e have reached that time of the year when the pace of life slowly but surely ramps up to a hustleand-bustle level that I can only describe as bracing. On the horizon, you might catch a glimpse of your annual holiday: a long-awaited and much anticipated languorous sojourn in the summer sun. In the meantime, we are all in the thick of it. The calendar is full to bursting with school prize-givings, preschool parties, work drinks, secret Santa's and hours spent cooking, socialising and entertaining. Oh, so much entertaining. A common theme in our home features this issue – and indeed, every issue – is how we place so much importance on creating spaces for hosting guests when designing a home. From the kitchen island that doubles as a bar, to the sheltered outdoor rooms added with barbecues in mind – it seems we feather our nests not just for us, but for the comfort and enjoyment of our extended circles of loved ones and mates. Nowhere is that welcoming vibe more critical than at a holiday home, and this issue the Abode team thoroughly enjoyed branching out and visiting an eclectic family bach, designed for the van Asch family by Robert Weir of Weir Architecture, in the alpine village of Castle Hill (Outdoor Pursuits, page 27). In a whistlestop southern journey, I was delighted to visit a stylish new townhouse development built by Blueview Developments and set against the spectacular landscape of Queenstown's Arthur's Point (Well Appointed, page 61). As hectic and harried as pre-Christmas is, I hope you find a quiet moment to put your feet up and enjoy a read. I would love to see more smaller homes featured, as so many of us are looking at less size but more quality in the next home, an alternative to a retirement village squeeze. s we head into summer, the whole concept of indoor/outdoor flow becomes a feature of our lives again. It’s time to dust off the outdoor furniture and maybe add some new cushions or refresh the squabs. In recent years, there have been some fantastic developments in textiles designed for outdoor settings. ‘Indoor/outdoor’ is the term we use for these versatile fabrics, as they are suitable for use almost anywhere.

These multi-purpose fabrics come in soft, textural and colourful styles and are equally as good-looking as their solely indoor counterparts. Our climate in New Zealand is harsh, and we do tend to build homes with lots of glass and connections to the outdoors. For this reason, it is essential to select fabrics for your home that can provide optimum wear and stand up to the elements. If you are considering upholstering a window seat for example or other furniture that is likely to be exposed to the sun, it is worth considering an indoor/outdoor fabric. One example of an indoor/outdoor fabric collection that is simply beautiful is ‘Around the World’ by JAB. This collection has a stunning selection of vibrant, colourful prints and weaves that will add some lovely personality to your space. Another collection that I love is ‘Farniente’ by Élitis. ew places have more hustle and bustle than family kitchens at dinnertime. Modern living means the kitchen is the hub of the house and is often integrated into living areas; adding the TV and conversation to the melting pot of noise and comings and goings. When hosting an event, we often cook while guests enjoy a drink at the breakfast bar and trying to work and socialise in this environment can be stressful. We all know that sense of relief when the rangehood is finally turned off.

None of us would want to be without the appliances that create noise in the kitchen and luckily there are some excellent products you can choose from to reduce the impact of noise and create a calmer, quieter kitchen. If you’ve ever had to pause your movie to boil the jug, so you don’t miss a crucial plot point, you’ll appreciate the InSinkErator MultiTap. or many years, Dan and Ange van Asch of Christchurch spent weekends and holidays with their school-aged children skiing, mountain biking, fly fishing and tramping in and around Castle Hill. They were a ‘four seasons’ outdoor family, and Castle Hill was the perfect base. But when work commitments took them back into Christchurch, they always knew they would return to the alpine village. That opportunity came in 2017 when Dan and Ange started looking for sections in the village at Castle Hill. With the children now grown up, the couple had an opportunity to create something new. The result is a spectacular 160 square metre threebedroom alpine bach, which sits beautifully in the land around it. Designed by Robert Weir of Weir Architecture, he has created something completely different to the neighbouring homes and has pushed the boundaries of what is possible in this alpine location.

The van Asch’s local knowledge proved invaluable when designing the home. “We knew that it gets sweltering in summer and freezing in the winter. Our house had to be able to cope with these extremes, and Robert understood that perfectly when it came to the design,” says Dan. With the spectacular backdrop of the Craigieburn range in one direction and the stunning silhouette of Mount Enys in the other, this site was “just one massive view,” as Dan says. “Robert really got the hang of what we wanted. It was a delight to work with him. He always took note of what we were saying, and we are so pleased with what he has designed.” “We always spend considerable time with each client,” says Robert Weir, managing director of Weir Architecture. “It is important that we understand exactly what Dan and Ange wanted to achieve, how they will use and live in the space, and then we cleverly position the home to enhance their lifestyles and minimise wasted space.”

