All these changes are easy and inexpensive. The best thing about them is that you can swap your winter and summer decorative items year in, year out. Another easy way to refresh your living space for the warmer season is colour. This year the trendy palette includes rich hues of blue and turquoise, vibrant pink and orange tones, and soft greens and neutrals. Pick up samples of each hue you like to try at home. For those not timid at heart there are vibrant shades inspired by the flora and fauna around you: the bright red of blooming tulips, the rich blue of the noon sky, or the hot yellow of daffodils. Use these for a bold stroke that would bring the whole decor to life, painting just one section of a wall or one wall in a room, a door, a window frame or even a piece of furniture. To make your living space airy and light, in accordance with the spring mood, get rid of the clutter. Sort out your things and eliminate those that do not excite you anymore. Store items you will need next winter and give away or toss those that you will not.
Spring is the time we pack away our heavy items of clothing in favour of lighter shirts, pants, and headgear. Try to use the same approach towards you decor if you want your house to look lighter and more colourful for the spring. No need to invest tons of money into a redecorating project when you can get by with simple changes. You can start with your window treatments. Make them lighter the same way you treat

your wardrobe. Take off heavy curtains and replace them with light breezy sheers. Dense rugs should go to storage replaced by lighter weaves and shades. Framed photographs and travel souvenirs, vases, candlesticks, figurines – all of us have a hard time parting with our favourite knick-knacks. Collections belong on specially made shelves and glass-door display cabinets but they can also be placed on a console table. A console table is a type of table that can conveniently accommodate accessories and other items that are meant to be displayed. It is usually placed with its back against a wall or can be even attached to the wall if it has only two legs in the front. Free standing tables have four sturdy legs. A console table is an attractive and utilitarian piece of furniture that is capable of conveying elegance and class to the chosen space.

When using a console table as a centrepiece for a ecorative grouping follow a few simple rules • Make sure the style of the space around your console table matches the objects displayed on the table; • The classic style of decor calls for symmetry for which large objects should come in pairs; other styles do not have such strict requirements;
• Choose pieces to be displayed by the principle of similarity of texture, colour, style, or shape; • To help the eye perceive your composition as three-dimensional choose objects that differ in their size and height.
• When the objects on the table are not too small and the composition receives enough light from a nearby window, add some live plants;
Before arranging your “art gallery”, answer the objections of those who consider it just a dust-gathering headache. Yes, it does gather more dust, than, say, curtains or furniture but you need to dust every item in your surroundings just the same, and the beautiful result your will get from your console display is worth an extra effort - and at no extra cost, at that, but just by shifting accents on some objects already in your possession.
• Try to combine objects of the same style and size and have no more than 7 to 10 pieces displayed, with the number going down for larger objects;
Besides, you can always refresh or replace the displayed pieces for a special occasion like holidays or a family celebration or when you have gotten tired of old ones.

Blackout curtains are ideal for bedrooms that are near a street or get direct sunlight most of the day. Blackout curtains also come with a thermal liner, which make them energy-efficient to retain warm or cool air throughout the year, saving you money on heating and air conditioning.
Sleep takes about one third of the average person’s life. This is why it is so important to make your bedroom both comfortable and pleasing to the eye. The bedroom is the place to relax in comfort as well as to get a good night’s sleep. And the way you dress your bedroom windows plays a very important role in the overall feeling of comfort and security.
COLOUR: When it comes to the color, you can use the curtains to add depth to a space or you can use the curtains to provide a little pop of color or a statement piece to the room. Depending on your bedroom color and design, choose curtains or drapes that keep your bedroom relaxing and tranquil. Softer colors like blue, brown or burgundy give the room a splash of color without being too intense. If your room is painted in a neutral color - cream, white or any earth-tone - add a curtain with a pattern to keep the room elegant but not busy. Patterns for window treatments that do not add an excessive feel are stripes, Damask, swirls, or not-toobusy floral. If there already are busy patterns in the room, such as on a comforter or rug, stick to a simpler pattern or solid colour for the curtains.

