“GROWTH IS NEVER A GOAL IN ITSELF”
PREFACE
“Beauty begins the moment you decide to be yourself”
On the eighth of March, women all over the world will be celebrating International Women’s Day, as we have done since 1911. The date commemorates the first women’s labour strike on 8 March 1908, when women employed in New York City’s garment industry demonstrated to protest terrible working conditions. That was the start of women’s emancipation. While it is an official public holiday in many countries, in the Netherlands it’s just another day that happens, which is also okay.
“Beauty begins the moment you decide to be yourself”. These world-famous words, spoken by Coco Chanel, are as true as ever. They have been an inspiration for Debora Huisman-Leeser, Chief Creative Officer at GASSAN and founder of her own jewellery line, called ‘Choices by DL’. “I work on my jewellery line full time, and combining that with parenting three kids and running a household is quite a balancing act. I’m sure it is every bit as tricky for women who work in Zuidas. Society is paying more attention to women now, fortunately, and companies are being more intentional about the position of women. My designs are meant to inspire, motivate and embolden women. International Women’s Day means a lot to me. It is the one day that shines a spotlight on women across the globe and celebrates all that women have achieved. Let’s always keep it that way.”
In this 72nd issue of Hello Zuidas we zoom in on real estate. With Lesley Bamberger on the cover, we bring you a magazine that’s got it all: great stories, interesting interviews and the latest news and developments.
Happy reading!
ROMY LANGE Editor-in-chief Hello Zuidas r.lange@zuidaspublishers.nlNext issue [73]
6th of May 2024
“In 2025 it will be 750 years since Amsterdam was founded. One enduring constant in that history is renewal.” So says the city’s new development strategy for 2035. Despite the crisis in the construction sector, this new strategy outlines plans to build 7,500 homes annually: 40% social, 40% mid-market and 20% private sector housing. Amsterdam wants to relieve the historic centre by densifying several key urban locations, including Zuidas. This will open up more space for amenities and shops. Green buffers like Amsterdamse Bos and Nieuwe Meer will be off-limits for development while business and industrial parks can retain their zoning. This strategy will also affect Zuidas. For us, densification means going up. Curious to read more about this document? You can check it out on hellozuidas.com.
OLIVIER OTTEN
Managing director of Hello Zuidas
Hello
Together
“IT SEEMS LIKE THE GRAVITATIONAL FIELD KEEPS EXPANDING OUT OF AMSTERDAM ZUID”
Lesley Bamberger, CEO KroonenbergGroep
Lesley Bamberger is CEO of Kroonenberg Groep one of the country’s biggest private real estate entrepreneurs. He gave us a warm welcome at Gelderlandplein, the high-end shopping centre Kroonenberg Groep owns in Amsterdam Zuid. With the completion of Q Residences in Buitenveldert and the new office building at Apollolaan 171, the visibility of the company has significantly grown in the area. Kroonenberg Groep has a reputation for attention to the environment and details. The company is always looking for opportunities in and around the capital, though growth is never a goal in itself. “Long-term sustainable development”, is what Lesley calls it. We sat down with him to talk about this, the link between Buitenveldert and Zuidas and more.
For a long time, Buitenveldert was not a popular place to live. That is very different now. What happened?
“It seems like the gravitational field keeps expanding out of Amsterdam. Buitenveldert may have less flair, but it is evolving in that regard. The big advantage is that property prices are still a lot lower than in Amsterdam Zuid. It also owes its increased popularity to Zuidas, which has become something of a corridor between Amsterdam Zuid and Buitenveldert. It’s a safe, healthy and comfortable place to live, and Buitenveldert is very green as well. And it has good transport links.”
In 2008, Kroonenberg Groep acquired a number of properties including the Gelderlandplein shopping centre, which underwent a large-scale renovation which was completed in 2016. Did you see the latent potential here all along?
“The shopping centre has an excellent
location and we really went for superior businesses and quality. Judging from the visitor numbers, it paid off. Visitors of the shopping mall have free parking for ninety minutes in the shopping centre’s underground car park, or even for two and a half hours in the adjacent car park. The retail selection is important, obviously, but so are the surroundings. Another thing we did was to set up our own bus service for better access, the Gelderlandpleinlijn. This bus line has been a collaboration between the District and GVB. Since December 2015, we have been providing free public transportation in Buitenveldert and the Zuidas. At that time, GVB eliminated 12 stops from bus 62, which compromised the accessibility of Buitenveldert. Forces were combined between Kroonenberg Groep, District Zuid, and GVB resulting in the Gelderlandplein line. Meanwhile, the bus line has become an integral part of the area, transporting many people daily from both
the Zuidas to the shopping center and from Buitenveldert. We are looking at ways to make the pedestrian route from Zuidas more attractive, too. We see lots of people walking from their offices towards Gelderlandplein around lunch hour. We like to call it the ‘suit parade’. Making that route nicer is important, but it’s not all up to us as we’re working in consultation with the municipality. I personally would tackle the pedestrian route to the second block of VU as well.”
According to the municipality, there are opportunities to build more housing in Buitenveldert. What’s your take on this?
“It’s true that the district office is looking at building more homes on Europaboulevard, more floors on residential buildings or more high-rises in the area. Space is very limited in Amsterdam. More homes in Zuidas would mean even less space for green landscaping though. Buitenveldert has more room available for housing. Adding
stories to existing residences costs a lot, is drastic and too slow, so I think we need to be more flexible about the zoning. It’s the only way to put up more homes. The public works building where the municipality currently stores all kinds of vehicles and equipment would be a good spot to build a lot of housing. It’s a massive area. I am all for infilling. There is space enough in this country for new housing, but not so much in Amsterdam.”
You have called Zuidas an introverted district. Can you explain what you mean by this?
“There is amazing architecture, of course, but not much tying the buildings and squares in Zuidas together. And there is still not much to do here at weekends. Most of the action happens inside. I think it’s a shame that there is so little space for planting, because it makes the area uninviting to walk around. Some small adjustments could make a
big difference. More planting along Gustav Mahlerlaan, for example, seems easy enough. Just look at Apollolaan. The green strip is flourishing and appealing. And the viaduct under the A10 between the AkzoNobel office and Valley needs to be spruced up. It’s incomprehensible to have such a bridge between two such fabulous buildings look like that.”
How would you solve this?
“Landscaping can create a nice atmosphere, but you have to think big. So: trees, paving, renovation of public spaces. The problem in Zuidas is that everyone only wants to take responsibility for their own building. What’s needed, I think, is an overarching area management vision setting out steps, and then for building owners to formally work together. Only then can you develop a shared vision and make agreements with the municipality about local improvements. There needs to be a much bigger focus on quality and keeping the area clean, whole and safe. At Gelderlandplein I have the advantage that I get to call the shots. We will always be committed to quality. And my friends all shop at Gelderlandplein, so of course they force me to stay on top of things here and keep it looking smart!”, Lesley says with a big smile.
“We see lots of people walking from their offices towards Gelderlandplein around lunch hour. We like to call it the ‘suit parade’”
BUILDING THE FUTURE City Executive opts for new approach to city development
The City of Amsterdam Executive is opting for a new approach to city development. Densification will feature prominently in it, including in Zuidas. This is revealed in the development strategy “Building neighbourhoods for the future” (“Bouwen aan buurten van de Toekomst”) that is based on diversity in the city.
In a range of different neighbourhoods, such as Buikslotermeerplein, Osdorpplein, Arenapoort and Zuidas, there will be additional housing as a result of densification. There will also be investment in accessibility, the retail offer and in cultural amenities. For Zuidas, this will mean intensifying its role as a mixed neighbourhood with high-rise buildings. It could also bring about better connections with the surrounding neighbourhoods. Other potential developments could include the construction of additional housing and the realisation of better amenities.
Continued healthy growth
In recent years, Amsterdam has grown as a result of housing construction on former industrial sites (Port City) and the development of completely new residential districts, such as IJburg and Zeeburgereiland, but the City Executive is now changing course. “By adopting this plan, we’re opting for a new form of urban development”, says Deputy Mayor Van Dantzig. “Densification will

enable us to maintain space for business and green areas in the city. These plans aim to enable Amsterdam to continue to grow in a healthy way. That will help to ensure that Amsterdam remains a great city for all of its residents.”
20,000 homes
In 2016, the Executive at that time set out its vision for housing construction in its development strategy Koers 2025. Many of the ambitions outlined in it have now been realised or are at an advanced stage of planning. These plans run until around 2031. The new strategy will ensure that there are development locations on which a total of around 20,000 homes can be built in the period 2032-2035.
Participation
The plans to achieve housing construction by means of densification mean that there will be much greater focus on what amenities and infrastructure are already in place, rather than just what needs to be developed. As a result, there will be an important role to play for people living in the neighbourhoods, businesses and wider Amsterdam residents. If the City Council approves this plan, an intensive process of participation will be initiated. Starting from 8 February, Amsterdam residents will be able to contribute their ideas about the new strategy.

