PREFACE ZUIDAS DEVELOPMENT APPROXIMATELY MIDWAY

In 2021 ABN AMRO sold its headquarters, including the adjoining Circl pavilion, to asset manager Victory Group. Zuidas was long kept in suspense as to what was next for this prominent part of the district. We were therefore thrilled at the opportunity to interview Erik Moresco, Victory founder and managing partner, and are proud to present him on the cover of this issue. We are very excited about the plans and will be following developments closely.

Zuidas is and will continue developing in the years ahead as a vibrant place where working, living and recreation come together. A number of buildings with homes for rent and purchase are set to be completed in coming years. With mega projects like The Pulse, Park Meadows and

Ravel neighbourhood in the works, Zuidas will have some 7,000 homes by 2030.

Also in this issue, Amsterdam Zuid district council chair Bart Vink describes where he sees opportunities for Zuidas, which he says is undergoing a massive transformation, though it’s nowhere near finished yet. He regrets that plans to bring a public library branch (OBA Next) here fell through and hopes Valley will soon find a successor for museum-cum-laboratory-cum-creative space Sapiens.

The district will go on growing, and our magazine right along with it.

Collaboration is key to a well-functioning area. At least, that’s how we see it at Hello Zuidas. Take September, for example. During this month, restaurant Limon will be hosting a Zuidas Borrel. Together with residents, will be organizing Movies in Zuidas on Gershwinplein. We’re also partnering with sports club RAP for the Zuidas Cup 2024, the longest-running event in Zuidas. In October, we’ll be partnering with developer Being for ‘Living in Zuidas,’ and together with Cultural Center Griffioen and Rialto VU cinema, we will present a spectacular program during Black Achievement Month. Meanwhile, the Safety Region will be training us in crisis management. Not alone, but together, Hello Zuidas connects the city.

Erik Moresco combines a diverse background with experience in investment banking and real estate. With roots from the United States as well as the Netherlands Erik has always had a connection here. He grew up around the world but decided to settle down in Europe. After a rich career overseeing multiple projects in different countries Erik wanted to take the reins. During the financial crisis, he founded Victory. After a successful redevelopment of Zuidas Atrium from 2013 to 2017, Victory Group is back to take on the major redevelopment of the former ABN AMRO complex. A Masterplan by Icon Real Estate – part of Victory - starting off with building Mahler 1. This sustainable and innovative building embodies Amsterdam’s future proof vision and will be the next icon in Zuidas.

Erik, could you start by telling us a bit more about your career?

“I started out working in investment banking, moving into real estate investment later on. While living in London, I returned to the Netherlands in 1999 as part of a Morgan Stanley team, advising APG (then ABP) on their real estate. Later,

I worked with Blackstone, overseeing nine countries, including the Netherlands and thereby also witnessed Amsterdam’s evolution. Personally, I think Zuidas is an astonishing part of Amsterdam. It’s beautiful to see how this area is continuously evolving and I am proud that our team is a part of that.”

What led to the decision of starting your own firm Victory Group?

“In 2005-07, the real estate investment world was booming, but I saw some irrationality in the market. I fortunately sold all assets under my responsibility six months before the crisis, avoiding significant losses. Some investors had approached me, suggesting I start my own firm. This encouragement led to the founding of Victory during the worst financial crisis since the Great Depression. The name ‘Victory’ symbolises optimism in dark times. Despite the challenging environment, we were able to successfully raise a fund and identified investment opportunities leading to significant acquisitions, including the Atrium in 2013.”

What would you say are the core values of Victory Group?

“Victory is about personal involvement and selectivity. One of the things that I always

really enjoy is being personally involved in what we’re doing and in making decisions within our real estate investment projects. One of Victory’s core values is a focus on sustainability, in terms of both materials and humanity. Our goal is to handle transactions of any size, without being forced to grow larger. Being able to work on transactions while keeping our team small means that we can be very selective in terms of employees, investors and our investments. I think this is the key: that we stay personally involved in the transactions.”

Victory is working on a massive project for the former ABN AMRO premises. Can you tell us something about the vision behind this project?

“I am proud that we were able to acquire the ABN AMRO complex, including

the adjacent Circl pavilion on Gustav Mahlerplein. On this specific spot, Mahler 1 will rise, a multifunctional building with a broad mix of functions. This is a building that prioritises human sustainability, underpinned by behavioural design and extensive embedded biodiversity. You will see and feel this everywhere in the building, in the offices, commercial and social functions, various public amenities, and in the vibrant ground floor plinth. The redevelopment has started with dismantling instead of demolishing, which sets the standard for what’s to come. With this entire project we want to contribute to Amsterdam’s forwardthinking vision, aiming to transform the city into a multi-core metropolis. Mahler 1 is the result of a collaboration between Icon Real Estate, development firm LMTD, the renowned Danish architectural firm 3XN and GXN, and Erik Dhont Landscape Architects. It’s built using natural materials or those mimicing the natural environment, and will incorporate things like aesthetic solar panels.”

The master plan also aims to promote a sense of community.

How do you intend to accomplish this?

“Victory also offers innovative services to enhance the work experience. Our master plan will incorporate a range of hospitality venues, creating an inviting setting by activating the building’s base and by supporting entrepreneurs and the local community. Openness and accessibility are crucial, I think, specifically for this location, as it’s the heart of Zuidas. The whole idea is to be an essential part of Zuidas.”

How is Mahler 1 shaping the future of urban development in Amsterdam?

“Victory’s Mahler 1 building promises to be a ground-breaking project that combines sustainability, innovation and community spirit. Our team will continue to pioneer in Zuidas and pave the way for urban development that respects history and has an optimistic outlook. I think Amsterdam continues to be an amazing place in today’s world, especially from a business perspective.”

BUILDING THE FUTURE

VAN HATTUM AND BLANKEVOORT WINS TENDER FOR ZUIDASDOK TUNNEL

In the tender procedure for the design and realisation of the Zuidasdok tunnel, Van Hattum and Blankevoort has been judged to be the best. This provisional awarding of the contract relates to the third major Zuidasdok project, after the regeneration of Amsterdam Zuid Station and the reconstruction of the De Nieuwe Meer junction.

Space

As a result of the construction of the motorway tunnel, more space will be created for the city and its residents and there will be more space for green areas. It will also help reduce noise for the local community. At the same time, the tunnel will make it possible to expand Amsterdam Zuid Station. The station will soon serve as a hub for international connections, relieving pressure on Schiphol and Amsterdam Central Station. Part of the wider A10 Zuid will be diverted through a tunnel. The road widening will reduce city centre traffic, improve traffic flow and make it safer, enabling better connections with the northern Randstad. All of this underscores how important the Zuidasdok tunnel will be, both regionally and nationally. At a length of more than a kilometre, the tunnel will be to the north and south of Amsterdam Zuid Station. Work on its construction is expected to start in 2027.