THE KITCHEN

Hagley Kitchens worked with the homeowner to design and install the kitchen cabinetry in a combination of wood grain and vibrant orange. The large island features a lowered table top for casual dining. In the case of this project, the low-maintenance, thermally- and energy-efficient home needed to be flexible enough to comfortably accommodate the extended family and friends while not feeling impersonal when only occupied by Dan and Ange. The result is a splendid alpine retreat, that looks compact and tidy while challenging our perceptions of form with a rising ridge line with soffit overhangs that vary in width, height and degrees. Angled walls further enhance and add interest to the form. Robert has undoubtedly achieved the ‘wow’ factor with the large windows and the significant volume in the main room, with a four-metre high ceiling. The 530 square metre section is surrounded by 15-metre tall larches, which remind the couple of the time they spent in Canada and America. “This was a real plus for us,” reflects Dan. “Yes, we get lots of leaves in the gutters, but the trees are lovely, and it gives that sense of being in a well-established home.”

Robert Weir was able to design the home around the trees, as well as incorporate several restrictive covenants that exist in the Castle Hill area. For example, 80 per cent of the cladding is required to be timber or stone, and 70 per cent of the roof has to have a minimum pitch of 40 degrees as well as recognising the challenges of an alpine build, with its extremely high winds, thermal movement and high snow loadings. It was an equally easy decision for Ange and Dan when it came to selecting the builder for this job. Tim Pearson, of Pearson Building, had done some smaller maintenance jobs for the van Asch’s in the past. “When Dan saw one of my other builds, he asked me to look at their Castle Hill project,” says Tim.

I couldn’t turn down the opportunity to be part of such a unique project.” Weir Architecture is no stranger to unique and award-winning projects. The company prides itself on its substantial depth of experience in the commercial, residential and retirement home sectors and works throughout New Zealand to design modern architectural housing and commercial premises, as well as restoration projects. Robert’s passion is for well-crafted design that has simplicity, strength and elegance. His team’s work has been recognised in the National Architectural Awards, Master Builders National Awards, New Zealand Green Star Building and Civic Trust Awards, amongst others. “It’s important to us that we consider the interplay of spaces and other elements, such as texture, lighting, smell and sound. In the case of the van Asch’s home, we wanted to use the wood in such a way as to be in keeping with the surroundings but also have that contemporary edge. Hence our use of New Zealand larch and and plywood soffits and ceilings.” says Robert.

“We used Nelson pine framing as it’s known for its straightness and strength. The birch ply on the ceiling was great, as it saved us a lot of time trying to finish standard ply, in situ, at height,” says Tim. But the build wasn’t without its challenges. Being 90 minutes drive from Christchurch, Tim and his team of subcontractors needed to plan ahead to obtain materials, for instance, when ordering the concrete. And they did all the frame cutting themselves. Robert’s unique and creative design means there are only a few parallel walls in the house. The raking walls and angles interlink with steel portals. The roof framing on one side of the roof is 35-degrees, and the other is 55-degrees, with a ridgeline sloping and external walls raking and out of parallel. “The trigonometry calculator certainly got a good workout!” smiles Tim. Surprisingly, the alpine weather did not delay the build, and Tim was delighted at how many calm and beautiful workdays they got. “We only lost a few days due to snow and extreme weather. We often had better weather than Christchurch,” says Tim.

The homeowners had been collecting interior furnishings for several years.

Dan and Ange are complimentary of the builders. “There are no right-angle corners in this home. And with plenty of negative detailing, we were very impressed with Tim’s attention to detail,” says Ange. “He did an amazing job. He was very good at suggesting additions to the home. For example, the lighting bar above the kitchen island and the stairs. He pretty much hand-built those stairs.” David James of David James Agricultural Engineering was chosen to provide the steel for the house. There were no set measurements for the beams, so they had to be individually worked out. In addition, the A-frame portals were on three different planes, and the apexes all had different heights. “We knew this would be a challenging job, but we were delighted to work on it,” says David. “We built the structures at our workshop and then transported them to the site to weld at the apex. We are proud of the finished result.” It’s these finer details throughout the build that complement the design and feel of the home. Darren Robson, from Plytech International, was brought in for the pre-coated decorative panelling of the home. They used an Ambience Birch Pre Finished ply, due to its lightweight nature and the fact that it looks great. “Because it’s pre-coated it speeds up the installation and eliminates the need for a painter to coat the panels,” says Darren, from Plytech. “This is really handy when building in remote locations.” Darren and his team were keen to do as much as they could before delivery. They selected the panels room by room prior to delivery, significantly reducing the on-site handling. “It’s a superb home,” states Darren. “The plywood ceiling exudes warmth and the attention to detail is incredible in this beautiful home.” That attention to detail is very much at play in the kitchen space as well. all the kitchen joinery, as well as helping with colour selections and the finer details of the kitchen. “It’s a great family kitchen that provides a real hub for this home,” says Nathan of Hagley Kitchens. “The lowered tabletop with the dining table incorporated into the island is a real point of difference in this kitchen and makes it a great space for family dining and entertaining.” Ange’s inspiration for the table came from a renovated American 1970s home she had seen in a magazine. The benchtop is a Prime Koncreto Texture, and the cabinets are a combination of Prime Planked Maple Wood Finish and Lacquered Resene Clockwork Orange Satin. The handles are Elite Viola Brushed Nickel matte. “We love the orange colour in the kitchen,” says Ange. “It’s a great solid kitchen, easy to clean and no problem for two people to work in it at once. Nathan was great at realising our brief for the kitchen. He really got it.” Adding in Ange’s flair for interior pieces, and it’s a home they can truly call their own. “I’ve been