The idea that ‘the new, open-minded generation will make a difference’ doesn’t hold; conservatism is resurging
Diversity, Equity & Inclusion (DE&I) is being talked about more than ever. But this doesn’t automatically mean real steps are being taken to change the system. In fact, there is a growing backlash.
While most organisations have their external storytelling sorted, that’s often not the case internally. What proportion of leaders and employees are actually willing to make DE&I part of their organisational DNA? Are people genuinely prepared to stand up for equal rights, regardless of sex, origins or background? And, if they are, do they have any clear idea of how to make it happen?
Those who have not joined the shift are getting tired of all the talk about DE&I these days. This even has a name: diversity fatigue. Statements like ‘it’s all anyone ever talks about’ are becoming increasingly common. Which would seem to imply that we are making progress. But this is a dangerous assumption to make, because there is also a very different trend emerging. It seems that conservatism is back.
Recently, news media reported that traditional gender roles are becoming increasingly popular among men and women in France. This means heterosexual relationships where the man is the breadwinner and the woman keeps house. A recent survey found that young men in Germany, the United Kingdom and the United States are even more conservative than older generations.
The bigger the spotlight on gender inequalities, the stronger the pushback seems to be. More than one in three men who took part in the HCE survey perceive feminism as a threat to men in general. One in three believe they will be disempowered if women’s rights start to look more like men’s. According to the Financial Times, while young women are becoming more progressive, young men are lagging behind or even growing more conservative. But this obviously doesn’t apply to all women, judging from the social media popularity of so-called tradwives – mainly in the US and UK, but also, notes sociologist Nella Geurts, in the Netherlands. This group of women are ready to ‘restore power’ into the hands of men, the sooner the better.
It is pretty frightening, if you ask me. Not the fact that women are choosing to work part time, or not at all – which, though not great for financial independence, is of course up to them. What worries me is that this resurgence of conservatism might literally take away from women’s rights. We’re talking about sexism in its purest form. Take the astonishing US decision in 2022 to roll back nationwide abortion rights. Or the fact that, according to the HCE survey in France, one in four men aged 25 to 34 think that using violence is a perfectly normal way to get respect.
It makes me sick to my stomach, but also fighting mad. This is not the time to step back. We need to stand up for women’s rights and equal opportunities. Especially when ‘it’s all anyone ever talks about’. There is too much at stake to give in to diversity fatigue.

HELLO PEOPLE GOT A MINUTE?
Question: Given a vacant building, what would you do with it?
This issue of Hello Zuidas shines a spotlight on real estate. In February, we held an inspiration session about ‘The future of Zuidas’, looking at the district’s tremendous growth and development over the past 25 years. Although Zuidas has seen a wealth of construction in recent times, the biggest developments are still to come. Discussion during this afternoon gathering covered housing, vibrancy, accessibility and liveability, as well as exciting cross-overs between living, working, studying and leisure, and lots more. After the event, we interviewed four participants to find out how they would put a vacant building to use, if given the chance. Maybe local property developers can borrow inspiration from their unique wishes and perspectives on Zuidas!
Claudia Heimensen Provast“I would devise a new mixed use for the building. I think a blend of existing ideas with more inner city functions. It would create a lively and varied environment where people can live, work, and spend their spare time, and also offer good prospects for both area residents and workers.”
TCA
“I think it is important for everyone to have equal opportunities, which goes beyond just putting up residential neighbourhoods. It’s also about creating recreational options. By that I mean things like after-school care and sports facilities, but also – and maybe this sounds a bit odd – spaces for relaxation, like massages. It would be nice to aim for a multi-purpose building that meets a range of needs in our community.”
Anton: “I think it would be great to a have a buzzing creative hub here, where everything centres on creativity. A place that joins advertising and TV production, maybe. There are loads of companies that belong to another sector in Zuidas, so it would be nice to combine that with the creative world. Something like a pop-up hub.”
Emiel: “I would say start-ups and smart partnerships are important. If it’s an office block, you wouldn’t have to do a whole renovation. Sometimes, a desk is all you need. For start-ups, having access to big companies and opportunities for growth is key.”
“I would go for a temporary use, which would not only be functional, but could absolutely also have a powerful social impact. It would be purposeful and practical. But all that can be tricky. At Zadelhoff we’re currently working on the redevelopment of the Slotervaart hospital, and what is so unusual about this project is the dynamic ecosystem that makes it perfectly situated for commercial growth as well as being a seedbed for collaboration and innovation. I can picture something like that in Zuidas, with organisations reinforcing each other as well as the community and society.”
CLUBSPORTIVE & RENESSENCE
An investment in yourself that pays off
You can only work hard if you take the time to recharge. On Gustav Mahlerlaan you can do both, at Clubsportive’s fitness studio and Renessence, a space for radical self-care and deep healing.
Clubsportive is a high-end fitness club on Gustav Mahlerlaan in Zuidas. Maree van der Linden has been the club manager there since March last year. “It’s an super inspiring and challenging working environment. There were loads of ideas waiting around to develop Clubsportive further, and we are powering ahead with that now.”
It is all part of a big renovation that’s now underway, Maree explains. The design of the fitness space is being upgraded, the range of equipment expanded, one of our USP’s is of course our 25 meter indoor pool and wellness area where we will also do a renovation in a later stage in 2024. We just tested cooling baths at Clubsportive
and are in the midst of finding our best options for this. Last but not least we plan a renovation of the lounge area into a hybrid working space. That Clubsportive becomes a space where you can work and work-out! In addition to the existing TechnoGym equipment, we’re adding Hammer Strength fitness machines to give members a bigger variety of training options. That’s because Hammer Strength offers more options for isolation exercises so you can train specific muscles or muscle groups in a targeted way.”
Lifelong fitness
Clubsportive is always looking for ways to optimise training and recovery. That also involves a growing focus on longevity. “More and more people are realising that working out has a positive impact on our health and quality of life”, says Maree. “These days, people are exercising less for aesthetic reasons and the emphasis has shifted to lifelong fitness. To cater for that, we are not only expanding our training options, but also adding a recovery zone.”
Clubsportive’s weekly schedule consists of more than 100 group classes, including Pilates, boxing and spinning. People can also book a personal trainer. Maree: “That’s an investment in yourself that really pays off. Training with a personal trainer is a lifetime investment in yourself. This also gives you more knowledge of how to stay fit and healthy.”
Rejuvenate, relax, recharge
Where Clubsportive focuses on physical fitness, Renessence is the place to go for mental relaxation and physical recovery. Renessence is a Wellness Center offering an innovative range of tech-based therapies and treatments to unwind and recharge. From Infrared Sauna, Oxygen Hydroxy Therapy, Cryotherapy, and Magnesium Floats to Ice Baths, Breathwork and Yoga. “Renessence is a place to disconnect from the outside world”, says operations manager Daniela Hurtado. “The moment you step inside, you enter an oasis of calm. The serenity here is a complete contrast to the rush of the Zuidas.”
Renessence believes in Health Optimization and healing from within by combining science, technology, and ancient wisdom. “The treatments we offer act at a deeper level in the body”, Daniela says. “They help to rejuvenate, relax, and recharge your body. Every
visit to Renessence is a journey. You leave our space in a different state than when you arrived.” For maximum effects, Daniela recommends combining several treatments. “It’s nice to come in for just one session, of course, but to get longterm results, we invite you to include the treatments as part of your lifestyle.”
Both Clubsportive and Renessence are popular with companies in Zuidas. “Most of our clients come through package memberships with companies”, says Maree. “Zuidas is ideal location-wise, as employees can easily work out before or after going to the office. The fact that Renessence and Clubsportive are located across from each other makes it easy to combine exercise and relaxation.”
ZUIDAS HOME TOUR
‘The Zuidas is for everyone and that’s fun!’
In the heart of the bustling Zuidas, the family of Yves Gassler – partner at law firm AKD - and Martine Grüdemann – director of development Zadelhoff, live in one of the six Townhouses on Gershwinlaan. Together with their 4 children, Féline (age 19), Fiene (16), Nikki (18) and Boris (14) they make up a happy patchwork family.
Since moving to Zuidas in 2017, Yves and Martine have revelled in the feeling of living in one of the capital’s most forward-thinking neighbourhoods. Despite overlooking a construction site during their first few years here, that didn’t keep the family from loving their new home.
How do your kids like living in Zuidas?
Martine: “Our kids see living in Zuidas as an adventure. They are still very close with their friends, many of whom have also moved to this bustling area.” Another perk for their kids, say Yves and Martine, is that sport facilities and secondary schools are all within easy reach. Yves: “For them, Zuidas is not only a place to live, but a place where things are happening and where their friendships continue to grow and flourish.”
What is your favourite spot at home?
Yves: “The living room is the real beating heart of our home in Zuidas, and the dining table is the central spot where wonderful memories are made. And, come summer, when we open the sliding doors, the living room transforms into an indoor-outdoor paradise. We have a lovely time barbecuing with the whole family, surrounded by the warmth of home and the fresh air outside.”
What’s your favourite spot in Zuidas?
Martine: “Our favourite spot has to be the restaurant Limon, where we regularly go for a nice meal. But our own place is also among our favourite spots to be. It’s where
we all hang out together; it’s the nucleus of our family life. Also right up there was the unexpected adventure of skating on natural ice right on our doorstep in Zuidas. That is a memory we really cherish.”
For Yves, Zuidas is also more than just a place to work. “Navigating this innovative neighbourhood on my bike is a breeze, and everything is easy to reach. It’s a luxury to be so flexible and not at the whim of traffic. I can be at the office in less than three minutes, and if I ever need to stay home for any reason, it only takes a moment to arrange.”
Are there any drawbacks to living in Zuidas?
For all the perks of living in Zuidas, there is one aspect that Yves and Martine call a challenge. Martine: “The lack of green in our street, but we are doing some things to fix that ourselves!” Yves and Martine also know that the City is working to make Zuidas a greener place.
What do you hope the future holds for Zuidas?
Martine: “We certainly see possibilities for Zuidas to become even more vibrant in future. More green spaces definitely top the list. The Symphony square is regularly used as an event location, but how great would it be if things like petanque tournaments could be organised there? Also the Boelegracht as recreational water area would be nice. An attractive spot
with clean water that invites you to take a refreshing dip and relax. That would be a lovely oasis in Zuidas.”
How do you envisage your future in Zuidas after the kids leave home?
Yves: “I think it is a really amazing place to go on living. Once we really get older and are less mobile, we may be able to install a lift where we live now.” Yves and Martine would prefer to stay in Zuidas, and say a nice apartment could be an option, too. Yves: “We also have a boat off the Schinkel, so you can hop on your bike here and be there in four minutes. That’s brilliant to have and offers a nice counterpoint to the lack of greenery here. We absolutely cannot imagine ever wanting to leave Zuidas.”

