The Uniqueness Of Boutique Experience by Bruce Scott & Rangsan Srirat

Thailand has encountered with many challenges in recent years from political situations to natural disasters, which have significantly affected the nation’s tourism industry and weakened tourist confidence and sentiment in the market. And the last ditch is the travel warning issued worldwide from other developed countries following the bombing and the terrorist treats were found in Bangkok, resulting in Thailand even now becomes less attractive and discerning tourists show their reluctance to travel to Thailand, which is the big loss of tourism income. So, hoteliers, especially smaller ones who manage the hotel business with their own limited ability and resources, have to inevitably shoulder high costs incurred by such string of unfavorable factors in pro rata. But, looking from the bright side, it’s not always unfortunate as small hotels and boutique resorts have their own niche market to communicate about the architecture & design, nature & environment, and the distinctive thematic idea & culture. Even if “Boutique” might have been overly and wrongly used for some hotels resorts, but at least it provides investors with the opportunity 12

to further their business development to gain the potential particularly in terms of quality, creativity, service upgrade and management towards differentiation and innovation and it considerably trends to be a sublime business in Thailand. Just say the word “boutique” and immediately images of something small, stylish, sophisticated and somewhat upscale come to mind. Nowadays, with that imagery firmly in place, an ever-increasing number of hotels, resorts and guesthouses are hoping to tempt travelers by attaching the term “boutique hotel”

to their respective lodgings, often without much regard for honesty. Therefore a wise traveler might want to get a handle on what this overused moniker actually means. In a tourist market filled with a myriad of imprecise terminologies, it can seem a little overwhelming to figure out what’s what when trying to book a vacation getaway. Hotels, motels, resorts, villas, executive suites, timeshares, Small Luxury Hotels (SLH), B&B’s, inns, hostels and guesthouses are just some of the options facing everyone from the backpacker, to the flash packer, to the expense account business traveler, but no other term competes with boutique when it comes to vague promises and sketchy details. The term boutique hotel was first popularized in cities like New York and London back in the 1980s, and typically these hotels were furnished in a themed, stylish, comfortable and intimate manner. They pioneered the offering of such then novel ideas as Wi-Fi and honesty bars in the rooms, and there was usually a hip restaurant, bar or lounge on-site that was open to the public and hotel guests alike. At every turn these boutique hotels oozed

individuality and spurned the cookie-cutter blandness of large chain hotels. It didn’t take long for this idea to take off with a new generation of affluent young travelers. With an emphasis on style first and foremost, these small hotels attracted a loyal clientele and the architects and interior designers who collaborated on these projects became instant celebrities in the upper echelons of the hip travel scene. These hotels were now destinations unto themselves, and the small independent hoteliers that operated them completely revitalized the hotel experience. However any success breeds a host of cheap imitators, so now’s the time to spell out what a true boutique hotel experience should entail. First there’s the style. Whether it’s combining the building’s historic details with modern chic elegance, or giving each room a unique design theme, there’s got to be something visual that makes the property memorable. Secondly there’s the size. What distinguishes boutique hotels from chain hotels is the connection that hotel guests experience with members of the hotel staff, and many

In the beachfront resort of Hua Hin the Baan Bayan Boutique Beach Hotel is a perfect example of this accommodation style at work. Owned by The Serene Group of Hotels, who also operate boutique properties in Bangkok, Ayudhya and Chiang Mai, so an intimate atmosphere is guaranteed, not to mention to the architecture & design, nature & environment, and the distinctive thematic idea & culture. purists feel that more than 150 rooms puts a hotel outside this defining realm (while others would argue more than 50 rooms already strains the definition). Finally there is the prospective clientele. Boutique hotel owners perceive their guests to be interested in upscale and one-of-a-kind experiences, and so the idea is for guests not to be counting the pennies, but counting the moments instead. The Local Conception Of Being Boutique Thailand has been quick to jump on the boutique hotel bandwagon and some time the word “boutique” was mistakenly used, though in many ways the ideas pioneered by the style-mongers in New York and London were already working like a charm on tourists from Pattaya to Phuket. Gracious service, thematic style, and intimate settings were already part and parcel of the Thai travel experience, but the new ideas from the West helped the hotel industry in Thailand go a little further upscale in

a way that suits today’s savvy traveler just fine. All throughout the Southern part of Thailand, from the Andaman Sea to the Gulf of Thailand to the Eastern Seaboard, the boutique trend is continuing to grow without any sign of slowing down. As an added twist, the sister concept of the boutique resort has been especially popular in this part of Thailand, as beautiful stretches of beachfront are bought up and developed at a phenomenal rate. Once completed, these mini-paradises are usually marketed as romantic oceanfront getaways with private beaches, traditional teak wood design, lush gardens, and are located at a slight remove from the cluster of chain hotels and guesthouses in whichever tourist trap town is closest at hand. And since honeymoons in Thailand are becoming increasingly popular with international newlyweds, sampling multiple boutique hotels and resorts – from Bangkok to Phuket to Krabi – seems to be a preferred itinerary for many traveling couples. also operate boutique properties in Bangkok, Ayudhya and Chiang Mai, the Baan Bayan is a meticulously restored colonial house with just 21 rooms, so an intimate atmosphere is guaranteed, not to mention to the architecture & design, nature & environment, and the distinctive thematic idea & culture. Â Phuket, Krabi, Koh Samui and the other well-known hot spots in the southern part of Thailand have an impressive list of boutique properties on offer as well. The Andalay Lanta Boutique Resort in Koh Lanta, for instance, offers honeymoon packages as well as 900 m. of private beachfront, an infinity pool, and a spa, while the equally impressive Avantika Boutique Hotel & Resort in Patong, Phuket, might entice travelers looking for a mix of beach fun and city sizzle. Phuket, in fact, seems to be a hotbed of new hotel development and while Western Europeans and North Americans may have propagated the boutique hotel craze, increasing numbers of Chinese, Indonesians,