WINDOW TREATMENTS FOR THE BEDROOM No matter what style bedroom decor you have, choosing the best window treatments for the room should be based on function, appearance, and design. First of all, decide whether you want simple curtains or more dramatic window treatments to enhance the appearance of the room. It is very important to tie the curtains in with the rest of your decor. This does not mean that you have to play it safe and make the curtains match perfectly but they shouldn’t clash with the decor. Make sure that the materials reflect the materials in the room, the color works with your color palette, and the thickness of the material works with the feel of the decor. Yes, there are three most important points to consider when deciding

on the window treatment for the bedroom – they are thickness, colour, and fabric.
THICKNESS: Consider a window facing east or southeast. Waking up to a glorious sunrise is very romantic – but not if you are too tired to appreciate it and just want to sleep in. So for a window that gets early morning light you may want to consider a heavier curtain to block the light. Rooms that have little natural light should be dressed with lighter fabric treatments to allow sunlight in. Functionality is the key word here. Blackout curtains are thicker than regular curtains, which not only helps reduce light that comes into the room but also helps with noise reduction.

No matter what look you’re hoping for, there are plenty of fabrics to choose from. If your room does not get natural light often, choose a curtain fabric that provides privacy without blocking natural light. Sheer curtains are ideal to let in natural light and pair well with existing window treatments like blinds or roman shades. For a luxurious bedroom, get creative with window treatments: velvet curtains add texture to the room while providing the simple function of blocking out light. Although silks may seem luxurious for a bedroom, limit their use for the cushions and other accents since silk curtains will fade quickly and you will be left with dull and ugly curtains on your windows. There are many different materials and fibre combinations that you can use for a curtain but your should choose materials that are fade resistant, especially if the room gets a lot of light, which is common in south facing rooms. Whatever style, colour, and fabric you choose for your window treatment, remember that the right combination will always add charm, cosiness, and the necessary finishing touch to your bedroom decor.

THE LOW-DOWN ON HVAC. stalled in tandem with a new furnace but they offer an effective way of recovering lost energy in the heating distribution cycle.
I’m sure you have heard of HVAC before but you may not know that this abbreviation stands for “heating, ventilation, and air conditioning”, and is a common term used in construction, covering a broad spectrum of air and temperature control mechanisms. More than 80% of homes in North America use a combination of a forced air furnace and an air conditioning unit to heat and cool the home throughout the year. A forced air heating system typically uses natural gas, propane, oil or electrical power to heat air and then distribute it through a system of duct distribution networks throughout the house or building. This system has replaced the hydronic (radiator) systems in North America starting in the 1950’s as a more efficient alternative. Yet, hydronic heating still dominates in Europe as the main method of heating to this day. The great bulk of forced air systems use natural gas as the primary fuel source. Forced air systems work very well with programmable thermostats and can accommodate humidifiers, air cleaners, air conditioners and HRVs (heat recovery ventilators). Chances are you have a forced air furnace and air conditioner in your home as well. They require little maintenance and typically last 20-30 years. One of the biggest downsides to a forced air system is that the air indoors contains a

lot of micro allergens, dust, mould and other unpleasant particles that your lungs cannot naturally filter. The nature of a forced air system is that it “blows” air around and, in so doing, activates dust and other “settles” particles that we then breathe in. So I recommend that you change your furnace filter every month because when you think of it a thin filter is all that stands between your lungs and all of the “invisible to the naked eye” air contaminants that your lungs do not like. As I mentioned before, the great benefit of a forced air system is that it works well with integrated air cleaners, humidifiers, and HRVs. These are three upgrades and addons that I would highly recommend that you integrate into your forced air distribution system. Air purifiers and cleaners come in a number of different variations but, in this author’s opinion, integrated HEPA filter systems are the most effective and costsaving option. These units attach to your existing ductwork distribution and capture return air before it enters the furnace, and the filters capture more than 99% of unwanted particles. Integrated humidifiers also connect directly to your ductwork distribution and help to maintain ideal humidity levels throughout the home, especially during the cold winter months when the furnace is blasting out warm dry air. With the recent changes to the Ontario Building Code, which focused on energy efficiency and conservation, HRVs are becoming more and more popular as a viable means to save on energy. Ideally, an HRV unit would be in-

And if you want to get away from the typical structure of a forced air heating system, the most practical alternative lies in hydronic radiant heating. In the past, cast iron radiators were the most practical method of radiant heating but nowadays and thanks to advances in technology, you can effectively heat your home with radiant heating that is integrated into your floors through a network of pipes located beneath your finished floors. Within this segment, we find geothermal heating that uses the earth’s natural stable temperatures several feet below the ground surface to heat and cool your home. Though typically more costly than the forced air alternative, hydronic radiant heating offers a more effective source of heating (heat transfers from the ground and through your body), uses less energy and eliminates the effects of blowing air that contains contaminants. Whichever system you are currently using or plan to use, I recommend that you consult an HVAC technician in order to explore the many heating and cooling options that would work best for you home.

