Interview with Jannie van der Velden, Annemarie Reinders and Gilberto Arduini, service managers at the 900 Mahler, Intermezzo and Xavier residential towers. Recent years have seen more and more striking apartment buildings go up all around Zuidas. With a varied range of residents and multitudes of floors to be managed, demand for service managers has been high. Hello Zuidas talked to three of them about their daily work and what it’s like to be ‘the eyes and ears’ of these buildings. What brought you to Zuidas?

‘Now especially, everything needs to be squeaky clean, like the

That’s so important, because that’s how you ensure it’s pleasant for the people who live here.’ Jannie: ‘Absolutely. VAN DER VALK ZUIDAS NOW OPEN As from this summer, guests are welcome at the brand-new Van der Valk hotel in Zuidas. The stunning, sleek design by Wiel Arets brings another architectural gem to Zuidas. Its construction (by Pleijsier Bouw) took two and a half years. The hotel is definitely worth a visit. ‘We want to make this hotel a kind of “living room” for Zuidas, where local residents are also welcome to come for lunch’, says Kristien van der Valk, who was in charge of the interior.

THE PERIOD AHEAD So, what do the plans and schedule look like for the short term? It will take the rest of 2020 and the first quarter of 2021 to prepare for the first part of the tendering process. At the same time, we will complete the definitive design for the updated Amsterdam Zuid station. The first work package can then be awarded in the second half of 2021. In mid-2022, work will be able to start with the new contractor.

GOT A MINUTE? In recent weeks Zuidas has been bustling again. Normal life is resuming and fortunately many people are brave enough to return to the office. We’re curious to find out how workers and visitors in Zuidas are experiencing this new time.

TATYANA BORSHCHOVA Office manager at Athos ‘We’re a small firm based in the WTC Amsterdam. Over the past period everyone worked from home and basically that went fine. There came a point however, when people started wanting to come back into the office. We did that in increments, and since July we’ve been at the office with four or five people every day. We’re observing distancing rules and meetings are still digital. I live in Purmerend, and that first week my husband drove me to work and home every day, but finally I decided using public transport would be OK – wearing a mask, of course. So now I’m back to commuting four days a week!’

NICK FRYARS Self-employed independent consultant ‘I moved to Amsterdam Zuid in 1991 and had a wonderful time on Apollolaan. Now I commute from Weesp, where I currently live. I had an appointment I had to travel to and right now I am waiting for my train. As an independent consultant, this has been a tough time, but I’m also involved with an English startup and luckily that’s kept me busy. Its work involves a concentrated solar power system, which consists of big towers in the desert surrounded by mirrors. We’re making the software to optimize the design and operation. It’s a transnational venture, so much of the communication was already digital. The only difference is that I’m travelling less than I would normally.’

I’m a cook at a restaurant in Amstelveen, and this recent time has been different of course, but I wasn’t sitting at home either, since a lot of our business consists of take-away. I was still working full time and commuting five days a week. Travelling was comfortable precisely because it was quiet. I don’t mind wearing a mask. I enjoy being physically active. Fortunately have a lot of weights at home, which has been helping me keep fit.’

LUC SWAAN Digital content specialist at Philips ‘I started working from home in March, which was definitely an adjustment. But as I’m on the Digital Marketing Team, the transition was pretty smooth. Part of our team is still in Eindhoven, so we were already doing a great deal by telephone. Now we’re allowed to come back into the office on a signin basis, but it’s still fairly quiet. Many people have a longer commute, whereas I can just hop on my bike. It’s really great to be back at the office and I’ve been coming in five days a week. At home, I really missed that comfy chair and second monitor, plus I get more done at the office than at home. It’s also nice to get out of the house and go to work in normal clothes again; that helps me get into the work zone. I’m hoping things stay this way.’

The architects firm which designed the building on the Prinses Irenestraat, Le Grand & Selle, adopted the ‘brutalist’ style of architecture, with some sections of the building being set in or jutting out, lending it a playful character.

The height of the new-look building will therefore not exceed 16.5 metres, which is only 20 centimetres higher than the current height of the building. 19 NEW BEE HOTELS in Zuidas Nineteen new bee hotels are going up in Zuidas. Made of three poles containing some 180 ‘rooms’ each, the hotels are an initiative of the municipality of Amsterdam and part of the Amsterdam Zuidas building the future project. These ‘bee fortresses’ give wild bees a place to nest and thus a means to survive in an urban setting. Because they don’t live in groups, wild bees are also known as solitary bees. So if you walk by one of these hotels, there’s no need to worry about being followed by a swarm of bees. Female bees collect pollen within a radius of 200 meters and lay their eggs on top of the pollen inside a vacant hotel room. This process is typically repeated about seven times, after which the bee seals up the entrance. Since each hotel has approximately 540 rooms, we can expect to see the hotels literally abuzz with new bees this season!