Indians and Koreans that are investing in Phuket‘s condominiums and apartments, are spending their holidays in different hotels on and around the island and thereby driving the market in this region. The target market for most boutique hotels is the 25-55-age range, most within the middle to upper income level. For some boutique hotels, the target is the corporate traveller who will provide repeat business for the hotel, refer others and is one whose business is not based on a particular season. Service might be the distinguishing feature of what classifies a hotel as a boutique hotel. The goal for a boutique hotel is a level of personalised service not necessarily doable in a larger hotel. At many boutique hotels, the staff may know each guest by his or her name. Most offer 24-hour guest services. Some offer the comforts of canopy beds, bathrobes and fireplaces in the lobby. Others offer healthy food choices, mind and body themes and on-site bookstores.

Caring Luxury and Responsible Tourism is reflected in all aspects of its operation in general. In particular, it emphasizes on waste reduction and recycling, energy management, water conservation and pollution control initiatives. It also works with the local community, and make sure that these values are reflected in our purchasing and conservation initiatives as well as in the social and cultural field.

There is also lots of economic incentive to get into the boutique hotel business. For example, boutique owners do not have to pay a franchise fee to become part of a larger chain. And once established, boutique hotels also tend to have a higher percentage of repeat business compared to the industry in general. According to a report by STR Global, hotels in the Asia-Pacific region experienced mostly positive results during 2011, and Thailand, one of the key market performers in this region, even reported as much as a double-digit occupancy increase in both Bangkok and Phuket. Boutique resorts and hotels count for a major portion of that influx, and that translates very quickly into more people wanting to get in on this burgeoning business. Â In the beachfront resort of Hua Hin the Baan Bayan Boutique Beach Hotel is a perfect example of this accommodation style at work. Owned by The Serene Group of Hotels, who 14

Nevertheless, smart boutique hotels must continue to adapt to the incessantly changing needs, tastes, preferences, and fashions in order to remain competitive in this flourishing market. They also have to set themselves apart from any meager establishment competing nearby that may also want to slap the boutique label on their property, if only to try and camouflage the mismatched furniture, tiny rooms and crumbling architecture as something unique, quaint and endearing. Caring Luxury & Responsible Practice The award-winning V Villas Hua Hin is a sophisticated tropical retreat offering exotic luxury and unique service. are reflected in our purchasing and conservation initiatives as well as in the social and cultural field. Meanwhile, the award in Thailand Boutique Award that we got has helped generate awareness and helped promote the business as well. Such is an excellent way to build the brand image. They also make the guests more confident of their choice of hotel. The added benefit is the sense of pride the staff feels working for an award-wining property. It makes them more confident. There’s another vital advantage: awards do generate more revenue,” said the General Manager of V Villas Hua Hin. “Boutique hotel is unique and individual features an intimate, stylish appearance providing impeccable amenities. The definition as such can be rather vague. Boutique hotels are sometimes hip and at others historic. Some are unique in design, architecture or theme. However, a boutique hotel usually distinguishes itself by its design, service and target market. Some boutique hotels are themed; many attempt to be unique by either offering themed rooms or choosing an overall theme for the hotel. A boutique hotel can be equally appropriate for business, honeymoon, or vacation.” “As a boutique hotel varies in other features, so do its technological amenities.

While some offer the latest in technology, others focus on a calm and soothing environment. To some patrons, the bed and breakfast concept may be similar to that of the boutique hotel. Many boutique hotels have on-site reputable dining, as well as bar and lounge areas that are also open to the public. As the trend continues to grow, many hotels market themselves as boutique; most being small, luxury type hotels worldwide. Its next goals include aspiring more domestic and international awards to enhance the brand image and get the hotel international recognition,” said the general manager of V Villas Hua Hin.

The site was unusually large for the area having never been subdivided like its neighbors, but came with a run down worker’s cottage, that had to remain due to Council heritage Controls despite plastic weatherboard cladding and an assortment of aluminum windows. The brief was for an adaptable family home that had to create intrigue and a little drama for clients who entertain regularly. The final design utilized the falling topography of the site to make a substantial and overtly modern addition recede behind the rebuilt cottage that addressed the street. The contrasts between the structures were aesthetic, and material, with the new addition being constructed from concrete, glazed black brickwork, and steel. Circulation through the

