A

s I write, it’s after 6 pm, and it’s still light. The summery sounds of touch rugby in progress provide a soundtrack from the park opposite. It’s spring! A time for fresh starts, and for me, that means my time as editor of Abode has come to an end. My heartfelt thanks go to the small and dedicated Abode team who throw everything at this magazine every eight weeks to pull the issue together. Late nights and coffee-fuelled Zoom meetings are par for the course when the deadline looms, and I have been proud to be a part of a team that gives their all to make sure it’s just right. As part of this role, I have been lucky enough to visit beautiful homes, chat with homeowners, builders and architects, and hear about every aspect of the craft that goes into making a clients’ hopes for their family home come to life. I have learned so much and met so many lovely people. Thanks to all of Abode’s clients who have made this job such a pleasure, and to the readers who write and tell us they enjoy our magazine. Shelley Sweeney, the newly appointed editor, will take the reins from here, and continue to bring you fresh inspiration for your home. Shelley joins at an exciting time, as Abode expands its reach beyond Canterbury, and is now available to purchase throughout the South Island. love interior design, styling, and beautiful things. I believe that when it comes to your home, it’s important not to worry about what everyone else thinks. If you like the way it looks, if it tells part of your story and makes you happy, then it will work for you in your home. If you’re a sunseeker like me then these longer and lighter evenings are welcome. Spring is upon us: the daffodils have started to toss their yellow heads in the breeze and the fruit trees are budding up in anticipation of warmer days. We can start to tidy away our cosy winter throws and spend Sunday afternoons drowsing in the warm spring sunshine with the fragrance of freshly cut grass. As we transition towards spring and warmer temperatures, it is time to get our winter bodies back to some semblance of health and colour for the advent of dresses and t-shirts. So too, for our houses. The sun’s rays in New Zealand are harsh on our interior environment. As we tend to orientate our houses towards the north and incorporate large windows to maximise the arc of the sun throughout the day, our interiors have to ‘do battle’

with the unfortunate downside of clear skies and brilliant sunshine. This leads to fading and rotting, caused by ultraviolet rays. There are various treatments that can be used on windows to provide shade, such as sheer curtains, sunscreen blinds, translucent silhouettes, and shutters, as well as external screens and awnings. One area that has advanced hugely over the last year or so, is the technology behind indoor/outdoor fabrics. We now have the ability to offer a wide range of fabrics for the sunny areas of your home that will be colour fast and sun resistant, such as velvets, luxurious weaves, bright patterns and stripes. These materials look and feel like normal indoor fabrics however they are more than happy to resist UV and sit poolside, as well as fit with your interior aesthetic. If you have window seats or chairs placed in sunny corners, then cushions or beanbags in an indoor/ outdoor fabric would be a great choice. Resistant fabrics also give you options to couple up functional and practical spaces. You could use indoor/outdoor rugs in hallways and sunny thoroughfares to ramp up comfort and provide aesthetic appeal. Indoor/outdoor rugs use manmade fibre and recycled plastics to create comfortable, soft rugs in a variety of colours and patterns. These rugs are just as happy in hard-working indoor areas of your home as outside. Also, as a mother of four children and various pets, I completely appreciate the ability to pick up the rug and hose it down outside! esigned by award-winning designer Davinia Sutton and with nine concept bathrooms, Oakley’s Plumbing Supplies’ new Nelson showroom introduces a standard rarely seen in New Zealand showrooms before now. The new branch adds to the existing network of branches in Christchurch, Cromwell and Dunedin. Owner and operator Clayton Knowles says moving into a new, custom building allowed them the room and flexibility to create something unique. “We know people want to see a full range of products when choosing items for their homes, from the latest trends to classic architectural styling. And they want to see them working.” Clayton says Nelson Tasman is a diverse market, with large sections of land being made available for new housing in Tasman, colonial villas dotting the Nelson hills and out-of-towners building second homes in Golden Bay holiday spots. A bathroomware showroom had to encompass all of these markets.

