T

here’s a lot to be said for changing things up every now and again. After all, the seasons do it four times a year – maybe we should follow nature’s lead. My ten-year-old son recently stopped sharing a room with his little brother and moved into what was my home office. I’m now working in the laundry – I love this room! Not because I love doing laundry, far from it! But because it is a beautiful little room with a large window and views of the local creek, framed by our blooming plum tree and ancient walnut tree. From this sunny little room, I can watch spring unfold and hope that our new ‘pet ducks’ have ducklings soon. If you’re looking to refresh your home or outdoors this season, our experts have some helpful ideas to help you ‘spring’ into action. (Excuse the pun!) We’ve got some seasonal inspiration to share in this issue, with seven wonderful homes. Each abode boasts gracious living that flows beautifully to outdoor entertaining. here is something completely satisfying about coming out of the dark evening hours of winter and experiencing warmer days and the extra minutes of sunshine in the morning and evening. As we look to the warmer months ahead, there are a few things we can do to relish the season inside and out. Cleaning and readying our interiors can start with simple tasks such as our soft furnishings. It is not advisable to dry-clean or wash curtains and linings – the best way to treat your curtains is to spot clean and vacuum, taking care to check the fabric first to ensure it doesn’t mark. The same approach will work for carpets and rugs as well as upholstered furniture that needs a refresh. 16

Oiling or waxing wooden tables, polishing glass and ceramics, and deep-diving to clean dusty corners and well-used drawers all help to freshen as well as edit the superfluous. Once all is clean and fresh, we can embody the spring season by packing away our heavy winter throws and introduce lighter-weight textiles like linen and cotton. It is incredible what a difference a few cushions and a throw can make, but you don’t need to overhaul everything – try switching combinations between rooms and perhaps adding in a few lighter-toned textiles to lift your scheme. Bringing in fresh greenery gives life to your space and can’t be undervalued when you can often walk into your backyard with clippers and find something suitable for your

nearest vase. Branches provide interesting sculptural shapes with new greenery or blossom and, when used in combination with interesting vases, add dimension and height to your tablescape. Taking time to nurture your indoor plants in spring makes for the reward of lush growth in the coming months. Prune, re-pot, fertilise, support, water and position your indoor plants for sun and shade. Bring in pots of spring bulbs, and don’t forget vases of beautiful, fresh, seasonal flowers to brighten rooms and provide soft fragrance. s a colour that features prominently in nature, light olive green can be a great hue both inside and out. Darker colours have been trending for quite some time now, and they will continue to trend beyond 2021. So going for a deeper version, such as Resene Waiouru, is ideal in a lounge setting to create a serene, cosy space that’s also very on trend. It’s a colour that’s deep enough that it brings a sense of intimacy without dominating the things around it.

For an interesting twist, break up the uniform green by creating a diagonal batten wall. Paint your battens in Resene Gravel in order for the lattice-like structure to bring in visual interest and give your room another tactile element. Get the look by carefully measuring the height and width of your wall, then cutting your battens into two groups (long battens and short battens) to meet your requirements. You will want each square to measure 46 cm by 46 cm. Paint the battens in your desired colour and, once dry, adhere the long battens to your wall at a 45-degree angle. Follow with the shorter battens. You could also paint your battens in a lighter colour, like Resene Parchment or Resene Flax, to lift the batten design out of the wall. Charcoal and gravel greys are popular deep hues and can be used in almost any room, be it your bedroom, kitchen, bathroom, dining room or lounge. While they can be amazing options as main colours in a room, for a look that’s dripping in drama, charcoal and gravel grey also work wonderfully as accent colours. They pair perfectly with olive green and other shades of grey, adding visual interest and depth to a space. Bring them in by painting your cabinetry, lamp stand or side table, or by layering in soft grey furnishings, like cushions. Lighten your space by then incorporating a cream or taupe sofa and white picture frames, and by painting your floor in Resene Quarter Spanish White. As finishing touches, consider also adding vases, linen pillows and accessories similar in colour to Resene Clover, Resene Dingley, Resene Solitaire, Resene Gravel, Resene Biscotti, Resene Thistle and Resene Highland. W

hen it comes to kitchens, lighting is typically last on the list of considerations made, and even then, aesthetics often trump practicality. But the placement and the type of lighting you use in a kitchen is really important, for both safety reasons and easier food preparation. And here’s the best news, you don’t have to re-design your whole kitchen to improve your lighting set-up. It just requires a few swap-outs and additions to what you currently have installed. The key to great lighting is layering, and in a kitchen you need to have a mix of ambient lighting and task lighting. Examples of ambient lighting would be strip lighting, or under cabinet lighting that provides a warm glow around your kitchen space. And then of course you also need lighting placed over preparation surfaces (so as to not create shadows and to keep those fingers safe when chopping, slicing and dicing). Task lighting would typically be downlights, or functional pendants hanging at the right height over a bench. 20