The drama and hardness of the concrete, brick, steel, and glass found in the main living and entertaining spaces softens considerably upstairs where the private spaces play up the warmth of limed oak and more playful colors particularly in the children’s rooms. The return on investment in the world of business sometime is not just about raking in the dough or even making new accolades and awards, but the non-profit benefit. In the modern market, the visible profit or revenue might be less important than the happiness in return from doing a business in which the country and the society can share the benefit in order to create the real quality of life in the long run. We get back to sit down and discuss with a proven case of sustainable success in business that helps shape the future of Thailand, the young executive Khun Nuttapol “Nut” Jurangkool, the third of six children of Khun Sansern and Mrs Hathairat Jurangkool, the owner of the Summit Groups, leading of auto parts maker for the automobile industry, and Summit Windmill Golf Residence, including The Berkeley International School, which he has initiated for the interest in education of the country. He is the point in case of the modern people particularly in the way of thought of making the difference and sharing the benefit with the society rather than just chasing solely on the return on investment. Khun Nut was fortunate to be born into a wealthy family and to have been given a helping hand, but this fortuitous start in life has not gone to his head and he is a well-measured, mature adult who recognizes what he wants to

achieve in the hospitality industry and is planning to go about it in his own style. Khun Nut finished his Bachelor’s Degree in Communication Arts from Rangsit University here in Bangkok and opted to pursue a Master’s Degree in International Business Administration at San Francisco State University, where he gained the necessary skills and fully understood the scope of business development

to help bring new developments to his family business when he returned. “I still don’t consider myself a completely successful businessman and I accept that there are lots of thing waiting for me to learn as we also have new projects in the future to handle. It’s just only a half way of a journey in business, actually. I came to be part of the Summit Group in 1997 and we have gone

through economic difficult situations, making me become more experienced and more bewared about management, safety in new investment, expansion, and personal life and, including helping society. And I am getting stronger in the way of thought for a sustainable success in business and have visions in business that I learnt from the difficult time in the past,” said Nuttapol Jurangkool, Executive Director, Summit Corporation, Summit Windmill Golf Residence, and Berkeley International School. “It was quite a challenge, and I must say exciting, for me the day my father entrusted me to oversee the development of Summit Windmill Golf Club. I’d only just finished my Master’s and had never experienced full-time management before. Fortunately, I had grown up listening to and working with my father so I knew what to do, it was now a case of implementing those plans. I also took part in the family business while studying in Thailand so it wasn’t really that hard for me to familiarize myself and to bring my proven knowledge and intuition in the hospitality business to enhance the development of Summit Windmill Golf Residence.” Summit Windmill Golf Residence is Khun Nut’s most promising business development in the hospitality sector so far. He envisions that modern luxury leisure business in a desirable environment like Summit Windmill Golf Residence will not be able to retain its appeal if it lacks of the unpretentious hospitality service in mind and the captivating architectural design. That’s the beginning of his dream to develop the family business and the matching investment of leisure life in style and financial well-being for the sustainable development.

“Actually, I am particularly a kind of person with strict attention to the small details and I consider myself a well-planned person in whatever I am going to do so that we can predict the growth and know the promising prospect. The Summit Windmill Golf & Residence is definitely the reflection of such dominant personality traits—the attention to the details and the well planning. “Summit Windmill Golf & Residence and the up and coming Le Méridien Suvarnabhumi Golf Resort & Spa are as if the jigsaw in business established to fulfill my ardent dream in hospitality business. I’d say that my experience in the past taught me very well about how to think carefully prior to deciding to do something new. And whenever I have to come up with the new idea in business, I will consider that the new development that I am going to do, it has to be able to properly support and strengthen the existing line in business.” Berkeley International School is also Khun Nut’s proven business case of sustainability that helps shape the future of Thailand, it was established with the vision of “We inspire excellence and responsibility”, helping develop the attitudes, skills, knowledge, and

understandings for students to become mature adult, including having in a good life with confidence, be independent, and also be ready to be an international citizen. “I’d say that we can’t joke with the children and education as the well-organized education scheme will fundamentally reflect the sustainability and growth of the nation in the future. I employ professional team and principles from well-recognized school from United State to take care of it for the strategic growth of the school and the standard in education,” he said. “And I would like to say that even if the target revenue or profit is important in the world of business, but, to me, money is not the answer to everything. Now, I am rather thinking of the benefit and interest of our nation than just caring merely the money in return from the investment. Profit or money in return is a must in business, it’s actually correct but it’s not priority for me and I will put the importance on creating the reputation for the country and for our next generations to be proud of our country to have standard international school. So, it’s a kind of non-money benefit for me.”

Residence: What’s challenging you right now? Nut: “The challenge in doing Le Meridien Suvarnabhumi Hotel, which it has to be completed within this year for the full operation and service within early next year.” Residence: Things to do aside from luxury leisure biz? Nut: “I also like to make a foothold in shopping mall that welcomes all creatively designed and idea-based products. Such shopping mall will also be a place for university students wishing to present their creative package ideas and I hope that my dream of doing such shopping mall will be able to serve as the new center point for students and all people whose creative ideas to come to meet and share.” Residence: Your inspiration and motivation? Nut: “I regard my father as my inspiration and motivation in term of style of working and handling the business for the sustainable success and I’ve absorbed the sense of dedication from my mom. I’ve learnt that business is not just about making money, it’s a vital part for social progress to raise horizons, to drive the innovations, products and services that make our lives better, longer and happier.” Residence: Most favorite traveling destination? Nut: “I really love Six Senses Samui, it provides me inspiration to do resort business at some exotic destinations like Six Sensex to help people achieve individual modern lifestyle on island. I am also impressed with Anantara Maldives.” Residence: How to make the difference? Nut: “Giving the chance and freedom of conscience or thought to a person to present his or her own idea is very important while brainstorming with other people can culminate in a new creative solution to a problem. That is simply the start of making the difference through mixing the ideas with other people than just being self-centered.” August 2013

She got through it and doing so she said it will make a person become more mature. She said she had to adapt herself a lot in order to get herself acquaint with new culture and environment in Tokyo. “The good point that I can get from living in Japan is about the way of living in good and well-organized city plan, tidy, and the respect about the time as it’s a common practice to come a little bit late in Thailand. Japan is a country that’s stringent to the rule and regulation as the transportation in Japan is well-planned and timely, it’s a Japanese lifestyle, environment, culture and new behavior of living in Japan that I had to live with and that made me a more mature person,” explains Apinara. The Pride

Of Thai Brand by Rangsan Srirat / Photography Surasak Khongkhuan

“We are purely Thai people and just manage by Thai people and put Thai market as top priority. Personally, I am not only aiming to bring “Sri Panwa” to become one of the world’s top 100 hotels, but I have the perspective to make “Sri Panwa” grow along with Thai people to become one of the world’s top 10 hotel properties that is managed by Thai people.”