Clayton says their locally owned and operated status, and the history and capabilities of the wider Oakleys Group mean a lot to the supportive Nelson community. With the experienced Lisa King-Turner at the showroom helm and four other showroom consultants, the company was never in a better position to open its latest store. “Having the space for nine concept bathrooms allows us the luxury of catering to a wide range of style requirements and budgets,” Lisa says. “Our bathrooms range from ultra contemporary, to ornate English styling. We have a powder room with gold accented tapware, a wellness spa and a European suite. We have ensuites and family bathrooms which are realistically the size and scope of most people’s bathrooms. “Davina has created these rooms with our amazing product lines and teamed them with impressive lighting, and beautiful tile, wallpaper and paint choices to showcase exactly what is achievable in today’s bathroom design world.” The company offers more than bathrooms, however, and the showroom reflects this. It has working gas fires, a working kitchen, a laundry and a wet area where all the fixtures work. There’s even a working powder room complete with an intelligent toilet and jungle wallpaper. ith spring on the doorstep, it’s time to show some love to our outside spaces. While it’s easy to understand the benefits of sprucing things up in the garden, it can be challenging to visualise the landscaping options in our own back yards. ust like indoor kitchens, outdoor ‘kitchens’ can be a hub for socialising and entertaining. Outdoor living spaces are very popular and a great selling feature if you are thinking about putting your place on the market. “Landscaping can turn a regular garden into a beautiful, functional, outdoor living space,” says Henry. “And when it comes to landscape design, you have plenty of options.” Henry Blakely Landscapes have years of experience designing, constructing and maintaining beautiful gardens. The construction team are used to working with the designers to ensure the original vision for a garden is brought to life. They take pride in producing results of the highest quality. They have recently completed a glass-roofed pavilion for a client in Christchurch, who was looking to combine two architecturally different elements of their home. “We took elements of the architecture of both buildings and combined them to create a courtyard space that links the two buildings seamlessly,” says Henry. “It’s created an elegant space for outdoor entertaining, with some stunning glass louvred roofing.” The outdoor space can also be enhanced with plants and vegetable gardens. good landscape plan will take cues from the nearby buildings, architecture and environment. People like to have a garden that complements their home. But what about when you have a steep section with not much room for a lawn? Or a flat section that catches limited sunlight? Luke Robertson recognises that every client is unique and aims to make a difference for his clients for many years to come. Luke has been at the helm of Epic Landscape Design for just over a year now and has over 23 years’ experience in the industry. He loves working with clients to design landscapes that suit their lifestyle, reflect the architecture and complement the local environment.

“My experience means that I can design gardens that are going to look funky, contemporary or classical,” says Luke. “I’ve probably seen all the mistakes in the book, so I know what will and won’t work. I know how to maximise areas and plant appropriately.” Luke involves the client as much as possible in the design of the landscape plan. As a horticulturalist, he uses his expertise and knowledge of plants and structures when looking at the location, the climate, the budget and the long-term maintenance requirements. “We recently completed a landscape design for a Merivale townhouse,” explains Luke. “The owners wanted a space that would mimic the interior and create useable outdoor spaces for most of the year.” Working with the clients, Epic Landscape Design created a design that included a large feature garden with bamboo, providing vertical form to soften the height of the home and add sound and movement to the entrance area. Paving was replaced with hardwood decking to add warmth. Over the deck, they installed an automatic louvre roof, and two infrared heaters, and constructed a custom designed gas fire and inbuilt seat. The outdoor kitchen featured a custom designed granite benchtop, hardwood joinery and a built-in barbecue. There is a spa area beside the outdoor kitchen, with some clever feature planting to create a defined space. inter is giving way to spring which in turn will roll into summer. I do like the seasons, albeit I feel somewhat short-changed by winter this year. There is a romance associated with spring, although possibly lost on me. As D.H. Lawrence penned in his quintessential poem, “The Enkindled Spring” (extract below): I have previously written about running around Hagley Park with my mate Ruts. Certainly, no wild gyration there. At the time, our pace gave us ample opportunity to discuss the emerging snowdrops, the flowering Prunus, the disappearing frosts, the lengthening of the day (not our stride), the largesse of the bourgeois, and the fact he was battling. The latter were his words, not mine.