LED lighting is constantly evolving and one of the most exciting (and useful) advances in LED technology is CRI or the Colour Rendering Index. The CRI is a measure of how colour is displayed to the naked eye. High CRI is incredibly handy in spaces where colours could be confused, which of course is rather essential in a food and cooking environment. High CRI can be visible in any LED lighting, whether that is a bulb (for lamps) or an integrated LED light fixture. In a kitchen space, you’ll want to ideally look for a CRI of 90 plus to get the best clarity and result. Using pendant task lighting is great for making a stylish impact in your kitchen, while LED lighting can be used to create a relaxing ambience after dinner, mimicking the warmth of candlelight when the pendants are off. 09 818 6039 | eurotechlighting.co.nz

t’s often the way that you have your heart set on a new piece of furniture, but it doesn’t quite fit with the rest of your space, or there are too many awkward angles that make it unwieldy in the room. BoConcept understands your quandary. The sweeping curves also give that sense of a little more luxury in the home. It’s not hard to see how this lounge sofa can hold the spotlight: its organic shape features rounded arms, curved, freestanding back cushions and exceptionally soft seating. Plus, the fabric is a heavy bouclé yarn, with lots of visual movement. “This fabric is very hot and current at the moment,” says Maika. “Internationally, we are seeing lots of studios using old-school upholstery fabric, which gives a real level of luxury to the pieces.” Moving between rooms is easy with the sweeping curves of the sofa. “People often forget to consider the flow between and amongst furniture when they are designing a room, so it’s worth considering this item as a great way to create flow and ease,” says Maika.

The large increase in sustainable, tactile and heavily textured fabrics continues to the dining setting. The Fiorentina featured here has a fantastic sense of sustainability, with the table’s base looking like a sculpture or a pottery vase. “There’s almost an art installation style to the organic-shaped base,” says Maika. But what if you take your colour cues from an upholstered chair and what if the colours are black and white? Although I’ve simply chosen just white and black, I have pushed this scheme a little more with the addition of geometric patterns and stripes. A black and white stripe is classic. It offers a fresh, clean sophistication to an interior space. Black adds a focal point that anchors and grounds a room – adding white to that sets off the drama and violà, a monochromatic one two punch – knockout.

MO N DR IAN Piet Mondrian is one of the greatest artists of the 20th century, synonymous with his abstract simple geometric shapes and simple colour palette of blue, red and yellow. He believed that his version of modern art would transcend divisions in culture and become a new common language based in the pure primary colours. Primary colours are not current colours we see often in homewares and furnishings, but I wanted to push outside the normal of neutrals and pair this simple black and white houndstooth chair with a striking setting that paid tribute to Mondrian’s ideals and quests for dynamic tension and impactful style. In this case, a simple concrete cast stool is transformed with a couple of coats of paint. am writing this sitting in the bar at the Sherwood, with an overlook of Lake Wakatipu and Walter Peak beyond. I’m in Queenstown for work, not skiing like the majority of those around me. I quite like the idea of skiing, not fussed on the administration associated with such. More shoulders than hips, dance floor too. Apparently hip action is also useful for efficient running, but that hasn’t stopped me from enjoying trail running. There is something magic about tackling the tracks and trails laced throughout Aotearoa. As landscape architects, we are also very fortunate that our project work takes us to many remote and wonderful places. This makes you appreciate what a fantastic fragment of Gondwana we have ended up with. 32

Imagine a slice of this in your own backyard. At our place we have managed to sneak in a couple of lancewoods, some scleranthus and a libertia or two. Not exactly plants seen growing together in nature, but nonetheless a likeable trio from our native plant palette. I’m still trying to win over neighbour Joy – she isn’t overly fussed on the lancewoods. Several years ago, I designed a small courtyard for Snowy Peak in Christchurch, onto which the café and bar opened. The idea was to create an abstraction of an experience or memory of a landscape we have had. By recreating a composition of plants, in combination with materials from that source of inspiration, we created a slice of Westland temperate broadleaf forest. Aggregate used in the concrete terrace was sourced from the Whataroa River, as were the rocks and stones that formed the small stream. The source of the stream was a stylised sluice buried within the bush, thrusting out over a fallen giant of the forest. In this case, rather than a kahikatea trunk, a line of recycled and sandblasted railway sleepers standing soldier course. The sluice: a nod to the recent cultural history of those panning for a fortune. Kamahi, patē, broadleaf, koromiko, bush flax, ferns and even sphagnum moss filled the walled courtyard. Verdant, it was a pocket of the West Coast bush too.

I haven’t been back for a while, so my description may have tempered with time. The funny thing is, most people probably saw it as another garden, more interested in their horopito infused tea or what Willow and Peaches were or weren’t eating at the next table. Rather than endeavouring to recreate a slice of the great outdoors, another approach is to borrow one. The Japanese call this shakkei, the Chinese jièjı̆ng. In doing this, you look to incorporate background landscape into the composition of the garden. This is very effective when your setting provides for this. Much easier in Curio Bay than Juniper Place, Burnside. At Timberlands, I tend to borrow Derek’s lawn. PLANNING TIPS 1. HERE COMES THE SUN Take note of the movement of the sun across your garden during the day. This will help you choose plants that like full sun, partial sun or cooler shaded areas for each garden zone. 2. THINK AHEAD When selecting plants, be careful to consider what size and shape trees, shrubs and plants will be when fully grown. For example, a tree will cast more shade when it’s mature, affecting the plants around it. 3. FOUR SEASONS Plant for the season and for your climate. Select varieties that will offer seasonal flowers or leaf colour, and only select varieties suited to your local climate. For example, extremes like hard frosts or salt-laden winds. 4.KEEP IT SIMPLE Refine your plant palette by limiting the number of different species you use. Keep it simple and bulk plant some areas for impact, then highlight with a different texture or colour – remembering that odd numbers work best. 5.AVOID BARE PATCHES Weeds will seize any opportunity to take over so make sure plants are correctly spaced or fill any gaps with a smaller groundcover. If all else fails, engage a landscape architect.