Innovation and brand management in the hospitality and leisure industry is not only the outstanding self-identity of an ideal property developer to gain potential in the high-end luxury property market, but also the ability to translate the sensory idea or software in the head into the fruition to create impeccable hardware in the hospitality, including team management by the enthusiastic touch of Thainess and Thai vision. Such perspective has been behind the success and reputation of Charn Issara Development as it was recently awarded as the best developer during Thailand Property Award last year. It’s impossible to do a trilogy or series of one-on-one interview with all family members of Charn Issara family, but it’s possible to meet the icon of luxury leisure property guru Khun Vorasit “Wan” Issara, a key man behind the super luxury and modern topicality resort and mix-used residential project-Sri Panwa. It is the testimony of the perfect translation of software in his head into hardware in hospitality service. Khun Vorasit said that Thailand has seen an increasing number of luxury resorts done in pool-villa style. It’s good that customers will have more choices to indulge and pamper in different dimensions of pool villa resort as inbound tourism industry can also join this benefit. He said he’s never thought that the growing pool-villa resorts in other countryside provinces will pose a bad treat to “Sri Panwa”. Each pool-villa establishment highlights different dimension of comfort and show its own format of modern contemporary. Due to such difference, he respects the decision of all customers. “Sri Panwa Phuket still has more rooms for development and it’s completely what I really like to see in hardware or architectural concept. Actually, it’s not just only me alone who’s behind the success of the Sri Panwa and even if it’s already reached a considerable level of success by the enthusiastic group of Thai people, but I wish to exaggerate the marketing arena and maintain the leading position in the modern luxury pool villa market,” said Worasit, Director, Charn Isssara Residence Co., Ltd. “My art in business management is just about psychology. Actually, business management is somewhat difficult and challenging thing to do and overcome. It’s about the way to translate creative idea, which is the soft file in our head into the constructive residential project or hardware in hospitality. What I thought or have ever thought for any project in business might be as same as or similar to other people’s, but my key word towards the success is “Getting Things Done” or to get it done from merely the idea in our head into the fruition.” “Human resource management is one of the most important elements to drive the business. To me, I see that people have many interesting perspectives on business, but most of they

are unable to rearrange the business pattern or relatively create the management paradigm according to what’s in their mind so as to build up a strong teamwork powered by the right human resource. That’s what I think about the artist in mind and the definition of art of management,” he added. Comparing to other major players in the real estate and property industry, Khun Vorasit said Charn Issara Development Plc has trended to be the first innovator of all kinds in term of design, concept in construction, way of doing market, and the concept of living. Charn Issara will try to feature the best residential project in a particular coveted area like Issara Ladprao Condo in Ladprao or Baan Charn Talay in Cha-Am. About the overall idea, Charn Issara wishes to be innovative and his father Khun Songkran is one of the early developers who initiated high-rise office building with choice of up-scale dining and airline offices were gathered in the building, including the idea to innovatively do housing project completed with three well-recognized design companies. “Large numbers of Thais dare not to create their own project or even to manage their own property investment and eventually beg for brand potential from the west to come to manage their hotels resorts business. But, to me,I am bored of farang or westerner and feel why we have to depend on farang as we can handle it, this is our country and Thai hospitality service is the best. It’s not so easy to create a recognizable brand, but we can do it.” “Sri Panwa is one of the first pool villa resorts and residences completely manage and get it done by Thai people. I dare to say that Charn Issara is the first Thai company to venture luxury mix-used resort and residence property project-Sri Panwa-under the strength of Thai brand without having to employ western hotel brands to come to help manage. It’s quite inventive as only a few people realized about the word “Mix-Used Development” harking back to nearly 10 years ago, which was the American-based residential concept. We can collectively edge out other world’s recognized hotel resort chains in the area of price, value for money, construction, beauty, and service,” he says. “What I consider a good point for “Sri Panwa” is that we independently do the market plan ourselves regardless of protocol, rules, and regulations as specified by other third parties. We are purely Thai people and just manage by Thai people and put Thai market as top priority. Personally, I am not only aiming to bring “Sri Panwa” to become one of the world’s top 100 hotels, but I have the perspective to make “Sri Panwa” grow along with Thai people to become one of the world’s top 10 hotel properties that is managed by Thai people,” he said.

Wine by Rangsan Srirat

The growing trend of wine appreciation and the adoption of western lifestyle components, including the health benefits of wine consumption, have increasingly been on the focus for more than a decade, prompting Thai consumers to shift their drink choices to wine from other alcohol beverages. Such has made the market for wine continue to grow, despite setbacks due to rigid industry regulation. Rangsan Srirat sat down with the visionary woman Khun Patraporn “Joana” Techapaibul, Senior Marketing Manager, Ambrose Wine Limited, to discuss about what’s behind the success of the company amidst the mounting competitors. It’s the matter of quality of wine and service that drive the growth; it’s not that the company is taking the advantage of the growing trend.