LEGAL
“I would highly recommend a job at a law firm at the Zuidas”
After obtaining his law degree from the VU Amsterdam, Camiel Rameckers became a fully qualified lawyer at Stibbe, specialising in corporate law. We asked him how he started on this career path and what he thinks of the Zuidas as a working environment.
Camiel took the first steps in his career with a bachelor’s degree in tax law from the University of Amsterdam. “It was a very large programme and you were assigned to different tutorial groups for each course,” Camiel recalls, “which made it all rather anonymous. Especially during Covid, there wasn’t much interaction among students anyway. That didn’t bother me too much because I’m from Amsterdam myself and I already had a fairly large social network there. But, after my bachelor, I wanted a programme that was smaller.”
He decided to do a master’s in corporate law at the VU Amsterdam (called “Corporate Law at the Zuidas”). “The subjects that interested me most during my bachelor’s degree were in private law, contract and corporate law in particular. I also wanted an education with a tangible link to practice”, Camiel continues. This is exactly what distinguishes the Zuidas Master’s in corporate law from other programmes. The programme is closely linked to practice through partnerships with renowned law firms at the Zuidas. “We regularly had guest lectures from lawyers
at the offices of the affiliated law firms. Hearing about case law from their own practice brought the subject matter to life. In addition, we also got acquainted with the differences between the various law firms at the Zuidas.”
In his element
After graduating from VU Amsterdam, Camiel did internships at four different law firms to get to know the various practice groups within the field. In the end, he applied for a job at Stibbe because of their expertise in public mergers and acquisitions. “There is a lot more regulation involved in public M&A, which interests me”, Camiel says. “Stibbe has a special position in this domain and is involved in many of these types of transactions. I also wanted to work there because of the people and the nice working environment. I felt very much in my element.”
As a lawyer in Stibbe’s Corporate/M&A practice group, Camiel is involved in advising on mergers and acquisitions of listed and unlisted companies, as well as on governance issues. “My work requires
in-depth knowledge of contract and corporate law, but strategic insight and market knowledge are also crucial when advising clients.”
Added perks
Stibbe’s Amsterdam office is located on the Beethovenstraat, and with all the perks it offers, Camiel spends a lot of time in the area. “The facilities at Stibbe are great”, Camiel says. “I can have breakfast, lunch and dinner at the office if I want. There are drinks after work with colleagues every Friday afternoon, which is a nice segue into the weekend. To work out, I can just cross the road to the gym, where a TrainMore has recently opened.”
Camiel says he would in general definitely recommend a job at a law firm at the Zuidas. “I really enjoy my job and think I can learn a lot here. However, you do have to be genuinely interested in the work, otherwise you probably won’t last. If you find out that you don’t connect with the subject matter during your studies and internship, I would advise you to reconsider your choice.”
The British School of Amsterdam: role models in a tight-knit international community
The British School of Amsterdam wants to spotlight four special students who are pursuing an impressive list of extra-curricular activities while working towards a bright future. Szabo, Bruggink, Aamer and Burmistenko all have one thing in common: they are grateful for the opportunity to take on leadership roles and for the open outlook their diverse international school community has given them.
Role models
“The people are the best part of The British School of Amsterdam”, Burmistenko says with a smile. The tight-knit community is a safe space where everyone can share their voice and push for change. Bruggink: “Asking for advice or feedback is never scary because the relationships are great.” All four students come from different backgrounds but share the same strong drive to contribute. Szabo is on the Model United Nations (MUN) board as Communications Deputy and CoEditor-in-Chief of the school’s Humanities magazine, Havenstraat Journal. Bruggink has been student council representative for three years, serves on the Well-being Prefect Committee and is one of the Secretary Generals of the MUN. Aamer is one of the Head Students and leads the House Committee. Burmistenko is on the Eco Prefect Committee and is Co-Editorin-Chief of the Havenstraat Journal, with
Szabo. “It’s great to be a role model for our younger students and inspire them to do the same”, says Aamer.
Student-led initiatives
“Students are ultimately the ones who know our school best”, Szabo underlines. Students at The British School are divided into House Groups in which all the years are combined. Aamer plays a key role in bringing the different years together. “We have organised House quizzes, picnics in the park, competitive games and even a basketball match to raise money for Children in Need. Each House has its own colour and mascots which gives the students a sense of identity and belonging.” A proud accomplishment last year was the first issue of the Havenstraat Journal, a Humanities magazine covering Politics and History in which Szabo and Burmistenko took the lead. “Fourteen students contributed to the first issue”,
says Burmistenko, “but, after the school assembly, we managed to get over thirty on board for the second issue”.
MUN debates
The Model United Nations offers a space to train debating and public speaking skills while also learning about the world and current issues. This year, the MUN board chose ‘establishing paths towards global security and peace’ as its conference theme. According to Bruggink, “This is a great opportunity for beginners as everyone gets a chance to speak. After the board selection, the whole event is student-led”. Szabo concludes: “There are so many ways for students to express themselves, and that’s what makes this school so great.”
HELLO ZUIDAS ORGANISES MEETING ON EROTIC CENTER
What are our members’ opinions on the possible establishment of an Erotic Center (EC) in Zuidas? On Thursday, January 11, Hello Zuidas hosted a round-table discussion on the Erotic Center at the Crowne Plaza Hotel. The purpose of this gathering was to provide answers to questions from the members.
For this occasion, Hello Zuidas invited Pierre van Rossum, Director of Public Order and Safety of the City of Amsterdam, as a speaker. Olivier Otten, Director of Hello Zuidas, acted as the moderator.
“There are concerns about this project in Zuidas,” he introduced the meeting. “Hello Zuidas is also critical and has questions about this project. We are a public-private organisation; how do we deal with such a complex project? Hello Zuidas wants to be a guide to all the possibilities that exist.”
Monster Alliance
Several organisations have already united against the establishment of the EC in Zuidas under the banner of the Monster Alliance. There are now 40 parties, including the RAI, ROC, and Nhow hotel, among others. The Monster Alliance has drafted a
manifesto and a petition. The contact person for the Monster Alliance is Martijn van Koolhoven. Parties can join this monster alliance, and inquiries can be made to Martijn Koolhoven via martijn@koolhovenenpartners.nl
Red Light District Approach
After this introduction, Van Rossum took the floor. The Director of Public Space and Safety explained why the municipality wants to do this. Since the 1980s, the municipality has aimed to address the situation in the Red Light District. This happened in three phases. Initially, the focus was on reducing drug dealing and user-related disturbances. Then the emphasis shifted to reducing crime and reversing the area’s degradation. Since 2018, with the arrival of Mayor Femke Halsema, the municipality aims to reduce the nuisance caused by mass tourism in the Red Light District and enhance the area’s livability. “From that perspective, the idea for an EC was born,” explained Van Rossum. “The appeal of Red Light District tourism must diminish. To achieve this, the broader ‘City Center Approach’ was developed, with window prostitution being one part of it.”
Location Choice
The municipality wants to reduce the number of windows in the Red Light District: the plan is to close 100 windows. “But not without offering a safe alternative to sex workers. That alternative is an EC,” said Van Rossum. This process runs from 2020 to 2030. It started in 2020 with eight intended locations, which were reduced to four search areas in 2022. Late last year, the council chose to proceed with the Europaboulevard location. Van Rossum explained the considerations of the council in choosing this location next to the A10 and the Amstelpark. “After discussions with market parties and stakeholders, an impact analysis Zuidasdok, and a mobility scan EC, this location emerged as the one with the best opportunities and the fewest drawbacks.”
High-Quality Establishment
Van Rossum outlined the future EC. “We expect around 4,500 visitors per day. The EC will have 100 spots, and 100 windows on the Red Light District will be closed. The EC will be of high quality and will have a strong connection with the cultural sector and the LGBTQI+ community. There will be no coffee shops. The plan is for the EC to be operational in 2031.”
Next Steps
There is now a preliminary decision from the council on the EC. What is the next step? “If the city council approves, then
the development process begins, and residents and other stakeholders can be involved. The municipality will not be the investor or operator,” emphasized Van Rossum. “Market parties will handle this.”
The city council organised a (lengthier) public input night on February 1. On Thursday, February 15, the topic has been discussed in the committee on General Affairs (AZ). During this meeting, it emerged that a majority of the political parties are in favour of the intended location of the erotic centre near the A10 South. In March, the city council votes on the preferred location during a council meeting.
Anything is Still Possible
Despite all the attention and controversy surrounding the EC, there is still a chance the plan may not proceed. “It’s a project with 30 to 40 million euros in development costs by market parties. There are several decision-making moments where it might not go through. The city council, for example, can say they are not in favor,” Van Rossum told those present. “Then we have to start again. If given the green light, parties can object according to the formal procedure, and it goes to court.”

