The Library is a conceptual resort located in the heart of Chaweng Beach in Ko Samui, Thailand. The project was originated by Kasemtham Sornsong the land owner whose desire is to develop an inherited piece of land to be more efficient as well as preserve existing nature as much as possible. The Library was inspired by the basic way of life and the belief that ‘the real happiness is not complicated at all’. They said reading posture of relaxed travelers is their inspirations and becomes the ideal concept to build a smart and relaxing place where guests can indulge in a very unique atmosphere for an exceptional holiday experience.

he Library’ is to deliver a satisfying lifestyle vacation experience with uniquely different character plus smart attractive services of the team. Each unit within The Library has its title exemplified from each part of a book. There are only 26 units of accommodation within 4 Rais of land or approximately 1.5 acres consisting of 13 Studios and 13 Suites. Total area of each unit is 67 sq.m for Studio and 76 sq.m for Suite. Every unit has a chance to get close to nature of tropical garden and glimpse of sea views. The Suite type (76 sq.m) has been assigned on the ground floor to enhance tropical feel and touch. There is one master bedroom of 25 sq.m., an open-air living area of 20 sq.m. equipped with wooden shutter to allow sea

breeze and wind to freely flow into this area. An iMac computer with broadband connection is provided on a writing table in living area. Whist a bathroom area is approximately 19 sq.m, featuring a Jacuzzi , rain shower and dressing area. In front of each Suite, outdoor mattresses are set aside serving as sun loungers for guests to enjoy sun-bathing and reading during the day. The Suite type is more suitable for guests who prefer to stay close to the earth and require suitable space to leisurely read and write during their stay. Total area is divided into three area i.e. master bedroom with living corner, balcony, and bathroom with dressing area. Colorful fabric works to enhance cheerful and lively ambience.

Architecture and Interior Concept ‘An Exotic Smart Concept’ is a conclusion of Library’s project design. Semi-minimalist approach in architecture is manipulated to create a very simple architecture and interior which has a balance with surrounding nature. Highlight of the project is ‘The Library Building’ located by the beach named itself after the project’s title. The White building with high huge ceiling equipped with glass window pane all around will enrich purity, serenity and peace. The Library Building consists of three box-style units adjoining together where the middle box is an open-air serving as a mini-café. The other two boxes are the huge library for not only books but also other entertainment media such as music CD, movie DVD. In addition, there will be a small corner for internet access with broadband connection. his project was done through a unique collaboration with Henderson Land Development and AB Concept, one of Asia’s leading architectural and forward-looking design studios in Asia. Located on the 26th floor, the Unit A show flat measures 2,500 sq ft. The Ralph Lauren’s distinctive preppy style is used to depict a college library as the design narrative. Referencing the all-American brand’s heritage, the design focused on using leather and natural timbers. Embodying the bespoken quality of their signature design, AB Concept artfully blended furniture and accessories from a high-end Parisian fashion brand coupled with select custom-made pieces for the penthouse duplex showflat on the 68th floor, Entering the duplex, guest are treated to panoramic views of Hong Kong’s Victoria Harbour that benefit from the double-height glass fracas.

According to AB Concept, the design team travelled to New York to choose items exclusively from the Ralph Lauren collection, and the result is a residence that embodies artisanal luxury and unforced elegance.

Comprising three bedrooms, two en-suites and an exceptionally spacious living area, residents also have access to a private balcony. The master bedroom is characterised by timber flooring, marble finishes and a central fireplace surrounded by a faceted glass panel. According to AB Concept, the design team travelled to New York to choose items exclusively from the Ralph Lauren collection, and the result is a residence that embodies artisanal luxury and unforced elegance. Inspired by the brand’s distinctive prep-school style, a college library was used as the design narrative. Throughout the apartment, textured silk wall fabrics and luxuriously plush carpets complemented décor-inspired pieces. With a color palette consisting of gunmetal gray, light teak, and splashes of navy blue, the mood is masculine, artistic, and contemporary. 22