Wine is popular among young adults and woman, especially in socializing activities. It’s also linked to fashionable lifestyles, particularly in urban areas, due to its high-quality image. Khun Patraporn said that the wine market is bigger than previous and there are up and coming new wine haunts, wine and bar nocturnal venues in the heart of the city center. Meanwhile, the increasing presence of generation and modern people whose urban lifestyle linked to wine consumption and appreciation without worrying about the true sense of wine specialist or have great knowledge about matching wine with the food will be the company’s next focus to maintain its pace as the country’s forth largest importer and distributor of wines and spirits. “We are one of the country’s leading importers and distributors of wine and spirit.

We are one of the country’s leading importers and distributors of wine and spirit. To me, we have reached a level of success as we are listed on the top-five wine importers of the country, but I still feel that we have greed for growth, we have to strive towards the next level of success and achieve the next goal.

To me, we have reached a level of success as we are listed on the top-five wine importers of the country, but I still feel that we have greed for growth, we have to strive towards the next level of success and achieve the next goal,” she said. “It’s certainly because the wine and spirit market in Thailand is quite big as it’s going to have new players or competitors coming to share the margin. So, we can’t stop to explore the new chance to grow further,” she adds. Ambrose is a family business owned by the Techapaibul family, which has been prominent in business and banking in Thailand for many years. Established in 1996 as a spin off from Seagram (Thailand), Ambrose Wine Limited is currently behind labeled Diageo, Pernod Ricard and Bacardi. From the early beginnings as a specialist wine company, Ambrose’s portfolio has grown to include world renowned beverage brands such as Hardy’s, Pascal Jolivet, Baron Philippe de Rothschild, Robert Mondavi, Fernet Branca and Voss Artesian Water. The company has worked closely with its partners to increase brand value and capture additional market share. Ambrose’s sales force

covers all the regions and provinces of Thailand. Additionally they have exclusive agents and branch offices to provide a stronger focus and better services in major tourist destinations. The company distributes its products in all channels including on trade, off trade, traditional wholesaler, duty free and direct sales. “Other dealers, importers, or distributors of wine and spirits might highlight the price as the key element to gain the potential in the market, but for Ambrose Wine, we will emphasize on service with customer-focus consulting approach so as to fulfill the customer satisfaction. Consulting with the customer, it’s actually good that we are able to appropriately know the trend and lifestyle of wine and dining of the people in the up market, including helping customers organize the exclusive wine dinner, allowing us to understand more about the changing taste and style of wine dining and improve the market share as well,” says Patraporn, a fourth generation of the family business “Our wine portfolio will be exclusively concentrated on new world from Australia. We deals with Hardys wine, which is the award-winning and number one Australian wine and we also do the market for a number of stellar wine brands from New Zealand, including premium wines from United State, and Chili to reinforce the company in the up market. We are strong in supplying wine from the new world; they are quite good quality wines and value for money. Anyway, our core product is visibly not the wine, but the service, which I think it’s the core product.” “Our challenge in doing the wine market is about the capability to deliver the reliable quality of wine with the affordable or valuable price as well as the term of the service. And I think both quality and service are the key spirits towards the success that we have today,” says Patraporn. August 2013

The Best Of Both Worlds by Rangsan Srirat

“Oakwood has gone through residential business for 50 years and well we’re extreme confident that we have better understanding about the serviced apartment business and we believe in what the customers want. We have a strong service, which is one of our key factors towards the success in the market.”

In the rich market and if you have a big budget, it’s easy to create some dream projects finished with luxury amenities and facilities to enhance the extravagant comfort for sophisticated and modern people living in the metropolis. It’s the basic hardware and common idea to establish design-led upscale condominium and exclusive serviced apartment with innovative technologies that all major developers can deal with it. The point of difference is about software or impeccable hospitality service, which is the pure ingredient to achieve enduring customer satisfaction and the frequent use of product and service while homey comfort is also the sensual key factor for a well balancing metro lifestyle. We sat down with the industry veteran Mr. Peter Lucas, the Vice President of Operations, Oakwood Asia Pacific, to have a brief discuss about the key element towards the success of Oakwood, the most trusted name in serviced apartments worldwide, and how we can bring the customers with the best of both world of hospitality and comfort available in the hotel and the world of staying exclusively in serviced apartment, condo, or residential projects. That’s the most difficult part for handling hotel, condo, and hospitality business of a visionary developer who wish to deliver both the unique 74

hardware and unsurpassable software for its customers wanting to stay long term, particularly the term of sought-after home-away-home format to immensely create ultimate comfort for all residents. Hotels are actually fine for short-term stays, but a large number of business leisure and travelers wishing to spend longer periods of time in one location, they definitely need something more. Serviced apartment providers have stepped in to fill this niche and you won’t find a better example of the old saying “home away from home” than Oakwood, the world’s largest corporate housing provider with over 400,000 furnished apartments in more than 2,000 U.S. cities, and selected locations in Asia

