete the definitive design for the updated Amsterdam Zuid station. The first work package can then be awarded in the second half of 2021. In mid-2022, work will be able to start with the new contractor.

We have also submitted an application to ProRail, GVB and Rijkswaterstaat (part of the Dutch Ministry of Infrastructure and Water Management) for clearance for construction periods in 2022, in order to continue work on the Brittenpassage. GOT A MINUTE? In recent weeks Zuidas has been bustling again. Normal life is resuming and fortunately many people are brave enough to return to the office. We’re curious to find out how workers and visitors in Zuidas are experiencing this new time.
TATYANA BORSHCHOVA Office manager at Athos ‘We’re a small firm based in the WTC Amsterdam. Over the past period everyone worked from home and basically that went fine. There came a point however, when people started wanting to come back into the office. We did that in increments, and since July we’ve been at the office with four or five people every day. We’re observing distancing rules and meetings are still digital. I live in Purmerend, and that first week my husband drove me to work and home every day, but finally I decided using public transport would be OK – wearing a mask, of course. So now I’m back to commuting four days a week!’
NICK FRYARS Self-employed independent consultant ‘I moved to Amsterdam Zuid in 1991 and had a wonderful time on Apollolaan. Now I commute from Weesp, where I currently live. I had an appointment I had to travel to and right now I am waiting for my train. As an independent consultant, this has been a tough time, but I’m also involved with an English startup and luckily that’s kept me busy. Its work involves a concentrated solar power system, which consists of big towers in the desert surrounded by mirrors. We’re making the software to optimize the design and operation. It’s a transnational venture, so much of the communication was already digital. The only difference is that I’m travelling less than I would normally.’

SOMPONG SAE UNG Cook at a restaurant ‘I live in Enkhuizen and take the train to Amsterdam Zuid Station daily, where a friend picks me up to go to work. I’m a cook at a restaurant in Amstelveen, and this recent time has been different of course, but I wasn’t sitting at home either, since a lot of our business consists of take-away. I was still working full time and commuting five days a week. Travelling was comfortable precisely because it was quiet. I don’t mind wearing a mask. I enjoy being physically active. Fortunately have a lot of weights at home, which has been helping me keep fit.’
LUC SWAAN Digital content specialist at Philips ‘I started working from home in March, which was definitely an adjustment. But as I’m on the Digital Marketing Team, the transition was pretty smooth. Part of our team is still in Eindhoven, so we were already doing a great deal by telephone. Now we’re allowed to come back into the office on a signin basis, but it’s still fairly quiet. Many people have a longer commute, whereas I can just hop on my bike. It’s really great to be back at the office and I’ve been coming in five days a week. At home, I really missed that comfy chair and second monitor, plus I get more done at the office than at home. It’s also nice to get out of the house and go to work in normal clothes again; that helps me get into the work zone. I’m hoping things stay this way.’

DE HYPOTHEKER: SINGLES AT A DISADVANTAGE IN HOME-BUYING MARKET Average income earners hardly seem to be benefiting from growth in the housing market. Their odds of buying a home are even lower than last year. Worst off are singles with an average income, for whom there are almost no properties available. This is the conclusion of De Hypotheker based on own analysis of the home-buying market. Singles with a median income – €36,500 this year – can get a ten-year mortgage for approximately €169,000, which at present stretches to a mere 4.7% of homes on the market, compared to 6.3% last year.

BRUTALIST STYLE The current building has 14,000 square metres of gross floor area, and measures 110 metres by 40 meters. It is seen as a response to the colossal concrete office blocks which characterized the 1960s, such as the building of the Nederlandsche Bank on Frederiksplein, built in 1968. The architects firm which designed the building on the Prinses Irenestraat, Le Grand & Selle, adopted the ‘brutalist’ style of architecture, with some sections of the building being set in or jutting out, lending it a playful character.
A ‘BRUTALIST’ STYLE OF ARCHITECTURE
CONTEMPORARY TWIST V8 Architects will build on this idea, but also give the building a contemporary twist, emphasizing transparency and sustainability. The basic structure of the building will be retained, and the renovation work will mainly involve the facade and the internal spaces. The building will be made more elegant, with plenty of space for greenery. At this particular location, the mid-rise building functions as a transition between the high-rise buildings of Zuidas (the Atrium, 2Amsterdam) and the low-rise buildings further to the north. The height of the new-look building will therefore not exceed 16.5 metres, which is only 20 centimetres higher than the current height of the building. The gross floor area will also remain virtually unchanged.

