RESTING ZONE – THE BEDROOM

The way that the bedroom is assembled directly impacts the emotional state of the person. In order for you to be maximally content, it is essential to formulate the interior of the bedroom in a comfortable fashion. One of the most important components of the interior is the curtains. The task of choosing curtains should not be taken lightly as they will determine whether you will be able to attain proper sleep and rest. The main recommendation is regarding the colour; it must be relaxing and not to any degree irritating in order to allow fulfilled rest. When choosing curtains for the bedroom, it is necessary to establish their purpose. For example, if the curtains are for an apartment on the lower floors, it is essential to pay attention to their density. It is highly unlikely that someone would like to be visible - like a display in the store - to people passing by. In order to avoid this, it is necessary to obtain firm curtains and possibly blinds that can be used in the daytime as well. If the curtains are designated for a house or apartment, and the windows of the bedroom face the sunny side, it may be a good idea to obtain dark curtains. They will be used not only in the evening but also in the morning when the sun is at its peak, disturbing sleep. The colours of the curtains may greatly vary, depending on the preferences of the bedroom occupants. It is important to note that in a bedroom, the curtains should reflect the theme incorporated in the bed sheets. They should be of a gentle and relaxing colour, as stated above; vibrant colours will prevent rest and relaxation. Furthermore, it is important to take into account the colour and design of the bedroom. The curtains should not drastically differ from the tone of the interior. In choosing material for the curtain, give preference to natural rather than artificial material because these will absorb less dust. This factor is especially important for those allergic to dust and as such, suffer if exposed to large amounts of it. Regardless, the curtains will still have to be periodically washed. However, if they are made of natural materials, this will have to occur significantly rarer.

It’s no mystery that first impressions are usually lasting impressions and when it comes to your home, until we have mastered teleportation, anyone who sees your home will first have to see it from the outside. Nevertheless, when it comes to renovating, most people focus nearly all of their energy, money and efforts on the interior. After all, you’re not going to be living outside, right? No you are not; but did you know that an exterior renovation is among projects that bring greatest return on investment? The truth is that the exterior of your home holds a ton of design potential that, in most cases, is hardly tapped. The reason is that most homes were built by production builders. Production builders usually expend all of their resources on the actual home. Traditionally, future homeowners have selected their homes based on plans, sketches, and architectural renderings. Once the home has been built, you would be lucky to even find a builder who would erect a fence around the backyard or do much beyond laying down some sod. So by the time the home is built and turned over, most people

just want to move in and live in their new home. Not many people have the flair or know-how to tackle the landscaping. So the trend continues and years later, when it’s time to renovate, most people address the interior. Older homes are a prime example of how neglected the exterior of the home can become. Old shutters, damaged eavestroughs and downspouts, rotting fascia boards, neglected landscaping, broken fences and gates, cracked and aged driveways, sinking steps, and so on. The fact is you don’t have to spend a fortune to fix this mess. Ninety five percent of everything on the exterior of your home can be changed without any significant structural modification. Nearly all of it is cosmetic. Luckily, we live in a time and age where there are a plethora of options in materials to choose from. For nearly anything that you can imagine, you will find a wide range of options and selections. So if you are considering some exterior upgrades, here’s my quick and dirty list of favourites: #1- Remove the old vinyl/aluminum siding and install composite siding. Super easy renovation project with a great return. #2- Replace any damaged/rotting wood with a composite alternative. Composite lasts a very long time and doesn’t rot, twist, shrink, or crack. This includes decks and steps.

You can do all of the above renovations to your home without a Ph.D in construction and for about the same budget as an average bathroom renovation. If done right, you will be amazed at the transformation and furthermore you will have received one of the greatest returns on your investment and, hopefully, have raised the value of your property at the same time! Market Talk: IS INVESTING IN CONDOS WORTH IT?

For many years, I have been dealing with condo investments that are under construction. Furthermore, I spend a great deal of time analyzing statistics. In my opinion, the insightful analysis of statistics is a key factor that enables me to be successful in this business and brings my clients sufficient profit. The statistics provide answers to crucial questions such as: what, when and where to buy as well as when it is best to sell. The market dealing with apartments, unlike the one dealing with houses, is predictable and as such, having access to specific statistical information will enable an accurate prediction of upcoming trends. This relates to the fact that the construction of a multi-storey building is a process requiring around seven years. For customers, the new construction project opens when the builder begins selling units; this happens approximately three years prior to the project being complete. In reality, the beginning of sales is well into the middle of the project. Approximately three years prior to this, the developer acquires land, settles formalities with the municipality, creates an architectural outline for the building, etc. Accordingly, possessing information regarding the quantity and location of future projects will enable one to not only see how an area will look like in six or seven years, but with high accuracy calculate periods of increase in prices, their drop, stagnation, etc. Figure 1