A naturally woven and bespoke basket pendant light that was locally sourced-defines the dining space while adding an island feel touch. Locally sourced dining chairs have been reupholstered in a hardwearing outdoor grey fabric to provide durability while keeping with the nature theme.

triking a respectful balance between the indigenous and the innovative, AB Concept has designed Shangri-La, Qufu to reflect the location’s history while reinterpreting the cultural touchstones from a modern perspective. AB Concept was also drawn to this project for a very personal reason: AB Concept’s co-founder, Terence Ngan, is a direct descendant of Yan Hui, one of Confucius’s closest disciples. A celebrated figure, Yan Hui is remembered at the Temple of Yan Hui, located in Qufu’s walled city. Inspired by the principles of Confucian philosophy-Order, Harmony and Hierarchy-AB Concept’s design team expressed these values through a masterful blend of subtle patterns, rich textures and sleek symmetry.


Overseeing Shangri-La, Qufu’s public spaces and function rooms, the designers employed traditional Confucian motifs and recurring Chinese symbols to convey the sense of place and pay tribute to the location. The hotel façade is designed to resemble a Chinese pavilion with its imposing grandeur, central pillars, ochre-red lacquer exterior and traditional wooden patterns. Bronze accents and interlocking support brackets, historically known as dougong, emphasizes the ancestral mood. Dominating the entrance are three overhead lights, evoking images of traditional wisdom lanterns while echoing Chinese architectural principles of balance and symmetry. These

principles are also apparent in the hotel’s majestic lobby and reception area. Taking full advantage of the 8.5m ceiling, AB Concept has used geometric parallel surfaces and repeated patterns to capture a mood of harmonious elegance. Drawing on Chinese architectural customs, AB Concept’s design team adapted the traditional Lo Shu Square pattern throughout the hotel. Based on ancient Chinese mathematical traditions, the square-within-a-square motif is an important emblem in Feng Shui. Evident in the architectural design, the pattern is repeated in ceiling reliefs and marble floors. Beyond the foyer, two full-grown trees frame the courtyard, serving as an entrance to the Lobby Lounge, November 2013

nthony is visionary entrepreneur with a 20 years wealth of highly credible business experience in feasibility studies, financial planning, funding, property sourcing, evaluation and acquisition, hotel and resort design, cash-flow management, the perfect range of expertise to call upon when approached by hotel & resort owners who are in need of practical and bespoke solutions to help them realize their dreams. In 1994 Anthony formed the second of his firms, Astudo Hotel & Resort Group, a private property investment group that has invested in a portfolio of international properties throughout Australia, Europe and Asia. Realizing an area ripe for an expansion, Anthony formed Boutique Hospitality Management Asia (BHMAsia) in 2011. This natural progression was an inspired move, with BHMAsia complementing the services offered to Astudo clients. BHMAsia is already providing full hotel management services to seven properties in Thailand. “Providing boutique hospitality requires a highly personalised service,” says Anthony, “essentially it comes down to the mind set of the staff. It requires being extremely genuine, simple and honest, offering real things for real people. People can see through a fake experience, its all about knowing who we are. The ethos of the company stems from my