rowing up in the Christchurch seaside suburb of Mt Pleasant left homeowner Simon with wonderful memories of a childhood spent outdoors with the hills and the beach as his playground. Simon left the area to study but returned in his early twenties with wife Gieve. The arrival of their two children inspired the search for a section to build a forever family home. At the top of their list of criteria for a hillside section was the ability to have a large area of flat lawn – a rare find in Mt Pleasant. It’s no surprise then that Gieve and Simon found their ideal section higher on the slope, backing onto John Britten Reserve, with outstanding views to the city and mountains beyond. “We love the rural environment backing onto the Port Hills,” says Simon. “The reserve is across the road, with walking paths, tracks for mountain biking and pine trees for the kids to explore.” The couple wanted a simple design with flexible spaces for them to grow into in the coming years. They were inspired by new homes in the area and were especially drawn to the elegant, timeless aesthetic from O’Neil Architecture. “We loved their minimalist style, with large eaves and clean lines,” says Simon. With two young children in mind, Gieve and Simon wanted the living areas on the ground level with easy access and visibility to the lawn so they could watch the children play. It was important for the large site to be fully fenced for safety. “We wanted a great outdoor area for the kids who love playing outside, and a swimming pool sheltered from the easterly, with views of the Kaikoˉuras and Southern Alps,” says Simon. 38

The couple knew they wanted to work with Gregg Architectural Builders early on. “We spoke to previous clients of theirs, who all had great experiences working with Gregg’s and even walked through some of their homes. Craig Wilson was the project manager on the large 17-month build. “All of the boys onsite got on well with Simon,” says Craig. “He was like one of the team.” Simon adds, “We had a great rapport with Craig when we initially met. He was very genuine and interested in turning our vision into a reality,” says Simon, adding that nothing was too much trouble for the build team. With Simon’s business based down the hill in Ferrymead, he was able to be onsite several times a week. The builders worked through all weathers, but the biggest challenge they faced was the amount of volcanic rock that had to be shifted from the site before the foundations could be laid. “We had to do a lot of excavation and breaking up rock before we could start on the home. It took ten weeks of breaking rock and foundation work, and it was three and a half months until we were standing on concrete,” says Craig. The hard groundwork has more than paid off, though, with just the desired result. At ground level, the spacious home includes a generous kitchen and scullery. A wine cellar, living and cinema room is completed by a gym room, guest bedroom, storage space and three-car garaging.

There is flexibility to the flow of the downstairs living thanks to the glazed Eurostacker cavity doors, which open and connect to the louvred outdoor living space, turning the area into an enormous outdoor room. The cinema lounge can be a part of this area but also has a solid Eurostacker door that closes like a wall, allowing it to be a completely separate room. Gieve and Simon wanted to make the most of the views which can be seen from every room of the house. With views out over the city from the bathrooms, “even the shower has a city view,” says Simon, “but is completely private from anyone looking in.” The upstairs houses the family bedrooms and bathrooms. The master bedroom boasts a breathtaking view and a particularly generous walk-in wardrobe. Everyone agrees when it comes to the most outstanding feature of the home. The glass lanternlike vertical cedar fins, visible on the approach, give a warm welcome. The fin and glass structure frames the entire stairwell, creating a lantern-like glow when the lights are on at night. Craig calls this feature the piano as it resembles piano keys with 28 individual windows and cedar fins crafted by the skilled carpenters in the build team. “It’s a stunning home,” says Craig, who marks this build as one of the highlights of his career. “My favourite rooms are the kitchen and the flexible living area that flows into the louvred outdoor space.” Craig also likes the wine cellar, a room behind the kitchen with glass doors at either end that can house up to 600 bottles of wine.

Craig says of the build, “Overall, the project was a huge success and something that Gregg Builders are proud of. It was a team effort and credit to Simon and Gieve for being super organised and making no rushed decisions.” Gieve and Simon love their new home and have enjoyed not having to leave the house to spend time outside. They have been making the most of their new abode that was designed to entertain, something they do often. “We love the flow of the outdoor area and entertaining space outside,” says Simon. “Since installing the pool, we invite friends up often for a swim. The cinema room and living rooms open right up into the outdoor living room where we like to entertain and cook pizzas,” says Simon.

T

e Toka (The Rock) is a home that will be around for many, many years. Solid and remote, built on schist foundations, this home is clad in stone excavated directly from the building site. Its fortressthick insulated concrete form walls are impregnable to outside influences, whatever life throws at it. The cladding, retaining walls and road leading to the home are all made from rock quarried from the site. Of utmost importance to the homeowners of this 820 square metre, five-bedroom masterpiece was the need for a quiet, off-grid, thermally efficient home, exempt from allergens and able to cocoon the family in a place of space and privacy. “We looked up and down the whole country before finding this piece of land,” says the homeowner. “The whole place is intriguing: from its spectacular views to its awe-inspiring, off-grid home.” What’s been created is a home that fully meets its brief, solidly anchored on the banks of Lake Wakatipu, strong and earthquake resistant. The epitome of selfsufficiency, the use of stone from the land to form the home itself, brings a full-circle uniqueness to this abode. And despite the masculine solidity, the home at its heart is a peaceful lakeside sanctuary, wanting nothing more than to simply be in its beautiful Jacks Point setting. It is nestled into its site, limiting the views of the house from neighbouring properties but maximising the views of the lake and the mountains beyond. This build showcases the unique and industryleading capabilities of DCD Ltd to deliver to the highest standard of quality and craftsmanship without compromising any aspect of home performance. Not taking the path of a traditional builder, DCD, with its own on-site building team, operates as a central hub engaging all parties involved in the project, from consultants to subtrades, from the concept to completion.