and Europe. With a portfolio of 22 serviced apartments in Thailand and the region, the company is geared to open 23 more by 2013, after making its first foray into the region in 1999 by managing a serviced apartment property in Bangkok, Oakwood Asia Pacific, a division of Oakwood Worldwide, today has a portfolio of 22 such properties scattered in several countries in the region, and is gearing up to open 23 more by 2013. “We have seen a considerable improvement in the serviced apartment and residential business from country to country. I see it’s a good time and opportunities for the consumers to enjoy more choice of living. And some countries that we are working like Thailand, China, India, and Indonesia, I’ve definitely seen the overall growth in that particular market. Anyway, we still always have the concern about the continued competition as there are new projects coming up continually and the market keeps on growing,” said Peter Lucas, Vice President of Operations, Oakwood Asia Pacific. Apartments are much larger than hotel rooms; they all have fully furnished living and dining rooms, fully equipped kitchens, two phone lines plus high speed Internet access, flat screen TV, cable, DVD, CD stereo, washer/ dryer and other facilities. There is 24-hour security and all staff are bilingual and the biggest appeal of serviced apartments is that they offer a home-style environment and are more hospitable. A wide range of inventory and supplier management options allows Oakwood to provide the optimal housing solution whenever and wherever needed. And with more than 3,500 Oakwood associates worldwide, nearly 23,000 apartments, and more than 300 network partners, Oakwood can meet any need and delivers with reliability clients can trust. Their staff of trained professionals throughout the world, with innovative technologies and unparalleled customer service has made

Oakwood the premier choice in temporary housing solutions for 50 years. “Oakwood has gone through residential business for 50 years and well we’re extreme confident that we have better understanding about the serviced apartment business and we believe in what the customers want. We have a strong service, which is one of our key factors towards the success in the market. I worked for Sheraton Hotel brand and decided to move from hospitality sector because I saw the massive growth in residential and serviced apartment while people in the modern day are typically seeking for new living space and design for both short and long-term stay.” “Here at Oakwood, we are able to provide customers with the best of both worlds with designed place and spacious living space with good service as same as the hotel for both short and long term stay. You can enjoy all the sensual and benefits at Oakwood serviced apartment brand as same as you can get in the hotel. But the different point is that, we are able to give you more space and bigger room to complete your life to do your own things like living at your own home.” Recently, Oakwood serviced apartments in Thailand, China, India, Philippines and Indonesia were awarded the Certificate of Excellence from TripAdvisor, the world’s largest travel site. The accolade, which honors hospitality excellence, is given only to establishments that achieve outstanding traveler reviews and consistently high ratings on TripAdvisor. The proud recipients are from Thailand, Oakwood Apartments Trilliant Sukhumvit 18, Oakwood Residence Sukhumvit Thonglor and Oakwood Residence Garden Towers Bangna; from India, Oakwood Residence Naylor Road, Oakwood Premier Prestige Bangalore and Oakwood Premier Pune; from China, Oakwood Residence Hangzhou and Oakwood Residence Beijing, from Philippines, Oakwood Premier Joy-Nostalg Center Manila; and finally from Indonesia, Oakwood Premier Cozmo Jakarta. “Doing the market in Thailand is quite similar to what we did in other nations in the

Asia-Pacific region and we’ve done similar in-puts to gain success in the market here in Thailand. We’ve done regional and local marketing approach and we also target both end-user customers and corporate and we also have a lot of relationship building business.” “Fortunately, we’ve lots of words of mouth; people have talked lots about us, making us do the market at the end of the day about how to communicate with the target customers via choices of social media and TripAdvisor. We also regularly do the marketing survey and evaluation to achieve customer satisfaction as our guiding principle is to deliver customers with the sense of home-away-home living idea to fulfill the homey moment, which is very essential for long-term stay guests at all Oakwood properties. That’s what we are looking forward to.” “Oakwood also has a number of green initiatives, especially; we are looking at the energy saving policy, which is actually a common practice in the present day. We did engineer and mechanical program, including finding out how we can construct the building so as to make it more energy efficient. And we’ve done lots of activities related to recycling projects. That’s the green policy we’ve applied to all Oakwood properties across the region to make us more environmentally friendly.” Latest development, Oakwood just finished its 40 million-baht renovation to establish the anticipated the first full-fledged Bangna Convention Centre in Bangkok, Thailand,

managed by International hospitality group, Oakwood. The project was done in partnership with The Teo Hong Silom Group which prides itself on joint ventures offering the highest quality products and services. Japan is a dream destination for many people in Thailand and all people around the world and if you have the second chance to revisit your favorite shortlist of place of interest once you visited, I do believe that one of them could be any part of Japan, where you will definitely meet with the quality of live, intelligent and cutting-edge technology, standard of living, good food and spontaneous and friendly people, life amidst the well-preserved distinguish culture and tradition and technologically advance and all of the sought-after Made-InJapan products that I and other Thai people wish to process due to its quality, value for money, and reliable standard.

As a tourist in Tokyo of if you are the new comer, it’s not wrong if you wish to visit key or famous destinations and sightseeing of the city as recommended by many travel brochures such as Asakusa, shopping in Shinjuku and Shibuya, and leisure at Ginza. I think it’s as if a good start or appetizers of Tokyo course before having main course or doing Japanese style through going to other places where local Japanese people like to spend their leisure time after work or during weekend. But, it doesn’t mean that such most-mentioned places as normally seen in handy guide books as Ginza, Shinjuku, Shibuya, Harajuku, Nihombashi, Marunouchi, Ueno, Tsukiji, Roppongi, Ebisu, and Ikebukuro are not the favorable places that local Japanese people like to go, they also do. The large number of Japanese salary men and women are dining at the Japanese bistros at Shinjuku, Shibuya, Harajuku, Nihombashi, Marunouchi, and other regularly mentioned eateries are traditionally a testament that such are still the place that local Japanese people normally go to dine, to relax, and to enjoy drinking after work.