‘WE TRANSFORMED THE SITUATION INTO SOMETHING POSITIVE’ Interview with Jeanet van der Vlugt of Wens Business Events
It was set to be the busiest weekend of the year for Wens Business Events, which had about 25 groups – more than thousand travellers – scheduled to leave for ski and cultural destinations like Berlin and Marrakech when the government announcement came on 20 March that all air traffic was grounded. Complete upheaval, is how Jeanet van der Vlugt, director of Wens Business Events describes it. Hello Zuidas caught up with Van der Vlugt to talk about these turbulent times and the way her company is bouncing back to organizing trips. KEEPING A LEVEL HEAD

19 NEW BEE HOTELS in Zuidas Nineteen new bee hotels are going up in Zuidas. Made of three poles containing some 180 ‘rooms’ each, the hotels are an initiative of the municipality of Amsterdam and part of the Amsterdam Zuidas building the future project. These ‘bee fortresses’ give wild bees a place to nest and thus a means to survive in an urban setting. Because they don’t live in groups, wild bees are also known as solitary bees. So if you walk by one of these hotels, there’s no need to worry about being followed by a swarm of bees. Female bees collect pollen within a radius of 200 meters and lay their eggs on top of the pollen inside a vacant hotel room. This process is typically repeated about seven times, after which the bee seals up the entrance. Since each hotel has approximately 540 rooms, we can expect to see the hotels literally abuzz with new bees this season!

SUSTAINABILITY NEWS OLD SCHOOL LIVING ROOF RELOCATED The living roof on top of Old School in Zuidas was recently relocated to the Food Bank in Amsterdam Zuid. It was the first rooftop of its kind in the world, featuring a unique regulated drainage system, which channelled rainwater into the sewer to prevent flooding. Green Business Club Zuidas had the roof installed in 2013, working in conjunction with the municipality of Amsterdam Zuidas, Waternet and Dakdokters. It went on to become a model for similar roofs in cities like Delft, Rotterdam, New York and Palermo. With the former school building now slated for demolition or renovation, the green cover also had to go. It was removed from the Old School roof bit by bit and then pieced back together on top of the Food Bank, where it will provide improved insulation for the building as well as ensuring considerable energy savings.

What is it like to
LIVE IN ZUIDAS? Residential options in Zuidas are more varied than ever: from publicsector rentals, student housing, mid and upper range owner-occupied as wel as rental apartments, all the way to luxury penthouses. Whatever the residential flavour, one thing they all have in common is high quality, featuring ample daylight, high ceilings, minimal maintenance, energy efficiency, lifts, storage and indoor parking. With 4,000 inhabitants and counting, Zuidas is steadily developing into a popular international residential neighbourhood, with an emphasis on architecture, green public spaces and a high level of amenities. Did you know that by 2030 there will be more than 7,000 homes built in Zuidas? But what’s it really like to live here?
ROSALIE ROEPER Lives in Xavier ‘I moved here from Almere over a year ago. At first, a friend and I were looking for a place to buy in Amsterdam, but privacy-wise that was pretty challenging. I’d seen a lot of ads for Xavier, but those were all rentals. In the end I went to check it out anyway and was sold straight away. My plan was to live here for maybe a year and then buy another place, but now I love it here so much that I don’t want to leave! To me, Zuidas is magical. It’s got a bit of that New York City vibe and I like that. It’s also within walking distance of my work at JCDecaux and it’s just five minutes to the busy city centre. Some people ask what I’m doing in Zuidas, surrounded by offices, but it doesn’t feel like that at all. Honestly, it’s more of a luxury, living here, especially with everything that’s taken care of by the service managers.’

