EDITOR'S NOTE
M
Y LOVE OF interior styling has been a source of great pleasure for as long as I can remember. Even as a child I would often lock my bedroom door while I industriously went about rearranging my furniture and artfully curating my collections on bookshelves, bedside tables and window sills, before the ceremonious unveiling of the magical transformation to my parents. When I grew up and moved away, I continued to create various transient ‘nests’ around the world, exploring and developing my own personal style – always striving to create a cosy, characterful sanctuary no matter the type of dwelling or how temporary my stay. And, probably because I've mainly lived in rented apartments most of my life, creating a place I can call home with the little I've had, has always been of paramount importance. All the while, assimilating ideas and inspiration to one day use in my own little house, which I plan to build. Finding one's own personal style takes time to grow into, but understanding the building blocks of what makes an interior scheme functional and harmonious is simple with a few basic ingredients. Examining all aspects, from timber flooring and tiles, to window treatments, colour trends to textiles, this issue's Interiors Special (on page 22) will arm you with innovative ideas and valuable knowledge to confidently create a home you'll love.

HIS SEASON RESENE has developed a calming colour collection influenced by Japanese and Scandi design principles. A mix of the two, ‘Japandi’ style is inspired by natural colours, organic shapes and textural elements. Blending the simplicity of form with the sense of serenity it evokes, these two schools of thought are beautifully complemented by the earthy colour palette created by Resene. Neutrals move from the cool tones of recent years to warmer hues. Infused with flaxen undertones, these new tones look great mixed together – rather than presented tonally. Try combining rice whites, bitter greenyellow and stone greys to find just the right balance for your interiors. Add a wash of subtle texture to walls with Anaglypta wallpapers from the Resene Wallpaper Collection and paint with one of the ‘Japandi’ paint colours to create a subtle textural take on this season’s style trend. resene.co.nz/colorshops 14

OR OVER 20 YEARS Karen has been the guiding force behind numerous stunning bathroom transformations across Canterbury. With a background in visual communications, Karen’s interest in art, design and photography has stood her in good stead for a career spent creating stylish and functional bathrooms. Why is the bathroom one of the most important rooms in the home? In terms of functionality and number of elements within a relatively small space, the bathroom requires careful consideration: from the layout, to the choice of suitable fixtures and fittings, to the quality workmanship of the numerous tradespeople involved. Where does the renovation process begin? I start by looking at the layout we have to work within, taking in the overall area, which includes the positioning of windows, doors and plumbing. While some layouts may be restricted to only one possible configuration, often times two or three options are feasible. And, in some cases, where space is at a premium, a simple solution like altering the position of the bath or shower can make a huge difference in terms of functionality, while also creating the illusion of more space. What scope is there when it comes to bathroom renovations? We assist clients with anything from a basic re-fresh, which might involve updating the vanity
or shower or modernising fixtures, to a complete overhaul – stripping the space right back to the framework and redesigning the layout. Drawing on our wealth of experience, we are able to advise clients on the most effective approach while taking care of all the technical details to ensure the most successful result. How do you decide on bathware and fixtures? To ensure harmony between old and new we look at the home’s existing colour palette, materials, finishes and style – a process which also helps narrow down the near limitless possibilities on offer. Once the specific items are chosen, we focus on the installation requirements and enlist the expertise of various contractors, like a builder, tiler, painter and plumber.

What are the benefits of enlisting the expertise of a bathroom consultant? With over 20 years’ industry experience and specialist product knowledge, I am able to meet each individual’s unique requirements and find clever solutions tailored specifically to each space. At Oakleys we are adept at working directly with clients or in collaboration with their chosen interior designer. What gives you the greatest satisfaction in your work? I love transforming a bathroom into a peaceful sanctuary. A bathroom is a sacred space to refresh and rejuvenate, and is best enjoyed when it’s well designed and suitably equipped. Book an appointment with Karen to discuss your bathroom renovation at home, or call to arrange a time to meet with Karen in the showroom at 305 Cashel Street.

REATING AN OUTDOOR room is a design trend that has become part of the modern home. When it comes to homeowners' priorities, extending the interior living, dining and cooking spaces into the garden and creating effortless flow between inside and out rates high on the list. An outdoor room can be established using the home’s roofline or a structure attached to the house, like an automated louvre system, outdoor awning or a covered pergola. Louvre systems utilise aluminium blades that open and close to offer protection from the elements. Typically automated, the blades rotate 180 degrees, offering total control of sun, shade and light, as well as ventilation and protection from the rain. Intelligent sun, wind and rain sensors can also be incorporated into the structure, and these automatically open and shut without the homeowner having to lift a finger. With considered placement of walls, relocatable outdoor screens and blinds can also offer additional shade while giving protection from prevailing winds.
18

