AMSTERDAM LIGHT FESTIVAL x MINI CABRIO.
#BigLove #CelebrateLight

Hello Zuidas invests in trees! How we do that? Through our sponsorship for Trees for All, we plant trees that restore existing forests.
All the platforms concerned with living, mobility, safety and hospitality in Zuidas, the distribution of the ever so handy Zuidas City Map, initiatives to bring cultural events such as ArtZuid and the Grachtenfestival to Zuidas, and the launch of our own Hello Bike bikeshare scheme are just a few examples of the wide range of activities Hello Zuidas has engaged in. Zuidas Publishers manages all online channels and publication of Hello Zuidas magazine every other month. It has been an immense pleasure to do that these last ten years. Zuidas is such a dynamic place and there is so much happening from one month to the next

THE BENEFITS OF FISH My roots go back to a small village in Twente: Vroomshoop. I had a great time growing up there, even though I left by the age of 18 to spend ten years in Groningen, one year in California (Santa Barbara), and then over thirty years in Amsterdam. Among the many nice things about Twente and less populated areas in general is that you grow up immersed in nature. Hence, one of my social activities as a youngster was going fishing with other kids. Pretty soon, I wanted to have fish of my own. Our house was not large, but we could fit a small fish tank with some guppies and black mollies in the living room. Later on, when I was student in Groningen, I also had a fish tank – or rather, an aquarium. I know it’s not very common to have a fish tank at home. I know literally nobody else who has one. I only see them at Chinese restaurants, and occasionally at Schiphol. For the past four years, I have been teaching a course in psychology that asks students to think about connections with other disciplines – such as biology, economics, political science – as a means to answer some basic questions. When offered a choice of questions to write about, a substantial share of my students select the following: Name some similarities (and differences) between humans and fish? After reading quite a few essays on the subject of humans and fish, I have certainly learned a lot more about the latter.
Paul van Lange (1961) is Professor and Chair of Social Psychology at the Vrije Universiteit Amsterdam and Distinguished Research Fellow at the University of Oxford. His research focuses on the psychology and evolution of human cooperation as well as the psychology of climate change, trust, and norm-violation in society. After serving as coach of male and female teams at AFC and SC Buitenveldert, he also publishes on the psychology of football. www.paulvanlange.com
One key thing I’ve learned is that fish are not so different from us. Their brains are similar to ours. Fish also exhibit social behaviours that are very similar to our own. For example, cleaner fish do a better job of cleaning a host fish if other host fish are watching. Like us humans, they are keen to make a good impression. There is even a recent study showing that fish in your tank can recognize your – that is, a human – face. I always thought it was only the food that attracted them to me, but perhaps there is more to it. At the very least, they are not afraid of me when I clean the fish tank. Fish can also have benefits for human health. Research shows that seeing fish in aquariums in public spaces can enhance mental well-being and reduce blood pressure and heart rate, for example. So, investing in a fish tank may not be such a bad idea. And there may also be societal benefits. For example, some empathy with fish could help us think more concretely about our excessive use of plastic, and to realize why the plastic soup in our oceans is a serious threat to marine life. There is a common belief that having plants in buildings makes people feel better about the environment they work in. If I were to design buildings in Zuidas, I would make this environment even more colourful and lively by installing more fish tanks. Aquariums do require maintenance, but once that’s sorted, having fish in the workplace can only be sustainable. And to promote social interaction among employees, I would place those aquariums close to coffee machines. But, please, remember to behave on your coffee break – because the fish are watching. And they just might recognize your face...