Construction method

The construction methods chosen, effectively reducing implementation risks, played an important role in the choice of the winning construction consortium. Frans de Kock, project manager Zuidasdok Tunnel: ‘By building the tunnel, we’re making space in a very busy part of the city, in order to create added space. The construction work will be extensive, which makes it particularly important to have a builder who understands the needs of this very specific location.’

‘Simplicity where possible and a bespoke approach where necessary’, says a spokesperson for Van Hattum en Blankevoort. ‘By combining a range of construction techniques, including cutter-soil mixing technology, we’re ensuring stability and a robust construction of the tunnel and the adjacent structures.’ In addition, the accessibility of the A10 Zuid, the city roads and Amsterdam Zuid Station will remain guaranteed as much as possible during the works.

Contract

Zuidasdok is awarding two contracts: one contract for the design of the northern and southern tunnel and one contract for the realisation of the tunnel itself. The realisation of the northern and southern tunnel will be included in a single contract, but the work will initially be commissioned in smaller units. Both contracts will be awarded to the same construction consortium. These contracts will be a bespoke construction team agreement for the design through to the Definitive Design and an engineering & construct contract. For the awarding of these contracts, a guide price of € 895 million will apply, based on prices as of January 2023.

Zuidasdok

Zuidasdok is one of the largest infrastructure projects in the Netherlands. It is set to improve accessibility in Amsterdam and the northern part of the Randstad, both by road and public transport and is a partnership involving the Public Works Department (Rijkswaterstaat), ProRail and the City of Amsterdam.

For a year, I had the opportunity to share my views on diversity issues related to the Zuidas. Two things that are close to my heart: my passion for DEI (Diversity, Equity, and Inclusion), and the place where a significant part of my professional life takes place. The stage where the energy of the many ambitious people who enter their offices daily is tangible. A place where it seems that much, if not everything, is possible. On the other hand, it is also an area that has to contend with a certain image. Where the vast majority of these people are white, and men are represented in greater numbers than women. Where the clichés seem true: little diversity and many similar types of people. Despite the efforts of many organisations to put and keep DEI on the agenda, real structural change requires more. A deep understanding of the depth of the various diversity issues, budget, making DEI part of the organization’s DNA, allies and advocates, and above all, perseverance.

While my work often focuses on gender diversity, my passion encompasses all diversity issues; one theme is not more important than another, and they also intersect. Over the past year, I have written about Generation Z, which has largely entered the workforce; the general importance of representation of different groups in decision-making positions; the important distinction between the concepts of masculine/feminine and male/female; diversity fatigue; the expectation that conservative attitudes toward gender roles for men and women are on the rise again; and the importance of revising the success criteria against which your organisation measures its employees.

My role as a columnist for Hello Zuidas brought me meaningful conversations with new connections. I received many in-depth questions, support for my work, and sometimes opposing views for which I would like to thank you as all of this contributes to change for the better. We don’t always have to agree; we remain people with our own backgrounds and experiences that make us who we are. This actually benefits creativity, making diversity of thought an important theme as well.

What we do need is to keep searching for the human factor; to realise that one life is not more valuable than another, to educate ourselves on possible privileges and how to use those to benefit the ones without them, to keep asking questions of others, and to share space. Since groups always know best themselves what they need, instead of others trying to determine this for them with the best intentions.

My call, therefore, is to (continue to) engage in conversation with one another, to be vulnerable, and to adopt a mindset towards growth. This way, we can work towards a future where everyone in Zuidas feels welcome. Although it is time for me to pass the baton, I remain open for a cup of coffee and a good conversation. My work and commitment will be continued.

HELLO PEOPLE GOT A MINUTE?

In this edition of Hello Zuidas, we focus on the theme of living and area development. We interviewed various residents and workers to explore their perspectives on work and life in Zuidas. We asked them whether there are enough amenities for both residents and workers, if the area is lively enough, and if there are sufficient playgrounds and green spaces.

“As someone working in Zuidas, I greatly appreciate the liveliness of this area. There are many restaurants and supermarkets. During lunch breaks, there are plenty of spots to grab something tasty. The Zuidas is buzzing; you can people-watch and enjoy the dynamic atmosphere. Moreover, there’s plenty of greenery and ample playgrounds. During my break, I often take a walk and see playgrounds for children everywhere. This makes the area particularly attractive.”

Sebastiaan

“I don’t live in Zuidas, but I work here. In my opinion, there are more than enough places to grab a bite or a nice juice. During the day, the Zuidas is very lively, but it’s quieter in the evenings. You can enjoy a nice walk and easily reach the Beatrix Park. I appreciate having a green park nearby.”

“There are certainly amenities, but they’re more geared towards the people working here. For them, it’s definitely enough; they can find lunch spots everywhere. What I like, is that more and more events are being organised; it brings more activity. It’s not always lively here. There is some greenery in Zuidas, and I think that will increase in the future, but there are also a lot of pests. It can be startling when I encounter them early in the morning while walking through Zuidas.”

“It’s very lively here during the day. You can find a place to eat just about anywhere. It’s less busy in the evening, but that doesn’t bother us because we’re not here then. There are also multiple gyms, attracting a different crowd. The Valley has many amenities within its building. However, it’s less green there compared to places like Zuidplein or Gustav Mahlerplein.”

ZUIDAS SUSTAINABILITY AWARD PRESENTATION at Robert Walters ‘neuro office’

The official presentation of the 2024 Zuidas Sustainability Award is coming up!

On Thursday 14 November, a panel of expert judges will announce this year’s award-winning organisations and institutions in six categories. The winner of the Public Choice award will also be announced. The ceremony is being hosted in the cool new Robert Walters neuroscientific office in WTC’s Tower Ten.

A global specialist in talent solutions, Robert Walters opened their new office on May 1st 2024, the first-ever to be designed on the basis of neuroscience research. The brief was to create an environment where people enjoy working and feel at home. “These days, you can work anywhere, but we want to bring our people together in a place where they can excel”, says Jose Bokhorst, managing director of Robert Walters.

Unconscious brain activity

Of the office designers that took up the challenge to submit their ideas, it was Hoogerwerf Projectinrichting that came up with the winning concept for a ‘neuroscience office’. Neuromarketing agency Neurensics conducted extensive scientific research among employees and external subjects, ranging from in-depth interviews with neuroscientists to fMRI scans measuring unconscious brain

activity. This combined to create a clear picture of how the new office should be laid out, with designated zones for specific moods and activities.