Outdoor awnings can be manual or fully automated, retractable or fixed, and are usually made of weatherresistant canvas or mesh. Manufactured from steel or timber, they can include fixed or semi-open roofs in a combination of shade materials designed to suit a range of different architectural styles. Working closely with each client, Xteriorscapes gives valuable guidance through the planning and design process, which includes: selecting the most suitable shelter option for the site and ensuring the final choice blends in with existing or proposed landscaping and the home’s architectural style, along with obtaining any council consents that may be required. Then there are the hardscaping options. From large format non-slip tiles to hardwood or composite timber decking, the most popular choice for new builds is decorative concrete used both indoors and out – to create a smooth transition from the house to the garden and reinforce the much-desired indoor-outdoor flow. To reduce the risk of surface water breaching the entrance threshold, it's important to install an approved drainage channel that will collect runoff
D E S I G N & I N N O VAT I O N
rain water from doors and windows and stop it from entering the home. These channels, which run where the edge of the house meets the outdoors, have decorative stainless steel lids to complement the high specification detailing of the surface finishes. For the ultimate outdoor experience there are numerous additional features that can be incorporated such as: built-in BBQs with teppanyaki hot plates; outdoor kitchens complete with sinks and fridges; built-in seating and storage areas; gas heaters and outdoor fireplaces; ambient LED lighting that can also highlight architectural features; and outdoor entertainment systems with wide-screen televisions and state-of-the-art speakers. With so many product choices to be made and technical aspects to consider – and a number of council rules and regulations that must be adhered to – it pays to enlist the expertise of the professionals. For trusted guidance, experience and creative flair, call on the landscape architectural design team at Xteriorscapes, and transform your outdoor space into a more practical, comfortable and enjoyable space that you’ll love all year round. 03 421 8460 | xteriorscapes.nz
CONNECT INSIDE & OUT Creating a harmonious connection between indoor and outdoor living and dining can be done using a similar flooring material. Decorative concrete is a popular choice for many modern homes, but there is also the choice of hardwood or composite timber decking or large format non-slip tiles that can be matched with interior flooring.
RULES & REGULATIONS Whether your outdoor room is created as an extension from the home’s roofline or from a structure attached to the house like an automated louvre system, outdoor awning or a covered pergola, you may need Council consent, which is something a qualified landscape architect can manage during the planning and design phase.

Unless you have limitless funds, transforming a house into a home is something that develops over time. Getting to know your own style is also something that doesn’t happen overnight: it is explored and nourished, MIKE PERO Chief Executive, Mike Pero Real Estate
by drawing on inspiration from the world around you and your own inner well of likes and dislikes.
COLOUR CRUSH What colours are you naturally drawn to time and time again? Look to your art collection or your wardrobe for colours and themes that emerge, and use these as your starting point. Keep an eye out for how colour and pattern are employed in design showrooms, magazines, books and blogs or look to Mother Nature where the range of hues is vast and colour combinations are plenty.
DECORATIVE DISPL AY
TEXTURAL L AYERING Whether the season calls for light and breezy fabrics or weightier, textured ones, layering different materials creates interest. From the living room to the boudoir, there is great scope to experiment with what works and what doesn’t. For the cooler months, layer up just as you would with warm clothing. Add a mix of blankets and cushions in luxurious textures like pure wool and plush velvet, and for the warmer months swap the chunky blankets for lightweight cotton throws, stonewashed linen and hemp cushion covers.
Adding the finishing touches to your home is a personal endeavour. This is your opportunity to draw on your own interests for inspiration: whether you love trawling the local flea markets and vintage stores for unique collectibles that tell a story, or spending hours on end combing the beach for natural treasures, or taking your own artistic photographs – all these finds and creations can be curated and presented as a part of a stylish display. Look to your walls to hang groups of artworks; or to bookshelves, sideboards and windowsills where tiny vignettes can be created with just a few select items, like a pot plant, a framed photograph and a scented candle, for example. Whatever your passion, let your imagination run wild and create a home that is a true reflection of who you are.

NOWING WHERE TO start and being able to break it down into digestible, bite-sized chunks is tremendously helpful, as is being armed with reliable recommendations to guide you in the right direction. The three basic principles of design – function, mood and personality – provide a useful starting place when it comes to making detailed choices around each element. The elements that go into creating a harmonious interior scheme are long and varied, including: interior layout, flooring, wallcoverings, paint colours, textiles, fixtures and fittings, joinery, furniture, and, of course, the all-important finishing touches that soften the edges, like plants, art and collectibles. But, before you dive in the deep end, it’s crucial to recognise and explore your own personal taste. This way, when it comes time to begin enlisting the help of the professionals or when you embark on your project independently, you will have a clear vision of what you want to create. Gathering ideas and inspiration is the first step. Draw on your own personal interests to spark your creativity. If you love dining out, for example, cafes and restaurants provide tremendous fodder to fertilise your imagination. Once you’ve got a handle on what fires you up, the next step is to consider how you live and what you want your home to give you. While form is important from an aesthetic point of view, ultimately it is function that ought to drive decisions around the more practical aspects. However, real success on the home front is when there is a perfect synergy between the two. This is where enlisting the experts can save you time and often money in the long run – when their years of experience and arsenal of industry knowledge pays dividends. If you’re embarking on a renovation project or building from the ground up, calling on the expertise of a spatial designer or interior architect will pave the way for a successful outcome that will reflect your own unique style, while making your home the safe retreat from the world that we all long for.