“Every build we embark on is bespoke,” says Dennis Dowling, founder and managing director at DCD. “Our clients appreciate not only the quality of their new home but also the value of our care, craft and commitment throughout the entire process and the fact that our solutions cater solely to each property owner.” Predominantly focusing on Queenstown-based projects, DCD only builds thermally efficient homes. The team uses Passive House methodology, which includes software modelling to see how homes will perform post-construction. Dennis builds ethical, collaborative relationships with all project parties. “We create what I call ‘low-ego’ teams,” says Dennis. “That means we work synergistically to ensure the design, performance and budget are all equally well regarded.” The homeowners agree with this ethos, stating, “We really enjoyed working with Dennis and his team. I’m a fairly critical guy, but I was delighted with Dennis’ creative vision and the good rapport we had going backwards and forwards.” With the clients based parttime in the United States, communication was certainly not hindered by the distance. “Dennis has a high level of integrity, and this is incredibly important to me,” says the homeowner. Te Toka is the largest Insulated Concrete Formwork (ICF) house constructed in the southern hemisphere. From the outside, you don’t see the Nudura concrete due to its schist cladding, but it is integral to making this home work. Varying from 150 mm to 250 mm thick, the 4.6 metre high walls and beams form the airtight barrier and the thermally insulated envelope for the building. Stone cladding on the exterior walls was always part of the design brief, however, “The use of rock from the site happened by chance,” explains Dennis. “The Geotech report did not tell us this site was founded on solid rock, so we worked hard to nestle the home into the hillside and used the excavated rock to build.” The sustainable and beautiful result speaks for itself.

The nearly two-metre deep skylights are another indication of the astonishing roof thickness, which required an award-winning engineering feat to crane the innovative timber modules into place. “The roof won an NZ Wood award in 2020 for its innovative solution for a complex roof design that was originally proposed to be constructed in concrete,” says Dennis. As one of the awards judges commented, “The composite panels were shaped to provide hips, valleys and crossfalls necessary to form the roof profile. The prefabricated panels were craned into place and a membrane warm roof system applied directly to the top surface of the cassettes.” Extensive work was undertaken to achieve the brief of making the home self-sufficient given the large 820 square metre footprint. Dennis and his team worked with Rafe Maclean Architects in Wānaka, who also performed the thermal modelling, and multiple engineers who devised the tiered system of energy and water supply.

“The tiered system means energy comes firstly from the solar panels, then the battery, with a grid link and back-up generator if required,” says Dennis. “Likewise for the water supply, which first comes from a bore and is stored in water tanks. We also have the facility to obtain water from the Jacks Point supply, and if required, we can pump and treat water from the local wetlands.” In so doing, the home can function off-grid and be selfsufficient for six months or more, even in winter. Not only the external structure but also the internal details make this home perfectly proportioned and a feat of outstanding craftsmanship. For instance, the high performance, triple-glazed Döpfner windows from Ecowindows provide an ideal barrier to noise, and temperature extremes, and the textured aluminium powder coating matches perfectly with the other exterior features of the home.

The Abodo cladding used in the build is the first verified carbon-negative feature timber, meaning it stores carbon rather than emitting it during its manufacture. Each square metre of Vulcan cladding stores 9.74 kilograms of carbon. With four sizeable super king bedroom suites – each housing an ensuite bathroom and walk-in wardrobe – no expense or detail has been spared in ensuring every suite feels as luxurious as the other. Beyond the fourbedroom suites, there is an additional self-contained unit that is perfect for a housekeeper or small family. The interiors by Sue Nauman, textures and final execution of the build complete this stunningly beautiful home. One of the many examples of DCD’s attention to detail and innovation in this build is evident in the external sunscreens; at the time of building the sunscreens, there was no mechanism available on the market to hold them in place, so Dennis worked with an engineer to create a brake lever that could hold the 200-kilogram screen.

INVOLVED IN THIS PROJECT A private gym, meditation garden, media room and spa pool are just some of the details that embrace the grandeur and simplicity of this home. or the uninitiated, having a home built is a daunting process involving a long list of experts. For those in the trade, with knowledge and experience of their own, it’s an opportunity to innovate and have free reign over every element. Experience is something that homeowners Elaine and Peter De Gouw have plenty of. Their business, Home Trends Builders, coupled with Peter’s experience building hundreds of homes throughout Canterbury, has served them well with this commanding central Christchurch build. Peter says sustainability is at the heart of their work and Home Trends Builders is proud to be ahead of the current New Zealand standards for sustainability in building. “Sustainability is where the industry is going,” says Peter. While the current government is moving towards improving the sustainability standards in our homes in the next two years, Peter says, “Right now, New Zealand is miles behind the rest of the modern world with sustainability and energy efficiency.” The couple built their previous family home in Marshlands, where they raised their five children. Elaine and Peter looked for a suitable city section, and when they found this picturesque 1500 square metre streamside site, they knew they were ready to sell their alpacas and move to the city. This build was a smaller but no less modest 657 square metres, with five bedrooms, four bathrooms, several living areas, including a home gym, swimming pool, cellar lounge bar and a lift to access all three levels. “We complicated things by putting in a cellar underground, and we didn’t expect to find such a significant river flowing through the site. We dug a very small hole that became a big hole by the end of the day, thanks to all the water. We had to sheet pile it around the cellar area to hold back all the gravel and water filling in the hole and had to pump two million litres of water out every day. The water also had to be clarified, with the dirt filtered out before being pumped back into the river,” says Peter. Many aspects of this project were ahead of the curve, with a fully insulated foundation system underneath the concrete and around the sides of the foundations. Peter says, “This technique will be common practice within ten years. We’re looking for innovation and technology in a lot of the things we’ve done.” This eye for innovation and future industry standards saw Home Trends Builders win several accolades at the 2021 Registered Master Builders House of the Year Awards. This breathtaking home was the Canterbury Regional Category Winner for Builder’s Own Home, the highest-scoring Gold Award Winner, and a Regional Lifestyle Award Winner.