Stimulating the senses

Bokhorst explains: “The reception area is styled like a luxury hotel lobby, so you feel welcome the moment you step inside. If you need an energy boost, you can head over to the Arena, where the citrusy scent, red walls and big screens displaying stock exchange figures sharpen your senses. For relaxation, you can go to our Tuscan landscape, with plants, swings, birdsong and the scent of fig trees. And lastly, we have the Grand Café, with a casual

restaurant vibe and fresh coffee and food.” This is the perfect spot to have lunch, but also for a quick huddle or to check emails. The design also integrates modern technology, Bokhorst continues. “An app allows you to automatically programme your flex desk, so you only have to figure out your preferred set-up once and then you’re good to go.”

Festive award ceremony

The Zuidas Sustainability Award has six categories: Mobility & Logistics, Water & Greenery/Public Space, Circularity & Waste, Society & Economics, Buildings & Energy and Climate/ General. Winners are selected by a panel of experts consisting of Yvette Watson, Andy van den Dobbelsteen, Margreet van Gastel, Ruth Jansen and Victor Nieuwenhuizen, and will be announced on 14 November. The ceremony is open to the public. Keep an eye on the Hello Zuidas website and social media for the latest news and information on how to attend.

Registration

There’s still time to register for the Zuidas Sustainability Award! Companies and organisations that launched or completed a sustainable initiative after October 2023 can register their project to be in the running for the 2024 Zuidas Sustainability Award. From small-scale initiatives, such as a community sustainability workshop lunch, to a full-scale office retrofitting: everyone has a chance to win.

Registration closes on 1 October. From this date, voting will open for the Public Choice award. Winners will be announced on 14 November 2024.

A joint initiative of Green Business Club Zuidas and Hello Zuidas and Amsterdam Zuidas, the Zuidas Sustainability Award is an annual competition to spotlight projects that are making a real difference on the way to a more sustainable Zuidas.

Winners of the 2023 award were: VU Amsterdam, Vebego, the Gerrit Rietveld Academie, !WOON, Jan van Schaik & Arend Niebuur and Vermaat Groep BV. The Public Choice award was presented for the first-time last year, with RAI Amsterdam garnering the most votes.

Friday, June 28th saw the Summer Party 2024, a beautiful summer evening full of fun and entertainment. The evening featured various live acts and the energetic beats of the well-known Blauwe Engel DJ’s, Theo and Mar-one. Guests enjoyed delicious snacks and drinks, while dancing all night and immersing themselves in the festive atmosphere. The event took place in front of Hello Zuidas on Zuidplein and was hosted, as always, by WTCafé De Blauwe Engel.

MOBILITY

Strategic vision for Olympic Stadium aims to improve mobility and sustainability for better access

Amsterdam Olympic Stadium director Carla de Groot and head of events Gregor Hogetoorn have personally witnessed the evolution of Zuidas and the surrounding area over the years, along with the knock-on effects on event access and organisation. Carla joined the stadium in 2000, where her first big event was its grand reopening, while Gregor came on board almost ten years ago. They sat down with Hello Zuidas to talk about the role mobility plays in access to the Olympic Stadium and its events.

“We try to keep the stadium area as car-free as possible during major public events. Visitors are encouraged

to take public transport

because it’s an easy way to reach the Olympic Stadium, and the more sustainable choice.”

Sign of the times

Around the time that the Olympic Games were held in Amsterdam, in 1928, the advent of automobiles was rapidly changing the face of urban mobility. Long surrounded by meadows and pastures, during the 1920s the area grew increasingly busy. To cope with the influx of cars during the Olympic Games, car parks were built and new traffic signs introduced, including the now internationally recognised white ‘P’ for parking. The parking symbol was soon adopted far and wide, and from 1929 became an official traffic sign worldwide.

Olympic Stadium access

The Olympic Stadium plays host to a wide

range of activities, from major public events like the Amsterdam Marathon to social and civic gatherings, film and photo shoots and corporate functions. The team want the stadium to be accessible for everyone and factor this into their programming. Under normal circumstances, the stadium is easily accessible by public transport, car and bicycle. It has an underground car park with spaces for 850 vehicles, 200 of which are reserved for the P+R. As well as serving visitors to its own regular events, the car park is also used by more than 25 offices located in and around the Olympic Stadium and by visitors to the city and environs.

Events and mobility

In recent times, the stadium has become increasingly difficult to reach by car in certain situations, such as public events attracting over 30,000 visitors. The stadium is responding with efforts to keep the area as car-free as possible. The fact that the meadows of old have since been

replaced by urban sprawl brings additional challenges, but, says Gregor, the team love a good challenge. “The aim is to distribute and direct all the different traffic flows to the stadium as best we can so the area remains easily accessible and doesn’t suffer. We want to keep everyone happy, particularly when it comes to mobility options for our visitors, but also in all other aspects of organising big public events.”

Looking ahead

Carla de Groot and Gregor Hogetoorn regularly attend meetings of the Zuidas Accessibility Task Force and other area mobility consultations. A lot has changed in the Olympic Stadium neighbourhood since it reopened in 2000. Now, with the development of Verdi underway, it is once more in the midst of a transformation.

And these changes are once again having an impact on the organisation of events and event facilities. The municipality, local residents and users and stadium team have to cooperate closely to keep the area functioning and accessible. Looking ahead, the team are exploring options for more EV charging points for vehicles that come to the Olympic Stadium to produce events. However, one thing won’t be changing: the Olympic Stadium is and will remain a crucial part of Amsterdam and the Zuidas district.

HOUSING & AREA DEVELOPMENT SPECIAL

This issue is all about housing and area development – two topics that are consistently making news in Zuidas. Opportunities abound in the district and a myriad of special projects are under development. Bart Vink, Amsterdam Zuid council chair, knows the area inside out, complete with all its opportunities and challenges. According to Bart, even with the massive transition Zuidas has already undergone, the district is still a long way from where it needs to be.

Do you have any special links with Zuidas?

“Well, I was the The National Spatial Strategy project deputy director for some time. From being editor-in-chief I later became the project deputy director as well. The National Spatial Strategy is national in scope, so concerns projects nationwide, and Zuidas is among the top six. So, I’d been involved in Zuidas for a long time before becoming the council chair of the Amsterdam Zuid district two years ago. It is both a very challenging and special experience to have a greater say in decision-making in my present role.”

As district council chair, what’s your take on Zuidas?