S TIMBER FLOORING specialists with over 25 years’ experience, Forté offers over one hundred quality timber options that lend a touch of understated luxury and style to any interior décor. And, with a high degree of versatility, Forté’s products can be used not only on floors, but walls and ceilings, indoors and out. Introducing Forté’s outdoor flooring range, Millboard premium decking has been lovingly developed to authentically replicate the unparalleled beauty found in nature. After years spent perfecting a manmade alternative for outdoors, this collection offers all the beauty of natural timber minus the disadvantages of using a natural product. Each plank has been hand-moulded using genuine timber grain to recreate the look; and the non-slip, low-maintenance surface has been designed to resist algae, fading and warping. This product can be used as decking around pools, as well as for planter boxes and exterior cladding, and is available in two ranges: the Enhanced Grain range is
similar to the look of traditional timber decking, while the Weathered Oak range is moulded from railway sleepers to achieve a rustic look. Another new and exciting collection to join the Forté range is Urban Plank. Made from genuine European Oak with a unique, thin wear layer that delivers optimal durability to withstand the harsh New Zealand climate, it has been developed with affordability and the environment in mind. Available in eight fashion-focused colours, including soft natural grey and cool brown tones, it also comes with a 25-year residential warranty. One of the most popular ranges offered by Forté is the Manor Collection. Crafted from PEFC Certified Oak, a certification that guarantees the highest ecological, social and ethical standards, this specially designed collection has been developed to offer an array of styles, textures and colours, and can be laid in either a traditional or herringbone pattern. SAVANNA GREEN connects us with nature. Organic earthy tones conjure a peaceful oasis. Team with smoked glass, bold florals and just a hint of brass. RUSTIC RED injects a shot of high-octane drama. Coordinate this season’s hottest hue with black, terracotta, brass and ornate florals, and try a tone-on-tone look with structured fabrics, natural flowers and faceted glass. DUSTY ROSE puts a modern twist on the quintessentially Scandinavian pairing of neutrals and pale timber. This year’s must-have hue works especially well when married with rustic detailing, handmade ceramics and textured linens. COASTAL BLUE brings the shoreline squarely into view. From calming seaspray to deep indigo, allow light to play off precisioncut glass and shimmering velvet.
MONOCHROME uses light and shade to create a modern neutral palette that is effortlessly clean and bright. Add accents of blonde oak and pale grey to soften an otherwise stark black and white scheme. 03 356 1115 | boconcept.co.nz

ITHIN WALKING DISTANCE from Merivale’s boutiques and cafes, and with Hagley Park on their doorstep and the vibrant city centre a short stroll away, the couple were resolved to rebuild on the same quiet, leafy street that they had fallen in love with 26 years ago. Sadly, their 100-year-old villa was a casualty of the quakes; but the couple had a clear vision for something altogether different for their new home. Still keen to capture all the warmth and charm of their former abode, the couple say what they really wanted was the all-important ‘wow factor’ that their former home had lacked. By enlisting the talents of DD Architects to design their vision, and DJ Hewitt to bring it to fruition, that’s exactly what they got.
The homeowners gave Andrew Smithson of DD Architects a wide scope to express his creativity. His clients’ only request was simple: to create a modern and unique home that, while quite different in look to their previous home, would emulate its homely feel. Responsible for all planning, council consents, the design of the exterior and material selection, as well as the interior layout, Andrew worked closely with the homeowners to refine the design, with Daryl Hewitt and the engineers throughout the planning process, and with site foreman Noel Barnes throughout the construction phase. Enlisting DJ Hewitt to undertake their rebuild was a natural choice: the couple had worked with DJ Hewitt before; this was to be the pair's third home he

would build. They felt confident in the abilities of the building team under foreman Noel, who has a wealth of experience running a building site. Responsible for keeping the momentum on any project, his job involved liaising with Daryl and the building team, the architect, interior designer, and numerous subcontractors, along with the clients, to ensure the project ran smoothly. ‘No problem was ever too big’, the couple say. ‘Noel and Daryl always found a solution that everyone was comfortable with, and we felt the team treated the building process with the utmost sensitivity and attention to detail, offering many valuable suggestions along the way.’ The greatest challenge they faced was the remediation of the land and the extensive RibRaft foundations required for the TC3 land. ‘We needed our home to be a safe haven’, the homeowners explain, so engineering experts Powell Fenwick worked with Andrew and Daryl throughout the design and building phases to ensure all the appropriate strengthening worked as it should. Powell Fenwick’s design ensures substantial bracing against wind and seismic loads, which included the use of timber framing, timber shear walls and steel frames. Their engineered design of the steel and glass staircase with a central spine also required special care and attention to ensure that it delivered the perfect blend of form and function. Andrew says the material selection for the exterior, which features a combination of composite and plaster panels, cedar, aluminium and concrete blocks, was driven by the desire to create a striking, low-maintenance home, while the interior palette was much more refined. The striking exterior uses a mix of natural and manmade materials. Vertical cedar weatherboard cladding was stained black to match the black aluminium panels, giving relief to the stark white concrete panels; while stack-bonded concrete block was used to construct the garage, adding another layer of interest to the monochrome colour palette. This high-performing plaster facade is a lightweight, durable and lowmaintenance cladding solution that provides the home with a weather-tight envelope, while offering remarkable acoustic benefits for high-density living. Tying the various cladding materials together at the relevant junctions presented the building team with another challenge, Noel reflects. Many mock-ups were created and refined long before construction began to ensure the junctions between

the separate materials provided a weather-tight seal and a seamless aesthetic. From the flawless exterior joins to the immaculate finish indoors, Broomfield Quality Stoppers were tasked with all interior plastering. Involving a huge amount of negative detailing, as is common with architectural homes of this calibre, plasterer Paul Lally says the perfect finish is the result of quality materials, great workmanship, and the collaborative effort between his team and the builders. ‘All our work is done by hand instead of machinery, which is how we get this level of quality’, he says.