These days I do not run with Ruts as often as I did then, he has found F45 Training. When we do, the spring in his stride may have lessened, but the seasonal rhythm continues. I have always thought of seasonal change as being a reasonably straightforward construct. However, I have recently learned that when it comes to the end of winter and the start of spring, things are not as clear as I once thought. And that is without considering the monumentality of climate change. As I now know, for spring, we have four different start dates to choose. If you are an observer of the astronomical calendar, you’ll do your little spring jig at the equinox. You won’t be alone, several plants burst into life around this time, as they respond to the shortening of the nights. A photoperiodism dance if you like. Not the radish though, a trooper that trudges through winter months, a ‘day neutral’ plant by all accounts. Most of us are familiar with meteorological spring which starts on 1st September. This can be quite useful for record-keeping, whereas solar spring bounces into life in early August. Finally, we have spring as dictated by Mother Nature; it would seem our winters are relatively short and perhaps truncating by the year. Or possibly as we get old, we start to romanticise our memories. But as I look around, lambs are appearing in paddocks, and not just because of the wanton lust of a melliferous ram or two; trees are blossoming, and the lawn is threatening growth seemingly earlier than I can remember from years past. Like Ruts, perhaps the seasonal rhythm is starting to wobble a little. Or, is it possible that Jacinda has the ear of the seasonal gods with her ‘let’s keep moving’ campaign. So, as we welcome spring and the spirit of optimism associated with it, we start to think about once again inhabiting those exterior spaces we have coveted through our heavily condensated winter windows. Seeking apricity, we are longing to decant outside. Some would have started chitting their potatoes. It may be a rug on the back lawn, folding deck chairs on the driveway in front of the garage, a perch on the veranda enjoying the prospect, opening the doors to your Juliet balcony, a well-appointed courtyard or a poolside deck, it does not really matter. ELEVATED ELEGANCE Built as both show home and family home, this brand new John Ross Architectural Builders’ hillside creation combines comfort, quality and stunning good looks. WO R DS K ATH Y C AT TO N

s the saying goes, ‘you’ll never regret buying quality’ and for Jack and Tash Kelleher, that was precisely the plan for their home, combining high-end products with a focus on practical, liveable spaces. Embarking on the design and construction, John (known as Jack), director of John Ross Architectural Builders, drew on over 15 years’ building experience to create the ultimate show home for the company as well as a comfortable and elegant haven for his family. Inspired by Waiheke Island holiday homes, Jack and Tash were keen to create a relaxed bach-like space, where they could unwind and enjoy the spectacular views afforded by the elevated Sumner site. “We love the adventurous, architectural styles of some of the baches on Waiheke Island,” says Jack. “We wanted to replicate that – pushing

the boundaries, without making it too fussy or precious. It was a huge focus for us to make the home feel liveable.” The result is a stunning 275 sqm beach house with a large open plan living and dining space, four bedrooms and natural, easy flow throughout. The exterior is clad entirely in charred (shou suji ban) timber. The technique originates in Japan and creates a unique black finish seldom seen in New Zealand. The charred timber requires little or no maintenance over time, maintaining its sleek good looks for many years. A major stakeholder and partner in the creation of the home, Tash is delighted with the look and feel they were able to achieve. “I’m so pleased with the result. The layout works perfectly; I feel like I’m on holiday every time I come home!”

KITCHEN JOINERY

Jack is not one to shy away from a challenge and for this build the foundation design was an ambitious undertaking, requiring a 2.1 metre cantilevered ‘floating’ portion. “Lots of engineering went into that, but we love the look we have created,” says Jack. “It was a similar story with the upper levels of the home and the cantilevered style. We just didn’t want to have any steel beams obscuring our views.” Jack is always looking for ways to make the most of sites and maximise views. He builds and creates around six to eight exceptional homes for his clients per year and specialises in building on the hills. With experience comes confidence, and Jack is not intimidated by steep sites or tricky access. “We have never had a client over-capitalise on their home,” says Jack. “Our aim is always to look for creative solutions to get the best results. We make a real effort to understand our clients’ lifestyle and help them make the best choices.”