collecting pieces for the home for two years. I’ll often find things on sale or in quirky second-hand shops. The laminated wood fan is a Chinese knock-off, and there are some items from IKEA here too,” states Ange. “We loved the design process with Robert, as well as the build process, and we love the finished home. It was fascinating to watch all the stages of the build, and it’s very satisfying to know all the parts that went into it,” smiles Dan. Dan and Ange can certainly be proud of what they have created. What Robert of Weir Architecture has captured, in collaboration with the builder and subcontractors, is the true essence of the location, with a unique alpine retreat that reflects the beauty of the location, whatever the season.

or the couple who now call this stylish residence home, the decision to purchase the elevated site in the lakeside village of Otematata was an easy one. “We have a bach nearby, and I had often looked up at this section,” says the owner. “When we started searching for a site we came for a viewing and decided this was it.” Situated above the village on a hillside mostly planted in pines, it was the breathtaking views that captured the couple’s attention. They knew they would miss the beautiful outlook they’d loved at their former family home, but this new property with its vista towards Totara Peak seemed a worthy successor. The couple engaged architectural designer, Darren O’Neil, to design a home that would meet the challenges of the steeply sloping site. The resulting design is an impressive and yet understated singlelevel dwelling, featuring an expansive open plan living, dining and kitchen area that opens out onto a timber deck and thoughtfully landscaped outdoor living, embracing the views. The house nestles into the hillside creating a private retreat, barely visible from the road yet perfectly positioned to capture the sun.

Project manager from Gregg Architectural Builders, Blair Watson, who oversaw the build says, “It was a challenging site with over eight metres of fall. It needed a lot of backfilling and retaining to get the building platform ready.” Based in Christchurch, Blair travelled to and from the site regularly while foreman Corey Crampton, carpenter Brad and apprentice Hayden lived locally for the duration of the 10-month build. The owners were impressed with the team saying, “We lived nearby in our bach while the house was being built, so we were on site a lot. The team from Gregg Builders were excellent. We also got a lot of support from Colin and Katey Gregg through the whole process.” One of Blair’s many responsibilities was transporting supplies down on his frequent trips to the site. The materials came from PlaceMakers Cranford Street who supplied frames, trusses, loose timber, cedar cladding and Garapa decking. Nigel Dawson of PlaceMakers worked closely with foreman Corey to ensure everything they needed was ready for the early morning pickups. Nigel says, “The project was a long-distance relationship that required careful planning and efficiency.” Gregg Architectural Builders engaged both Christchurch- and locally-based subcontractors and when it came to maximising views and sun, the job of manufacturing and installing the aluminium joinery and windows went to GA Aluminium, a trusted collaborator with a reputation for quality products and workmanship.

The design brief for GA Aluminium was to create a seamless flow between inside and out with simple, clean lines throughout. They selected architectural frames for their flat look to remain consistent with the design of the house. Sliding doors with flush tracks recessed into the foundation were chosen to create a seamless flow onto the deck. Angela Lewis from GA Aluminium was delighted with the results, saying, “The large stacker doors and windows complement the house as they are functional, stylish and unobtrusive. They allow a lot of light and sun in while keeping the house warm and dry and making sure it will stand the test of time.” The exterior finish of the home artfully combines horizontal and vertical cedar cladding with schist stonework and expertly rendered Rockcote plaster, applied by Glenn Munro of Properly Plastered. Glenn used Resene Construction Systems Integra panel substrate, Rockcote render and Classico 100% acrylic texture, finished with the Resene X200 paint system in Half Rakaia, from the Dulux range to achieve the