The material selection for the exterior - featuring a combination of composite and plaster panels, cedar, aluminium and concrete blocks - was driven by the architect’s desire to create a striking, lowmaintenance home.
Working in close collaboration with the clients to achieve a harmonious interior décor, Melissa Merrin from Interiors by Lume brought her creative flair to the project. Offering invaluable guidance on the selection of colours, materials and finishes, each aspect was carefully considered. From the choice of suitable flooring, window treatments, lighting, bathroom fixtures and fittings, Melissa ensured their selections created harmony throughout. Creating a light-filled home that is modern, yet full of warmth, Melissa selected natural timbers and richly coloured textiles that add interest to an otherwise neutral palette. The entrance gives guests a striking first impression. Opting for a dark charcoal paint, Melissa says this choice beautifully offsets the large pendant light and the Aboriginal artwork. The greatest challenge Melissa faced was how to achieve an intimate feeling within a large, light-filled contemporary home. ‘We set about dressing the windows with soft linens, with either dense floral patterns or with beautiful textures, in conjunction with charcoal and midnight blue on selected walls, to define the different spaces within the all-white, open-plan kitchen, dining and living areas.’ All custom-made joinery and lighting was designed by Jeff Merrin at Lume Design. All other tiles featured throughout the home – indoors and out – were selected in private consultation between the couple and Interiors by Lume at the Brymac Tiles' showroom. Once the tiles were chosen, Brymac Tiles visited to assist the tiler in the installation process, ensuring precise placement of each tile. Finished with a super high-gloss polish, Ceramiche Piemme More Levagatto in pearl graces the master en suite, while the same tile in white was used in the main bathroom. JE Tiling was responsible for the immaculate installation of all tiles throughout the home. Mitred edges demand a high level of precision since the alignment of tiles can’t be hidden behind trims. But, as Jeff says, when you consider the immaculate finish achieved,

but equally important was modernising the home to suit the needs of their family. Breathing new life into its weary bones, BD Construction was engaged to repair the substantial earthquake damage on the homestead and complete a major renovation that included a large extension to the rear of the property to increase the kitchen’s functionality. Miyamoto International (MINZ) was brought on board to undertake the structural design and to monitor the structural repairs. Liaising with the building team, the insurance company and the clients, MINZ was tasked with repairing the existing 100-year-old foundation, while applying current codes, updating the house bracing system to satisfy current standards, and strengthening the roof structure without removing the framing elements. Although maintaining the integrity of this historic home presented many challenges – preserving its colonial-style appearance while meeting the new post-quake codes of compliance – the skilled engineering team drew on their extensive experience with older building methods to deliver a structurally sound solution that never compromised the aesthetic. The first idea they had, to replicate the original timber foundation, was eventually thrown out in favour of a sturdy concrete pad. Removing the old timber floor, while holding the rest of the structure firmly in place proved the

T THE TURN OF the 20th century, the historic homestead in Leeston was built as part of a working farm. Fast forward more than a hundred years and a fifth generation of the family has restored her to her former glory. Having grown up in the house, Richard Lemon always longed to return someday with his own family. Ten years ago this childhood dream became a reality when he and his wife, Charlotte, and their two boys moved in. ‘Despite its dilapidated state, the house has always had a good feel’, Richard says. But, even with major renovations undertaken by his father some 30 years ago, the tired homestead was in desperate need of some loving care. At the top of their design brief was retaining as much of its original character as possible. Keeping authentic colonial features like the ornate architraves and decorative ceiling roses was ‘crucial’;

greatest challenge for the building team, says Project Manager, Barry Duncan. ‘With careful planning, though, we were able to ensure the integrity of the building’s structure while the new concrete foundation was poured.’ Stripping and repainting the original timber weatherboard exterior, a brand new Colorsteel roof was selected to match the new extension, transforming the tired carcass and returning this grand old beauty to her former glory. Inside, the defining element is the array of stunning luxury wallpapers that add personality to each room. Creating a statement in the upstairs and downstairs bathrooms, bold patterned wallpapers were selected to form a colourful backdrop to the whiteware; and these also feature in the foyer, sitting room, kitchen, formal dining room and master bedroom. Paperhanger Kelvin Smyth prepared and hung the wallpaper throughout. Due to the long lengths of wallpaper – up to 4.5 metres – Kelvin says the greatest challenge he faced was judging the amount of time required to adequately soak the paper without distorting the patterns. But, with his 28 years of experience, he timed it just right for a flawless finish.

