She’s a really good pianist; she can play the recorder; she’s a very good singer. My mom learned a whole bunch of music from her and now I’m learning from her and my mom,” says Savannah, who recently picked up the recorder for the first time thanks to her grandmother. Of course, Savannah was a natural and was soon playing a number of tunes on the recorder. In addition to her weekly guitar lessons and impromptu music lessons from her grandmother, Savannah also continues to take a weekly piano lesson. To further hone her skills outside of the classroom, the Adams Traditional Academy student practices five to six days a week. Occasionally Jenny will have to remind Savannah to practice, but not often, since Savannah is so dedicated to music. “Sometimes Mom helps me when I have a little struggle. You now, which everybody does, every one struggles a little bit with something,” admits Savannah. Indeed, music is one of Savannah’s outlets for expression. “You can tell that she’s in a good mood because she’s always singing. She’ll also sing when she’s frustrated and angry, which helps her get her frustrations out,” says Jenny. As for what the future holds for this talented youth, the sky’s the limit. One thing is clear, Savannah is wise beyond her years and is already thinking about what’s next and it’s not necessarily being the next Taylor Swift. “I think I’d like to write songs. I don’t know so much about being famous,” says Savannah, who’d rather stay out of the spotlight. “Doing music is what I love. I’ve thought about it a lot.”

How to Deal with HVAC Issues

By Stephen A. Cross WHAT DO HEATING, ventilation and air-conditioning systems, and water heaters, have in common? They both wear out. Specifying whether the landlord or tenant is responsible for repairing or replacing them are important topics of negotiation in commercial leases. There are nuances and issues specific to HVAC systems and water heaters. In full-service leases, also known as gross leases, the landlord maintains, repairs, and replaces the HVAC systems at the landlord’s expense and delivers conditioned air during certain periods known as “building hours,” typically 7 a.m. to 6 p.m. Mondays through Fridays and in the morning on Saturdays. If a tenant wishes “after hours” conditioned air, there may be a requirement to pay an additional usage fee. In my experience, building-hours and after-hours charges are negotiable, especially if a business wants only a few additional hours during weekdays, on weekends, or seasonally. If a specific temperature range is important to the business, make certain that it’s clearly stated in the lease. To illustrate: A physician or dentist may require that the temperature be 70 to 72 degrees for the comfort of the patients, while the occupants in a typical office may be comfortable at 74 to 76 degrees. If the landlord does not deliver conditioned air at the agreed-upon temperatures, or fails to repair a malfunctioning HVAC system in a timely manner, the tenant may have been “constructively evicted,” and may be entitled to vacate the premises. This is especially important in very hot or cold locations, where conditioned air is critical for the comfort and safety of the occupants. Consult with an experienced real estate attorney to understand your rights and remedies in the event the landlord fails to live up to its obligations. Most triple-net (NNN), industrial-gross (I/G), or modified-gross (M/G) leases contain boilerplate language that requires that the tenant not only provide and pay for regular maintenance service, but also foot the bill in the event the HVAC system(s) require repair or replacement. As the date a unit may break down is unpredictable, the likelihood of incurring repair expenses is much like playing musical chairs, and you don’t want to be the tenant in possession when the music stops (i.e., the compressor fails). Therefore, during the negotiation process for NNN, IG, or MG leases, I suggest requesting the landlord warrant the HVAC systems, including evaporative coolers, for the entire period of occupancy (i.e., the base term and any exercised option periods). Alternate strategies could include, among others, obtaining a full warranty for a period of time (say, the first six, 12 ,or 24 months of the initial term) and/or capping the tenant’s outof-pocket expenses for repairs or replacements at a specific amount (say $300 per occurrence or $500 per year). If an extended warranty or expense cap cannot be negotiated, it’s critical to stipulate that, in the event the unit(s) require replacement, the landlord will replace the unit(s) and the tenant will be responsible for no more than a prorated share of the cost based on the remaining lease term, actual cost at the time of replacement and the manufacturer’s estimated useful life (typically 144 months). Color Me Retro
The latest trends in home decorating take cues from the 1960s. By Shelley Sakala
PREPARE YOURSELVES, time travel is here. And our first stop is 1960s America. It was the era of chain smoking, the moon landing, and the three-martini lunch. Dad had his pipe and slippers, while mom was a real, live Suzy Homemaker. But, as the years progressed, martinis were replaced by green tea (at work, anyway). Cigarette smokers were chased into the shadows. Stay-at-home dads became a thing. And mom traded in her apron for a corner office and a 401K. But for all the changes we’ve seen over the past 50 years, some things from the 1960s are back again. Protests dominate the news. Apparently we’re enemies with Russia, again. And those kitchen colors we all laughed about while watching Mad Men are making a comeback. You can decide for yourself which of these three resurgent trends is the most frightening. Because we’ve had enough political discourse to last us awhile, I’m going to focus on the retro kitchen colors. We’ve seen hints

