Contemporary Style

Despite the fact that the main meaning of the word contemporary is modern, when talking about an interior design style the meaning is closer to timeless. This is a style that can safely absorb the elements of classic, modern, romantic, ethnic or any other style. Having said that note that the decor itself will not be a mix of styles or eclectic, it will stay contemporary. Contemporary style is ideal for everyone who wants to live in a functional and practical interior but is not an admirer of laconic and cold high-tech or any other trendy style. Simple enough to create a cozy, comfortable and easily upgradable décor, contemporary style is suitable for residential premises and offices, large homes and small apartments. It is truly universal!

ment of objects and the absence of an “artistic disorder”. The room should be spacious and light. Each room has a definite function; a large room is always zoned. Most of the ornamental items have to be functional although, of course, souvenirs, paintings and art objects are acceptable and even desirable as long as they do not clutter the space. The colour scheme comprises calm and light primary tones, furniture in all shades of brown or black with one or more bold strokes. Cream, beige, gray and brown are perfect for the walls and the floor while some pieces of furniture or other accents, such as cushions on the couch or paintings on the wall can be flashier.

FURNITURE Furniture for a Contemporary décor includes built-in closets, sofa beds, folding and built-in desks, bookcases. Upholstered furniture can be covered in solid or subtle print fabric, leather or imitation leather. Sofas, tables, chairs with long legs are acceptable. Complex shapes and decorations are not typical for this style. The main condition is high quality, functionality and simplicity.

Furniture for a Contemporary style place does not necessarily have to be expensive and made of wood; you can choose chipboard, laminate, or plastic decorated with painted elements, a combination of glossy and matte surfaces in one product, glass or metal. Windows are most often bare or covered with light sheers and blinds. Floors are usually laminate, tiles and linoleum. Throw rugs can be used if they are solid or have a geometric pattern, an interesting texture and a low nap. The rest of the décor decisions should be guided by your preferences and taste. You can complement the design with objects in a variety of styles — photographs in romantic frames, pop art style posters, vases reminiscent of Greek amphorae, textiles with ethnic patterns - in short, anything that pleases you. An interesting feature of the Contemporary style is that without souvenirs and elements of other styles it looks pretty impersonal, but this, oddly enough, is an advantage, not a drawback: all these trinkets, framed photos, favourite things that in other styles may be lost or unfitting will be appropriate here; they will please the eye and make the room cozy, unique and inimitable.

Symphony in Brass Humans have been using supple and beautiful copper both inside and outside their dwellings for thousands of years. Nearly all homes in Canada have a basement. The average rental rate for a one or two bedroom finished basement apartment in the G.T.A. is from $800 to $1,300 a month. A basement apartment in one of the trendier parts of town with executive level finishes could rent for anywhere between $2,000 and $2,500 a month. If you are considering becoming a landlord, read on.

Bay Windows coming through it will certainly lift yours and their spirit. Seating Zone. The most common use for the bay window is to have a seating zone there, completely separate, piled with cushions so that you can relax and find a haven from activities taking place elsewhere in your home or quite the opposite – to make it an integral part of the room. Five-o-clock. Since any bay window allows you to create a completely separate theme space, it is possible to organize a dining area in a style different from the rest of the house. Try to equip it with wicker furniture and enjoy a feeling of having your afternoon tea on the deck of a country cottage . If the bay window is located in the kitchen it is only natural to put a table and chairs there.

A bay window serves to embellish the frontage of the building while extending the living space and increasing interior lighting. There are wide choices as to how to dispose of the extra space.

Reading Time. Although we mentioned reading in the hobby paragraph above this pastime is worthy of special attention.

It is in the bay window that a comfortable armchair combined with well-chosen accessories like a lamp, a coffee table and a small bookcase look particularly relevant. Such zoning offers both privacy and the ability to quickly respond to the call of a member of your household. Storage System. A small sofa in the bay window is an excellent idea but an ottoman and a chest of drawers or individual shelves and boxes with necessary things are even better! This is a good place to store crafts and children’s toys. Ideal Curtains. If you have enough space in the house you may prefer using the bay window for its intended purpose – as a window. Garden. A bay window means the abundance of light and warmth, so the first thing that comes to mind is to create a winter garden in it. Warmth loving plants that tolerate direct sunlight will decorate the room and add jazziness. A modest set of cacti or a tropical riot of colours will make up for a dismal view from the window while you will have something pleasant to do in the evenings, caring for your plants and admiring them. Hobby Area. If you have a favourite activity the bay window can be organized as a hobby zone where you can sew, knit, read or play music. From now on, this place will be yours and yours alone. Nursery. Children need their own space in a home. The bay window as part of the room is easily observable throughout and its unusual shape - rectangular or polygonal - diversifies the playing area for the kids. Besides, the profusion of sunlight