Matching the fine craftsmanship of the family's forefathers, the expert machinists at Halswell Timber paid the utmost attention to detail to the original skirting boards and architraves, and meticulously replicated each profile. Halswell Timber owners Peter and Barbara Stuart explain that, as older houses are now less common in Christchurch, their work is particularly important when it comes to retaining the valuable character of such homes. Working predominantly with timbers native to New Zealand, they recreated the complex Rimu flooring in the kitchen extension as well as the ornate mouldings, which are typical of colonialstyle homes. With a number of historical renovation projects with BD Construction already under their belt, they say the high standards adhered to by the building company, together with the unparalleled skill of their craftsmen, has delivered stunning results they can all be proud of. The extension to the rear of the home has vastly improved the functionality of the farmstyle kitchen, which is now Charlotte’s favourite place to bake and entertain guests. HEN THE OPPORTUNITY arose to build right in the heart of the city, Chris and Christine Sweeney didn’t hesitate. And, with the design drawn up by their favourite architect, their decision to move to the city was an easy one. ‘Our only thought was, if not now, then maybe never’, shares Chris. Having already worked with Chris Prebble, Principal Architect at Three Sixty Architecture, on three previous building projects, the Sweeneys were confident their new central-city abode would deliver all they desired. ‘We were very taken with its impressive street appeal, and inside it is so spacious, filled with light throughout the day, and the outdoor
living on offer is just as we envisioned’, the couple share. Seizing the unique opportunity to design a pair of buildings on adjoining sites – unrestrained by recession planes between them – Chris Prebble created these two quietly spectacular ‘pod-like’ forms. Linked together by a glazed bridge, each home harbours ‘wonderful lofted interior spaces’ that are open and light-filled. areas has delivered a pair of inner-city townhouses that offer exceptional style and energy efficiencies. Preparing the TC3 ground – which, Chris says, was ‘essentially a swamp’ due to its proximity to the Avon River – required careful planning. To create a stable foundation, 12-metre-deep screw piles were capped and attached to a Muscle Slab system, and to maximise the thermal performance of the heated floor extra underfloor insulation was added. Working within the confines of a compact inner-city site provided its own special challenges. Due to the limited space, Joshua says the project required careful planning in terms of logistics and the management of the numerous subcontractors involved. Overseeing the project, Joshua acted as the liaison between the various suppliers, subcontractors and designers, while keeping the clients abreast of any changes or decisions that needed to be made along the way. The arresting forms are wrapped in black Colorsteel, with a longitudinal standing seam that gives the profile a sharp minimalist finish and dramatic shading effects, and this is married with band-sawn vertical shiplap cedar to provide a striking contrast between the natural and manmade materials. same colour have been specially designed by Air Con NZ. Due to the positioning of the neighbouring properties – meaning that one home receives only morning sun, the other only afternoon sun – Air Con NZ devised an ingenious practical solution to serve both. A somewhat unusual, but highly effective approach was taken whereby each home could use the energy generated by the other. This specially designed Photo Voltaic Generation System enables the homeowners of both homes to work in tandem – saving on bills, and able to sell any unused energy back to the power board. Inside the Sweeneys’ home, Fiona Renton from Sandalwood Design added her expert flair for colour and texture to complete the interior décor. From flooring and tiles, to kitchen materials, appliances and furniture choices, Fiona carefully considered each element to create a cohesive whole. Setting the tone for simple, modern living in a warm colour palette, Dulux Oamaru paint was used on walls in the home’s main areas, and to complement this hue Dulux Half Haast was used on all the trims and doors. ‘Owing to the different architectural planes in the stairwell, and the way the light bounces off the different angles, a variety of shades are naturally created using just one paint colour’, Fiona explains. to suit the couple's individual requirements, Gem Kitchens manufactured all joinery throughout the home. From the wall divider in the upstairs office, to the walk-in robes and bespoke bathroom vanities, to the kitchen and laundry, the fine craftsmanship of the team at Gem Kitchens brings an executive look to the interiors. A harmonious combination of materials was used in the contemporary kitchen. Specified by Sandalwood Design, a chunky Appaloosa granite countertop takes centre stage with a sleek white Caesarstone benchtop running parallel to it. These were teamed with glossy Dezignatek drawers and a mix of Prime and Bestwood melamine panels in white, while Tasman Elm veneer was used for the cabinetry and built-in shelving in the hidden pantry. And, for a touch of European luxury, quality fixtures from Blum feature on all doors and drawers, while twin Gaggenau ovens complete the look. Executing all tiling throughout the home, including the fireplace surround, MO Tiles took particular pride in laying the mosaics in the master en suite. Laying mosaic tiles requires the utmost precision – especially ones with a stony texture like these – and the experienced tilers from