of this lately with Kitchen Aid appliances. Their iconic mixer has been showing up on countertops in shades like Pistachio and Aqua Sky. And once we cracked open the door to the past, it was just a matter of time before our hipster-nostalgic culture kicked down that door and demanded a full color palette revival. At last count, there were 63 different colors available from Kitchen Aid. For those who are truly committed to channeling their inner Don Draper, Viking Appliances makes high-end ovens and refrigerators in colors that would make Betty Crocker swoon, including Burgundy, Sea Glass, and Lemonade. Add some lime green vinyl flooring, and it’s 1967 all over again! The only problem with having seemingly every color available is that there’s no prevailing trend to guide us. Instead, we’re given infinite choices by companies all-too-willing to sell us whatever suits our fancy. An almond cream colored refrigerator? Sure thing. A candy apple red mixer? You got it. A harvest gold oven? Why not?
Orange walls? Let’s do it! I’m not saying everyone needs to live in the same beige walled world. It’s actually wonderful that we’re not limited in our design choices. But as a Realtor, I pay close attention to various factors that can affect home values. And as a homeowner, I know full well the cost of trends that might not have staying power (popcorn ceilings, anybody?). It’s possible to be current and stylish without being a slave to a trend. So before you invest money in the flavor-of-themonth, I recommend checking to see what the tastemakers of the world are pushing. The color experts at Pantone have chosen their 2017 Color of the Year. Say hello to Greenery. According to Pantone, Greenery is a “…fresh and zesty yellow-green shade that evokes the first days of spring when nature’s greens revive, restore, and renew.” In a modern, tech-obsessed world, it’s actually nice to see an effort being made to return to the natural world. Greenery is certainly what I’d call a pretty color, but it’s also a few shades away from that quintessential 1960s kitchen color: Avocado. This is neither inherently good nor inherently bad. It simply means that if you decide to give your kitchen a makeover using the color known as Greenery, you’ll be slightly retro and perfectly on-trend for awhile. The question is, however, how will you feel once the next big thing comes along? My best recommendation is to test drive any new color with a $40 can of wall paint. You’ll soon learn whether it’s a color you can live with. If you can’t, then your financial loss is minimal. But if it’s love at first coat, then feel free to dive head-first into accessories, décor, and possibly even that $3,000 green fridge. Your kitchen, your call. Just be prepared to switch to a more neutral color scheme when it comes time to sell your home (neutrals usually sell better). And in the meantime, enjoy your kitchen—whatever color you choose! In their spare time, the Smyths enjoy spending time walking to the park and getting to know the Norterra community they call home. They moved to the area two years ago because they were able to build a house from the ground up and customize it to their exact specifications. Since then, they’ve enjoyed all the amenities the Fireside community center offers. “We’ve met some great people in the community as well,” says Matt.

Exploring Chocolate History The word “cocoa” originates from the Olmec civilization. The word “chocolate” is believed to be derived from the Aztec word xocolatl, which referred to the bitter spicy drink the Aztecs made from cocoa beans. All types of cocoa are thought to have come originally from the Amazon and upper Orinoco river areas.

The Aztecs used cocoa beans as a form of currency. This is just fascinating to me. According to a price list from way back in 1525, 100 cocoa beans could buy you a good turkey hen. Meanwhile, a ripe avocado cost one cocoa bean. Fact: During the Revolutionary War, soldiers were sometimes paid in chocolate. Nowadays, one can only imagine receiving chocolate for services rendered. Breathe Right
Learn how to correctly use your lungs during exercise. By Stephanie Dorworth
BREATHE IN. Breathe out. This is something you tell yourself all day. Okay, not really. Breathing should come naturally and without thought. Except in one case: while exercising. This is one time when it does not come naturally. When you are bench-pressing the bar above your chest, with your face turning purple, you could probably use a friendly reminder to breathe. You train your heart and your body, so don’t leave out your lungs.
Let’s practice diaphragmatic breathing. Place your hands on either side of your rib cage. Imagine a tire is wrapped around your torso. Now breathe in through your nose and expand your ribs from side to side (instead of front and back). Focus on filling up the back of your ribs and trying to pop the imaginary tire. Then blow out through your mouth as you exhale and brace your core. Remember this technique for the workout later.
Proper breathing while working out is crucial for two reasons. First off, it helps provide oxygen to feed your muscles and keep them functioning properly. Secondly, it increases abdominal muscle activation to improve lumbar stabilization and posture. One of the best forms of exercise to practice diaphragmatic breathing is Pilates. It focuses on improving flexibility, strength, and posture. During Pilates you should exhale on the shortening or concentric portion of the exercise. For example, if you are doing a crunch you would exhale to crunch up and inhale to relax down. Many Olympic and professional athletes of both genders practice Pilates, so it is great for men and women.
Here is a Pilates workout that will allow you to practice your breathing. For this routine you will need a mini-ball or soccer ball. Perform three sets of 10. ROLL-UPS Setup: Lie on your back with your legs straight out in front of you and your arms overhead holding the ball. Action: Exhale as you tuck your chin, crunch up, reach your arms forward, and begin rolling your body all the way up to sitting to reach the ball to your toes. Then inhale as you slowly roll back down, one vertebrae at a time, bringing the arms back overhead.
HALF ROLL BACKS Setup: Start in a seated position with your legs bent and hold the ball out in front of you. Action: Inhale as you reach the ball out to one side and lower your body down toward the ground. Then exhale as you crunch back forward bringing the ball to the center again, passing the ball to your other hand. Repeat on the other side.