John Ross Architectural Builder’s interior designer, Zia Lilley, worked closely with Jack and Tash and the suppliers, coordinating the interior fixtures and finishes, as well as soft furnishings, to achieve the relaxed and beachy feel the couple wanted. Canterbury-based manufacturer Misco Joinery supplied the kitchen joinery and other cabinetry, working within the client’s budget while showcasing a high-end look. Misco Joinery is known for high-quality finishes and installs Hafele hardware as standard. The company also offers a laser-edging upgrade in the form of Prime Panels HPL Laminate soft-touch cabinetry. This means fingerprints are less likely to show, which is perfect for the family home. The team chose a deep navy-blue colour (Devious) and

soft white (Surrender) for the cabinetry. Throughout the rest of the house, touches of woodgrain colours were brought in with both Melteca Seasoned Oak and Dark Oak. Lauren Martin, from Misco Joinery, loves the challenge of a big project like this one. “We love what we do and stand by the kitchen being the heart of the home,” she says. “We feel that the beautiful products used were of such high quality that Jack and Tash will be delighted with their Misco kitchen for many, many years to come.” Jack worked closely with BDH Roofs to select a hard-wearing, sleek roofing and guttering system. To protect against the harsher sea air, they chose a seaspray coated .40 gage Magnaflow 5-rib iron. Aesthetically this profile gives a modern look, while practically, it is well suited to a low-pitch roof. BDH

Roofs are a Canterbury owned and operated company specialising in long-run roofing and Butynol membrane installation. Butynol (the flexible rubber membrane) is particularly suitable for internal gutters. Managing director, Bjorn Horrack, explains the thinking behind the roofing design. “One of the biggest challenges of this job was to have a hidden gutter, custom-folded to sit between the roof and the cladding to create a sleek profile,” he says. “We were happy to be able to provide a high-quality roof to contribute to the overall look of this beautiful home.” Mike Drennan, of M2Flooring, was responsible for installing all the floor and wall tiling as well as carpeting. Meticulous in his craft, Mike started the tile layout process at the framing stage of the construction. “I do this to ensure all the grout lines fit with the plumbing fittings,” says Mike. This attention to detail is exquisite and ensures a smooth and efficient job.

“Mike understood exactly what I wanted,” says Jack. “He has a fantastic eye for detail and totally exceeded expectations with each tile on an edge being cut and mitred instead of using traditional trims.” Brymac Tiles also came onboard early, helping to ensure a smooth workflow. James Thomson from Brymac Tiles wanted to understand the design philosophy of the build so that he could work in harmony with the couple to select the right products. Brymac Tiles have a wide selection of tiling products, with a sound understanding of what’s available across the market so they can offer their clients a broad range of choice. “Jack and Tash selected Uniquestone as the base main tile,” says James. “They wanted a durable but natural-looking stone, to blend with the amazing views.” This beautiful, Italian-made, glazed porcelain tile is inspired by the appearance of natural stone. The range features a mixture of over 40 individual tile designs with widely varied patterns to achieve an authentic look that is highquality yet practical. In a marked departure from the rest of their home, the couple were keen to achieve a bold and striking look to the interior of both the whiskey lounge and the attached powder room. The standout tiles are, without a doubt, the Onix Vernazza Black Micro Mosaic tiles from Brymac Tiles that feature in the powder room, made from 100 per cent recycled glass and used to stunning effect. The landscaping surrounding the property was the icing on the cake for Jack, and he was impressed with the work of Jerry Maguire and his team of landscapers. The brief for Jerry was to create some flat areas for a washing line and trampoline and plant some low-maintenance garden areas. The result is landscaping that complements the home and surrounding environment and makes it easy for the family to safely enjoy the outdoor spaces. Phormium tenax (harakeke, flax) and other native species were chosen based on their looks, hardiness and, something that is important to Jerry, their ability to attract native wildlife.