OUTDOOR ENTERTAINING
Illuminated by LED lights, by night the louvre roof makes a striking architectural addition to the outdoor entertaining area. And, the warm glow on the louvre blades adds to the cosy ambience created by the gas fire pit, which is made on the Gold Coast and available through Pioneer Pool & Building.
MO Tiles achieved a flawless finish that forms a glittering backdrop to the contemporary bath and custom vanity. The couple's favourite place to spend time is in their outdoor entertaining area. Completely secluded from their neighbours and sheltered on all sides, this is where they come to relax with friends, luxuriate in the spa, or take a refreshing dip in the pool. Originally designed to be a water feature only, the couple decided that ‘for the sake of another 800mm’, it was worth turning it into a lap pool – a size, they say, is ideal for inner-city living. It also provided Chris with the perfect opportunity to try out new products and equipment sold by his company, Pioneer Pool & Building. Always a logistical challenge when building on long, narrow inner-city sites like this, Chris says ZBUILT was instrumental in managing the delivery of materials and overseeing the positioning of the spa and palm trees that had to be craned in. By designing the outdoor area with the pool as a ‘continuation of the landscaping’, Chris says he and
Christine are particularly pleased with how it has all come together. ‘Even though it’s a very compact site, we have been able to comfortably accommodate everything we needed and wanted.’ Using a range of quality products from Pioneer Pool & Building, Chris says, together with his landscape designer friend, Chris Goom, they ‘pulled out all the stops’ to create the ultimate urban backyard retreat. Inspired by ancient building techniques and boasting greater energy absorption to prevent cracking, fibre-reinforced shotcrete was used to create the pool’s structure. Finished with glass mosaic tiles and interior polished plaster Durazzo, the lap pool is flanked by a polished concrete slab on one side, and a natural wooden deck on the other, which features a topof-the-range stainless steel spillover spa. Lowmaintenance, cost-efficient and extremely resistant, this stainless steel model from renowned Austrian manufactuer Berndorf is second-to-none, Chris says. at night, bringing a heightened sense of drama to their beautifully landscaped outdoor area. ‘We love retreating to this secluded corner at the end of a long day to soak the stress away.’ Creating shelter from the elements, Louvre Solutions installed their own louvre system over the outdoor entertaining area. The Canterbury company engineers, manufactures and installs all their ranges, which can be customised to fit particular specifications. In this instance, given the long span of the proposed louvre roof, Craig explains that a bespoke engineering solution was devised to ensure the structure was strong enough to withstand wind and snow. And a powder-coated aluminium finish was selected so the louvre would blend seamlessly with the home’s contemporary architectural design. With a user-friendly remote, the motorised rotating blades are easily controlled to give just the right amount of shade and protection from wind and rain. And, with intelligent rain sensor technology, the couple's outdoor furniture is protected even when they're not at home. Reflecting on the final result, the Sweeneys say their slick new home is living proof that, with clever design and skilled workmanship, inner-city dwellings deliver the best of both worlds: easy access to the vibrancy of the central city, while providing a sense of seclusion and space.

between the various spaces, indoors and out. Involved from day one, Gregg Builders’ project manager Craig Wilson was responsible for overseeing the demolition of the original house, managing logistics of the various subcontractors, and liaising with the architect, designers and numerous suppliers. Once construction was underway, Craig met regularly with the homeowners to discuss progress, along with any issues to be resolved or decisions the couple were required to make. ‘It was an absolute pleasure to work with the couple’, Craig says; ‘being able to bring their vision to life was deeply rewarding’. The only challenge Craig recalls was the logistics of working within the confines of a back section whose only access was down a long driveway. Preserving the towering 100-year-old trees on either side required careful planning and management of large deliveries, and the choreography of crane sequences by Craig and his team. Providing the vast majority of building materials and hardware products for the rebuild,

HEN ONE COUPLE’S grand Georgian-style home was rocked to its foundations in the 2011 quake, they had an agonising choice to make: move on or rebuild. Having lived on the peaceful tree-lined street for the last 40 years, the only choice they entertained was staying put and embarking on the daunting task of rebuilding. By enlisting Gregg Builders, whose acumen is backed by a wealth of industry experience, they received all the support and guidance they needed. Minimising any possible stress, Gregg Builders assumed responsibility for dealing with the insurance company; and, with their inclusive approach, the building team filled their clients with confidence in their abilities. While the insurance policy stipulated that the house be built like the original, due to post-quake building regulations, the only option that remained was to build something completely different. Keen to include modern technology wherever possible, the design brief was simple and allowed for the creative talents of the architectural and building team. The couple’s main requests were that their new home would be easy to live in, sit comfortably on the site, and offer effortless flow