Uber for Business: building trust and strengthening relationships
Last year, Uber established its EMEA headquarters in Amsterdam Zuidas’ vibrant urban campus, Tripolis-Park. With operations in 71 countries and over 10.000 cities, Uber clocks up 24 million rides a day. Kim Ruiter has been country manager for Northern & Eastern Europe for two years. She is keen to show Zuidas that Uber is an open company and believes that their focus on sustainability and reliability can play an instrumental role in the district. Kim: “Our mission is not only to increase awareness about Uber for Business, but also to invest in building our reputation and trust in services.
Contributing to a greener future Uber for Business is always in search of more sustainable solutions and ways to serve customers more efficiently. “Our service gives your organisation more control, deeper insights and features tailored to enterprise users. Using this tool, you can track employees’ business travel and meal programmes on a single dashboard. For example, our Uber Eats programmes gives employees a pre-set budget that they can use to easily order meals at the office. This is a great way to prevent food waste. We are always striving to provide more sustainable solutions and efficient services for our customers. And we’re continually improving
the availability of the catering options and taxi services to ensure they meet our customers’ needs while contributing to a greener future as well.
Relocation to Zuidas
Kim says the company’s 1.000 employees in Zuidas are happy with their new home base. This new HQ even has space for 2.000 employees. “Uber arrived in Amsterdam ten years ago and we have evolved and grown with the city – supporting earnings opportunities for thousands of people, making industry-leading commitments on sustainability, and building a top team that leads our business across EMEA. Our new
The Uber for Business platform helps companies manage, track and report on their business travel. Upgrade your company’s business travel by automating trip expenses, monitoring employee usage and reporting CO2 emissions, all from a single dashboard.
HQ embodies where we want to be as a company. It’s greener, accessible and gives us room to grow. This great city has been a great home for Uber and we want to play our part in setting it up for success over the long term. I can see that my colleagues really like this area. We take a walk around the nearby park almost every day with the whole team Uber for Business. Our team and I are always open to working with new companies and to looking at how we can help them achieve their sustainability goals while continuing to meet their mobility and catering needs.”
REAL ESTATE SPECIAL
Amsterdam Zuidas is working with developers and contractors to build a completely new urban district, and numerous construction projects are contributing to this. What started out as mainly an office location for leading companies has grown into so much more. Today, Zuidas is a unique district in its own right, where working, living and leisure come together.
Curious about developments in Zuidas? Visit the Amsterdam Zuidas Information Centre. The central attraction is a big scale model of the entire project area. One of the attendants would be happy to take you through all the developments and zoom in on your areas of interest. One of the iconic buildings in Zuidas is CROSSOVER.
CROSSOVER: SUSTAINABLE HEALTHY URBAN
The CROSSOVER building was completed in the area known as Kop van Zuidas last summer. It is a spectacular, future-proof addition for the neighbourhood and its users. Hendrik van Duijn, asset manager at Equity Estate Group, and Raymond Stijkel, development manager at AM, talked to us about the building’s high standard of construction, centring on the core values of sustainability, diversity and involvement.
“CROSSOVER is a mixed-use project with offices, the wonderful Showw restaurant, 120 social rental housing units, two community spaces and a parking garage. With this and other developments, Kop Zuidas is transforming into a dynamic residential and office location”, Raymond enthusiastically explains.
Diversity
The prime location is one of the main incentives for tenants to establish here, emphasise both men. The motorway to Schiphol Airport is around the corner, Zuidas and central Amsterdam are within walking distance and there are direct rail and metro links. CROSSOVER’s mix of uses makes the building itself an attractive business location, Raymond says. “Most of the offices have already been let to a variety of companies: Pinsent Masons, STX Commodities, Riverty and the international hub of BDR Thermea. Only two office floors are still available, which means companies that are interested could reach out to us or the letting agents DRS and JLL. Hendrik
adds that, “The building also has two community units for an oral surgeon and an orthodontist. And we have developed 120 starter homes with Lieven de Key, which is a wonderful asset for the city and Zuidas.”
Paris-proof
The sustainability level was ambitious right from the drawing board. “I think we have been very successful in achieving the original plans in terms of sustainability and setting a high bar for future developments. The terraces adjoining all the office spaces are a particularly unique feature.” And, Hendrik notes proudly, “The building has an A++++ sustainability rating, and
CROSSOVER is currently aiming to receive several important certifications, such as a BREEAM-NL Outstanding certification –which is unique for a mixed-use building in the Netherlands – and a WELL certification, focusing on the health and wellbeing of occupants. The lighting, for example, is continuously regulated by means of daylight”. Elements that make the building future-proof include solar panels on the roof, a geothermal energy system and a rainwater capture system on the terraces that supplies water to the gardens or slowly releases it into the sewerage system. All of the above makes the building both EU Taxonomy and Paris Proof aligned and ready for the future.
Mobility hub
In addition to the perfect location and wealth of local transport links, the building also responds to mobility needs. CROSSOVER has partnered with MyWheels to provide shared mobility. “Using an app, tenants can easily book one of the shared cars facilitated in the car park”, Hendrik explains, to which Raymond adds that, “There is huge demand for mobility hubs, so the cars are also available to external users on a subscription basis”.
Restaurant Showw
Last December, the dynamic duo of top chef Dorus Floris and culinary master and acclaimed sommelier Lendl Mijnhijmer opened their first restaurant in the new CROSSOVER building, Restaurant Showw. They both left Restaurant Bougainville in Hotel TwentySeven after working there for five years. Dorus Floris: “On 15 February, Restaurant Showw was open two months. Showw offers comfort on your plate, in your chair and at the table. It’s not too formel, it looks chic, but we want to welcome everyone. The quality level is high. It’s fine dining, but the dishes are really beautiful and rich. At Showw, everything revolves around preparation, techniques and flavours.” Lendl: “We want Showw to be a restaurant that’s always full and that has its regulars. We value the people who have visited several times already. That is very important to us. Service, food and wine are what come first here.”
Showw is open from Friday to Monday, and for lunch on Sunday and Monday.
Happy with the area and building UK law firm Pinsent Masons and commodity trader STX are both happy tenants of CROSSOVER. Wouter Seinen, partner and Amsterdam office head at Pinsent Masons: “We intentionally chose this area because we feel it is important to be connected with the people of Amsterdam. Here, we are on the seam between the Rivierenbuurt and the heart of Zuidas. The social and human dimensions of this location are very interesting for us, and the fact that this is one of the most sustainable buildings in Amsterdam was something that appealed to us as well. Besides offices, this building also provides appartments for
young ‘starters’ who live in a strong community, which I find enriching. We are seeing the neighbourhood come alive more month by month, with new cafés and restaurants opening and more and more green spaces.” Martin Straver, Chief Operating Officer of STX Group: “STX’s move to CROSSOVER underscores our commitment to sustainable growth and energy efficiency. Its sustainability performance closely aligns with our own sustainability goals and ambitions. We are proud to call CROSSOVER our new office, a space that not only aligns with our advocacy of sustainable business practices, but also sets a benchmark for our employees’ well-being.”