The planting at the front of the house meant the team had to wear rope and harness while planting due to the steepness of the section. The deck was built using Garapa hardwood decking. The honey-coloured timber makes an excellent alternative to the ever-popular Kwila. It’s comparable on price and durability but will not leech tannins, preventing the possibility of staining. It’s the little things that make a big difference and this labour of love combines the hundreds of small choices to produce an overall result that both showcases the workmanship and skill of John Ross Architectural Builders, and gives this busy couple a chance to slow down, relax and marvel in the surrounding views.

or residents of Lady Wigram Village, Lex and Kay, the decision to move from their Hillsborough home with its flourishing garden into an independent living villa in the village was a ‘biggie’. “Kay was very house proud, she loved her home and took pride in it,” says Lex, “It was me that drove our decision to move, but she absolutely loves it here. Neither of us has regretted it for one moment.” That enthusiasm from residents is echoed by many and is music to the ears of owner John Tooby and daughter Olivia Cleave, operations manager at Lady Wigram. John has dedicated over three decades of his life to developing aged care facilities. After selling his company, Golden Healthcare Group, he set out to create a village that was head and shoulders above the rest. “We wanted to build the ultimate retirement village,” says John. “There’s the pool, the movie theatre, billiard room, the bowling green. We also hold concerts and events in the communal clubhouse area – so there’s always something happening.” Lex agrees that the facilities are a significant drawcard and says, “There’s a real sense of community and family here and it's always a very secure environment. People get involved in all the activities. I swim every day, and I am one of 33 active bowlers who make use of the green.”

Foley Group architect Rob Campbell developed the overall concept and project lead Chris Snook managed the design team through the process. “The success of the project is, in my opinion, due to many things but not least of all the relationship between the client, architect and builder. And in this case every time I visit the village it is easy to see how it has become a thriving hub of happy residents,” says Rob Campbell.

Grace Builders has worked with John Tooby for over 20 years, and they built on a relationship based on mutual trust, respect and loyalty while working together on the Lady Wigram project. Tony Posthuma of Grace Builders says, “The Lady Wigram Retirement Village is the single largest project we have undertaken. Our brief was to project manage and construct the village from start to finish. The biggest challenge is the scale of the build, but we relished the challenge. We have worked alongside capable and enthusiastic subcontractors who all work well together very harmoniously most of the time!” One of those trusted subcontractors is Fitzwilliam Electrical, proudly run by Angus Neaves. The established company worked alongside Grace Builders to complete the electrical installation for new units at Lady Wigram.“We’re proud of the service that we provide to our customers,” says Angus. “That and our ability to respond quickly with a solution is our point of difference.” At the outset of the project, the groundworks and site preparation was the work of Maugers Contracting, tasked with roading, earthworks and civil construction as well as assisting with the landscaping work. There were some challenges on this large project, but it’s nothing the experienced team hasn’t dealt with before. Garrick Liggins from Maugers says, “We keep a very organised site, and

we coordinate the work seamlessly with the other contractors to make sure the site runs perfectly.” The village now boasts a two-storey communal clubhouse, 101 independent living villas, apartments and onsite state-of-the-art care facilities. Walking in through the main doors, you are welcomed into an elegant foyer with high ceilings and a grand fireplace. Light streams in through the impressive skylights which were supplied and installed by Monarch Aluminium, the company who provided the aluminium joinery throughout the village.

It was important to John and Olivia to create a boutique feel to the environment and interiors of both the communal areas, as well as the villas and apartments and care facilities. Olivia says, “We have done everything we can to create an environment where our residents will feel secure and enjoy a sense of community as well as beautiful surroundings.” Interior designer Georgie Kirkcaldie Inglis selected quality fixtures and fittings to achieve the high-end hotel look that’s both elegant and inviting. A collaboration with The Flooring Centre resulted in the selection of Plantation European oak timber flooring which runs throughout much of the lower level with custom Ege carpets from Belgotex used in the lounges, halls, entertainment areas and entrance as well as a luxurious Belgotex carpet in the bedrooms. Steve Musson from The Flooring Centre says, “It has been a real pleasure to undertake the work at Lady Wigram, as every detail has been well thought out by the builders and project team, enabling our team to undertake all work in a realistic timeframe in areas isolated from other trades. This is a special project for us, creating a loved home for the residents. It was paramount that the flooring is not only beautiful but functional.” Whether the residents choose villa living, one or two-bedroom apartment, or the care facility, the same level of attention to detail has gone into the design of the interiors. In the bathrooms, the team sought the help of industry leaders Oakleys

his stunning residence in Roys Bay, central Wā naka, is perched on top of a ridge with a north-western aspect that is exposed to the elements and the extremes of the Southern Lakes climate. The project had an array of construction complexities that were managed with careful and detailed planning by the entire project team. CDL Building’s extensive experience in this type of construction within this challenging environment allowed for a successful project delivery.