I N D O O R O U TD O O R F LE X I B I LI TY The electric louvres from Louvre Solutions create a sheltered outdoor room that flows from the kitchen, creating an ideal space for entertaining.

“It’s always about all of the builders and other trades working as a team towards the common end goal,” says Peter, who is glad that the sustainability has been recognised and worked hard to combine new energy efficient elements into the build; including the thermal break, argon gas, Low-E and reflective glass windows. The view out of the windows is clear, but from the outside, the tinted glass affords them privacy during the day. This exceptional glazing is highly energy efficient. When it came to the roofing and cladding of the home, Elaine and Peter wanted the look of copper without the environmental impact of the real thing. The aluminium standing seam colour-coated roofing complements the natural tones of plaster and cedar cladding of the home. Peter also used Warm Roof technology, placing a polystyrene layer directly underneath the roofing membrane substrate to stop moisture, which occurs with many modern flat-roofed homes. The roof has been fitted with a 15 kW solar panel system and battery, making the large home nearly self-sufficient in terms of power. All rooms have ducted heating air replacement systems and engineered heat-pumps that power the infloor hydronic heating. “New homes don’t get enough air exchange, and the moisture accumulates in them, making them unhealthy,” says Peter. “This is a mechanical system that heats up the new air from outside, ventilating without having to open any windows.”

Despite the challenges in the early stages of the build, the couple is thrilled with their new home and its position on the Wairarapa stream. Elaine likes the cosy lounge and the beautiful master bedroom with its wall-sized leather and velvet upholstered bedhead and windows with views out to the stream. The master ensuite and powder room feature exquisite copper tiles that shine like coins in the light. The powder room, with its luxurious velvet leopard print wallpaper, features an electric toilet and a tap that works on a sensor. The lounge bar cellar is a favourite room of the couple, who have no regrets about the work that went into it. The cellar gets natural light from a glass floor panel in the entrance hall, and the walls of the stairwell are coated in Venetian plaster with a pearl-like finish. The build took 16 months, and the couple faced many delivery delays due to the global COVID-19 pandemic. “The supply chain was a challenge with COVID. The granite countertop was delayed by eight months as it kept getting bumped from one ship to another. It eventually got here, but after we had moved in,” says Peter.

“We had to move in two months before the build was completed, as we’d just sold our house,” says Elaine, who loves their new home but admits it was a challenge living on a building site. “I’d come downstairs in the morning, and there’d be 20 subbies there,” she says. When it came to the decorative details in the home, Elaine chose sprayed metal coating on the kitchen cupboards and the fireplace surround in the main living room. The engineered wooden flooring was imported from France, but the stunning result was well worth the wait. Peter incorporated printed glass feature walls throughout the home. Even the outside wall behind the swimming pool shows a gently flowing waterfall surrounded by ferns. The four upstairs bedrooms have feature louvres on the windows with a delicately cut tree motif for privacy and shade. The rooms are always ready for the frequent visits from Elaine and Peter’s grown-up children. Reflecting on the challenges of this complex self-build experience, Peter says, “Compromise is key. Everyone has to be happy with what’s been chosen, and you have to think about the big picture.” This is one big picture that looks stunning and has a wonderful surprise around every corner. At the time of going to print on this issue of Abode, Elaine and Peter received the news that had also won a Registered Master Builders Top 100 Award, putting them in the running for the national House of the Year competition for this home and the house next door which they also built.

here’s something to be said for not rushing. It’s all too easy to go full pelt at a house-build project, just to get the ‘pain’ over and done with, but this architecturally designed home was built with positive intention and an eye for quality and good craftmanship. Homeowners Amanda and Matt, took their time to think through many of the details of this exquisite 395 square metre Ashburton home. Having spent the last ten years on the land as dairy farmers, the couple was familiar with the intricacies of the land, the position of the rising and falling sun throughout the year, and the prevalence of the nor’west winds on-site.

S O LI D M AT ER I ALS The high quality, low maintenance brick and Linea Oblique weatherboarding from James Hardie complement the beautiful exterior living space.

“With three young children, we were starting to outgrow our first house on the property,” says Amanda. “And we also needed to free up housing for our expanding dairy business, so it made sense to build an upsized home for ourselves.” This ability to observe the seasons and the weather over the previous decade made the timing less relevant. With the fortune of not being limited on section size or having to be out of an existing dwelling within a set timeframe, the couple could make decisions at their own pace without any external pressures. After looking at various group build plans, the couple couldn’t find a plan that totally suited them and would work for their requirements. So, they approached Designer David Chilton at Chilton and Mayne Architecture, to design them a pavilion-style home with the brief of having a clear demarcation between the master bedroom and the bulk of the other bedrooms. 62

“Amanda and Matt were thinking long-term and wanted to be able to have a master bedroom close to the main living space and separate from the other sleeping areas,” says David. “In this way, the home is futureproofed for when the children move out.” The brief was also to design a larger office close to the entry of the home. As dairy farmers, the couple often have industry representatives visiting the house, and they wanted a space that would not be located at the extremes of their abode. The couple wanted to have an office handy to the main living areas, so if evening office work were required, they wouldn’t be too excluded from the main activity of the household. What David came up with is a beautifully thoughtthrough plan for comfortable, rural family living. The long, north-facing five-bedroom home with a protruding gable is positioned to maximise the stunning views of the Southern Alps and provides for a warm and sunny home with lovely entertaining areas. “It’s a beautiful clean-line, low-maintenance home,” says David. “We used quite a bit of brick to ensure it remains low-maintenance, and the darker weatherboarding makes it a beautiful-looking place to be.” Having over 20 years of experience designing rural properties throughout New Zealand, David says he has a good grasp for what his rural clients want and need.