“As Zuid district council chair, I look at a much bigger area than Zuidas, of course. In my view, the Zuid district is the most unusual and diverse part of Amsterdam. It’s home to a mix of cultures, with diverse backgrounds and education. It’s the economic driver of Amsterdam. Zuid has more jobs and placement positions than any other district. We’re talking about roughly 150,000 jobs, half of them in Zuidas, which are tremendously important for Amsterdam, the Netherlands and the whole region. That said, the main opportunities for Zuidas are in creating a lively urban area. Not only by putting up more homes, but also by adding amenities and services. The Zuidas market is a great first initiative.”

How would you characterise Zuidas as it is right now?

“I would say Zuidas is in a slow transition. A great deal has changed relative to fifteen years ago. Back then, there was hardly a café – or anything. We’re making progress but still have a long way to go. Let’s say we’re about halfway. All the events held throughout the year are certainly contributing; things like the outdoor cinema during Pride Week, last year’s Hanukkah celebration and of course the Zuidas Run. They’re all brilliant, but there is more work to be done.”

What are the opportunities?

“That’s a tough question. A few years ago I tried my best to get OBA Next – a worldclass library – here, but that didn’t work out. We’re hopeful about a successor for Sapiens, but this is still in the works. Rob Defares’ Hartwig Art Foundation museum will be coming to Parnassusweg, which is great! These are all institutions that add value to Zuidas. The Zuidasdok project is one that’s absolutely paramount right now for the future of both Zuidas and Amsterdam as a whole. The park that’s part of it could make a big difference in creating a draw for people in this part of the city. We are also looking at Zuidas in linking the three neighbourhoods of Prinses Irenebuurt, Rivierenbuurt and Buitenveldert, which is partly about adding housing for diverse groups of people. And the RAI Master Plan also represents a huge opportunity to make the area more resilient and tie it in more with the city. Our

urban support office and the municipality can play a part in all of that.”

Are there any concerns about the massive Zuidasdok project?

“Yes, of course. There is a 600 to 800 million euro deficit. That’s a lot. Various attempts have been made to reduce this shortage, but a more economical implementation of ideas won’t cut it. One of the risk scenarios is that the northern tunnel of the A10-Zuid motorway gets scrapped. This would be a real problem, because we’ll end up still stuck with a physical barrier – whereas the intention was to knit the neighbourhoods together. But the emissions and noise pollution pose a problem as well. That would then necessitate a lower building density or sealing everything shut. None of which will help is making Zuidas into a nice, healthy, attractive neighbourhood. The ministry will have to be creative with its budgets, but that’s a challenge too, because the sums are so vast. Nevertheless, this is a one-time thing and connecting Zuid Station to the national intercity network is essential for the country as a whole.”

Is there anything from these past two years that you’re particularly proud of?

“Looking back, there are many good things I’m very pleased with. I mentioned the Zuidas market, and Valley is obviously a big asset for the area, too. Also the Stepstone building by Lieven de Key, with housing for young people and starter homes. It’s all slowly coming to life and, yes, I definitely take some pride in that.”

Three years ago, Eefje Voogd Makelaardij was acquired by CBRE. This enabled CBRE to expand their service portfolio and Eefje Voogd to grow and operate in major urban centres beyond Amsterdam. One of its key areas of expertise as a real estate agency is providing conceptual input for the development of mixed-use towers that combine functions like housing, office space and amenities. Having been involved in multiple projects in Zuidas, the team is well-versed in all the do’s and don’ts of developing projects of this kind. With CBRE’s Nikki van Horck recently appointed office director of the Parnassusweg office, Eefje Voogd is now in a position to focus fully on residential consultancy. Hello Zuidas caught up with the two ladies at HOFF Amsterdam, where we enjoyed a splendid view of all the projects they have worked on.

One-stop shop

The Wonderwoods building in Utrecht was the first project outside Amsterdam area on which Eefje Voogd Makelaardij was asked to advise. “With housing, offices, recreation and mobility to consider – all at a railway station location – providing conceptual input from the drawing board on up. Fortunately, our experience in Zuidas has given us considerable expertise in this type of mixeduse development. More and more major urban areas outside Amsterdam are starting to think about mixed-use developments now, which is an interesting development as it’s a sign of how society itself is changing.” Nikki: “CBRE’s acquisition of Eefje Voogd Makelaardij has created a one-stop shop. Together, we offer clients as developers and investors a full package of expertise and can advise them on all aspects of residential property.” Eefje: “The fact that we are rolling this out nationally is a great step in my own career and one I am very excited about.”

Growth

The Parnassusweg office team has been consistently expanding for years, with more members expected to join as operations extend across the nation. Nikki: “We’ve got a terrific group of enthusiastic and motivated people who come to work with a smile every day. That energises me.” Eefje: “It also helps that I had great chemistry with Nikki from the start, and so did the rest

of our team. Nikki’s expertise in marketing and fashion, coupled with her previous experience at CBRE, ideally positions her for this role. She is upbeat, to the point, professional and dedicated, and all of those qualities are important in our business. I’m amazed at everything Nikki has accomplished here in just a few months.”

Nikki: “Eefje meanwhile has given me immense confidence and freedom to operate – especially for someone who is both the founder and name behind the business.”

New opportunities and projects

Eefje Voogd Makelaardij is currently working on several projects in Zuidas. One is The Pulse, a stunning tower designed by MVSA. Others include Park Meadows at Beatrixpark and the privatisation of a section of rental apartments in the New Amsterdam building. In addition, they are letting apartments in the iconic Valley building. Nikki: “We’ve also launched a new label called The Private Office, to target the higher end of the residential market. This will get a proper kick-off in January.”

DE KREDIETER: NEW LOCATION, STILL IN THE HEART OF ZUIDAS

It was with mixed feelings that De Kredieter said goodbye to WTC Amsterdam after 25 years and relocated to larger premises in the heart of Zuidas this summer. On George Gershwinplein the mortgage advisory firm found a beautiful new home where their business can continue to grow. Expats, entrepreneurs, high-income earners: De Kredieter’s target market is concentrated right here in Zuidas. We sat down with partners Martin van de Biezen and Ronald Bieger.

Good vibes in DNA

Standing in front of the three-storey building, Martin and Ronald knew straightaway that this was it. Martin: “There was never any question of leaving Zuidas. It’s easy for our employees and customers to reach and we love this vibrant area.”

Ronald: “This new office feels homey, and that’s also in our DNA. We value things like sitting down at a big table with everyone at lunchtime. We’re also hoping to bring some good vibes to the square here. A lovely fountain sounds nice to us.”