flawless finish. Glenn says, “Blair built my house in Christchurch, and it was great to have the chance to work with him again and repay the effort he put into my home.” The home's 330 square metre floor plan includes triple-car internal access garaging with Idaho negative detail sectional doors, manufactured and installed by Custom Made Garage Doors. Initially consulted to help the owners with their choice of wallpaper for the guest powder room, Sue from The Material Girls enjoyed meeting the owners, and they subsequently collaborated to coordinate wallpapers and fabrics throughout the house. Sue says, “I felt that this couple had an eclectic base. They wanted to keep some special things that we could modernise; Grannies nursing chair plus the old wooden bed ends, for example. They also had the opportunity to create whimsy within a very style-y and modern build.” With the decisions made, The Material Girls’ onsite sewing room team got to work creating curtains, bedding and cushions while Sue worked with the owners to choose wallpapers and assist with finding furniture. The result is a restful, cohesive interior punctuated by tasteful touches of personality and flair. At the heart of the sprawling living spaces is the chic kitchen. The design is simple and clean with cabinetry along one wall and an oversized kitchen island opposite with a roomy seating area for casual dining. Manufactured and installed by Shane Boyd of Shane Boyd Granite Benchtops, the crowning glory is the Infinity satin 20 mm granite benchtop material, stunningly finished to an exceptional standard by Shane. The jet black satin granite hearth in the living room is also Shane's work. Taking centre stage in the adjoining lounge area is the schist fireplace which features a hardwood mantel made from a local bridge beam cut to size and mitred before being transported to the site to take its place above the hearth. To combat the extremes of Otago’s winter, the homeowners visited the Heat and Home showroom in Oamaru and chose a Riva Studio 2 wood burner from the extensive range of heating options available including LPG, wood pellet, solid fuel, radiators and underfloor heating. Having moved from a house built in the 1960s, the owners had the opportunity to significantly upgrade to include modern comforts and technology into their new home. The challenge for electrical contractors, Calect Electrical, was working within the crowded roof space to install the sound system and complete the full electrical wiring. ucked away in the quiet suburb of St Albans, Christchurch, but close enough to the bustle and charm of the city centre, sits a villa with equal bustle and beauty. What passers-by on the street may fail to see is the magnitude of work that has gone into creating this beautiful home. While the front of the property has been restored to its near-original state, the back of the house has had an extensive renovation to include a modern living and dining space that flows seamlessly together with its frontage. “I wanted to link the old villa to the modern extension, restoring all the lovely details of the villa, while at the same time giving a fresh and modern feel to the extension,” says the homeowner. “I wanted it to be completely different from the villa, but at the same time linked.” Shaun Bradley of Shaun Bradley Builders was contracted by the homeowners to take on the task of stripping out the property to its “bare bones” and managing the renovation. “This was a combination of insurance repairs post-earthquakes, and the homeowners wanting a major renovation,” says Shaun. “The whole house was re-piled and re-levelled. Ninety per cent of it has new bracing, new insulation and there is a totally new reconfiguration of the subfloor.” With the internal linings, fittings and fixtures all gone, this was a great chance to start anew. However, a large-scale renovation such as this was not without its complications. “We were re-piling in the middle of

winter,” states Shaun. “We had high water levels to deal with, which meant we were digging deep piles with a large amount of concrete.” The biggest obstacle of all for the builder was the fact that nothing was square or level or plumb as they were dealing with a 100-year-old property that had seen countless earthquakes in the last ten years alone. “It certainly was an enjoyable challenge,” smiles Shaun. “This is one of the joys of building, and it’s something I love to do.” The freshly updated and redecorated interiors now exude modern elegance and class without compromising the home’s traditional character. “It was a great team environment where everyone worked together to get a fantastic result for the homeowners. The homeowners were active in this team as well. It was a combination that really worked,” states Shaun. Wilson and Hill Architects were part of this combination and were engaged by the homeowners to bring these ideas to reality in the form of

comprehensive plans and instructions. The brief was to enhance the historical character of the villa and renovate the contemporary family areas. Chris Wilson, of Wilson and Hill Architects, had worked on several projects with Shaun in the past, so it was a natural fit to work together again on this one. “The main challenge in this project for us as architects was to increase the light in the family rooms. By reorganising the space and relocating the kitchen, we already had better use of the space. Still, when compared to the villa, with the high ceilings and high windows, the existing extension lacked light,” says Chris Wilson. “What we did to overcome this was to raise the doors and windows in the extension and add new skylights. This has made a huge difference to the space.” “We are really pleased with how this home now looks and feels,” says Chris. “We have managed to maintain that strong historic atmosphere of the villa

and add a contemporary extension that feels modern and can fit in with family’s day to day needs.” And the kitchen area certainly reflects this family’s needs for space and sanctuary. The dark oak floors add depth in predominantly white surroundings with an array of stunning artwork on the walls. What is particularly stunning is the use of granite in the kitchen. Shane Boyd, of Shane Boyd Granite Benchtops, worked with the homeowners to choose a striking green- and black-veined quartzite benchtop from Italy (sourced originally from Norway). The granite was then polished and mitred by Shane to 60 mm. “The tricky part for me was creating a substantial steel frame to support the overhang at the breakfast bar area at the end of the island,” says Shane. “The steel frame was needed, so there was no sag due to the weight of the granite. It’s all do-able for us,

and I think the radical green-veined island that the homeowner has chosen really pops,” smiles Shane. Indeed the homeowners were impressed with Shane and his willingness to support them in their choice of colours and materials. With a fabulous outdoor flow leading to a great private outdoor space with plenty of options to develop a garden, the homeowners chose to install a swimming pool, using the services of Mayfair Swimming Pools. An outdoor pool was not without its complications, but Owen Johnstone and his team took it all in their stride. “We had a major excavation issue due to high groundwater levels and running sand layers in the ground. We had excessive rain at the time of excavation, as well as limited access due to its location,” says Owen. But the team managed it well with the use of mini excavators and loaders. The fibreglass saltwater pool, heated by a heat pump and with an electric pool cover adds a definite ‘wow-factor’ to the property and certainly contributes to making it a fabulous family home. The nature of a project like this meant that the painters always had to be in communication with the builders to ensure they worked in sync with other tradespeople. Wisker Contracting recognises the need for excellent communication between painters and homeowners with regards to fine-tuning colour schemes and timeframes.