Hello People
HELLO PEOPLE
GOT A MINUTE?
Hello Zuidas has become part of the fabric of this district, and we wouldn’t trade it for the world. And we’re not alone! Zuidas is teeming with businesses that have been established here for years. We visited a few to find out why they gave their hearts to Zuidas, and if they see themselves being around for another ten years.
Eefje Voogd Eefje Voogd Makelaardij – owner “Zuidas is a world village, Ias I sometimes put it. And it really is. I’ve been in the district for 14 years now and have lived here for five, with no aspirations to move, even though I’m the type of person who normally moves house a lot. Zuidas is only getting better, becomming more beautiful and dynamic, so I’m sure I will still be here ten years from now. Though time has moved fast, we have seen change in the 14 years since we arrived. The company has grown, but of course so has the district as a whole. As a property agent, we brokered the sales of the very first homes here, and there has been a steady stream of new building. I’m crazy about urban planning and architecture, and of course a ton of amazing things have been built here. It’s fun to see those changes reflected in the local scene: not only the buildings are new, but so is the activity on the street. Kids, dogs, cargo bikes... On the one hand cosmopolitan, but then at the same time unmistakably Amsterdam. I love that extraordinary dynamic. Actually, I’m just a Zuidas freak.“
18
Hello People
Bert Verschoor Zuidas Travel – managing director “I’ve been running Zuidas Travel in Zuidas since 2008 and if possible I’d still like to be here in ten years. This is the ideal spot for our company and activities, as we serve an international market and arrange business travel and holidays for corporate and private clients. Whether that’s a single person visiting New York City or a whole team of thirty taking a ski break in Austria, we handle it all. This is where our market is, and therefore this is tha perfect location for us. Additionally, the great thing about Zuid as is the presence of so many food and retail places. All those merchants in the low-rises and at ground level in Zuidas make this area attractive and unique. There are shops you can easily pop into, just as people are welcome to drop in here, at any time. It would be nice if we could hold on to that ease and openness; otherwise it would be like everyplace else, and that would be a shame.“ Jeroen Bende Mech – owner “We were one of the first places to do lunch in Zuidas. We started with three people around 13 years ago, and where there are offices opposite our restaurant now we used to look out on a tennis court surrounded by pastures. We’ve seen everything get built up here, which was actually a lot of fun to experience. Especially because all those changes have brought so much activity. If you ask me, it’s that energy and fast pace that make Zuidas unique. When the regulars queue up here around lunchtime, often stretching out the door, we have to knuckle down and go, go, go. It’s a blast. Sure, it can be stressful, but that’s also what makes it exciting. That’s why I think we’ll still be here ten years from now – it almost wouldn’t be the same without us. And we fix the best sandwiches in town, after all!“
Bianca Blush – owner “We have been in this 150 square metre premises since 2012. It was a big step as in six years before that, I had only about 15 square metres at my disposal. Luckily, though, it all evolved very organically. Basically, I’m growing in step with local developments and I love the challenges these new things throw our way. That said, it can be tricky at times to retain focus amongst all the activity. To some people it can feel like a bubble, but fortunately that’s not how it felt for me. We have a fantastic location where I feel totally at home. And recently, has actually become my home. Honestly, by now the Zuidas bug is in my blood. I’ve grown in step with the district and have been infected by it, so I don’t want to leave any time soon. That’s why I hope I can give something of value to the people who live and work here, that my clinic feels like a warm oasis and that customers truly feel they have left the office behind.“

Zuidas Home Tour
ZUIDAS HOME TOUR
“Zuidas offers loads of comfort and feels like a close community” Zuidas is a distinctive part of the city and in high demand among house hunters. Between now and 2040, some 8,000 to 9,000 new homes will be built here. Once known mostly as an office location, more recently Zuidas has been shedding that image in a complete metamorphosis. When Zuidas is finished in around 2040, a projected 15,000 people will call it home. In this section, we ask residents to tell us where they live and how they like life in Zuidas. This time, we talked to Lars van Engelen (36), who lives in the Miles Building Complex. He enjoys exploring the wooded areas surrounding Zuidas with his girlfriend and their two dogs. The tranquillity he finds there offers a perfect counterpoint to the hustle and bustle of nearby central Amsterdam.

SUSTAIN These days, sustainability plays a major part in our everyday lives. We’re all becoming increasingly aware of it and see the urgency of preserving a good balance between people, the environment and the economy. That’s important now and will be even more so for generations to come. Fortunately, more and more companies are making a serious commitment to corporate social responsibility and sustainability. This issue’s special feature on Sustainability spotlights companies that are making a conscious choice to be sustainable and are excited to tell you about what they’re doing.

“The share of offices that are sustainable is sizeably higher in Amsterdam - and certainly in Zuidas than regionally.” Sustainable offices are no longer a passing trend but the new norm, a survey conducted by real estate consultancy Savills reveals. According to its analysis, demand for office spaces rated with energy labels of ‘A’ or higher has doubled in the past ten years, from 24 per cent in 2011 to 53 per cent in 2021. On top of that, more and more companies and organizations are prepared to pay more for sustainable premises. Hello You
Hello Zuidas End-of-Year Meeting @ PAN Amsterdam The Members Meeting at PAN in RAI Amsterdam on Friday, 19 November went ahead as planned, and it was so nice to get together! Small groups were treated to guided tours around the fair’s many and diverse forms of artistry. It’s said art gives colour to life, and that certainly describes everything we got to see and hear at PAN Amsterdam. To cap it all off, RAI had a lovely surprise prepared for us, serving a delectable selection of locally produced nibbles, all tastefully introduced by the chefs, Rientz Mulder and Paul Conijn.

HOW DO YOUR EMPLOYEES COME INTO THE OFFICE? With smiles on their faces, or do you have to drag them through the door?
“The notion that ‘I need to earn money to pay my mortgage and all my other bills’ is where people run into trouble”
High absenteeism, (sales) goals that are not achieved and employees who leave unexpectedly, people quitting without warning – more and more organizations are grappling with these challenges. Often, they result from a mismatch between staff and their role in the organization. To address them, companies need to look at some important questions. Such as, what is effective leadership? And how can we instil passion in our people? Malika Maanani, founder of the Paralegal Academy, spends her days delving into these questions.