The following is the list of pleasurable places where local Japanese people like to spend their down time that I am also sure they are the mirror to reflect the quality of being Japanese lifestyle, culture of living, and Tokyo’s essentials in Japanese style. So, when in Tokyo, let’s do as Japanese do. Hankyu Men at Yurakucho is one of Tokyo’s latest modern lifestyle mall that has been added to cement the pace of leading luxury shopping center in the Yurakucho and heat up the commercial competition in Ginza area, which Ginza has been known as the nucleus of high-end or up-market style. Just opened in October last year, The Hankyu Men branch at Yurakucho is not very close to JR Yurakucho station and not far from the Peninsula Tokyo, you can also reach to the Hankyu Men by using Metro Ginza. Hankyu Men at Yurakucho has a target demographic of businessmen in their 30s and 40s, and carries a large collection of brand-name suits. The first floor features leather goods and bags, and also boasts a cafe, geared toward female customers who may come to buy presents for men.

I have been totally impressed and positively talked about Japan every time when I get back to Bangkok and enthusiastically eulogized about way of thought of Japanese people to help each other in the difficult situation like earthquake to survive and become one of the world’s top nation of development where living tradition and spirit of Japan lively go in exist with the modern twist. Generally, it might be considered tough traveling to non-English country like Japan, but I’ve always said language is not the barrier for the maximum enjoyment as Japanese people are helpful and spontaneous and you will never feel you are the stranger, making it the timeless tourism destination for tomorrow. I wrote this story while I was managing to move from Tokyo to Nagoya and Gifu prefecture in the next morning so as to explore some interesting and hidden charm, sense and spirit of Japan in the central Japan’s Honshu island that are still not widely known among Thai market.

I think it’s as if a good start or appetizers of Tokyo course before having main course or doing Japanese style through going to other places where local Japanese people like to spend their leisure time after work or during weekend. Loft is also among new shopping and lifestyle destination in Yurakucho area created to spice up and add color to the shopping for designed products and innovative home wares at the center of Tokyo metropolis. Anyway, strolling along Chuo-dori Avenue is no less interesting when traffic will not be allowed during the weekend, making it becomes a large pedestrian zone as many shopping buildings in Yurakucho and Ginza are undergoing a series of renovation and the Kabuki-za theater, located in Chuo Ward’s Ginza district, will be ready to amaze local people and tourists again next year. Eating out in Yurakucho is not so expensive with various kinds of Izakaya to choose from and the middle-end bistros with affordable rate can still be found at street-side restaurants located around Yurakucho Station, Marui (OIOI) and INz department store. You can also find bistro Japanese restaurants and western-infused dining venues all the way around Ginza and Yurakucho station through Shimbashi Station. 80

The highlight of Harajuku area is Takeshita-dori Street, the walking and shopping street where new youth cultures and fashions transpire on an almost daily basic. The street is a center of Japanese fashion for young people; it’s fraught with street-wear clothing and accessories suitable for generations to make a new look, including some restaurants until Meiji-dori Avenue, where you can walk to Shibuya, a popular and hectic variety shopping and entertainments in eastern Tokyo. Nobody don’t know Daiso when it comes to shopping for wide range of miscellaneous products and well-designed products for daily use available at around ¥100 each. Daiso is sporadically and ubiquitously seen through Japan, making the shops a great source for travelers and residents on a budget. But one of the largest Daiso in central Tokyo is Daiso Harajuku in Takeshita Dori, just a few steps from Harajuku Station. The store sells merchandise across four levels. You will see tourists mingling with tons of Japanese flocking

to the store for the broad selection of 100-yen merchandise. Anyway, Japan’s largest 100 yen shop is Daiso Giga at Machida, spanning for five floors in front of Machida Station (30 minutes, ¥360 from Shinjuku by Odakyu Railways). Terminal Harajuku 24H is a new site of interest for those associated with the art-design scene in Tokyo. The establishment is done in young, hip interior design and stylish atmosphere, aiming to be a creative recreation venue for those wishing to come to work, study, eat, drink, and play for 24 hours. The Terminal was inspired by the idea to provide a “terminal” and community for people with various needs, with their main audience being those who worked or were interested in the creative sector, including nomad workers. So, Harajuku makes more compatible sense than other sites as it is one of the most unique fashion capitals of the world. Omotesando is the adjacent shopping and lifestyle neighborhood to Harajuku. Omotesando is filled with commercial blocks featuring shops, café, Japanese eateries and local and international brand clothing boutiques. It’s contrast to Takeshita-dori, it’s quite an up-market area like Ginza, but with different sense. But shopping here at Omotesando, you will be amazed with large number of fashion boutiques selling Japanese and less well-known brands with cutting-edge idea in style and design. One of the highlight of Omotesando is Omotesando Hills, which is a large shopping and residential development that occupies much of one side of Omotesando Avenue.