Everything about this property exudes consideration and thoughtfulness. For example, the sense of continuity between the two spaces is honoured with the dark oak flooring that Shaun’s team installed in herringbone style in the dining, living, and kitchen areas. This de-marks a change in space when entering the space from the villa, where the boards are installed straight. Replicas of antique brass hardware were used in the villa and new brass elements, including contemporary hardware (sourced from the US by the homeowner), were used

in the renovation of the existing extension. Shaun is particularly proud of the flooring. “The flooring got delayed arriving from Italy, but when it did arrive we made sure we installed it as perfectly as possible. We took some time to set it out, but that was all part of the joy of making the space flow.” Old embraces new as character and contemporary charm combine. Spacious and streamlined, this impressively updated home has everything its owners could have dreamed of. The results are certainly worth celebrating. “We were really impressed with Shaun and his team,” states the homeowner. “They had a great cando attitude and proactively addressed issues as they unfolded. They were always solution-focused, punctual and tidy and provided a quality finish throughout.”

OF A HOME Since building her much-loved Sumner home twenty-five years ago, owner Sharen has completed a series of stunning renovations – and trusted builder Daryl Hewitt of D.J. mbarking on a new build for your first home is not for the faint-hearted, but that’s precisely how owner Sharen came to spend the last twenty-five years in her much-loved Sumner home. House hunting in the early nineties with her heart set on a character villa in St Albans, Sharen found many of the homes she viewed were dark and cold. Sharen's father suggested she would like Sumner and she and her sister arranged to view the steeply sloping section on Richmond Hill. She bought it without hesitation and embarked on the building journey. Sharen admits she had no experience with building, placing the creation of her home firmly in the hands of architect Graham Allen which allowed him the freedom to determine the design. “I didn’t know anything really, so I just asked Graham to design me a house. He came up with the plan, and I made a few small changes. Some of his ideas were very forward-thinking, and I wasn’t quite there yet,” she says. Working for the chosen building contractor at the time was foreman Daryl Hewitt. This initial meeting marked the beginning of an ongoing client relationship that’s seen him take on all of Sharen’s subsequent renovations. “I found Daryl to be

reliable, trustworthy and honest – and having never built before that was important. I never use anyone else; I trust him and know he will always do a good job,” Sharen says. Wanting more space and a greater connection to the garden, in 2007, Sharen again engaged Graham Allen to design the box-like extension that now sits comfortably against the hillside surrounded by greenery. This stylish space offers a snug retreat where she can relax in front of the fire, play the piano or entertain guests. Despite the predominantly glass walls, the mature gardens provide privacy and shelter when the sliders are flung open on warmer days. By then director of his own company, D.J. Hewitt Builders, Daryl was pleased to return to the site as the builder for this latest project to enhance the original home. “It was great to be invited back to work on the extension. Sharen has always been a loyal client, and we really enjoy working with her,” he says. Subsequently, in 2015, Sharen again embarked on an ambitious project encompassing earthquake repairs plus a smart facelift including re-cladding and re-roofing alongside a full renovation of the interior.

Completing the excavation for the original build and subsequent renovations was the long-time collaborator and trusted professional excavation team, Trevor Stevens Excavations. Working with Daryl on most of his projects, the team are no strangers to tricky access and the challenges of a hillside build. Leading trade merchants and pre-nail frame and truss manufacturers, Carters, were engaged to supply the broad range of building materials required for the project. Gareth Holley of Carters says, “The high-spec materials used in this particular case were in keeping with the stature of the project and team involved.” The tricky location and difficult site access meant communication between Carters and the build team was paramount to ensuring the supply went smoothly and safely. Lindsay McLeod of CS Roofing Canterbury agrees the job was a challenge saying, “The site was tight

and awkward. It’s a complex roof making it a tricky job, but the result is very appealing. The guys were working at 30 degrees, and the Rib Solar product we used is a metre wide and pretty heavy.” With fifty years’ experience in the roofing business, the company has long held a reputation for bringing a superior standard of craftmanship to their projects. The roofing material used has a similar look to a tray roof and was also used as an exterior wall cladding alongside the Linea weatherboard painted in Resene Sonyx 101. Indoors, Sharen had tired of the palette of blues and terracotta from the nineties. Her extensive renovation included new paint throughout, a kitchen refresh with new tiling, cabinetry and fittings, and a remodel of the existing balconies into enclosed window seats. In a sweeping change, Sharen opted for white throughout. This crisp palette serves as the perfect backdrop for the collection of artworks and lovingly curated furnishings that add the personality and elegant touches of personal style to an otherwise blank canvas.