HOUSE-HUNTING IN NEW YORK CITY WITH CHARLOTTE AND MARYSE
Charlotte Kooiker and Maryse Hofstee began their respective careers in the Dutch residential real estate market in Amsterdam. However, several years ago, chance brought them both to New York City and they decided to translate their real estate expertise to The Big Apple. Leveraging their European experience turned out to be a wise decision as both Charlotte and Maryse found immediate success helping many transplants like themselves find a place to call home in New York.
Recently, this dynamic Dutch duo joined the Fava Team at Compass, working alongside industry veteran Scott Fava while leveraging Compass’s advance technology with their international experience to provide clients with unparalleled, worldly and well-informed decision-making.
Maryse found herself interviewing with real estate firms and with a decade of experience, quickly landed a job. She met Scott Fava, a venerable real estate broker with over 20 years of New York success. This serendipitous meeting paved the way for her collaboration with Charlotte and setting up shop at the prestigious firm Compass last year. With Charlotte her prior
experience in the real estate market in Amsterdam, Charlotte knew she needed to work diligently to master the ins and outs of New York City over the past five years. Her transition to join the Fava Team is a testament to her unwavering passion for every aspect of real estate, particularly the fulfillment of making people feel at home in a new part of the world.
Partnership
Maryse met Charlotte in the vibrant embrace of the local Dutch community that sparked a partnership that redefines real estate synergy. ‘’There isn’t such a thing as this kind of a collaboration between brokers on each side of The
Atlantic for people relocating from The Netherlands to NYC, it just made sense’’ Maryse explains.
“The Dutch Brokers,” as they are fondly known around the office, are the perfect pair to guide prospective clients in and around New York City. The Dutch Brokers work with both individuals and companies, including employees working at NautaDutilh, Adyen and EY.
Complicated process
The biggest difference in finding a place to live in New York City versus Amsterdam, apart from price, is the wide variation in housing categories and rules that apply. “New York City has all kinds of different types of real estate, including rental units, condos, co-ops, multi-family homes and townhouses. Every type of building has its own rules”, Charlotte explains. “A condo or co-op has a board, who decides whether you qualify for either renting or buying. It’s
Facts
The Fava Team has served over 1000+ sales and rental clients and closed over $500M worth of deals.
Charlotte is highly experienced in the New York and Connecticut markets and licensed in both States. She has completed countless deals in both states with great success.

imperative to find a trusted adviser who knows exactly what a board is looking for. You’re expected to provide an extensive package including letters of reference and a background check to establish your creditworthiness. Most Europeans don’t have a US credit score when they move to The States, and that makes it difficult - but not impossible - to get financial approval.’’ Maryse emphasizes the trick is to provide the proper alternatives to the owner or managing agent who makes these decisions.
“A whole new world of bureaucracy awaits you,” Maryse jokes. “We are both real estate broker and tour guide to our clients from the very first meeting to their eventual move-in. Our clients can rest assured that the process will be finalised smoothly, simple and stress-free.’’ Having experienced the challenges of relocating with their own families, they can relate to what clients need. ‘’We deeply understand the importance of finding the right home,
as well as the significance of factors such as good schools, reliable transportation, and a sense of safety. Charlotte is very well connected and always the first to know about upcoming listings.”
“We show you the options within a given budget and the monthly costs you need to factor in. New York City can be overwhelming, but I always take clients on a tour of Manhattan to acclimate themselves,” Charlotte explains. “In New York you choose a neighborhood rather than just a house or an apartment. I show them what makes each neighborhood unique, and also how to get around in The City. I love helping my clients find not just a new place to live, but a community.”
Working together remotely
Maryse will be back in the Netherlands this May, where she’ll be working as a registered broker (RMT). They will carry on working together remotely. Charlotte will continue
to be the trusted guide and adviser of new clients moving to The States within the Fava Team, while Maryse will be the bridge to and from Amsterdam and New York. “People can meet with me at an early stage before the big move, and I will be able to bring them up to speed on all the arrangements they need to make. It helps to do some groundwork,” Maryse said knowingly. “Many people also have a house in the Netherlands that they want to rent or sell. We can help with that, too. We are multi-faceted in what we do, and our work is specifically tailored depending on what each individual client needs.”
DISCOVER ZUIDAS IN YOUR HOME: “Total4Living Amsterdam makes creative connections”
In the dynamic world of interiors, Hiske de Jong, interior designer at Total4Living Amsterdam, devotes her expertise to advising on complete interior and numerous designs. She shared with us how her passion for perfection and creativity led to a unique collection inspired by the architecture of Zuidas. Specialising in bespoke furniture and accessories, Total4Living creates interiors perfectly tailored to individuals wants and style.
Total4Living and Zuidas
“We have our own collection, which is now evolving into a full-fledged brand. Part of this home collection is inspired by the different shapes of the buildings in Zuidas. We supply these pieces to any desired size. Sofas with names like George, Gustav and Valley are part of this collection and of course are inspired by these iconic buildings in Zuidas”, Hiske says by way of introduction. Total4Living Amsterdam has a rich track record of designing interiors for apartments in Zuidas. And what better, asks Hiske, than to build on that valuable connection? “Every piece of furniture has its own story and character. For example, our Valley dining room set features a
splendid pattern that echoes the forms of the Valley building.”
Vibrant, personal interiors
In addition to its existing line of furnishings, Total4Living is currently expanding its collection of home accessories. “We are working with an Amsterdam-based supplier to develop a collection of fully customisable lamps as well as cushions and poufs”, Hiske says. “They are all custom-made for us, and the lampshades can be supplied in any fabric or wallpaper.”
Total4Living prides itself on being on keeping ahead of the trends. “Rather than working with seasons, we look at what we

We aim for production in the Benelux in order to guarantee short lines and practical delivery.” Total4Living also encourages individual expression in interiors. “Everyone should feel free to pursue their own style”, Hiske emphasises. “We are seeing increasingly bold combinations of prints and colours and that gives interiors so much more vibrancy and personality. We love that!” Total4Living
“MOVING IS STRESSFUL ENOUGH, WE ARE HERE TO MAKE THINGS EASIER”
Conveniently located in a quiet residential neighbourhood in Amstelveen, Htel offers serviced apartments where expats have all essentials within easy reach. From international supermarkets and restaurants serving ‘food from home’ to international schools and sports clubs. After some twenty years, the building recently underwent a major renovation to make it future-ready. We learned more from Oscar Persoon, deputy director and head of the leisure division at Htel’s parent company Cobraspen Group, and its hotel manager, Sofie Bent.
According to Oscar, Htel gives expats a true soft ‘landing’ in Netherlands. “You have enough to acclimate to: the lovely Dutch weather – if you’re lucky – a challenging job or project and the customs and ways of communicating your Dutch colleagues have, that are sure to be just a bit different from what you’re used to. At Htel, we understand that and make sure you’ll quickly feel at home.” Sofie adds, “We have spacious, airy, fully furnished apartments, so all you have to do is unpack your suitcase. Everything you need is here. Our hotel services take care of cleaning and bedding for extra comfort. And another big advantage is that parking is free.”
Spacious facilities
Htel has a 24-hour service desk that assists expats with any questions they have and always has time for a friendly chat. Sofie: “In addition, we have a range of facilities, including a laundromat, gym and wellness
area that our guests can use free of charge. We also have a large, spacious lounge area where you can get coffee and tea and sit down to work or meet other guests. We regularly organise informal drinks for guests to get to know each other and build up a network here in the Netherlands.”
Stressful time
The Htel staff believe in offering expats the most comfortable landing they can. “Moving to a new place is stressful”, Oscar knows, “and immigrating to another country even more so. We make every effort to give guests a warm and welcoming ‘home’”. Sofie: “That’s why we also lend a hand with municipal registration procedures, so that guests can apply for a bank account and personal ID number, as well as offering tips about where to do your shopping, local GPs and dentists and the best school for your kids.”
Major upgrade
Htel recently invested considerable energy in a large-scale renovation. “Actually, the renovation was closer to a new building project”, Oscar explains. “It was stripped down to the concrete shell and the apartments were rebuilt from scratch. Thanks to this renovation, Htel can continue serving guests and clients on into the future. Sustainability is no longer an ambition for us, but a fact. It is embedded in our DNA. The apartments are energy efficient and have gone from a C to an A++ energy label. With these new apartments, we can meet the high expectations of the international employers, employees and clients we serve, both now and in the future. Our team is ready to make guests truly feel at home.”
ARCHITECTURE
APOLLOLAAN
The Apollolaan 171 office building sits in a neighbourhood defined by the decorative brick architecture of the Amsterdam School, and most notably the architect H.P. Berlage. With a transparent glass façade reflecting its expansive surroundings, the building forms a contemporary counterpoint to the local early twentieth-century building style.
Like yin and yang, Apollolaan 171 blends past and present in harmonious equilibrium and both caters to urban needs and brings a characterful addition to this unique part of Amsterdam Zuid.
Fine brickwork on the rear façade makes a delicate and subdued addition to a neighbourhood beloved for its rich history. The custom-designed bricks create an ornamental woven effect that integrates beautifully with the historic Amsterdam School architecture. This side of the building is staggered at several levels, creating terraces that are planted with leafy greenery.
On one of the most prominent corners of the Apollolaan, where the main entrance for 171 is located, the façade consists of glass plates interlocking like puzzle pieces. The transparent glazing gives the building an open and inviting feel and lets in plenty
of natural light. Inside, the green marble finishing in the lobby and central hall forms a stylish compliment to the green, treelined avenue outside.
Interior
Typical for Apollolaan 171 is the rich incidence of light. This gives the office floors a friendly and spacious appearance. The climate ceiling also ensures an optimal climate. All rooms are quiet, energy efficient and can be cooled/heated. Taking into account the incidence of light and the climate ceiling, many layout variants are possible. Compared to other high-quality office buildings in Amsterdam, Apollolaan 171 is a high-quality, efficient and flexible office development for both a traditional and a hybrid working environment. With a relatively high density, it suits both single as well as multi-tenant situations, without a high investment in the installations being required.