After the negotiations with the developer have been concluded our analysts prepare a detailed calculation for each proposed unit type that will clearly show our buyers the amount of profit they can expect. As a rule the number of units we are allowed to sell on exclusive terms is restricted to 30% to 50% of the total number of units in the project. After the preparatory work has been completed the information is sent to potential customers and the date of sales is set. The sale is conducted within one day or rather within a few hours of one day directly in the builder’s presentation centre. The club management selects projects so carefully and obtains such favourable sale conditions that lately there has been no project in which even one apartment from the designated amount remained unsold.
In my previous article, I talked about the promising areas of Toronto fit for buying condominium apartments at the initial phase of construction - As I promised back in January, the year 2015 the so-called stage of excavation. will be filled with interesting projects. Today These areas are not selected arbitrarily; our investment club analytics keep close track on development plans for the city for the next 6 to 7 years. They analyze projects that are planned for one or another neighbourhood; they compare prices in these projects with rental rates predicted for the time of the project completion and take into account many other factors affecting price increases for apartments in the area in addition to growth of the real estate market in general. On the basis of these studies, about 10 projects a year are selected as promising for investment purposes. The next step is the process of often complicated negotiations with the developer conducted with the aim of obtaining the right to primary sales. There are several conditions under which we agree to participate in the project. They are: 1. The right of sale shall be exclusive 2. There should be no restrictions in the choice of units 3. No apartment should be sold or reserved before we enter the project 4. Prices and conditions at which the sale will be conducted should be much better than those offered when the project is released to the public.