What is permaculture and why does it have so many followers around the world? Permaculture (permanent + agriculture) is a design philosophy that combines landscaping, architecture, gardening, ecology and marketing and is aimed at establishing a self-sustaining system that provides for itself and digests its own waste. At the heart of permaculture are following principles: the sustainable use of natural resources, avoiding the use of agrochemicals and fertilizers except for organic compost, poly-culture farming, creating symbiotic relationship among various plants and raising animals in conditions that are very close to natural. Austrian farmer Sepp Holzer is considered to be a founder of permaculture practice. His estate Krameterhof is a vivid example of permaculture in action. Japanese farmer Masanobu Fukuoka founded and still practices very similar agriculture methods. 416.832.8343 My clients often ask me how I manage to obtain from developers much more favourable prices and sales conditions than the developers themselves offer to buyers. Allow me to reply to this question before offering you a new project. In Toronto, there exists a VIP club of condo apartment sales; this club has brought together a limited number of brokers from different real estate agencies. There are several factors inherent to the members of this club – these factors are an excellent reputation, professionalism, and experience translated into a large number of transactions with condo apartments in recent years. The club management carefully selects candidates for membership of the club. Those honoured with

the club membership reap huge benefits for their clients in most projects in Toronto as they are the brokers whom many developers entrust with the right of primary sale.

sold out in a matter of days is probably the best proof that the project is really interesting and there is no doubt that the same success awaits the second – and final – phase.

I, for once, have achieved the honour of the club membership only this year despite my 15-plusyears’ experience in real estate sales. Besides, currently I am a sole Russian-speaking member of the club team. Developers are interested in selling 60 to 70% of their units in the shortest possible time in order to obtain the amount necessary to start construction. The rest of the apartments the developer sells slowly and at a different price. Therefore, the majority of projects entering the market are sold in the following order: VIP sales (usually 1 day), then Broker Sales (known among buyers as Platinum Sale and offered as a rule for one week but may go longer, up to one month); and only then free selling starts when anyone can bypass the help of a realtor but just show up in the presentation centre of the project and purchase a unit. This order is what lets the developer sell the greatest number of units in the shortest period of time. Also note that on the VIP stage brokers are allowed to sell any of the units in the project; at the next, Platinum Sale stage, apartments have already been distributed and as a rule each agent is allotted certain units. Besides, from one stage to the next the prices increase and the terms of sale worsen. The most interesting projects often get sold out before even reaching the free sales stage.

What makes this project so interesting? Well, first of all, its location – in less than a ten-minute walk to the heart of the downtown business district with the highest concentration of businesses. At the same time it is one of the downtown historical sites filled with many cozy restaurants, each of which has a historical past, and other attractions. It is also walking distance from St. Lawrence Market and Distillery District and close to St. James Park and a new, still under construction West Donlands/Don River Park. It is just a ten-minute walk from Sugar Beach.

Now let me go on to the subject of the project for which VIP sale will be held on September 27. The project by one of the largest developer companies in the GTA – Greenpark – is called AXIOM 2; it follows a successful sale of the first tower of this project in the spring of 2014. AXIOM has been named by the media one of the best projects of 2014. The fact that the first tower was completely

In recent years, the area has experienced significant changes: there are several ambitious condo projects under construction, the infrastructure is undergoing improvements, and the planned light rail line will connect the centre of downtown with a completely new neighborhood located in the eastern part of downtown and called Canary District (where the Pan-American Games of 2015 are going to be held). The AXIOM will perfectly fit into the concept of the neighborhood that promises to become within the upcoming couple of years one of the choicest areas of downtown, which will clearly move it into a higher price category. This project is a sure proposition not only from the point of view of purchasing into it for your own use but for investment purposes as well. Most of my clients are investors buying condo projects under construction for a quick resale on completion or for subsequent leasing. Unfortunately there is not enough space in this article to cite all the mathematics of the project but I can definitely promise one thing - that during construction (2.5 years) the money you have invested (ROI) will bring about 50 to 70% annually and, upon completion, renting out will make you about 40% a year. These indicators are at the level of the best projects of recent years. MIXING STYLES In today’s world, people have been increasingly turning to eclecticism. However, it is better to mix styles that are close to one another in their principles. Home Sauna

A desire to have a steam bath or warm up in a sauna in the privacy of your own home is more feasible than you may think. Smaller home saunas take from 1 m² of space and reach in height just over 2 m. You can look into a roomier version if there is enough space. Sauna – What Is It? A sauna is a wooden cabin that perfectly maintains microclimate inside itself - in this case, it retains heat and steam. Two sides of a wooden frame are traditionally paneled with clapboard, even though current models often come with outer walls made of acrylic or pressed wood. The frame is filled with glass fibre, cork, mineral wool or other insulation. The heating device in a residential sauna is an electric stove containing special stones - volcanic peridotite, gabbro-diabase, etc. A reliable door ensures good thermal insulation. Wooden doors are airtight thanks to their three-faceted edges while in the case of glass doors the desired effect is achieved through silicone rubber.

Into the Heart The expression “the heart of the sauna” means its heating stove that raises the temperature of the air inside. Of course, the larger the room, the more powerful stove you need. In a residential sauna one can use electric heaters of up to 4.5 kW. Remember that only single-seat cabins can be content with 220 volts and heated with furnaces no more powerful than 4 kW; others require 380 volts and the three-phase current. Note that it is not advisable to turn on any household appliances while heating the sauna. Select your furnace based on the size of the space (1 kW per 1 m³). Electric heaters have a convector type function and heat the air to 85-90°C in just 40 minutes. The more heater elements are made of stainless steel the better quality and longer lifespan it has. It is better to entrust professionals with installing the sauna in your apartment or house because they will follow all the rules and codes.