With a longstanding relationship and collaborative approach, PlaceMakers say that site foreman Craig is always easy to deal with, and ensured this project ran smoothly. The exterior was clad using a combination of cedar weatherboard battens and Resene Construction Integra panels, which were finished with Rockcote plaster, while hardwood oak was used on the interiors, lending a beautiful warmth to an otherwise crisp white canvas. Delivering an immaculate finish on all plasterboard interior walls, Lance Ash Interiors also supplied and installed the ceiling battens and insulation that keeps this home warm and dry. Lance Ash Interiors' General Manager Graeme McErlich says the fix and stop work completed on the double storey void above the staircase, and the detailed trim work required on each tread, provided a rewarding challenge. Ensuring harmony throughout the home, Sockburn Joinery manufactured and installed all custom-made joinery as designed by the architect. From the kitchen, to the wardrobes, to the study, the impeccable workmanship of the joiners has seen this modern home furnished with functional storage solutions that exude understated luxury. HEN A SOUTH AFRICAN with French heritage, and her husband, a doctor, and health and wellness expert of Chinese descent, decided to renovate, it’s no surprise that the result would be unusual. Anina Malherbe-Lan and Michael Lan had been searching for a space in the city, which had two separate entrances and enough space to combine their home and Michael’s wellness centre and Tai Chi Studio in one property. A traditional Victorian house that had fallen on hard times, and was being used as a neglected guesthouse, proved to be the surprising solution for their blended home, says Anina. ‘The house had six bedrooms and six bathrooms. One room even had carpet on the wall!’ recalls Anina. The front was bricked and the veranda had been sealed off to create a sunroom. Anina, who says she has a ‘soft spot for heritage buildings’ chose to work with architect Chris Zimberlin of Limeline because of his experience with heritage properties. ‘Chris knew where to source things like missing shutters and who to use to recreate the traditional French doors’, explains Anina, who felt that taking the house back to its original architectural integrity, whilst modernising the interior, was crucial. The first task was to remove the glass panelled facade from the entrance to reveal the elegant

pillars and welcoming veranda. It is here that you will find the first hint of the surprises that lie within – two imperial marble lion statues guarding the front door. These are an auspicious symbol in Chinese custom with powerful mythic protective benefits, explains Anina. ‘Michael’s only request for the interior design was that we adhere to the five principles of Feng Shui’, she explains. Gold, representing ‘metal’ in Feng Shui was a shade they were both comfortable with. ‘I love gold and fortunately it appealed to Michael as well’, Anina explains. Touches of it can be seen in the lighting, ornaments, wallpaper and details on furniture, but against the otherwise monochromatic palette it feels understated rather than brash. But it’s the walled garden in the conservatory (representing ‘earth’) that infuses the home with the most remarkable energy. ‘We wanted to bring a bit of nature inside and create balance within the
DINING Moroccan black and white tiles were laid to define a dining area in the conservatory. The graphic shapes are mirrored in the panels of the French doors, columns and wall mirrors. ‘At night it looks completely different’, says Anina. ‘I love the atmosphere when the sun goes down. The plants are lit up and we light a lot of scented candles, which I collect. It feels really mystical and magical.’ KITCHEN The kitchen is simple, modern and functional (‘We eat out a lot!’ laughs Anina). hustle and bustle of the city’, explains Anina, who is patiently waiting for the trellising to be filled with foliage. Other nods to Feng Shui are the floors and French doors (wood) and water (a fountain is at the entrance to the house adjacent to the front door). The conservatory, which transformed an unused courtyard into an enchanting space, was a smart design decision that gave the couple more footprint to entertain and relax in. ‘Once we designed the Tai Chi studio, we were left with what we realised was quite a small living area’, says Anina. ‘It made sense to gain an extra room, and I love it.’ While Anina and Michael are avid weekend explorers of the Cape, her work, as founder and CEO of Vivid Luxury Communications Agency, keeps Anina dialled in to international trends. Her agency has represented some of the world’s top luxury brands over the years, such as Gucci, Burberry, Jimmy Choo, Patek Phillipe, Belvedere Vodka and Hugo Boss. Anina says her love for luxury is not only reflected in her wardrobe, but also the interiors. She cites Philippe Starck, Eero Saarinen, Minotti and Kartell as some of her favourite furniture designers. Handpicked pieces can be found juxtaposed with inherited antiques – the open-plan living room/kitchen with its generous ceiling heights can comfortably house the fusion of styles. The couple married in 2014, which means they brought not only their different heritages to the home, but furniture they had collected over the years. How did Anina manage to blend these? ‘I just painted everything black’, she laughs. 70

The en suite bathroom receives filtered light through a tall, but slim, window – a smart way to allow air and light to enter the space without sacrificing wall space or privacy. The porcelain tiles have a slight metallic thread, which is in keeping with the mineral theme throughout the house. BEDROOM
The en suite bedroom has doors that lead to both the lounge and conservatory. Anina says she wanted a cozy ‘cocoon-like’ space so chose charcoal carpets and luxe textures for the bed and headboard.

HIS ARTICLE COMES with a disclaimer. As a family, the majority of our vegetables are delivered in a brown cardboard box every Sunday by Green Dinner Table, and on the odd occasion we forage for fruit in the residential red zone. Our own vegetable garden is bereft of diversity and bounty, with no evidence whatsoever of companion planting, crop rotation or double digging. As I ponder the value of creating a veggie patch and all the work it entails, I am on holiday in Kent staying with family. Perched on an outdoor chair, I marvel at the adjacent allotment from this sunny little corner of the garden; the same corner where I’ve watched Mr Fox – oblivious to property boundaries – wander through each evening on his way next door. Representing many years of tradition, sweat and toil in the endeavour of growing fruit and vegetables, all beds face the sun.