When she finally returned to the Netherlands, enriched by experience, she joined Housing Group as head of Revenue and Channel Management and head of the booking team.

Housing Group assists business clients seeking apartments for short, medium and long stays. “Internationals often have a hard time getting housing because they don’t have the required documents or payslips”, Lisette explains. “I had the same experience when I got back from Colombia. And I’m Dutch! For professionals coming here from other countries, it’s even more complicated.”
Corporate Housing Factory is for companies that need accommodation for their employees relocating to the Netherlands. “We work a lot with multinationals that book temporary housing with us.” Lisette continues, “They may have employees
coming to the Netherlands for relocation, a trainee program or on project basis, for example.” Corporate Housing Factory has apartments for internationals in Amsterdam, Rotterdam, The Hague and Eindhoven. “But if a client is looking for a place in another city, to give them a soft landing when they arrive in the Netherlands, we can help with that, too”, she assures. “Our ServicedApartments.nl label connects clients with one of our housing partners. The reputation and network that we have built up over the years serve us well. If we connect clients to a reliable accommodation partner, they know it is a solid lead.”
Where Corporate Housing Factory specialises mainly in short-term accommodation, their newest label, Corporate Housing Living, is tailored to longer stays. “It completes our portfolio. When you blend all our labels together, the net result is that we’re able to service any company or individual (business) traveller coming to or travelling through Europe throughout the entire cycle/purpose of stay.”
Developing strategy
The biggest challenge is optimising the Sales and Channel strategy, says Lisette, who has a leading role in developing that strategy. “Since we operate three separate
labels, we need to make sure clients are funnelled into the right one. We’re taking an increasingly scientific approach to this now. For instance, we analyse who is booking, where and why. In the period ahead, we aim to improve consistency across all our labels to support ongoing growth. It’s also important that everyone knows their role in the client journey. I’m at the head of the department, but our success is a team effort between sales, marketing, bookings and service.”
Community driven
As well as serving corporate clients, Corporate Housing Living also contributes to social projects. “Just recently, we received a specific request to fill an apartment complex with essential workers”, says Lisette. “It wasn’t easy, but definitely something we want to do more of in future. We are always ready to help anyone.”
Meanwhile, the company is also branching out internationally. For example, ServicedApartments.nl is operating in Belgium now, Lisette says, “and the number of incoming requests keeps growing. Looking ahead, our ambition is to expand our offering across all of Europe.”
VEBEGO WORKING TO MAKE AN IMPACT IN ZUIDAS
Vebego provides facilities services to corporate clients while at the same time enabling employees to take part in society. As well as practical support, the family-owned company also offers advice on property development issues and how to achieve ESG goals. We talked to COO Mark van Haasteren about Vebego’s mission.
Mark van Haasteren started his working career as HRM director at what used to be the Dutch chemicals company DSM. After a few years he made the move to Libertel, a telecom startup later acquired by Vodafone. “It was amazing to build a telecom company from the ground up”, Van Haasteren recalls. “But, as the organisation grew, it also became less personal.” Van Haasteren was recruited by Q-Park to optimise their customer experience. After 15 years of loyal service, he left the property company to accept a new challenge at Vebego.
Recognition
Vebego is specialised in facilities and healthcare services. “What attracted me to Vebego is the company’s mission”, says Van Haasteren. “That is, how can we create as many meaningful jobs as possible
for people who struggle to be able to participate in our society? The ambition is not to make as much profit as possible, but to do something for society and to build a healthy company for the next generation.”
Vebego supports business clients by providing specialised services. “Our employees tend to work in the background and are hardly visible, but they do work that is crucial in
healthcare, facilities management, cleaning, personnel services and landscaping”, explains Van Haasteren. “That motivates me to get them the recognition they deserve.”
Property development advice
Property managers often don’t contact Vebego until after development is finished. “I would prefer to be involved earlier in the process, because then we can advise on the design”, Van Haasteren points out. “With our inhouse expertise and experience, we can help you build a building that is easier to maintain, which ultimately pays off in efficiency and saves on maintenance costs.” Van Haasteren dreams of what he dubs a ‘Vebego Inside’ certification, providing an assurance that all aspects of a building have been thought through: “a verification of a property’s quality, service and value, if you will.”
Social objectives
In addition to this, Vebego can also help companies achieve ESG goals. “In Zuidas, you have a lot of finance-related companies, for example. They mainly employ people in the higher segment of the labour market, as a result of which these companies have trouble or difficulties in fulfilling the ‘S’ of their ESG objectives”, Van Haasteren says. “We can help them with this by matching them with people who are disadvantaged in the labour market in some way. We also want
to actively bridge these two worlds. For example, by having cleaning teams work during instead of after office hours. An added advantage of this, is that it creates a sense of shared responsibility for keeping an office tidy.”
Rebranding
Until recently, Vebego’s subsidiaries operated under different names. That is changing now, with a rebranding campaign in the works. According to Van Haasteren, “This will make Vebego more visible both in the jobs market and for clients. We want to become the top-of-mind market leader. Our newly opened office in Zuidas, in the corporate heart of the Netherlands, will help us to do that. Many companies in Amsterdam were still unfamiliar with Vebego, but that’s starting to change now. Our brand awareness has grown tremendously, the number of contracts with Amsterdam-based companies has increased significantly and more and more companies are seeking our advice on the ‘S’ of ESG.”
THE
COD is developing The Newton at the particularly attractive Kop Zuidas. Here, stateof-the-art urban living is combined with green and accessibility. The Newton refers to “light”. The triangular shape of the building has its origin in capturing as much sunlight as possible into the 101 apartments, which are positioned around the green roof terrace to enjoy nature in the middle of Amsterdam. The Newton was designed by Diederendirrix architects and has a total gross floor area of 12,000 m2.
Green roof Terrace
The Newton has its own year-round green roof terrace full of plants and trees, carefully designed by Felixx Landscape Architects and Planners. Large plant holders on the various terraces ensure a green view from the apartments. This way, residents enjoy nature in the middle of the city. The high 2.9 meter ceilings and slim framed, almost floor to ceiling windows guarantee a stunning view and provide beautiful daylight entering the apartments.
Location
Kop Zuidas is a unique location within Amsterdam: cozy shops and restaurants around the corner in the Rivierenbuurt area, the nearby Amstel and Amstelpark within easy reach and excellent accessibility for bicycle, public transport and car. The 101 modern and energy-efficient apartments vary from approximately 46 to 110 m2. The triangular shape creates a unique and recognizable commercial space of 175 m2 on the ground floor at Hogelandplein. Surrounded by city and green, The Newton combines essential elements of modern living.