CDL Building worked in collaboration with Johnston Architects and their skilled subcontractor network to build a unique home of exceptional creativity and unsurpassed quality. Their philosophy is to deliver unmatched excellence in architectural construction, and the collective approach from the project team wholeheartedly delivered this in the construction of the Roys Bay home. Justin Carnie from CDL Building notes that, “Durability is an often-overlooked factor when

choosing building materials, and considering longterm maintenance requirements. We aim to select materials that will still look good in 20 or 30 years’ time, and won’t require their owners to spend their weekends and precious free time constantly looking after them.” Johnston Architects took the brief to provide a four-bedroom ‘forever home’ with ensuite bathrooms to accommodate friends and family comfortably, as well as a generous kitchen, dining and living room space for entertaining and a study and sitting room to provide quiet and contemplative

spaces. Garaging for two cars is complemented by a paved forecourt that allows a boat to be easily manoeuvred on its way to and from the lake. Large gabled eaves over the predominantly glazed northern elevation protect the exterior and interior living spaces from intense summer sun while allowing the owners to enjoy the views. The three gable volumes are linked to form an ‘H’ shaped plan, with family spaces such as kitchen, living, dining and media rooms located centrally with more intimate bedroom and office spaces distributed from the social heart of the home.

Hokonui Kitchens and Joinery manufactured and installed all of the kitchen, wardrobes, vanities, laundry and internal doors. The Caesarstone kitchen and vanity tops lend the home an enduring elegance, and the hard-wearing solid oak timber has been given a dark stain to enhance the wood grain. The team at Hokonui were able to work with the client throughout the planning and construction of all joinery. Duane Tiplady Painting and Decorating expertly finished the gib stopping and painting throughout the home. Duane is a one-man operator who works closely with the CDL team to achieve the high standard required for the project. The confident relationship between himself and the CDL Building team is a winning formula. The shade of white selected by Interior Consultant Kay Gray and featured both inside and out, is Dulux Mt Aspiring lending an understated elegance that helps the surrounding views to pop through the picture windows. Wide architraves and elegant skirting were added to give a sense of space. It’s a fresh look that creates a seamless flow around the home.

Texture is introduced into the interior palette with the board-marked concrete fireplace, and grooved shadow-clad plywood ceilings and soffits to add visual interest. The aluminium door and window joinery came from E13 Windows of Dunedin who chose New Zealand manufactured window system Pacific Thermal Suite, with Low-E glass to maximise thermal performance. The Pacific Thermal Suite is also capable of triple glazing and manufactured to an airtight standard to take this window system to the next level. This high-performance double-glazed aluminium joinery maximises the stunning views of the lake and also provides framed views from every room, including the high-level windows above the kitchen which offer views of the rugged hills to the south. About Roofing continued with the elegant, crisp theme, using Colorcote Eurotray roofing in Ironsand. This New Zealand-inspired design offers clean lines and a uniquely robust and distinctive look on the three-gabled volumes that are the predominant form of the home when viewed from the north. Dave Strudwick from About Roofing said the biggest challenge with this job was the distracting view – often an occupational hazard in W ā naka.

The north-facing interiors place an emphasis on calm, light and airy spaces that form a neutral backdrop to the landscape beyond. The wind is a big issue in most areas of W ā naka, but especially prevalent within this particular site, which is located on an elevated ridgeline and orientated directly into the prevailing wind. Rough and Milne’s landscape response was to create several sheltered outdoor spaces and seating areas which maximised the stunning views of Lake W ā naka and the surrounding mountains, with options that provide shelter from the wind. There is also an outdoor seating area that is perfect when the winds are calm. The landscape designers worked with the clients through several iterations and mini-stage of the design until they perfected it for them. They continue to maintain an ongoing relationship while discussing possible future developments.