LIVING SPECIAL
BJÖRN VAN TILBORGH Lives in Symphony ‘My boyfriend and I have lived here nine years – a year and a half now in this apartment and before that in an even bigger place in Symphony. We were looking for a nice, large, luxury apartment to buy and that’s how we ended up here. This was only the second residential tower to go up in Zuidas and it certainly wasn’t as vibrant then as it is now. Friends thought we were mad to move outside the Amsterdam ring road on what they called an industrial park. But we fell in love with the building and apartment and really liked the district’s plans for the future. We like being in big cities; in places like London and New York. We like all the activity, the scale and the energy that comes with big cities. And Zuidas absolutely has that. There’s been lots of expansion with residential building and facilities in recent years, which we think is great. We have no intention of leaving!’
EVA LINDFORS Lives in Gershwin Townhouses Eva: ‘We moved to Zuidas in the summer of 2017. I’d seen an ad for the Townhouses in Hello Zuidas magazine and the project jumped right out at me! The unit was delivered as a shell, so I designed everything from scratch. With me being an interior designer, this home became a dream come true! During the last few years, we’ve a big range of amenities added in Zuidas, like playground equipment, bars and restaurants and shops, which made the surroundings more lively. At weekends it’s still fairly quiet, but I actually prefer that. That’s when we local residents have the neighbourhood all to ourselves again. And any time I want to

At the time it was touch-and-go though, because it was during the crisis and construction could only go ahead if 60% was sold. So we contributed to that. Hadassa’s parents live in the building too, as do friends of ours. We did some active lobbying to get people we knew to move here, and succeeded too!’ Hadassa: ‘In the beginning I was a bit worried because there was nothing here, just a big field. It really felt like I was abandoning everything we knew in Zuid. But Rob had no doubts whatsoever.’ Rob: ‘No, I had no doubts at all, and still don’t.’ Hadassa: ‘The only thing I still miss is a patch of green in Zuidas. We have a lovely garden and I’m happy with the new playground, but there could be more. I have lots of grandkids and I like to take them outdoors. There are so many families living in the area. We hadn’t expected that. It’s a wonderful mix of people.’

Welcome to Olympiade:
OLYMPIC-LEVEL RESIDENCES
No need to prove your athletic prowess; even without a medal you’re more than welcome at Olympiade. This new residential development in Amstelveen isn’t just green, it also boasts lots of space for sports and relaxation. Hello Zuidas got the scoop from Claudia Heimensen, project developer at Provast, and Kasper Goris, manager and property agent at FRIS Woningmakelaars. Can you picture yourself in one of these 194 apartments or penthouses?
OLYMPIC-LEVEL RESIDENCES As the name suggests, the Olympics are a recurring theme at Olympiade. Claudia Heimensen, project developer at Provast, explains: ‘The buildings are all named after places where the Olympic Games have been held. Each complex also has a unique style, large variations in floorplans and with all sustainability features we hope to support a healthy lifestyle. The unique common inner courtyard of Olympiade is the absolute eye-catcher. People looking to stay near the big city but in green surroundings can buy one of the 194 apartments in Olympiade. From this location in Amstelveen it’s just a 20-minute bike ride to Zuidas. ‘By car it’s even less than 15 minutes, which is the real attraction of Greater Amsterdam’, Goris points out. ’If this speaks to your inner athlete, then Olympiade’s the place for you.

GREEN AND ECO-FRIENDLY While it’s great to keep fit, if athletics aren’t your thing Olympiade also has plenty of room for relaxation. There’s also ample outdoor space, tying in with the sustainability ambitions of this new residential area. Besides a wealth of greenery, this also translates to energy efficiency and living comfort. ‘Eco-friendly living is becoming increasingly important’, says Goris. ‘So on the roofs of Olympiade you’ll see not only solar panels but also greenery. ‘All apartments have sustainable heat- and cold, are gasless and have a lot of daylight through the story high windows. And also, the inner courtyard supports your new healthy lifestyle: ‘In the inner courtyard we’ll have a pétanque terrain, an urban gym and a playground’, says Heimensen. It’s also a water-rich area. Wooden platforms on the water will offer a perfect spot to hang out. And do not forget the location itself, close to the Amsterdam bos and the river Amstel.