Some are raised; others are not. Some have frames for runner beans and sweet peas; some are hooped and covered with shade cloth. A couple are over-spilling with leeks and silver beet – while easily grown here, there is only so much of these two that a family can eat. Sage, parsley and coriander – one herb that has perennially defied all my attempts to grow it – spill over an assortment of pots randomly scattered across the adjacent terrace. Sitting on the chair, with the allotment behind me, I reflect on a recent article I read. Sayed Azam-Ali, CEO of Crops for the Future, opines that, globally, there is a need to diversify agriculture beyond a few crops grown intensively as monocultures. Furthermore, he notes, as a global population, we are saturated with processed food products that are transported across the world. ‘If you eat, you are involved in agriculture – we don’t have to leave it to others to provide all our food from far away’, he says. In essence, he encourages city dwellers to contribute to a new kind of agriculture. For me, this resonates with the tremendous work Bailey Perryman and Fiona Hargreaves are doing in Christchurch with their project, Cultivate, which connects people through growing vegetables and fruit within urban plots in Christchurch. As they say, ‘local equals
fresh – produce that is handpicked from urban farms and delivered that day by bicycle’. Cultivate is a local manifestation of what Azam-Ali is striving to do on a global scale. It isn’t overly different to the Broomhill allotment; just like the beautifully tended vegetable and fruit gardens of my father, grandfather and many others, but at a community level. So, in times when food miles and carbon footprints are discussed between mouthfuls of kale and microgreens, knowing where our vegetables and fruit have come from and what has gone into them is becoming increasingly important. In saying that, it was not too long ago that we probably knew. At Rough & Milne we are witnessing a renaissance of the vegetable garden, although these days they are more commonly referred to as edible gardens or potagers. Seeing a few fancy lettuces, parsley or red beets amongst herbaceous borders is becoming an increasingly popular request in many a design brief. As I look longingly over the fence at the allotment, I am starting to visualise next season's edible garden and I am quite relieved that Mr Fox has yet to appear. 03 366 3268 | roughandmilne.co.nz

HE ONLY INTERIOR design book in our house when I was growing up was The Seasonal Home by Kristin Perers. The author offered a really rustic and romantic set of decoration ideas around transforming our homes in reaction to the changing seasons. It was bursting with changeable linen loose covers on sofas and open fires with artfully crumbling plaster surrounds. I mean, it looked stunning, but, alas, we don’t live in Italy. Aside from some of the inspiration the book offered, the actual concept of having a reshuffle and rotation of my homely contents for each season is actually very appealing. As Kristin states: ‘Let what’s going on outside influence what’s going on inside.’ We all feel the itch for a Spring Clean, but have you considered a deliberate Autumn Nest? I believe a level of this happens with little consideration! Coats and gumboots start fighting for space at the back door and log burners change from a great spot for a pot plant to the human, pet and clothes drying centre of the universe. Speaking from experience, as the resident of a charming, but freezing Christchurch villa, interior furnishings have both a physical and psychological warming effect. With this in mind, I started pondering some more ideas to shift our spaces from static to seasonal, just like Mother Nature. studiohome.co.nz

Perhaps your sofa could move in front of that sliding door to capture the lower winter sun, then back again to make way for your summer foot traffic. Pin the pattern onto one of the pieces of silk and cut out. 4. Fold the second piece of silk in half. Fold the paper pattern in half and place it on the folded silk, 10 cm away from the folded edge of the fabric. Pin in place 5. Starting from the folded edge of the fabric, cut out the elongated semicircle shape. 6. Now cut along the folded edge to create two elongated semicircles and sew a double 2.5 cm hem along both straight edges. 7. Place the hemmed pieces on top of the circle of fabric, right sides together, and with the hemmed edges overlapping. Pin in place.

HILE THE BUILDING industry in Christchurch typically goes through phases, the demand for alterations is now on the rise as the number of rebuilds declines. The ultimate form of upcycling, making improvements to the house you have, rather than pulling it down and starting over, is a much more environmentally responsible approach. Embarking on a renovation project is not only better for the environment, but also presents the ideal opportunity to rectify certain aspects that don’t work and to incorporate creature comforts for modern living. To achieve optimal results, however, takes more skill than starting with a blank canvas – from both a design perspective and with construction. Choosing the cheapest options when it
comes to design and construction often backfires, resulting in higher costs. Cheaper solutions can also pose problems down the track when it comes to selling your property. The earthquakes have provided us with sobering lessons regarding the tragic consequences when precautions are ignored. A myriad of complications must be addressed before proceeding to ensure your alterations stand you in good stead for years to come. Think about how different construction techniques and materials perform in earthquakes. Take heed of how ground conditions have changed since the earthquakes, which often affects the foundations and ground improvement techniques used. Note how planning rules have changed from when the
house was originally built. And, recognise how floor levels may have changed due to land subsidence and increased flooding risk, which may require elevating the floor height of an extension so it remains level with the existing house. As far as style is concerned, the rule of thumb is to either match the extension to the original home’s style, or to make it completely different. Depending on the project, either approach can be used. Throughout the various architectural periods there were different priorities – which influence how we now live. Villas are a classic example where the streetscape was paramount, and harnessing natural light was completely ignored. As a result, in some cases a renovation involves completely reorganising a home’s layout, moving kitchens and knocking down walls, in order to maximise light and optimise how we live. If you’re looking for designers, building companies and the various sub-contractors required to carry out your alteration, experience is critical. Having hands-on knowledge of the techniques required will guarantee the best result. 03 384 7879 | young.co.nz