To my opinion, actually, Ikebukuro is reminiscent of Yokohama’s city center in some sense, especially in term of shopping lifestyle, choice of dining to choose from, and the cultural and art zone mixing with modernity as Ikebukuro is one of Tokyo’s busy commuter hubs. Ikebukuro offers plenty of entertainment, shopping and dining opportunities with huge urban lifestyle gathering here with the clashing of two of Japan’s largest electronic retailers, Bic Camera and Yamada Denki. At Ikebukuro, you’ll also find the world’s largest department stores, one of the world’s largest car showrooms, one of the fastest lifts in the world, and Tokyo’s second tallest building. If you are not enough to view the city at Tokyo Metropolitan Building in Shinjuku and Roppongi Hill, you can also come to enjoy another 360-degree view of Tokyo for an unforgettable journey from the observatory at a height of 251 meters from the ground at Sunshrine City. Sunshine City also has shops, a planetarium, an aquarium, a small oriental museum, a theatre and the Namja Town theme park for children. Tokyu Hands is the place you should come to take a look and enjoy witness what’s daily necessary for Japanese residents is at your hands from products for the foundations of the customer’s life to products that provide pleasure and enrichment. Tokyu Hands is available at Japan’s large urban areas and major regional cities and in Tokyo it’s available at Ikebukuro, Shinjuku, Shibuya, and Ginza.

Tokyu Hands is a hobby and crafts chain similar to Loft, but Tokyu Hands has wider selection and greater emphasis on function and DIY, it has built up an excellent reputation as a place where “when you visit, you find what you want,” and it invariably obtains high rankings in retail and service reputation surveys as a brand with an advanced and original image. Over the top of that, Tokyu Hands is extremely popular due to the excellence of its staff, who have a thorough knowledge of the merits of each product and are able to give precise advice to customers. Daikanyama is one of the districts of Tokyo in Shibuya. Known as a hot spot of shopping for locals, Daikanyama is home to a wide variety of fashionable boutique shops and sidewalk restaurants and cafes. Multiple courtyards are located between restaurants and homes and the low rise buildings give the neighborhood a more subdued classic style than the hyper-modern high rises of Tokyo’s other shopping districts. Daikanyama can be accessed by a short train ride from Shibuya Station on the Tokyu Toyoko Line. The Daikanyama district area’s noise and less brash consumerism than Shibuya, but it is one of Tokyo’s hippest neighborhoods with its high-priced boutiques and some of the best cafe culture in Japan. Actually, Daikanyama is a fascinating mixture of the cute, the cutting edge and the retrospective with blissful choice of chilled and trendy fashion shops, galleries, cafes, and boutiques. The Great Experience Of Brunch

This is where you can come to indulge in the “All You Can Eat” experience, especially when it comes to enjoying a buffet style brunch on Sundays – the first Japanese outlet to offer such a service in Bangkok. Tsu Nami Japanese restaurant at JW Marriott is hotel dining venue that will spice up your Japanese dining experience. Here too the décor is contemporary, almost industrial in style. But then the focus here is on what you eat rather than the surroundings per say. And patrons will enjoy all time favorite teppanyaki, sukuyaki, shabu shabu, and mouthwatering sushi, sashimi, tempura, makimono, soba and udon. Yaki mono grilled meats are cooked to taste by veteran chefs in the open-view kitchen, while miso soup, shumai, salads and hot pot Nabe are created using high quality imported products. Do try the imported oysters from three different regions of the world and teppanyaki, which is made to order with select prime grade meats. The True Essence Of Japan

For all discerning and savvy food critics out there who have visited many Japanese eateries, your Japanese dining experience simply isn’t complete without a meal at Taihei restaurant. Here you can dive in to fresh sushi and sashimi and an array of traditional selections served amid modern elegance and in a contemporary atmosphere. The jaw-dropping views of Bangkok come courtesy of a 53rd 54th floor location at the Banyan Tree Bangkok. These authentic Japanese dishes are prepared to the highest of standards and here freshness is the key. Taihei means “Peace” in Japanese, a fitting name for an outlet where the cuisine accentuates health and happiness, two of the cornerstones of a peaceful life. The overall ambience at the main dining room on 53rd floor is up-market and elegant, the area being divided between sushi bar and tatami rooms. Original oriental textures and décor motifs compliment the display of Sake bottles. The upper floor is set aside as a private room for parties to enjoy teppanyaki. The chefs at Taihei present a wide array of raw fish for your sashimi and sushi selection. The menu also includes Kobe beef, Australia Gyu, and other seafood, and teppanyaki selections. It’s best to start with the Sashimi Mori Awase Set with Salada Salad. This includes fresh tuna, squid, crab, prawn, seaweed, and a bean paste sauce. One of the most popular dishes here is Gindara Saikyou Yaki or grilled Butter Fish with Bean Paste, which has been making its name for years among enthusiasts of Japanese fare. The Real Deal For Authentic Japan

For any Japanese cuisine operated outside Japan, people have been saying that the core of Japanese dining scene is about eating fresh like sushi and sashimi for the benefit of the health and to keep the nuance quality of the newly finished Japanese palette from the chef. It’s partly true as all you discerning and savvy Japanese food critics might reject and say that the essence Japanese dining is about the ability to maintain or create the authenticity in term of taste and style aside from the freshness, as we all realize, which is also the heart of Japanese food concept. In Bangkok, there are many new Japanese eateries that claim to have delightfully unique tastes that you really must try, but your dimension of Japanese dining experience would never be complete without trying this new place in the heart of Sukhumvit, where you will realize what makes Japanese dishes Japanese. Shun No Mai is one of a few and distinguished Japanese dining culture that has arrived in Bangkok to highlight not only the freshness, but also the delightfully authentic sense of taste like having Japanese food in Japan, which is the main concern of Shun No Mai. The interior is finished with an oriental and modern texture. SHUN-NO-MAI, M-Floor, Gateaway Eakamai (Ekkamai BTS Station), Bangkok, Tel +66 (0) 2108-2825. www.shunnomai.com