ZUIDAS SAFETY PLATFORM ‘Zuidas can’t guard against every emergency’
The Zuidas Safety Platform is an alliance of local businesses, law enforcement, municipal authorities and the Amsterdam-Amstelland Safety Region. Most Hello Zuidas members delegate a facility manager or head of security to represent them within the platform. Its aim is to exchange knowledge and experience on how to respond to incidents and emergencies. The Safety Region often invites interesting guest speakers, from fire experts to terrorism and cybercrime specialists. The platform also examines incidents outside the district, such as the tram attack in Utrecht in March 2019. Olivier Otten, director of the Hello Zuidas Foundation, and Serge Dijkstra, Securitas branch manager, explain what the platform is all about. The Safety Platform’s focus centres on

WHEN A STAFF RESTAURANT IS TOO MUCH AND A CUP OF COFFEE TOO LITTLE Loaf is a catering concept that combines reception service with an easy, healthy lunch concept. It’s cost-efficient and flexible, made up of modular components and perfectly suited for grab-and-go and take-away breakfast and lunch. It’s also ideal for locations with fewer than 150 lunch customers and for organizations seeking to steer clear of get-togethers and sit-down lunches during these times of corona. HELLO YOU
GRACHTENFESTIVAL Tuesday 11 August @ Loyens & Loeff • Every year, Hello Zuidas hosts a Grachtenfestival concert for its members at Loyens & Loeff. • Due to limited space, it was an exclusive edition. • This year’s concert was performed by Tengu Malina, a band started by vocalist and guitarist Marina Effy and saxophonist Niccolò Zanella. In autumn 2019 the duo decided to narrow their focus to Brazilian melodies, aka the Bossa Nova style, and added double bassist Pedro Ivo Ferreira and drummer Ilia Rayskin to the ensemble.

MEMO BOARD ANNA NOOSHIN OPENS INSTAGRAM MUSEUM IN ZUIDAS On 3 July this year, influencer and co-owner Anna Nooshin opened Instagram museum The Upside Down Amsterdam at Europaboulevard 5. Spanning 1,500m2, the museum consists of 25 spaces and backdrops, where visitors can snap selfies to share on social media. With their high Alice in Wonderland quotient, these settings ensure effects virtually impossible to replicate elsewhere. Designing the experience took around a year and a half and is hoped to attract even more visitors to fabulous Zuidas!
FIRE IN VALLEY RAPIDLY CONTAINED It was a shock when on Monday evening 10 August 2020 flames broke out in the north tower of the Valley complex, still under construction. Around 9 pm the fire brigade rushed to the scene to put out the fire in the iconic new building rising along Beethovenstraat. It was a ‘priority 1 call’ for the brigade, meaning emergency services had to be on-site within 15 minutes, as the situation could be life-threatening. Indeed, it didn’t look good. Flames erupted from the 23rd floor, the highest point in construction of the north tower so far. Afterwards, smoke billowed from the building. But by the next morning it was as though nothing had happened. Builders were hard at work again as usual and construction materials were being trucked on and off the site. Nor was there any visible damage to the floor concerned. ‘I’m extremely grateful to whomever noticed the smoke and immediately called 112’, said a relieved building site manager Ruud van der Thiel. ‘The ending could have been worse.’

MEMO BOARD MEET AT UNIQUE SPOTS IN ZUIDAS These times demand all kinds of adaptations, not least when it comes to physical gatherings. If your office isn’t sufficiently equipped, if you’re looking for a change of scene, or you’d like to hold a meeting in Zuidas sometime, there are plenty of possibilities. De Nieuwe Poort has halls available for long-term hire for companies, training agencies and other organizations. Other venues like The Basket on the VU campus and Loetje Zuidas – best known for serving up tasty meals and drinks – also offer some unique locations with attractive rooms perfect for meeting up. Last but not least, restaurant Koetjes & Kalfjes also has several options, from hiring the whole restaurant for ‘wining, dining & tasting’ to the Gallery on the top floor with numerous possibilities for hosting business and private functions. Even in these tough times, Zuidas has plenty of adaptable options for your next meeting!
SAPIENS: MUSEUM, WORKSPACE AND DEBATE CENTRE IN ZUIDAS The Naturalis museum is joining with VU Amsterdam to open a new satellite in Zuidas, called Sapiens. As habouring a museum, the space will feature a creative workspace for young scientists and a centre for debate, all revolving around the relationship between humans and nature. Sapiens will connect professionals from the science community, government, business and arts to collaborate on new, innovative projects. The museum and debate centre will be open to the public. Located in the Valley building, Sapiens is expected to be completed in autumn 2021.