perception. It’s about giving the guest freedom to embrace their own freedom.” “I come from a non-hotel background,” he adds, “which gives mean a slight different approach which means I want the hotel to fit the guest needs and not the other way around. I got into the hospitality business as property investor eight to nine years ago at the time Thai tourist industry was at a high. No sooner were we in the business and Thailand went through the grey days of political instability, access to capital was an issue, potential investor where reluctant to put their money in Thailand. As we weren’t able to expand our property portfolio at that time which changed our focus to management and expanding overseas. We do have a few strategic alliances in China, we are looking at Luang Prabang, Siem Reap and Vietnam but we need to put our efforts where we can get the best result.” “There is no precise formula for the ideal number of rooms for a boutique experience.” he says. “50 keys is comfortable and subject to occupancy it could go up 80, the bench mark is a number that the resort manager recognises and knows the names of all the guests in house. It can still be done with larger numbers but the compromise is giving the same stay experience but guest recognition wont be the same. Pool villas are important to the guest because of the privacy offered but the trick is to do it without the guest feeling isolated. From an operator perceptive with many guests opting to dine in their villas the public areas can look empty.” “We do tend to oversize our bathroom often taking up 30 per cent of the total guest space and it should be seamlessly integrated. Within the guest area there should privacy when appropriate such as the toilet, elsewhere we look for an open feel using glass window. We are tending to do away with bathtubs due to water consumption where supply is critical such as Phuket where every drop has to be trucked in. It’s important to have water efficient rain showers so as not to compromise the guest experience. We supply same bathroom amenities across the group, we don’t customise for individual properties concentrating on quality rather than a designer label.” “People do appreciate good design in the resort they stay,” he says, “no wow when they first walk in but it has to be genuine. We design for the spirit so that the soul will be contented but it’s a fine balance to get it right. My acid test is if my mother-in-law likes it we need to improve. “Wifi is like oxygen you can’t live without it,” he states without reservation. “Realistically a resort only needs one restaurant,” he says,” offering three menus a day serving Thai mix of European dishes such as tapas and affordable lesser known wines mostly from the new world.”

“Our guests are more couples with an upper age of 55-60 years old,” he says. “Mobility can be an issue with the way boutique resorts are laid out. We will always offer them a choice of options but if bulldozing an existing property is the best option we would say so.” “Many have dreams and aspirations of owning a hotel, the reality is that they don’t understand the challenges involved. The average timeline from deciding a concept to opening the property is two years. Then from the opening to stabilisation of the business operation is another two years. During this first four years the return on capital is growth, any income will be spent servicing the original debt.” “The biggest mistake is about going large or small,” he explains. “The broad guidelines are that single unit or small cluster can work because it doesn’t need to have an infrastructure. The critical number of rooms is 10-30 as they do require a resort management but costs per units are unworkable. apan is a country that has provided Thailand with wide range of great inspirations basically ranging from Japanese cartoon characters and anime superhero series, the intelligent approach in construction, modern technologies, unique idea in design, convenient public transportation network, art & music, musical instrument, food, culture and tradition, and traditional Japanese way of life. And we can’t deny such all-time famous 2-D cartoon series as Ikkyu-san, an anime based on the historical Zen Buddhist monk, Doraemon, and other Japanese gag manga series, can even induce the traditional Japanese essence and a glimpse of Japan encouraging all of us Thai people to dream of visiting Japan for an actual eye-opening experience. Well, Japan is more than just pondering around the always-mentioned and yet always-exciting “Lost In Translation” in Tokyo, Hakone, Kyoto, Osaka, Nara, Nagoya, and Sapporo. Actually, Japan is innovatively the tradition going so well with modernity and throughout the Honshu island and Chubu prefecture has offered me memorable traveling experience and the true sense and spirit of Japan during the past six visits to the land of Samurai, but the recent seventh visit to Japan at Khushu, the third largest island and most southwesterly of Japan’s four main islands, has

stressed my knowledge about Japan has not only the reputation for perfection with frantic pace in technology development, the embodiment of what might be called Japanese rich tradition with modern interpretation, but the country is also perfectly the best place to enjoy natural wonder, fresh and hygienic cuisine, and pristine nature. Not to mention to the famously health-inspired “Onsen” at Khushu Island, which is mountainous and the home to Japan’s most active volcano, Mt Aso at 1,591 metres (5,220 ft). There are many other signs of tectonic activity, including numerous areas of hot springs. The most famous of these are in Beppu, on the east shore, and around Mt. Aso, in central Kyushu. Kyushu features the impressive list of the wonder side of Japan from historic treasures, modern cities,