2012 VS. 2022 Zuidas is home to a multitude of law offices and some major firms have found an excellent base here. Many have been here for
well over ten years. How have these firms seen Zuidas change? And do they plan to stay? We put these questions to Steven Nolte of Stibbe, Marien Glerum of Dentons and Teun Struycken of NautaDutilh. Steven Nolte Head of BD Marketing & Communications at Stibbe How has your firm seen Zuidas change over the past ten years? Stibbe moved from Rokin to Zuidas in 1992, and since then Stibbe’s development has run more or less parallel to that of Zuidas. Similar to how we’re rooted in Amsterdam but also have a large international client base, Zuidas has grown into a location with an international feel, and where alongside the large corporates and consultancies, all kinds of startups and tech firms have come over the years. That diverse, international character, just a stone’s throw from the city centre, is obviously unique. What do you wish was different in Zuidas? Access to Zuidas is an ongoing issue, of course. Fortunately, traffic is not too much of a problem for many people at Stibbe right now because many are working from home. Ordinarily, a large share of our staff would take their bike or public transport to work, so our office is also contributing to accessibility in that way. But being on the perimeter of Beatrixpark, our office is on the ‘quiet’ side of Zuidas anyway.

plan to stay here for the foreseeable future. How has your firm seen Zuidas change over the past ten years? I actually used to play tennis on the spot where the ABN AMRO building is now! The area is evolving so fast. We have seen how the south side came alive with new offices and loads of restaurants. And a natural connection has been created to Gelderlandplein. Notable now is how a residential area is taking clearer shape. I think all the activity coming at the street level is exciting. There’s still a lot of untapped potential for that around Nauta, and it’s important for office environments, too. I hope the balance between living and working will be preserved going forward. The exciting architecture certainly can’t hurt!

These two pictures of Zuidas speak volumes: an aerial photograph from 2011, and another from 2021. Showing ten years of back-to-back developments, changes and adaptations. It is amazing to see how beautifully Zuidas has delivered on its vast potential, with residential towers, offices, the splendid Boelegracht, new sport facilities and Gershwinplein with the iconic yellow Lex van Delden bridge. No less significant is that all these developments have brought so much life and dynamism to the area, thoroughly transforming the hard-edged business district of old. Many entrepreneurs and retailers have found their way to Zuidas, and with the addition of a weekly farmers’ market it has also become a place to meet, greet and socialize. Plenty more is planned for the years ahead, from the construction of new towers for offices and housing to a complete metamorphosis of Amsterdam Zuid Station. What will Zuidas look like in 2031? We can’t wait to find out!

HELLO ZUIDAS INTRODUCES
ANGELA HAM Office Manager and HR at Hello Zuidas
Angela, what do you enjoy doing in your spare time? ‘’I have a wide range of interests, especially in the cultural sphere. I love film, theatre, museums, concerts and try to read a book every week. All this combines perfectly with my love for spending time with family and friends. Visiting a new place together, followed by a long, leisurely meal and drinks makes me incredibly happy. City trips are also high on my list of things I love to do, especially to Copenhagen, where my daughter lives.’’ You worked in the fashion industry for many years. How was your experience?

‘’Working in fashion was a blast. It was creative, commercial, and every day was different. The finished product gave joy to so many people: consumers, retailers, and of course our team.

In the clouds On 26 March we can once more admire the city from above during an extra-festive anniversary edition of Open Tower Day. With the event entering its tenth year, visitors can look forward to a unique celebratory programme. Dozens of towers all over the capital will open their doors to the public to enjoy views across Amsterdam from up high. From historic bell towers in the city centre to rooftop terraces affording panoramic views from Zuidas, there will be plenty to admire.
NEW NEIGHBOURS ARE HERE Have you seen the lights turned on in Valley? The first residents of the nearly two hundred flats have started moving into this recently completed three-tower complex. Those lucky enough to occupy one of the top floors have a stunning panoramic view across Zuidas and the rest of the city. Lower down the building, the view of rocky formations and the lush green valley are likewise amazing. Retail and dining establishments are getting ready to move in as well, and the first of them are set to open their doors soon.

A GOOD START IN THE HOUSING MARKET A new residential tower for first-time renters: that’s the idea behind Stepstone. Offering 216 subsidized rental flats for young tenants, the maximum rental period will be fixed at five years so other 18 to 28-year-olds can also have a fair chance in the housing market. The concept is being introduced by De Key: a housing organization seeking to boost turnover in the overheated housing market. Sited along Gustav Mahlerlaan, the building will have units varying from 25 to 60 square metres and will form a U-shaped complex with the De Puls towers, enclosing a shared garden. If all goes to plan, construction will start on April 1st and the tower

Meet The...
Zuidas is best known as Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out. Many businesses have also discovered Zuidas, and with their arrival, the district has added a wide range of services and amenities, including shops, schools, fitness centres and places to drink and dine. Powering each of these establishments are entrepreneurs and employees with their own special, personal stories that we’re eager to share with you.

Who’s been in the WTC for over 10 years
Gideon Leendertse is a partner at Greenberg Nielsen and a familiar face in Zuidas, where his recruitment agency has been operating in the WTC for more than ten years. He told us why he wouldn’t trade his place of work for the world. What makes your job unique? “The best part is that none of it is routine. The amazing thing about employment services is that it gives me the opportunity to work with people, and each person’s situation is different.