“Of course, the issue on these sites is the blustery nor’west winds,” says David. “But we were lucky enough to be able to use a well-planted hedge close by to provide some protection from the wind and not compromise the views.” “The clients provided a clear brief, and they were very open to our ideas. It’s totally somewhere I could imagine building for myself,” says David. A phone call to Sarah Thatcher from Sarah Bennett Design was the start of a great working relationship between the homeowner and the experienced local interior designer. “I helped the homeowner chose exterior and interior colours, kitchen, indoor and outdoor furniture, flooring, wall coverings and everything in between,” says Sarah. “Because we started early, we had ample time to source textiles and fabrics.” The interior design theme centres on the Catherine Martin by Mokum wallpaper, La Palma. “Once we found the wallpaper, we worked everything around that,” says Sarah. “I particularly love the big matt black stud features on the couches and bedheads. They are 50 mm in diameter instead of the standard 10 mm studs. They came from Houles in Paris and took five months to arrive!” Without time on their side, this would not have been possible. Sarah’s contribution was really appreciated by Amanda and Matt, saying, “We would’ve been lost without her.” The gratitude is reciprocated, with Sarah acknowledging her joy from working with clients like these. Builder, Dan Dwyer, shared the couple’s need for a smooth build process and was involved from the very start of the project, with pricing, through to managing all the build and the subcontractors that go with that. “My main aim was to create a stressless and smooth build process that the clients and their family can enjoy for many years to come,” says Dan. “It’s great to know that the workmanship and the quality of the materials on this build are of the highest level.” The home certainly has a roomy, elegant feel. With 2.7 metre stud height walls, there is a sense of extra space and volume throughout the home. The bedrooms are spacious and easily accommodate the children’s toys, meaning that the main living space is kept as a clean and tidy comfortable sanctuary. The extra height is maintained in the alfresco dining area, beneath the gabled pavilion. “This was a bit of a challenge for us due to the extra height in the stud and roof pitch, but the finished result really enhances the view from the dining area out to the Southern Alps,” says Dan.

ntering this elegant home, it’s hard to believe it was a renovation, as you’re greeted by a modern exterior of dark cedar cladding. Refined black window joinery welcomes you in. Blonde cedar fins, thoughtfully lit, frame the ground level, serving as both a visual statement and subtle screening for the bedrooms that lie beyond. The fins line the top of the staircase down to the living level, where your eye is immediately drawn to the expansive city view. In May last year, homeowners Tania and Dominic moved into what was then a 1990s plaster-clad home. Tania wasn’t initially convinced that buying the house was a good idea. “I didn’t like the house to start with,” says Tania. Dominic adds, “It ticked all of the boxes that we had for hillside living, though. Other properties didn’t overlook it, it was private, had off-street parking, and a three-car garage.” In the end, Tania agreed that it was rare to tick all those boxes on the hill in Cashmere, and she could see there was a lot of scope for improvement. Having a reserve next door was also part of the appeal.

The couple had dreamed of hillside living for some years but held back for a while after the earthquakes. They revived the dream again last year when they were officially becoming empty nesters. Their daughter had already moved out and their son was moving to Wellington this year for university, so the time was right to make the move. Not just content with buying a home to renovate, though, the couple also invested in a new business this year, one that plays to Dominic’s passion for motorbikes. It’s been a busy year for Tania and Dominic, who lived in the house for about five months before the work started. “We’ve renovated other homes before, but this was our biggest project yet,” says Dominic. The couple had heard of DJ Hewitt Builders through a friend who had worked with Daryl Hewitt before. They initially gave Daryl a call just to talk about recladding and updating the home. The plaster-clad home had been built without any wall cavity and Daryl and Tara wanted to remove the stigma around weather tightness. 70

the perfect place to

relax After some discussion, Daryl suggested they meet with Darren from O’Neil Architecture, who encouraged them to transform the home further, with new window joinery, a better kitchen layout and new bathrooms. Wooden decking was added to the previously tiled entrance, and a minor change was made to the footprint to add a concealed cupboard in the entry hall. “We’ve had no regrets doing more work to the home,” says Tania. “It feels completely new to us now. It’s a different house.” “Working with Daryl and Tara Hewitt was a great experience,” says Dominic. “They really took the project to heart. They wanted the home to be the best it could be. Just like it was their own home.” The couple rented a house in the city during the renovation and only visited the site every few weeks. “Daryl was always available for those site visits,” says Dominic. “Daryl’s team took the stress out of building. Everything was transparent, from minor tweaks and decisions through to spending. They had a clear understanding of what was going to be done from the start.” Daryl estimated eight months for the project, and the renovation was completed in just seven and a half months in May this year.