The team from McIvor Plumbers and Gas Fitters based in Wā naka worked hard to ensure the owners’ vision of this timeless architecturally designed home were fulfilled. It’s a great house to wake up in every morning, and a great house to dwell in,” says interior designer and artist Lisa Twyman of her home. “It makes you feel free, positive, motivated and excited.” Part of the reason for this is undoubtedly the way the home perfectly suits its location: it is situated in Salt Rock, on the Indian Ocean coastline north of Durban, where the tropical climate makes for year-round indoor-outdoor living – as well as the challenge of keeping everything cool during the extremely hot and humid summer months.

With her husband Will Haynes and their daughter Bo, who is nine years old, and their son Jock, seven, Lisa spent some time living in the area in a rental property before deciding on the ideal piece of land on which they could build their dream home. “Once we had made up our minds … we fell well and truly in love with the plot, so much so that the build became very much about the garden,” says Lisa. ‘We did not want to impose on it, or mess up the flow of it too much,’ she adds. During the first few years they lived here, she says, “any extra budget available was spent on the garden and planting”. The key principle for Lisa and Will was that “the house needed to become part of the landscape and not feel plopped onto it,” Lisa says. And this is precisely what they have achieved. The ground-floor living area opens up completely to the outdoors, allowing the spaces to be opened or closed to the elements as required. This “blurred boundary” – as Lisa describes it – between interior and exterior is further enhanced by the fully open-plan nature of the living, dining and kitchen spaces, as well as the use of simple, low-maintenance materials such as unadorned off-shutter concrete and balau wood, which is used for cladding and screening where necessary. The resulting structure is, as Lisa says, all about “honesty in the construction and use of materials”. Adding to the home’s radical “openness” is its striking central courtyard space. In this area, a trio of trees grow up through an organically shaped “cutout” in the slab that forms the first floor of the house, drawing the eye up towards the sky and disrupting conventional distinctions between indoors and out. 68

When it came to decorating the open-plan living spaces, Lisa says the “concept was to create a relaxed yet creative space” and to keep things “minimal, playing with colour and texture – and a few touches of pattern – so that the interior became an oasis of calm in a riot of green garden”. She explains that because the garden is visible from everywhere in the home, it in effect “becomes a part of the interior and needs to be taken into account when implementing the interior décor and finishes”. Ensuring that the interiors felt uncluttered was also important because, Lisa says, the pieces put into the space need to enhance the simple and sculptural qualities of the house, rather than detract from it. But of course, that doesn’t necessarily mean creating a brutally minimalist look. Rather, while finishes here are kept “pared back and subtle, so that the raw materials and construction of the house remains central,” says Lisa, colour is also essential to her as a designer – as is “a thoughtfully curated space.” She relished the “freedom of curating our own space with our favourite things”, and adds that she enjoys “creating depth and surprise by combining unexpected colours, such as mannequin pink and deep orange.”

The family’s lives are busy, with both Lisa and Will at work during the day and the kids coming and going to and from school and other activities. Fortunately, Lisa says, “the house is our oasis. The island in the kitchen is where we congregate on weekdays – homework for the kids and cooking for us.” For both Lisa and Will, the loveliest place in their home is their tranquil bedroom. Essentially “a simple box’ with an outlook that frames the view of the nearby Indian Ocean, “it’s great for a siesta, and the best view to wake up to,” says Lisa. And the deep grey wall colour is perfectly conducive to rest. “The

place where you start and end your day is so essential to your wellbeing – and this room has proven that to me ten-fold,” she adds. The entire house is generally cool throughout the long summer days and nights, but despite this, during the warmer months, “the kids spend a lot of time in the pool during the afternoons and evenings, as we do on the weekends,” says Lisa. Saturdays and Sundays here are usually given over to lazy lunches after mornings spent at the beach – Will is a dedicated surfer. Form follows function in the best possible way in this home. It combines simple, authentic materials with an architectural design that sensitively responds to its location, as well as Lisa’s laid-back yet sophisticated approach to its inviting interiors. No wonder, then, that she happily declares this house to be “the most uplifting space I have ever lived in”.