Employed to paint both the interior and exterior, GreyTone Painters chose Resene products for their superior durability. Working with the builders from the outset, Daikin dealers and experts in heating and air conditioning, Active Refrigeration, upgraded the heating with the design and installation of two Daikin heat pump systems. Having been involved throughout the build process, they were able to install pipework during construction to ensure a tidy, seamless result. Most recently, a remodel of the exterior landscaping, again managed by D.J. Hewitt Builders, involved a filling in of the pond to create the planters and seat, and reshaping of the wooden deck area to create a larger, more useable outdoor area. The added outdoor space offers a further connection to the garden and the outstanding sea views, plus an excellent spot to entertain and enjoy the last of the afternoon sun. T

he suburb of Arthur’s Point is known in Queenstown as the locals’ secret. Within a short drive or a pleasant walk, it’s possible to ski or mountain bike at Coronet Peak, visit the Shotover River with its famed jet boats, have a soak at the Onsen Hot Pools, or shoot down the hill to the vibrant, bustling heart of downtown Queenstown. Surrounded by mountain views, this secluded, elevated suburb is a perfect spot for Coronet Grove, an enclave of eight townhouses created by Blueview Developments. The site is rich in Wakatipu history, with Gantley’s Restaurant just next door. Built in the

1860s, this was one of the first restaurants in the area, serving the gold miners working in nearby Skippers Canyon. The site of Coronet Grove was once the stables where the miners would park their work-weary horses and head inside for a drink or to trade. In a way, this tradition has continued as the townhouses provide a comfortable base for holidaymakers and long-term residents alike to enjoy everything Queenstown has to offer. Uniquely zoned as Rural Visitor Accommodation, the site allows for a mix of uses, explains Blueview’s Southern Lakes Manager, James Flett. “Owners can live in it full time, rent it out long term, or rent it short term for unlimited nights per year. There is no cap. That makes it a really good investment. So we have a good mix of owners, and short-term and long-term rental occupants in the homes.” 62

The homes are laid out with living, laundry and garaging on the ground level, and bedrooms and main bathroom above. A lot of thought has gone into making the homes flexible for different uses, an example being the fully insulated and carpeted garage, which can be used in all seasons for a workshop and to store all the outdoor equipment needed to enjoy this town fully. “We have also included a high-capacity powerpoint for charging electric vehicles,” says James. “It would take four hours to fully charge a vehicle using one of these, so it’s conceivable that you might come home from work or a day on the slopes and plug it in for an hour or two before you head out in the evening. It’s just a little bit of future-proofing for the house.” All windows in the homes are double-glazed, thermally broken and feature Low-E glass, which means condensation and heat loss is minimised throughout. The external materials also help with this, especially the plaster cladding, which was completed by Tyson Keats at TK Plastering. Along with his team, Tyson installed a Rockcote Integra AAC panel system on a 20 mm cavity for these areas of the exterior, then plastered and painted the substrate using a Resene Construction System. Vertical cedar cladding then brings some contrast to the plaster, as

well as lending visual warmth and an alpine aesthetic to the homes. When it is blowing a gale or even snowing outside, the high-spec homes feature Wi-Fi controlled Smart heating systems, which can be programmed individually for each room from a smartphone or iPad, or from the control panel upstairs. Bathroom and kitchen floor tiles are heated to keep residents’ toes toasty. Kitchen cabinetry is clad in a high-pressure laminate that gives the look of solid oak but is more hardy, important for homes that have a high turnover. This lends a contemporary aesthetic and provides a sense of warmth, which is offset against the white benchtops. The lounge opens onto a courtyard, allowing for sheltered outdoor dining opportunities. This small outdoor area was one of the drawcards for Richard and Robyn Faris, who were some of the first to purchase a home in Coronet Grove. “While we are currently using the property as a holiday home, retirement is looming, and we anticipate spending a large proportion of our time here. In this regard, the small relatively lowmaintenance outdoor areas were a positive feature for us,” says Richard.

The couple were also taken by the tall feature window on the staircase, which allows plenty of natural light to flood both levels. Low-level lights on a sensor illuminate the stairs at night. On the landing, a multi-use space can be used as an office nook or for a fold-out couch providing an extra bed for short-term rentals. With three bedrooms and a fully tiled, wellappointed bathroom, the upstairs feels like a private haven. For the masters of the home, there is also a walk-in wardrobe and ensuite, which were welcomed by Richard and Robyn. “In terms of the Blueview design, one of the features which particularly impressed us was the amount of storage space available within the house,” says Richard. “The property has been well planned in regards to connectivity, and the fibre internet connection was relatively straightforward.” Richard and Robyn are looking forward to spending much of their time at their new property, and speak highly of the quality of the finish at handover. They are also most impressed with the tranquil nature of the location. “We hope to do plenty of skiing and expect our sons will also value this opportunity,” says Richard. “We find the property very peaceful and relaxing. Although situated on the main road between Queenstown and Arrowtown, there is amazingly little road noise. In fact, we notice more at our Australian property where we have a 600 metre driveway!”

KITCHEN The custom made kitchen table and benches carry through the cottage’s use of natural materials and white finishes while adding a contemporary dynamic with their linear angles. The vegetables are picked daily from the property’s vast organic garden.