In this article, I will present some statistical data that will allow one to understand if it is worth investing in a condo today and what to expect from the market in the upcoming years. To begin, let’s take a look at the price graph for the last 35 years. (Figure 1). During this time there were swift price hikes, drops and stagnation, but if applying a line of best fit, it is visible that there is an appreciation of real estate of about 6% per year. This indicator is close to the standard of developed countries and if considering a long-term investment, this number becomes a reliable source. In fact, the money that you deposit as down-payment (20% of the cost for the unit) will work for over 35% yearly, considering today’s percentage rate on mortgage and rent. This is of course wonderful; however, majority of investors are interested in short-term trends from three to six years. In order to understand what will be happening to the apartment market in the next few years, let’s take a look at Figure 2. This reflects statistics analysing the completion of projects in past and future years. It is a shocking image, isn’t it? In addition, the market was able to digest the large amount of completed apartments in 2014 and there is no doubt that it will successfully deal with the projects of this year. However, we must take into account the fact that many developers are late in completing their projects and in reality, we already saw a shift in completion dates for projects due in 2014 to 2015 and consequently, from 2015 to 2016. In any case, in 2018-2019, we will experience a catastrophic shortage in condos which will inevitably lead to a rapid increase in prices. This conclusion results in a direct analysis of the situation from 2011-2013. There was a shortage of condo buyers as there were rumours of a price drop which resulted in plenty of finished projects that were not completely sold. As a result, the developers had a large number of unsold condos and could not proceed to the next project. It is primarily this factor that will cause a small amount of

projects to be finished in 2017-2020, setting a record. Experienced investors already took note of this situation and this is the reason behind such a high demand which has started happening from the beginning of last year. Good projects, in VIP sales, sell out in mere hours. The delivery of these projects falls on the end of 2017-2018. Investors are already calculating their upcoming profits. Unfortunately, there is a shortage of good projects that are entering the market today. In the first four months of 2015, we saws only few truly successful projects. At the end of May, however, the release of three successful projects is planned. THE TABLE LAMP It may seem that the table lamp, a simple element of design, does not require much attention. However, this useful device is not that simple; table lamps vary not only in style but also in construction of both upper and lower parts. The table lamp – a light-provider that can be placed on a flat surface such as furniture and does not require further installation.

Table lamps are used in a variety of places and for various lighting purposes: spotlight or diffused. When analysing the lamp’s “usefulness,” the model’s decorative and functional purposes are considered. A table lamp may be placed on a night stand, work table, or dresser. The lamp can fulfill functional or decorative purposes and even both simultaneously. A purpose of a lamp determines its aesthetics. As such, for an office in a classic style, in which the lamp will produce excessive light, it is logical to pick a strict and conservative model.

The design of a lamp for the bedroom will be completely different: a softer design, smooth lines and forms, possibly a textile lampshade with a soft diffusing light. The colour and style of the lampshade can be similar to that of the surroundings. The lamp colour should completely match the colour of the curtains or bed sheets only in the case that the room is in a Victorian style. A table lamp designated for work has many different adjustments: it can be turned different ways or the “head” can be lowered or raised. Today, there is a large variety of models for table lamps; however, not all of them are “equally useful.” Note the following recommendation from professionals: the source of light must be placed 30 – 45cm from the area requiring light and must give off a dispersing rather than concentrated light. The degree of flexibility of the lamp’s construction determines the strength of the bulb that can be placed in it. It is best to install a lamp for 60 W rather than 100W and periodically change its location and orientation. This type of model can be placed on not only a work table, but also on a dresser to aid in lighting for cosmetic purposes. A decorative lamp is destined to serve as an ornament in the interior, and as such it must be equally attractive when turned on and off. Table lamp models are used for the creation of a comfortable and respectable atmosphere - they can be placed on a classic dresser or table. Some lamps are appropriately used not only on the table but also on the floor – in both places they will not be deprived of their adornment. The latest trends recommend to avoid conservative options and to feel free about combining different styles in one area.

WHAT IS FITO-DESIGN? For many people, designing the interior with plants merely means placing a few plants on a counter or a palm plant on the floor. In reality, however, incorporating plants requires thought and careful planning to ensure that they effectively fulfill their decorative functions. This task becomes an art that uplifts the mood and outlines one’s individuality. Fitodesigning the interior is a growing trend, dedicated to creating harmony and an aesthetically appealing look with the use of plants and greenery. So what is this design really like? Designing the interior has long been associated with incorporating plants. This method is beneficial and beautiful; not only do the plants bring joy to the eye but they also have the ability to produce oxygen. It

PLAYING CLEAN-UP: HOW TO HELP A CHILD ORGANIZE TOYS the task of looking after the kids easier. In addition, soft baskets labelled with a sign or colour, is an ideal way to organize various toys.

The child’s room is a world of its own. It is the place where children rest, play, and learn. Every parent knows the difficulty of getting their child to organize their room. Instead of making this task stressful and troublesome, let’s try to make cleaning an interesting game which develops into a useful habit.

ADDITIONAL POCKETS If you want your children to have the habit of looking after their things, start from minor details. Cloth pockets on the interior of the closet door are an effective replacement of a clothes basket or drawer. Folding clothes will be mastered later, for now let your child learn to sort his or her clothes in the corresponding pockets and worry about how to do it properly, like mom. In the future, this skill will help organize a comfortable closet!

MORE BASKETS An elegant accessory of the interior – baskets with lids or handles (or without either) – will replace chests and dressers. What is the advantage? The look of the product is such that it’s hard to guess where the sounds of music in the bathroom are coming from because the cabinet looks no different than its traditional counterparts. Causes for drain clogs could be numerous, but what they are is just the gradual accumulation of organic matter, hair and grease on the inside walls of drainpipes. Over time, this buildup slows down the normal flow of water through the pipe. If you noticed water in your sink slowly twirl around instead of literally go down the drain – do not despair: the majority of clogged drain problems are easy enough to be fixed on your own. Do not rush to the nearest store to buy chemicals dubbed as miracle solution for clearing any clog; try household remedies first. Like in the case of many other everyday solutions, salt can help with clearing the clog. Pour half a cup of salt down the drain followed by boiling water. Continue to flush with very hot tap water until the clog has cleared.