“The project managers were easy to deal with,” says Dominic, who trusted the team to such an extent that when it came to making decisions during the build, he found himself frequently saying, “Just ask Tara what she would do.” When it came to recladding, Tania and Dominic wanted a dramatic transformation and immediately liked the look of black cedar. “We’ve seen it on new homes and just love it,” says Tania, who notes that the cladding will be black once the final coat of stain has been added. Tara was very involved in the design details of the home and had input into the look of the kitchen, feature wall in the living space and décor decisions. Tania and Dominic visited joiners with Tara to look at the different options for the windows. Tania says, “The original window joinery was a cream-coloured aluminium. The windows only partially opened, didn’t give enough ventilation, and there was a lot of condensation.” O’Neil Architecture designed the stunning large feature window and glazed front door to the entrance to bring in some light. Darren’s team also changed the kitchen layout and designed the feature window to be the splashback.

When it came to designing the kitchen for the home, Daryl recommended Grant Weston from Sydenham Joinery. Grant and his team were already working on the bathroom vanities and mirrors as well as the cedar fins around the stairwell and they had a great rapport with Tania and Dominic. Daryl has worked with Grant on many projects, and his design input is something that Daryl really values. Grant and his team worked closely with Artisan Stone and Tara on the design of the kitchen island, creating beautifully unique angles with the combination Silestone and light-stained American Oak, accentuated by the considered lighting design. Dominic says, “After spending last winter in the home, we found it very cold.” More insulation was added to the ceiling and walls to meet current standards, and the couple added two heat pumps – one for upstairs and one downstairs in the open plan kitchen and living areas. The original internal stairs leading into this area were very steep, so these have been replaced with a new staircase with a gentler gradient. A feature partition wall was placed in the centre of the living room to create two separate lounges. An electric fire takes pride of place here and can be enjoyed from either room.

hen Marianne and Mike decided to build, they were already certain who they wanted to work with. Impressed by a nearby home built by the Signature Homes team, the couple knew the building company was the right choice for them. Opting for a home design package from Signature Homes, Mike and Marianne worked with the team to create a beautiful home to complement the premium site and their desired lifestyle. From there, Signature Homes managed the whole process from start to finish, aiming for a seamless delivery that’s on time and importantly, is guaranteed at a fixed price. The expansive living areas centre around a highly-functional and chic galley-style kitchen with a large island that boasts a view across the garden and out to the golf course behind. An oak staircase with glass balustrade leads to the upper floor. “It’s so lovely to have the separate spaces to be together or to get away. We have the adults lounge with the gas fireplace and bar, plus the smaller room where we can cosy up and watch movies together,” says Marianne. Upstairs, the master suite includes a stunning private bathroom with freestanding bath and vanity with his and hers basins. “I

t was time to shift gears,” says Lisa Storer, who turned her back on city life in Johannesburg to build a new home with a strong connection to the land. Lisa had worked for years as a retail buyer and chose to simultaneously untangle herself from corporate life to pursue interior design. Pouring her creative energy into a new career, as well as a new build was ambitious. But a glance at the modern farmhouse she has created makes it seem effortless, thanks to her natural gift for mixing comfortable furniture with salvaged finds. The barn-inspired home is an enchanting off-the-map escape with open floor plans, large windows, and a balance between rustic warmth and industrial simplicity. Lisa and partner Brad’s home rests in the grassy habitat known as the Highveld, on the Monaghan Farm estate, an hour from the city. “We looked at the landscape first and let this lead the design, as well as the interior choices,” explains Lisa. She worked with architect Adrian Morris of Morris and Co on her contemporary interpretation of a farmhouse. “It’s essentially three barn-like structures, hugging a central courtyard, with internal, glass-lined passages connecting them,” she continues.

Like a traditional farmhouse, the home features open plan living in the 'barns', each with large windows positioned to embrace the outdoors. Taking the South African context into consideration, Lisa says they explored using relevant materials – a way to ensure the house fitted sensitively into the landscape. A combination of corrugated metal, locally sourced stone and concrete form the multi-textured skin, while inside, it’s an assembly of polished concrete floors, wood and injections of interest in the furnishings. Taking the lead from a traditional farmhouse, the kitchen is the heart of the home, inhabiting a vast space, with exposed distressed poplar beams, with striking steel supports. Tucked to one side is a snug lounge with a fireplace – the ideal spot for a post-lunch nap or after-dinner drink. The lounge has pops of blue and green in the furnishings – a break from the muted tones used elsewhere, and an example of how Lisa enjoys introducing unexpected elements in her design. “When I design a space, I’ll first consider the purpose of the room. Then I start with one piece – in this case, I had an existing blue vintage rug. The choice of the green chairs grew naturally from there,” she explains.

A CO L L E C TI O N O F MEMORIES "All over the house, there are pieces that we've either inherited, bought on trips or collected. When we pick them up or use them, their story and memories are relived," says Lisa.

I'm a big believer in the honesty

of your home.