I would like to present a new one - the first project of this year. It is called Garrison Point and consists of three towers. We conducted VIP sales of the first tower July 30, 2014. It took just over two hours for the whole inventory worth more than $45 million to be sold at a rate of $333 000 per minute. I have no doubt that the sale of the second tower of the project will be as successful. What is so attractive in this project, you may ask. Well, first of all, its location between Lake Shore Blvd and King St West from south to north and Strachan Ave and Bathurst St from west to east. On one hand, it means a 5-minute walk from the waterfront of Lake Ontario with its surrounding parkland and the National Exhibition complex. On the other hand, it means a 5-minute walk to King St West which is rightly considered the entertainment centre of Toronto, with its diverse array of theatres, bars and catering. On the west side the complex is adjacent to the recently built Liberty Village that combines several different-height condominium buildings as well as restaurants, an entertainment and sports complexes and shopping areas. Two light rail routes presently under construction along King St West and Lake Shore Blvd when launched will allow getting to the business centre of downtown Toronto within just a few minutes. ting to the same area will take only 15 to 20 minutes. The second consideration is that the project that will be executed jointly by three largest builders, Cityzen, Fernbrook Homes and Diamondcorp is characterized by refinement, beauty and unique design. What makes the complex even more unique is its 7.6 acres of surrounding territory - an unprecedented space for a project located in the heart of an urban centre. This space is planned to include a park with an additional swimming pool and a mini beach as well as rest spots and numerous fountains. All this will be above and beyond the full range of amenities located in each tower. In addition, all units whose windows face east will have a great view of the centre of downtown and the CN Tower, while apartments on the upper floors facing south, a marvelous vista of Lake Ontario. Finally, the last factor is that the whole area adjacent to the Garrison Point project is undergoing an active and extensive construction of office and commercial buildings, widened roads and several parks. There is no doubt that in the very near future the area will move to a higher price category. Yet as of now, the prices here are very attractive. The official date of sales has not been appointed yet since the latest round of negotiations with the developers is still underway for refining some details. But I hope that in the nearest future my website WWW.REMLIS.CA will offer detailed information on the project including prices and layouts of all units as well as the date and the conditions of sale. Also, for your convenience, the site offers a registration page. for $1.00 How often do you see ads from agents offering you access to VIP events and encouraging you to buy new preconstruction Condos with promises of great profits, risk free and easy money, when you buy a new Condo? The question is to which era they are referring to and if the examples of profits of those times are still applicable to today’s situation. Don’t read me wrong, preconstruction condos could still be a good investment if the project is chosen wisely and based on detailed research and calculations.
Otherwise the reality is there are opportunities to buy these preconstruction condos today for a $1.00. How is that possible? It is simple today because there are buyers that at one point have purchased these VIP Condo, unfortunately, they were not told or have not taken into consideration many costs or implications of buying a preconstruction condo. For instance, has your agent told you about and negotiated a cap on the development charges? This alone can add $7-15,000.00. What about the HST if you are not occupying the condo by yourself then you must be prepared to pay the HST upfront (over $10K) and then apply for a refund? WHAT ARE THEY? When deciding on the style of the bathroom or kitchen, many homeowners pay attention to the wall and floor coverings, looks of the sinks and tubs, colour accents but rarely think of a very important detail – their faucets. Whether you are planning to remodel, replace a broken faucet or cosmetically change the look of your kitchen or bathroom, you should make a decision based on more than looks and price. Choosing the right faucet is one of the most important aspects. If you know how the different types of taps work, you can choose the one that best suits your sink. A leaky faucet is a nuisance in itself but it can do much more damage than just getting on your nerves with its constant drip-
ping. It can bear a potential expense in a form of repairs if it stains your sink or tub and in the form of your water bill since it wastes a lot of water. By choosing a reliable faucet at the outset you are less likely to encounter such problems. The construction of a faucet determines its reliability. Mechanically, there are four types of faucets: compression, cartridge, ball, and disc. Each of them has different mechanisms for controlling water flow, and all are relatively easy to fix if a washer, seal, O-ring, or cartridge needs replacement and starts to leak or drip.
COMPRESSION FAUCET Compression faucets are the least expensive type. They are most often found in older homes. You can tell a compression faucet from separate knobs for hot and cold water that work when you twist them to either open or shut the water flow. Compression faucets will at some point start dripping. Their rubber seals or washers will eventually wear down and need to be replaced. The washers are located at the
end of a compression stem that stops the water flow when the handles are tightened. When the washer stops doing their job properly, water gets past it and starts dripping. Thankfully, replacing a seal is an easy job - even a person lacking in mechanical knowledge can do it. The other three types of faucets are called washerless. They are a better value as they tend to leak much less than compression faucets.
BALL FAUCET A ball faucet is commonly used in kitchen sinks. It has a single lever that controls a slotted ball that aligns with the cold and hot water. To control the water pressure you have to lift the lever, which, in turn, lifts the ball to let the water through. The temperature is controlled by moving the lever from side to side. This aligns chambers in the ball where hot and cold water mixed. A ball faucet is the leakiest of the ‘washerless’ faucets.
CARTRIDGE FAUCET This type has a hollow metal cartridge that seals the faucet and controls water flow and temperature. It may have one or two handles. A single-handle one works by being pulled up or down to adjust water pressure and moved back and forth to adjust temperature. A double-handle cartridge faucet works not unlike a compression faucet, but is easier to use since you don't have to apply force to turn it off and on. contains All of the parts are locked in the cartridge – therefore should a leak or drip occur you need to replace the whole cartridge.
CERAMIC DISC FAUCET This is the latest in faucet technology and the most reliable. This faucet controls water flow with two fire-hardened ceramic discs: one stationary and one that moves sideways or up and down. By sliding across each other the discs control both water flow and temperature. Disc faucets tend to have a wider body to house the discs, which are located inside a cartridge. They are considered the most reliable faucet types; the cartridge rarely needs replacement. They are the most expensive and often come with lifetime cartridge guarantees. The latest innovations on the market are much more sophisticated, equipped with a light-sensitive censor, a thermostat, or a pressure equalizer. But for now their price is too high to have universal appeal.