to natural beauty. And as all people around the world know, destinations are well connected, they can all be accessed by the punctual JR and Shinkansen bullet train, from Hakata Station in Fukuoka city, to Kumamoto Castle, active volcano at Aso, the capital of hot spring Beppu, and shopping for local products and produces at Yufuin at Oita prefecture, before going back to explore the Fukuoka city, eating out some Soba and Ramen and yakitori at riverside Yatai somewhere in Nakasu. Corridor To History Kumamoto is a major city on Kyushu’s west coast with a population of 650,000. The city is most famous for its castle, which is one of Japan’s largest. Here is the home to the remarkable Kumamoto Castle, one of the most impressive and most complete castle experiences in Japan. As the star attraction of the prefecture, the castle keep and most other buildings are modern reconstructions, but the reconstructions are mostly of a high quality and new buildings are continually being added. With about 800 cherry trees surrounding the castle and the vicinity, it is also an excellent site for cherry blossom viewing, since the path leading uphill to the castle is line with many cherry blossom trees, and is particularly breathtaking at night when it serves as an illuminated beacon for all of Kumamoto to see. Kumamoto can be accessed by JR from Hakata Station in Fukuoka and takes about 1.15 hrs. 74

Aso Monkey-Showman Theatre Enjoy various performances that monkey and his tamer show, including a drama filled with laughter and tears. Each show runs about 40 minutes. There is a store called “Enkoukan” next to the theatre. You could buy goods that are released locally or adorable monkey products. Exciting Asosan Eruption Mount Aso or Asosan at Aso Kuju National Park is an active volcano in the center of Kyushu. Its ancient caldera ranks among the world’s largest volcanoes, with a diameter of up to 25 kilometers and a circumference of over 100 kilometers. The area is often partially and sometimes completely closed off to visitors due to poisonous volcanic gases. Gases can be intense even when the area is open, and people with respiratory problems should refrain from approaching the crater.

Kuju Flower Park Actually, there are much more captivating rooms to find answers why traveling in Japan is a timeless journey. Yufuin is a tourist town and a popular destination for coach tours. Located almost the central part of Oita prefecture in a green valley beneath the spectacular Mount Yufu, a short walk from the town centre is a mix of paddy fields, housing and up market ryokan, with a few temples.


Yufuin is well worth for making a side trip for enjoy hot spring and shopping after exploring Beppu. The highlight is the shops and attraction available along the Yunotsubo Yokocho, long-stretching waling street from the Lake Kinrinko (Golden Scale Lake) to Yufuin Station. There is a picturesque lake, and rivers flow down and across the valley. Another natural landmark of Yufuin besides Mount Yufu is Lake Kinrinko which is also the symbol of Yufuin. The small lake is located at the end of the town’s main walking route, about a kilometer and a half from the station.

Umi Jigoku One of the more beautiful hells, the “sea hell” features a pond of boiling, bright cobalt blue water was naturally formed by the volcanic eruption. In its spacious gardens, there are a few secondary, orange colored hells and a large, clear water pond with lotus flowers whose large leaves are strong enough to carry small children.

Transportation Train travel between Beppu and Yufuin requires a transfer of trains at Oita Station. By local trains, the one way journey takes about 80 minutes. From Fukuoka, JR Hakata Station to JR Yufuin Station using Limited Express “Yufu” or “Yufuin no Mori” for approximately 2 hours and 10 minutes. Those are fully covered by the Japan Rail Pass and Kyushu Rail Pass. Kannawa Onsen Area of Beppu Beppu is one of Japan’s most famous hot spring resorts, producing more hot spring water than any other resort in the country. It offers an unmatched range of baths to be enjoyed, including ordinary hot water baths, mud baths, sand baths and steam baths. November 2013