De Kredieter’s growth is also attested by the arrival of new partners Mark Picavet and Daan van den Berg. Martin: “We’re thrilled to have them joining us. Looking ahead to the next five years, we plan to expand further with several more advisors. As one of the larger independent mortgage advisory firms, we need those additional people.” Ronald adds: “This year we were nominated for an award for the most customer-focused mortgage advisor in the Netherlands. We are super proud of this nomination. We are among the few firms that can get an approval from lenders like ABN AMRO and ING in three days or less. That’s one of our unique selling points and customers really appreciate it.”

SUCCESSFUL URBAN DEVELOPMENT”

Bajeskwartier in Amsterdam Oost, Eilands’ Eigen in Amstelveen, Zoë in Sluisbuurt, Up North in Amsterdam Noord: these are just a few of the new development projects in which Ramón Mossel Makelaardij has been closely involved from start to sale. Operating for twenty years, the real estate agency is now an established name in greater Amsterdam for both the acquisition and sale of existing and new-built properties. We caught up with owner Ramón Mossel, who travels all over Amsterdam on a daily basis, to get his take on area development in the Randstad metropolitan region.

Common denominator

Ramón Mossel Makelaardij relocated to new offices at Gelderlandplein, just a stone’s throw from Zuidas, two years ago. In addition to acquiring and selling existing properties, the firm is also involved in a variety of new construction projects. “We first began guiding new-build projects in 2004, where in fact we sold an entire area development. That started with a project in Osdorp, called Meer & Oever, with 440 homes in total split between several buildings there. Soon after came the Andreas Ensemble, on the site of the old Andreas hospital off Westlandgracht, which was close to 400 homes as well. We sold approximately sixty per cent of the units in Houthavens and now we’re playing a major role in Bajeskwartier, where we’re responsible for the sale of 600 homes.

Basically, the common denominator in our portfolio is new-builds that are part of wider area development.”

Knowledge and experience

Eilands’ Eigen, a brand-new neighbourhood in Amstelveen consisting of 172 freehold houses for sale, is another of the master projects that the Ramón Mossel team are currently working on daily. “We’re selling the properties in phases. There are also big plans coming up for the Sluisbuurt neighbourhood on Zeeburgereiland, where we’re kicking off with Zoë, one of the first projects offering units for sale. Being involved from the start has given us a wealth of knowledge and experience which in turn is attractive to other project developers active there.”

Importance of good amenities

Ramón says it’s a shame that for all the thought going into building homes in Amsterdam, little consideration is going into the amenities and services that are so essential for new-built neighbourhoods. “The municipality of Amsterdam wants to enable city residents to leave their cars at home. To do that, it’s important to provide for amenities and services. But because these are often too far away, people wind up dependent on their cars anyway. A successful area development provides not only the right homes, but the right amenities. In the Bajeskwartier development, which is the first to be occupied, we’re building in a pre-existing location and that makes a big difference. Plus, there will be a lot of commercial space as well. It’s going to be a fantastic

neighbourhood. The municipality ought to make it a condition in tenders for new area developments that they incorporate plenty of space for amenities. That’s how you get people out of their cars.”

Housing market squeeze

According to Mossel, the squeeze on the housing market is unlikely to ease any time soon. “Housing is a basic necessity. Right now there are too few projects for some target groups, and this is feeding into other sorts of societal problems. The housing shortage for these target groups won’t be solved until politicians recognise this. What’s needed is structural change.”

Megan de Zoeten, new-build consultant at Ramón Mossel Makelaardij, on the development of the massive Bajeskwartier residential project and the process entailed:

“Bajeskwartier is an amazing area development comprising eight new residential towers with a mix of 1,350 both rental and owner-occupied apartments. There is lots of space for bars and restaurants, health and fitness, shops, child care and commercial uses. For us, it’s a brilliant project to be a part of because it’s energy-efficient and very green. We’re excited to be one of the two sales agents in charge of the whole process of acquiring the apartments. This involves keeping in personal contact with people from the moment of registration on the project website through to the contract-signing. We arrange appointments here at the office and assist people with every step of the process, project, unit number and everything they need to know heading into this kind of a purchase. Kalun and Igrien have a long history in Zuidas. The two first met while attending the Sint-Nicolaas Lyceum, and they lived in the Django tower until 10 years ago. In 2023, the couple returned to Zuidas, moving into a lovely condo in the Xavier tower with their 18-monthold daughter. They love the apartment’s spacious living room and top-of-the range kitchen, and added building facilities, like the service manager and lobby make it the perfect package.

How did you wind up in Zuidas the first time around?

“A decade ago we had been living in the Django tower in Zuidas for maybe four or five years”, Igrien starts off. “Things were very different back then, with fewer buildings and much more open space. A big area was used for village farming.”

Kalun continues: “We both studied at VU Amsterdam and attended secondary school here too, at the Sint-Nicolaas Lyceum, where we first met. After living in Amsterdam West for several years, we wanted more space and quiet. When we came across this apartment, we went to view it straightaway.”

What is your favourite spot at home?

“Because of the stunning views my favourite spot at home is the living room, but Kalun’s is definitely the kitchen”, says Igrien. “Kalun loves to cook and cooks a lot, and I get to enjoy the results.” Kalun: “We have a fantastic kitchen. And the building has a service manager and a lobby downstairs, which is great. The added service is really nice. With such a big apartment complex, it’s nice that everything is looked after this way.”

What are your favourite spots in Zuidas?

“My favourite spot in Zuidas is Gelderlandplein”, Igrien says warmly.

“It’s only a ten-minute walk from here and we go almost every day. We take our daughter for a bite to eat and we run some errands. The only thing missing there is nice coffee place.” Kalun adds: “We also go to Beethovenstraat a lot for pastries at Et Claire and regularly pop over to Lebkov or Nela in Zuidas. But Gelderlandplein is our go-to spot, especially at weekends.”

What do you hope the future holds for Zuidas?

Igrien: “I would like to see more art in Zuidas. I guess that has to do with my background and interests. It would be brilliant if there was some place we could visit with our daughter to introduce her to the world of art. Being able to explore exhibitions together would be fun for us both.”

Do you want to stay in Zuidas for good?

“We used to think we would always stay in Zuidas”, admits Kalun, “but now that our daughter is getting a bit older, we’re increasingly thinking about moving out of the city. As much as we love Zuidas, it’s not the ideal place for us to raise kids.” Igrien nods in agreement: “We would prefer to stay close to Amsterdam, of course. Zuidas has a lot to offer, but for us as a family it would be more practical to have a bigger, greener space.”

Are there any downsides to living in Zuidas?

“We cannot think of many downsides. If we have to think of one, it would perhaps be the noise from some events organised here. We hardly noticed it before becoming parents, but it can be a drawback with a small child. Having said that, we do think it’s great for Zuidas that it’s thriving and lively.”

