A very warm welcome to Weybridge and the surrounding areas from all of us at Hamptons.

You will be moving into one of the most highly regarded towns in Surrey. Desirable homes, tree lined avenues, diverse shops and restaurants and an eclectic, vibrant population.

Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869. We were pioneers, setting standards that few of our rivals could match and this hasn’t changed since.

Today, 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their, ‘home experts’.

Yours sincerely,

Weybridge

Hamptons offers you a warm welcome to Weybridge

Congratulations, if you are house hunting in Weybridge you have already won. A home in this great area with all it offers, automatically makes you the envy of many. Now in order to make your transition as smooth and hassle free as possible Hamptons have put together this great guide which will help you choose the best schools, learn a little about planning and building control, read tips on where to shop, eat and lot’s more, all packed into one little guide with clickable links.

Perhaps most importantly we have researched some of the leading local professionals and experts who can help you add value and personalise your soon to be new home. A big WELCOME and enjoy.

A little bit of history

Situated at the mouth of the River Wey, from which it takes its name, Weybridge was a small village until the advent of the railway in 1838 led to its rapid growth into a bustling commuter town. Development on St George’s Hill by Walter George Tarrant’s building company commenced in 1911 heralding the town’s newfound popularity with the elite and the town has since welcomed its fair share of celebrity residents, including Beatles John Lennon and Ringo Starr, footballer Peter Crouch and Dragon’s Den magnate Theo Paphitis.

Weybridge is known for its motoring and aviation heritage, with Brooklands housing the world’s first purpose-built racetrack and one of Britain’s earliest airfields.

Why move to Weybridge?

The town appeals to Londoners seeking a change of pace who covet the large properties and fantastic schools, with many choosing to establish roots and raise families here. Excellent road links, easy access to major airports and regular speedy train services to London Waterloo ensure the town’s continued popularity with commuters.

Properties in Weybridge are varied, spanning everything from Grade II listed buildings to luxury apartments with a strong market for family homes. The centre of town is home to post-war apartments and Edwardian semis while the many private roads and gated developments are made up of luxurious mansions.

Found where the Thames meets the Wey, Weybridge is an enthralling mix of river life, cosmopolitan living and hidden heritage. In some ways, it is a town of many centres too. While Church Street/High Street is the main hub, there are also hot spots at Queen’s Road and Oatlands Village. While it is not a big town by any stretch, there is a hefty amount packed in as we will discover shortly.

It is, of course, famous for Brooklands, which is just minutes from the town centre. The birthplace of British motorsport and aviation is home to a fascinating time capsule of a museum, with remnants of the famous racetrack looping round the site, and Mercedes-Benz World and the luxurious Brooklands Hotel next door. You can even tour a Concorde at the museum, meaning with a little imagination you can pretend that living the jet set life is still the norm.

If you are searching for a slower pace, however, it is here in abundance too, with so many splendid riverside settings nearby. There is a great National Trust recommended walk, for instance, which follows the route of the last commercial barges on the Wey Navigations from Weybridge to New Haw Lock and back. It is a leisurely five-mile walk that takes you past Thames Lock, the Town Lock and Coxes Mill among other distinctly Instagramable sites.

Coxes Mill was the last commercially operated mill in Surrey, only closing in 1983, but is now home to a collection of apartments. It still makes for an impressive and evocative sight on the riverbank. River life is central to the town and, in fact, there is not one but at least three rowing clubs here, with Weybridge Rowing Club, Weybridge Ladies Amateur Rowing Club and Weyfarers Rowing Club getting people out and about and active on the water.

Interview with ‘aThink Architects’

Tell us about the background of aThink Architects?

I founded aThink Architects along with my husband Alex, as we felt the need to create a practice that creates bespoke design, tailored to each family’s needs. We are both registered architects and have worked in Surrey for many years. This has given us great experience with the local councils and property market. We have built a strong team of professionals around us so we can help reduce the costs at an eraly stage, whiel creating beautiful spaces.