SHOPPING FOR A KITCHEN SINK can safely put hot pans and fearlessly drop heavy pots into a stainless steel sink without worrying that it may cause damage to it. Caring for this simple sink is easy. Drops of drying water do not leave marks on its surfaces. The most practical colouring is the tone of natural stone that conceals grease stains. The unconditional advantage of composite sinks is that they are natural and environmentally safe. A possibility of chips and cracks is virtually eliminated. The walls made of low porosity composite do not retain dirt and grease. Their everyday care is limited to simple soapy water. Acrylic Bathtubs – Myths vs. Reality Acrylic bathtubs have been confidently squeezing their heavyweight cast iron and resonant steel counterparts out of the market for a long time. Yet, like any other novelty, these bathtubs have come with various myths and prejudices. Myth One: Acrylic is Just Cheap Plastic Acrylic is a special plastic. Hence the distinctive properties of bathtubs in this material: light weight, variety of shapes and colours, ease of delivery and installation, and extensive heat capacity; for example: water in a conventional large cast iron bathtub cools down within half an hour by 3 to 5 degrees while water in an acrylic tub within the same timeframe only cools by one degree. A plastic bathtub makes many people skeptical; they think that acrylic is probably a poisonous chemical while plastic is fragile and unreliable. Let us look into the issue impartially. Indeed, acrylic is based on plastic. However, it is specially reinforced with materials that

provide the tub with necessary firmness. Here is a simple yet compelling fact: in their long history, there has not been a single brakeage of an acrylic bathtub provided it is used for its intended purpose.

If you drop a hammer into an acrylic bathtub, the damage will be minimal. In the worst case, it will be necessary to pour liquid acrylic onto the chip and rub it smooth. Yet most of the times we only need to clean and polish the spot of impact. For a cast iron tub the same experiment will result in serious problems – the enamel will probably chip off and crack. This kind of damage is very difficult to fix. The only solution will be to apply a layer of acrylic to the inner surface of the cast iron bathtub. Here, we’ve come the full circle, and acrylic is the winner!

Myth Three: An Acrylic Bathtub is Difficult to Maintain The truth is that the dense molecular structure of acrylic makes it very unassuming in care. To maintain its shine and colour all you need is to regularly rinse it with warm

Low-end models are made of ABS plastic with a thin layer of acrylic on the surface while more expensive ones have a layer of lithium acrylic uniformly applied throughout the whole thickness. Acrylic is coloured at the manufacturing stage. With this technology the colour lasts for many years and looks like new. Acrylic is highly sound absorbent; therefore the sound of running water is virtually inaudible. The glossy surface of acrylic bathtubs is not conducive to the growth of bacteria and other kinds of accumulation of harmful impurities. The surface of acrylic bathtubs is not slippery, which makes their use safer than that of an enameled one. The maximum operating temperature of these bathtubs is limited to 50 degrees – but who needs it higher?

CLEANING YOUR BBQ

Keeping the barbecue clean is important for hygienic reasons but also because this directly affects the lifespan of the appliance. The main problems are: a sooty grill surface, burnt food particles stuck to the grill and a greasy tray. To clean the barbecue you will need a pair of special tongs, a metal brush, foil, paper towels, detergent and a sponge. Clean the Outer and Inner Surfaces of the Barbecue If you want to keep the grill clean after each use, thoroughly scrub it. Do this regularly; otherwise moisture from rainwater will cause rust. Clean the walls with a wire brush or roll some foil into a small ball and holding it

with tongs wipe the walls. Once done, rinse the outer walls of the barbecue with some detergent and warm water. Use a S.O.S. sponge for the dirtiest spots. Then rinse with water and wipe with vinegar. Let dry thoroughly. You can extend the life of your grill with the use of thick aluminum foil: line the bottom and sides with foil but make sure it does not obstruct ventilation holes.

Never leave the grill wet. If you wash it in running water wipe it with a cloth and keep it in the room, wrapped in paper or cloth. Cleaning the Tray

Clean the Grill This should be done after each use of the barbecue. In order to simplify the process, leave the grill over hot coals or the burner after you have removed the cooked food. Food debris will just burn. Do not wait until the grill has cooled down; immediately clean it with a wire brush – burnt particles come off easier when the metal is hot.

Before each cooking grease the grill with oil to diminish sticking. Fold a paper towel several times; dip in oil and using long tongs wipe the grill. It is even easier to use a piece of bacon or salt pork for this purpose. Repeat the procedure after cooking - grease prevents rust and protects bars.

First remove grease and leftover food with a wooden spatula. Gently heat the tray and soak in a solution of hot water and oven cleaner. You can substitute ammonia for the oven cleaner - just dissolve it in warm water and leave for a few minutes. Once done, rinse the tray with detergent, rinse with water and wipe dry.