Paradise Of Hot Spring Beppu is along the coast and pressed by mountains, making for a thin & long city. Most of the most well-known onsens and tourist attractions, including most of the Jigoku or “hells” and Yukemuri street, are in the Kannawa area which is almost on the opposite side of the city from the train station. Don’t miss to experience cooking steamed food dishes at Jigoku Mushi Kobo Kannawa, food cooking using steaming oven “Jigoku Gama” and the hot spring steam, which allows visitors cook for themselves using “Jigoku Gama” It’s simple, but most memorable one. Steaming can be completed within about 30 minutes, you can try foot bath for free at the adjacent area while waiting your steamed dishes. Transportation The Sonic limited express train runs twice an hour from Hakata Station in Fukuoka and Kokura Station in Kitakyushu, stopping at Beppu before terminating in Oita. From Hakata station to Beppu takes about 117 minutes.

Beppu Beach Sand Bath Since Oit is reputed for its hot spring and abundant of hot spring in terms of output amount and the number of hot spring sources, making it becomes the biggest attraction for visitor wishing to experience hot spring recreation. According to the Japan tourism, Beppu also highlights wide range of other bath types asides from conventional hot water baths, it’s the sand bathing, where bathers are buried in naturally heated sand, steam baths that are heated by the steam of a hot spring and mud baths which are basically muddy hot water baths. Beppu Beach Sand Bath is one of the most famous places to enjoy sand baths in Beppu. It offers sand baths along Beppu’s sea coast. Fresh-Picked Pears in Kyushu As autumn coming close, it’s harvest time in Japan. Kyushu boasts many areas with beautiful, bountiful fruit orchards and it’s also time for enjoying fruit picking fresh from its tree. Fruit is grown throughout the year, including strawberries (Jan-Jun), blueberries (Jul), grapes (Aug-Oct), persimmons (Nov-Dec), and more. September is the golden month for picking pears, when the sunlight is beaming down and spring water is drawn from 90m below the surface of the soil, producing sweet, juicy pears. Hotel Investment Jumps 145% Jones Lang LaSalle’s Hotels & Hospitality Group (JLL) reported the investment in region’s hotel market has increased substantially in 2013, with hotel investment volumes reaching US$3.9 billion at the end of the third quarter 2013 – 145% higher than the same period in 2012. The quarter itself recorded a strong US$1.2bn of transactions, up 41% compared to the third quarter last year, and JLL said the industry is experiencing “its strongest year since the global financial crisis”. JLL noted a “sense of optimism” among hotel investors in Asia, with price benchmarks climbing above their 2007 peaks in some countries. It also projected growth from emerging nations, including Thailand and the Maldives. JLL has also increased its regional full-year hotel sales forecast from US$3.5bn to US$5.5bn, which would confirm 2013 the strongest year since 2008.

Kempinski’s First Hotel In Yixing European luxury of the Kempinski Hotel is set to launch its 19th hotels in China at Yixing province. Qantas Offers Premium Economy In line with an increasing demand for services over the upcoming holiday season, Qantas has scheduled its Boeing 747-400 aircraft to operate between Bangkok and Australia for two months from 01 December 2013 to 31 January 2014. The swap from an Airbus A330 to a Boeing 747-400 will accommodate up to 4,588 additional passengers travelling from Thailand to Australia over the holiday season. Cathay Expands Premium Economy Cathay reported the expansion of its premium economy products across its fleet covering 22 regional routes to destinations in Japan, China, South Korea and Southeast Asia. From now on, the premium economy cabin will be available on flights to and from Bangkok, Beijing, Cebu, Colombo, Bali, Ho Chi Minh City, Jakarta, Karachi, Kuala Lumpur, Manila, Nagoya, Osaka, Penang, Sapporo, Seoul, Shanghai, Singapore, Surabaya, Taipei and Tokyo, as well as on services linked to a second destination such as Bangkok-Delhi and Taipei-Fukuoka. “Our premium economy class has been very well received by our long-haul passengers, with many telling us that it is a genuine upgrade in the travel experience as well as being good value for money,” said the airline’s general manager for revenue management, James Tong. “A total of 74 of our long-haul aircraft are now fitted with premium economy and, as a third of their flying time is on regional routes, it makes great sense to make premium economy available on regional flights, offering more premium choice to our passengers,” he added.