The Duet: quality accommodation PROPERTY

By 2027, Fred. Roeskestraat will have two new residential buildings: the Duet. The development will provide new homes in a park-like setting for both young and elderly social tenants.

The Eigen Haard Housing Corporation commissioned Zecc Architecten to design 177 apartments and communal areas on the plot previously occupied by the British School of Amsterdam. This resulted in a plan for two new buildings: the Duet. Both are intended for social housing. What’s more, the building to the north will provide housing for elderly people, including those with dementia. We talked to Thijs Huisink, who, together with architect Marnix van der Meer, is responsible for the design.

Recognisable and different

Although the two buildings of the Duet are built with the same brick, it is easy to tell the difference: the building on Fred. Roeskestraat is light red in colour (‘terra’), and the building next to the Zuider Amstelkanaal is cream-coloured. ‘That’s because of the colour of the window

frames, balconies and vertical pillars. But it’s also down to the colour of the jointing’, explains Huisink. ‘That makes up around 15% of the visible surface.’

As such, the buildings are a good match for the red bricks of the Buitenveldert Cemetery and the yellow-coloured bricks in the Stadionbuurt neighbourhood on the other side.

Spatial environment

The spatial environment had an important role to play in the design process adopted by Huisink and his team. ‘Compared to an earlier version of the design, the façades in Fred. Roeskestraat and on the Zuider Amstelkanaal have been made more transparent. This gives you better views across Fred. Roeskestraat to the south and the Zuider Amstelkanaal to the north. On the sides, the double-height plinth

and windows provide a direct view of the outdoor areas.’ On top of the sixth floor of both buildings, there are two spacious terraces pointed towards each other – on a sunny day, you could almost imagine they were one large terrace.

Privacy

The balconies have been deliberately placed on the sides of the buildings: ‘In terms of ambient noise, that’s much more pleasant than on the street side.’

An enclosed ‘parapet’, around 50 cm in height, provides added privacy. If you look carefully, you can discern a pattern on these panels. ‘That’s an abstract representation of piano keys’, says Huisink smiling. ‘It’s a subtle nod to the person who gave the street its name: the Dutch pianist and conductor/composer Fredrik Jan. Roeske.’

Park-like environment

According to Huisink, the open appearance of the buildings combines well with what is a proper public space, featuring pathways leading to the entrance. ‘The planting in the outdoor areas merges almost unnoticeably with the park-like environment, offering plenty of space for a nice stroll. Alongside the buildings, this also creates a pleasant link between Fred. Roeskestraat and the Zuider Amstelkanaal – a north-south connection seen virtually nowhere else in the street.’

Greenery

There are also plants and greenery on the buildings themselves, including on the façades and balconies. ‘This provides a pleasant sense of privacy for the residents of the Duet and neighbouring buildings. It also effectively counteracts heat stress’,

says Huisink. ‘They also emphasise the tiered design with a protruding plinth and make the terraces on the sixth floor stand out even more.’ But the greenery is deliberately intended not to be overwhelming. ‘It needs to be possible to maintain it properly, of course’, explains Huisink. ‘In any case, that’s not something the residents have to do themselves, it’s the responsibility of the Eigen Haard Housing Corporation.’

Homes to last a lifetime

The apartments for the elderly in the cream-coloured building have proved very popular at information meetings. Huisink: ‘Some elderly people are living in staircase-accessed flats in Stadionbuurt and would prefer a comfortable home that better meets their needs.’ This is why the communal

areas in the design have been positioned on the north-west side, so that residents are not exposed to direct sunlight all day long. Inside each apartment, the bathroom connects directly to the bedroom – ideal for someone with mobility issues. And for anyone in need of a chat, there are several seating areas within the building.

With the development of buildings like Duet, Zuidas is increasingly transforming into a city district for all Amsterdam citizens – including social tenants and the elderly. With this design, Zecc Architecten has clearly shown that this can quite happily go hand-in-hand with quality accommodation. Huisink: ‘We could very easily have designed these very same buildings for a completely different target group.’

Mortgage Amount for Home Purchases

Rises 10% in One Year

In the second quarter of this year, mortgage applications have surged by 13% compared to the same period in 2023. Notably, applications for home purchases saw a 14% increase. Additionally, mortgage applications in the “Other” category, including home improvements, rose by 14%. This trend indicates that more Dutch residents are opting to renovate or make their homes more sustainable, spurred by rising incomes and stable mortgage interest rates over the past quarter. We discussed these developments with Thomas van Splunteren, branch manager at De Hypotheker in the WTC Amsterdam.

Housing Market Gains Momentum

The rise in total mortgage applications suggests the housing market is gaining momentum. Thomas notes, “This is partly reflected in the rising house prices, which were 13.6% higher in the second quarter compared to the same period last year, according to recent NVM figures. The average mortgage amount for purchasing a home in the last quarter was €346,386, a 10% increase from the previous year. Despite higher prices, there were 18% more housing transactions in the last quarter compared to the first quarter, with over 35,000 homes sold. Before purchasing

a home, it is important to have already started the mortgage process. This increases your chances as a potential buyer in this competitive market. The Hypotheker provides assistance with this. We advise potential buyers to be well-prepared and secure preapproval to be more attractive to sellers.”

Young Home Buyers Dominate Mortgage Applications

The distribution of mortgage applications in the second quarter of 2024 mirrors that of the previous year. Thomas highlights, “More than two-thirds of all mortgage applications are for purchasing a home, with young buyers under 35 making up half of these applications. With increased incomes and stable mortgage rates, buyers have greater borrowing capacity, leading to a visible rise in mortgage applications. However, the scarcity of homes and rising house prices mean that Dutch buyers are taking out higher mortgages. In the past quarter, the average mortgage amount reached its highest level ever recorded, 3% higher than the previous record in Q1 2022.”

LIVING IN RAVEL

Green neighbourhood

In the coming years, Ravel is taking shape as a new, green, low-traffic residential neighbourhood in the bustling heart of the Zuidas district. Designed particularly for families, this innovative neighbourhood offers a mix of housing types, with 1,350 units in all split across 40% social rental, 40% mid-rent and 20% owner-occupied homes. The development will be built in four stages, taking approximately three years each. Construction commenced in April 2023 and the final stage should be completed in or around 2035.

Safe living environment

Water in the form of the Boelegracht constitutes an important experiential and recreational component of the new neighbourhood. Designed to offer a safe and pleasant living environment, Ravel’s minimal car traffic and wealth of space for residents to meet, hang out, get active and play make it an oasis of tranquillity. A new road, Ravellaan, provides access to the neighbourhood, with underground car parks and a car-free centre. Public spaces have park landscaping with water features and green strips to both promote biodiversity and provide opportunities for recreation.