SUSTAINABILITY NEWS OLD SCHOOL LIVING ROOF RELOCATED The living roof on top of Old School in Zuidas was recently relocated to the Food Bank in Amsterdam Zuid. It was the first rooftop of its kind in the world, featuring a unique regulated drainage system, which channelled rainwater into the sewer to prevent flooding. Green Business Club Zuidas had the roof installed in 2013, working in conjunction with the municipality of Amsterdam Zuidas, Waternet and Dakdokters. It went on to become a model for similar roofs in cities like Delft, Rotterdam, New York and Palermo. With the former school building now slated for demolition or renovation, the green cover also had to go. It was removed from the Old School roof bit by bit and then pieced back together on top of the Food Bank, where it will provide improved insulation for the building as well as ensuring considerable energy savings.

ROSALIE ROEPER Lives in Xavier ‘I moved here from Almere over a year ago. At first, a friend and I were looking for a place to buy in Amsterdam, but privacy-wise that was pretty challenging. I’d seen a lot of ads for Xavier, but those were all rentals. In the end I went to check it out anyway and was sold straight away. My plan was to live here for maybe a year and then buy another place, but now I love it here so much that I don’t want to leave! To me, Zuidas is magical. It’s got a bit of that New York City vibe and I like that. It’s also within walking distance of my work at JCDecaux and it’s just five minutes to the busy city centre. Some people ask what I’m doing in Zuidas, surrounded by offices, but it doesn’t feel like that at all. Honestly, it’s more of a luxury, living here, especially with everything that’s taken care of by the service managers.’

BJÖRN VAN TILBORGH Lives in Symphony ‘My boyfriend and I have lived here nine years – a year and a half now in this apartment and before that in an even bigger place in Symphony. We were looking for a nice, large, luxury apartment to buy and that’s how we ended up here. This was only the second residential tower to go up in Zuidas and it certainly wasn’t as vibrant then as it is now. Friends thought we were mad to move outside the Amsterdam ring road on what they called an industrial park. But we fell in love with the building and apartment and really liked the district’s plans for the future. We like being in big cities; in places like London and New York. We like all the activity, the scale and the energy that comes with big cities. And Zuidas absolutely has that. There’s been lots of expansion with residential building and facilities in recent years, which we think is great. We have no intention of leaving!’

We have a lovely garden and I’m happy with the new playground, but there could be more. I have lots of grandkids and I like to take them outdoors. There are so many families living in the area. We hadn’t expected that. It’s a wonderful mix of people.’

The Zuidas Safety Platform is an alliance of local businesses, law enforcement, municipal authorities and the Amsterdam-Amstelland Safety Region. Most Hello Zuidas members delegate a facility manager or head of security to represent them within the platform. Its aim is to exchange knowledge and experience on how to respond to incidents and emergencies. The Safety Region often invites interesting guest speakers, from fire experts to terrorism and cybercrime specialists. The platform also examines incidents outside the district, such as the tram attack in Utrecht in March 2019. MEMO BOARD ANNA NOOSHIN OPENS INSTAGRAM MUSEUM IN ZUIDAS On 3 July this year, influencer and co-owner Anna Nooshin opened Instagram museum The Upside Down Amsterdam at Europaboulevard 5. Spanning 1,500m2, the museum consists of 25 spaces and backdrops, where visitors can snap selfies to share on social media. With their high Alice in Wonderland quotient, these settings ensure effects virtually impossible to replicate elsewhere. Designing the experience took around a year and a half and is hoped to attract even more visitors to fabulous Zuidas!

FIRE IN VALLEY RAPIDLY CONTAINED It was a shock when on Monday evening 10 August 2020 flames broke out in the north tower of the Valley complex, still under construction. Around 9 pm the fire brigade rushed to the scene to put out the fire in the iconic new building rising along Beethovenstraat. It was a ‘priority 1 call’ for the brigade, meaning emergency services had to be on-site within 15 minutes, as the situation could be life-threatening. Indeed, it didn’t look good. Flames erupted from the 23rd floor, the highest point in construction of the north tower so far. Afterwards, smoke billowed from the building. But by the next morning it was as though nothing had happened. Builders were hard at work again as usual and construction materials were being trucked on and off the site. Nor was there any visible damage to the floor concerned. ‘I’m extremely grateful to whomever noticed the smoke and immediately called 112’, said a relieved building site manager Ruud van der Thiel. ‘The ending could have been worse.’

SAPIENS: MUSEUM, WORKSPACE AND DEBATE CENTRE IN ZUIDAS The Naturalis museum is joining with VU Amsterdam to open a new satellite in Zuidas, called Sapiens. As habouring a museum, the space will feature a creative workspace for young scientists and a centre for debate, all revolving around the relationship between humans and nature. Sapiens will connect professionals from the science community, government, business and arts to collaborate on new, innovative projects. The museum and debate centre will be open to the public. Located in the Valley building, Sapiens is expected to be completed in autumn 2021.