I was at a client’s recently to discuss design plans for a new entryway in her home. While walking through the living room she stops, picks up a small flower arrangement off a book shelf, slides it to the other side and says, ‘Where does it look better - here or over there’? The truth is we can fixate on our home accessories. The retail environment mixed with design television focuses strongly on the importance of accessorizing, layering, and staying current. Long gone are the days of vintage living rooms. Today’s home owners are progressive and savvy with updating their spaces but they often get caught up in little things instead of focusing on the big picture. Here are some guidelines to help update your space with budget conscious accessories that make a big impact. 1. Listen to your space. Walk in the front door like you have never seen the house before. What looks tired or dated? Make a list for short term fixes vs. long term plans. 2. Change or add up some fresh pillows, throws and lamp shades to make a quick impact.

STAY HOME – AND With the ever-growing cost of energy we all look into the ways of cutting down our electricity bills. There are many things in our home to help with this important task. Light walls, clean windows, correct use of the appliances and even the cell phone charger all can promote considerable savings. HERE ARE BUT A FEW WAYS TO USE LIGHT SOURCES MORE ECONOMICALLY: Do not leave a chandelier with several light bulbs turned on unless a lot of light is needed. Use spot lighting from a floor, wall, or table lamp. Make it a rule to turn off the light when leaving the room. Install dimmers; nevertheless remember that not every type of lamp works correctly when fit with a dimmer. Make sure the light fixture you are about to buy, would. Have your windows washed on a regular basis because dirty panes partially screen the daylight coming into the room. Dirt and dust collected on a lampshade take away 10–20% of the light. This leads to turning on additional light sources thus wasting extra electricity.
SAVE Lighter colour walls, floors, and ceilings reflect up to 70–80% of light while darker shades, only 10–15%.
This way you can save from five to ten percent of the power used for cooking.

These measures will cut the amount of power used by the computer by half.
A lid will shorten cooking time by 20% and, therefore, save energy.
Avoid doing laundry when your washer is not fully loaded. This will save 15% of the electricity used. Do not overload the drum and select the correct regime. Avoid placing your fridge next to the stove or hot air vent. Remember that higher temperature surrounding the aggregate increases the amount of energy needed for cooling. For the same reason do not put warm food in the fridge, let it cool completely.
Unplug your cell phone battery charger as soon as the battery is full. Otherwise, the charger will continue using electricity. Remember to clean filters and change the bag of your vacuum cleaner. When dirty they reduce the air flow thus increasing power use. When using an electric range for cooking, make sure the burner is not wider in diameter than your pot or pan bottom.

Brick is an ancient material that has been used in construction for centuries. Today’s market offers bricks of building grade as well as decorative bricks used for both outside and inside trimming and decoration. Today, bricks have become an interior decoration material of choice in connection with the latest trend to use ecologically clean, natural substances to create a certain style of decor. Another choice is wood but it is considerably more expensive than brick and thus not as widely affordable. Decorative bricks come in many shapes, patterns, and colours, making it easy to choose the type appropriate for the desired style of decor. Preparing Your Lawn for Spring you have a large yard, consider an electric or gas aerator, for a small one, as well as for larger tough spots, use a manual aerating tool.
• Top dress After aerating, spread a thin layer of peat moss over the lawn with a rake (the experts call it “top dressing”). This step keeps conditioning the lawn throughout the year and giving the grass additional strength to resist disease, weeds and thatch. It also reduces the amount of water and fertilizer your grass will need.
• Weed Start weeding early in the season. Remove dandelions and other broadleaf weeds with a manual weeder before they start going to seed. Make sure you pull the whole weed up, complete with its root.
• Fix bare spots Your spring cleaning that starts when the wintry weather is gone and the colorful blooms are back, should not limit itself to washing windows and dusting corners inside the house. Let us not forget the outside of your house – especially the lawn. Winter often leaves a lawn in a pretty bad shape, but every little thing you can do in your front and backyard helps. There are a few tricks to achieving the same tidy and sparkling look for your lawn as the interior of your home after a thorough cleaning.

• Rake As soon as the lawn begins to wake up for the season, go over it lightly with a rake. Try not to disturb any new grass plants. Not only your first raking of the season will clear leaves, twigs and other debris, it will also allow you to evaluate the extent of any winter damage to your lawn.