THE FUTURE OF ZUIDAS
Discover the vibrant future of Zuidas!
During an inspiring gathering about ‘The future of Zuidas’ on Monday 5 February, participants discussed this district’s incredible growth and development over the past 25 years. But the best is still to come! Zuidas urban development supervisor Paco Bunnik gave us a sampling of plans for the future and how they fit into the big picture for Amsterdam.
Zuidas is best known as Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out. Many businesses have also discovered Zuidas, and with their arrival, the district has added a wide range of services and amenities, including shops, schools, fitness centres and places to drink and dine. Powering each of these establishments are entrepreneurs and employees with their own special, personal stories that we’re eager to share with you.
MEET THE...
REAL ESTATE AGENT MAURICE VAN DER KROFT
Maurice van der Kroft discovered his calling as a real estate agent and has years of experience in the dynamic property world. We talked to him about his personal journey and vision on the profession. Maurice started working in real estate in 2003, at a time when the sector revolved around not only buying and selling properties, but above all on building relationships and providing trustworthy, personal service. “My mother saw fairly early on that I was made for a career in real estate. Propelled by her intuition and enthusiasm, I rolled in that direction and never regretted it.”
Zuidas career
Maurice van der Kroft has had an interesting journey in the property sector, continuing his career specifically in Zuidas at Broersma Makelaardij, where he headed the newbuild department and was involved in some exciting projects. “One of those projects
concerned buildings in Zuidas, including Symphony, that were part of the infamous Philips pension fund. My colleagues and I saw the potential there. We decided to convert the buildings to serve a diverse target group of expats, investors, empty nesters and young professionals”, recalls Maurice.
Despite the challenges of the 2008 global financial crisis, the property market remained stable. “But my colleagues and I didn’t want to sit around. We worked hard to promote our residential stock and managed to attract investors. That was how it all started”, he says. “It was an exciting but also extraordinary time. Before long, everyone in Zuidas knew me. The fact that people saw me every week at local events or the Friday lunch breaks – where young professionals were invited to come along for sandwiches at unique locations –actually turned out to be the most effective form of marketing. People kept coming back and got more interested in buying
a place themselves, or even becoming ambassadors for Zuidas.”
Authenticity and passion
When the credit crunch finally began to ease in 2013, Maurice felt that it was time for a new challenge. “I wanted to chart my own path”, he explains. That path led to the establishment of KNAP Makelaardij in 2014, a real estate agency strategically located on Weesperzijde, a mere stone’s throw from Zuidas. “It was a big step, but I was resolved to achieve my vision and to grow this specialisation in new building projects.”
As well as understanding the market, Maurice says that how you present yourself is key. “I would say it is twenty-five per cent knowledge and seventy-five per cent presentation”, Maurice says. His top tip for prospective property professionals? “Be authentic, be passionate and always be ready to listen to your clients.”
XPEDITE AIDING COMPANIES WITH
IMPLEMENTATION
Co-founder Asaf Gafni shares his insights on the vast potential of AI.
Are you looking to integrate AI into your business but unsure where to begin? Xpedite leads the way, assisting companies in adopting AI applications to enhance operational efficiency and streamline processes. Their unique platform offers educational resources and direct support for implementation, ensuring a seamless AI integration into your business operations.
superior outcomes with fewer personnel resources. It’s effective, cost-efficient and can significantly boost productivity,” explains Asaf. Xpedite has witnessed firsthand the remarkable benefits of AI
tools. “Within just a few weeks, we’ve managed to save considerable time. These are precious hours that can be redirected towards other valuable activities. I foresee a future where numerous operational tasks will be automated by technology,” he states. Beyond enhancing efficiency, generative AI also addresses workforce shortages by automating repetitive tasks. Asaf adds, “AI can lighten workloads, allowing employees to derive
more satisfaction from their jobs and concentrate on more meaningful tasks. This could involve improving customer service or exploring avenues for business expansion.” Xpedite advocates for strategic automation while considering how to allocate the time and resources saved. “We’ve created a dashboard that displays the AI proficiency of each employee, facilitating strategic planning and focused skill development.”
Xpedite offers educational and support services to help companies adopt AI. Clients gain access to an educational platform featuring tutorials, skills trainers and masterclasses designed to demystify AI and highlight its operational benefits.
“Our resources enable individuals to understand how AI can enhance their work,” Asaf explains. “However, understanding AI’s potential doesn’t guarantee immediate application. That’s why we provide workshops and hackathons to support implementation and quantify the outcomes.”
Overcoming hesitations
While implementing AI technology is straightforward, it demands a considered approach. “Targeting the ‘low-hanging fruit’ can yield significant results quickly,” suggests Asaf. “Equally important is addressing any concerns employees might have. Questions about the nature of generative AI and its impact on their roles are common.
We assist companies in building a supportive environment among their workforce to facilitate a smooth AI adoption.” As a proactive user of AI, Xpedite remains at the forefront of AI advancements. “Our direct engagement with AI technology motivates us to stay updated. We continuously monitor new developments, evaluating their applicability.”
Adapt now or fall behind
To date, Xpedite has primarily collaborated with early adopters. Yet, an increasing number of companies are now recognizing that AI is a permanent fixture. “Generative AI holds promise across various sectors. Adopting a waitand-see attitude when it comes to AI may seem like an option, but for businesses aiming for growth and future readiness,
integrating AI is a must. The field is advancing at an unprecedented pace,” Asaf concludes.
Brainstorm sessions
“We host regular brainstorm sessions where we invite business owners to discuss insights on generative AI implementation over dinner. Our discussions cover a range of topics, from staff implications to process optimization with AI. During these sessions we share experiences in integrating AI into business operations,” Asaf concludes. Keen to be part of Xpedite’s discussions? Reach out to Asaf Gafni on LinkedIn and join us during our next brainstorm session!

INTRODUCING! SANDRA HEYMANS
Property Management director and new Hello Zuidas Supervisory Board member
Sandra Heymans has worked at CBRE since 2017 and is a senior director at CBRE Property Management. Sandra works with a diverse team of around 170 ambitious professionals at various stages of their careers. Her main focus is on leading the team and developing strategy and services keyed to creating places that draw people. CBRE does this amongst others primarily through added community management services as part of its ESG strategy.
Challenges in Zuidas
Sandra sees both big challenges and opportunities in terms of area accessibility, liveability and the mix of uses. “I think it will be very interesting to be a part of this, and view the role of Hello Zuidas as being that of a connector, facilitator and communicator in these issues. I expect to be doing a lot with works surrounding Zuidasdok and the planned erotic centre, as well as the redesign and greening of public spaces. Through its events and member meetings, Hello Zuidas is working to build the local community and make the area even better.”
Favourite place
Sandra has many places she loves in Zuidas. “The development of The Pulse makes me very happy, because of the inclusive concept. And the façades of Valley look amazing. But my favourite has to be the Botanic Garden, which I visited for the first time for a lunchtime concert hosted there by Hello Zuidas last summer. It’s a green oasis and so unexpected. A real gem! The concert was great too!”
Message for Hello Zuidas readers
Sandra also has a message for readers of Hello Zuidas: “Come to the Hello Zuidas events and member meetings to meet everyone, learn about each other’s drives and be a part of a growing and active community. Your attendance, ideas and input will make this the best home base for businesses and residents. I look forward to meeting you!” Text:

SUSTAINABILITY
Green living room on the VU Campus: Grand Café LIVING
In the original heart of Zuidas, now officially called the Innovation District, a green oasis has sprung up that is open to all every weekday. Grand Café LIVING is the perfect place whatever the occasion, whether you want to grab a quick coffee, linger over lunch or have a snack while getting some work done at your laptop – and enjoy a well-deserved drink afterwards. Centrally located on the VU grounds, Grand Café LIVING is truly at the heart of the university campus.
Fresh and healthy
LIVING is serious about sustainability, with a menu bursting with dishes that are not only delicious but are also good for you and the planet. Their philosophy is simple: whether working or studying, your brain needs fuel to be at its best. And nothing does that better than bowls brimful of vitamins. Such as a delicious sweet potato soup or a salmon bowl, with a classic treat like their crème brûlée to finish.
Inspiring meeting rooms
As well as being a lovely spot to escape the rush of city life, Grand Café LIVING also has two spaces – the Green Room and Yellow Room – for functions, meetings, celebratory events and birthdays. Their
open layout ensures plenty of space to gather all ideas around the table. The LIVING team will take care of the rest, including coffee, lunch, dinner or drinks and snacks, as well as a projector, LCD screens, flip charts and other essentials. The private meeting rooms can be fully adapted to any needs, from a business lunch to inspirational sessions with theatre seating.
The Green Room accommodates 50-70 people and is furnished to feel like an outdoor setting, but equipped with everything to make your meeting run smoothly. It’s a serene spot for gatherings of all kinds. The Yellow Room takes its cue from the colour that boosts positivity and
creativity. It has standing room for 60 and allows seating for 40.
Easy to reach
Grand Café LIVING is a ten-minute walk from Amsterdam Zuid Station, which has good rail and metro (Noord-Zuid route) links. If you’re arriving by car, you can pop off and on the A10 ring road and there are various parking options nearby. Street parking is free at weekends and after 7pm. All that makes LIVING the ideal place to gather with colleagues or clients from both within and outside Amsterdam.
FINANCE PARENTHOOD NEED NOT IMPEDE CAREER IN ZUIDAS
Parenthood: hurdle on the career path? Not at all, say numerous firms in Zuidas. With a little help, there’s no reason why we can’t combine having kids with an ambitious career.
“There was a feeling of camaraderie, right from the start”, says Sophia Evenhuis, 34 and a lawyer with the law firm of Allen & Overy. “You’re all in the same boat, dealing with the same issues.”
Her colleague Koen de Wit, age 33, nods in agreement. Both took part in the Young Parenthood Programme last year, which the firm has been offering since 2020. Evenhuis is the mother of a young son, De Wit father to a little girl. Led by an external partner, the programme is spread out across three sessions that discuss juggling parenthood, ambition and a demanding job.
Participants are encouraged to share experiences and tips and tricks. “One thing I shared is that you can add your working days to your email signature if you work four days a week”, says Evenhuis. “Or to activate your automatic out-of-office reply on days you’re at home with your little one”, adds De Wit.
According to figures published by Statistics Netherlands (CBS), many employees, and especially women, start working less after having a child. At Allen & Overy, 18 out of almost 400 employees took part in the parenthood programme last year. Not only women, but also men. Asked about the reasoning behind this programme, an Allen & Overy spokesperson replied in an email: “Among other things, to retain talent, to share tips and to send the
Source:
message that this is an issue the firm cares about and that we are an attractive place to work if you have or want to have children.”
Combining a busy job with raising young children is a hot topic at other firms, too. An FD poll of more than twenty B2B firms based in and around Zuidas reveals that employers are taking active steps to ensure a healthy work-life balance, to support employees in their parenting role and/or to strengthen women’s position in the jobs market.
Employers in Amsterdam’s financial district are developing all kinds of initiatives to make their companies attractive to parents and parents-to-be. De Brauw Blackstone Westbroek, Stibbe, Houthoff, Loyens&Loeff, AkzoNobel and De Nederlandsche Bank all offer similar training or coaching options, either structurally or upon request.
Deloitte has a Proud Parent package that around ninety employees use annually, Baker McKenzie organises Young Parent lunches, and the recruitment agency Robert Walters has an online platform where workers can access articles and podcasts about family issues. Meanwhile, Ernst & Young offers its employees a digital course on ‘grappling with feelings of guilt’ – guilt about not spending enough time with the family, that is!
THE FREE LUNCH OF LOVE
@ WTC Amsterdam
In the bustling heart of Zuidas, the Free Lunch of Love was celebrated in WTC Amsterdam on February 14th, organized by the World Trade Center Amsterdam. In a loving atmosphere 750 guests were welcomed to take a seat at a long, festively set table in the central hall. Everyone was welcome for a tasty lunch and inspiring conversations: your colleague, neighbor, and friend. Robbert ten Brink, also known as ‘Dr. Love’, opened the lunch with a few warm words. The Lunch of Love was more than just food. It was an opportunity to build new bonds and strengthen existing ones. EAT. SHARE. CONNECT.
Breikers networking event at Capital C a great success
On 13 February, Breikers held its fourth annual networking event, this time hosted in the Skyscape room of the former Capital C Diamond Exchange on Weesperplein in Amsterdam. “We always look for a special location and an inspiring speaker, and this year we succeeded very well”, said Breikers director Rein Aarts This year’s guest speaker was philosopher Bas Haring, who offered an alternative take on mobility.
Rein Aarts was especially pleased with the list of participants. “At an event like this we can bring people together who would never meet otherwise, and that leads to new connections. That’s what matters.”
With 100 people in attendance, interest was high and the audience listened attentively to Bas Haring’s talk. Among other things, he put the problem of traffic jams into perspective: if they were really
that awful, we wouldn’t all be stuck in them. Bas ended his talk by warning that the advent of artificial intelligence will likely only heighten the pressure on mobility, because while computers can do our thinking for us, they can’t replace human physical contact.
The inspiring session was capped by drinks in the lovely Capital C restaurant, where everyone gathered for a chance to network. Breikers board member Robert Jan Ter Kuile, who was attending the event for the first time, was delighted at the turnout. He was also fascinated by Bas Haring’s talk. “It’s always good to stop and think about why you do the things you do and to put them into perspective.’
In short, this year’s Breikers event was another great success.

INTERCULTURAL LEADERSHIP IN ZUIDAS
Amsterdam is home to among the largest number of different nationalities of any city in the world. More than 180 nationalities live and work together in the Dutch capital. Cultural frictions and misunderstandings are a common challenge when working together in any multicultural setting. To ensure effective collaboration and foster a culture of inclusion and belonging, a high cultural quotient (CQ), or cultural intelligence, is a crucial leadership skill. Hello Zuidas co-hosted an Intercultural Leadership training session with Allan Kartodikromo and Alicia Utami designed to tackle these skills.
Alicia and Allan connected over their similar struggles surrounding conflicting cultural perspectives. Both are part of the ABN AMRO ERG*, Diversity Network and felt driven to create meaningful and lasting change for others through bridging cultural divides.
Allan: “I was born and raised in Surinam, but Amsterdam has been home for me for more than a decade. I work for ABN AMRO Bank on social impact and diversity
and inclusion issues, which mean a lot to me. I am particularly keen on exploring the creation of culture in both the social and corporate spheres, and how positive behavioural changes can impact individuals from marginalised backgrounds. As a coach, I am driven to create meaningful change and committed to empowering individuals from all walks of life.”
Alicia: “I was born and raised in Indonesia and moved to the Netherlands twenty-two
years ago. Culturally, I feel like I’m part of both and at the same time I feel like I belong to neither. I think readers from bi-cultural and immigrant backgrounds will be able to relate to this. I have worked in various parts of the banking industry for twelve years, but always in areas involving collaboration with multicultural teams and a variety of countries. This has given me extensive experience of both the advantages and challenges of working with other cultures.”
Can you tell us more about intercultural leadership and what it is? How did you come up with the idea for this training?
Alicia: “I started offering cultural awareness training in 2018, largely motivated by my
own struggle in balancing conflicting cultural perspectives. A few years ago I met Allan, who went through a similar struggle and shared my passion for this issue. Together, we redeveloped the training into its current form, with modules aimed at building cultural awareness in general, improving intercultural collaboration and developing culturally mindful leaders.”
Allan: “Having experienced my own challenges and struggles that came with moving to a different country, I can relate to people who may feel misunderstood and treated differently at times. Cultural values and norms are a common source of misunderstanding, and can cause friction and even discrimination. Our own experiences are proof of the potentially big impact in terms of both individual mental health and the impact
Text: Elisa Schoutenof conflicts for companies. Our mission is to create a platform where people can discuss this. Through our Intercultural Leadership programme, we hope to bring people closer together by helping them understand what culture means and how it drives behaviour. And, above all, to promote open communication and reflection on things that are unfamiliar.”
You organised a successful event in December in partnership with Hello Zuidas. Can you tell us about that?
Allan: “Last December, we joined forces to do our first event together. We wanted to make our cultural awareness platform available to all companies in Zuidas. We got more than fifty participants from a range of organisations, including Miele X, Lufthansa, Crown Plaza and many more.”
Alicia: “The event explored important dimensions of collaboration, such as communication, giving feedback, scheduling and lots more from a cultural point of view. These things can cause conflict when there are diverging norms and values. During the session, we saw that, despite coming from different professions, backgrounds and industries, many participants struggle with similar issues and unconscious biases. Having an open discussion created more understanding and helped people discover their common ground, which was great to see.”
Can we expect more training sessions?
Allan: “Absolutely! We hope to collaborate more with Hello Zuidas in the future. I think we can be great partners for each other and help to bring different companies and people from various backgrounds together to talk about cultural diversity.”
Alicia adds: “The more people we reach, the more open discussions we can have, the more insights and perspectives we can share and opportunities we can have to learn from each other. And wouldn’t that be great?”

DE JAPANNER IN ZUIDAS!
On 4 March, George Gershwinplein welcomes the latest addition to the vibrant local culinary scene with the grand opening of De Japanner Zuid. This is the restaurant’s fourth location in Amsterdam. De Japanner takes its inspiration from the traditional Japanese izakaya, where weary workers gather for a post-work unwind with beer, sake and finger food before starting the long commute home. Come along to experience the unique blend of relaxation and conviviality, complemented by a delicious selection of drinks and snacks. De Japanner celebrates the fusion of Japanese izakaya culture with the dynamic spirit of Amsterdam!