“A room is never complete. It’s a process,” she continues. “As you live in the room, you get a better sense of what it needs, and I add layers until you have a room that feels like part of the family,” says Lisa. She reveals her two favourite rooms to design in homes are bathrooms and bedrooms, and it’s clear she’s had immense fun conceiving unique quarters for her children Maxine, Tomas and Lucy. Shocks of wallpaper adorn her daughters’ bedroom walls, but it’s the whimsical beds that are doses of fantasy – one a romantic, French white cane wedding-cake-of-a-bed, the other an antique upholstered Corbeille, fit for a princess. Antique stores are regular hunting grounds for Lisa. “Choosing pieces is quite an organic process. I go with an open mind and then look for items that resonate with me, and I am particularly attracted to pieces that come with a story. When I feel a pull to something, I have to have it in my house; it’s a heartfelt process. I’m a big believer in the honesty of your home. It’s about expressing a feeling of what the house is about,” says Lisa. Many pieces have also been collected on buying trips abroad. Her collections of vases, figurines, and curiosities are sourced from travels to India, Morocco and Mexico, and from Kenya and South African artisans throughout the house. Her playful touch is evident everywhere. Dried flowers in muted tones are swept together in bunches and strategically placed on ornate brass side tables in a bathroom or emerging from shelves hosting waterfalls of green plants. Rug choices sway from shaggy to shabby – Lisa is unafraid to mix things up. “I enjoy putting things together that seem like they shouldn’t be together, including antiques with modern pieces,” she explains. In planning the footprint, she was also led by the surroundings and the light that orientates the house. The Highveld’s icy winter mornings, and bright warm afternoons, she says, dictate how and where they live in the home. “The mornings are all about the kitchen and dining room; then we move into the TV room in the afternoons where we’ll have a fire on, or the children will be in their rooms or playing in the courtyard. Then, in summer, we are down at the pool house or up on the verandah eating, entertaining, and enjoying the views,” says Lisa. Her favourite room in the house? “In each room, there is an element of love. I’ve put a lot of love and attention into this house. It’s like having lots of friends. They each fulfil a different need in you, and you have a different special relationship with each of them.”

I N G R E D I E NTS : 1 medium pumpkin, seeds removed and cut into slices ½ tsp ground cinnamon 1 red onion, cut into chunks Pinch of sea salt Oil S R I R AC H A YO G H U RT: ½ cup coconut yoghurt 2 tsp sriracha sauce Pinch of sea salt HERB OIL: Good handful of fresh herbs, roughly chopped 4 tbsp extra virgin olive oil Juice of ½ a lemon Pinch of sea salt Black pepper TO S E RV E : ¼ cup pumpkin seeds, toasted Fresh herbs, roughly chopped Chilli flakes M E TH O D : Preheat the oven to 220 degrees C. Place the pumpkin slices and red onion on a baking tray. Sprinkle over the cinnamon and sea salt. Then drizzle over the oil. Give everything a good toss to combine. Place in the oven to cook for 20 minutes. Then turn the oven on grill and cook for another 5-10 minutes. To make the sriracha yoghurt, place the coconut yoghurt in a cup, along with the sriracha and mix to combine. Set aside. For the herb oil, add all ingredients to a small blender or alternatively use a stick blender. Blend until a vibrant green oil is formed. Set aside. To assemble the salad, layer the pumpkin slices on the bottom of a salad platter. Followed by dollops of the sriracha yoghurt and herb oil. Lastly, sprinkle over the toasted pumpkin seeds, herbs, and chilli flakes. Any leftovers will keep in an airtight container in your fridge for up to four days. N

o matter how you look through it, windows are holes in your thermal envelope, the duvet that cocoons you in the sanctuary of your abode. We need windows to let light in, and doors for the summer indoor-outdoor flow, to and from the barbecue. So how do we improve their thermal performance? The first thing we can do is to stop using solid aluminium window frames. Aluminium is one of the most conductive materials on the planet. Think what else aluminium is used for; wiring and cookware. Aluminium is nearly 2000 times more conductive than timber! That condensation on your window frames is caused by the moisture in the air generated by you just being you; living, breathing, cooking and washing, liquifying on the cold window frames. They are cold because the aluminium is at a similar temperature to the outside air. Think dew, but inside. Standard aluminium double glazing has no place in a Healthy Home. So, what can be used instead? I’m in the throes of a multi-year, multiunit ‘SuperReno’. I’ve replaced the original double-glazed aluminium windows on the south elevation of this project with tripleglazed PVC. Straight away, my south-facing office is warmer than my north-facing master bedroom, and the condensation is now on the outside of these new PVC units. You may have heard of something called thermally broken aluminium. This is where the central core of the window is replaced with a much less conductive plastic material. In high quality thermally broken aluminium windows, the aluminium primarily becomes a decorative, low maintenance cladding. Then there is wood. Remember wooden windows? All pre-1970s houses originally had wooden windows. Modern timber windows are a thing of engineering beauty, being airtight with multipoint locking systems. 102 S E P T E M B E R / O C T O B E R 2 0 2 1

Oh – please don’t forget to add some glass! There is some fancy energy-saving, see-through stuff out there. Aim for low-E (emissivity) argon gas filled units with warm edge spacers. I strongly advise against replacing single glazed timber with standard doubleglazed aluminium. When upgrading timber windows, it’s better to replace the whole window to make the opening as airtight as possible. If you’re on a budget, replace a window or two per year and make sure all of the windows are recessed, not sitting out in the cavity. ecently, we all had the pleasure of tuning in and watching some of our Olympic team as they strived to reach their goals and glory. Quite spectacular! Some of the changes in homeownership may only be just starting to appear on your radar, however, you should be assured that urban planners have been looking after these changes behind the scenes for quite some time. Many new motorways in our regions and growth to current towns have suddenly made some smaller locations become right on the back doorstep of cities that are spreading out in all directions. We are seeing ‘satellite towns’ popping up all across Canterbury, and they are proving to be a desirable option for those wanting to purchase now. Along with this, it is also nice to see prospective buyers get a bit more breathing space to do some research

within the current market and look at alternative options. It’s like a gentle whisper that is starting to roll out as more and more become aware that close by, there are some awesome locations worth considering. Many of the locations already have great cafés, supermarkets, and schools close by. Mix this in with section availability, and you’re away running! The current availability of sections in some of these locations will mean a growth in the population and the potential for growth for your biggest asset - your home.