1¾ cups icing sugar 1 ¹ cups ground almonds or almond meal ³ 4 large egg whites a pinch of salt ½ cup caster sugar red food colouring gel ¾ cup high fruit-content raspberry jam UTENSILS

5 teaspoons Lady Grey tea Warm the teapot and add the tea. Pour in boiling water and leave to brew for 5 minutes or so. Serve with lemon.

Draw 4 cm circles (spaced a little apart) on the baking parchment as templates so that all the macarons come out the same size; they’ll look much prettier when finished. Blitz the icing sugar and almonds in a food processor until very fine, then push the mixture through a finemeshed sieve. Set aside. Whisk the egg whites and salt together until stiff and glossy. Add the sugar, about a third at a time, beating again each time, until the eggs are stiff and glossy, and all the sugar has been incorporated. Carefully but thoroughly fold the almond mixture into the egg whites, until fully incorporated but still light. Fold in enough food colouring to achieve the desired pink colour. Spoon the mixture into a large piping/pastry bag and pipe circles onto the parchment, following the circles you drew earlier. When all the macarons have been piped, take hold of the baking sheet and tap it firmly on the work surface 2 or 3 times to knock out any air bubbles. Preheat the oven to 140°C (275°F) and leave the baking sheets to stand for 30 minutes. Bake the macarons for about 15 minutes, until the shells are crisp, and they have grown little ‘feet’. Remove from the oven and leave to cool. Once completely cool, sandwich with the raspberry jam and serve.

aundries can be a forgotten space in the home, an afterthought to save on budget and, in our case, the last space to renovate. But, after a long night trawling through the depths of Pinterest, we decided we should make a start on planning the renovation of our utility room.

Once we had these basics sorted, we got to work on product selection. Laundries are well used, so while our choices are based on aesthetics, it was also critical that they are also functional. A top tip here is to be cautious with the cabinetry. There are various types you can buy, and all will have different qualities. For instance, you can save money by choosing a substrate-like acrylic that looks and feels like stone but is half the price. Our laundry is shaping up fast. It’s been very straightforward to plan and manage compared to projects like the bathroom. Online designers make it easy for you to DIY, and you can often produce a shopping list from the plan. We prioritised storage because it was lacking in the original laundry and we’ve been impressed with the options: from slideout cabinets to push-to-open pantries. It’s important to consider everything in the design stage. Write a list with all the nice-to-haves and must-haves, and you’ll probably find you can accommodate both. We’re currently chipping away at the build of the laundry over weekends, so we don’t bother the neighbours with power tools, and we’re getting very close to finishing now. The biggest mistake first-time homebuyers make is to assume that all builders build the same. Now most will agree that this is not the case, but what does this mean, and what does this look like in relation to the finished product? Yes, different builders have different designs, but more importantly, different builders use different materials of varying quality. Hence this boils down to that old phrase of, ‘you get what you pay for’. Shopping around based on price as your main priority is a recipe for disaster. Of course, it is important, but so is the quality, the contract, and the inclusions.

A little bit of both! But more so, having a chat to a mortgage broker in the very early stages, is what I would recommend. A good broker can advise on what mortgage level would best suit your circumstances, and what would most likely get approved, should you want to go further. From having this information, you can start to get excited and start looking around for a house and land package that best suits your budget.

Be very careful here. A PC sum or an allocation is a figure that the builder can place on the construction value of a particular product, e.g. your kitchen, or a Building Consent. However, not knowing what this would actually cost you as the buyer, exposes you to unexpected increased costs. Avoid a contract, or any builder, that uses these terms. I strongly suggest a fixed-priced contract, with no PC sums or ‘allowances’.

This is important, as you need to know what you are getting, and what you are not. If you don’t know what questions to ask, you may be faced with further costs later on to finish your house. What should be included are driveway, path, patio, boundary fence, internal fence (from boundary to house), gate, letterbox, clothesline, driveway crossing (across the curb) and driveway stripdrain. Phew, lots of items, and all needed to finish off your house, and most of which are costly. Armed with the correct information and knowledge, you can make a more informed decision. Price is important, but so is quality and full disclosure of what you are actually going to get. Get excited, enjoy the process, and ask questions along the way.