Services and amenities

Ravel also accommodates a wide range of services and amenities, including office and commercial space, public services, a school and cafés and restaurants. The Zuidas Children’s Campus, with a primary school and nursery, will get a prominent spot in the neighbourhood, relocating to brand new premises in the heart of Ravel in 2025. With all these amenities, Ravel promises to be a vibrant, self-sufficient neighbourhood with all essentials within easy reach. The Harmony, a 35,000-squaremetre mixed-use complex designed by Powerhouse Company, will contribute to this, with 63 social rental apartments, 85 mid-rent apartments, community-tailored amenities and high-quality office space. Ravel’s first residential development, Tic-Tac-Toe, consists of 75 mid-rent family homes averaging 80 square metres, most earmarked for families.

The zoning plan for Ravel was adopted in 2021 and finalised in 2022. Development is taking place in four construction stages. Construction of the new Zuidas Children’s Campus started in March 2024, followed by the Ravelly residential block in June. Work along Beethovenstraat will start in late 2024 or early 2025, followed by construction of the towers along the new Maurice Ravellaan. With each stage, the completion of Ravel will come another step closer.

In collaboration with VU Griffioen, Rialto VU, Hello Zuidas & Black Achievement Month, we present ‘BAM Zuidas 2024’ on Tuesday, October 22nd. During this evening, ‘Raymi Sambo Maakt’ will present the performance “Duizend aanslagen op de Obama’s.” This biopic explores the life of Barack & Michelle Obama during intense couples therapy sessions. It promises to be a captivating story about their time in the White House, where they never truly felt at home. Simultaneously, the feature film ‘Southside With You’ will be screened at Rialto VU for internationals. Leading up to this event, we spoke with Raymi Sambo.

Can you tell us something about yourself? Who is Raymi Sambo?

“I am an actor, director, writer, and artistic director of the theater company Raymi Sambo Maakt. My roots lie in Curacao. You might know me from TV shows like All Stars, Spangas, Zoop, and I also hosted Willem Wever.”

What is ‘Raymi Sambo Maakt’ all about?

“Raymi Sambo Maakt creates performances, podcasts, films, and talk shows, rooted in intercultural and queer communities. The topics are current issues and inspired by events in the country, embedded in universal themes. We present relevant and relatable stories for everyone who does not believe in labels and is trying to break through their own bubble.”

How did you come up with the theme for your new performance, ‘Duizend aanslagen op de Obama’s’?

“Obama was, of course, a phenomenon. Everyone was glad that such a thing finally happened in America. But we often tend

to point at America while I don’t see that happening here in the Netherlands as quickly. Sylvana Simons was a rarity in the government; they had no idea what to do with her. With ‘Duizend Aanslagen,’ I want to show what it’s like to be the odd one out. Even if you are present in a high position, to what extent are you allowed to be yourself in a world that has been tightly regulated for years? And what is the value of their message in today’s increasingly right-leaning world?”

A very current theme with the upcoming American elections in November, is this a coincidence?

“All our performances are about the world as it is now. I always try to look ahead to what will be relevant in the year of the performance’s release. So, I knew about the elections, but what just happened with Kamala Harris, I hadn’t expected. Still, it fits seamlessly with what we want to convey with our performance.”

On October 22nd, you will bring this special performance to Zuidas during

Black Achievement Month. What does Black Achievement Month mean to you?

“Black Achievement Month is very important to me. For too long, black excellence has not had the opportunity to be seen. A month in the spotlight is therefore important, although a month is also too short for all the beauty out there..”

FINANCE The Growth of Female Entrepreneurship in The Netherlands: Opportunities and Challenges

The number of female entrepreneurs in the Netherlands is steadily increasing, but there is still much untapped potential. To fully realize this potential, the obstacles that female entrepreneurs face must be addressed. These obstacles vary significantly across sectors, and effective support requires taking into account the unique challenges and needs of female entrepreneurs within different industries.

Female Entrepreneurship:

The Current State of Affairs

Female entrepreneurs are primarily active in female-dominated sectors, such as education, healthcare, and retail. These sectors often focus on sustainability, operate smaller businesses, and most are between 35 and 55 years old. In male-dominated sectors, such as the STEM fields (Science, Technology, Engineering & Mathematics), much work

remains to be done to encourage female entrepreneurship. Improved access to role models and financing is crucial for making progress in these areas.

According to research conducted by ABN AMRO in collaboration with Selin Dilli, an associate professor at Utrecht University, female entrepreneurship is expected to increase among younger generations. This is partly due to different educational

choices and a changing perspective on work among younger women, who seek more freedom and flexibility in their careers.

The Importance of Female Entrepreneurship

Promoting female entrepreneurship is not only important for the individual women involved, but also for society as a whole. It allows women to have greater control

over their careers and makes them more financially resilient. Additionally, female entrepreneurs contribute to economic growth, sustainability, and innovation by starting new businesses, creating jobs, and developing new markets. A previous report by ABN AMRO and McKinsey estimated that enabling more women to start or scale up a business could generate an additional 139 billion euros in gross added value for the Dutch economy.

Furthermore, fostering female entrepreneurship contributes to greater diversity in the business world, which can lead to new ideas, perspectives, and solutions. Gender equality in entrepreneurship also helps achieve broader social and sustainability goals.

Sectoral Differences and Approaches

Although the number of female entrepreneurs increased by 72 percent between 2010 and 2022, their share of the total number of entrepreneurs has stagnated in recent years. In 2010, 32 percent of all entrepreneurs were women; this figure rose to 37 percent in 2023. This stagnation highlights the need for targeted approaches to further encourage growth.

There are significant differences in the presence of female entrepreneurs across sectors. In the “other services” sector, which includes hair and beauty care, 77

percent of entrepreneurs are women. On the other hand, sectors such as mining and manufacturing have very low percentages of female entrepreneurs, sometimes less than 5 percent. Within manufacturing, female entrepreneurs are primarily active in sectors such as food production, textiles, clothing, and footwear. In STEM fields, male entrepreneurs dominate with around 90 percent of the share.

Some subsectors, such as veterinary services, the chemical industry, and the food industry, have seen a notable increase in female entrepreneurs since 2011. In contrast, sectors like construction and transportation have experienced a decline in the share of female entrepreneurs.

Obstacles and Financing Needs

Entrepreneurship offers flexibility, making it attractive to women who wish to balance their careers with family responsibilities. This partly explains why most female entrepreneurs are between 35 and 55 years old. However, there are still obstacles that hinder the growth of female entrepreneurship in certain sectors.