F

ynbos, the vegetation that forms part of the diverse Cape Floral Kingdom, calls for closer inspection when viewed from a distance. Its hardy, evergreen leaves and unusual blooms reveal a mosaic of colour and herbaceous scent to those curious enough to approach. Blending into its surroundings, it’s a zoomed-in view that reveals the full wonder of this indigenous South African flora that includes the country’s national flower, the protea. The same can be said for Babylonstoren’s new Fynbos Cottage. When seen from afar, the white walls of the cottage, built to resemble vernacular farm dwellings of the Western Cape region, seem to disappear into the surrounding environment. The cottage is integrated into a landscape of mountains, vineyards, streams, dams, gardens and orchards making up this wine and fruit-and-vegetable farm located an hour’s drive from Cape Town. Similar to the plant for which it is named, the magic of Fynbos Cottage is best experienced up close. It’s inside that one discovers the subtle, sensuous secrets that lie within its thick stone walls and the scenic backdrop revealed beyond glass façades. South African model Jenna Pietersen and her seven-year-old daughter Ruby are well versed in these treasures, calling Babylonstoren their ‘home away from home’, with Fynbos Cottage being their favourite weekend retreat on the 300-year-old property.

I N T E R N AT I O N A L H O M E Owned by South African décor doyenne Karen Roos and her husband Koos Bekker, the farm is a haven for fynbos, many species endemic to South Africa. Each month provides a new experience for Jenna and Ruby as these indigenous plants burst into bloom and fruit and vegetable gardens produce their seasonal bounty. “There is so much to do on the farm,” Jenna enthuses. “It caters for all of your senses.” Having grown up in a family of safari enthusiasts, Jenna holds the outdoors close to her heart, and because she’s often travelling to big cities for fashion shoots, she finds her grounding back in such natural environments. Fynbos Cottage has become a welcome retreat from her daily routine in the town of Stellenbosch, 30 minutes away. “Here, I’m able to reconnect with nature and myself,” she says. “This is the place I come to when I need to breathe and focus on what’s important to me.” This sense of oneness with oneself and nature is exactly what Karen envisioned when designing the cottage. “I wanted it to be harmonious so that visitors can fully relax inside,” she explains. “The cottage needed to be simple, like its exteriors – whitewashed and pure. All the emphasis had to be on the beauty of the setting.” Presented mainly in white, with natural elements of wood, leather and jute, the interiors speak to Karen’s affinity for elegant simplicity and her knack for blending antique and contemporary pieces without allowing one piece of furniture to overpower another. Hers is a style that finds a fluid dialogue between tradition and modernity.

LOUNGEROOM Although unfussy, the sitting room comes to life in a variety of natural shades and textures. The linear divisions and criss-crossing support beams enhance the visual impact of the space, and the informal library provide endless hours of reading pleasure.

BEDROOM

Two four-poster beds by Prowell Kitchens have been cleverly joined together to create this haven for cottage slumber, their linen canopies enclosing the restful environment within the high-apex bedroom.

Fynbos Cottage feels at once expansive and cosy, its pitched roof extending the sense of space, while its fireplaces call for snuggling up and settling in. Jenna finds much comfort indoors. “It really feels like home,” she says, “and you never feel like you can’t kick your feet up.” “I don’t want to be distracted,” she adds by way of describing how every item inside the cottage serves a specific function, everything perfectly considered and never overdone. “I want to focus on the view and the indigenous plants surrounding the cottage. The minimalistic furniture allows me to do that.” The views are of the grand Simonsberg Mountains out back, and vineyards in the front. In a typical cottage, such beauty would only be enjoyed from the

stoep (a veranda found at the front of traditional South African homes), but Karen wanted nature to be on show throughout the cottage. She accomplished this by designing the kitchen with glass walls, bringing the outdoors right into the far end of the sitting room that leads off the kitchen. Says Karen, “It allows you to enjoy the sense of place whether it storms or the sun shines.” Movement from the living area to the bedrooms is equally enchanting, a glass passageway mimicking the verdant outdoors with trailing plant life suspended from its ceiling. Jenna finds great appeal in the cottage’s connection to everything that surrounds it. “It never gets old,” she says from the kitchen, looking out to the sun setting over the fynbos.

BATHROOM The iron Agape bath is a real showstopper. Taking centre stage in this all-white relaxation zone, its elegance is highlighted by the carefully chosen floor and wall tiles that enhance the back-to-basics aesthetic.

A

s you read this, summer will be upon us. For some of us, the Christmas puddings wrapped in calico should by now be hanging from the garage rafters. And, for those fortunate enough to have a bach, or crib if you are from ‘down south’, we are opening the curtains and letting in the summer sun. By contrast, I write this while sitting on an electric ferry in the beautiful Norwegian fjords. Somewhat ironically, having travelled so far, we are enveloped by what some would call a ‘pea-souper’, otherwise known as a very clean, dense fog. Along with my colleague, Brooke Mitchell, I am in Norway. Not a holiday, but a conference destination.