What’s your client process from receiving that initial enquiry?

The first step is for the client to book a design consultation with one of us. During this meeting, we will discuss the brief and some design ideas and go through the planning and construction process. When we are instructed, we will create 3 different concept options in 2D and 3D, based on the brief and our team’s experience. We will explain the design rationale behind each option, but also the relevant planning regulations. The client will tell us what they like and don’t like in each option, and then we will create the final scheme. When everything is ready, we will submit for planning approval and act as agents throughout the process. Once planning approval has been granted, we will prepare the Tender Pack [construction drawings and documents]

and send it out to tender to a number of trusted contractors. We will help the clients decide on a contractor and we can also provide contract administration, in order to make sure the works are done up to standards. And that’s it: You can enjoy your new home!

What characteristics set you apart from other practices?

We are a team of architects and designers, that believe in unique, bespoke designs tailored to our clients way of life and budget. Sustainability also plays a key role in all of our designs, as we create energy efficient buildings that are cost efficient. Working exclusively in 3D models and by using Virtual Reality, we help clients avoid costly changes on site. You can see what your new home will look like before it’s built!

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

We worked with a lovely family of 4 in one of the gated estates in Oxshott. When they approached us, they lived in Dubai and bought this property in order to relocate to England. We helped them understand the planning and construction process and timeline, while giving them a number of concept options to choose from. When we had the final design, and with the help of Virtual reality, they were able to see the finished scheme even before submitting for planning and while being abroad. During the whole process, we kept them updated and acted as their agents. When the works finished, they moved to their new property. The whole process was seamless and stress-free, from the comfort of their Dubai house.

What is the most pleasing aspect of your job?

It is great pleasure when I contact previous clients and they tell me how much their everyday family life has been improved. We all spend a lot of hours in our homes, so being able to create beautiful spaces for my clients is my favourite part of the job!

Interview with kitchen designers LIGNEOUS

Tell us a little about how you came to establish Ligneous Kitchens?

I met my business partner in 2007 working for a mutual friend. We have both worked in the built environment for more than 20 years. We formed the idea for selling German kitchens in 2016, having a passion for luxury design and the precision that the German kitchen industry work to. After a little searching we found our wonderful showroom premises in Walton in Thames at the beginning of 2020 and spent the next year doing the design/build ourselves to create what we think is the finest kitchen showroom in the country.

How would you describe your style?

Our style is contemporary and opulent, as well as tech savvy. We very much believe in the idea that the kitchen is where the real revolution in home automation is happening and should be the everyday hub for living our lives in this way.

Talk us through your customer process?

We try to place the client very much at the centre of the ongoing design process. Our stated aim is to facilitate inspiration in our clients and thence to find a design that manifests that inspiration. Then we inject our know how and design expertise to show the client the full range of options regarding appliances and technology that will suit their lifestyle needs. We try to make sure the process is joined-up and coherent from start to finish, as would be expected from our German credentials.

We want the client to feel that they are getting a design and functionality that truly speaks to them and their lifestyle.

What advice would you give to a client who wanted a kitchen that will work for them but also add value to their home?

I would say that there might be two strands of thought. On the one hand, a beautiful German kitchen that is also built to last a lifetime has a cache and presence of its own that will inevitably add a sense of robust elegance to the living space. This is dependent on the taste of the prospective buyer however, so I would say, secondly, that maybe a good strategy would be to install a solid but unassuming German kitchen, with a view to a prospective sale, that complimented the house and space, making it attractive to a buyer, but then did not present a psychological barrier to a buyer wanting to put their own stamp on their new purchase once they had moved in.

What’s your favourite thing about working in this area of Surrey?

I think, for me, my favourite thing is that I am still within a short train ride from town and yet the towns and villages are still relatively uncrowded and unspoilt. All in all it is a very pleasant and civilized part of the world to live in. It also sits squarely in our target demographic geographically with plenty of customers who want the quality of product that we sell at all of the price points that we sell at.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