Female entrepreneurs often face specific challenges depending on the industry they are in. For example, female freelancers in sectors such as healthcare and education may not be focused on scaling up but rather on doing socially relevant work and

achieving flexibility. However, this makes them more vulnerable in terms of wealth growth, such as lacking retirement savings.

Financing needs also vary significantly across sectors. Women in healthcare and hospitality often require less capital during the startup phase, compared to women in capital-intensive sectors such as the chemical industry. However, financing can be crucial for helping businesses grow in later stages, especially in sectors that are sensitive to economic fluctuations, such as retail.

Toward a Gender-Inclusive Policy

More than just improved financing is needed to promote female entrepreneurship in male-dominated sectors like STEM. Role models and awareness of unconscious biases play a crucial role in attracting women to these fields.

An example of a successful initiative is the Dutch Code for Promoting Female Entrepreneurship (Code-V), a collaboration between 65 public and private organisations aimed at removing barriers for female entrepreneurs. By bringing together different stakeholders, obstacles can be tackled more effectively, allowing female entrepreneurship to flourish across all sectors.

LEGAL Recent Developments in Financial Regulation: Crypto-Assets, Banking Practices and Legal Rulings

New Rules for Crypto-Assets in Banking

The Dutch Central Bank (DNB) has released important updates on regulations concerning crypto-assets for banks. These updates are particularly relevant in the context of the new Capital Requirements Regulation 3 (CRR3) and a revision of the Basel crypto standard. CRR3, which came into effect on July 9, 2024, introduces new requirements for banks regarding reporting, disclosure, and risk management related to crypto-assets. Additionally, it provides a transitional regime for the prudential treatment of direct crypto exposures, based on the Basel crypto standard and the Markets in Crypto-Assets Regulation (MiCAR).

Furthermore, the Basel Committee on Banking Supervision published a revision of the Basel crypto standard on July 17, 2024. This revision includes stricter requirements for stablecoins and introduces an obligation for banks to conduct thorough due diligence before classifying stablecoins as less risky. This new framework is expected to be implemented into European legislation by January 1, 2026.

Fine for Santander Consumer Finance for Irresponsible Lending

The Dutch Authority for the Financial Markets (AFM) has imposed a fine of EUR 3.7 million on Santander Consumer Finance (SCF) for irresponsible lending practices. An inspection of ten client files revealed that SCF had not gathered sufficient information about their clients’ financial situations, leading to the provision of credit in an irresponsible manner. This violation was considered serious as it could place consumers in financial difficulty and disrupt fair competition in the credit market.

The fine was further increased due to SCF, or its predecessor, having previously received a similar penalty in 2019. Following the fine, SCF has adjusted its internal processes and compensated some affected clients.

Legal Ruling on Acquisition of Holding in HKB Bank GmbH

On July 10, 2024, the General Court of the European Union made a significant decision in a case brought against the European Central Bank (ECB). The case involved the acquisition of a qualifying holding in HKB Bank GmbH by four applicants. The ECB had blocked this acquisition, ruling that the applicants did not meet the requirements for good repute and professional competence.

The Court found that the ECB had not exceeded its discretionary powers in making this decision. It confirmed that the ECB was entitled to assess the professional competence of the proposed acquirers within the context of the requirements for good repute, financial soundness, and compliance with anti-money laundering and counter-terrorism financing regulations.

Other Publications and Regulatory Developments

In addition to the main topics mentioned above, various other publications and legislative developments are important for the financial sector. For example, the AFM published ten principles to improve change management in credit approval processes, and the European Securities and Markets Authority (ESMA) released new guidelines under the Markets in Crypto-Assets Regulation (MiCAR). These guidelines aim to provide greater transparency for retail investors and clarify technical aspects and data standards for service providers.

Attention was also drawn to the limited financial resources allocated for crypto sector supervision, raising concerns about the effectiveness of oversight, especially in light of new European regulations.

Conclusion

The developments discussed highlight the importance of compliance in an increasingly complex financial market. The introduction of CRR3 and the revision of the Basel crypto standard show that banks and financial institutions must continuously review their practices to meet new regulatory requirements. This is crucial for ensuring the stability and fairness of financial markets within the European Union. The fines and legal rulings discussed in this article emphasize the need for strict adherence to regulations and the consequences of non-compliance, which can result in significant financial penalties and reputational damage.

Zuidas is best known for being Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out. Many businesses have also discovered Zuidas, and with their arrival, the district has added a wide range of services and amenities, including shops, schools, fitness centres and places to drink and dine. Powering each of these establishments are entrepreneurs and employees with their own special, personal stories that we’re eager to share with you.

PARTICIPATORY

Adam Abidi has been working for the City of Amsterdam for four years, with the last year and a half as the participatory for Zuidas. He lives in the Jordaan and enjoys working for the city where he also spends his free time. Adam feels connected to the residents and entrepreneurs in his area and is happy to help them with their initiatives and wishes. His role as an participatory allows him to support the community in an accessible way.

From traineeship to participatory Adam joined the municipality through a traineeship. “After I completed my product design studies, I realized I didn’t enjoy it that much. Then I saw a traineeship at the municipality. During my last assignment as an environmental manager, I was in frequent discussions with people, which appealed to me so much that I decided

to pursue this direction,” says Adam. “I’ve now been an participatory for a year and a half. Zuidas is my responsibility. I act as an intermediary between entrepreneurs, residents, and the municipality. I make sure that people can easily reach the municipality for initiatives and neighbourhood changes. I know the Zuidas well and connect people to match supply and demand. Each area has its own participatory, ensuring dedicated attention to the specific needs and dynamics of that neighborhood.”

Future vision

Adam has big plans as an participatory for Zuidas. “The area is still developing, and it will take quite some time. Personally, I think it would be great if Zuidas becomes a vibrant urban neighbourhood in ten years, where people love to go, not just because they have to be there. This is what I am

passionate about. How cool would it be to have a club, a cocktail bar, or a party in a high-rise building? The locations here are absolutely amazing.”

Encouraging initiatives for the zuidas

“As an participatory, I actively try to stimulate resident initiatives. There are various subsidies available. Residents and entrepreneurs can use these to oset up something fun in their area. These subsidies are intended to support local projects and events that contribute to the livability and sense of community in the neighbourhood. Some time ago, residents placed water lilies in the Boelegracht, and there are also a lot of events being organised. It’s really up to the neighbourghood to create a pleasant atmosphere. We hope that with these initiatives, Zuidas will become even more vibrant.”