Japan Airlines Orders First Airbus

Japan Airlines (JAL) has signed a purchase agreement for 31 A350 XWBs (18 A350-900s and 13 A350-1000s), plus options for a further 25 aircraft. It is the first order Airbus has received from Japan for the A350 XWB, confirming its continuing success with world leading airlines across the globe. JAL and Airbus aim for entry into service from 2019, with the airline’s A350 XWBs gradually replacing its ageing fleet approximately over a six year period. “We will utilize the A350 XWB to maximum, which offers high level of operational efficiency and product competitiveness, while positively catering to new business opportunities after slots at airports in Tokyo are increased,” said Yoshiharu Ueki, President of Japan Airlines. “In addition to improving profitability with advanced aircraft, we always aim to deliver unparalleled services to customers with the latest cabin and steady expansion of our route network.”


New Version Of A330-300 Airbus has unveiled a new version of its A330-300 wide-body aircraft designed to cater for high volume regional and domestic routes in Asia. The new version of twin-aisle aircraft will have an increased capacity of between 356 and 400 seats, plus slim, lightweight economy class seats, and galleys optimized for short-haul meal services. The design has also eliminated crew rest areas commonly found on long-haul aircraft. Domestic and short-haul routes are commonly served by single-aisle jets, due to their smaller capacity and lower operating costs. But the sheer volume of passengers now demanding air travel in markets like China is forcing airlines to consider the deployment of larger twin-aisle jets on key routes. For example, China Southern Airlines has already deployed its double-decker A380 on the popular Beijing-Shanghai route, while Hainan Airlines recently started operating its Boeing 787 Dreamliner between Beijing and Sanya.

Etihad Airways’ First Flight To Los Angeles Etihad Airways announced the launch of direct flights to Los Angeles, California, starting from June 1, 2014, subject to regulatory approvals. The Californian city will be Etihad Airways’ fourth US destination, joining Chicago, New York and Washington D.C, and will see the airline provide 28 return flights each week between the UAE and US. The new service will increase Etihad Airways’ operations in the US market by 33 per cent and cater for growing leisure and business traffic demands in Los Angeles, as well as the considerable catchment area of the city. Etihad Airways, four times voted World’s Leading Airline, will use a three cabin ultra-long range Boeing 777-200LR on the Los Angeles operation.

Qingdao Orders More A320 Family Qingdao Airlines, a newly established airline based in the Eastern Chinese coastal city of Qingdao, Shandong Province, has selected the best-selling Airbus A320 Family aircraft to build up its fleet. The airline has signed a purchase agreement with Airbus for a total of 23 aircrafts of A320, including five A320ceo and 18 A320neo. “We welcome Qingdao Airlines as a new member of the big Airbus family,” said Fabrice Brégier, Airbus CEO and President. “The selection of the Airbus A320 Family by Qingdao Airlines proves again the preference of the market for our efficient single aisle aircraft. With a proven track record of operational reliability and the lowest operational costs in its class, the Airbus A320 will play a key role in Qingdao Airlines’ sustainable development.”

Air New Zealand’s A320 Takes Flight The new white livery features a black tail with the New Zealand fern emblem in contrasting white. While most of the airline’s fleet will sport this white version of the livery, the carrier will also continue to operate a small number of aircraft with an all black livery, due to the airline’s sponsorship of New Zealand’s national rugby team, the All Blacks. The new livery will be progressively rolled out across Air New Zealand’s domestic and international fleet, including the long-haul Boeing 777 aircraft and its new fleet of 10 Boeing 787-9 Dreamliners, which are due to enter service in 2014. Air New Zealand currently operates a fleet on 49 jet aircraft, with outstanding orders for a further 21.