On the flip side we have struck up a friendship with a couple of western Australian ladies. We lifted their suitcases, they bought us coffee. In their mid-seventies I’d safely suggest, with a full repertoire of colourful language to describe our current situation, the etiquette of fellow tourists along with the size and weight of their own suitcases. I was also thoroughly tested on my botanical nomenclature; I think they were disappointed. I was. We have come from three days spent at a landscape architecture congress in Oslo. A most delightful city recently adjudged the European Green Capital of 2019. In terms of how to live more ‘sustainably’ and through the lens of our Christchurch rebuild, Oslo is a city we could learn from. At our congress, the indomitable American landscape architect, Kathryn Gustafson reminded us of the encompassing role we can play as landscape architects – if it is under the sky it is ours, if it is under the roof it is yours (as in the architect's).

Norwegian performance and installation artist Kurt Johannessen delighted us with his concept of ‘clumping’. Something about nothing and everything all at the same time. Look it up. Another Norwegian artist, Kyrre Texnæs, the son of a shoe seller, entertained us on how one’s gait might tell us about the physical and mental space a person is in. Absolutely brilliant. While here, we have walked plenty, and cycled too. Something we also did during a two-day stopover in Hamburg, a city an old school mate, Dick Adams, now calls home. Dick took us on a cycle tour, complete with lively commentary on the quality or otherwise of Hamburg’s city spaces. He thought the council could be maintaining more, while on the other hand, he lauded the biological and ecological leanings and ethos of the city and its inhabitants. Germany has an environmental protection law to protect wildlife, prohibiting extensive trimming of trees, bushes and hedges between 1st March and 1st September each year. Why don’t we? Bushes and trees provide vital homes and some safety for birds, insects, and other animals: a place to sleep, rest and mate. I wrote last year of my flailing attempt to keep a verdant sward (expanse of short grass). It is true, my good neighbour Derek does deal with his broadleaf weeds more often than I. But do Derek and I have it right? The unkempt aesthetic or sustainable aesthetic, as it is referred to, we could embrace. It isn’t new, rather a case that many of us in an urban setting prefer otherwise. Hamburg does unkempt in a slightly grungy way; Oslo does unkempt in a cool Scandinavian way. It would be fantastic if Christchurch could also do it in a rejuvenating way. As a landscape architect, I should advocate for this more. Serves 4 INGREDIENTS

24 even lengths of asparagus, trimmed to 7.5 cm / 3 inch lengths 400 g / 14 oz provolone cheese (use provolone affumicato if you like the smoked flavour) 6 tablespoons olive oil Good-quality extra virgin olive oil, for drizzling A generous handful of fresh mint leaves Grated zest and freshly squeezed juice of 2 unwaxed lemons Sea salt and freshly ground black pepper METHOD Blanch the asparagus in boiling water for 1 minute, then refresh in cold water. Cut the provolone cheese lengthways into at least 12 pieces, about the same size as the asparagus. Thread the asparagus and cheese onto wooden skewers. I usually skewer 2 asparagus pieces for each piece of cheese, so that every skewer contains 3 pieces of cheese and 6 asparagus lengths. Heat a grill/broiler pan and brush olive oil over the skewers. Chargrill, turning once, until the cheese is golden. Place on a platter and anoint with goodquality oil, mint leaves, lemon juice, zest, salt and pepper.

irstly, it needs to be explained what modern architecture actually is, as there is a lot of misunderstanding around it. In architectural terms, just because something is ‘new’ doesn’t mean it’s ‘modernist’. With the emergence of modernism, the definition is as much about the ‘why’ as it is about the ‘how’. Modernism was more than just architecture. Its influence showed up throughout the arts and philosophy, in response to the horrors of World War One, and an embrace of an industrialised world. Modernism reflected a social turning point throughout the world, which caused tradition to be discarded if it was no longer relevant. People were educated, disillusioned

and wanting change. They moved on in ways that directly contrasted with the decorative art nouveau movement that preceded the modernist period. Architectural theorist and historian, Eugène Viollet-le-Duc, urged the population in 1872 to, “Use the means and knowledge given to us by our times, without the intervening traditions which are no longer viable today, and in that way, we can inaugurate a new architecture. For each function, it’s material; for each material, it’s form…” In many ways, this philosophy set the rules for one of the masters of modernist architecture, Ludwig Mies van der Rohe, the designer of the iconic Farnsworth House, who emigrated from Germany to the USA after World War One. There is no ‘one size fits all’, and different architects explored modernism in varied ways. Le Corbusier’s designs are clearly different to Frank Lloyd Wright’s, which again vary from those of Mies van der Rohe’s. Equally, artists who follow a similar philosophy each take a unique approach; the works of Pablo Picasso, for example, differ significantly from those of Henri Matisse.

Modernist architects also often worked to integrate their designs into their environment. Philip Johnson’s Glass House is a classic example of this, with all external walls constructed from glass. Johnson described it as, “A platform for viewing nature”. Frank Lloyd Wright, who also designed gardens, said, “No house should ever be on a hill, or on anything. It should be of the hill.
